I lived there during 2020 and once they transitioned to a new property manager things greatly improved. Pam is awesome and understands customer service and actually values the residents. Also, Henry who is in charge of maintenance will go over and beyond to assist. The amenities are nice too - pool and spa backs up with a nice scenic view.

I am slightly concerned that there is no option to rate below one star.I have expressed my concerns regarding the continued lack of up keep with the landscaping in the community. I have expressed on one or more occasions that this is absolutely absurd. This is a concern when the residents have continued to pay for HOA fees however the community has not been kept up to a standard of cleanliness. There are over grown weeds by residents doors that the complex has failed to take care of. Pamela is very rude and lacks empathy. The maintenance crew is absolutely amazing however they do not have the proper management supporting them in this time of need. I have asked for the weather stripping on my door to be replaced over a month ago and it has yet to be done. If you are planning to rent here please ensure you have a large amount of patients for the lack of respect, help and response.

If I could post negative stars I would! This complex has failed me on more than one occasion!Pamela has absolutely No customer service skills and should never be allowed to have any involvement with this rental agency.Th complex does not respond promptly, does not maintain the community and find excuse after excuse for their failure to provide adequate customer service.I WOULD NEVER RECOMMEND THIS PLACE FOR ANYONE !

Its a nice community. Smoke free and a park is close by. Also a hiking trail. The office is really nice and is willing to work with u. Not sure if Sheena is still working there but she very understanding and helped alot with my situation. The maintenance was very quick on getting what I asked to get repaired. I would recommend this very highly.

Parking issues ALL the TIME yet they have two large containers taking 4 parking spots. Apartments are outdated. Water has been shut off about 5 times in the last 11 months which is not a surprise because of how old and cheap everything is. Gate is ALWAYS breaking. They do get things fixed but honestly it is so inconvenient to live in a place with so many problems.. The place LOOKS beautiful but dont be fooled!

I LOVE this place! It’s a quiet and friendly area. The Staff here is awesome! Sheena rented to us and she’s just a sweetheart. Honestly my boyfriend and I were apartment hunting all day and ended up coming back because she was so sweet. The maintenance staff is also really great. Even during quarantine all my needs were met. The apartment isn’t upgraded and there isn’t a lot of storage space, but aside from that no complaints. The price is right. The location is right. And the staff makes it worth calling this place home! Thank You Mountain Park Team!

I love living here!! It has great facilities and it’s quiet and clean. I feel safe living here. My apartment was was just like the pictures - very spacious and clean. Another great part about living here is the management and staff in the front office. Ashely Robinson (the community leader) is amazing. She’s always very courteous and helpful! She gets my packages as soon as I get to the front office and makes everything fast and easy. I can’t speak highly enough about Ashley and Mountain Park. I’d highly recommend living here. I use to live in San Melia and the management and facilities were terrible so I’m very glad I moved here. Everything has been great!

I did not end up renting here, but I have to say that the staff is without a doubt the most responsible I have ever encountered. I was looking at a couple different complexes and needed info to make a decision long distance. Lindsay was awesome - she sent me everything I asked for - the first time - and even took some pictures they didnt have on had for me. I was very impressed with the quality of customer service she provided and the responsible way she fulfilled my requests.

The management and maintenance team here is the reason for the 5 star rating. My initial experience the first few months after moving in, was not great and probably would have given this place a 3 star rating! The much needed change in management, shows the difference one person can make when they truly care and are passionate about their job. The property manager Ashley is absolutely phenomenal!!! The drastic improvements were immediately noticeable the day she started and quality of the community has been great ever since. Lindsey at the front desk is fantastic as well and our maintenance man Henry is really on top of everything right away! It’s the people that make the difference and that’s what separates Mountain Park from all the rest!👍☺️

Jason, the maintenance guy, does fantastic work. Every time Ive had a problem, whether its my air conditioner or a plumbing issue, Jason comes within an hour to fix it. His concern for the residents of Mountain Park ranch is tremendous.

We are so excited to be part of the Mountain Park Ranch Community. The apartments are absolutely beautiful inside and out. They have a home feel to them rather than an apartment feel. The staff is so helpful and they have such quick responses to whatever you need. Natalie helped us with absolutely everything we needed. Apartment hunting is always very stressful because you don’t usually get all the information upfront and there’s usually a lot of false promises. That is not the case with Mountain Park Ranch Apartments. They tell you everything they need from you and there are no surprises. The complex is beautiful and the surrounding area is wonderful.

I toured this complex on Sunday and was absolutely amazed at how beautifully kept the grounds are. I was apartment hunting but as soon as my tour started with Savannah, I no longer needed to look at any other apartments. The apartment Im moving into is updated, spacious and so beautiful. The large windows allow so much natural light in and Savannah was a huge help to me when I was applying. I highly recommend this complex and look forward to my life there!

We are excited to be living at Mountain Park Ranch Apartments. The location is great, it is literally right next to the park which is great for my son, close to restaruants and shopping and its close to the freeway. Natalie made this process super easy and I really appreciate the willingness and quickness to help and make the move as easy as possible, I applied online and the very next day I received a call from Natalie to start the process. Ive never had an apartment complex be so quick to respond so thank you again!

We have recently moved from out of state and had a rocky start. After a fallout with another property we found Mountain Park Ranch. The staff here were very empathetic and helpful with our transition and we are thankful and blessed there were openings. We highly recommend Mountain Park Ranch for apartment rental!

We loved our 2 years here!! We only moved because we bought a house. The staff has always been so friendly to us. Anytime we had a maintenance problem, it was fixed that day! My toddler always loved the cookies in the office as well! When we moved in the apartments were very clean and if we had any problems they were very prompt at helping us. Plus having a park right next door??!! So great for walks, Toddler time, and just to get some fresh air! We couldnt ask for a better experience!

Where do I begin? I applied to live here in October of 2018 with move in January 2019. As told the apartment wouldn’t be ready until January as they were upgrading everything after the last tenant moved out. In those 3 months they changed management companies and apparently lost all of our paperwork that had already been accepted. The new management company gave us the run around for weeks about our paperwork and previously made agreements. The model unit we looked at had newer stainless steel appliances, fans in every room, and vertical blinds. We have a stove from the 70’s, refrigerator from the 90’s, and our microwave is from 2018, but that’s only because the 25 year old that was in our unit broke shortly after moving in. Also, all appliances are white, even the NEW microwave. We have a fan with 2 speeds in our living room and when asked about fans in the other rooms we get a shoulder shrug. When we ask if we can purchase the fans and have a maintenance person install them, we get a shoulder shrug. The blinds are old, horizontal, bent, and broken.Upon moving in one of the outlets was installed improperly and literally killed my laptop charger and a cell phone charger (I’m not an electrician so I don’t know how it happened, but I know it did). When taken up with the office they refused to do anything about it other than have a maintenance person come look at it, not even an electrician. They refuse to reimburse me for the chargers, and there is no way for me to prove it was their outlet since they wouldn’t bring an electrician in.So that’s the inside. The grounds aren’t well kept. All the grass is yellow, the pathways are usually covered in rocks, dirt, and tree debris (because the trees aren’t taken care of).There is literally NO options for parking, on the west side of the complex, if you have more than one vehicle. You get your spot and if you’re lucky maybe you’ll find an open spot otherwise you have to park on the east side which seems to have ample parking. 🤷‍♂️I have emailed the complex about several cars that are obviously inoperable (2 of the vehicles have been sitting on a flat tire for over a month, one of the vehicles was obviously involved in a collision and was towed to its spot and laid to rest) and haven’t moved in months, apparently the company they use to come out and tow inoperable vehicles had all of their vehicles seized by a police agency for misconduct (always an excuse, but probably shouldn’t have made it this one). They are resealing the parking lot every Thursday for the next 3 weeks, closing down portions at a time and it is the worst planned operation I’ve ever seen. They closed down parts of the lot where the most “overflow” parking is at the same time, those inoperable cars I mentioned earlier? They had them towed into open spots! 4 of them... 4 cars, inoperable, in spots where people while operate their vehicles daily could’ve parked.I am sure the front office people think of me as quite a nuisance at this point, but they can’t even pretend like they care about my concerns when I go in to speak to them.I think that’s all I’ve got for now, but I’ve got 8 months left on my lease, so I’m sure I’ll have some updates.

My family and I are moving back to Phoenix and looking for a place to live when you are residing in another state can be hard. After looking online for different apartments I received an email from Natalie at Mountain Park Ranch. They were flexible and let us have a family member go tour the property on our behalf. Natalie was very friendly and even sent pictures of the apartment to me to look at. We made the decision to go ahead and rent with Mountain Park Ranch.

Im absolutely disgusted with how my current status with this apartment sits. Heres my short / long story of my horrible experience here at Mountain Park Ranch thus far. Ive only been at this complex for around 4-5 months. Since the beginning all Ive heard is nothing but complaints from the main office coming to me from my first floor neighbors. I own 2 dogs. Since the beginning, I asked if they had any first floor availability which at the time they did not. Sure, thats fine. Theres nothing they can do about that at that current point in time. The reason why I asked this is because some people do not understand that they are currently too poor such as I to afford a home and a mortgage. I asked how the noise was on the first floor, the stated it would be fine and thats just something they had to deal with. Im not the type of person thats going to let my dogs just straight ramble around and make noise all night, and I do not let that happen. About 3-4 times now though Always on a Monday . . I get a noise complaint from the main office along with a riddle of lies stating that I do not pick up my dogs mess, Ive been throwing parties, False. The way this complex works is from one sided stories to the point where now theyre telling us that theyre going to evict us the next time they get a complaint. One sided story. 0 facts, 0 anything. Basically theyre sick of having to do their job and actually tell the people on the first floor that they do in fact live on the first floor and they will hear noise THROUGHOUT THE DAY. The office themselves has told us that yes, basically, they cant really do anything about noise complaints throughout the DAY. They lie to you though, and completely agree with one side of a 2 sided story. There has been lies riddled throughout the time weve lived here and were basically being cornered to the point where now were going to have to try to settle this through corporate. So. You take your pick. Theres plenty of great places here in Ahwatukee, if you want to live in a one sided story where youre a menace to your first floor neighbors you pick here.

Although the floor plan is nice, and limited carpeting, its definitely not cool to rush your daughter to the ER because she got stung by a scorpion less than 24 hours after moving in and had a severe reaction. Well be moving back to our original complex that didnt have that problem.So after breaking the lease, well have paid well over $3,000 for living there less than a day. Dont move here.So they allow payments to break the lease but when the company doesnt even try to debit the payment, theyll send you to collections for the entire amount including what youve already paid. You people are beyond disreputable... If you could rate this in the negative, they deserve it.

As of 3 months ago, it was difficult getting the office staff and maintenance to respond. Currently, the office has better hours but I havent had the need to call to know whether or not theyll actually answer now. My AC is broken and will not cool my apartment below 82°. I put in an emergency maintenance request because I will be giving birth Monday and need the AC fixed before bringing the baby home. Maintenance ignored the requested and I was reassured by office staff that someone would be out same day to fix the issue. No one came, and Im now stuck waiting the remainder of the weekend until Monday with a miserably hot home and worrying about whether theyll ever actually come and if theyll really fix it.

Beautiful grounds, nice community, but the management is awful. Beware of renting here!!! Upon moving out they will keep your deposit and charge you exuberant amounts for repairs that were not your fault, but general maintenance. While you live there they are good about fixing minor repairs, but they come up with excuses not to do the major ones and then charge you at move out!!!

In response- actually I have called. I have placed work orders, contacted your corporate office, requested further contact information, emailed with Heather, “the manager” to no avail, and have had to resort to this. Please don’t placate us by pretending to care on social media when your real communication skills of being proactive aren’t valid.PLEASE DO NOT LEASE HERE!!There is SO much I would love to share about this facility- but found it has fruitless to even be heard when speaking with them directly- so hopefully my review will stop you from renting with them or ANY Alliance Residential complex!!! I will say that the units are entirely subpar and overpriced for extremely old appliances that leak, make loud noises, washers that shake and literally move, fake laminate wood flooring that constantly peels, counter tops that peel off, etc …Your neighbors- will most likely be seedy and get away with doing drugs on the patio, smoking on the patio- in a SMOKE FREE complex I might add, being belligerent drunk and harass you and stalk you and management will not care in the slightest- regardless of how much you report incidences or involve the local police department.You will have cockroaches come up your drains and scorpions in and around your complex-of which, you will report, and receive a pest control dude to show up randomly at your door nearly 5 days later. Absolutely ZERO communication from maintenance and/or management with their residents.In the short time I have lived here (less than a year), complex has gone through 3 management teams, each one progressively worst- clearly because Alliance Residential itself, is a janky company to begin with!! The current manager in particular, Heather is THE WORST! She is rude, blatantly ignores communicating with her residents, regardless of how many times you reach out and follow up with her! She doesn’t care about the residents nor about what happens in the complex.I have also tried to reach out to the corporate team for Phoenix with Alliance Residential to be completely ignored as well… sensing a theme here.Anyways- don’t rent here unless you want to have the WORST living experience ever!Additionally- the trash never seems to get emptied. Theyre always overflowing. Its unsanitary and gross.

I was living in a apartment with really bad office staff. My lease was ending soon. I reached out to Mountain Park Ranch, and the response was caring and very helpful. I was able to secure a awesome apartment I love my apartment. The office Manger Ashley/Staff is the best!!! Quiet environment. Fast responding maintenance. Ive been here for 2 years, ill be moving once my lease is up only because renewing, my rent would go through the roof and that wont even include an upgrade on the apartment no new flooring or appliances and etc. I think that even when new residents are moving in the old residents should get the same upgrade as well. Make sure you get your apartment sprayed often. Ive killed a total of 6 scorpions of both sizes I havent gotten stung (thank goodness) but its still an uncomfortable feeling to know that there are scorpions living with you. Ive had my apartment sprayed twice but the scorpions are still living with me. The guest parking is horrible so make sure you bring your running shoes lol. Other than that Ive enjoyed my stay here its a nice and quite community no problems with the staff or other residents.

I lived here before and decided to move back. Worst decision I have made. I wish I never came back. They say they fix things but they really don’t. Don’t live here they paint a pretty picture but when you look really close you realize it’s just old junk with a fresh coat of paint and new carpet.

Just moved out. Their preferred carpet cleaner writes on the actual receipt that you would show as proof as someone proffesionaly cleaned your carpet, that the carpet shouldnt have even been washed anyways because you ruined it. LOL. Got the years if abuse pinned on me. Such is life.Had concern for carpet when I moved in but was limited on time. Went with the place for location. Clearly in the end, not worth.Have fun parking in Argentina before walking home as well. Bring a camel back, itll take awhile from where you park.

I have been at this complex 3 years and I regretfully renewed my lease. This is the second time I had problems with management and late fees. The first time my check returned on the 7th and they charged me fees up to the 10th day of the month when in the contract it states fees incur the 3rd forward. They were unprofessional about it all and I did not receive any notice until my bank notified me. When I came in the office they finally had me try and sign my 5 day notice when the check returned that day! They threatened me with their attorneys and evicting me and gave me a couple hours to come up with $1700+. Second time was this month. We were out of town and I could not log on it, when I was finally able to put in my login credentials it froze on the home page and wouldn’t let me click anything else. I came into the office the day we came back which was the 4th, yet again very rude and unprofessional with threats about eviction and the total they gave me with late fees was through the 5th!! And it was only the 4th and again login issues were not my fault. So again I paid all their late fees even into dates that were not valid! I regret renewing my lease. Another issue is they charge water by building. So you could conserve and your neighbors could be recklessly using water and be charged for it! Maintenance issues also take forever! You have to constantly bug them and they are not professional about it! They have gone through countless management since we moved here. I was happy with the first management which is why we signed but things are different now. I can’t wait to move!!

This apartment complex SUCKS!!! I was a resident there for a year and upon move-out they charged $800 for replacing the carpet that did not need replaced. I should have taken pictures so they couldnt screw me, but they are obviously hurting for money. DO NOT MOVE HERE!!! There are many other apartments in the area. I highly suggest you look elsewhere.

Does anyone even work in the office? I have been calling this place for almost a week. No one ever answers the phone nor returns messages. On Saturday March 11th someone answered the phone I inquired about a 3 bedroom, I was immediately placed on hold. I waited 15 minutes no one ever came back and SUPRISE no one answered the phone again. So I don’t even know where to start, I used to love this apartment complex I been here for 2 years, but things are just going down the hill so the A/C was messed up last year so “supposedly” we got a new unit last year! “To find out is been 2 years” this summer was just hell for us we spend over $300 a month for electric in a 2 bedroom. I went to the office almost every week and I know for a fact that nobody believed me in the begin it took them a month until they “figure it out” so 8/21 A/C stop running on and off is 87 degrees now it won’t cool off at all A/C start leaking my floor is wet, called the emergency number of course I didn’t got a call back so I called again at 12:50am finally got a call back!! Still didn’t got nothing to coolOff the Apt. I’m so fed up with this bullsh**it we over paying for this no upgrade apartment and the service sucks. I had to go to the store around 11pm woke up my kids to get a another Fan, this is just crazy to me, and the best thing is when I explain that to Heather she said you didn’t had to do that, I don’t know if she got a heart or know what it is to be a mother of a new born child but that Lady got me messed up, she really didn’t care!So this been almost a month now a/c still leaking great how much they care :-)If you thinking to move here please don’t.This only part 1Part 2This used to be a kids friendly apartment complex so my daughter used to ride her bike to school but now we not allowed to park her bike downstairs b/c is not a good look when they show future residents the complex we stay on the 2nd floor I’m not going to carry a bike a baby and 3 year old down the stairs this is crazy to me plus my son can’t have his car toy up there and we not allowed to put stuff in the balcony??!! So why am I paying rent if I can’t put stuff In my balcony those rules are getting worse ever since the new management and to be honest this management sucks they don’t know how to speak to People .Lol my parking spot is on the other side of the complex. But hey who cares right, need to open two gates just to get to my apartment. And they only give you one key you have to purchase the 2nd one.PLEASE DO YOURSELF A FAVOR AND DONT SIGN THE LEASE HERE.And please mountain park ranch do NOT write me back saying to call or come to discuss this with with y’all. No luxury here at all. Bugs despite paying a monthly pest control fee. A tree fell on my car here and they refused to pay my deductible for the damage caused. Office staff does not communicate with tenants - at all! The pool is decorated with old Holiday Inn colors/orange and blue with BLACK METAL furniture (in AZ they conduct heat - duh!) and is not heated as advertised, no way to get access to HOA amenities as advertised, ancient appliances in classic apartments with white paint covering rust on stove and bath sinks/tubs, they wont wash your windows.... and to top it off they gouge you with community maintenance costs each month and at rent renewal the increases are enormous - so they really dont want you here over a year. They also just fired the only decent, hard-working employee they had left.

If you like scorpion stings and lousy office staff, this the place to live! I was stung four times while living here. The office staff BEFORE they switched management were helpful and considerate. They had an exterminator come down the next day, apologized and explained that some people in an apartment below us moved out and they had a bad scorpion problem.I was stung several times after management switched over and these new folks had an oh well attitude. No exterminator, no nothing EVEN THOUGH they are supposed to have an exterminator come down once a week and we can personally request him to spray the inside of our home. I doubt they even documented that I had told them several times that there were scorpions stinging me in the apartment.The staff are extremely rude. If you complain about something, youll most likely get a comment such as it doesnt matter what we do on our side, just like I did today.

Horrible experience and I left in enormous distress. My apartment flooded 4 times while I was there - one time they had to tear out the walls to take care of the mold and mushrooms growing in the carpet. The hot water heater above flooded into my storage room several times making me lose everything stored there. Then, someone stalked me and keyed my car many times, including profanities. I called the police twice on it. They would not allow me a new parking place and so I had to park in the other side of the complex and walk with my taser to my apartment. This was the most horrid office and management to work with. Ahwatukee GHETTO!
