This is the worse place to live. They charge $30 for trash pickup in a small garbage can that they give you and only pick up once a week. They dont clean the property. They charged me $175 late fee for a balance of $115 that was late by one day.Laundry room are not clean. Have not been able to use the pool for seven months has Ive been told by the office.

San Tropez is looking so beautiful with all the new upgrades & property clean up. San Tropez is lucky to have such an amazing manager & maintenance supervisor. Kristine, Wolfang & the entire staff are doing a great job.

This is honestly the worst place I have ever lived in. From the poor management of the property down to the customer service and management team. They genuinely do NOT care about the people that live here or their concerns. I had an issue today and was trying to get help resolving this issue and the assistant manager Steve laugh at me in my face and the leasing manager sat there and ignored my request for help and waved me away like a child when I was talking to her. I’ve called the district manager to complain and they do not respond. But they are doing everything they can to lock you into a lease here. Do not move here, you will regret it.

This is the worst place to live. The pictures they use to advertise 🤮are a BIG lie living here is like living in the projects. You will hear gunshots at night, cars are being stolen and vandalized. The building structure upstairs walkway is decayed the apartment is filled with roaches,loud neighborhood with the airplanes constantly hovering overhead. The manager Christine Munoz is extremely Rude, and could careless about issues and concerns. The garbage is constantly being left in the open for flies and magets. Do your self a favor and run for your life from this project apartments.

I can definitely agree with Mardochee Jean. Steve Guillaume the assistant manager is the best. He loves his residents and ensure that we are comfortable. Steve is very professional and takes time to listen to our compliants. I am very happy with his presence here at Santropez and for his excellent services, i am happy to be a resident here.

Maintenance is amazing they respond very quickly to all your needs. I had a great experience today with Fidel he came by and fixed a window and replaced all the blinds while on my work break in less than 10 minutes!

Please please do not bother going here to rent. Front office is a complete scam and took advantage of my family. Told them from the beginning She had beginners credit and they told me it was okay they would work it out with her. Had her do the application, pay all application fees for two applications even though there shouldve only been one app done! even completed an affidavit in support of finances for them to just take the money and tell us at the end sorry her credit doesnt qualify. I believe they took advantage of the fact shes new to the country and a bit naive. Shouldve been upfront or tell her she would need a co-signer for a credit check. They are preying on vulnerable, naive applicants to take their hard earned money when you could be a decent person and be honest with people. DO NOT GO HERE!

Pembroke Pines location add fees after you have a signed lease that should be binding. A contract contract is an agreement between Landlord and tenant. I feel they are taking advantage of people especially during this time of Covid. The leasing office manager Karla changed the amount Im paying and added amenity fees for a corner unit after I was told by other employees many different stories as to why my rent went up so high. Especially since I renewed my lease with Lourdes in July 2020. It should have not changed so much even if water cost went up. Again a lease is binding.I wonder who else they are doing this to? If they are doing this to other people can be subject to a CLASS ACT law suit.I am seeking legal advice and awaiting responses. Seems like a have case now just looking for someone to take it pro-bono. Im also trying to get media involved in this just incase this in happening to anyone else. You should come forward.

I was referred by a friend that has been living here for a while. The leasing staff has been incredible. The provided me and my daughter the most perfect spot. The location is perfect. Shopping centers only a few blocks out. Spots to eat. Close to the most convenient highways. All in all, the best in the area. And I absolutely love the staff. The attention has been incredible. The neighborhood is peaceful. Always available parking. TONS of pools all around the premises. In love!

The workers in this community are awful, they do not work with you. The place is overpriced. I tried calling multiple times to fix a misunderstanding and they never called me back after I requested a call. The AC was not functioning, flooded the room and I was charged for fixing the rug of the room due to their AC leaking.

For 9 years I dealt with these people and community. They almost never answer the phones and never call back. Most of the bad reviews are on point. Trash, infested, no amenities and mold. As many times as the A/C leaked and the maintenance had to come fix the A/C were more than I can count on my hands. The A/C was next to my kids room. When moving out this past Oct ‘19 we saw all the damage it had caused, MOLD EVERYWHERE! (I have pictures) My son became extremely sick during the past year and now I know why. They kept raising the rent and adding things here and there to take and take. I was trying to save and leave most of my time here.

I don’t recommend this place. I lived there for 3 years the AC needed to be fixed all the time and I had to keep asking for someone to paint the walls after the water from the AC messed it up. This place is infested with roaches. Has mold all over which got on my clothes and furniture. Not to mention termites. I’ll admit the maintenance team always comes when I put in a work order and tries to fix the problem. This place is over priced, the price goes up every year andit’s not well kept. People don’t pick up after their dogseither. I moved out in April after I paid my rent on time was supposed to receive 5% off for paying on time during the pandemic,instead I received a call from the office saying that I owe 85 dollars for the water bill. I said how when the water bill is usually included in the rent and it’s not an individual water bill, she then told me ok. I did not receive my full deposit. From depositing 750 I only received 175 back and had to call and ask for a breakdown, I was told the manager would call me back but instead I received the letter in the mail stating that I was charged for painting the place and all kinds of things although I left the apartment clean.Disappointed

They never answer the phone or reply back to emails. Thankfully I was able to purchase a home and do not have to renew my lease. I would not recommend anyone staying here. Definitely not the luxurious and care free living that they advertise on the internet.

We have lived here 4 years. When we moved here the staff was great and the area was pretty nice. In last couple years, it has gone downhill a lot. They implemented concierge trash but dont enforce the rules. The buildings look like garbage all the time. Garbage everywhere. We are not renewing our lease this year and our neighbor whos been here 11 years isnt either. So sad that was a nice little place has raised rent quite a bit while actually has gone down so badly.

I lived here for two years. The staff here is very professional. Any service issue that I called about was responded to in a short time. I also want to mention Sue. She is excellent. I am short of words when it comes to her professionalism. I would definitely recommend her and the staff to anyone looking to move here.

When I first moved there the place was very nice..The office staff was okay. A few years passed and the whole office staff changed and they hired Maria Rolison very pleasant helpful and professional young lady! Sue was nice every now and then,but Maria was consistent! Cosme from maintenance was awesome but he retired a year before we moved.Marcelino and Juan are the best! Juan replaced my ac unit that was over 20yrs old. My experience there wasnt all bad I initially loved living there.Then they started letting anyone move in.They were smoking weed in the stairway. My water bill was more than when I owned a house. They guess estimated..and your rent goes up every year!We recently moved.Lived there 5yrs.

We just experienced Hurricane Irma here which caused stress all around. Thank God for Sue the manager. She was a tremendous help to me when I was short of supplies. She went out of her way to give me the things I needed. Quite above and beyond what normal property managers would do. Im quite grateful to her and the rest of the Advenir staff. You can be assured that they will be there for you no matter what the situation might be.

I lived here for a year and based on MY PERSONAL EXPERIENCE I wouldnt recommend anyone I know to live here. Now I can see clearly why moving in was such a breeze with no waiting list or hassel because people are constantly moving out. This place is definitely NOT worth the price, you have absolutely no amenities and the units are in pretty bad shape. Management can use some training but to me their all nice, Carla seems to be the only one who actually cares the rest are just there for the paycheck. I had to lug my laundry to a near by wash facility because the washer and dryers were always broken. I didnt have any issues with noise but I constantly had insect issues, the stove and oven kept going out, water was yellowish brown (they said it was nothing to worry about because its from the local lake) but ice cubes shouldnt look like frozen lemonade or ice tea, and my bathroom ceiling had mold, that they kept repainting over it every month. Management kept denying it mold but after so many maintenance calls finally one of the maintenance guys was honest and said he used to live in my unit and the mold is why he changed into another unit. Im convinced they even blocked my number because no matter when I called my calls received no answer, I literally had to drive to the leasing office for everything. Living here felt like the projects dog poop was everywhere, nearly everyone with a dog let them roam freely without supervision which prevented my kids and other children from playing with the fear of being chased or bitten, worst of all my bedroom window was facing the trash disposal so my everyday view was nothing but piles of garbage running over. The pool was right outside my front door which was about the only thing I did enjoy. The bad definitely outweighed the good for me during my stay in 2016, hopefully this place does some major renovations and stop increasing the rent beyond what they have to offer!

Worst place I have lived in by far, I lived here for 2 years and had to deal with stray cats, trash, noisy neighbors. The employees dont seem to care they are just there to collect a check. All the maintenance guys are lazy and rude. The office doesnt take complaints seriously. Other tents play music till 3am and no one seems to care. These apartments are the ghetto of Pembroke pines. To top it all off the raise the rent every year.

I went here on Monday and let’s just say it was an awful experience nobody help me they just look at me like i was crazy i don’t know if it is cause I’m black but the two ladies gave me an attitude when i ask certain questions. I needed a place to stay but after the no help and awful customer service i will definitely not go back or recommend this place at all i think they are racist too

My honest review:The Pros: Easy access to major highways, shopping for everything you need is across the street, nice neighbors, nice staff, relatively safe, competitive renting price, spacious apartments.The Cons: Shared water bill with your building, no amenities, 1 laundry facility per building (just 1 washer and 1 dryer), tenants unconcerned about cleanliness, overflow of trash by the dumpster most of the time, potholes in front of my building for months which have yet to be fixed, filthy sidewalks in each building that never seem to be pressure cleaned.When I first moved in, the apartment reeked of cigarette smoke. I brought it to the front offices attention, and they went ahead and steamed cleaned the carpets in the rooms, but to no avail, it still stunk. I had to hire Stanley Steamer to come in and clean it, and you wouldnt believe the mass amount of dirt that was in the water. I honestly dont even think it was initially cleaned at all. I even had the grout of the tile cleaned and it made a complete difference. The cabinets had/have these strange purple marks on them from God knows what. The leasing consultant I was dealing with said hed have it taken care of, but nothing ever happened. The appliances are old, so expect a higher electric bill. I believe I was misinformed before moving in here. The leasing consultant was brand new at the time, and he gave me some false information. Nothing major, but I felt like I had to ask 100 questions to get a straight up answer. Overall, the staff means well. They are nice people. I just wish the property was cared for more. I also wish they did something about the people who leave trash by their door, because its always the same people that do it and nothing ever happens. One of my favorite things about this place is the maintenance crew. They are a bunch of nice guys, and they have a great turnaround time. This is a great starter apartment, and also great if you cant afford the much higher rent around the Pines area. I will not be renewing my lease at the end of my contract due to the issues, but I also do not regret my decision of staying here for the past year.

As of yesterday i have lived at san tropez for two years and i have nothing but good experiences. The office staff are always helpful, caring and easy to reach. My work orders have always been completed quickly. The maintenance guys are friendly and always approachable. i would definitely recommend san tropez to anyone looking for a clean affordable quiet neighborhood. thank you sue and staff for everything.

Very unhappy at Advenir at San Tropez. Been a resident for a year now, and rent is extremely high for a 2/1 Apt with little to no amenities. Do not move here unless you want yellow water (if you call and tell them, they will tell you thats just the way it is), noisy neighbors and trash everywhere. For the past year, they somehow cant get funds together to fix the garbage dumpster. Every other month the dumpster has been in the middle of the road and garbage everywhere piling onto the street. Seems crazy, but its true. I will post photos soon. Do yourself a favor, and stay away. You can get something much better for the money without the stress and embarassment.

When I first moved in here a year ago, I had a great experience with Luis who no longer works at this property. The only staff that is helpful is Priscila. María and Karla are useless and always have a horrible attitude. The staff here, I repeat, is horrible except for the one person that I already mentioned. Maria is by far the worst of them all & does not care about pleasing her clients. Do not rent at this property. They dont care about you.

This place is a joke, charges and average of 1300-1 for a 2 bedroom with very bad maintenance (floors cracked, Windows that dont lock, fridge that doesnt make ice) they include garbage in the bill but dont include that every weekend they have tons of trash that just doesnt fit into the wonderful compactor they have so you have the smell of s*** . The maintenance Crew is a joke, that have no experience in anything. They are a very discriminatory property only targeting individuals. You call the office to complain about any situation but no one does anything. You have trash everywhere in front of everyones apartments you claim to be a dog friendly apartment complex? You warn people for leaving your dogs dirty business on the floor but dont provide any bags to have us pick up the crap. This place is a dump please avoid it all costs.

This is the absolute worst place to live .... No hot water, no a.c., infested with COCKROACHES & termites, mold, ect . its so disgusting ! Maintenance is a joke might as well tru and repair stuff yourself ...trust me you can do as good of a job as so called maintenance.You end up pay way to mich a month for they worst apartment ever. On Day 1 found that this place is infested with roaches. Why would you allow someone to sign a lease knowing you have not treated the place PRIOR. I get that Florida has an insect problem but this is ridiculous.

This place is too expensive to live. Its very costly and doesnt even have a washer and dryer in the apartments. Basically I think they are overpriced and not worth it. Would not recommend to no one they should give people cheaper prices for how the apartment is set up.

Not a bad place to live... quiet but only problem is the water bill they guesstimate it so even if your not home at all and working 2 jobs the water is divided by the building. So as you know ppl from other building always come to use the washer at our building to the point where your better off going to the laundry mat. Keep in mind, your still responsible for paying for that water other ppl use. Lol. Its only 1 dryer and 1 washer per building. All appliances are outdated, and be prepared for ppl to park in front of your building to walk to another building that has ample parking in front of it. When it rains it floods. So imagine being stuck parking in front of another building, because all the spots from your building is taken by people who live in the building in front of you. Its hurricane season so get you a pair of rain boots, and dont go shopping when it rains. Running from another building in rain with a trunk full of groceries is not fun, especially when you have kids.

I will not recommend this place for no one to live my apartment smells like mildew and has destroyed so much of my clothes, shoes, boots and comforters. The San Tropez offers me $250.00 AN INSULT as all of my belongings were named brand Dooney & Burke, Ralph Laurem, Tommy Hilfiger, Guess, Gucci, Aldo. They offer me another apartment but I have to pay to move my belongings in an area where is close to loud playing music, They sell drugs in the neighborhood when I mentioned to the office I was asked if I called the police, But your the management office, I was surprised by ye statement. The Maintenance Dept was intoxicated. One day I woke up and Mildew was all over my furniture. They sent someone to clean the furniture all of this because an maintenance worker placed electrical tape on a pipe in the AC Unit. They had to cut out the wall.I attempted to file an insurance claim as San Tropez advised me to do, Alan the maintenance Supervisor. I made several complaints that still remains ignore even under new management in the office Sue A. Now the neighbors dog defecates by the bushes by my door and I am advised not to walk in the grass to but no signs saying pick up after you dog has a number 2 so I pay rent for do-do smell to be in my kitchen and living room, hence I can not open my windows. Promises to correct and still no Resolve. DO NOT RENT HERE UNLESS TO WANT TO LIVE IN THE GHETTO. I am working on getting out of here.

They are not honest people, they generate inflated expenses and without supports. They then submit accounts to collections before contacting to notify them of additional charges. We called 3 times after delivering the apartment and they told us that everything was OK and then they sent the account to collections, we asked for some description of the additional expenses and they told us that they did not have any details.
