While living at 1188 Mission St, I encounter a few difficulties especially with my deliveries. The building manager does not have a secure mail room. There is an ongoing issue with packages being stolen. After few months of living here, Ive lost over $1500 worth of stolen packages. This happens so frequently that even Amazon will not refund you your money if you tell them that your package was stolen from the lobby. All delivery companies will leave mail in the lobby. They will not come up to your door. We brought this up to the manager but he said there is nothing he can do. That we need to file a police report. Problem is that it is time consuming to do that when we receive packages almost every day. So it will be a full time job to report this every time. This could be easily avoided if management would actually stop them from throwing our delivery in the lobby. This would require more work and I assume they do not have the staff to do so, although its easy for security to let delivery people know that they cant come in unless they deliver it to the apartments. For some reason the manager is not able to do this. We need this fixed ASAP.they asked me to see the police for my stolen goods but the police wont handle cases that are less than 1000$ and I already use tracking services but regardless of all these, my packages still get stolen within 15 minutes of them being delivered. Another solution needs to be found so that the tenants are not given the burden of the packages not getting stolen. I have called the police several time but they will not handle any stolen items worth less than $1000 for each incident. This can be resolved by Trinity instructing delivery staff to deliver to the apartments like in any other building or purchase storage for packages to be placed in.I dont understand why it is so hard for the security guard to stop the delievery people from simply abandoning the parcels infront of the building instead of havingthem delivered to our various apartments.I am really sick and tired of this.

I moved into 1188 Mission about 6 weeks ago and I have been so happy with the building and the service Ive received. The office made my move-in process easy and smooth. Ive never lived in a high-rise apartment building before and was nervous about possible noise from neighbors when I first moved in. So far I have been happily surprised that this has not been an issue at all. My apartment and view of the courtyard are so relaxing and peaceful, its a joy to come home at the end of the day.

Had a couple of issues when I first moved in but Jessie, the maintenance guy, was on top of it and took care of it in a very professional manner. Leaving everything so clean that if he hadn’t left a business card by the door I wouldn’t have noticed that he’d been there.And yesterday Aaron from the rental office actually helped me bring my sofa upstairs after the delivery guy had refused to do so. They really have a great team taking care of us residents and it shows in these details.

I just began renting here in Jan 21.So far these are my observations with both the Property Management company and the location.Rates for the age/quality of the property are one of the most competitive in all SF (I compared at least a dozen - studio-1-2 bdrms)The property mngmnt company is well ran from the front office/system, maintenance, security, and construction/livability.It isnt perfect. due to noise, internet issues in old building, and crime.However, the property is built like a fortress and there is a lot of privacy, unique touches, and rent-control on at least half of the 800-1000 units throughout four buildings.Each building is aged differently and has its own nuisances!

Worst front desk service ever. most of them have no clue what they’re doing or are just rude for no reason. how does it take you 30 minutes just to give someone who’s locked out a temporary key???

I’ve read many bad reviews but my experience was pretty different! It’s true that the gym is not well equipped and that the neighborhood is not the best but we lived here for 1 year and can’t complain at all. No problems with management, we got our deposit back on time and without issues. Apartments are small but cozy, we had a 1 by 1 and enjoyed the features, not the most up to date furniture and kitchen but very nice! Give it a chance, honestly!

They extort their tenants. Not a single person in leasing is on the same page of what they tell their tenants. Promises are made and never kept. GET EVERYTHING IN WRITING HERE. They will play dumb when you remind them. Awful leasing group.

Apartments are nice, security and leasing staff are very nice. Mary Mwangi was wonderful. I wish the gym was more equipped and that the rent prices were a little better. Other than that no complains.

I lived here 2 years ago and I dont think the reviews do this Apartment justice. I absolutely loved it. It was in a furnished apartment. And the receptionists were very pleasant.

I moved here not too long ago and its a very practical and modern apartment. It came fully furnished, I was actually surprised for the price. Finding a fully furnished, modern place in SF for this price is unreal.Michael made moving in very easy and less stressful. I made a few requests for moving in and he made sure that they were met.Front desk and office staff that I have met so far are pleasant and helpful.The location is convenient but there are certain streets nearby that arent so great, that being said, once you get familiar with the area, its not that bad.There is a spa right next door (they give you a discount for being a neighbour), affordable parking next door, a fitness room in the building and there is controlled access-including in the lifts.I would rate 5 stars if it wasnt for the periodic noise from construction going on, the building management have posted notices about the construction noise and it will be over before the end of the winter thankfully!

I stayed in a furnished studio here for one month. Very high prices but it’s SF and I assumed they’d take care of me. Apartment was most of what I needed during my stay. Nice building, limited recreational room, front door man (woman) 24/7. There was no broom or dust pan in the unit, and they would not provide it. They did, however expect the place to be spotless and “shiny” when we left, otherwise a $90 per hour cleaning fee would be applied. Must provide own internet and sign up for own electricity (they do the start of service paperwork for you).Make sure you figure out how to open the door locks before the office closes! It’s a little tricky and set me back a few hours. I actually came here to write a review for the gentleman who helped me. He was the on call maintenance man and had to drive in ~ 2.5 hours to be able to help (because housing prices are insane in the city). That being said once he got there he was very kind and helpful. I later had a hinge fall off a cabinet door, put in a maintenance request online, and it was fixed the next day. Juan Prado is the best!

If I could give CERO stars... The WORST administration ever. Disrespectful and careless. Managers are rude and no professionals. Do not waste your time and money staying in this building. Had more than 4 packages stolen from the mail room. Ive been in a hotel for 3 weeks due to bed bugs problems in my apartment, and the administration is not diligent with the issue. Area is not safe, you cant walk around after 6:30PM. Security is questionable inside the building.

Requested space for my bicycle and submitted the proper paperwork. Even a week later, my fob wouldnt open the gates to lock up my bike. So, I had to lock up my bike outside. My tire got stolen. I reported it to the management and didnt want to wait 10 minutes for them to respond. So, I told them to email me by today. They didnt. Dont live here, they dont care after you sign the contract. Just want their money and screw you over afterwards. Also, told them to remove a piece of smelly wood and they sent it off to their legal department, then told me I would need to pay for any removal just like handicapped people have to pay to get safety rails installed in their bathrooms. Once again, dont like at any of the facilities managed by the trinity group.

Maintenance department is fantastic. Thats where my positive review ends... (the company policy seems to be to ask tenants to write unbiased reviews... so when you see another review naming a particular employee, it was probably requested).When I moved in, management took a week to give me my mail box key and 3 weeks to give me my second set of keys. (Only when I said I would need to terminate my lease did they give me them.)The management cuts corners. The front door buzzer system is broken and they ask us to wait for the security guard to open, instead of fixing. So you wont be able to buzz your guests up. For adding money to laundry cards, the machine in this building is broken and were asked to walk to the building next door to top up our cards. Also, no air conditioning and for those who are concerned about humidity, the air in the building is very dry - Ive developed a rash since living here. They also failed to set up my automatic rent payment and when I got my late rent notice, they said they would waive my rent fee just this time. Ive heard they have charged tenants late fees even when they are the ones who have made the administrative error. For my second month, they accidentally billed an $80 maid fee (but they did reverse this when I brought it to their attention). They charge administrative fees for every bill. They also promised to repair several issues during my walk through, and when I moved in, nothing had been done. Good luck!

It’s a place where only cares about money.I stayed in studio for three months. However, Ione time I lost my key and they told me it will cost $250 to have a new keys. If you left your keys in your room, it will cost $50 to ask the doorman for help(you can waive for the first time.., but still, it’s really expensive)Then I was planning to move out 6 days before the lease ends, and asked them if I can do that, they said ok and help me to modify the move-out date in my document.After I moved out, they still charged 6 day rent from my deposit even no one told me I’ll be charged before. I asked them to return my 6 day rent fee but I have no reply. It’s ridiculous nobody informed me I still need to pay even I already moved out and they all acknowledged.It’s a convenient place but I will not consider it because they will not try to help you if you faced any problems.

They are the worst company ever no security and the mail gets stolen everytime. And when you leave they will fight you to give your Securety deposit back and their agents when you start with them will be dying to make you sign a lease and will say stuff that are not in the lease and will hide stuff they are just bad and I have lots of emails from them telling them about my address to send the Securety deposit check but they just let someone else taln to you so you start over and take more time and not send the Securety deposit 1188 mission’s manger is loren and she is the worst manger ever and they just lie about everything i didnot recive my Securety deposit even though i moved out for more than 3 weeks now and every time they just say 3 more days 3 more day its not us its the bank and the struggle continues as for the agents when i first went the i was asking about the bills that i will pay and the agent was like i dont know let me ask amd get back to you and them he just keep telling me how fast i should sign the lease trinity 1188 mission street 0 respect

Tiny tiny useless gym, no pool, high price and bad location among homeless people, conciege woman didnt let an instacart delivery guy up to leave our shopping bags at our door, and as we were out of home the order was canceled. The Spanish looking sales guy never did what he promised - sending us a maintenance person to check TV, check our apartment before moving out, or calling us back about our deposit details. Constant construction and so-so view from the windowApart from that, the apartment itself is great

Locality is ok, not the best in sf but the building is good. the best part of moving in was interacting and working with Ali- hes great. He responds to email within minutes and is super helpful! If it wasnt for him, i probably wouldnt have been convinced to stay here. For others viewing the place, do look out for one small thing- the trash chute is next to the elevators which might cause some issues as it might smell weird when getting out of elevators. Other than that it seems ok for now.

*Building fire alarm goes off every month at 3am and 6am.*Security is your prison gaurd! Not your security!*No one gets deposit back. No matter what the case YOUR MONEY IS GONE!*This placr has been reported to the Better Business Bureau multiple times!*Worst TRAP ever.You will be treated like a customer when you are a potential renter, once your a resident everything changes. Trinity doesnt care how much you pay, or how long youve been loyal to them. They will treat you worse than a bum on the streets. In fact security here doesnt check drug addicts or thieves at the door... but enjoys harassing residents because they know the residents have to deal with it do to contracts. Not once has one person ever gotten their deposit back too. They constantly create a new yelp page to hide all the one star reviews. RUDE, UNPROFESSIONAL, SELFISH. These are Trinity standards. STAY AWAY. DONT LIVE HERE UNLESS YOU LIKE TO THROW AWAY MONEY AND BE TREATED LIKE $#!+

Horrible and abusive administration.Before you think about renting read this post.There is a methadone clinic located conveniently next door, so if you are looking to kick your H habit, just walk a few feet down the street.The rooms that house the trash chutes are disgusting and infrequently cleaned.The gap from the bottom of your apt door to the floor is large enough for a midget to wriggle under, so if your place is located near the chutes you will be able smell the garbage stench waft into your apt.The quality of the apartments fixtures and cabinets make IKEA furniture look like Ethan Allen .The flooring is faux wood, counters are counterfeit granite.The shower temperature fluctuates from icy to scalding before you can rinse the shampoo out. I have called maintenance twice to fix this, the issue remains.The best adjectives to describe the majority of the staff are: surly and unhelpful.They charged me 50 dollars to open the door. I asked the desk guy if he thought it fair to charge me 50 bucks to turn a key, he responded with you should have read the lease if you dont like it.They will take ALL your deposite with absurd charges just because the owner of the building instructed them to do so. They charge almost $100 each hour when you leave the apartment so you ended paying $300 or $400 even if you cleaned it properly. They will charge you for hangers, for washing the sheets, the conforter, $150 each hour for painting the apartament... anbother $300... this people needs to be taken to court for fraud.

We were there for a week, three years ago. Beautiful apartment. Good location in financial and administrative area. I wish we could have stayed on the beach. But it was about anywhere in transportation, subway to and from the airport. In fifteen minutes from the moment we arrived at the reception, the owner-manager of the apartment rented by us appeared. And he was very kind. Anyway, it is too late to remember details but I insist, the apartment was in danger. I suppose it also influences that next to him I evoke that wonder that is Northern California.
