Our experience was fantastic! Overlake installed a new, high efficiency gas furnace and new AC unit. Robert was great in explaining our options and providing a competitive quote, which never changed. Their crews showed up as promised, and Justin et al were very conscientious and meticulous. We vacillated on a couple of decisions during the install, but they patiently and politely explained the pros and cons of each alternative. Even after we changed our minds on one item, they simply said “no problem” and made the changes. We are sooo pleased. Will recommend to anyone and everyone who asks!

Ive been using Overlake for annual maintenance for years with excellent service. Last month I got to see how well Overlake responds when my water tank leaked. Highly recommended. I will use Overlake for all future HVAC work. I had A/C installed. Great equipment install. I enjoyed having Spencer and the crew here - they were friendly, kept me informed, and answered all my questions. They had to take out my water heater to do the work and they re-installed it with all new connections and up-to date fittings. The heater/AC stack was completely refurbished with a new filter section. The morning after the install was completed (a Saturday), there was an issue with the heater. I called in and left a message . I was super happy to get a call back right away and within an hour Brian came out to fix it and make sure everything was working well. Great service - what more could you ask for?

Overlake did a excellent job replacing both our furnace and hot water heater. They were able to complete both jobs in around 6 hours. The three man crew was thoroughly experienced and friendly. Upon completion, they provided a complete review of the operational details for both the furnace and the hot water heater.

I highly recommend Overlake Heating. Our furnace stopped working. Initially, I had a different company come out and they convinced us we needed a new furnace. I called Overlake Heating because I wanted to get a second bid for a new furnace, and they sent Roy. He is knowledgeable, experienced, and easy to talk to. He quickly diagnosed that the problem was a blown capacitor and soon had us up and running again. The price was fair. Also, if we HAD needed a new furnace, Overlake’s prices were almost HALF what the first company had quoted us for essentially the same furnace.

Gary called me back at 7.15am on Thanksgiving morning(!) to see how he could help. He arrived 40 minutes later to get my furnace going again. Just when it starts to snow our furnace decided to quit working. I called Overlake Heating and Patty was so friendly and found a time to have the technicians come that very morning. They did a lot of diagnostics and found a bad controller board. They had the part and fixed it right away. They were so friendly and gave us good advice for taking care of our furnace in the future.

I had terrible experience with York (Johnson Controls) warranty repair on the York heater that has given me constant problems over the 9 years from the installation. The heater is still under the warranty, but York was making it just about impossible to honor that warranty. I called finally Overlake Heating, talked to Rob about the issues. He went far, far out of his way, fighting with York for days on end until York straightened its mess and OK-ed the repairs under that parts-and-labor warranty. I heard from Patty at Overlake almost immediately. She called me to set up the appointment with the repairman. Next day, in the morning, Tim came and my heater was expertly and quickly diagnosed and fixed by him, after almost 12 days of no heat. Thank you Overlake! You have my business after years of trying different contractors.

We called Overlake Heating to complete some important work for us recently. Our 20 year old water heater was tired and Overlake installed a new one very quickly and for a fair price. Later our 22 year old furnace developed some issues that were only going to get worse so we called Overlake back to install a new furnace and decided to add new air conditioning at the same time. Good choice. The install for both took two full days but it couldnt have gone smoother. The installers were polite, quick and very knowledgeable and happy to answer all my questions. They even found a better was to install the necessary pipes than we originally thought. The area was cleaned up upon completion. You would hardly know that the air conditioning was added. They even installed the new Nest thermostat I had purchased. The office staff was very helpful and easy to work with. Even talked with the boss and he took the time to give me all the info I needed. Good people all around. Couldnt be happier.

Overlake replaced our furnace a couple years ago, and when we ran into an issue with the air conditioning unit recently, they stepped up to help diagnose the issue and correct the problem. Even though the root cause was a bad original A/C installation—not their furnace replacement work. Overlake saved our holidays! Rob and Darryl worked with us to get our heat pump up and running in December. I was really impressed with the ease of scheduling, responsiveness, and great communication. Rob took the time (more than once!) to explain how the heat pump is supposed to work and what we should watch out for. After calling around and working with other HVAC companies in the area - many of which can only seem to come during working hours, weeks away - I am really glad to have found Overlake!

As a senior citizen, I found the thought of furnace repairs or replacement daunting. Tim came out the next day, carefully inspected my 29-year-old furnace, and discussed the results with me so I could make the best decision. Weve had our furnace serviced by Overlake for about 2 years, they have been very professional, and when Ive called with a question or small troubleshooting they have attempted to resolve it over the phone (when they see its probably not necessary to send someone out to do a diagnosis). Other companies are very quick to send out their technician, even if the problem can be resolved with a quick over-the-phone answer, so that you end up paying $100 just for the 30 minute visit.Most recently we had Overlake replace our 23-year-old furnace, they were very quick to respond and give us thorough and knowledgeable advice, even answering our evening texts. The technicians were very professional and respectful... You can tell they know what theyre doing with efficiency. Theyre quote was not the most expensive, and also not the cheapest, but definitely the best value and best warranty.All in all, we were very pleased and relieved to have our heat back during the coldest time of the year. We truly recommend Overlake Heating.

I called for a blank thermostat display on a Friday morning, the technician arrived on the same day by noon, diagnosed the problem promptly and replaced the fuse on the panel next to heater. The heater works now and Im fully satisfied with the repair. The technician was very professional and polite.

Based on the customers review, I can feel that Overlake heating really care about how the customers thinking about their service. It was a pleasure having Overlake Heating install our new furnace. We had four different companies out to bid, but we chose Overlake because of their responsiveness and overall positive interaction. Rob came out on two different occasions and took his time to walk us through all furnace options that would work best in our home, as well as answer many questions we had. We were working with a tight space, so we had to make some decisions which we changed our mind on a couple of times - Rob was patient and helped us along the way. Once we decided on the setup, Overlake had a two-installer crew out the following week. Installers were great, answering all my questions and accommodating when it came to my requests during the different stages of the install. In the middle of the install I asked to build a custom part rather than using a pre-fabricated one, and without hesitation and requesting additional payment they went to work on building the part (which took them ~1hr). A week after the install, we asked someone to come out for a whining noise and some additional questions. The gentleman that came out not only explained how we can reduce/eliminate the whining noise due to us using a restrictive filter, but went ahead and checked over the furnace, fine-tuning gas pressure and walked us through setting up our existing thermostat to work better with our two-stage furnace based on our feedback. All heating companies can sell you the same equipment, its the people interaction that sets them apart, and based on our experience Overlake Heating is amongst the best!

Staff was super helpful. The team did some basic troubleshooting over the phone and determined it should be a quick repair. Mike showed up an hour later after I scheduled and was done in 10 minutes after replacing a fuse. Very knowledgeable technicians, great customer service, and no bs-ing. Overlake is my first choice on heating and cooling needs. We got our Bryant furnance from them, replacing an outgoing American. Never looked back. The new Bryant is saving us $20 per month and heats up my house in 1 hour as opposes to 2 hours. (5 deg difference in 2200 sqft house).We also use them to do regular maintenance on furnance and ac.Recently we called them up becausey tankless water heater is not heating water, they came out and fixed it right away. Priced reasonable, I recommend Overlake to anyone.

So we needed a new furnace and AC, and as I began to look for different companies who could help us, there were so many to choose from! There are even several companies with what look like pretty good reviews. Ive seen this before with other services though and have learned the hard way not all companies with good reviews are created equal regardless of what their reviews say. So I decided to get bids from five of the top rated heating companies on Yelp to see for myself who is the best. Here is who I called:1. Overlake Heating2. Black Lion Heating3. Green House Plumbing and Heating4. Evergreen Home Heating and Energy5. All Hi-Tech HeatingI also called Bobs Heating even though their Yelp reviews arent the best, but they put my original system in and figured why not.Overlake Heating was the all around winner to me. Robs knowledge, his unfailing patience in answering all of my questions, and the quality of work the installers performed were above and beyond. Its funny too, because I was a little concerned at first because of the negative reviews I read on Yelp, but after interacting with them, I think those people are out to lunch. Here are some highlights:1. Overlake wasnt the best priced, but since the quality of the install is so important to proper system function and longevity, I was willing to pay a little more for quality work. Boy am I glad I did.2. Overlake has a three year labor warranty. Most of these others have a one year labor warranty but will extend the warranty to 10 years *IF* you pay for yearly maintenance from them. Of course they control the pricing of the maintenance, which means if you dont agree with that pricing in a year or five, your warranty suddenly expires. I dont like conditional warranties. And as Overlake explained to me, you really dont need yearly maintenance as long as youre good about replacing the air filter (Rob called this yearly maintenance requirement a good fundraiser for heating companies).3. I know one of the Overlake reviewers (Gordon L) said he preferred Black Lion to Overlake, which I honestly cant understand. Black Lion was nice enough, but theyve only been in business six years (they make it sound on their website like theyve been around a lot longer than that, and dishonesty here was a big red flag for me; check their BBB profile as well as Angies List, both say how long theyve been around), and its clear their pricing is structured to try and get a foot in the door rather than compete head to head. I have no doubt Overlake is the better choice, and I had a better experience during the bidding process with them.4. All Hi-Tech is too small of a company for my taste (just a few people).5. Green House Plumbing and Heating... Meh, pretty average to me.6. Evergreen Heating wasnt bad, but theyre out of Seattle (Overlake is on the Eastside where I live), and overall I think Overlake was better.7. Bobs Heating seems like the big company on the block, too canned, and not personalized like Overlake. Overlake has a good balance between size (I think Rob said there was around 15 people at the company???) and that boutique touch and quality.If you dont believe me, do your own survey :-) I think if you are like me, a relatively easy going person who just wants the job done right and good support before and after the job, there is no one better than Overlake. Called them to make an appointment, have to wait for more than one month for someone to come out. I took the day off, waiting for the service technician. My townhome doesn’t have a wide enough drive way for him to park his vehicle, so he has to park further, he said it’s too inconvenient, and just left.He also opened the attic cover and took a look at the furnace, and just left it open, now I can’t close it because I don’t have a ladder tall enough.Then the company owner called me and very aggressively accuse me of not specifying exact distance of how far the driver has to park and asking me about the detailed parking permit policies of the community. I’ve used other companies and they never had such issue so I’m not sure exactly how parking parmit works here. I told him I could research that and make it more clear in the review. Then he goes on yelling why do I have to post anything at all, and threatened with legal actions and atterny, saying I’m a crying baby etc.That’s very nice of a company owner who can afford lawyers to try to scare and silence their customers. I’m a regular folk and I’m so scared now. Thanks for the PTSD!Edit: Trying so hard to discredit a customer now I see.I offered the technician to unload his tools in my garage then park his vehicle then come to do the work, and help him load the tools back onto the vehicle once the work is done, but he didnt bother, saying no way hes gonna walk that far.You are so fixated on this distance from closest parking spot to my home so you could threaten me with legal battle and make me remove the negative review. But when I ask you how come your website didnt say customer has to provide parking within a specific distance or your wont provide service, you said its obvious. Oh now this is obvious, how convenient.I dont bother to defame, but you just cant take it when someone shares their bad experience can you? You could be all right and I could be all wrong. Im not a lawyer I may not write everything 100% accurate like a court document.However, whats striking here is the first thing you do is questioning me in a condescending way as if I have bad intention, and intimidating me with lawsuit, calling me a baby and saying stuff like this is a very small thing and you might make it into something big.I agree with you that this isnt a big thing. When I first wrote the review I was annoyed that after waiting for more than a month and took a day off work but didnt get the service done. When you called me you could have said something like Sorry this happened and its unfortunate. We didnt made it clear that you need to provide a parking spot within this distance or otherwise we wouldnt be able to provide service. Well make sure to address that moving forward and could you please remove the review since the transaction wasnt complete. Id be okay with removing my review then. But no you just had to be the big man and intimidate with your army of attorneys, then try your best to discredit a customer because he shared an negative experience. Instead of taking it as an opportunity to try harder to impress a client, you antagonizes him.I think at the end of the day, the lesson here is if anyone wants to do business with this company, he or she needs to document everything 100% in detail or if things dont work out you could count on the company owner to unleash his attorneys upon you.
