My husband and I lived here for 2 years. It is a very well maintained property. We always had our maintenance issues fix with in a prompt manner and we would get information about when it was completed. We are impressed with the moving out process. We deep cleaned the apartment before leaving. They gave us an itemized list of what they charged us for and they gave us most of our deposit back, which we didnt experienced with our other apartment in Wilsonville.The neighborhood is great to walk in.We never had a package stolen.Parking is hard to find in some areas of you own 2 cars but there is typically spots near the front of the complex. Its not too far of a walk.The staff is very friendly and willing to help.

I cannot begin to describe how wonderful the Orchard Ridge complex is. The buildings themselves are updated, modern, and efficient - not to mention reasonably priced. It’s quiet, pleasant, and a breath of fresh air from other complexes I’ve lived in in the past.Kaitlyn, the assistant manager, is an absolute gem and responds so quickly to emails and makes sure any concerns/questions are addressed promptly. I haven’t had many issues, but whenever I do, maintenance is fast to get whatever it is dealt with.They also took the Covid-19 pandemic seriously, and I applaud them for taking the health and safety of their tenants, guests, and staff into consideration when making decisions. Management communicates issues, events, or whatever else may be happening around the complex really well, and they even send out little monthly newsletters. It makes you feel like you’re not just a tenant, but part of an actual community. Parking has never been an issue here either - there’s an abundance of guest, assigned, and very close street parking.Overall, Orchard Ridge is a breath of fresh air and I would highly recommend them - they make a commute over the bridge 100% worth it!

Been here for a year now and we absolutely love it. Any maintenance issues weve had were fixed within days of emailing them. Any questions or concerns Ive brought up with the assistant manager were dealt with immediately. Kaitlyn is literally a saint, she is absolutely sweet and super professional. I plan on being here for quite some time.

I genuinely enjoy living here, its quiet, very pretty, and a good distance away from Wallace Road which has most of what I need on a day to day basis (Roths/Safeway, fast food and restaurants, auto repair and tuning, gas stations, etc.).The management at Orchard Ridge is extremely friendly and helpful! I love the little monthly newsletters they send out for the community, and I feel like they do an amazing job at keeping us up to date on whats going on in the apartment residence.I dont feel like I run into too many issues but whenever I reach out to them, they are always quick to respond and willing to help!Same goes for the maintenance team, those guys are super awesome too, and I cant praise them enough for all of their help!

I have lived at the Orchard Ridge Apartments for almost four years now and it has been the best experience for me! I plan on staying until I purchase my own home; I love it here that much! The office staff are incredibly kind, patient, reliable and very responsive! When typical apartment issues arise, they have always responded with empathy and solutions. They were very kind to me when I faced a layoff and worked with me so that I could stay in my home while I navigated how to pay rent. It all worked out well! (I’m happily employed again!) I feel safe here and the noise is very minimal.I live in a one bedroom apartment, which is very spacious with vaulted ceilings. The floor plan was well thought out when it comes to spaciousness. Parking is reasonable and I’ve never had issues for for when I have had visitors. Pre-COVID, I had even rented out the common space at the Club House and had a nice little party. This place is just so welcoming and warm and I truly love living here! I cannot recommend this community enough!

I have lived here for 6 plus years, this is an amazing place. The staff here are compassionate, understanding, committed, so extremely helpful in so many ways.The Maitenence staff are also exceptional, any issues are addressed right away.If you are looking for a place to move into this is the place. I have zero plans of ever moving, they have gotten me through some very hard times.I moved here after I had lost my husband and was the best decision ever.Michelle, Kaitlyn, Kara, AJ, and the other staff are truly the best ever.I can’t emphasize and praise enough what this place means to me, best place ever. No need to look anywhere else this is the place.I am 64 years old and never have to worry about anything, this is a family atmosphere, my neighbors are also considered family.M.Mowell

I’ve lived here for 2+ years and have loved it so much! The amenities are awesome and the staff are even better. Michelle and Megan are the best and I always feel welcome when I come into the office. I love stopping by to grab an everything bagel and saying hello to them. I would not want to live anywhere else.

My family and I lived in these apartments for 3 years. We had the 2 bed 2 bath mid sized one (I think it was around 1000 sqft.) We didnt experience very many negatives in the years we lived here. The biggest negative was parking. There were units who would have 3 or 4 cars that belonged to them and their vehicles would just sit and sit for months at a time, along with visitors who came and taking assigned parking spots. I also noticed several times that people from other complexes/units would park their vehicles in other complexes/units parking areas and also direct their guests to park somewhere else as well. More of an inconvenience and we could have called the towing company several times but were not awful people.The apartment overall was very nice, the vaulted ceilings were great and a huge bonus (I will never be able to live without vaulted ceilings again,) the unit came with a W/D and an air conditioner which was also great. We did have a few issues with the AC and it took months for management to finally replace it which was really frustrating as on the 90-100 degree weeks we had this past summer we were miserable. If you hate tan walls this place isnt for you lol. I spent 3 years absolutely resenting the ugly tan walls, tan, carpet, tan everything but thats just me being picky.The pool is a little small and doesnt seem to be open very long during the summer which is a bummer. I never noticed it crowded and each time we went it was usually just us or one or two other people. The gym is also kind of small I preferred getting a gym membership. They also have a community room that can be rented out which I thought was a great bonus. The majority of the time we spent there management was on top of issues/concerns. We luckily didnt have any noisy neighbors but we were probably the noisy neighbors being on the 3rd floor with a toddler. Any maintenance requests summitted where typically resolved next day! AJ the maintenance guy was really great, him and his family lived below us for a short period of time and our daughter really enjoyed him and his family!Overall, I think these apartments are great and I do highly recommend them! Theyre spacious, updated/modern and affordable!

From the day I moved into this apartment nearly two years ago, I have loved this complex. It is beautiful, clean, peaceful. The management and maintenance team members are always responsive to any concerns or needs i may share. I wouldn’t live anywhere else!

I came and toured Orchard Ridge and the staff was so friendly and very helpful! They don’t currently have availability for a 3 bedroom but they did take my contact info so they can let me know when something comes available.After visiting the community, it’s definitely a place I want to live!

We have lived here for 3 yrs. We have enjoyed the very nice apt, the quietness, we had no problem with any residents and the managers ate very considerate and helpful with any questions or needs. The property is well maintained T hey have a nice pool, playground, and workout room

We have lived in Orchard Ridge Apartments for five years and have enjoyed being here very much. The apartments are well built and appointed. We have a view of Mt Hood from our porch. We have had very few problems and when we do, they are addressed immediately. The staff is super nice, available and helpful. The facilities are excellent including a common room and small gym. It is safe and well-lit at night. The residents tend toward young professionals. It is located on the Cherriots bus line so its easy to take the bus to work, or ride a bike over the Union St Bridge. Its an easy 5-6 minute drive into downtown Salem and lots of restaurants and shops are available in West Salem. Just to the north is the Eola-Amity Hills and some of the best wines in Oregon. We highly recommend OHA.

My low score is reflective of the on site manager. The complex them selves is very nice. I’ve been meaning to post this, just haven’t had the time. But today however she almost hit me in the parking lot because apparently she does not need to look either way before parking into her spot. My main problem is last week, she’s hanging out with the maintenance guy in his or her apartment on the third story and it’s around 7pm at this time, and they both had their music up so loud (multiple days might I add) you could here it through the entire complex, windows open and patio door. Loud music with vulgar lyrics. No concern for anyone living in the complex, because she’s the manager, right? (Or assistant, all I know is she has been the face of the complex since I’ve been here) Then they start talking (now this was just an annoyance) and he goes “oh we should put a swing set down there” and in her annoying voice “OMG that would be so OG (original gangster for those who don’t know the acronym.)

I have been trying unsuccessfully to reach this company as a potential tenant - is it typical to have so much trouble getting in contact with them?

I dont live here but they seem like nice Apartments and they even have a pool!
