I’ve been a long time tenant in a building near Rittenhouse and have had a great experience. Maintenance requests are always taken care of in a timely manner and actually fixed. Only downside was that there was no washer dryer in my actual unit, but there were 2 in the building
Annemarie is AMAZING. She made the process of leasing a new apartment so smooth and she has such great customer service and energy. She is trustworthy and knowledgeable. Maintenance issues are addressed quickly, and I have really enjoyed my time as a resident with this company.

We took over a lease in Fairmount for 10 months and had a positive experience renting from William Penn. We felt that our apartment was a great value for a fantastic location and solid size. Annmarie in the office was always incredibly helpful and kind.
I was forced to move into my apartment earlier than desired because I was told that was the only way to secure the unit. When i moved in, nothing had been cleaned, all the lights were burnt out, and there was construction material and an old dishwasher in the middle of the living room. WPRG was not apologetic and did nothing to rectify the issue, they only acted defensively. This company gaslights its tenants.
DONT RENT FROM THIS COMPANY!!!!!!!!!!!I rented an apartment in the Milestone, Philly from them for sadly two years and will never again. The apartment was not cleaned, painted poorly, broken glass in the dishwasher, and stuff from the previous tenant still in the space. The common areas were disgusting constantly. Constantly having to call about trash in the passenger elevator. Theyd also leave trash can in the lobby near the freight elevator year round, which is un-sanitary. This causes an unbearable smell in the summer months.The worst management staff I ever had to deal with. They are rude and incompetent, and completely not helpful. I would def. not recommend this as a company to rent from.
Ive been renting with WPRG for almost 9 years now, and have moved into my third apartment with them. For me, they have always been very responsive, quick to address maintenance requests (including those I submit for common area maintenance needs), and pleasant people. Sure, the buildings are older, but it never bothered me, I prefer that kind of charm. Anne Marie has always been up front with me and honest, and Ive never felt like I wasnt getting what Ive paid for. Ill be happy to remain with them for more years to come.

Nothing but good things to say. Any minor maintenance issue I have had was fixed very quickly- often within a few hours of submitting. Apartment is very fairly priced for location and size.
We’ve lived at our apartment for the last 3 years and have had a great experience! Maintenance responsiveness has been great, Anne at the front desk has always been warm and welcoming and the price per sq ft is unbeatable in the city. Definitely recommend.
I have to admit I was very nervous to move into a William Penn Property because of all the reviews, but it has been 3 months since I moved in and I am pleasantly surprise. Drew, the realtor was very honest and nice while the paperwork and arrangements were made. Now, Orlando, who is in charge of the building maintenance was very quick and efficient when something needed to be fixed. The location is perfect, and I am leaving happily in my apartment.
I DO NOT recommend renting from this company. I rented a unit at 2016 Wallace Street. The apartment was not clean or painted when I moved it. I was told it had been painted, even though it had obviously not been, and that I would have to pay an extra months rent if I wanted to get it repainted. So I did it myself.Cockroaches were a major major issue. And the cleaning staff let themselves in on multiple occasions to us my bathroom! Once I was home sick when it happened, I contact the landlord and she didn’t care at all and told me I could pay to get the locks changed. There were huge amounts of heroin baggies in the basement and someone went through my belongings in the basement, which I was told I was keeping there at my own risque but come on I needed a place to store some gardening tools. So yeah, save yourself the money, stress and time and rent elsewhere.
I moved into a beautiful, newly remodeled William Penn apartment in Fairmount recently and am so glad I did! The space is beautiful and everyone I have interacted with at William Penn has been helpful and kind. I expect to call my new apartment home for years to come.
Despite all the negative reviews, my experience with William Penn has been good! Trying to move in the middle of the Covid-19 pandemic was a little challenging, but everything went quite smoothly. Thatcher was really kind and accommodating! He even had the courtesy to respond to my internet request to view the unit with a phone call to find out what would suit me best (very appreciated in this day and age!), he fit me in for a showing within an hour, he answered all my questions, and he even took the time to take video of my actual unit since I was only able to view the unit next door with a similar layout before showings stopped due to Covid (my unit was undergoing renovations at the time and the locks had been changed) He even waited at the office for me to arrive after work hours to put in my deposits and fill out the application. William Penn Realty even accommodated my request to lower the rent a little if I moved in a bit sooner. I got a really large 2 bed 2 bath in a great area for a good price. The building is older, but it is such a unique layout and living space. I’m really quite happy here with my dog. Thanks Thatcher and William Penn Realty!
I just moved in and the place was a disaster. Duct tape to fix the showerhead, faucet unsecured, broken AC unit, missing light bulbs, 2 broken closets, rug pulling up, spray foam pouring out from the baseboards, leak in the ceiling & wasnt painted. Should I continue....?
All the bad reviews are true. Their buildings are very poorly maintained, cracks and rotted wood have just been barely painted over, and the rooms are permanently dusty. The oven I had looked like it hadnt been cleaned in ten years. I had to do a massive deep clean.Aside from the buildings themselves, the agency itself is shady and will cut corners any way they can. I wanted a six month lease after my first year and they told me I couldnt move out during the winter months which was October 1-March 31st, even though that clause was nowhere in my initial lease. I had to pester them repeatedly to give me a new month to month lease, and when they finally did I was told I had to give 60 days notice prior to move out. For a month-to-month lease. They also gave me a week to decide what I wanted to do instead of the month they should have given me (I saw when it was supposed to be delivered on the envelope and when it actually was delivered.) Every step in the process was an unnecessary pain in the neck.When I was finally moving out, I was told I would get at least 24 hours notice before an agent would show my apartment. I got texts at 8pm asking if someone could be brought by at 10am the next day. I got texts like this REPEATEDLY. I was given hardly any info as far as move out so I called the agency with some questions and was directed to a woman who gave off the impression that I had the audacity to bother her. I was inconvenienced by unprofessionalism right up until the day after I moved out. I received a call from someone at the agency (never told me his name and I only assumed he was from the agency because I recognized the number) who said, Did you move out?? I explained that yes I did, and I gave the keys back to the agency. He said, Oh. They didnt tell me. Yeah, Im not surprised. The perfect summation of William Penn Realty.I will say I lived in a great location. Crappy building, great location. But thats all. I would never lease from them again.
Fairly disappointed in this company. There’s been a low level of communication from the very beginning. Recently there was a leak from the unit above me that caused water damage in my apartment. It took 3 days of no contact and me practically harassing them for me to get a call back from them. Where the supervisor (?) was rather condescending. Not impressed.I stay because of the low price (which is apparent in the quality) and the location.
Truly incompetent, hostile, and cowardly. Besides the laughably inept office staff, in the face of a pandemic, they were unwilling to make any concessions to assist their tenants. Take note, WPRG, your cowardice during this unprecedented international incident will be remembered for years to come. Shame on you.
I lived at the Milestone building for 2 and a half years. Generally speaking, it was a good experience. The unit wasnt perfect, but it was more than adequate. As long as you pay your rent on time and dont cause problems with your neighbors, they wont give you a problem.Its a business after all. If you show that you are a good tenant, there is no reason for them to hassle you, and they wont. Orlando, the maintenance guy, is the best. Treat him with respect and he will make sure all of your maintenance needs are handled promptly.
We left our apartment vacant for a month while we transitioned into a new place, leaving some non-essentials and furniture behind to get later, thinking it would be safe. During that time William Penn showed our vacant unit to prospective tenants. Either someone from William Penn or a person they were showing the apartment to STOLE A PAIR OF PRICELESS SHOES. SHOES THEY NO LONGER MAKE, AND NEVER WILL AGAIN. PRICELESS. And gone forever because I trusted this shotty company. BEWARE!!! They also let us live without water for 4 days but thats a whole other story. Steer clear unless you are desperate like we were.
Dont put anything you care about in these apartments.The other reviews cover it pretty well- youre all but guaranteed to encounter an unsettling absence of security, impressively outdated facilities, theft, cockroaches, questionable financial practices, staggeringly unhelpful office staff during emergencies such as floods/leaks, etc. Below are some highlights from my two-year stay:1) The apartment was not ready on my move-in date. They were inside painting when I opened the door for the first time. The place reeked of fumes for the next couple days.2) Anne Marie from the office would consistently prove incapable of responding to emails, answering questions, or anything of the like. I would stop in the WPRG office every day on my lunch break for two weeks and ask her where the documents she promised were. She would reply every single time with I sent it to you. I would then ask her to check. She would confirm she didnt send anything and then email me. This process resulted in everything taking, by my estimation, 3.5 times longer than necessary.3) Orlando the maintenance worker let my cat out of the apartment during my first week. I was hours away from the apartment at the time when I received a call from him advising that my cat was outside on the fire escape. Apparently he willingly left the door open because she didnt look like she was going anywhere. Huh.3.5) A few months later, I came home to find my door open and Orlando inside, changing the fire alarm that didnt work. I asked, Wheres my cat, Orlando? He then gestured vaguely to a corner of the room where I found, shockingly, no cat.Please be careful who you trust with your pets, safety, and money.
These people are extremely hard to work with. If you ask them a list of questions they may answer one completely. Ive exchanged a dozen emails to answer two questions. I receive one line responses, that may or may not for a complete sentence. Talking with them on the phone isnt much help either. Ive submitted maintenance requests that go unanswered. I would not recommend working with these people

I rented for about a year in Center Phila now. The location is nice, and the pricing is somewhat fair for the location. However the pricing is not fair at all for what you are given: a place with cracks in the ceiling and tiles, poorly maintained facilities, poorly cleaned stairwells and the apartment was not well cleaned when I had to move in either. Due to the poor maintenance and cracks, it creates an easy environment for pests to come out. I keep my place fairly clean, but Ive had to call the exterminators twice. I dont understand why they dont invest in newer buildings or in proper maintenance and upgrades.Also, what rental group asks you to pay for the 1st and last month, as well as a security deposit all at once upon moving in?? Ive never had to do that in the past, nor for any of the leasings I recently viewed. I was going to 2 star it, but the headaches Ive had living here for the past year make it 1 star deserving.
If I could give ZERO stars, I would.These people flat-out dont care if you have mice. Just yesterday, they sent an exterminator, AKA some guy with a box of mouse traps who didnt even have the right key to our apartment, to resolve our mice problem. Go figure - no resolution whatsoever. When I called, they insisted he was an exterminator and then I was very rudely sent to the voicemail for maintenance. Still hoping someone comes out to fill the many holes in our apartment.Thats just one example, but for any (and weve had numerous) maintenance issues, you have to submit a maintenance request form online, which is a huge waste of time and probably goes directly to someones trash can. Any time you call their office, you are spoken to like youre in the wrong and whatever you do, try to avoid Pat in accounting.We are currently living in one of William Penns properties, and were already counting down the days until our lease ends.STAY AWAY - there are better realty groups out there that will actually listen to you and help you solve problems.
Ive been renting a place from WPRG for about 3 months. Ive had many maintenance requests and they have actually addressed all of them including: replacing my kitchen tiling, repairing a kitchen cabinet, my back door lock, my shower, and my bathroom cabinet. (The previous tenants had lived there for 10 years so a lot had to be done)I really appreciate wprg and how responsive theyve been with me. Thank you!
When I moved into a William Penn Realty apartment it was disgusting, with mold, cockroaches, dead mice, and general filth in every area. They have done absolutely nothing over the past month despite numerous requests submitted through their online form. DO NOT LEASE FROM THEM.
This realty is as everyone below my comment says. I live in Holly Gardens Apt in Delco and its an absolute nightmare! There is noise everywhere from the train, cop sirens, dogs barking you name it. The maintenance are a bunch of old guys who DO NOT fix the problems. Ive had my sink clogged multiple times and my bathroom leaked three times this year (Ive only been in there since Jan 16).They LOVE taking your money and making you spend for everything including cleaning your carpet upon move out, gas bill is a joke because the heat doesnt warm you up and the windows ABSOLUTELY do not muffle noise nor keep rain out! So much damn money and nothing to show for it. Oh! And they increase rent by 10% each year it appears. Steer clear of these con artists and petition to have them shut down! I beg of you please!
I initially had a poor experience from slow response for maintenance issues, but ended up staying with them for two years and it was a good experience overall.They became much more prompt if I had an issue. I had planned to leave my unit after one year, but after reconsidering and sending in a late request to keep my apartment, they accommodated me.Thank you for two good overall years
As a tenant, you deserve (and can find) better. It hasnt even been a month since moving in and its been awful. The maintenance is clearly over-booked throughout several buildings, because it has been near-impossible to receive timely help, even when Ive tipped them.All William Penn wants to do is take your deposit and rent money and leave you hanging. Please trust me, if you see William Penn Realty Group as the leasing agent, just run in the other direction.For starters, my place wasnt cleaned or painted by the time I moved in (which I clearly explained to them I had every intention on moving in the 1st of the month) - all they had to do was call me and ask me to wait another day if that was the case. So they had to paint and clean around my things for 8 hours on the 2nd, which meant 2 full days wasted. It has been 3 weeks and my stove JUST became fully functioning. The shower curtain they left for me has mold all over it, it was disgusting. My blinds are busted, so I have to tape them up. It took me a full week to get a key for my top lock. The maintenance people themselves are very nice, I just truly believe the company overworks them and that theyre spread thin.Seriously just dont go with this company as your leasing agent. And Im a reasonable person, Im not just going out of my way to write this review. I literally NEVER write reviews (unless youre exceptional or horrific in whatever product/service you sell to me). As for William Penn, if youd like me to update or follow-up this review in a more positive light, I would absolutely love for you to give me reasons to do so.
I wouldnt trust these people. I went to see an apartment - it was very old. I asked the leasing agent how old the building was, to which he said thats a good question. I dont know. He would not explain anything upfront, and would tell something about the property only when I asked him questions (not all of them).I decided to apply because it was in a great location and close to work, while still viewing other apartments. I emailed him my application and told him I would make a payment for application the following day. I was ready to pay with a check already prepared, but the leasing agent kept changing the time and location of the payment, and even told me to meet anywhere but not in Center City and told me to come to Fishtown. I work in Center City and cannot just pop up in Fishtown during the normal business hours when Im working in the office.I realized that he had already run a background check and credit score check on me (a HARD pull) although the application form clearly says they would not process applications until the application fee is paid. I told him I would like to withdraw my application later the following day. Then he told me to pay for the background screening that he had already run, which he was not supposed to. I refused to pay and explained why, and he stopped bothering me, which makes me think he probably knew what he did was out of line.This is a very shady business. Im glad I found a place for about the same rent managed by real professional realtors who could answer all the questions I had.
Lived here for 5 years. The landlord is responsive but the building is awful and theyre unwilling to make anything more than visual repairs. Our apartment flooded 4 times in the last year we lived there. Really, really bad flooding. Burst pipes and sewage. They kept cleaning the carpet, giving us a rent discount, and painting but did nothing to address the root cause. We eventually had to move out early. We had a great location and parking and if they had shown a little bit of concern we might have stayed but time after time they showed they were only interested in continuing to receive rent while making the smallest fixes possible. I would not recommend their building in Manayunk.
I stayed at the 2125 Locust Street Property and it was an amazing location as well as wonderful customer service. Susan, Anne-Marie and Ms. Pat were very easy to work with when maintenance or payment concerns arose.
Well, I would like to share my experience as well. My refrigerator broke and it took them a week to order a new one, BUT THEN, they just left refrigerator by my front door and LET ME HANDLE IT. Like Amazon delivery, they just delivered refrigerator. TERRIBLE

Worst experience ever. I am a current tenant. I have lived in many apartments and this is by far the worst property management company I have ever dealt with. They are rude, unprofessional, and dont keep up the apartments. Maintenance is the worst and they just band-aid issues instead of fixing the root cause. They just told me my option, instead of resolving an issue, was that I could move. Gun to my head would not rent with them again.
Run the other way... read the reviews it is all true, slumlords....mold, water leaks, mice... I’ve had it all. Do not rent from them unless you want things stolen from their maintenance crew.
STAY AWAY! Prior to my move in William Penn refused to remove items left by prior tenants. When my move out came they said they were charging me to remove said items. They are predatory and complete slum Lords, DO NOT RENT FROM WILLIAM PENNEDIT:. please dont the mistake I did they took my ENTIRE security deposit and they will do everything they can to take yours too. Ive been living here for nearly a year, and my first week here was worse than I could have imagined. I moved into a FILTHY apartment (dead bugs in the oven, layers of filth and grime on every surface, mysterious white powder all over the apartment) and only after I essentially harassed the realtor (John Buckley. Id suggest using another realtor.) did I get sent a mainetnece worker, who was super nice and cleaned the apartment from top to bottom, but only after Id been moved in and living here for 2 days. Also, I didnt have hot water until my 3rd day here.I currently dont have hot water and after calling the emergency line, was told to submit a mainetnece request. Two so far and still no hot water.If you can tell yourself the paper thin walls, ungodly loud neighbors/neighborhood, and lack of response for maintenance emergencies is worth the convenient location, its not bad. My apartment is cute and is very close to work. Would I ever suggest using William Penn if you can afford something more expensive or in a location outside of Center City? Not. Ever.
The maintenance department WPRG has is an absolute joke. First of all their online submission system is unreliable at best and there is no way to trace any of the messages you send. So most of the time you will wind up sending 3-4 requests without knowing if anyone has seen them.I have a mouse in my apartment and it took maintenance about 2 weeks to come in, they plugged up one hole in my apartment and left. Since the problem persisted and continuously sent requests and even requested their contracted exterminator. The exterminator came by and place two traps in my apartment and left after 5 minutes. As you can imagine this was no exterminator but just a guy with two traps (one of which I already had set up). The problem has been going on for a month an half at the time of writing this and there is no end in sight. Its sad because the usual incompetence maintenance displays is bearable, most of my maintenance requests have been solved, allbeit in a slow careless manner. But a mouse in the house seems like a priority to me due to the unsanitary nature of the problem, however it is not being treated as such.These people do not care about you. If you see their sign outside of an apartment, avoid.
Go elsewhere...anywhere other than William Penn Realty Group!!!! The communication and customer service here is awful. You can expect to get the run around if you do finally get in touch with the landlady. Its quite comical how the landlady can cash the rent check as quick as she gets it, but cant return multiple phone calls or emails in regards to the numerous problems weve had living in this house. I will NEVER do business with William Penn Realty Group again!!! PS: If you do happen to move into a house off Chester Pike in Norwood, PA expect to pay the next door psychic businesss water bill for the duration of your stay.
RUN AWAY!This realty group is a joke. They could care less if your apartment is falling apart due to water damage. The maintenance guys are a bunch of racist old men that do not fix any of the problems. Our apartment’s ceiling was falling apart due to an AC leak from the apartment above and it took these clowns over a week to fix it. They left our apartment covered in dust. Our shower has been leaking for months now and it has gotten so bad that the tub is getting rusted we have sent letters, emails, left voicemails since December and they have not fixed it. Dianne is a con artist, she seems really friendly but as soon as you sign that lease she tells you to lose her number. Please take your business elsewhere and warn anyone you can about these thieves!

Anne Marie is a nightmare to deal with I was trying to get a problem resolved and she was very disrespectful and hung up on me. Ive rented from william penn for a few years now and I would highly reccomend against renting from them. They have entered my apartment several times without permission or any communication. It is very discomforting having to live in a place where the key to my apartment is just given out and anybody can walk in. Some of the maintenance guys are nice but some are down right shady and I dont feel comfortable having them here when im not home. I feel like they have invaded my privacy several times and the up keep on these apartments is awful. The windows dont open and they wont come fix them (huge fire code problem.) Its just a nightmare. Im not continuing my lease and will be out of here asap.

RUNAWAY!The very first day i moved-in the roof was replaced and there was water damage all over the ceiling and walls of the living room. After calling and raising hell they sent someone in same day to repaint the walls. I complained to the maintenance person while he was working for painting and replastering over wet plaster. He said he was sent to do a job and hes going to finish it. Unfortunately i moved from out of state and could not afford to move again. WPRG refused to help with moving costs. After 3 months in the apartment on the corner of spruce and 17th street mold started to grow where the water damage originally occurred. WPRG refused to relieve me from the lease. They brought a maintanence man again and when he removed the interior wall, there was sunlight coming through the exterior brick wall. WPRG still wouldnt relieve me from the lease. I moved regardless and they only gave me back my last months rent. They actually wrote me a note with the check saying i should be happy i got some money back and they were keeping my security deposit for breaking the lease.Pictures have been added to google maps.Please send your complaints to the Better Business Bureau.
If you want something done by this company, your going to call an answering machine. There is no email address or a paper trail of any kind which is highly convenient for the company. Expect to call several times. Expect to be hung up on when you explain your case. Expect the lease agreement to have the wrong address. Expect your apartment to be infested with roaches and mice upon move in. And dont bet on your apartment being ready when you move in either. Expect the central air to just blow air. And expect the negative attitudes to trickle down to the people who come by to fix your things too. After a few verbal altercations with the boss, the little people who come by to actually do the work will turn nasty on you too. Its a very negative environment and living here is pretty miserable overall.I will say the apartment is very attractive otherwise and all the new kitchen is pretty awesome which is what sparked our attention. But dont expect service of any kind. They like to just keep their heads above legal waters and as long as they stay there, theres really nothing you can do but wait for the lease to expire and move out.

William Penn is the rudest company to deal with. I am a current tenant and would not recommend moving into one of their units. Very poor maintenance. They do not respond to requests. Beyond poor upkeep of the property. You will be very disappointed if you sign a lease with William Penn.

We had mushrooms growing from the ceilingwjere our lamp had fallen because of water damage from a constant leak. They just ripped them out and replaced the lamp back in place. We also had lots of mice and cockroaches. The basement was also always horribly messy and smelled like a rotting corpse and body odor.
A bunch of silly billies, they are. They are seemingly not interested in building maintenance.
If you ever view an apartment with them, do not listen to them. They lie to you about their maintenance policies and never come after multiple calls and requests. Do not rent through here!
