I lived there for 2 years and they were by far the best management company I’ve ever dealt with. They were quick to fix anything (less than 24 hours, even things not an emergency) and extremely helpful and responsive. Not sure what any of the negative reviews are talking about because I rave about the service to everyone.
DO NOT RENT WITH THIS COMPANY! they are not profesional, every time I went to pay rent none of the lady’s have a mask on, they complain about everything and give you attitude as well. Mr Halsband is a jerk and only sees people as checks oh and you will ALWAYS have a problem with the security deposit. I’ve told all my friends to never rent from this company, and I’m saying it to all of you please do not rent from them.
They will do the bare minimum that the law compels them to do. The office staff are not super friendly/professional, but the owner only views the tenants as rent checks. The field agent who shows the apartments likes to spin a good tale, but doesnt follow through on the promises. All in all, negative, and would not rent from them again.
I rented a studio on Ellsworth from them a year back. I had no issues and they were timely and responsive on all maintenance requests. Got my full security deposit back and had no disputes (I kept the apartment in good order). I worked in property management at the time and HH had all the good markings of a decent rental company.
I highly recommend Herbert Halsband properties. When I was a student, they were so accommodating and provided great value for the price. For anyone looking for affordable housing in Pittsburgh, I highly recommend this company.
Just had to write another review on my experience with HHP. I lived with them for 3 years, first a studio in Friendship, Second a beautiful 1BR in Bloomfield. Any issues I ever had ( which were very few) were always taken care of the next day. The maintenance guys always knocked, left notice, were sweet with my dog and in and out very fast ! They worked closely with me when I had personal issues and rent was becoming hard. Melita, Chris and Amanda and Mr.Halsband himself are all very genuine and friendly and will treat you with respect if you do the same to them. I work in Property Management in Regent Square so I know that reviews can be insane and usually bad reviews are people who were evicted or terrible tenants. Be fair when reading negative reviews and be reasonable. If I were not moving to Florida, I would absolutely stay with HHP as long as I lived in Pittsburgh. Thank you for all you have done especially the 3 office ladies I mentioned. You guys made it feel like home for me from day one. I wish you all the best. Thank you !!!!!
Read the reviews prior to leasing an apartment, I would lean more towards the negative ones personally. I lived at 374 S Atlantic Avenue Apartment #6 (it has a turret) for 2 years and had to put in so much additional work to get anything done from a maintenance standpoint.
I rented an apartment for a year. The maintenance men are usually really nice and quick to help. But I have a few issues with this company. 1st my roof leaked and they never came to fix it, it was towards the end of my lease so not a huge deal. The roof on my building was being replaced or fixed and it took forever. the started 3 months before I left and still werent done, so every morning there was pounding on my roof to wake me up. Speed isnt a big deal to this company. The front door to my building was constantly broken, so anyone could walk in. Parking at my building was a nightmare and construction vehicles were constantly blocking the entrance. Calling to complain got us nowhere for the rental office didnt seem to care. On the other hand, my apartment was fully renovated and really nice.

I wish I could put zero stars. These are the most rude and unprofessional people I’ve ever had to deal with in my entire life. Avoid them at all costs. All they want is your money and stop caring about you the second you sign a lease. Not worth it, TRUST me. There’s a reason the majority of these are 1 star.

I hated it, the staff were rude and patronizing, some of them tried but the owners act like theyre doing you a favor by taking your money for what turns out to be relatively low-quality housing. If you can find someone else whose had a good experience there, ask them, maybe they know something I couldnt figure out. But Id say youre taking a big risk with these guys, especially if its your first apartment.For me, in my experience, the company makes sure their bases are covered technically, but you really should scan over the fine-print of the lease with a fine-toothed comb before even thinking about signing it. They put on a very good face until they have your signature and deposit, and then they stop caring. Calls to them for things have escalated to unwarranted rude, pushy confrontations with no instigation on my part - its like whoever answers the phone is ticked off and looking for excuses to take it out on you. I cant help it theyre having bad days, but its not my fault and my demands were not at all unreasonable (things like heat in the winter, collapsing ceilings, etc...).Seriously, Google the heck out of this place in other apartment review guides - the truth is out there in spades. Like I said, some people have great experiences there, but I dont know any of them, have never met them and truth be told, I wouldnt be surprised if all positive reviews come from the same place - their own office. Just my opinion, not intended to be taken as fact. Dont just take my word for it - check it out for yourself, ask around.
I will say that they did their best, especially the people who actually came over to fix things. It never took more than two days for someone to come and take care of things.The best thing is that their places are really affordable. We saw similar apartments in Melwood ave twice as expensive.I may have called them million times during my 1-year lease, but they were always cooperative and helpful.(We lived on S. Aiken Ave; the neighborhood was great.)
My wife and I tried to set up an appointment with an employee named Melita. She never replied to confirm our appointment. When I called the office she wasn’t in and the agency couldn’t honor the time we had scheduled.
Actually, its Negative 5 stars. Dont waste your time, because they dont care about yours. Go somewhere else.

Save your time, money and frustrations for a better thing to come along!! Only giving 1 star rating because I have to, not because they deserve it.
If you can find a different property company to rent from, do it. Apartments are moderately priced but the building I lived in (Semple Street) was pretty run down and constantly had maintenance issues. Broken appliances took a while to get replaced, and some never were! We couldnt use our oven for the final month and a half because of a broken knob that was never replaced. Also didnt get my whole deposit back because of damage from frozen pipes that we didnt cause. These people know that they can bully college kids out of their deposits. Avoid them if you can. They are scammers looking to exploit you.
Stay away from HHP. Rent for their apartments is way overpriced for what you’re getting. I’m moving out of their apartment soon and they sent a letter saying that we have to get the bedroom carpets professionally steam cleaned and show a receipt in order to get the security deposit back. They told us we would not be reimbursed for the cleaning!!This was not in the lease and it’s the first time I’m hearing about it. They do other sketchy things like putting a security deposit down for the electricity... The only good thing about this company is maintenance will come if you ever need something fixed. However, they give no notice when they’re coming, and as someone who works night shifts, having strange men barging in during the day is less than ideal. Rent HHP as an absolute last resort!!!
Me and my girl friend lived at 5502 Ells. Ave. We loved it there the management company was extremely understanding about different circumstances with moving in, and then again when we moved out. We got our full deposit back and waved late fees when our families were effected by a natural disaster. It was a perfect location for us as CMU students. Extremely quite and the other tenants were amazing (legit had the best next door neighbor). One complaint below was about the maintenance guys and it seemed rather hasty, if you ever get the chance to speak with them they are all kind and respectful. People need to understand that to live in Shadyside you are not going to get anything cheaper than $900 and its probably not going to be anything nearly as nice as what HHP places have to offer. If youre a student and this is too expensive for you then you should probably look at surrounding areas like Oakland or Greenfield. Also if you are reading this I would suggest that you look at the reviews for every management company in the area.
I don’t even want to give a star!!!!!!!!! Officer is sooooooooo RUDE! Pls think about it carefully before when you make a decision to deal with the rude people.
I lived in the same apartment for almost 5yrs. It was my first apartment. Management gets lagged a lot but I never once was treated poorly or had a bad experience, maybe change your approach, people? My apartment was literally bug/rodent free. Not even a spider. Any issues I had were handled quickly. Maintenance here is just the best (after they got rid of carl) fast, thorough and friendly! I miss my little studio but I know the new tenant is loving it much as I did. I would definitely rent from this company again!Edited to add: this was one of the first pet friendly rentals I found in the city of pittsburgh and whenever my dog would tag along to drop off the rent check the office staff always had dog treats and cuddles for him!2nd edit: saw ppl complain that HHP charges $40 for an electric deposit. So, what they actually do, because most of their renters are college kids w/out credit histories, is co-sign for electric for tenants so some will not have to pay upwards of a 1200.00 deposit for service. I was happy with this 40$ because Duquesne light wanted an $800 deposit from me as I had no credit history. The money is refunded, you still have access to shut off the lights when you move out as your name is still on the bill...HHP just co-signs for you so you dont struggle or have issues after you sign the lease.Take care of your place and you will have the most affordable home in the city. Take care of your place and when you move out you will get your pet deposit, your security deposit and your electric deposit back, plus interest.Its not hard. Im LAZY AF and I got it all back because I do not live like a pig.
