We lived 2020 in Frankin Residences. Amazing place and great service. Front desk and maintenance team were always ready to help you. Great place to live if you need apartment in Center City. We´re missing this place!

Amazing customer service, lovely lobby, and the furnished units have everything you need to live, even a washer and dryer! Restaurants, markets, and shops are all in walking distance and the neighborhood is safe. The Franklin is super dog friendly and they always stock milk bones in the lobby. The valet parking service is amazing and everyone who works at the Franklin is super nice and goes above and beyond to help with whatever you need. 5 out of 5 stars 😀⭐⭐⭐⭐⭐

My stay at The Franklin Residences has been simply amazing. The building has its historical charm. The location is incredible with everything you need within close walking distance. The management team is extremely friendly and helpful. They really make you feel like you are at home. The Franklin Residences is definitely a remarkable place whether you are staying short or long term. Five solid stars!

We had an amazing experience at the Franklin. Terrific building. Amazing front desk concierge team! They also have great, responsive maintenance team. A lot of amenities on site including coffee shop, gym, and gourmet grocery store. We will certainly miss the Franklin. -Josh B

My experience thus far at the Franklin Residences has been truly wonderful. The building is well-maintained, the apartments are nice and clean and the front desk, the maintenance staff and the management team are all incredibly friendly, helpful and timely. It is great living in a building and being part of an apartment community that is so trustworthy and supportive. Furthermore, the leasing and brand management team was AMAZING in facilitating our move-in and making the new apartment feel like a home. SUZY THORNLEY went above and beyond and continually succeeded my expectations of what to expect from a brand ambassador. She answered every single question, eased all concerns and was forthright and communicative throughout the entire process. She is an absolute STAR!

We spent 11 Days with the folks at The Franklin Residences on our very first trip to Philidelphia. Our entire experience was great. From booking our reservation to our stay with them it was a very good experience. All the folks we dealt with from the booking agent, the front desk folks, the maintenance staff were excellent to deal with. We highly recommend these folks!

I absolutely LOVE the Franklin Residences! As a medical student with many rotations at Thomas Jefferson University Hospital, it has been incredibly convenient to travel to and from the hospital, especially in the winter and when working nights. I have been here two years but after living in many different parts of Center City, nothing has compared to my experience at the Franklin. It’s all in the details here— everyone knows your name (and your pet’s name!) and anything you ask for the Resident Services team always makes it happen immediately. If you want to come home after a long day to a peaceful apartment with beautiful views of the city and an amazing network of people, look no further than the Franklin Residences. If I end up staying in Philly for residency, I’ll even be your neighbor haha! Best of luck on your search for a new home! “Mostest bestest” residence hotel in the country. Stayed for 2 yrs. moved to nyc and regretted it ever since.

I have been a tenant of this place since 2012 and never encountered any problem or difficulties either with the management or receptionist so friendly and they became as best friends. Really liked my stay here everything is in vicinity.

I’ve been here for two years, and I am very happy that I have decided to stay here during my residency.The building is sophisticated and the staff are really kind and awesome.I have already asked 3 of my friends to live and they LOVE it here!At least come for a tour or a virtual tour and you’ll see for yourself ;)

The staff went above and beyond the call of duty to facilitate my elderly parent. They are not just any rental. They make you feel like you are a part of a supportive family environment. I highly recommend Franklin Residences!

I have not met one member of the Franklin Residence staff that has not gone above and beyond to assist me with anything I have ask. Owning a home for many years and now leasing, I didn’t think it would work well for me, but the staff, the building and the location have definitely made me realize it was the best move and perfect choice!

My experience with the Franklin Residences has truly been “5-star.” Everyone has shown a huge amount of hospitality— kind, helpful, and prompt in their communication. The building and living spaces are high quality and centrally located with so many conveniences of the city right at your fingertips.

Irresponsible management. Old facilities and apartment needs major fixing. Heating ventilation caused smoke accident that resulted in $7000 worth of damages and building management is not taking any responsibility for. Electric meltdown that almost caused a fire that could have resulted in personal injury and death. Smoke has filled the whole apartment while sleeping due to the internal heating issues-extremely dangerous situation. Building Management tried to cover up all traces of electric incident citing that it couldnt have led to a very dangerous situation? Smoke filled the entire apartment while I was sleeping. Had promised to make up for incident in the first week to appease any legal action. GM of property offered a very minor compensation to cover laundry costs to this day has not been received- 3 months after the incident. Tone was take it or leave it.Agreed to offer compensation after submitting claim documents and then denied after submitting all documents. Extremely irresponsible way of dealing with this accident which was caused by the building itself. It is very old interior wise and the windows wouldnt even open until I called staff to re-oil. I am still waiting for the amount to cover part of my ER visit-which I had to go immediately after. Which I thought the building would at least cover, but are denying. And I had to move out of the place earlier bc of the incident. Extra stay costs, hospital costs, cleaning cost, item damage, and my time that was wasted have not been compensated for.

Beware. After a family member passed away, I caught the property manager and her sidekick coming out of his apartment with his personal belongings. She was startled and tried to act like I was in the wrong for disposing large trash in the trash chute. Not a reason to steal from your tenets. I would advise if you choose to live here change your locks or put on additional locks. Unfortunate that such a beautiful building is managed by a thief. When I mentioned filing a police report I was told I need to immediately leave their property and return his keys. Its was unreal how a manager acted.

Very interesting to learn from, but the reason it was not five stars is that it was not interactive. Also it was a bit small. Guess this is still inevitable though.

I never received a single mail for the time I was there. I had to complaint to USPS, etc everywhere but noone seem to know why. The management was least bothered.. Its an incompetent management
