My husband and I have lived in the Gull Prairie community for 13 years and have been very upset as of late. We were told we get some sort of “longtime tenant “ discount but after asking neighbors, we all pay the same we found out!We love our place but the rent has increased tremendously with nothing improving to account for it.When you pay $1700 rent and the heat and air only work in one level. We have 3 floors and can only enjoy the main floor, when asked to fix the problem …. We’re told there is nothing they can do!The landscaping has also become next to none the past few years.Why the constant rent increase??Why will heat/air not work on all the floors of our townhouse?

Worst rental company ever been having problems with internet literally for 6 years now I pay for 45 dollars for internet that never works they will not come fix it wont allow me to get my own service provider forced me to get there internet that never works

This company is absolutely disgusting to its tenants. They invent infractions they have no intent of prosecuting just to harass the residents and keep them on edge. They cant wait to issue eviction notices for paying rent a few days late during Covid. You are forced to use their internet provider too. The way they operate should be illegal.

Edward Rose & Sons is a great company! I have lived on several properties ( South Bridge Apartments, Concord Place Apartments, and Autumn Lakes Apartments) and have not had one bad experience. Anytime I move, I look for Edward Rose properties to rent at. Thank you!

I lived there 9 months. I was never late on rent, I always paid ahead and was treated absolutely terrible when moving out. I paid an extra $750 to break my lease, they kept my $500 deposit, and then 2 months after moving out I got a letter in the mail asking for $400 more because of damages to carpet. I called twice prior before moving out to ask if I should rent a unit to clean the carpets. Both times I was told NO! Don’t worry about it and that they have professionals come in to clean after I move out. I just think it’s so shady and sneaky to bill someone after I specifically asked this before hand. I will forever spit on this company’s name and bash it to anyone that considers renting from them. They are trash

I have complained to the office for SEVERAL times now and NOTHING is resolved. There are 2 vehicles sitting in the parking lot for a year now..NOT running. Then one of the tenants has someone living with them. Who is not on the lease and taking up parking spots. The same apt has 5 vehicles and they are 3 taking up parking spots on front row. The same apt. Keeps smoking and leaving butts lying by the shrubs in front. I DONT LIKE to walk to the mailbox or to and from my car with these people smoking right by the mailboxes. My apt STILL NEEDS A PROPER PAINT JOB.

I live at Fairlane Apartments in Springfield Michigan, this is an awful place to live at. Most of the residents are awful as hell & are very disturbing. I have turned this into the manager several times and they have not done anything to keep them from doing what they were turned in for. I hope that someone dose something to the manager about this because it needs to be more than fixed asap.

They will approve you for one location with dumpy units, but if you want to live in a little nicer one, theyll tell you youre not good enough. EVEN THO YOU LIVED THERE BEFORE. thats if they even notify you. More likely to waste your time letting you think its processing until you call in days later to find out otherwise. One person will tell you its very slow while another will tell you different. Nothing but lies and attitude from most staff. Highly unprofessional and discriminatory.

Very racist company. They treat people of color very poorly. White managers outnumber managers of color 10 to 1 yet managers of color are fired at a much higher rate than white managers. Promotion is only for the white and favored. They have promoted managers with far less qualifications while overlooking well qualified people of color. They “finally” have their first black regional manager. It took them 97 years to do it, but its finally been done. Of course, this was only done for the “appearance” of diversity.

I lived here for one year (2013-2014). I enjoyed the experience. I had quick and reliable response from maintenance and office staff. I had to break my lease when I bought a home in the area and staff were professional and helpful.

I have rented from Arbor Lakes in Elkhart for a little over a year. I rent here because its closer to school/work but its way overpriced, tiny pool, NO PLAYGROUND, outdated appliances, the list goes on. They need to lower their prices or have more to offer especially with new upcoming apartments popping up.

I applied to an apartment complex owned by Edward Rose & Sons with a roommate. My roommate had a claim on his credit that he was past due over 180 days for $0. I have near perfect credit and nothing on my record, but we were subsequently denied. When he called the regional office, they told him to submit a dispute form. He followed up several times with the regional manager, but never heard anything back. We ended up going with a locally owned and nicer apartment complex that communicated excellently with us. I would not recommend Edward Rose & Sons to anyone. They are a corporate real estate company that does not care about the average person.

Making every resident make payments online is not considerate for those of us that still like face to face interaction. Also the older generation may not want to use the online version. Management is not the best in all aspect from others services you provide internet to cable!

While Im relatively happy with my local leasing office, the overlords at Edward Rose are as awful as any other greedy, robotic corporation.Here are some examples:1) Force you to use their awful broadband, Bloom Broadband, which has data caps and goes down almost daily, requiring me to restart my modem to get the internet back.2) I accidentally missed a single payment during the holidays. Next thing I know, Im being served legal papers. No call, no email, just one letter informing me of the issue, which I missed because I was traveling for the holidays. I had made payments for over a year. One missed payment I wasnt aware of, and bam, here come legal fees and court dates instead of a phone call to check in with me. My local office helped me work things out. It was clear these were policies set and expected by Corporate.3) Force people to use their online system for payment. Some people find it easier to pay in person or with cash. It would be fine if they were developing their own system to make things easier for residents, but it seems like its about saving Corporate money, making things easy for them and harder for many residents.I dont know if theres any other kind, but theyre indeed another compassionless, greedy, Corporate landlord that will always choose making an extra dollar over residents. If you can, find a co-op or something where the owner of the land actually gives half a fig about the residents, that will at least choose residents sometimes over a dollar.If you cant find that, then a richer and more competent evil landlord is probably preferable to these little regional guys. Why be regional if youre just going to do a bad impression of the massive statewide or national real estate corporations?

Office staff is useless. Maitenance is slow to repair and tenants are not viewed or checked very well. Have to constantly call oncall maintenance for loud unruly tenanants that arent even on lease of tenant already there.

-This pertains to the experience I had with Jon the community manager at Green Ridge and Tim B. the regional manager at the Kalamazoo office.Would leave zero stars if possible. Make sure you get every single verbal agreement in writing! I had a verbal agreement with Tim B. at the regional office and he decided to go back on his word. Also I feel sorry for anyone who has to deal with Jon the community manager in the office as you will never get to say a word in a conversation that you have with him, he WILL interrupt you and belittle you multiple times as he did to me. He is very unwilling to any side other than his own in a disagreement. Long story short I will never being staying at another Edward Rose managed facility nor will i recommend it to anyone I ever talk to.

I’m currently residing at old farm apartments I’ve been here a total of 3months I have a pregnant girl friend which is on the lease we’ve been having issues with maintenance our ceiling in the bathroom started to warp and leak water from the apartment above us we had to constantly call maintenance to resolve the issue then when we did they is how they resolved it by plastering and the ceiling back it was a very sloppy job and now black mold is starting to accumulate my refrigerator is also leaking black fluid then when I addressed it I was told that it was coffee when you walk into the residence it smells of smoke and who knows what else and me and my girl doesn’t smoke if you don’t believe me google old farm apartments and look at the reviews your self I would not recommend renting out of these apartments definitely not worth the money

Our Pool has been CLOSED since the 1st week of July. We were told that it would be fixed today(Its Friday) 7-21-17 now they are saying Monday or Tuesday. Brandy stated it was a pump since when does it take 3 weeks to get a pump and now another week and a half for a hose. We live right by a Menards and a Lowes not to mention all the Pool places around. I called Corporate in Kalamazoo but was put on hold and never got back on the line with me after waiting 17 min to speak with someone. The kids are out of school and cannot swim for a month when the pool only opens for 4 months. Disappointed Northpointe Resident
