As a resident it is safe to say signing a lease with the US rubber lofts is one of the best decisions i’ve made moving into Providence. The apartment is perfect size for my lifestyle and the amenities that come w the lease are perfect. The staff, specifically Michelle, is also extremely helpful and friendly.

Living at the US Rubber Lofts has been an amazing experience! Never thought there would be a hidden gem like this right in the middle of providence, but this is it. I see people have complained about parking etc., but they clearly have not had the struggle of street parking in this city. The amenities are a HUGE bonus and always well taken care of, and the property manager and maintenance are always extremely helpful and prompt with any issues that arise. I love being able to have dinner and spend time on the rooftop, and that there’s a walkway for my dog which is also right next to the greenway. Having security cameras in the parking lots and key fobs for the doors makes me feel safer too. Overall it’s a great place to live!

Just moved in here a few days ago and I am already amazed by how kind and attentive the leasing agents and property manager are. We moved in on the day of the community cookout where Rubber Lofts staff grilled for all the residents and what struck me the most was that they all knew the residents by name and it is a HUGE complex. Not just names either; they take the time to get to know you, where youre from, what you like doing, and even recommend some places to go in RI that you might like! As for the apartments, theyre beautiful and have plenty of storage space. The gym is small but has the basic equipment/machines you need and the basketball court is awesome. The game room is well kept and has games like shuffleboard, pool, and air hockey! Overall, we have been very impressed with Rubber Lofts and their leasing agents have been the most pleasant to work with and the most responsive of all the apartment buildings we looked at. We are looking forward to spending the next few years here!

Moving to US Rubber Lofts was a great decision. The leasing office and property manager have been great to work with too! I love the loft living and the greenway near the property to walk my dog. This really is a gem hidden in the city of Providence. If you’re looking for a spacious and updated loft in PVD, this is where you need to be. Having the smell of Fabuloso in the common spaces is also a plus! 🙂

I just moved into this place and it was a quick and easy transition. Everyone in the leasing office was extremely helpful in helping to assure and easy move in process. Adam Medeiros was very helpful in finding a place to live, making the process pleasant, easy, and stress free.

Just moved out after living here for a year and loved it! Great amenities, plenty of parking and easy access to highway. Units are spacious and well maintained. If I was to move back to Rhode Island I would definitely live here again

I’ve been living here for 2 years and I love it! The staff is great and it’s nice being so close to federal hill. Love being able to hang out on the roof as well! I just wish they had more guest parking. There is plenty of parking available but only a few guest spots. I don’t have guests over often but when I do I don’t want to worry about them getting towed or parking somewhere unsafe.

Went there for a tour dealt with a man who was very rude and not courteous what so ever. Told me he didnt have any units to show me except one however when I came in unannounced a few days later, I dealt with a female named Maria and she told me there were several units available I told her my concern and how I already came and spoke to this Adam Character she then said well actually she was mistaken they only had 1 unit available. This place seems like a big joke they give apartments to who they feel like giving them too. I definitely will not leasing from this company. Not to mention they should plant some bushes along the fences to give tenants some type of privacy from Valley Street considering the money you pay to rent here. Oh and beware they will give you a price one day and change the amount the next day. Management really needs to step up and make there employees accountable for their actions, and how they mislead people.

I have lived at the Rubber Lofts for over two years and I would highly reccomend. The units are spacious and beautiful. The ammenties are very nice. The staff at the complex are the nicest people and are very helpful with anything youll need. The location is prime, especially being so close to downtown and federal hill. If you want to live in Providence, this is your place!!

So I lived here for about 2 years which is just about as long as they’ve been open. The office staff are great and super accommodating. The maintenance team are life savers and helpful 24/7 365. Great facilities they even rack up the pool balls every day for us! Plus tall ceilings mean you can get a giant xmas tree. Be sure to check out the roof deck for the view and an epic spot to have dinner

We been living in the US Rubber Lofts and have loved our time here! The facilities are great, the apartments themselves are really nice and all the staff are awesome! We have a dog and they have great grounds for walking and you always feel safe. Parking is never an issue either and they do a great job keeping everything in order in the winter months with snow removal. We can walk to Federal Hill and there is so much going on in the area. We recommend living here for anyone looking for a great spot close to everything but still offers free parking, walking paths and so much more!

UPDATEDMy wife and I, and our 2-year old, relocated from NYC to Providence, RI, and have been living at the Rubber Lofts for eight months. We read the reviews before viewing units so we were aware of the possible issues (thin walls, parking, etc). Truth be told, we were pleasantly surprised that our experience wasn’t as bad as the reviews made it seem, until recently. I say recently because little things that at first are annoying and you try to dismiss then snowball into quite a few things and your patience runs out. As my partner put it: the place is losing its sparkle.Cars park in illegal/made-up spots every day and they do not get towed even though the lease explicitly states that you will be. The parking lot by our building has a driveway that is exit-only, but people always enter it regardless and several times (including today), we’ve almost been hit by oncoming cars zooming through.The few times I’ve seen a car get towed, it seems like it’s due to illegal handicap parking, but again, people park in those spots illegally every day. Some reviewers state there aren’t enough spots, however, there’s a second small lot across the street that is often empty.Our neighbor smokes cigarettes and the smell oftentimes enters our bedrooms, including our toddler’s room. This is a big deal to us and we’ve communicated with the neighbor to try and not smoke in the bedrooms (since those rooms adjoin each other). He said he wouldn’t, but apparently still does.The leasing office said they would have maintenance seal up the walls and baseboards, but they didn’t seal the baseboards and only did one side of one wall (did not touch our kid’s room). I emailed them again requesting the baseboards be sealed and have not received a response.It’s not a horrendous place to live in by any means (we come from NYC and developers there are at a whole different level). BUT considering how much you’re paying and given the immediate area’s level of poverty, you would think that people (the property owners, the tenants, the leasing office) would be more mindful of not only their privilege, but also the selfishness that often comes with said privilege.The in-person friendliness of the maintenance crew and the leasing office is a large pro. But the cons that exist here can add up after a while.Full disclosure: we were prompted to provide a review of the property by the leasing office several weeks ago.UPDATE (4/19/19): Maintenance sealed the baseboards and walls in both of our bedrooms, but today our toddlers room and the living room were engulfed in cigarette smoke/odor. We were taking the precaution of opening the hallway windows so that air would circulate and to get rid of the hallway smoke (since it also enters through our door), but maintenance apparently closed the windows and went as far as to insert screws into the handles so that we cant open them at all (see photos). We were in disbelief when we saw the screws, but even more so when the explanation [from the leasing office] was:I also spoke with maintenance regarding the bolting of the windows and unfortunately it will have to remain that way for security purposes as well as to prevent insects and rodents from entering the building.For reference, we live on the 4th floor and no other windows on the premises have been locked this way. In our view, what maintenance did is not only negligent given the circumstances, but also feels a bit retaliatory since it was only done to these specific windows. If you dont want us to open the windows to let the cigarette smoke out, can you have a conversation with us? You know, be professional?UPDATE (10/3/19): Just received an email from the leasing office stating there was now going to be a $20 registration fee for use of their bike rack. Meanwhile, the number of cars in illegal/made-up spots, without being towed, has increased dramatically over the past couple of months, but nickel-and-diming for a bike hook - thats of greater concern? F*%# this place; glad were moving out.

This is my 2nd Brady Sullivan property and they are professional, honest and always try to help. Facilities are always clean, maintained and they are very responsive to your requests or questions. I would stay if I could but I need to pay less and there is nothing else they can offer me as an alternative to what I have. Sad me. And the entire staff are top notch and wonderful to interact with. No slackers here. Lots of pride in how they do their job and for the buildings. Starts from the top and Meaghan the manager knows all about building smart and efficient teams of people who have heart. Not all Brady Sullivan properties measure up to Meaghans standards so look closely. Not a speck of dirt or broken anything laying unattended at Rubber Lofts. An equally nice and respectful community of people. Like I said, Id stay but need to save a few more $ monthly.

To start off, I want to say that almost all of the staff here that we have encountered have been AMAZING. Maintenance is always so nice, helpful and thoughtful. Our issues stem from what Brady Sullivan has in their control. For an apartment that costs over $1,500 a month, it is honestly a rip off. The paint is the cheapest I have ever seen, and even a water drop will stain it. The walls and ceilings have no insulation so we are constantly woken up by rattling air vents and foot steps. We are fully aware that by living in an apartment complex there is a level of expected noise. However the walls are paper thin and ceilings even more so. Parking is a whole other issue. They do not provide enough parking for the people who live on the older side. We have lived here for over a year and while parking is super annoying, there has always been room in the lot for a make shift a spot. This has never seemed to prove an issue, until recently. They have now re-informed us of the ridiculous leasing requirements that include parking, threatening to tow our cars at our expense. Rather than just call the car owner and ask to move their car, which is highly reasonable, they would prefer to call a towing company. This seems like a lot more work on their end, with a means to be petty. With the amount of apartments in both buildings, you would assume that there would be sufficient parking on both properties for tenants and guests. They do have one large parking lot but it is very far away, and being that cars have been broken into and stolen from that lot, it is nerve-racking to be walking that far at night if there are no spots left, which is a guarantee after 7pm. All in all, I wouldnt waste a dime living here unless you dont care about having a conversation with your neighbor through the wall and racing home to get decent parking. They do have a parking garage option but it is a comical extra $100-$200 a month, with no spots left. My roommate and I are both very reasonable people who have understood these aspects. However, since they have now started to tow cars and be ridiculous about these rules, we cannot wait until our expensive lease is up. It is also important to mention that we received emails asking for good reviews to boost their ratings...wonder why. As you can see, we are not the only ones who feel this way. Again, to speak to our credibility, we have been here for over a year, and with these recent enforcements are fed up and feel like we are treated like children. Last night I parked in a spot that I have parked in many, many times over the past year with a sticker threatening to boot or tow my car. They are not accommodating and we are over it. Dont waste almost 2 grand and more on this place.

We sold our house and decided to live in an urban setting. Were very pleased with our decision to live at US Rubber Lofts. The front staff is friendly and accommodating as is the maintenance staff. Our loft is spacious and comfortable with beautiful countertops and new appliances. It is close to shopping, great restaurants, walking distance to Federal Hill, Providence Place Mall. Parking is easy and plentiful for residents. The amenities are an added bonus, gym, game room, theater, community rooms, dog-friendly and being on the River makes it an added bonus especially when walking our dog. One improvement could be visitor parking after 6PM and security guards monitoring the parking lots at night (which we believe is being addressed). All in all, a positive experience for the both of us.

Dont be put off by the garage parking waiting list, there were a few people on the list when I applied, but I was able to secure a spot in just a couple weeks.In summary, if you are looking for a unique pet-friendly rental in a very convenient location with many rare features and you are able to accept the unavoidable challenges of living in close-quarters in a very mixed-income urban environment, I would recommend the Rubber Lofts.I highly recommend requesting Emily for any additional information or to schedule a tour as she is a huge asset to Brady Sullivan.

Its easy to tell that most of these 5 star reviews are fake reviews just trying to get their rating up.This management team is bad. Just the fact that were on the 3rd property manager in less than a year tells you something. If youre looking for a nice apartment with a decent experience, look elsewhere.

Maybe I have been lucky, but I have had mostly positive experience with US Rubber Lofts.Staff has been awfully friendly and helpful to me, and maintenance has been great. When I moved in, I had a couple of issues/requests and they were quickly and satisfactorily addressed.It is true that ideally some solution for visitor parking should be introduced - it only makes sense. For example paid visitor passes and single tickets. I see people complaining both that they guests get towed and they cant find a parking spot after certain hour... we must all realize that there’s a trade-off.It is true that sometimes it does get noisy - but I expect that from a city building with so many tenants.I am still assessing how effective the new security patrol is - but its an important step in the right direction. If there are parking areas without video surveillance, that would be another good improvement point.

We love being close to downtown PVD & love that there are ample parking spots. Guest parking spots are limited & we haven’t had an issue with our guest ever getting towed from the marked spots!!The place is kept clean and maintenance has always been quick to resolve the mild issues we’ve had to report. My one complaint would be the paint used shows water spots quickly but all other amenities are great!! Having a washer & dryer & dishwasher are major pluses!The staff is extremely friendly & great at doing their jobs. They resolve things quickly & are always kind.The neighborhood is a bit run down & rough once it is dark but is slowly being revitalized.Apartment living means dealing with some neighbor noise but we live on the bottom floor and feel like we have minimal noise to deal with! Sure you hear a barking dog every once and a while or a low rumble of your neighbors tv but it is minor in comparison to other apartments I’ve lived in.I would definitely recommend living at USR!!

My time at USRL has been all positive. Great location, great facilities, great amenities, what more could I ask for? Easy access to highways, gas stations, and half a mile to the main strip of Atwells Ave which is filled with great restaurants. Any time Ive encountered other residents in the hallways, elevators or elsewhere, everyone is very kind. The staff is also very awesome and made my transition into USRL very painless and quickly made me feel at home.

I have been living here for nearly a year without much issue. I do understand the complaints that the walls can be thin but thats just apartment complex life (its not any worse than any other complex Ive lived in before). Parking is limited, especially later at night, but it has never become an issue where I cant find a place to park my car or where my car gets towed.The most important thing is that the staff is friendly and responsive to any of your needs and will upkeep the common areas. I had an issue with leaking in my apartment during a huge storm and the maintenance staff were prompt and took care of the issue after hours and then into the following day. Appliances such as washer/dryer are also better than any complex Ive ever lived in.

Lived here about a year and a half now. Great place to live if you want to live in providence! Lots of amenities including rooftop decks, 2 gyms, 2 theatre rooms and indoor bike storage. The people who work in the main office are super helpful if you have a problem and maintenance is quick to help as well.Some of the other reviews are pretty harsh, because honestly this is the best place to live in providence without having to shell out a fortune on rent.You’re in walking distance to federal hill and delicious food, if you’re not home to get a package the office will sign and keep it safe for you, you’re a quick $5 Uber to downtown providence, you can have pets, there’s some garage parking, outdoor grills and a community room.As a young adult new to living on her own I would say it’s pretty great.

I have been living in US Rubber Lofts for two years now and I love to live here. It is close to my work and the city but not close enough to have to struggle with the busy city traffic. I have Rt 6 and 10 and US 95 less than 3 minutes away so I can move easily to explore Rhode Island. In addition, I thoroughly enjoy the parking garage and the surrounding common areas to exercise with my dog. I have Atwell’s St at a walking distance so I have a pharmacy and great restaurants near me. I also have a few gas stations around the corner as well as a supermarket and plenty of fast food places nearby.What I like most is the staff. The administration and maintenance staff are very nice, polite, responsible and dependable. They have taken care of my needs in a timely fashion and always follow up and make sure my issue was resolved. This is sometimes hard to find in Providence and it is this place’s biggest asset.The common areas are very well taken care of and have great amenities like the basketball court, gym, billiards and a movie theater among others. But my favorite feature is the doggie bath. I find it so convenient that I can wash my dog in a clean place and not leave my apartment, especially in the cold months. This is not a feature rental places usually have. In summary, I am very happy l live here and find it is a great place to rent in the Providence area.

I’ll start off with saying that the US Rubber Lofts LLC have been the most accommodating, sincere and kindest people Ive ever interacted with. We personally worked with Andrea, who is one of the Leasing Associates. Andrea was one of the nicest, most respectful and diligent people weve ever met. But rest assure all of the office employees are fantastic to deal with. They to share the same qualities.Lets not forget the maintenance crew/cleaning crew. George and his maintenance crew are very punctual, respectful, and very knowledgeable. Any issue that came up, they took care of it. Everyone has their own opinion, so try and take them with a grain of salt. Yes its an apartment/loft complex, so the noise Is expected. But rarely do I ever deal with any noise. The residents here lease their apartment just like everyone else, so theyre entitled to enjoy their life but they follow their leasing agreement. Speaking of the residents, everyone Ive met so far has been friendly, greeted me appropriately and always held the door open.If everyones life meshed in perfect harmony then life would be perfect and we would all be singing kumbaya by the grills (which they have) If you believe that, then I have a bridge to sell to you. If youre interested in that bridge, how about some air? All jokes aside, keep an open mind and try to read pass the reviews. Overall the place is awesome, and I would recommend it to anyone.

Lived here for 2+ years, cool amenities like gym, games, basketball court, theater, etc. Staff is super nice and maintenance typically fixes things same day if you ever have an issue. People complaining about their friends getting towed need to stop telling them to park overnight in a private lot in the middle of a city, lol.

If I could give this place negative 1000 I would. Ive been here over 3 years and the quality of staff continues to decline. Unlike these lying positive reviews I can start by saying mike wolfe was my first property manager with nick as the assistance. Now they have Meaghan Nadeau as property manager who seems to have limited control over the staff. If they say something will be coming soon take it with a grain of salt as they told me a pool was coming but never happened. They dont check in packages on time, availability for office changes like with every breath taken and when you ask staff for information you would think you were asking for their first born ( they dont want to do anything).

Walls are actually paper thin. Other reviews are not exaggerating. I kid you not. You can hear every word your neighbors utter (phone calls, normal discussion, TV, radio- everything). You can even have a conversation through the wall next door. Its not even a fact that I have loud neighbors. It is the fact that Brady Sullivan uses two paper thin pieces of dry wall with absolutely noting in between (no insulation what so ever). I have lived in many apartments and I have never ever seen(heard) anything like this. The apartments are constructed to look pretty nice but Brady Sullivan appears to have used the cheapest materials money could buy. From the walls to the paint. If you even touch a wall it will leave a smudge. Magic Erasers actually just erase the paint itself. Overall, I would say this is a nice place to live if you are willing to wear ear plugs all day and all night. When you come visit these apartments ask to visit one with someone living next door. Majority of the apartments appear empty, I wonder why, so dont be fooled.Update:Someone moved in above me and I can also add the the ceiling is paper thin. It’s like living inside a drum. The only people to blame for the poor construction is Brady Sullivan and not the tenants. Brady Sullivan has done very little to fix the issue. Frankly, there is little they can actually do other than rebuild the place. I have lived in plenty apartments and have never had any issues with noise. This is by far a very poor situation. Really looking forward to moving out.**Also please beware of fake reviews in my opinion** Major red flags when you get 16 five star reviews from people who typically don’t give reviews (check their history) all within a matter of days of each other and an organized effort by US Rubber to respond to all of them . Look back and see when the last 5 stars reviews came in for the Lofts. This appears to be an active efforts to boost their ratings in my opinion. Don’t be deceived.

Living at the Rubber Lofts started out as a great experience and quickly turned to be an awful experience. Staff were friendly at first but quickly became rude.1. This is NOT a pet friendly buildingIf you have a dog that likes to have a safe place to walk and a place where they can make noise (to go outside or when you the apartment- even just for a few minutes) you will be told to eliminate your pets noise.When walking outside, there was often glass, other dogs waste, or chicken wing bones. Not safe for dogs. There were many times I would lift my dog up and move her around the unsafe area. If you have a dog, find somewhere else to live for their sake and for yours.2. ParkingParking is a mess. I was towed twice from the lot when I was in a marked space and had a pass. No guest parking.3. LoudThe walls are paper thin and hallways echo. There is no privacy and your neighbors hear everything. The only people responsible for the loud building and limited privacy are the people who work at Brady Sullivan.4. Amenities are not always accessibleThe movie theatre and common room are advertised. But, using them is very inaccessible. If you have people over, there is no where for them to park and unless you want to watch a movie at 10 a.m. there is no way to get a key.Find yourself a different place to live so you can enjoy the beauty Providence has to offer.

Maintenance is a fairly quick to fix issue within 72 hours. Not the greatest, but has a roof top deck. walking distance to local stores.cons: poor orientation to the facility. They will show you the game room, fitness center, entertainment room, but fail to show you how to work the outside trash, other parking location, how to enter the parking lot from the back. You will see tons of garbage in the recycle bin because the tenants genuinely dont know where to place trash. 2. They wont show explain how the doors key pad works ( must inquire) 3. Fitness room: tenants will BLAST the television while you workout. (most fitness centers have headphones jacks on the treadmill to listen to television) 4. Parking after 10pm is the worst. Remember no orientation is provided, meaning you will be towed and then informed they have another parking lot in another location away from the building. (must inquire or you will be towed). No guest parking so tell them to park a the mall. 5. paper thin walls thin (ceilings and walls). You will hear every step, sneeze, cough and dare I say farts. Be sure to request all available units because the hardest units to lease will be shown first.personal request: larger fitness center over in the new building.overall = not bad.

My wife and I moved in to 12 eagle street in July of 2018. We love the place. I have read a lot of the reviews that are negative and honestly that has not been our experience.I do not think you will find a better apartment if you have dogs. The place is wonderfully dog friendly. The maintenance people and those working in the office are super friendly. They pet our dogs, and the office keeps treats for the dogs. There is a very nice green walkway to walk your dogs and plenty of poop bag stations along it. We are also within 1 mile of a dog park and it’s an easy walk when it’s not cold out. They also have a dog wash in the building. A room where you can wash your dog that has leash attachments, sprayer, and blow dry. When it is rainy or muddy or we get back from the dog park this is amazing and saves so much time. If you have a dog this is the place for you.When we first moved in there was no recycling or dog poop bag stations, but the building installed both after hearing everyone’s feedback.The women working in the office are amazing. They are friendly, professional, and go out of their way to help you if something is wrong. A package was once “delivered” but never arrived, and they kept an eye out for it and asked if we had resolved it the next day. They genuinely do seem to be good people and do their best to help tenets.I lived in NYC before RI and I can say that the walls here are not thin. In fact I have not seen soundproofing like this in any apartment I have loved in. We had a fire alarm go off a few weeks ago and it was blaring in the halls. However, it took my wife and I a few minutes to realize it wasn’t the tv inside of the apartment. Can you sometimes hear your neighbors? Yes, but that’s what living in an apartment is. We have never had any issues with loud neighbors.We had a few maintenance issues, but these were resolved very quickly. The maintenance people are friendly and always say hi. They also love dogs. We haven’t had any issues getting things fixed, as long as we ask.In providence there is currently a wave of car break ins. Some people have suggested this is somehow the rubber lofts fault. However it is occurring across the city and a police issue. The hospital has been hit as has east providence. The building has security cameras, and has hired a security officer to patrol the parking lot at night (really nice guy also who likes dogs). Since then I have not seen any break ins. If you live in a city there is always the potential for crime, but that’s an issue with the city not an apartment building in it.It does suck not to have guest parking and that is an issue that they hopefully resolve. But again, you cannot complain there is not enough parking (we have never been unable to find a parking spot) and also that there is nowhere for guests to park. There is limited parking and they use it for their guests first.I’d say the hardest part of moving in was the paper work which is extensive, but once we got into the building we haven’t had any issues and we love the place. Especially the staff, they make the building worth it and it’s clear they work very hard to make everyone feel welcomed.

Terrible experience living here and they try to make you bankrupt when terminating a lease. We move do to our jobs and we had to pay an arm and a leg to get out of a terrible place to begin with. The apartments have some good layouts in the townhouse styles but the walls are paper thin. They also have a lot of crime in the parking lots and surrounding area. Countless times there were tires stolen leaving cars on crates, windows smashed in, my boyfriends wallet got stolen out of our car, a motorcycle stolen, a car ramming into the garage while fleeing from the police, I shooting across valley, I can go on. They also tow your guests cars after 6 pm. There are definitely better places to live in Providence. Every other bad review I read is completely accurate. Residents have been asked to write good reviews from the staff.

I absolutely hate living here. Have to pay extra money for a good spot. There is no parking at all lot is way over filled. We have no visitor parking. When it snows the lot is a mess. My heating bill is outrageously high and I can hear everyone in the hallway. STAY AWAY FROM HERE. Biggest mistake I ever made.

Decent place to live, could be a bit quieter,Parking is tough, especially for those of us that work late. The parking plan is a bit strange, spaces seem wasted. However, for those of us that return home after 10 PM, we have to park down the street. Need more lots onsite, or reserved spaces. Hopefully more parking for residents open up across the street.Location is kind of sketchy at times.

After almost 6 months here I have had nothing but positive experiences with the front desk staff and maintenance personnel. Parking while limited to residents is overseen by a security company at night which is nice as I work evenings and am often coming home in the middle of the night. Snow removal policy does require you to move your car out of the way so outdoor parking areas can be plowed, and while perhaps this may be annoying to some it’s far less annoying than shoveling yourself! I find the shared common amenity areas to be great and well maintained. I work out in the 2 gyms daily and if equipment needs attention it is always fixed promptly. The building is fanstastic for dog owners with dog areas outdoors, walking path areas, and even a dog grooming/bath room within the building. I use a function room for a holiday party and the staff was very helpful in setting that up. I look forward to the warm weather and enjoying the rooftop deck with an awesome view of the city.

This seems like an egregious abuse. What possible reason would a private organization have to take a picture of your ID when, like you said, even TSA doesnt? I would ask for a copy of a picture ID of the staff to balance it out. After all, who is to say I dont need protection from the US Rubber Loft staff, even though they appear harmless?

I have been living at the Rubber Lofts for two years and they have been nothing but great and helpful. I do understand guest parking it’s a big issue for a lot of people however you are told when you sign your contract the policies for guest parking.

I am giving this place two stars for the friendly staff, accessibility to federal hill and the rooftop deck. Other than that we’ve regretted this move. Biggest cons for us are the parking and immediate surrounding neighborhood. When my Uber drivers drop me off they are concerned for my safety. With the new building opened up parking is horrendous. If I get home after 8 it’s a 10 minute walk to my apartment because I have to park in a remote lot.

I used to rate them as a 5 star... until I moved in.Its not the front desk or maintenance, theyre great. Its the owners.(Seems to a trend on the 1 Star reviews. The 5 star reviews are just one liners) Since we moved, weve seen shortsighted decisions on the renovations and disregard for the tenants.In our 2 months here (winter months), weve seen 3+ cars with the wheels stolen. Theyve submitted police reports. Wahoo! Meanwhile, we have friends over to watch the Superbowl and their car gets towed. Priorities? You can park in our garage (they mean pay $150 a month) if youre concerned. Really? Were dropping $2-4K a month on rent and I have to worry about my wheels? Also, theres a wait list to get in the garage...sooo...oh, and storage units that leak. Thats a nice amenity. I had friends lose everything and have to wait for the caring corporate office to give them a partial reimbursement.Our first day moving in, I asked a new neighbor what it was like living here. She said I wish I could give you a happy welcoming, but I cant. she went on to explain the weeks of trouble shes had from the leaks from a light snow...in her BRAND NEW loft. We should have known what we were in for.Like I said, the staff here we have met has been great. But theyre handcuffed by the owners of this place who strictly dont care about the residents. Its simple stuff that would save them. Suspend towing on nights of events (or after 2 am...). Send a newsletter saying what theyre doing to stop the wheel thieves and car burglars. The 5 star reviews are all in the same time-frame from individuals that do not have history of leaving reviews or do not live here. That’s why there is so much vacancy here. Not only is Brady Sullivan Properties amist a 66 million dollar lawsuit (google Harris Mill, RI lawsuit) but they go through personnel staff like underwear. Their sales pitch may lure you in with the appealness of the new lofts or a free month but don’t let that steer you for how horrible this building really is. They are trying anything to get occupancy.To start, if you have friends, family, or guests, don’t move in here. After 6pm they tow any car in the lot without a permit. And by the way, the city of Providence doesn’t have overnight parking for anyone that isn’t a resident. Kiss having anyone over goodbye. They don’t allow additional spots and quite frankly they aggressively restrict them unless the person is on your lease.If it snows, they make you shift around your vehicle while they plow out the lots on a schedule based off of when the snow stops...if you work or are not home and didn’t expect the inclement weather, you will be towed even if you live there! Outrageous!If you like a goodnight sleep, don’t move here. The walls are legitimately paper thin. It sounds like your neighbors are in your apartment with you. I’ve lived in apartments and in cities for 30 years. This was by far the worst experience.Your heat bill will be out of control! The exposed brick looks nice but mid-January, your bill will make you cry. Brick has no insulation whatsoever and well New England weather isn’t exactly warm the majority of the time.I’ve overheard other tenants speak about thefts and vandalism including someone’s rims being stolen off their car. These lofts border a ghetto/slum area. Not the nicest of places.Mostly all tenants that LIVE HERE feel the same way. I conversate with them at the gym or out by the grills. There is a reason why they are having a hard time renting apartments. Don’t be foolish enough to fall in the trap like we did. Learn from us!

I had a very bad experience. I am a guest and went through the parking that has a sign saying for guests and residents than after visiting a friend, i did not find my car. It was towed. And when I called the company, they said that it’s a friday and they are not open during weekend so I have to pick it up on monday.One night costs 137$ . And that is other than the fees to take a uber to go and come back from work because it happens that I am working during that weekend. And the fees to get the cab to go to the towing place in Warwick.Later I knew from my friend that is a resident there, that even if you have 2 bedrooms apartment, you get a sticker for only one car. And she and her husband used to come very early to their apartment and avoid going out at night of fear that they won’t find a spot to park at night. Especially that there are no other places around to park since it has a dangerous neighborhood.

One star because:-Wake up to cars missing wheels almost weekly-Walls so thin that I hear our neighbors sneezing even while our TV is on. On top of that, I hear our 2-doors-down neighbors music every single night.-Parking is a nightmare; have to park a 10 minute walk away if I show up after 7PM-Leaky storage unit that ruined everything and was only partially covered (by the renters insurance company)-Guests have to park in sketchy parking lots next door, or get towed after only a couple of hours (meanwhile, we cant stop stolen wheels?)-First night we moved in, washers drain hose leaked everywhere and flooded our breaker just below, causing us to lose power. Rather than a hotel, they offered us an awkward guest room next door for the night, which lacked sheets and was all around, an uncomfortable experience. We ended up getting our own hotel room instead.--this leak happened a second time; but we caught it before it killed our power.Will not be signing again, and I truly hope that no one else has to experience the awfulness that is this place. This is the 5th State Ive lived in in as many years, and never experienced a management team this bad.
