I hired Real Property Management as property manager. They did an ok job in the first year. However, the partner who we worked with left and the service quality went downhill: lot of accounting mistakes and took months to get hold of the property manager. So, we decided to terminate the contract. At that point, the property manager still owned us $900 in rent payment which is supposed to be settled within 30 days as laid down in our contract. It took them 3 months to pay us $200. For the remaining $700, they said that they paid it to us by mistake so they charged us that amount to balance out the account. The thing is that they never paid us that amount so they just randomly took $700 from our rent unlawfully. We spent hours going through all financial statement and created a spreadsheet to clearly show them that they never transferred us the $700. After months of calling, we finally got hold of Michael, the remaining partner. He did a poor job explaining the situation and at the end chalked it up to accounting error and said that he would check with his accountant. Now, after a month of not hearing back from him, we couldnt get hold of him through emails and phone calls. When I dropped by his office, it looked like the office was abandoned with ton of mails on the ground.In my experience, all of these are signs that the business is going through crisis and will go bankrupt eventually. I would strongly recommend anyone to avoid them so that you dont have to go through the experience that I have. If you are doing business with them, I think you should switch service provider.

Horrible customer service, do not rent from here!!!!!!!I have lived here since March, the property is nice. MY COMPLAINTS HAVE MORE TO DO WITH THE MANAGMENT, ASPEN IN THE LEASING OFFICE AND MICHAEL THE PROPERTY MANAGER. I was charged a late fee back in august for paying my rent on the 5th. Mind you, i pay a late extension of $25 every month that is on my lease that allows me to pay my rent on the 5th not the 1st. I have not been credited back the money for the late fee. I cant even get a call back. I have sent emails, maintenance requests, left several voice mails. It is seriously impossible to reach anyone at this office. Also.... The property manager had not provided me a parking pass, so i would just park in my stall that has my door number. My car has been towed 2 times at my expense I am forced to park on the main road, sometimes walk very far if i dont get a good parking with my 2 small children. This is ridiculous considering parking was included with my rent. It makes it really difficult to live somewhere with no communication. In my experience the staff here are very unresponsive and careless. It makes it very stressful as a renter.My hope is to finally get a call back from my landlord after this review. Take your money else were :) dont waste your time with REAL PROPERTY MANAGMENT SALT LAKE CITY.

I lived in a rental home in the Avenues for nearly 4 years and loved it. I got my deposit back and had an overall positive experience.

We have never even rented from RPM before but our application process was a mess. We applied for a listing and a few days after, 20 minutes before we were supposed to see the listing, they called us and said the price had been raised. We still looked at the property but the woman who showed us did not know the answers to any of our questions. After we decided we wouldnt be able to afford the new increased price, I called and emailed numerous times asking for our application fee back since they bait and switched the listing. This was a hassle and I did not hear anything from them for days after they repeatedly said we will get back to you by the end of the day. I cant imagine what renting would be like if applying was this complicated.

Their application fee is amazingly high. It was $90 for my wife and I to apply for an apartment they were listing. We have certain issues on our backgrounds which is making it difficult to day the least. She told us the fee would be refundable so we went for it as she also told us our hurdles wouldnt be a big issue so we paid for the app. Then we called and dealt with someone totally different as the first person wasnt in the office for the next week or more. This lady said the fee was NOT refundable AND that we wouldnt be able to be considered. So they are either highly unorganized and not even close to on the same page with one another or they just wanted the app fee. Either way I dont recommend going through these people. If its not one hoop they want you to jump through it will be another.

Horrible customer service, I definitely wouldnt recommend them to represent your property. definitely does not get back to you in a timely manner and will scam you out of appreciation fees.

For your own peace of mind and safety do not rent from RPM! Air conditioning goes out on a Thursday night plans are made to have it looked at on Friday. Repair man comes out and tell us the owner will have to ok the work. Apparently, RPM and Mr. Ken Martinez couldn’t locate the owner and we were told it would be Monday before it might be fixed. So myself, my wife, my 21 month old, and my 4 week old son are expected to suffer for the weekend. Oh, but we were told it’s gonna be a cool weekend! Protocols should be in place for situations just like this. Shame on you RPM for not having those in place. Hot is North Salt Lake

Wayne installed my air conditioning unit and was the sweetest man! He was extremely friendly and respectful of our home. The window units work great and I can finally sleep at night! Thank you Wayne!!!

I have used Real Property Management as both a renter & a home owner. When I decided to go with them I didnt realize it was the same company I had used when renting an house. I decided to use them because prices were reasonable & customer service to get set up as a landlord was great. The same holds true 2 years later.It was a relief when I did made the realization, I knew that my tenants would be well taken care of & 3 tenants later they still are. My home has also been well taken care of making sure that it receives the maintenance needed through out the year.As a homeowner living in Texas with my home/property in Utah it was a scary idea renting from a far but Real Property has made it easy. I would & have recommended them to others to use. Daniel my property manager is very attentive to not just my needs but my tenants needs.

Weve rented with several property management companies in the past and I can tell you that these guys are the best. Over the last 4 years weve had fast response times. Same day equipment repairs, friendly people to work with. Dan has always made sure weve gotten what we need. If Im going to review these guys I better get a little more details. I can pay my rent online, I get awesome support and service, and I have options if I ever need to move again because their a Utah property management company. They have relationships with all the repair companies so no matter what my issue is, they can help with the quickness! Good company to work with.

DO NOT RENT FROM RPM!!!!!!! This is the worst experience I have ever had with a leasing company and I will not rent from them again as well as tell everyone I know NOT TO RENT FROM THEM!!! The maintenance people they sent out were never there to fully repair things, only a temporary fix that “should do the job” that we then got charged for upon move out. One of the repair guys said I didn’t have to be there to have something fixed then got charged for a no call/no show???? If you want to waste your money, they are glad to take it from you! Landlords are not helpful & not friendly I might add. Don’t care about you, only want your money. Ken is mean, not a fan. Can’t express to you how much I absolutely hate this company.

Im currently renting from RPM and have been for a little over a year now. Im a property manager myself so of course, Im going to be extremely picky about everything. RPM has exceeded my expectations! Their responsiveness has always been prompt & their professionalism is fantastic! I would highly recommend this company for your next rental, theyre awesome!

If I could give zero stars, believe me that I would. Aspen, you should be ashamed of how you treat people. You should DEFINITELY not be in the position that you are in. The way she spoke to a friend of mine who was in desperate need of finding a new home. Was disgusting. Zero compassion. You would think that with that kind of position, you would at least have a drop of decent customer service. She used the phrase, and I quote, that doesnt sound like my problem. Or that she was too busy to talk with her. This company just sounds so unprofessional... Its scary. I am one who will send you in the right direction or help you stay clear of, so that you do not waste your time. Please avoid this company at all costs... You dont need the stress and disrespect that was shown to my friend today.

I am a relatively new client with RPM but so far they have been excellent.Daniel is very responsive to my concerns. I have a unique situation which makes it more of a challenge to rent my property.... but Aspen and Danielare working diligently with the situation. Am hoping for continued success after the first of the year! Good job and would recommend RPM.

In 3 years constant problems with leaking roof. floor creaks badly where ever you walk pitbull dogs running around without being supervised . maintence is a joke owner lives in ca . Rpm is going down the tubes

3 years later - after not hearing anything from RPM, suddenly I receive a notice in the mail that there has been a judgement made against my wife and I. To add to this sudden shock, we left the place in much better condition than when we found it, and we paid EVERYTHING completely when we moved out. I have all our receipts, the contract, and all records of my involvement with RPM. But now suddenly after 3 years theyre claiming that we owe them $5,000. I am appalled. If this really was an issue, why did they never call me? Or send me an email? Or send me any snail mail? Im not sure what is going on behind their office door - but whatever it is - its shady. We owe them nothing. This is disgusting behavior. I will continue to update accordingly as this situation unravels. However - theyre keeping the one star purely on principle. Either theyve made a serious accounting mistake, or theyre trying to swindle me. Either way, this is a single star situation.

Recently had the misfortune of dealing with this company while renting. They will do ANYTHING to get money out of you so beware. They charged me for carpet cleaning at move out when I had the carpets cleaned professionally and even attached the receipt with my move out packet. I paid the whole lease up front and throughout the year, I had to deal with a pathetic, unprofessional, and uneducated worker named Alyssa. She is very rude and does not care about the tenants. They dont do repairs on time, and they kept charging me pet rent when they were notified, and also verified that I no longer had a pet. Overall, I highly suggest doing yourself a favor and avoiding them at all costs.

These guys try hard to have their act together but they dont. Theyre super nice but really lacking in organization. The maintenance people they send are always sketchy-looking characters in unmarked vans with no business card, no brand, nothing and they frequently have terrible attitudes and are quite rude. I put in maintenance requests and they close them months later without anything being fixed. Their billing statements are frequently incorrect and every month I have to email them to get them to update their bills. It seems like they try to do everything on the cheap which is understandable, but not acceptable if the tasks just straight up dont get done. When they took over managing the house I lived in, they didnt take any inventory of pre-existing scratches, dents and damages on the property. I had to go back and forth with these guys on the lease 5 times before they got it right and I could sign it. The main guy, Daniel, is pretty nice, but he really needs some better help.

Daniel Hallum has been wonderful to work with as an HOA manager. His responsiveness with HOA issues and caring demeanor show through his hard work. Having a good rental management firm in Utah is extremely important and Daniel is top tier! Thank you for your help when it is needed.

Really an awful and worthless company to begin with. Ive been living at my current house in Salt Lake City for a year-and-a-half now, and the rental company doesnt dare reply to any of our work orders. I think the last one they responded to was about a year ago and that was after we sent a work order for a broken dryer multiple times over several months.They showed up earlier this week with no notice whatsoever on a work order that we didnt put in, while there was another work order for a broken dryer still awaiting reply which still has not been replied to or anything at all.I highly suggest you do business elsewhere and avoid this company at all costs. It sounds like they obviously dont know what theyre doing or do not care about their customers whatsoever

I have submitted and brought up maintenance requests several times some of which are 2 years old with little to no response. We have had a serious issue with a gas pipe for over a year now and the guy who came with no tools of his own planned to patch it in a hazardous manner. The only good thing I can say about this place is that they were willing to work on getting us a longer lease
