I love the complex minus the iguana’s (which are HUGE), and the none working gate. It’s quiet an peaceful! After a long stressful day at work, I feel as if I’m on vacation every day. I love it here!!!

MOST OF THE APARTMENTS DO NOT COME WITH STAINLESS STEEL APPLIANCES ALTHOUGH YOUR PAYING DAMN NEAR $2000 (2 bedroom)3. very few cameras to cover the development and theres no security officers.4. youre paying 2 water bills and 2 trash bills. pretty much youre paying $100 damn near for trash and water EVERY MONTH because the development OWN the water meters and bill you utilizing a third party company. The City of Pembroke Pines does not bill you for water so theres NO WAY to determine how you water bill is determined!

So far my experience has been great. Thanks to Joe for making my transition into my new space a seamless process. Looking forward to living here.

These just a few words that I can say about this Wonderful Community and there Staff. Me and my kids loved this Community its within walking distance to All the Shopping Centers. And my view is spectacular Im so Zealous to live within a Wonderful Community.

Iv lived here for close to 5 to 6 months and every time you need to get in touch with the office no one picks up I have call 10 times in the past 30 minutes and not one person Picked up horrible communication

Been here 5 yrs! Service is great! No complaints, everything you can ask for, 3 pools, 2 tennis courts, barbecue section, car wash area! Plus great location, everything is within 10 min from you. Walmart, cvs, walgreens, the mall, etc! Management, is also great! Especially Joe!

This is the most wonderful place I have lived in a long time. It is quiet, people are friendly, the grounds are kept up (with a few exceptions of individuals throwing trash around like we are living in the ‘50’s). I never feel afraid when walking my dog, which is a major factor in my decision to stay. The support staff are helpful and quick with any issues that need repairing. Overall, we are very happy living in this beautiful community!!

I moved in August 2018. The office staff and maintenance team are Excellent. A++++ service. I’m dissatisfied that this apartment complex is called Gatehouse and our gate doesn’t work. Instead of taking down the old gate and putting in a brand new one they keep trying to fix the old gate. In our lease it states a working gate. I’m also disappointed that the gym is only open 10am-6pm. My work hours are 9am-5pm and I am unable to workout 🏋️‍♀️. I shouldn’t have to open a gym membership at an outside gym because my apartment complex can’t extend the hours and it’s also in my lease. Most of us that live here are essential workers and need a place to work off the stress of the day

I highly recommend The Gatehouse at Pines. Its safe, chill, and lots of space to walk around. I wish the residents cleaned up after themselves more, such as the parking lots and hallways.

Best of the best, me and my family are very happy to be living at this community

My experience at Gatehouse @ Pine Lake has been great, very nice people at the office. Maintenance Department very knowledgeable of their work and always with kindness especially the Service Manager Philip.

I requested a filter, a light bulb, and the stove burner change and the next day they came to change/fix it. They work fast and clean. Thank you guys for your work and effort in the mids of a pandemic!

I really love living here. The staff in the Leasing office customer Service to me is amazing. Maintenance staff always responds as soon as possible .It’s never a hassle. My building where I stay is very quiet. I feel safe here.

Love living here. It’s clean, the staff is amazing, quiet and safe.I have lived in Gate House since 2016. I absolutely love it here for my small family. Convenient to restaurants and retail shops. Ive had no issues with management and maintenance, they have always been genuinely helpful with any concerns we have had from a/c, plumbing concerns, and random questions. Parking is a breeze. Lots of parking spaces.

Been a resident for half a decade, I’ve had nothing but pleasant interactions with the staff, the property is always clean, prices compatible with the area, however for some reason they’ve had continuous issues with the front gate. Other than the gate I’m satisfied with the community

It is shameful their is no security or cameras to detect break ins to a person vehicle. People rent apartments looking for safety and they pay good money to feel safe and secure where they live. This complex has a very bad reputation. They tell you they supply you with a gym that is ancient and decrepit. Most machines broken. No safety to your property or vehicle. Disgrace. This need to be taken care of. I dont recommend anyone to get an apartment here. Or fix this situation ASAP.

I have a wonderful experience here. I love the customer service! Tatiana and Joseph are always on point with what you are looking for. They help with all my needs! They have an amazing package service and I never have to worry about my package being by the door.

This place is awesome. I have lived here for 3 years and haven’t had a issue. The staff is amazing and have always been helpful. Not sure what the bad reviews are about. Probably people with bad experiences that want to take it out on google. The grounds are always clean. The issue is some of my neighbors that empty trash right outside their car doors and maintenance has to clean it up. Why you would do that where you live is beyond me. That’s not managements fault . People should care more. The gates are always broken and I spoke to the manager about it a couple of times. People keep hitting the gate so they have to wait to get them fixed a lot. Give them a try you won’t be disappointed.

I like that they try to bring community together with events like movie nights. The freshly painted buildings look beautiful. Valet garbage is good but they’re pretty inconsistent. Maintenance is good. Parking hasn’t been an issue at all. I’ve lived here 4 or 5 years. They’re pet friendly.

Since the first day of arrival I was already given the sensation of a peaceful environment, which brought forth good vibes and comfort amongst everyone else within this establishment. Plus the front office workers were quite helpful and nice during the whole procedure of applying for residency within here, especially Tatiana who was the most of help by being there every step of the way to support us with any questions we had needed awnsering.

The whole process moving in went very smoothly, a huge thanks to Joseph! He is very professional and responsive to any questions I had. The short time Ive been living here, the community seems quiet and peaceful. So far so good.

Moved in 2 weeks ago & so far its great. Joseph at the leasing office is very helpful & so are the other staff. My relatives were impressed on how nice & how much space the living area has. Maintenance response time is fast. The only complaint i have are the tenants who have dogs. Some are neglecting to pick after their dogs poop. Im hoping management would remind tenants on picking up their dogs poop.

Maintenance staff Phil and Ram always goes way beyond their job description as to helping the residents they are always courteous and always willing to give a hand when needed. I love this property. Been living here since 2001. Joseph is #1 he always put his residents first since the day I moved in. And the new leasing consultant Tatiana has been very warm and engaging. Her customer service is above and beyond. The maintenance staff is always great and on top of their game. Phil is amazing. He makes sure its done right the first time. The property manager Lashay is also very pleasant and has given us so much since coming here with all the great activities offered every month.

We have been living here for 2 years now. Everyone at the office is very helpful. We never really need maintenance but when we did they did a good job.

Maintenance requests are handled in a timely manner and if youre lucky, William may be the one taking care of the issue. He does a good job.-------------Wrote the above^ post towards the middle of my lease and now Im back (at the end of my lease). The staff remains sub-par, they do not understand the concept of customer service. Certain maintenance staff need to be trained on how to properly enter residence. We had an incident where staff walked into (w/o knocking or warning) apt while my roommate was not fully dressed, which was nerve wrecking to her. Notified Tatiana (office staff), and instead of helping situation, she made it worse by blaming the resident. Security gate is never working properly. Not the best atmosphere for the prices theyre charging. Take a look at other properties around the area.Been here for a year and cant wait to find something better.9/24/18--------------------------9/30/18Replying to your response from 9/28/18 about stopping by the office to speak.There has already been an office visit where my roommate spoke to Tatiana about her experiences. The Management Team are very nice and courteous, they are very fast when you need to get things done on the property. They keep the property very clean . The community is very quiet and friendly.

I moved here in April 2017 and the leasing office staff were great. Very professional and helpful every step of the way. They are very open to get feedback from the residents and are happy to respond to the requests made by the residents.The property location is also very central and close to nearby highways and many restaurants, grocery stores and shopping malls.

This is my first time leasing an apartment from gatehouse at pine lake and it was a very good experience especially with the help of Tatiana aka Ramirez. She was very patient and helpful through out the whole process and she followed up with the application and she made sure we got the apartment on time. I would recommend leasing an apartment from them.

Longer I live here, the lower my reviews go. Gym is always closed, pool is very limited, racquetball court is used as storage. They claim all these amenities but they are never available. They started charging 10% for late fees. My A/C is broken half the time. Dont live here!!!!! Im moving as soon as my lease is up.

The complex is poorly ran, the staff does not have the level of intellect needed to resolve tenant concerns and they do not ever air on the side of the consumer. The property is name gate house, but the gate is never locked, the units are outdated for the price that you pay and there are a lot of hidden fees that are not disclosed through the initial sign up. The walls are thin and if the person upstairs moves the chair or sneezes too hard, you will definitely hear it. Dont be deceived by this poorly ran community, I will move as soon as my lease expires and I will not recommend anybody to ever live here. An absolute waste and not even close to being worth the money that it cost to reside here.

Too unkind when I asked for the air conditioner to be repairedeven doesnt explain the reason of brokenand it seems like the facilities are out of control, such as swimming pools

Well...I had been at this place for about 4 years. Recently moved to a larger apartment. Before the move I was being kept convinced not to worry, not to bother about cleaning...I already knew how certain companies that are dishonest state that it is not necassary to clean up an then proceed with wild charges. I had brought in professional and reputable cleaning company who did an excellent job. Before the move out most of the things I ended up receiving a bill for were never mentioned. I was anticipating getting my deposit refund back. What I got instead was a list of charges that pertained to things that were discussed before and I was promised not to worry about those matters....Additionally the attitude of the office staff changed 180 degrees. NOT COOL AT AL... Good to know! Better leting others know what they can expect at this property.

Cars are being broken into every two weeks and management is not hiring security. They don’t have a problem taking our rent money but won’t pay for security. If you own a Honda don’t move in here. Every Honda on the property was broken into and the air bags were stolen. Every two weeks a new section of cars are broken into

Been a resident a few years, the rent goes higher and no upgrades are made. Maintenance is horrible, they never answer the phone when you call the office. Worst mistake I made was continuing my lease here.

I had to delete my previous five star review. Dealing with this final bill has been awful. Its too bad because living there my eight months was actually pretty nice. I tried to write it all here but Google wont give me enough character space lol....Consumer beware if you have to deal with them long distance or plan on being a former resident at some point.Hey Management- you need a secretary so that the office can be manned at all times and someone will actually answer the phone :/

I would not recommend it. The management team is very poor and not helpful. I had to pay $200 plus a month for a year due to faulty AC unit (regular bill $80). The gate has never worked they tell you in the beguinning that there is gate for security it has never worked. There’s is always a presence of police in the neighborhood I wonder why since there is no gate and everyone is welcome to in. Lastly again the management team is extremely poor and rude. I would highly NOT recommend this place.

Recently there have been a rash of car break-ins. With the amount of money being paid to live here, we definitely should not have to worry about this especially since this is a gated community property. Car windows are getting broken and us residents are left with picking up the pieces.

Lived here for almost a year and just recently renewed my lease. Monique, the property manager, made the process of renewing quick and easy. Any issue I have had to submit a service request for was taken care of promptly and professionally.

The management needs to hire more office staff. The few people that work there are so overworked and possibly underpaid that they do not respond to voicemails, emails, or text messages. The only good thing about the management of this complex is that the maintenance team is quick to respond and very professional. Maybe they should be working in the office?

Who ever is giving this place high ratings must be crazy!! I chose to move into this place last year when I only had 24 hours to find a place to live and was not originally from this area. Everything seemed fine at first but then things started going downhill. When my parents came back down to help me move out they were shocked at the condition of the property and how much everything had gone downhill. They do not do a lot to maintain the property and the apartments really need an update compared to other places that are out there. They think they can get the same rent as a new property even though they are run down. There were many occasions where the crime scene vehicles were on property and when you asked management what had happened they refused to tell you. I lived here for 13 months and the entire time I was here the front gate maybe worked for 30 days, in general I did not feel safe. if you are looking for a place to live I would stay away from here and look else where, you can find a lot nicer place for less money than what they are charging.

Nice complex

The place is nice nothing wrong to the eye. But management is horrible. Have gone to the office to pay and they purposely not process the payment on time. 1st time I thought ok it was a mistake but 2 and 3 times,I dont think so. Had to go in a bunch of times to argue with them about charging me a late fee. And there best scam, if you look at other reviews on other sites and yelp, after you move out they like to charge you a insufficient time of notice to vacate the property. Now 5 months later of moving out I have a collection agency calling me saying did not make my last payment and that they are charging me this ridiculous fee. So now for the 4th time they have missed placed my payment. Good thing for having paper trail and emails with there ridiculous employees. KEEP PROOF OF EVERYTHING BEFORE MOVING HERE. Additional to that when you move out they will change all the carpets and stick you with the bill. I had no pet or children to make a mess. Either way they will change it an charge you.

The apartments are amazing, the buildings are peaceful and the staff is attentive. The gym, pool, and billiard are clean and not crowded, you have room to do what you want when you want. I am more then happy with my apartment and the community.
