I have rented from Willamette Meadow Property Management from 2019-2021. During that time they were on the line between average and incompetent. The main benefit of working with them was the ease of online payment scheduling. However, as time has gone on I have found more negative traits that now outweigh any convenience of online payment.On July 2nd, they sent out a Renewal Notice which invited tenants, either month-month or on a lease to sign up for a new lease at a higher rent. As part of the new lease we were notified that we would be required to pay an additional $35/month for a Residential Benefit Package.The notice went on to claim that Willamette Meadow Property Management has 2,300 5-star reviews on Google and that their residents get the #1 most-awarded experience.The issue with the notice/benefit package is that in September (3 months after sending the invitation to sign a new lease) they contacted me and said my rent check would not be accepted because the rent has increased and I had to pay for the new benefit package. However, I informed them that they never sent me a notice of rent increase and was attempting to force their tenants to pay for services that they did not accept.I despise landlords that are not transparent and that try to con their residents into paying more money while getting nothing in return. That brings us back to the mandatory Resident Benefits Package. On the flyer they sent out, it listed the following benefits of the service:1. one filter delivered every 3 months2. You can use one phone call to set up all utilities3. 24/7 maintenance4. Screening vendors to ensure they are qualified to work on your property.5. Credit reporting boost of 20 points6. Home buying assistance if you use one of their licensed agents7. An online portal to pay rent.8. Resident Rewards Program which provides cash, gift cards, and exclusive discounts when you pay your rentAll in all, most of these services were either already provided or are required by law. Does the benefits package mean they werent using properly vetting vendors before this? Do you have to pay extra to ensure the repairman coming to fix your plumbing is actually licensed?Im still going back and forth with them regarding this service and thus far their demeanor has been abusive and coercive.If you are looking to rent, beware. Essentially, Willamette Meadows is fine as long as you dont need them to actually do anything management companies should do.

KAREN AND I HAVE LIVED IN OUR PLACE FOR ALMOST 15 YEARS. SINCE WILLAMET MEADOWS HAS TAKEN OVER WE HAVE BEEN TREATED WITH RESPECT AND HAVE HAD ALL OF OUR REPAIRS HANDLED PROMPTLY. THE STAFF ALWAYS GREETS ME BY MY NAME WHEN I STOP BY. THEY ARE GREAT. WE COULD NOT HAVE A BETTER MANAGEMENT TEAM TO RENT FROM.

That’s a company is horrible they are ripping me off and taking advantage of people from the beachie creek fire that lost everything I did not move into there rental and they are charging me 3,000 for not moving in I mean I already lost everything why not try to take more

This company is pathetic. They do not manage properties, they will just steal your money. They manage a property in my neighborhood and this company and that property has ruined my once decent neighborhood.I plain to make a documentary and post all over social media. After a complaint to the City, the property manager visited my home and threatened me to never mention the registered agent of the owner, Brian Carr, again. Yes Ryan Kline threatened me.

This company managed the apartments I live in. The are very easy to work with. They acknowleged and fixed any issues that happened with the property. I would definitely rent from them again.

Let me first start off by saying that our applications did not get accepted due to the fact that the homeowner changed their mind on renting the property out. So we have never actually rented from them.That being said Michelle did an amazing job and everything they could to get our applications accepted even with bad credit! They kept in contact every step of the way and I was able to text Michelle any time!The only reason I am giving four stars instead of five is because we were unable to get our application fees back even though it was the homeowner that decided they did not want to rent out the place. Really amazing and I hope I can rent from them sometime in the future

They really take care of repeat customers. About as bad as you can get. It took over 5 months to get someone to even respond to our maintenance requests for repairs to the dishwasher and the water damage that it caused. This was after we had sent in at least 4 emails with images and made several calls, and I finally went down to the office during their EXTREMELY limited office hours to talk to them.Sorry, I havent heard anything about that! All around the board, and several people did not know where our information was stored in the office. After that, it still took another 3 weeks to get a plumber out there, check out the issue, and then figure out what it was since WM didnt inform them, then find the right parts and materials to fix it. The good news is, their emergency line for the vast majority of the week is never answered until office hours open up, so theres no point in trying to contact them! Ever!They ask that you do everything you can including order a steam cleaning service with receipts at the end of your tenancy, even though when I lived there I was still finding nails in the carpet every odd week or so. If there are any maintenance issues too small to do any paperwork for, they just ask you to fix it and dont reimburse you. By the time youre ready to get the hell out, they decide to send one check with all of the tenants names on it to one individual, and then they claim that they cannot split the deposit up to all the people who paid checks in the first place.TL;DR - if you ever want to feel responsible for managing the property you are renting AND have horrible service from the people supposedly in charge of their clients properties, then this is the place to go with. Worst rental experience of my life. They rented me a mouse-infested property. Half the windows had broken locks. Someone broke in and stole my TV, and they still wouldnt do anything about fixing the locks. I would recommend avoiding them at all costs.

Willamette Meadow Property has done a fantastic job of managing our property. Vince is very thorough and was able to rent our home quickly and to great tenants. Our rent check comes on time every month and I dont even worry about any of the details. I own another property out of state and wish Willamette Meadow could take that property over as well. Excellent service and great people to deal with. I recommended them to my mother and her husband. I would recommend them to anyone.

This mgmt. company is the absolute worst. First there was the bait and switch. They posted pictures of an apartment stating carpet was new and it looked clean. I put a deposit down and signed papers and waited for the date they said I could look inside. (they said I could look in windows until apartment was ready. I did, but I couldnt see damage) Once I got inside, the carpet was ruined with melted candle wax, there was mold in the bathroom, a dirty kitchen with stickers all over the fridge, a door with a hole punched and all the screens were either missing or bent as if someone tried to break in. (broken screen hidden by bush that I didnt notice originally). They said they would fix everything and that I was bound by the lease and couldnt break it. They never fixed anything even after I called and called. I sent emails and pictures. The repair team lied and said that I wasnt home on numerous occasions (I work from home on the computer AND I said they could come in for repairs even if I wasnt home). I couldnt open windows because of broken screens because of mosquitoes and safety and ended up having to buy a big expensive air conditioner. The last straw was when they wouldnt deal with my obnoxious neighbor that like to play loud music at 3 am. I now know that it IS their responsibility (it is the law) to provide a nice place to live. I had to break my lease because of the neighbor. They charged me a lot of money to break the lease. I could have sued if I had known how many rules they broke.

As a property owner, I have had experience with three property managers for my rental homes. By far, Willamette Meadow Property Management has been the easiest to work with for several reasons.1. They have detailed knowledge of the Salem/Keizer rental market, even giving me an estimate of market rent before I purchased the property. They can tell you what areas of Salem/Keizer to seek out, and what areas to avoid.2. Their communication is excellent. They will keep you as informed as you want, even giving you approval rights if issues need to get fixed.3. There are no hidden fees. Every expense is communicated up front. This combined with the excellent communication allow me to predict whether the collected rent will cover mortgage and repairs for the month.4. Their outlook is for the long term. Everything in the lease is designed to go beyond one year. This reduces surprises for tenants renewing their leases and decreases vacancies for the owners.I am a loyal Willamette Meadow Property Management customer. My only complaint is they dont have a branch at the other locations of my rentals.Barrett

I really like Shyla she is a great help every time I call or go into the office. When I submitted my application I was going through a divorce and have terrible credit due to my ex husbands actions so I had to resort to a family member to be a cosigner and unlike most management around Salem they had no issue leasing to me. I also appreciate being able to pay my rent online. The only things I would say needs help is maintenance and Frank. Frank got mad at me over the phone because he said I didnt update my number however when I went to the office they looked it up and my current number was there they just didnt remove my prior number.

Inconvenient. Their hours of operation are minimal. My fiance and I had to take time off work to even meet with them. After signing, we were informed that the owner of the property was going with a different management company. This was a little alarming...but obviously it was for a good reason. Willamette Property Management had us sign a lease on a dirty apartment with broken fixtures. Our bedroom light didnt work for the first three weeks we lived there, and because of the transition to a new property management company nothing was fixed until the new management took over to fix things. There were cigarette butts under our heating unit (this is a nonsmoking complex). The shared dryer was inoperable for a month which meant all tenants had to use laundromats. The carpet was stained and has visible seams that pose a tripping hazard...yet Willamette Property Management expects us to pay a carpet cleaning service upon move-out.Stay away from this company. Property owners beware.

Terrible horrible people. They only exist to extort tenants. They will ignore your maintenance requests. We had two bedroom doors with stripped hinges causing the doors to fall off. They flat out ignored us. They do not take care of their homes and will foot you with the bill.

Worst Property Management Company I have dealt with period. They fought me over every single issue. Maintenance was like pulling teeth with this company. Every time I dealt with them I felt like it was unprofessional. Frank, Renee and Becky would argue and fight with me over the phone so much it got to the point where everything had to be done in writing. I was served a no cause eviction as retaliation and had to get a lawyer in order for them to rescind it. I now am in the process of going to small claims because they placed a stop payment on the deposit refund check. Which is unethical and against the law. This company also told me they paid my final water bill and took it out of my deposit refund, but when I called the water company the bill was never paid. They are true slum lords and do not care about their tenants. I am writing a review here because this business finds a way to delete bad Yelp reviews. So be sure to look at the not recommended reviews because I am not the only one with issues with this company. Do your research before you rent from them because this company is fundamentally horrible and they will find a way to make your life miserable.

No positives. I originally tried calling their office to inquire about a property on MLK day, I figured they must be closed since no one answered after I called several times periodically throughout the day (even though this was not in their voicemail). I then emailed requesting information on a property and/or another specific property if that one was no longer available. I never received a response to my email and called their office the next day.When I called I was advised rudely that they didnt know if they had any application on it yet or not (It had been listed online for over a week), they were too busy to look and/or call me back to notify me. They suggested I apply online and pay the application fee anyway ($40/per person) and if they already had applications they would refund or transfer to another property. I asked if they ran application first come first serve and was told that they try. I applied within the hour.Within hours after submitting my application I was contacted by Frank who advised I was the first paid application on the property. I let him know I had a co-applicant and would have all of his information to submit a complete application within the next day. He asked if I was okay with him starting on my application. I asked again if they ran applications first come first serve and was told they try. He called my references and ran my credit that day. The next day my co-applicant submitted their application. I did not hear anything further until the following week when I called to request status. During this time I emailed Frank and the office twice more with no response.The next week I called to inquire about my application status and was advised that my co-applicant needed to provide two notarized letters of reference for his daughters companion dog. This seemed like an unreasonable request, however I was advised that it was within there right since it was an issue with the owners insurance policy and I should understand the concern with the dog since its a new house. We really wanted the property and were willing to accommodate. My co-applicant jumped through hoops to get the notarized letters.Later that week Frank called to let me know that they were now sorting through applications. I reminded him that he already started running our application and I that he told me I was the first to pay the application fee on the property. I told him I felt this was an unfair practice and was told he was too busy and couldnt talk. At this point I was fairly certain we were being discriminated against for the companion dog, of which I already felt was likely the case.Two weeks after my application was completely ran they called to tell me our application was approved, but not for the property we had applied for. Apparently the email I sent inquiring about both of the properties BEFORE I applied gave them reason to believe I was okay with settling for the other of which I didnt apply (that is inferior). I was also told they approved a married couple for the property I applied for four days prior (BTW we are not married). At this point I couldnt believe the inadequate level of professionalism and could not imagine the nightmare that would be renting from them.They are apparently too busy and cannot handle the properties they manage properly. Very disappointed as the house was perfect for us!

If you are a college student at WOU looking for a place to live, I would STRONGLY suggest not renting from this company. They will nickel and dime you for everything and try to charge you for things you didnt even do. When moving out, they will also overcharge you for everything and charge for 9 hours of professional cleaning. We didnt get our security deposit back AND had to pay extra.

I will never recommend this property management to anyone. I wish you could give them zero stars because thats what they would get. My son goes to Western Oregon University and his sophomore year he wanted to live off campus with a couple of his friends so they found Willamette Meadows and rented a town house they signed the lease on June 1, 2015 and were told they could start moving in after they received there keys. They called my son and his friends and asked if the could wait a couple of months because someone else needed a place to rent right away and the boyswere in no hurry to move in. The boys told them that was fine and Willamette Meadows told them there new place would be ready in a couple of months because of renovations they were doing to the town house and not to worry about paying the utility bills until they were finished that was not the case they told the boys in November they had to pay for all back utilities almost four months later from the day the moved in which was the end of August. When they moved in there was no walk though with any of there staff and the place was dirty from the people working on the place. My son took us to look at the town house in August and I was shocked how filthy the place was. There were problems with the place when they moved in. The patio sliding door did not lock and they had to use a stick behind the door, door bell did not work, toilet kept flushing all the time, light bulbs were burnt out, garage door opener needed repaired, there was a hole in the wall in the garage, missing a door on one of the kitchen cabinets and the WiFi didnt work right. The boys complained numerous times that these things needed to be fixed In September there was pipe that leaked and ruined the downstairs bathroom and it got fixed after a few days. The people that fixed the pipe didnt bother cleaning up there mess and left two big holes one in the bathroom ceiling and another one in the upstairs bedroom. My son came home for the weekend and told us all about the problems they were having since we paid for his rent and called Willamette meadows and told them they are not holding up there end of the lease if it was not fixed we would not pay for the rent until it was. Finally in a timely matter things started to get fixed. Sometime in the spring one of the boys accidentally drove on a small patch of lawn about 10 inch by 8 inch and they charged them $75 to fix it without there knowledge. We could have went up and spent the day with our son and fixed the lawn for a lot less money. They fixed the hole in the garaged that was there before the boys moved in and charged the boys for it. When it came time to move out we went up to help them clean the town house in fact by the time we were finished is was cleaner then what it was when the moved in. While we were cleaning we found out that the patio door never got fixed along with the hole in the bedroom. They had some guy come out and do a walk though with us and the boys and told us that there was only a couple of things that needed to be done, The oven needed to be cleaned and a cupboard needed to be wiped down so we did those couple of things. They also told us the carpet needed to be professionally cleaned which was fine because that was in the lease to be done when they moved out. so we told them to have it cleaned and take it out of the deposit three ways. They ended up charging us a ridiculous cleaning fee, a painting fee there was nothing wrong with the paint at all on the walls or doors and they never said anything about the painting issue when the guy did the walk through along cleaning the carpets. There hours are awful they are not normal business hours they close at three so you have to take time off from work or your schooling to talk with them. Make sure you have everything in writing when it comes to this property management company we had nothing but problems and they took are money and ran with it. I will not recommend them to no one especially college students they will take advantage of you.

WORST rental company I have encountered. This company managed my first apartment complex, and they took advantage of my lack of knowledge. Not only did I not receive and move in checklist, at the moment I moved out they charged for damages that were there before I moved in. Along with claiming the square footage was 600, and now the same apartment is posted as 900 sqf. This company lies to their costumers and Vince was disrespectful from the beginning.

This company wants you to pay an application fee of 40.00 before they will even look at your application and tell you if what you qualify under their guidelines. They also told me that they do not processes applications first come, they will pick through and decide which one is best. Very rude and unfriendly asked to speak with owner and he acted as if he didnt care about my concerns of throwing my money out to waste. Horrible customer service!!!!!
