Worst moving experience in my life. HVAC was out for 30 days upon move-in. Office staff has horrible communication, unless tenant reaches out. Maintenance staff Has poor knowledge and leaves mess when doing work orders - From a verified resident on ApartmentRatings
Whenever I have an issue they are always nice and helpful and I really appreciate them the manager and staff.
I moved her in June 2020. A new management company - Pegasus Residential - took over and they have really improved the property. The leasing reps here are wonderful! They fixed my heating and loo immediately! Property a little old, but landscaping beautiful. Pool is amazing. I am trying get a pickleball court add to the two tennis courts!!
I am strongly thinking about not renewing the lease here. Are A/C stopped working today we have called 3 time and no one has called us back. This is not the first time it has went out its more like the 5th time. The last person who fixed it said this thing is over 20 years old and needs replaced. Why are we paying over A $1000 a month if we can’t even get them to change the A/C unit? I am very upset.
Looks like a nice place but the on line booking... Booked us an appointment to look at an apartment... I cleared the morning and drove 1/2 hour for them to say they were totally full and couldnt show us anything.Very frustrating and disappointing.

BEING DISCRIMINATED FOR MY RACE. Today Saturday I went there looking for information because saw the ad on Zillow.com (even sending a request through that page) never got an answer. Before I arrived there was a couple talking to the manager and she was giving all the information to them, she even tell them to look the apartment. They were gone and it was my turn. The manager was very rude saying there was no one available, not giving even a change to ask her back when she would have one open, constantly repeated no apartment available. It was clear she didnt want to me lease us anything there.
I was going to move here and had started an application in 2019. I was having issues with the website so i called and the manager i think her name was princess spoke with me. Somehow she submitted the application when i wasnt ready to and they tried to charge me for it. Now i have an account in collections because i refused to pay for an application i didnt want to submit. Glad i didnt end up moving here
Maintenance is always super responsive! Apartments are a bit older, but seem well taken care of. Rent is pretty reasonable for Sarasota as well. Leasing staff also has been very nice and professional in my few dealings with them. So far Ive lived here 4 months and like it quite a bit!
Beware of false advertising with Huntington apartments. The pictures are old and they do not offer the lovely jacuzzi!
Been living here now a week and must say Im impressed with the service. The process of the paperwork and moving in was made super simple and flawless by Paige who works the front office. Super friendly and very helpful. She definitely knows her job and does it extremly well. Got everything done perfectly. Maintenance staff Joe is outstanding! Had an issue with the AC unit on Saturday. We all know the the worst thing in Florida is comming home to a hot home after being out in the Florida heat all day. Placed a request in for service. Left a message. Under 5 minutes Joe called back advising me he was on his way to fix it. He showed up almost immediately. Even tho it was pouring rain and lightning it didnt slow him down. He got the job done. Very friendly and very professional. Hes the kind of person that u know you can trust to fix something in your home even if your not there. Joe came in fixed the problem and even brought up a portable ac as a back up just in case it was needed. Great service by everyone I have encountered here at Huntington. Thank you Paige, Joe and all the staff here. Keep up the good work.
Great experience from the moment I walked through the doors. The office staff greeted me as soon as entered. They asked me what I was looking for, and what was most important to me in choosing my apartment. I viewed the model, and the amenities. I had planned to go ahead and apply, but then they offered a great move in special. I have now moved in, and would not hesitate to tell my friends and colleagues.The maintenance has been prompt on completing any request I have put in.I already plan on renewing.
I would not recommend this apartment complex Huntington place had a maintenance guy out here twice to fix a toilet issue. Running water. My water bill went from $60 a month to $250 a month. After complaining several times I had somebody out here twice to fix it and it is still not fixed. Huntington place will not credit me back the water amount. Got home from work today and had to turn the shut-off valve for the toilet because the water was still running. Every time I call the office nobody answers you have to leave a message and they do not call you back in a timely manner. I will be moving out here as soon as I can as soon as my lease is up. They also told me I would not be able to get my deposit back for 3 to 6 months
DO NOT RENT HERE!!!!!!!!!! Staff is incompetent and unable to perform their job, they also lied claiming rent forgiveness through Covid-19, which resulted in a near eviction over FOUR days late during a pandemic. Definitely not worth the money either, old apartments full of mold, everything painted over. I never had asthma issues before living here. Parking is also the worst, the spots arent numbered and youll have to hike to get to your car everyday. Try the Lexington next door, wish I had.
This is the WORST apartment complex in the world. The staff is RUDE, unresponsive, & incompetent. They tried to charge me 3,000$ extra. They didn’t renew my year lease when I went to do so, they made it month to month which raised my rent BIG TIME. Also, the portal was down & no one ever answered the phone or emails. But they have no issue making sure they want to charge you extra & collect more money when they need it. DO NOT RENT HERE. SINCE NEW MANAGEMENT THIS PLACE WENT TO HELL FAST! I never write reviews but I couldn’t resist & don’t want this to happen to anyone else. PLEASE LISTEN TO ME.
Nice place to stay! Have been here a little more than a year & enjoy it. Office staff & maintenance alike are very kind & helpful. Its nice & quiet/calm here which I really enjoy & they provide a lot of activities for residents.
I’ve just moved into this complex and Karen couldn’t have been more helpful throughout the process. My new job made the move from out of town somewhat difficult but Karen was more than accommodating; she’s committed to creating an awesome living environment for the tenants and makes everyone feel welcome! The pool area is gorgeous too!
BEWARE of renting at this complex. My wife and I lived here for almost 3 years. Our last year was the WORST. We were hassled every month as Incore left and Pegasus took over. Unprofessional staff. Every time something broke and we would submit a maintenance Report, it would take weeks for them to fix anything. Karen from InCore was the BEST as she understood when someone was going through hard times and switching jobs, or getting behind on bills due to expensive car repairs. Us lower income people sometimes don’t have emergency money saved up! Around the time Covid happened in February, I had a car accident. I was hit at a red light and my new car was totaled. So my wife and I ended up spending $300+ a week for both of us to Uber to and from work. I notified the office and let them know of our situation, as I had also started a new job. It took me 3 weeks to get my First paycheck, and once I got that and deposited it my bank, because it was over $800 it took 10 business days to become available in my account! So we were super behind on February rent, but the office answered my emails and said we could pay by this date. Karen ALWAYS let us make partial payments to get caught up...but Pegasus? NOPE! I would always get a ghetto attitude from the staff when trying to explain our situation. SO unprofessional. By the time I could actually get February rent paid, we received court notice of eviction. Which was ILLEGAL because it was NOT 30 full days PAST due rent! A week later, the whole state shut down and everyone in our apartment lost their jobs. So we had NO income coming in, yet we still received a letter on the door stating everyone must pay rent even though Covid and shutdown/lockdown was happening!! Our lease was up on May 4th. And these people literally wouldn’t let us finish out our 2 last months of living there as we were NOT going to release again! Due to Covid happening we ended up being allowed to stay till the end of our lease BUT I got a letter in the mail stating we must pay then rent for March, April, May AND June even though March-May NO ONE WAS SUPPOSE TO PAY RENT, PLUS WE MOVED OUT MAY 2nd AND THE LETTER SAYS WE LIVED THERE TILL JUNE 18th!!!! So this place is asking for $11,000 from us!!! I have proof of the office dodging my emails before we got eviction court papers, when we were only 2 weeks behind (technically only a week behind as you have until the 5th of every month to submit rent). Pegasus is a HORRIBLE rental agency with TERRIBLE UNPROFESSIONAL STAFF that literally will kick out people in the middle of a GLOBAL PANDEMIC!!!! We’re not the ONLY ones who also went through this very same situation. I have many neighbors I befriended and we ALL talk about this messed up company and apartment complex. To the new possible tenants, think FIRST before renting a **** $1500 apartment that’s very outdated and in the middle of the ghetto. There’s ALOT better places to rent that are WAY newer and CHEAPER and have BETTER rental companies with amazing staff members. Like I said. We lived here for almost 3 YEARS and saw 3-4 rental agencies take over the previous. That’s a new company every 7 months....
I just want to give a shout out to the best apartment Community and the BEST property manager!! Karen has done a INCREDIBLE job! This community is a family. We have events at the club house all the time now and we have a brand new grill that is absolutely amazing. I also come and get coffee in the mornings. All the staff is great, they always wave and are so helpful. This place is awesome! I love it here!
Great place to live. The management in the office is great. Maintenance is great. We had an issue with our drier and they came out shortly after the request, which was around Thanksgiving time. Did take a little bit for the part to come in but thats expected. When the part didnt work, I went to the office and they got maintenance right back out that instance. Its understandable theyre busy with so many units.Carla, who helped us get the lease, was extremely responsive and helpful.Thank you for making our move to Florida easy and enjoyable!
When we looked an apartment for us to live, we searched various apartment complex around Sarasota FL that would meet our needs. The Huntington Place was one of our top choice. After conversation with office staff, and they showed us around the complex, we felt this is a place for us. The office staff is very nice. our apartment had a great layout even though it is not an upgraded unit. the complex residents are very friendly and so far we did not hear noise from my neighbors. One review said the office doesnt answer the phone, For us, it is not the case, if we left a message, they called us back in timely manner. As well, the office staff are caring about our needs and they responded quickly to a maintenance that we had. we would strongly recommend Huntington Place for your next rental needs.
The office staff is very nice. My apartment was spacious and had a great layout. I never heard noise from my neighbors. The property and staff are top notch. A great location in Sarasota convenient to almost anything - beaches or commercial. If youre looking for an apartment in Sarasota, you should definitely tour this complex during your search.
I have moved here less than a month ago and everything has been great so far! On my first day I got low air in my tires on my way to work and Wess was just there at the right place at the right time, he helped me very quick so I could be safe on my way! He also helped next week with Marv to get some heavy weight deliveries into my apartment, as well as Carla and Marianne, who has been very responsive and helpful! Would definitely recommend!
DO NOT MOVE THERE.When we moved out we went to the office and returned the Keys so the lady could do her inspection in our apartment. A few months later he received our statement letter charging us $85 saying that we did not return the key plus they were missing one outlet cover in the kitchen which they never had a cover since we moved in.We try to call and see if they will solve our problem,but they said that the manager was busy and they would call us later(they never did) So we called again they said that they will call us in the next morning so they can address the problem to the manager but they never called us that morning, later that day we called and talked to the manager she told us to wait until next week so she can ask the other lady if we gave the key to her(we literally handed the key in her hands)I can’t believe this is happening I’ve never seen a company being so unprofessional and trying to steal money from you like that. Don’t they have a box or something to drop the keys and keep it safe so that way they don’t have to charge people for their incompetence???When we first move in it was a different management we had a problem with the locks and Karen the manager helped us right away sending the maintenance guy to fix it.Very professional. This new management it’s just CHAOS you better off doing business with another company .In case you do a little tip please take pictures or videos of EVERYTHING before you move in and after you move out.Because they will try to find a way to steal money from you, and be prepare to have people from the office entering your apartment without notice (no email, no phone calls, no notes) I came back one day from work and a guy was inside my apartment using chemicals all over my floor I was in shock. Not to mention it was preventive maintenance for cockroaches (which we never had) and after he left we had a giant roach in our house and a soaking wet kitchen floor
We are looking to rent a 1 bedroom apartment here and after our tour and conversation with Karen we are starting the application process ASAP. The property is beautiful and modern, the apartments and facilities are amazing. We are excited to move in and grow our roots here.

Weve been living in Huntington Place Drive since January and were loving it. We love going to the gym or swimming. Its a very comfortable place to stay.On top of that. the staff are exceptional and would attend to our concern ASAP
I moved in with my husband in October of 2009. We had a nice one bedroom and no problems. Before our lease was up we had to upgrade to a two bedroom and we payed a reasonable fee. We have now been in our two bedroom going on three years now and had no major problems. Whenever there is a maintenance issue they respond typically within twenty four hours. The office staff is nice, but it is still a corporation and so expect corporation rules concerning money matters. The grounds are nice and the pool is rarely down for maintenance.There are only a few matters that prevent an excellent rating. The front gate has worked less than a month total of our stay. They are merely decoration as I think they have given up on fixing them. Also, we have a downstairs unit and often hear our upstairs neighbors as they have a small child and a large dog. And lastly, each year at renewal time the price of the unit does indeed go up, which has become the case in most apartment complexes. While it is common practice, I still do not believe it to be fair. If the tenants income does not increase due to our market why in the world should the corporations profits increase?
We have been living here for almost 8 months its a beautiful property. Everything is kept up well. The management/staff are very nice and helpful. The apartments are also very nice and cozy! Overall we love living here
Overall, great places to live! No major problems. The maintenance could be slow, the sliding door (to the balcony) in our apartment also is difficult to open.Apart from that, the staff is very friendly and there are great amenities.
Ive lived at Huntington Place for two years. The complex recently benefited from a change in management that has significantly improved my living experience from good to great. The office staff are friendly, funny, generous, and attentive. I look forward to getting my coffee every morning at the front office because Im always greeted with a smile and conversation. If youre looking for a place to live, you cant do much better than Huntington Place.
This is my third year here. Love the location and convenience to professional services, shopping and downtown. My doggie, Snuffy, loves to walk around the lakes on a leash, of course. My unit has been renovated and is the perfect space of me. I have a view of the lake and watch the ducks, eagles, egrets each day. Staff in the office are super nice to me.
To sum up living here. ..it is like living at a resort! The apartments are super spacious and has more closet space than I know what to do with and you never hear your neighbors. The property is beautiful and they are making it even better with tons of upgrades. Like adding a water work out class and a big screen by the pool and a second dog park. The girls in the office are one of the best parts of all. If you need anything they are right on top of it. I go to the office everyday to get a coffee and to chat.
Honestly, living here has been a great experience, Its quite, my neighbors are really polite, and over all the facility have been very helpful and kind to both my boyfriend and I.I read these comments and ive come to the conclusion that People can be so picky. My neighbors did this..., or the bills went up. first of all they have no control what your neighbors are going to do. if you get annoying people to live next to,above or below, then consult them. About the rent, sure its a little steep but you cant get everything for nothing. Over all great place!!
The community is great! With the brand new fitness center, great private dog park, and a car washing station! The office staff are amazing and very involved with the community & residents. They hold monthly events which is unlike any community Ive lived in in SRQ! This is one of the only communities in SRQ to allow big dogs- and it is a pretty wooded area so naturally all the dogs love it!
I have been living at huntington since 2004. It was great but has gone down hill the last two years. The pool most of the time is closed. Never answer the phone or maintenance request. There is no communication. Updated apts just means a cheaper fix and causes to hear every thing.
It seems every year, rent goes up about $40 a every YEAR, water goes up $15+ a YEAR for a new service fee and pipes, which they routinely shut down for 3-4 days, suddenly they want insurance for a year which is $10 is the CHEAPEST per MONTH, etc. All these little stupid ridiculous bills make it so you cannot afford to live here.Every little thing my neighbor does upstairs, I can hear it all. When theyre on the phone, in the kitchen slamming cupboards, bedroom, cleaning their cats litter box which sounds like shes throwing weights around then slamming their door in your face at 7AM in the morning & the office staff shrugs their shoulders. Like its not their problem. REALLY??.What the reviewer said before, the terms Dear & Honey are used a lot. Like were children & need to be shooed away because were not supposed to be in there complaining. You get no sympathy from these she-devils
This is my 10/11th apartment I’ve had, lived in college towns, Bradenton and sarasota. I can’t begin to say how amazing this community is from the maintenance guys to the ladies in the office. Karen is the best she has always gone over and beyond to make sure everything i every need is taken care of. I’ve lived her for 4 years now and couldn’t be happier from my neighbors to the clean pool/fitness area. If you’re looking for a great area to live or raise kids I wouldn’t hesitate. Im a younger guy and they’ve made our building about the same age group which is pretty cool. I’m resigning my lease and wouldn’t live anywhere different, great people great community great management.
Ive been here since Oct I havent had any BIG Issues staff seems ok to me. I had 1 issue they responded the next day, its quiet here so over all im content.

Apartments are nice but desk help complete jerks. the first time i had to ask any questions of the staff was today on a saturday. when i entered the leasing office the person sitting by herself in the office ignored me instead of greeting or acknowledging me. puts you off from the very instant you walk in. i went to her to inquire about their laundy room. you have to purchase a $5 card then add money to it at a machine in the lobby in order to use their washer/dryers. i put my $20 bill in which the machine promptly tore in half and spit back a now useless portion of the bill. i told the woman at the desk who told me they have nothing to do with this machine and basically its not her problem. technically she is right but her attitude sucks. she offered no way to contact the people who would be responsible or way to try and get the other half of the bill back. she was too concerned with the other person who walked in and not in me who just had $20 stolen in her lobby. i cant speak for the rest of the staff but if they are anything like her, expect that once you are here, you are on your own. she is a bad person. i wish i had gotten her name to post on here because complex should be aware this is how she represents her company.
Probably the worst apartment complex...horrible process, they sent us several letters of eviction by mistake (they said it was a computer issue), we had RATS and TERMITES due to the lack of maintenance (we were very clean and im sure everyone says that but its true...) but there were holes in the water heater closet and attic, and when we moved out we got charged for miscellaneous charges, plus they sent it to collection right away. Def not worth it...
I was helping a relative find a place and Karen went far above and beyond to assist.
Update - since my initial review the current property manager Karen has been great. Pool is fixed, car wash station up and running, our upstairs neighbors are gone and now its nice and quite, no footsteps from above of trash from above. Grounds are upkept really well, and they recently gave all the apartments a new paint job and repairs need to patios, stairs as well as roofing and wooden panels on the sides of buildings. Maintence is keeping up as well. Lights may be out for a night and next day they are replaced and bright. Really a great place now and with the view location and everything else definitely makes the price we pay worth it and more!This place used to be good about a year ago but now since those ladies are gone its gone downhill. 1st there is always a new person working in there so anytime you come your introducting yourself all over again, there arent any events like we used to have. The walls are almost non existent, you can hear everything your upstairs and next door neighbor do. Its super expensive for having a pool and jacuzzi thats always down and a car wash station thats a coin operated vacuum (dont worry been out of order since we moved in) and a garden hose with no nozzle or pressure. Have complaints about your neighbors? They will do absolutely nothing and tell you that it could be you doing it. The maintence people come work on your unit, drive all over the bushes in front of your place, leave cigarette buds and cement all over your patio area.It has its pros, the nice dog area, the view you get if you have a pond unit, and the grill area. Units are decent sized (not for the price tho).
I wish theyd answer the phone.... Im 0 for 10 over several days as well as no return calls is this place a ghost town??

THEY WILL RAISE YOUR RENT AFTER YOUR LEASE IS UP, THE OFFICE STAFF IS SOOOOOO FAKE. THE ONLY GOOD THING-- MAINTENANCE FIXES THINGS THAT ARE WRONG. DO NOT MOVE HERE, HORRIBLE PLACE TO CALL HOME.
Everything from the location, the staff, the neighbors that become your friends, to even the landscaping/lake on property truly make this place feel like home!
Management was better when I originally moved here,since the management swap all are very rude except for one.
