I applied for a house in Sanford and paid the application fee only to get an email from them afterwards saying their minimum requirements were a credit score of 620 and income of three times the rent price. If I had known those requirements before applying, I never would have applied and wasted my money!

Just recently a property was listed as available and it stayed on the website all weekend and until Tuesday it was finally taken down around 3PM that day I took a screenshot on my phone as well for proof. I called every hour on Monday and finally just went to the office after work to check on this property because I was very interested in it. No one was there and so I called the other numbers they had listed on the door. I finally got in touch with the real estate agent that was on duty and even though she has nothing to do with rentals she was very helpful. She even texted the rental manger and told me she would let her no that I was desperately trying to reach her. I thanked her and she suggested I go the website and put in an application for the property which I was hesitate to do because I did not want to waste money if it wasnt available. The next morning the office opened at 9 I gave them till 9:30 to get settled in and return my many voicemails that I had left them at least ten. By 11:45 I decide to put an application in and pay the 55 dollar fee. I continued to call throughout the day and was transferred to the voicemail each time. I finally got a hold of Francis at 1:34. I told her who I was and I expected her to say oh yes I got your voicemails or something but she acted more like I was an inconvenience to her. So I stated why I was calling and her only response was that she rented this out on Friday and so I asked about the other property that I just saw recently pop up and she informed me that its already rented as well. I said thank you and we hung up. Now I can understand that most deposits are nonrefundable what I cant understand is how you let a property sit on the website as available from Friday the day you listed it to Tuesday at 3 PM! So I called back and of course I cant get a hold of her and I continue to get transfer to voicemail. I finally get a hold of a bookkeeper who was nice and tried to help me. I asked for a refund because that property should have been updated and I would have wasted 55 dollars. The bookkeeper told me she would text her and ask her to reach out to me again. She said I probably wouldnt hear from her that day because it was already so late. It was 4 by that time and I said thats fine. The next day comes and I call first thing and get a hold of her again shes very short and tells me that its nonrefundable and theres nothing she can do. I explain to her that due to the circumstances the fact that I called so many times I emailed and the listing was still up till three that day I should be compensated. She said stated again that it was up to the system to update the site and that it was non refundable. She said she would call me back by end of day yesterday to let me know if she could do anything. She didnt and she still hasnt called me back today. Shes very unprofessional and I do not recommend working with her.

I would first like to say that Julia was the ABSOLUTE BEST. So understanding and really made sure she was on top of things. Now since the new shift in employees it has been a complete nightmare and talk about radio silence. My brother and I took time off of work for an inspection that NEVER showed, my brother called the office multiple times and no one answered the phone, but when he walked into the office everyone was at their desk. There is a new portal thing that we have to use now to report maintenance work that was never rolled out to us so I had no clue we had to use that, and not to mention it took a week for someone to even come look at our rotting floor damage, and then without warning we ended up with a late fee notice for the 6th when the rent was dropped off on the 5th. We havent been late in the 4 years combined we have lived here and there is not even a warning? But why should there be if the rent was dropped off between the 1st and the 5th? And dont even try to communicate to them because they dont respond. Just completely disappointing.Add photos

I lived in one of their apartments for 10 months, the place was unsafe, no handrails on the stairs. I was told if I wanted them I must do it. The door between the two apartments didnt lock, my neighbors children could come in and risk getting hurt on the stairs anytime. No fire escape ladder for the window. No heat and only a window unit for A/C.I had to move because it was unsafe, and they refused to fix anything, then they kept all my deposit, and tried to charge me for other services. I cleaned it better when I left then it was when I moved iin.The floors were caving in and not straight. THIS PLACE is the epitome of a slum Lord. They need to get their act together before someone really gets hurt.

COMPLETELY NEGLIGENT. My husband and I are current tenants with Lamco Prop Mgmt and were having a nightmare of a time trying to get our roof leak fixed. Lamco Prop Mgmt has been aware of the leaking roof and subsequent weak floors since we moved in November 2016. Therefore, the roof has been leaking for almost two years and it caused my husband to step through the floor while coming in through the back door after Hurricane Florence. Mind you, Im currently pregnant and we have a four-year old child and THEY STILL DONT CARE about getting the roof fixed. We have called and our agent Julia Blanks (she has completely failed at her job) tells us that if you dont hear from me in two days, one week, etc., then call me back. Weve been told by the maintenance tech on multiple occasions that a new roof is needed & the floors needs to be replaced because they are warped & there is mold growing along the baseboard. Most recently, weve been told by our agent, Julia Blanks, that they have contacted the owners, Douglas Rental Properties, and they now have the insurance check to cover the repairs. That was one week ago ONLY AFTER we threatened to take them to court. Do you think weve received notification on when it will be fixed yet? NOPE. Save yourself some trouble. DO NOT RENT WITH LAMCO PROPERTIES. MAJOR DISAPPOINTMENT.
