Very rude customer service. Defensive and dismissive. Removed a kayak, said they put a notice on it, never saw it. Go by the kayak to my car everyday! Couldve put a notice in mailboxes about a valuable item like this, she said it would be too much trouble and time consuming. I asked her to treat me like a human being and be kind and helpful and she hung up on me!My car was right next to the kayak, so I went by it everyday and never saw the sticker they said they put on it. It seems it fell off or got removed. They sent me a pic of the sticker and on it it said that the vehicle would be towed and would be able to be returned for a fee. Also the notice they put out said that I unregistered vehicles, specifically boats would be subject to tow and said nothing about any items being discarded!Most recently they put in new mailboxes and we werent informed so when we saw the old mailboxes broken open (before the new ones were put in), we thought that they had been burglarized. I had a package that was delivered (notified by seller), that is still missing. I went to small claims for the boat, but they arent taking cases til next year... ๐ณ Also costs a $30 to file and have fill out forms.All this has been a nightmare to deal with, lost sleep and time writing, talking, calling and going places to try to get resolution. At least Grapevine seem to be more polite on the phone, thats one good thing that has come out of this anyway!
I am so disappointed in this company. There is one person there in particular who is extremely rude. Her name is Misty. I have dealt with her before and she has been unprofessional, impatient, disrespectful and very slow to respond. She had all kinds of excuses as to why she did not respond in a timely manner with a previous issue. In the meantime the representative from State Farm was wonderful. She contacted me immediately, followed up and was kind and truly cared. She too was frustrated with Misty and Grapevine Properties insouciant attitude. If I was not part of this HOA I would not be doing business with this company. At this time I have raccoons in my attic. This came about following the work contractors did for town homes in this area. The contractors did a great job of taking care of the dry rot and did not seem to know that there was a suspicion of animals.Although they did say that they had seen a pigeon nest at one time. I called Grapevine Property Services and unfortunately was directed to Misty. I informed her of the problem. I told her that I had taken the day off from work to resolve this problem. I am a school principal. I let Misty know that I had called three different pest control companies. The first two companies I called said that they did not deal with larger animals like raccoons and referred me to a wild life company who would come out and do this work. This man is able to come out at 3:00 pm today. I told Misty that this problem should be the responsibility of the HOA to do this work. The work is immediate. It has already caused a problem with some electrical wires preventing me from turning on any lights downstairs. I informed Misty that I am willing to pay the Wild Life company who would come to deal with this issue but that I wanted to be reimbursed. Misty informed me that she would email the manager regarding my concern and call me back this afternoon or tomorrow. I asked her to please expedite this contact seeing that I have someone who can deal with this issue this afternoon. Instead of demonstrating any empathy for this problem she said that she would not make a promise to call me back before 3:00 pm, that she had already told me what she could do and then proceeded to hang up on me. I strongly discourage anyone doing business with Grapevine Property Services. Employees like Misty hurt the reputation of the company.
The company was able to explain legal processes and procedures over the phone to me. I thank the company for their kindness and patience.

Dont move in if this place is managing the property. Wont answer their phones and when they do they are rude and unprofessional. They will try to extort money out of you as well, Ive experience this first hand. They are professional crooks, stay away!

It was so terribly bad and rude customer service. They always try to beat around the bushes before actually involve to investigate the issue. It took them several months to solve the problem, but it was still not completed. Be prepare to bring them to Court if you really want them to do right. The worst HOA that I have ever dealt with.

Heres my experience:They have a lot to learn and a ways to go to develop into a more proficient and customer-oriented company.I rent a privately owned unit. I emailed my landlord about two issues, parking and construction.1. Parking- I called to let them know people were parking without visible permits. Not everyone in their company is versed in whats going on at all properties. Clearly to be customer-oriented they should communicate more efficiently or have a central place where current information can be found and all employees should be aware.Apparently rules had changed but my landlord nor myself were made aware. They stopped enforcing the parking permits because they didnt follow proper protocol to have the originally instated. This issue will be brought up at the next HOA meeting (again). This has been an ongoing issue.2. Construction- I was not made aware of construction or that I would be unable to exit or enter my home for 8 hours. They were replacing dry rot on our landing. This project took over a week to get done. They still need to come back to finish. The workmanship is poor. Then again, it may suffice to someone elses low standards. The construction workers themselves were helpful although they did suggest my nanny could climb a ladder to my 2nd story balcony to gain entrance. Huge liability issue but I commend their effort to problem solve. We did get shoes that she could wear through the fresh paint so she could work. Had I known this I obviously would have made other arrangements.3. Back to the parking issue. My landlord spoke with Grapevine and they had questions he couldnt answer. I called on Thursday. Individual said he didnt know what the questions were but his supervisor would call me on Monday. No one called on Monday. I called on Tuesday. They continued to ask me what this was about and I said shouldnt you all know? Youre the ones with the questions for me. Dont you all communicate with each other. Do you all get messages? Their lack of communication to the customers and within the company itself is abysmal. TJ said, maam why dont you have your landlord call me and hung up on me. Not very professional.My landlord called them back. He has filed two complaints. They claim the left notices on the door (they did after the fact) and apologized to my landlord for my inconvenience. They said they will take photographic evidence in the future of notices. They could also put an issue date on their notices (they dont, I wonder why?). By not having an issue date they can post after and get out of accountability.Drive around Mission Lakes and take a look for yourself. Look at the buildings, the fences, etc. This company gets over $40k a month in HOA dues.It seems like they want to be better but Im waiting to see if they follow through on their statements.I spoke with a woman who was briefly on the board of the HOA for our property and she said she had to step down after they voted to have the trees trimmed instead of fixing a roof that was leaking and had a tarp over it. Do you see the pattern?I really hope they change and put their customers first. Id look elsewhere for the time being. Check back with this company in a year to see if theyve changed.
Terrible customer service. Impossible to get anything done through this company. Worst property management group i have ever dealt with.
