The customer service in the office is amazing. Jackie was very quick, professional and attentive when I applied and following up with me. She kept me informed of every step and made sure I got everything I needed. From looking at an apartment to moving in was so smooth. Ty (female on office not sure of the spelling) has always been very sweet and very professional. She always greets with a smile and welcoming. Thanks Horizon!!!!
Jackie is always so quick at replying and helps right away. Since touring the property to applying she has been on top of it and has always been there to answer any of my questions. Even when she is not in the other staff in the office have also been very helpful. I appreciate the prompt responses and all the help Jackie provides!
Edit: They also will take as much of your security deposit as possible. Even if you clean the apartment they will charge $145 as a flat fee (they admitted this over email). They will also charge $65 to shampoo the carpets even if there are no stains (also admitted this over email). Lastly we had minor paint touch ups that could have been fixed for about $20, but they charged $260 for painting the entire apartment (I doubt they actually painted the whole thing too).____________________________________The office staff was incredibly rude when I first moved in. Any time I had a problem they were reluctant to help out and rarely provided a solution. They also never gave me any basic information: where to pick up mail, how to set up the amazon hub, who to set up electricity with, etc.BAD FINANCIAL PRACTICES - I moved in because of a move-in special offering a month and a half of free rent. Once they sent me my first bill I noticed they calculated the discount incorrectly. I emailed them to show them the proper way to calculate it (Im an Accountant so I know what Im talking about). They proceeded to argue with me about the math. After a long back-and-forth it was escalated to the very reluctant manager who realized they were wrong and finally calculated it correctly. A few months later I noticed a penalty fee for electricity. They screwed up and Edison was charging it to the property instead of to me. Because of this they were charging me a fee without saying anything for 5 months. After I realized this, it took 2 months of me sending repeated emails to the management, their utility management company, and Edison to finally get it figured out. The entire time the office staff and management acted like it was beneath them. (This took 6 office visits, 20 phone calls, and 50 emails)DISGUSTING - All over the place I notice people keep their balconies and patios filled with garbage and other trash. The patio below my apartment keeps old bottles and cans in bags for weeks and left their dogs poop in the yard without cleaning it for weeks and the smell reeks constantly. There is often trash all over the parking lot, and people grossly overfill the dumpsters when another one could have been used instead. Dumpster divers are very frequent if you have a problem with that. I often see things broken around the grounds like light posts or electrical outlets. Lastly, people seem to rarely pick up after their dogs even though there are posts with poop bags and trash cans. Basically the people who live here treat it horribly.PEST PROBLEM. We have had many spiders, but also many COCKROACHES. When we moved in the manager said let me know if you even see one ant, we will be in there to make sure no bugs come in again. Every time we put in a request to the management about it we get no response or action.BAD PARKING: Guest parking is limited to about 5 spots and costs $10 each time for parking overnight. You will be towed very quickly if you dont have a guest pass. Each apartment gets one reserved spot per bedroom.Edit: Saw another review that reminded me this place is also impossible to get food delivered to your door. The unit numbering system and layout is so confusing you will always have to walk to the parking lot to find your delivery driver, and some of the units are pretty far from the parking lot.
My sink was completely clogged for no reason. The maintenance guy came in and completely fixed it in about 5-10 minutes. Quick, efficient, helpful, and kind
I lived at Horizon for 2 years (my lease was up during the stay at home order, so we decided to stay to minimize risk of infection.) I can truly say this has been by far the worst apartment that I have ever rented.Some of the pros at Horizon: location, you are close to pretty much everything. That is about the only pro, actually.Some of the cons at Horizon: homeless people constantly wandering the community, roaches are literally everywhere, sketchy characters live there, there is absolutely no parking and they will tow you right away, laundromats constantly have broken machines, mailboxes are always broken into, cars are broken into or get their rims stolen, and trying to get anything done through the office is just a complete waste of time.The leasing agents are by far some of the most lazy and incompetent people I have ever come across. I will only give Jackie credit, because she is the only one to ever get things done. Do not bother with anyone else, including the manager. I strongly advise everyone to look elsewhere, there are cheaper and better apartments out there.
Lived here for just over a year now. Nice location next to a supermarket and a Starbucks and all the main freeway entrances are only 5 minutes away. Staff are really nice and make an effort to make positive changes when it’s needed. It’s not perfect but it’s always improving and it’s better than a lot of places I’ve seen - and it feels like home. Pretty quiet area too and next to a couple parks.
DO NOT MOVE IN HERE !! where do I even begin? So I am the kind of person that likes to give people and businesses the benefit of the doubt no matter what others say. So I do not live here but I’m really glad I don’t . I did want to tour this complex because I am looking to move out. This is the one with the worst customer service .If there was a terrible customer service award, Horizon would definitely win. I went on apartments.com and I clicked on schedule a tour and I never heard from Horizon. I still decided to give them a call a few days after I submitted my request, and the lady who answered the phone was super rude and bland she literally had no expression . She was like oh OK. I never got an email leading up to my appointment or never did I get a follow up email after my scheduled tour date. Management, if you are reading this please please please fire your leasing agent . She is driving away potential new leases . she is not doing her job and I’m pretty sure all she cares about is looking good (if she even does because her personality makes her ugly and so does her work ethic) and to the lady working there, if you are reading this YOU ARE A LAZY ASS ! :)
By far the most unprofessional management company I’ve experienced. I applied months ago and after numerous phone calls and email exchanges my application apparently was never processed? Apparently my application got lost but they never offered to refund the application fees. Stay away from the scammers at Horizon!

This community is great! The new renovated office looks so good, but what I enjoy the most is the helpful staff. Freddy is always a great help I always look forward to speaking to him whenever I need anything done in my apartment. Since move in he has been such a sweetheart and very professional at what he does. I had the pleasure to meet with the assistant manager as well, her name is Jacky. She is such a sweet heart as well, always look forward to seeing her shes so kind! I made a great choice by moving here, I am definitely recommending you guys to friends and family members, you guys are awesome!
Great place to live been here like 7 months work has been rough off and on and they worked with me when I had to pay late. The pool is great really nice! Bbq areas are cool but wish we could grill at home. The guest parking $25 for just one night is a bit high but $10 isnt to bad. staff is friendly and professional. Over all great places to live.
Recently moved in and we love our new place. Renovations are very nice! Parking isnt too bad if you stay in contact with the office. We have worked with the manager (Tamara) for about 90% of our moving in process and she is awesome! We have put in a request for the air conditioner and are waiting for a worker. We are also waiting for an additional key and our laundry card.
Horizon apartments are horrible I don’t recommend it for anyone. They towed my car and a guest’s car for unreasonable excuses. They only care about your money and bringing you in by fooling you being nice at first but then once you live there they will ignore you, ignore your requests unless you go there angry or several times until they do it so you dont come back. they obviously have a serious parking issue if they have to have a tow truck come every day to tow their own costumers parking (unloading groceries or children) and to top it off they charge for the guest parking ( yes, you have to pay to have guests) because you cannot park anywhere around this neighborhood. The management of these apartments is so bad and they obviously do not know how to fix this problems, and they often hire people in their office that don’t know anything and laugh at you when you go complain about an issue. Sometimes they take weeks to fix your maintenance requests, and you can tell their workers do not know what their doing if they have to fix problems like leaking ac, that they caused in the first place. There is a serious insect infestation all over the apartments and you can expect many bugs inside and outside your apartments, not to mention the smell of weed all over the apartments and the police cars outside the parking every other week. This is not a good place to live i specially do not recommend it if you have children like me. Don’t be fooled by all the amenities they offer they will make you pay thorough rent or other way, their fixing the apartments so much and so often sometimes you can even park in the parking spot that belongs to you and they don’t provide reasonable substitute, scratch that, you cant even live in your own apartment comfortably because they purposely disregard your needs to fulfill their outrageous requests. i did have ONE positive experience with a travel maintenance man called Rafael who fixed our maintenance request promptly and was incredibly nice but he doesn’t work at these apartments permanently so i cannot review these apartments from that experience. But besides that please avoid living in this place at all costs!
The staff at Horizon Apartments is very courteous, and friendly. Maintenance requests for the most part are honored. Requests made for upkeep of the property, like painting the direct outside porch and stairs leading to the apartment not so much. I make certain that area is always clean by washing it myself. A little more consideration would be greatly appreciated.
We had a great move-in experience. The Horizon Leasing Agents, Freddy in particular were extremely helpful, kept the lines of communication open, and patient to answer all of our questions. I found them to be respectful, professional and yet very personable. The apartments itself was very clean with plenty of space to address all of our needs. We are looking forward to our living experience here.
Really friendly and helpful staff. They planned holiday (halloween, Christmas, etc.) parties and even offered to lend tenants Christmas lights for December! The downsides are that the rent is high, but not abnormal for the area, and parking can be a bit of a nightmare with multiple cars or any guests. Also no recycling.
Got towed tonight while dropping off groceries for my in laws. They both have pre existing conditions are super high risk for covid, so we take them groceries and drop off dinner and such from time to time. Parking is just non existent for guest. Tow cost was $435 set by the complex.

I have lived here for 3.5 years and do not plan on moving. I love it here. The management is great, maintenance is helpful, and the neighborhood is a community.
Lived here for a year and was constantly going down to the office for things. Customer service is awful, they will forget about you the moment you leave the leasing office. Charged me over a $1000 in bogus fees and cant even be bothered to show me what half of them are. Wouldnt let me be present for final inspection claiming covid made them wait 72 hours but they did it in 36 while we were away. Save your salinity save your money and rent from someone else.
Moved out over a month ago. Still haven’t received my deposit or even a letter explaining the deductions. Can’t get a straight answer. I’ve had ups and downs with this place but now they are forcing me to take them to court. They aren’t worth the headache they force upon you to get your rights as a tenant.
I lived here for one year. Some things are good about this place the layout of the 1 bedroom is nice, the pool is nice, all of the people in the office are nice, and the main entrance is nice, but those are the only things I like about this place. Now let’s get to the bad why I give this place 2 stars. When we first moved in the refrigerator didn’t work, and it took them 3 weeks to get us a new one. There’s little to stop random homeless people from coming in, and one time my license plate was stolen. Barley any security cameras. I come out one day I saw my neighbors with police. Apparently someone had broken into their car. The laundry rooms do not have hot water, so I don’t understand why the fees are so high to do laundry. The place looks good now, but the construction lasted 8 months out my 12 month lease. The construction made parking difficult, and entering, and leaving the complex very difficult. Then the have the audacity to offer a renewal of the lease for $250 more a month. Ha ! Of course we decided to move out because for the same price they are demanding you can can get a nice luxury apartment. As opposed to these average apartments. Which is exactly what I did. It wasn’t even the price that was problem, but I don’t think this place it worth the price they ask. Overall it’s not the worst place to live (I was going to renew my lease until the prices went up significantly) until you compare their prices to what you actually get around that price range.
I lived here for three months, and I do not want to stay here for any longer. The main issue I have with this place is that the structures are not sound proof at all! If you are assigned a second floor, please dont sing while brushing your teeth 5am in the morning.
Moved into a unit yesterday and there was a roach infestation which we were only able to notice by moving about during the move in process. Turn on your showers and let the bathroom steam up when your viewing places to make sure no roaches. Will update this later if the unit they moved us to proves to be bug free, but it has a bad Yelp review on that very building about roaches so Im skeptical.
I called a head of time to view a 2bed 2bath apt and spoke with Jerry. He said that they had a model available to show. So I asked what time are they there till and when is their last tour. He said they are there until 6pm. Not once did he say that their last tour is at 530pm. He said that they accept walk in so my husband and I made the trip. Mind you we live in Santa fe springs. So we get there right at 530pm. And walked in and asked to see the 2bed 2bath. A young man at the front desk said that their last tour was at 530pm and turned us away. I was so upset. Its for that reason I called ahead of time. So I wouldnt waste time. On top of that... walking out of the complex we ran into a tenant who lived there. She asked if we lived at the complex and we said no. She said good... she said that it was the worst decision she ever made. Best believe we wont be coming back. And we discourage anyone looking to move in to this place. Poor customer service and from the looks of it poor service to the tenants already living there.

For the most part its been ok ... parking sucks really bad . Parking program its a joke. The way it works you pay 25$ a month to maybe get a parking the email you a list with the open spots. Which I have to call the office to get the list which I get at 6:15 by then the people that have been living here have occupied them . Because theyre parked 20min before the email its sent Not worth it if you ask me. Oh yeah that list has at most 12 spots they forget to mention that people that live here are signed up too . So good luck the whole month I had it I was able to find a spot twice. Its sad but definitely will be moving out
Currently looking for a place to move into and by far this is the best one that I have found. It is pet friendly and it appears to be newly renovated. We just put in our application so hoping that we get approved! Looking forward to living here.
Our stay was nice. The office staff was always courtious & helpful. Jackie is awesome. They are always on time with detector checks. Which was comforting, because even a small fire could be devastating in a complex this big. Parking is a bit of an issue but the parking progam is helpful. Thanks Horizon !!!
It’s been two months and I still haven’t received my deposit . Called them a week ago and I was told they would get back to me, till this day they still haven’t . I’ve called more then twenty times and no one ever picks up the phone . Even as a resident they would never pick up the phone when you pressed certain options, unless you were a new future resident they would pick up in a heart beat . The apartment complex is nice I won’t deny that but the customer service is beyond terrible.
Maintenance take forever to fix any work order you have. Office Phone service is no working per long time, nobody is available to answer.Lights out all over the place, lights bollards been broken arround the property for months and looks very bad. Laundry is horrible not hot water at all, machines broken etc. We do pay a lot for rent to have this place look nicer then how it looks right now.
My experience with horizon apartments and all there staff was pleasurable ! Jackie and everyone was very accommodating the process was smooth and easy. The apartment is perfect new renovated and upgraded. 5 star experience in my book.

Poor management skills. They only care collecting your money. There not concerned about tenants issues. Management never follows up phone messages they never answer the phone only when you press # for new tenants interested renting. I’ve walked in office many times with issues, all they want to do is get rid of you quick. Apartment is full of roaches . I paid deposit 2 months in advance, Move in day they lost my paper work . I had to reschedule my move later that week. They don’t care.

Horrible, inconsiderate, or just pure lack there of Customer Service.Ive lived in 3 apartments and 1 being my mothers for 21 years and even in her apartment of 21 YEARS - I HAVE NEVER seen a ROACH in my life until moving here. Ive never heard of an apartment complex that has a FREE Bug Exterminating Company that raids your house EVERY MONDAY! Nevertheless I needed them 10 DAYS after moving and still need them today; that service was horrible abs from the reviews it NOT me alone its the whole damn complex.I have a 6 year old daughter I live on the bottom floor and I also have a big family that likes to visit. After 12 days I was called to the office and threatened with eviction because of my family coming over on the weekends and the neighbors complaining about the noise level my daughter keeps while playing with her toys INSIDE. Im 4 months pregnant Im sure my newborn will make noise will I be evicted for his noise level due to the extra thin walls?Look I could go on and on but I just want OUT! Im seeking legal action because allot more I could type but its useless. I need to speak with someone higher than Mona who wont yell and scream at her tenant when they have a complaint!
Great move in experience, staff is great. The whole visitor parking situation is horrible. Guests should not need to pay $10-$25 to park here. It’s pretty much saying I’m not allowed to have family gatherings.
If you ever want to have friends or family come to visit, forget about living here, there is NO VISITOR PARKING! AND only 5 Disabled parking spots that are always occupied! No sound walls between apartments and loud neighbors!! Be prepared to pay a nice chunk of change for your UTILITIES (which is simply water & trash).. Waiting for my one year lease to come so I can get out of here!
Not sure whats up with all the bad reviews. Its overall a really great place to live. Had no problems besides the parking gets annoying sometimes if you have more than one car.
Parking sucks! You’ll have to Park blocks away if you have two cars. People do not move from the guest parking because they alternate different vehicles since it says 24hr max. No one waits until 6p to park in the future and employee parking spots. Hate having to make arrangements to make sure we have parking for our two vehicles. Forget about having guest over because they’ll never find parking.No security cameras and no gates. Which allows anyone to come in and out of the complex. Homeless people walking around at all times of the day and night. They need some sort of security patrolling the area like other locations.Renovations still in progress but the complex is really dirty. Only area you’ll might find clean is the leasing office and surrounding areas around it to make it look nice. They need to clean up a lot.Not pleased at all since moving in here. Probably will not renew the lease.
The like finding convenient ways of tacking on more expenses. Like paying $25 a month to MAAAYBE get a parking spot. Were a two car family and we pay an absurd amount on Uber so we can both get to work. I tried complaining and they said we can park in the neighborhood across the street. About weekly I hear gunshots from that neighborhood, I dont quite feel comfortable walking through there at night. Also, theres no level of security, no cameras, nothing. So homeless people can wander on the complex whenever they feel, oh and one day there was a police chopper shining their light down on our complex looking for someone hiding out here. We have had a broken stove upon move in (took them 2 weeks to fix), my car has been towed 3 times out of 6 months living here (the first time was on our move in day, they didnt help at all), our bathroom door was kicked broken by a maintenance guy and they refused to fix it even though the wood could warp/bloat to not fit the frame or develop mold (they just told us not to shut the door anymore and itll be fine). So much more has happened, but in short, dont move here. Youll have spent too much money, time, stress, and effort trying to make anything work or be functional. They care about slapping a coat of paint over rotting wood (which is literally my patio, again didnt offer a fix), not making things actually work because that would mean they need to care more.
They need to focus on their pipelines. I moved in and a few months later my master bedroom flooded due to a broken water pipe. I was relocated to another apartment only to once again deal with the same problem. Whats the point of making the front look nice and pretty while the pipelines rot?
Ordinarily I am not into writing reviews, but I agree with every negative review posted, avoid this place at all costs, like living in a ghetto holocaust slum of the early 1940s. I leased for one year, and almost immediately I experienced buyers remorse. Best advice avoid this place, you will do better to pitch a tent at a local park.
I have lived at Villas at Tustin for 4 years and very rarely do I ever have an issue but when I do, not only is the office staff so eager and willing to help but it gets done in such a timely fashion and the maintenance team is always so friendly. The team at Villas at Tustin always makes me feel like my concerns are important instead of just blowing me off.
This apartment is definitely a failure and everything is just messed up. The parking sucks. Just when you about to park your car someones is on your parking spot. Then when you confronted the owner, they will messed up your car which is it cost you lot of money to get it fixed. No security cameras. The management take no actions about your complains.Just everything about that apartment is no good at all.. and its not safe to live there. It should be closed..I definitely dont recommend it to people.
Terrible staff, awful apartments, paint job looks like a bad 80s commercial. I waited 3 months for my holding deposit back of $100, I had to call several times and hear various different excuses as to why I hadnt received my money back. If youre looking for an apartment in Santa Ana you can get a 1 bedroom with central AC in Downtown for the same price as Horizon Apartments, who dont have central AC. Their parking system is really stupid as well.
We lived here for almost 4years. We loved this place! There were some imperfections, but nothing is perfect specially for the price you pay. I love how they respond right away to any request, maintenance or from the leasing office. People who worked here the leasing office and the maintenance people are always nice. One thing I wasnt happy about though is the cockroach issue..but thats not the reason why we move out. Overall, people who worked at villas at tustin made the place a great one!We lived in a 1 bed plus den.Rea F.
Love the fast maintenance response. Love the remodeling that the new owners did. I actually see myself staying here for some time.I just wish there were a better parking situation.Most apartments have bad parking, but our parking situation here is pretty terrible. Its the only thing that makes me doubt my long term stay.A solution could be to start making parking permit deals with nearby business parking lots that dont ever get past 70% filled. Could it be done?
I have to say that my experience at Horizon Apartments is very different than what most people claim on their reviews here. Yes it is true that there were some problems when the apparent name was The Villas at Tustin. (BEFORE THE NEW MANAGEMENT) However, after Tamera arrived with a new crew and brought with her a new name to the facility EVERYTHING changed for the better. Thank you Tammy! Thank you Jackie! Thank you Fredy! You and your maintenance team have really done some good work there and I trust that there are more good things to come. Dummy place, load noise from 7:30 am to noon every day so if youre a student or need quiet place its the wrong oneMost of the time they are repairing parking spot so you need to evacuate parking early morning, rent increased and for the local area its too much, I had lots of cockroach in kitchen, request for pest treatment twice but I had the same problem but less than before.Animals pee is everywhere watch out when you walk around communityNo extra parking spot you just allow to have one if you have more you should park kinda 2 miles away on street and take walkGenerally I havent had tranquility at all and allways unexpected evacuation notice and noise were on my nerve
We love this place! My family has lived here for 4 years. Sucks to see so many bad reviews. Yes, the parking does suck if you want visitors but that can be arranged. We have visitors all the time. I’ve seen some bad reviews on roaches??? I’ve never had that problem.... maybe because I’m a clean person and keep my home clean? Besides that, Terminix goes to the apartments every Wednesday so no one should have a problem. The remodeled apartments are awesome!!! Wood floors, dishwasher, stainless steel appliances and even a washer and dryer inside!!! I’m lovin it! The staff is great. Everyone is friendly and are quick to respond to any needs or concerns. If you have kids it’s also a plus. My son loves playing outside with all of his friends. The Horizon is a fun and safe place for kids to play. We look forward to seeing the new pool area and all the new perks the Horizon has to offer!
The worst place someone can spend their money! Apartments are rented at a very high price and they have absolute no safety or security. For the period of 6 months that I lived here In many occasions many cars were left with no tires, they were broken into and also stolen. Sadly I was one of the victims who had their vehicle stolen. Whoever is in charge knows everything that has been occurring and does nothings to make the residents feel safe. No cameras, security or gates have been installed. Please dont come and live here you will regret it!

They can care less about their tenants. Apartments are falling apart inside. They call thisluxury apartments for just changes frames of windows that only face the streets. Any emergency on the apartment will take days to be fixed. Anyboday can wlk thru the apartments, no security at all, not at night not during the day... Nothing at all. Parking is a nightmare.

We recently moved in. So far, my apartment had 0 inspection done prior, 2 cars have gotten towed, almost a week without being able to do laundry since they never bothered to mention or give us the special card we need, there is a river of runoff water I have to jump across every day (I can only imagine how elderly and children get across), and weve been generally ignored with all of these problems that really shouldnt have happened in the first place.As of 9/6/2018, this place is a mismanaged mess and we wont renew our lease unless things take a major turn.11/18/2018: Theyve managed to fix the river finally. The laundry facility needs some serious attention, the washers dont drain out and the dryers need their filters cleaned out really really badly. Management put together a parking program where you pay $25 a month to be put on a list of available spots to park. Its been 2 weeks into the program and the list has already dwindled to a very tiny handful of spots that definitely cant support everyone that signed up. I already dont have a place to park my car and I didnt even get a full month. Of course the list update is sent out late in the day and now I dont even have the option to go run to a storage facility as theyre all closed! Now Im going to be missing ANOTHER day of work because I need to sort out a problem created by them! I cant wait till after work because they tow everyone so frequently! We were told so many times that the parking situation was going to be fixed and it was the only major concern that we voiced from the very beginning. Feels like salespeople just trying to hock a junk product and dont realize that theyre screwing people over for the the next YEAR of their lives! We will be consulting a lawyer and see what our options are in this situation. Im sure signing a lease under false pretenses is pretty shut and close.Update: The cut and paste response below is the exact kind of practices that made it take TWO WEEKS to get our stove functioning. Despite informing them how much money we were flushing down the toilet on food delivery since we couldnt cook; it took them forever to put any real effort in fixing it.

Worst place Ive ever lived. Maintenance services take days to be done. Noise and disrespectful neighbors. Hell on earth to find parking in the vicinities. Homeless people walking freely through the place since there are no gates. And no jacuzzi!
Dont rent here unless you want the following situations...This place will tow you or your family and friends in a blink of an eye. No warning. No mercy. 400.00 to get your car back. And that is day one. It adds up from there.They dont tell you until you move in. That you have to have a visa to get a laundry card to do your laundry.The walls are thin and you can hear neighbors saying and doing everything.They cant keep a security guard. They change continually.The staff are rude and no help at all. The manager is worse than a Disney villian.They screw you out of your security deposit with trumped up charges.And the stairs for upper apartments are not safe or well maintained.I had a studio apartment. It had no windows. Just a glass door. And you cant sleepwith it open. Because thieves use skateboards to climb up and over your patio wall. I am a single woman. I dont need to worry about this. And I cant sleep without fresh air.And the backside apartments hear the CHP noise and sirens. Or have dead people and their headstones as their neighbors. Its creepy.The lawn mowers start early and often.And the run down shopping center across the street has a drug deal going down all hours of the day and night.The carports are horrible. My nice car was thrashed.Very few tenants are friendly. I wouldnt wish this place on my enemies.
Why does the manager profile keep posting apologies and asking what they can do to make things better? Why dont you start by addressing some of the problems that are constantly posted about? Maybe thats what you can do to make things better. Dont fake sincerity; youre not good at it. If you dont own this apartment complex, you should be fired. If you do, I imagine youll go bankrupt.Please avoid this place unless you legitimately have no other place to go.
Just moved in a week ago and have only been able to sleep there 2 nights because of a water leak from the floor above me. NO ONE HAS BEEN ABLE TO ASSIST ME WITH THE REPAIRS.
The first day of moving was horrible!!! I was told by a resident that it was ok to park in the no parking zone to unload that apparently everybody does so and I figured since somebody was there earlier and there were no repercussions well I figured what can go wrong?!....Worst decision ever, I went inside and breastfed my 11 month old for ten minutes (TEN MINUTES!!!) came out and my car was gone! I had to pay $398!!!!! To retrieve my car that night and 4 days later management has still done nothing to remediate my horrible first day moving experience!!! And the towing company To and Mo Towing was a whole other horrible experience in itself. Check out their reviews, they speak for themselves, and apparently they have access to enter the apartment complex and tow anyone!!!
THIS PLACE SUCKS I MEAN IT!!!!!! They stole my tires on my car. Broke into my truck. A tree branch broke the window on my truck and they didnt care. We just cant wait to move😊!!!! Infested with roaches very rude staff!!!!! And dont forget about the parking its ridiculous!!!!
Don’t not live here. They will lie to you every chance they get and then never get back to you when you call them out on it. It took over a month to get water damage fixed and their parking program is a joke

I have lived at Villas at Tustin which is now the Horizons for about 2 years the Community is under going construction so there is a lot of noise but to see them upgrading the Community is a great idea. yes the parking is bad but what apartment complex parking isnt. We need to start a parking permit service that might help (which my job provides let me know). I do not like the new patios because there is no privacy but yet again at least they did upgrade which we totally needed. Property Management is nice to me my favorite is Jackie she gets stuff done and make sure are maintenance request are put in. We have decided to move to the upgraded apartment next month due to what we are paying for rent now we minus well be in the upgraded apartment. They provide a gym and also updated the pool. Things that need to be address is people need to clean there dog poop up and the laundry room needs improvement. Overall there are some changes that need to be made but I am happy to see the upgrades in the apartment and around the Community.

STAY AWAY!!! These apartments are INFESTED with roaches, they have to spray every week and we STILL saw roaches every day despite being clean. Management are LIARS and will say whatever they have to to get you to sign a lease- the show model is way, way nicer than any of the actual apartments. When you move out, theyll tack on all kinds of cleaning fees no matter what condition you leave the apartment in. My wife and I hired professional cleaners and made sure the apartment was as clean as possible before moving out and STILL got a $200 cleaning fee. The cherry on top is the atrocious parking, even by L.A. standards.DONT DO IT

Dont recommend this place to live unless it is a last resort or you are just college students. the place is run by kids, you ask questions they tell you one thing and then do another. Parking is beyond horrible so dont try and have any guests. Second week of living here my car was broken into, not surprising since there are always homeless people wandering around or going through the trash cans.Update: Well what can i say, they fixed up the outside but never fixed the real issues. It barely rains in SOCAL, but when it did, our apartment leaked and ruined our couch if that was not bad enough, the pluming was so bad that it over flowed in both our restrooms and we were forced to pay for a hotel for the night. The maintenance let our house sit with sewage and feces for 24 hours as we returned to the same conditions we reported to them when we first left to the hotel. Long story short, not a great place to live. Looks great outside but the issues in the home are not worth the price.
For as much as the management is trying to make this place look nicer . Its still a DUMP . I suggest you take a full tour before you decide to move here . If you plan on having guests visit, dont even bother living here . The parking is ridiculious . THERE IS NO PARKING. Instead of towing cars on the visitor side they should be towing cars on the 24hr parking side also. Families with multiple cars are constantly switching out there cars . Thus never giving up the spot and its not fair to other residents . Theres cars parked in the 24hr for days at a time . The office is rude . People let there dogs poop everywhere . Mailboxes smell like piss . The dumpsters are always dirty . Homeless people always walking in and out . Cockroaches . Everything in the apt has been repainted who knows how many times . The new design of the balconys mean NO PRIVACY . Nosey neighbors peaking in . I wont be suprised if people start stealing because of what they see in peoples patios . Cant wait till the lease is up . I wouldnt recommend this place to ANYONE . Dont even let your kids play outside unattended . Weirdos everywhere . And i dont need a good for nothing automated response .

My cat was just killed by aggressive dog that was allowed on property. Animal poop everywhere, nobody picks up after their pets and rules are not enforced. One laundry room is trashed within a day every week. Rent raised $80.00 at every renewal. Very unhappy, just want to get out.
Very disappointing, parking is a nightmare, we can’t have an family or friends over cause they won’t have anywhere to park, your maintenance mask the issues with these apartments just by painting over it. My car was vandalized twice and have no camera around the parking stakes to proved security. Washers in laundry mat are out dated and only some work until they are fixed but never replaced. Counting the months till our lease is over.
If i could rate the apartment complex a zero, I would. I never leave bad feedback but this place is an exception. This apartment complex is horrible and I do not recommend it to anyone! There are so many things wrong with the apartment I dont know where to start.ROACH INFESTATION:When my boyfriend and I first went in for a tour of an apartment, one of the leasing staff took us to a unit in the back which was unoccupied. Upon entering the apartment, she walked over to the kitchen to show us the upgrades and was startled to see several roaches coming out of the kitchen sink. She tried to cover it up by turning on the water and washing them down the drain. The leasing lady noticed that we saw what was going on and said she doesnt understand how there could be roaches if the apartment was recently fumigated. CLEARLY that was not the case. Being that we were desperate to find an apartment, we decided to sign the lease. The pest infestation wasnt resolved and was a ongoing battle not only in the kitchen but also in the bathroom.ODOR:Shortly after moving in, we noticed that there was a strong pungent stench coming in from the outdoors. It smelled like dog urine which prevented us from enjoying the patio or even opening up any windows.UTILITIES:The apartment complex charges everyone a portion of the water used as an apartment complex as a whole. My boyfriend and I were hardly ever at the apartment which is pretty ridiculous that we have to pay the water usage of everyone else.PARKING:The parking situation is horrible. If you have a studio or a 1 bedroom you were only given 1 spot. We were told that there are other open parking spots that we could use but were first come first serve and that there was street parking. There was only 4 open parking spots which were always used up by the same people. We could never have friends or family visit because there was no where to park.NOISE:In the 10 months that I was living in the apartment, my neighbors were constantly changing. Go figure... now i know why. When the maintenance staff was working on the apartments, they werent very considerate of current tenants. I heard banging on the walls at all hours.MOVING OUT:All I can say is thank god my lease is over and I am able to move to a decent apartment complex. We were notified that our 10 month lease is up and asked if we wanted to renew the lease. They gave us a new quote for a 10 month and 12 month lease which was ridiculous. We were quick to respond NO! I went on their website to see if the leasing rate is the same as the rate they offered us which in most instances is cheaper if you are current tenants. I was surprised to see that we were quoted a higher rent! It seems like they want to chase away the current tenants and they seem to do a great job at it. We thoroughly cleaned the apartment prior to scheduling a pre-move out inspection. We were told that the pre-move out inspections are offered to inform tenants what else needs to be cleaned before moving out in order to avoid additional cleaning charges. The leasing agent walks in the apartment and notifies us of the fees but doesnt want to inspect the apartment. We were told that no matter what we will be charged for a coat of paint, carpet cleaning, and a cleaning service. The leasing agent said that regardless of how thorough we clean the apartment, we will be charged for professional cleaning. Then she went on saying that we may be charged to replace the carpet. The lady said they pull up the carpet to check to see if it needs to be replaced. How do we know what the carpet pad looked like prior to us moving in. The apartment complex is money hungry and could care less about their tenants.
I was a previous resident of Villas at Tustin. Everyday I regret it. The place is filthy. During the course of my six month stay I encountered over 25 roaches. An insect spray was conducted after one month of living at Villas which helped for about a month. They came crawling back in afterwards. The customer service is horrible. Their main service rep Michael is very unprofessional and unwilling to help tenants. Parking is horrendous. If you live by yourself and have no visitors youll be fine. Otherwise, towing companys are constantly present removing cars and there is absolutely no additional parking for guest. For those who have busy work schedules, good lucking finding the time to meet their open hours. On top of the bad experience while living at the apartments, upon moving out I received a mandatory $417.47 bill for carpet cleaning and repainting. I dont suggest renting from these horrible agents, you will regret the decision very quickly.
This place is garbage & mayra has a disgusting attitude. The new management dosent give a damn about their residents.
The one bedroom is the largest around and we love the way it can be divided into a two bedroom for our baby. The neighbors are really nice and ive made friends with some in the first month. This is an old property so yeah, if you are a slob youre gonna get cockroaches. Ive killed a few little ones but I dont find it to be a problem I cant handle. Overall the place is spacious, attractive, and conveniently next door to a staterbrothers grocery store. Oh and as for the laundry situation, I agree that it sucks needing a credit card to load money to a laundry card so I go to the laundry mat on Chapman and Esplanade which is free dryers and cheap washes, it beats any apartment laundry facility.
Before I forget:Rita - (Noun) Property Manager. One who is very condescending and doesnt seem to like her job. When you have a problem with her, email: Kurt Nelson, the regional mngr. He may not do a lot & it takes a while for him to respond, but putting it on record that you at least contact him may help (plus, if youre persistent enough, maybe hell actually reprimand Rita... maybe. Big maybe).There are roaches everywhere. We did not go one whole month without seeing a cockroach. We never left dirty dishes in the sink or anywhere.The walls, doors, frames and kitchen cabinets have been painted too many times and are so thick that some of the doors stick to the frames. Carpeting was installed so bad, nails poking out, especially on the stairs. The tub and tiles were painted over and would peel even after resurfacing.We had a puppy. She had accidents, of course. So we never got our deposit back, which was $700 (there is also a $100 pet deposit/insurance that is non-refundable). We never got our walkthrough and did not receive our itemized deductions and bill by the end of the 21-day period. The envelope for the letter they sent was stamped on the 29th of Nov, and our move out date was the 2nd of Nov, and the form dated Nov 8th. DCA states that According to a California Supreme Court decision, the landlord loses the right to keep any of the security deposit and must return the entire deposit to you. We brought this to the attention of the regional mngr (with evidence). All he could do was give us a small refund because the on-site manager said it was mailed within 21 days. Bullcrap. I guess the district manager didnt pass grade school, because he cant count... that or he just does not give a crap about quality of service.
The parking sucks theres alot of hate with the residents and the managers dont help.. theres only 6 parkins for visitors and they only give you 1 parking for a two bedroom and u have to wait for almost 4 months for a second parking..and in the mean while u have to park a half a mile away from the appartments... 😤 But margarito is a very nice person always help for everything 👍👌😄
Nice place. I was looking at it as a potential place but I didnt like that you only get one parking space and if you have a roomate they have to find parking on the street, and the street is always full.
Horizon was taking over the complex when I moved out in June 2017. My 1 star rating is in regards to what must be terrible record keeping as it has been more than 1.5 years since I moved out!
Everything about this place is horrible everything is fixed so u eventually have to loose your deposit! Customer service is horrible!! Only good this is that is is dog friendly but people are gross they do not pick up after there dogs!! Many black widows! Walls are so thin you can hear up stairs!neighbors and side neighbors! Dont lease form this place biggest mistake anyone can do! Do not lease from this place huge pest problem they fumigate but make things worse parking is horrible theres no visitor parking and when arriving home from a long day at work you find someone else parked there just to have big problems with the owners save your money and run or think of paying lil more for an actually place to call home!! Utilities they will lie and not tell you the truth they charge u equally if your neighbors spend more on them you have to pay for that me and my family are not home often and were stuck paying for other peoples expenses not fair horrible place !! Also Rene is not perfessinal at all at first b4 signing then she will be the most rudest and unprofessional person

Do not move here save your $$ and move somewhere else.the ROACHES are a bad problem and there everywhere. A new company bought them and just changed the toilets and repainted them.do not move to villas at tustin!!!
Sad they are cutting down trees, suspicious activities happening frequently. Not a good place for family.

Constant inconveniences, trash all over, loud disruptive neighbors, constant police activity, infested with roaches, fitness machines don’t work half the time, overpriced, don’t move here!
