Fabulous management company, they truly care about their tenants and homes they lease. You will get exceptional response times from maintenance and nothing is too small. The manager Mickey was almost like a family member that is how comfortable she made myself and family feel. I had a truly great experience with this company!
After moving out of area our home was vacant for 6 months before we decided to lease. After speaking with Micci we decided this was the best option for us. We have been pleased with a 2 year lease, on time payments and great customer service for not only us but our tenants as well. Lease payment are sent directly to bank for us. So easy for our family with living out of state gives us great peace of mind. Highly recommended.
Everything is great so far. Weve had no problems. I really like that I can pay our rent online and see each payment. Others in the past havent had this feature.
I initially contacted The Roop Group, as we were interested in a 3 bedroom they had for rent. I turned in all requested documentation and paid the rental app fee of $30. Leslie contacted me with questions about my application. She said she contacted my rental reference, who is my brother, and said some of the questions drew a red flag. She stated my brother claimed he did not know who I was, and that he became rude and belligerent. Just to clarify, we are renting from my brother and his spouse, who had to sell the house due to a personal matter. This, unfortunately, placed us in a precarious situation; hence our rental search. I contacted my brother immediately, who informed me of Leslies true nature. He said she was rude and called him a liar, assuming that he couldnt possibly be my landlord because he was my brother. She painted an entirely different picture when I spoke with her on the phone. I have excellent rental history, and have always been a good tenant, but her handling of my brother was inexcusable. I requested a full refund and have filed a dispute with my bank, as the service was very discriminatory. DO NOT PATRONIZE THIS COMPANY!
I recently renewed my lease with the Roop Group Property Management Team. They are by far the Premier Rental Team on the Eastern Shore. They only deal with top quality rentals at reasonable rates. They give exceptional attention to detail and their properties show it! I gladly refer them to all of my family and friends. Thank you for setting the standard on the Eastern Shore.
I would recommend Roop Property management to anyone looking to have their rental property managed. It is nice to know that the tenants always have someone to call with issues. I am glad to have them as a go-between since I live soo far away from my rental.

Hostile to tenants, disorganized, and rude, I cannot express how unpleasant the Roop Group is to rent from. You need only mention them to local realtors or financiers to get a cringing reaction. As a faculty at Salisbury University, I am embarrassed to know how much business they do in the area, after experiencing how they treated us as tenants. Communication was slow, unhelpful, and often had overtones of do what we say or well see you in court. They clearly did no cleaning or maintenance to our unit prior to move-in and were unresponsive when we complained (with documentation and photos), then charged us for it when we moved out. As many others in the community and online have said, I would not wish them on my worst enemy.
I give The Roop Group Property Management 5 STARS for service, friendliness, and fantastic properties. From beginning to end, they make the process of finding the right home a breeze. The staff are incredibly friendly and good looking, too!
So I tried The Roop Group after a retaliatory eviction for lead. I owed no money, the judge awarded no damages. And only granted the eviction because the house had its lead certificate revoked. According to The Roop Group I should have violated my lease and not followed Maryland law allowing the landlord to remedy the situation in 30 days, and they told me I poisoned my own children and should have moved into a hotel for $200+ dollar a night. And the woman Leslie is the most unprofessional hostile person Ive ever spoken too. I feel if the lady I had been dealing with wasnt on leave things may have gone differently. Ive asked for Leslie to have Adam call me and either he refuses to make sure he has proof before making his decision or she just took it upon herself to be judge and jury.

This is by far the worst experience I’ve ever had with a rental company. Incompetent. False advertising. Very poorly managed. You do not want to rent from them. Avoid at all costs.
I switched from another firm after poor service and difficulty getting timely information. Roop Group team have kept me well informed and managed my property well. Wished I had switched firms earlier!
Highly NOT recommended, especially if you are a college student. Very unprofessional, employees seem to hate there job. If you do get stuck with them, be sure to take pictures of everything and have them sign any agreements or notifications you ever discussed with them. Our heating broke and was never fixed, and the place was beyond disgusting when we moved in. They like to charge any wear and tear costs to the previous tenants security deposit. As others have said, we were blocked from talking with the owner when we were very disgruntled, and met with a stern Adam doesnt want to talk to you, he doesnt have time to talk to you!
Im a small time landlord living out of state. I depend on the Roop Group team (and Micki Bailey in particular) to manage my property. They were able to get rid of a bad tenant, find a good tenant and they handle all the maintenance issues promptly and professionally. Im so glad I found these guys!
Do NOT rent with them! I highly advise you to look elsewhere. Moved in and the house was a mess; there was trash still in the trashcan and it smelled so bad. In the middle of our tenancy we received notice from the city of salisbury there were too many people living in our house and only 2 was allowed in the district; we had 3 on the lease. Roop group suggested we LIE to the City of Salisbury. City of Salisbury said this had happened before with the Roop Group. Difficult to get ahold of/get a response. We werent notified when people wanted to look at the house. Move out was disastrous because we had to clean everything the owner left and power wash the house/ steam clean carpets; which hadnt been washed in years obviously. Didnt have our house lead inspected until we were about to move out; never heard inspection results and they cleaned every area before they took the lead sample to falsify the sample. If youre renting with them now- take pictures of everything, keep written records of everything.
Weve partnered with the Roof Group now for 3 years with our property in Salisbury, MD. From the start, they have been very professional, courteous, and responsive to our needs, questions, and concerns. Wed recommend them highly to any property owners in the area who are considering renting their properties.
The receptionist is extremely rude and doesnt give messages to the managers because you never get a call back after complaints. They charge fees that are not posted in the lease or on the website or the online payment method. Doesnt matter if you have been with them for years and pay on time they are rude. And if you dont let the receptionist know who you are she will not transfer your call. Her name is Arlene not sure how she got the job she is very unprofessional
The worst place to rent from seriously if your a day late even if you call and tell them it will be there the next morning they go straight over to do court papers so on top.of rent which is already expensive you now have a late fee court cost and the other million things they want to throw on you. They dont fix anything Micky is great getting you into the houses then she a whole other type of person i would and I dont recommend anyone renting from them
Unprofessional, incompetent, and extremely rude. Our unit was filthy when we moved in, with maggots crawling in the trash can and dirty appliances. We were charged on move out for random paint jobs, which was mainly to cover up stains that already were there and which we reported when we moved in. I am a faculty member at Salisbury University, and I will do my best to advise any new people moving to the area to never do business with these people. They are that bad.

Overall a very poor experience and not worth the ongoing headaches that continue 18 months after we moved out of the rental. Our security deposit was not returned on time or in full. $547 was withheld for septic maintenance after a backup we did not cause. The septic at the rental had not been maintained or pumped for 6 years. We took them to small claims court and WON a judgement in both the District Court and the Circuit Court of Wicomico County. The highlight of the second trial was Adam Roop trying to loophole the proceedings stating (although my wife and I had both signed the lease, had paid the rent and they had held our security deposit for over 2 years) no one from TRG had actually signed the lease, so the lease was not valid and they could not be held responsible. They continue to refuse to return the amount they unlawfully took. The management has NO respect for the tenants. I would avoid leasing from them at all costs. If you must rent from them, for goodness sake, make sure you have a copy of your lease signed by all parties. If the home you rent has septic, ensure it has been pumped before your move in. Inventory and photograph every fixture and appliance in the rental at move in and keep notes of the condition of everything. TRG stored the washer/dryer of our rental at our request (we had our own); at move out Micki Bailey told my wife she was not sure where the appliances were and were possibly lost. We have proof the appliances returned (at the owners cost) were not those taken to storage. UNPROFESSIONAL AND UNETHICAL.
Would not suggest to my worst enemy to rent from them. If you like being ignored than rent from Micki.
Incompetent. Made us put a down payment before even being in contact with landlord. “Couldn’t” get in contact with one of their own property owners. Then found us a new house scheduled a tour date and called us the morning of saying they sold it. NEVER USE this company, you will regret it.
Very poor professionalism, unresponsive and rudely derogatory staff, false advertising, no proper walk thorough once property has been initially viewed, they tell lies in order to get their property leased and ignore acknowledgement of pre-existing damages/ poorly maintained property in order to receive revenue to have resident incur expenses. Lease property with pre-existing debris promising to remove...After several requests never done to date. Tenant Portal maintenance requests not addressed.The Roop Management Group does not provideExecutive Rentals.Entry and exit ways not properly lit, leaving tenant to replace lights and additionally repair pre-existing negligently managed landscaping??! ...Just awful, told it will take a few tenants to find out what is not working. This is unacceptable and they should be more concerned with doing business to encourage growth for the town not establish a bad reputation for the towns industrial growth and progress.~Thanks for reading, hope this helps....Please take your potential elsewhere!

Very unprofessional, rude, incompetent, Maintenance do not complete their jobs, even on a timely fashion especially enforced by city of Salisbury. No wonder they lock the rate in for more than a years period, otherwise leaving the tenant stuck. The office staff is rude.
