I just had the pleasure of dealing with Roland in maintenance, My central AC Broke all of a sudden on the 11th of August as soon as I called And put in a maintenance order he was there in minutes. Throughout the night it stopped working again so I called the maintenance number again in the morning and in minutes again they were there. I want to say Thank you to Roland and everyone in maintenance for their quick response.. I AM COOL AGAIN...

Roland usually comes over, notices other issues, and fixes them all the same time, which is great because sometimes I notice it after the fact. Fernando has excellent attention to detail, and for that, I am grateful, especially because sometimes I am not home when they are doing work.Also I cant forget Caitlynn she leased to me and is always ready to help with issues or questions I may have and sometimes I do ask A LOT!Kudos!

This is such a great community. I will start by saying that I had a rough start due to COVID19 and miscommunication between the office staff and myself. I must say that any and every little issue I’ve had with my apartment have been taken care of in less than 24 hours. I love that it’s a great community for children and families. I also love how responsive the office is and how friendly Maintance staff are.

I have lived at the eaves Peabody for almost a year now and it has been a very good experience! From day 1 management, especially Caitlynn, have gone above and beyond. The complex is very close to several shopping centers and major highways. As for the property itself, the grounds are well maintained and theyre continually making improvements. I definitely recommend!

The houses are amazing! I love the kitchen and rooms! There awsome and good building on the apartment!

I enjoy living here. The maintenance team is very efficient and professional. Requests are always handled in a very timely manner ! They do a great job !

Beautiful place to live.

Now problems began on day ONE. I had been informed that I can move in any time after 10am. Great! Well after packing up and getting everything together, I arrived with my belongings at 2pm. More than enough time after the “quiet time ending” right?.. Well when I arrived to the office, they didn’t even have keys for me, which caused a 45 minute wait… We signed this lease a month prior. How would keys not be ready? It gets better though… Let’s fast forward a couple months. October…. I had a Halloween decoration on my door. My unit is on the bottom floor across and away from incoming and outgoing traffic to the door, as well. Well apparently it was offensive and instead of a call, we received a notice placed on the door, to take it down. Okay, I can live with that. However, who is going to inform the lady upstairs that she rents an apartment in a home and not the building? She continuously came down with her daughter in pajamas late at night to practice her daughter’s dance recitals and blasting music.. That is not offensive? Or what about the trash bag woman who lived in another upstairs unit. She would have a mental break down screaming when the laundry room was not available for use, and apparently did not know a laundry mat was in existence. Better yet… Why would you ever allow one washer and one dryer for a building with that many units? Like what? Or the fact that an actual crazy person who had cops banging on the door all the time, screamed about hiding fentanyl in the vents, and was honestly uncomfortable to live near, live directly upstairs of us. But my decoration was offensive? my favorite part of all. In November, your team (probably third party vendor considering your team is incompetent) had been renovating the unit upstairs of us after the crazy person moved out. We all of a sudden had not just a little but a significant amount of water damage, come down to our apartment. Yes. WATER DAMAGE. Your tech Roland had been on call. He showed up drunk and shrugged his shoulders, stated he could not do anything, and proceeded to have my boyfriend poke the hole himself in the ceiling to relieve this water. WHAT? After emailing your management team, Caitllynn Machado had been the one to get back to me. (FYI she makes it very obvious of her indifference to the people who live there after continuously ignoring my emails, and calls, until I called her out for it and walaaa she showed up to my door right before work to sit there while someone had told me what I already knew, and put more traps out for my complaints of the centipedes) Apparently… they needed to wait for people who did not have water damage to not be on a long weekend, and for the water to be done draining, etcThat being said, I was then infested with centipedes, due to the water damage. On top of this, I am already traumatized from my previous apartment. Your team had no understanding what so ever. I was given a runaround for over a week, made to have panic attacks in my home every night from fear of seeing a bug. (this may sound ridiculous but it was actually horrible), and just no care in the world from any of you. We pay $1735 monthly to be treated like a brushed off piece of dirt on welfare. I even asked about a transfer to stay with your company, and they would not even entertain the idea of leeway. I would have had to come up with a significant amount of money just to leave your infested water damaged unit, to move to another building. What kind of corporation does not even take a circumstance as serious as that for their guests who pay so much for so little already? I was informed that all water effected parts of the ceiling and wall would be ripped up and replaced. Nope. Your third party vendor just fixed what was already open. I want to inform you all that due to the horrible company and living conditions you run, we literally moved out. We signed another lease and are gone.

At first glance the rent may seem a little high for the square footage but after living here for almost four years I feel like we get every bit of that money in excellent customer service.If something breaks they fix it, no questions asks or complaints.If you have questions about your rent or lease they will always talk to you about your options and explain everything.The grounds are constantly being cleaned and updated with new flowers and fresh mulch every summer.And during covid they helped us smoothly transition into a new unit when our lease had been up in anticipation of a work related move.Matt, Caitlynn and Paola are all very nice, hard working and reliable. I am genuinely going to miss living here when we move.

Lived here for a year and overall, it’s a decent place. It’s close to the highway, stores and is it’s a nice community especially for those with little kids. Some of the cons is the shared laundry. The entire building shares one machine. People don’t clean out the machines properly when they’re done using it. I’ve had to clean pet hairs from the washing machine countless of times but I never even bothered with reporting, I just dealt with it and went on with my day.Unfortunately, I had to move out in June and I am glad I waited to post my review until now because they ask you for a review was soon as you move in. Anyways, this company decided to charge me 770 dollars because of a small smear of popsicle on the carpet. I have a toddler and I didn’t notice this until move out day. They decided to change out the entire carpet on my dime and didn’t even bother with telling me before hand. I would have cleaned in myself or hired someone privately that wasn’t going to charge me $770. I can’t believe they thinkThis is ok. This is pathetic, unfair and unjustified. They also charged me a cleaning fee when I left the place in a pristine condition. Luckily I’ve got pictures because I have heard this is a normal practice for this apartment and they do this whenever people move out. The property manager told me there’s nothing they can do but I am not settling for this, I will continue to fight these charges even if it means means going to court . I have posted the “stain” on Facebook landlord groups and everyone thought it was ridiculous to make me pay for a whole carpet.

I’ve been a resident at Eaves Peabody for 4 years. I have no complaints, but the central air stopped working on the hottest day of the year in July and I called the maintenance staff to fix. I went in last week for a tour of a townhouse and a two bedroom apartment. I was kindly greeted by Christine Wells who was kind, friendly, and knowledgeable about the community. She gave me a tour of the complex and the townhouse, and was very thorough in pointing out all the amenities the Eaves has to offer. She was patient with me asking some questions, and was able to answer all of them. I filled out an application and am hoping that I will be able to move in soon. Thank You.

The staff here are very friendly and helpful in whatever way possible.The maintenance team responds promptly thanks to the them. Sometimes the job is not done satisfactorily but I appreciate them. The community is children friendly,safe and well maintained.The only down part is the rent is high and it goes up each year. We thank God to be living here.

The staff here amazing. Viewed an apartment Tuesday and now on Friday my family is moving in. Kristine worked with us so much. She has been great with everything and you can tell she loves her job. Walking to see our apartment every person said hi to her she greeted them back by name. Makes us feel like this place is a real homey community, not just apartments where people come and go. We move in tonight and I have a feeling our rating will stay the same as my family makes this our new home

We just recently moved in and have had nothing but great experiences. The office staff is amazing and super helpful. Christine went over the top to make sure we were satisfied and happy. The apartment is absolutely beautiful. We were lucky to get a renovated apartment. The grounds are kept nice, plowing is done as soon as possible and walkways are always salted. I feel safe walking into my home after work and thats major to me. I feel comfortable, safe and at home at the Eaves. We signed a lease for two years and I’m excited to see what the future holds here. 5 stars.

The people in the office are great, especially Christine. You can tell they care. The apartment complex is very well maintained. From the landscaping in the summer, to the snow removal in the winter, everything is always in great shape. Im going on my third year here, and so far, so good. I recently moved back to Eaves Peabody, after a two year hiatus. I was greeted by Christine Wells in the leasing office, and she could not have been any nicer, or more helpful! Christine immediately recognized me, made me feel welcome, explained everything in detail, including any changes that were made in the community. Apartments are good but too costlier and they are increasing the rent with every lease renewal without any standard. They should think rather then keeping the house closed for 3 to 6 months, if they offer the house will reasonable rent/lease will be good for Avalon and Consumers. Hope management will think on this from now on and quote less rent for lease extensions & so on.

After I graduated, this was the safest complex in the North Shore that I came across. Conveniently right by the mall, grocery store, and urgent care facilities, it also was right by the highway! The staff has been more than helpful in the move in process, especially with a first time renter like myself. Eaves communicates with their residents in a friendly and informative way, and their maintenance staff is fast and always there to help. So far its been a great experience and I am excited to stay here for many years!

All the five stars given are fake, I am very disappointed I moved there last year July and I left one month before my rent was due the apartment full of moisture. Management sucks they are a bunch of thieves I left before my lease was due and instead of them to give me back the security deposit the charge me 200 dollars more and everything was fine maintenance came to check the apartment before and after I left I check with Chris he told me everything was okay now why do I get charged for stay away from eaves of Peabody when you coming they’ll tell you parking is free trash everything but at the end you’ll get charged for it..

My family and I have lived at eaves since 2014 and I have to say we love it here. The staff in the office is extremely helpful and considerate. They go out of there way to make sure all of our needs are met. They work with you with whatever you need and make sure they always find a way to satisfy their residents. If you are looking for a convenient locaction with AWESOME staff eaves is the place for you.

I want to thank the Team at Eaves Peabody for their immediate response on New Years Day when I called the emergency maintenance number very early in the morning regarding a sink issue in the bathroom. The customer service associate I spoke with was very understanding and assured me that she was sending an order out as we spoke and an I would be contacted. I was contacted within 5 minutes from a member of the Eaves Peabody staff assuring me he was on his way. The man was here within minutes and had the sink issue resolved immediately. He was very professional and efficient. I love my home here at the Eaves and its comforting knowing that the Team at Eaves Peabody really care about the residents. I really like the diversity of the complex and how everyone accepts everyone else. I did have an issue with a neighbor the first time we moved in but thankfully it was promptly taken care of by the eaves team. I also really appreciate all the effort they make to make sure we are happilly living there specially Christine she is a sweetheart!

John had come in to fix my kitchen light and did such amazing job I had just gotten a new job so my scheduling was very iffy I had to reschedule with them three times because it was hard for me to be home I asked them to come early in the morning the next day but I had gotten home at four in the morning so I was afraid that I would not be able to let them in to fix the light John had come in ever so quietly and did my light I woke up with everything fixed for me he did such an amazing job and was so quiet that my dogs didn’t even notice he was there

This is a housing complex that offers peace, tranquility and good service. Here you find you need to live in peace, without many worries. Their staff is friendly and maintenance is excellent. Something important you are in the center of everything.

My family moved here ten months ago and weve been as happy as could be reasonably expected.Yes, we were initially put off by the high rent, but at the time (Summer 2018) it was about the lowest of all the comparable alternatives. The grounds are very well-kept. Management people have been as friendly and helpful as could be. Maintenance is responsive IN THE EXTREME, even for non-emergencies!Our most serious issue has been the sub-optimal soundproofing: Every night we hear our upstairs neighbors stomping around their apartment. But even then, its something we can comfortably live with. (Of course, if your neighbor happens to like loud music, that could be a different story.)A bit of advice: check the dates of the reviews you read. Some of the more negative ones are, I believe, outdated. Dog poop? I can honestly say that I have not encountered it once in my past year here, and Im often outside playing with my 6-year-old. Trash piling up for days? No, Id say thats from a different era -- it seems to me that trash is handled very well now. Apartments being old and rundown? Not our experience in the least: everything in our unit was clean and functional the moment we moved in.All that said, Im sure some complaints are valid. Perhaps weve been lucky by getting the right apartment in the right building, with no problem neighbors. So I certainly wouldnt dismiss everything people complain about. In other words, judge for yourself.Some other positives: A quick walk to North Shore Mall. (And, as a bonus, this past month an even quicker walk to the Big Apple Circus, just across the street! Hopefully theyll be back next year.) Very kid-friendly and safe, with a playground, lifeguarded pool, basketball and tennis courts. I would emphasize that if you have children, this could be an ideal setting. All the local school buses come through here to take kids to their respective schools. Also great if someone in your family doesnt drive -- in addition to North Shore Mall, Shaws supermarket is also a 5-minute walk away. And with all the kids here, you dont have to drive across town to set your child up with a play date.In sum, while there are some negatives -- as there would be with any place -- I find them pretty minor, and I think the positives greatly outweigh them.

We found you online and got an appointment that day. We were meet by Christine Wells in the leasing office and she was wonderful. Very knowledgable about the apartments and grounds, even took it upon herself to pick up trash that was on the road when we were touring around. She made us feel very welcome. A big reason we decided to apply here was her and the beautiful up-keep of the grounds.

I have lived in this community for 2 years and could not have asked for a better experience. The office staff are friendly, professional and reasonably accommodating. Rents are a high everywhere but value is hard to come by and at eaves you get 100% value.

I love it here its in a great location near the mall and super markets. Theres the pool playground basketball court great place for kids but peaple need to stop slamming the doors and we should have laundry hook ups in our apartment thats what they advertise have the residents buy there own machines. takes so long to use the machine there is only one machine for twelve units its not right you could even charge 50 a month if they want washing machines in unit please consider it thank you thats why i gave 3 stars if laundry was in unit i would of given more people leave there clothes in the machines and go out for the day its not right

Beautiful location. Stunning colors right outside my bedroom window, as well as great amenities in the suites. All in all, a fantastic place to live!

I lived here 40 days and have to leave due to poor maintenance.The maintenance guy came to evaluate the apartment and provided an estimate of $600 clean and repair would be required after my vacancy. He gave this estimate after my 30 days living. I have only one mattress and a TV during my short stay here.During this 30 days, I have requested 3 times to fix the fan in the restroom. He came and did some repair and the fan worked fine for few hours and after that start making huge noise so much so that you cant stand there. This happened all three times :).On my vacancy, they provided an all clean option and said you dont have to worry about the repair estimate! I paid $160 for cleaning, where I lived only 40 days. After I left, they returned my deposit after deducting additional $200.All the door locks are not working properly or bottom of the door is rotten.Trash dump place is a mile away from your apartment. Only one washer for the whole building. Living here is like joking with your life.I wouldnt recommend to stay here with the given price point.Dont get confused by their high review because leasing office will ask to write a review immediately after you move in. Please other reviews and check when they have written their reviews. Dont waste your time and money here.Good luck on your new apartment search.

Absolutely love this building, these apartments are in probably the most convient area. It’s right across the stree from a mall, supermarket, and down the street from the highway. Not to mention another mall down the street and multiple restaurants around the area. These people who work here are absolutely amazing, making sure we receive all the help we need. From finding the right apartment to making sure everything runs smoothly in our new apartment. Love this place definitely would recommend it to anyone searching!

John and Roland of the maintance dept were here promptly after our request were made. They both were professional, curtious and friendly. They attended to the matter and cleaned up after themselves. I moved to EavesPeabody in May after living 57 years in the same house. I met with Christine Wells a few times checking out Eaves, she was so helpful & matched my needs perfectly. I love my apartment, the neighbors & staff here. Roland & Christine were were there for my first day to explain everything & answer all questions. Georgine Weber has been instrumental in bringing me up to date with my computer skills & the entire staff have made this move wonderful. Im so happy to call EavesPeabody my home.

I moved in with my fiancé and room mate. It is our first time renting an apartment and i feel we had everything explained to us well including setting up utilities and the woman Christine that showed us the apartment is very nice and helpful. Very glad that it is pet friendly and has a good amount of land to walk our puppy. So far Neighbors are friendly as well.

This place is disgusting. The management team that just came in is running this place to the ground. Stay away. Much better options elsewhere.

Other than the awful annoying annual rent increase, Eaves Peabody is nice and close to a lot of amenities that the city of Peabody has to offer. They are kid friendly and have a diverse community. There is a pool which is open in the summer, and play ground for the kids. I loved living there. However, the only problem with them is greed. As a corporation, they raise their rent every year and they raise it up to the maximum allowed bylaw which is around 10%. Its a good community for those who are transitioning, not living there forever.

The worst place I’ve ever lived before. First, the hallways are dirty and smell like weed. Second, when I left, I paid to paint the apartment and cleaned it up. Even so, they did not return my deposit ($2.000) and still charged me a lot of money.

This is a glorified Housing Project. The claim is economic living what you receive is subpar living. The grounds are always littered with trash and dog feces. I would rather live in a car than reside at any Avalon property. I recommend that you research the safe with Peabody Police.JUST DONT DO IT11111

I just moved to Eaves Peabody and i have a four year old daughter . Eaves is amazing the community is so wonderful its so kid friendly the people welcomed my child and I with open arms . The property is always so clean the staff is awesome they are beyond kind and anything you need they will take care of it and help you . I moved here from East Boston and I was so nervous that i would not fit in but Eaves is seriously so welcoming and they make you feel so comfortable. the woman who helped my child and i look around and move in was and still is the most kind caring understanding person i have ever met her name is Christine she was a blessing to me ! i was having a very hard time before i moved here and christine was an angel she is seriously THE BEST ! I am so happy now living here and my child made so many friends and plays every day in a great park i would give this place 100 stars if i could god bless the people in the office ( Christine ) they gave me a wonderful happy home i love it here. i just met a man in the office today his name is Josh and he is so amazing so down to earth he rocks! I honestly would say if you are a parent or just a single person you would adore it here just as much as i do !

This community is the perfect example of not judging a book by it’s cover. I would not even recommend my worst enemy to live here.

The rental property is ok to live but they are money hungry and greedy for money. You will want to take your time to find a better place to live before rushing to live there. Rent increases by the minute and not to mention if you want to leave its like getting a divorce. VERY expensive all sort of fees to move out, it is beyond explanation. They lie to your face about what they said just to rack up the bucks. Dont expect to get your deposit back if you are leaving they will find a reason to take it back plus add more fees for you to pay. My advise look else where before calling this you home.

This place was an absolute waste of money. The people in the community, at least the people around my building, were the most rude, awful and disrespectful ive ever had the displeasure of dealing with. The staff was unhelpful with anything asked of them, except one very nice woman from the leasing office, I cannot for the life of me remember what her name was. Theres no assigned parking so nobody parks where they should and spots are scarce because there is no rule for cars per lease. Those who were priveledged enough to get these reserved spots must have been paying a fortune because i was told it wasnt possible to matter what. There was so many cosmetic and mechanical issues in my building it was insanity. This place is a waste of time and money.

I have been living there since December and for the last 2 months I have had ants they are so bad now I have had to throw 90 percent of my belongings away I am now homeless

An excellent place for a family with children. Spacious apartments, good layout of apartments. Very comfortable. Responsive staff. But one huge minus, there are NO WASHING MACHINES IN THE APARTMENT. There is only one common washing machine for the whole building, and to have time to use it, I have to watch it. Its like a match for the opportunity to do laundry. And this torture for me. So Im looking for a new apartment, where the washing machine will be located right in the apartment and only be at my disposal. Community management, please install washing machines in each apartment. And even if you add a price to the rent of $ 100, then your community will be the best, as there is a great park for children here.Great place for a family with children. Great place to live. Close to everything: malls, banks, supermarkets. Quick access to all directions. Super recommend it.
