They recently got new management (new company owns them) and it’s been nothing but problems. The biggest one was while they were transitioning, online payments were shut down. They finally finished and we can pay rent online again but they added in an almost $40 “convenience fee”. I’ve been paying the same way since I moved here and all of a sudden they’re charging me extra. We will be moving as soon as our lease is up.
RENTER BEWARE!!! Get EVERYTHING the leasing agent tells you in writing. When going through the lease process we quickly found out several things we were told by our leasing agent were incorrect (timing to sign, soft vs. hard credit check, sewer fees, etc.). 9 months later, we are really feeling the repercussions of incorrect things we were told. We chose Elmhurst for their flexible lease options and opted for a 9 month lease knowing we may need the subsequent month to month option. When analyzing the lease options we explicitly asked what the month to month increase normally was and were told 3% – 5% for up to 3 months. 2 months prior to our lease ending we were given a renewal offer with 9-12 month lease options or a month to month rate with a rent increase of $585 or 43%! Since then I have spoken to 4 different managers (Yes, there have been 4 different managers in less than 2 months) and been told by all of them that was abnormally high and they were going to look into it. Finally after about 7 follow ups and no one “looking into it”, I was pushed off to a leasing agent who proceeded to apologize for the misunderstanding and tell me this is normal. She then “contacted ownership” and was told there was nothing they could do. I’m infuriated because I will be paying $1,937 for a 2 bedroom apartment for the next 2-3 months, that’s an extra $1,800 over 3 months! If I would have been given correct information I would have signed a 12 month lease and been paying a lower rate this whole year and saved about $3,000.One more piece of advice, request a copy of the “standard” 48 page lease contract and read it prior to going through the application process. There is a photo and video release addendum you MUST sign on behalf of yourself and anyone living with you, including minor children, that authorizes the apartment to publish photos and videos. Essentially, I gave permission for them to photograph my children and put them on a billboard. Yep, tried to get out of that and was told it wasn’t an option not to sign!On a positive note, the older complex is well maintained by a fantastic maintenance staff.
We’ve had so many issues in our apartment, first with squirrels in our attic, and the complex has been bought out and changed around 3 times in 3 months, from Pinnacle to Cushman & Wakefield to now, Greystar - so nothing has been resolved. The property managers don’t respond to IMPORTANT issues, like squirrels living in our attic and gutters for the past 4 months. The property is beautiful and maintenance is fantastic but when it comes to the office staff, and property management - poor, and terrible service. This is our 3rd renewal here, and unfortunately our last due to the quality lowering each year.
Living here is very pleasant. It is a clean and quiet community.Ana, from the leasing office is friendly, helpful and welcoming each time we see her.Maintenance issues have been limited. And managed Quickly and Effectively!Overall, our experiences here have been positive.
Do not waste your time here. They have a bait and switch tactic where when you look online, the price is significantly different. I looked online at a 1-bedroom that said Available now, for $1358, went into the leasing office and with the extra monthly fees, its actually close to $1,550. Waste of time
Quite a bit of issues with this place. The first one was when I kept getting harassed by office staff saying that I was receiving noise complaints from other residents. Some of these complaints were from I was out of town and not even in the apartment! I was even given a formal lease violation notice. I communicated multiple times that I was not the one responsible for the noise and it was aggravating because I would be quietly sitting in my living room watching TV and I would hear loud footsteps and bass. They finally quit harassing me but they never apologized and I was scared to walk to the bathroom at night and I would walk on my tip toes because I was so afraid of accidentally making noise.My second complaint has to do with moving out. Firstly, I was told I had to vacate the apartment by 12 noon even though I was being charged for a full day of prorated rent. If they want you out in the middle of the day, that is fine, but only charge for half the day. They said they would make an exception and let me have the full day to move out. I have it in writing that I was told I could leave the keys and appropriate forms in the apartments upon moving out. Last minute, I get an email saying I needed to return the keys personally to the office by 9 am the next day or I would be charged a full extra day to ensure they would receive the keys. First off, they already have keys to access the apartment and they are going to change the locks anyway, so why is this so imperative? Second, they can check my apartment at 9 am to verify the keys are there, and if not then they can charge me. They told me this last minute so I had no time to make arrangements and I had to work the morning they wanted me to turn in the keys. I told them I would leave the keys in the apartment as previously discussed since I had no way of returning them at 9 am like they wanted me to. So, Im being charged a full extra day over nothing. Additionally, the amenities card I was given stopped working after the first week of use and I was told I would get a new one. Months went by and I forgot since I never use the amenities and used the code to get past the gate so I never followed up to request a new one. Now, they want to charge me $75 for this piece of cheap plastic that was not functional for more than a week anyway. I am glad to be leaving this place, they quoted my renewal rate at 1440 despite my unit having outdated white appliances, laminate counters and carpeting in the living room.
Dirty, got roaches, the workers don’t even know what they be talking bout. All yall need to get fired & replaced period! Too unprofessional
This review is only related to customer service. The customer service was so poor, I didn’t even want to the tour the apartment.I spoke with Ariana/Arian in the morning on the phone October 3rd. I’d seen a 1B/1BR online at the lowest $1,065. On the phone, she quoted me $1,085. When I arrived in person, she told me the apartment was now $1,185. I asked about the change in price and she said Elmhurst Apartments’ prices change everyday.This was an irrelevant detail, as I’d spoken to her all in the same day. Besides, I found that perplexing as all apartments and condos I’ve dealt with have a steady price and don’t change -everyday.Aside from that, her general disposition was aggravated from the start. She seemed annoyed with us and as if she was doing us a favor by showing up to do her job at all.People are always going to need a place to live, but I’m grateful I’m blessed enough to be discerning. I wouldn’t wish Ariana on any prospective renter.
This is a great community. They provide lots of amenities, such as a pool, club house, gym and dog park. There’s also a car cleaning area. The pricing is a little above average, but the apartment layouts are large and the area is safe.
It saddens me to say that this was a very disappointing living experience. Now, after vacating and cleaning the apartment (far cleaner than when we moved in) they want to charge to replace the carpet as damages stating that the carpet needs to be replaced due to heavy traffic. As if we did not pay rent to use the carpet?At first, they got our rent amount wrong several times, and it took about 2 months to fix it. Then, they somehow had the wrong apartment when we went to move in. I am not sure how that happens, but then they made us wait for an entire month before we got the right place. Even after that, we had to re-sign our lease 5 times before it was close enough to correct that we stopped trying to fight with them.In less than a year of living there we were harassed by neighbors, our children endured inappropriate remarks from said neighbor but all that the office staff said was, I hope he becomes nicer, and we do not advertise this as a family-focused community.We consistently dealt with illegal activity next door and in the hallways, again something that was never addressed by office staff.We needed repairs that were reported and were never fixed, or fixed poorly. For example, our dryer was repaired several times, but we always had to dry our clothes twice because it never properly heated. Once they sent a maintenance man over, who walked with NO warning while my wife and I were getting ready. Upon hearing a noise I stepped out in a towel, and he just yelled at me and slowly saw his way out.We walked up our stairs one evening to shattered glass all through the breezeway and down the stairs. I did my very best to clean what I could, but when I contacted the front desk, maintenance, and security officer, the front desk failed to respond, and the maintenance and security officer said it was not any sort of emergency. There are several families with kids in our breezeway! Then, they showed up 3 days later, and whatever they used stained my new canvas Vans shoes, and made our breezeway and stairs so slippery that our very young children were falling down the concrete stairs! Still, the office never handled this issue.We do not wish this unwelcoming living environment on anyone. It feels like they just want our money, and nothing more.
Let me start by saying I have truly enjoyed working here at Elmhurst Village over the past year. It has been a pleasure getting to know the residents and I hope to continue to build genuine relationships. I noticed the bad reviews in regards to our customer service and I just wanted to speak on the behalf of myself by saying I do not ever mean to come off rude or distasteful. We are put in charge of the well being of our potential prospects and residents which I understand is a huge responsibility. I only wish to help make your experience as pleasurable as possible. There will sometimes be some miscommunication and the information conveyed may not always come out as intended however, my intentions are always to provide excellent customer service although, I may fall short at times. If there are any issues or concerns I want our residents to feel like we care and are working diligently to resolve such matters. I appreciate the feedback and can assure you that your disdain has been dutifully noted!
Ive only lived here for 2 weeks we had one maintenance issue that was resolved less than 24 hours later. The woman Anna at the front desk went above and beyond to get us into this apartment and helped with absolutely everything. The apartments are very clean and nice I highly recommend living here. And another great thing about living here is the numerous events for the families that they do very often. The woman that runs the events is also a pleasure.
Ana and Joseph were very helpful they answered all my questions on my tour the property was clean and the office did a good job with cleanliness and safety Ana did a great job touring me and helping with my paper work will difenlty let friends know to move here .
I just signed the lease for my second year here. I have had a great experience so far! The apartments are well lit and in good conditions, the amenities are pretty nice, and the view of the lake with the fountain is amazing.
I would recommend to anyone to not move in this apartment complex. I lived in elmhurst for 3 years and I loved it at first. The staff at the office keeps constantly changing. Unfortunately I had to call the property officer a couple times because neighbors would be having parties till 2am. I had to call the police to take care of the problem. Most of the time the property officer would never come. When we would call the office and complain they wouldn’t do anything about it. They let people move in anytime they want. We had a neighbor moving in all night till 4am. She woke up all the neighbors and everyone was complaining. When we addressed it to the office all They can say Is: maybe that was the only time they could move. The office staff is lazy and rude. I never had a problem with maintenance. I would not recommend Elmhurst at all.
I’ve been really happy with Elmhurst Village so far. The staff are helpful, maintenance responds to requests quickly, and the buildings, pool, and gym are all very nice and well-maintained. I also like that they have a few free events each month for residents.
I have enjoyed living at Elmhurst Village Apartments. Complications with the move in were taken care of immediately by Jesus (maintenance) and Alex (manager). They both went the extra mile to fix the issues that arrived and to make us feel welcome. I am very grateful and I am happy to call this my home. 😊
Elmhurst Village is a great neighborhood. It is peaceful, the community is clean and the people are nice. There is not a lot to complain about, and all in all, I love living here.
Love living here the staff is great the maintenance man is amazing! Alex the office manager is super sweet and always willing to help. Love love living here! a must move in! I took away one star bc there seem to be new chargesevery month... Like bases charges, they tell u its a one time charge but it appears again the next month! So that very annoying especially for a single mother on one income!Update: Alex the manger is the best! i really like her! shes great with the resident! Omar the maintenance man helps with everything great dude!
I am a resident here at Elmhurst village this year. I love the neighborhood feel to the place. I didnt feel treated wrongly at any point. They have an awesome pool and workout place. Around $730 a month in total I would pay. Id definitely come back if I wasnt going back home.
The community is gorgeous and has incredible immunities.
I have lived at Elmhurst Village since they opened 19 years ago . I was the first person to move into my building . I have been happy to call it my home . I have retired and am moving to Ocala but I would highly recommend Elmhurst Village . I am sad to go . The manager the past three years Alex Boutte has been a dream to work with and helpful at every step . Any Maintenance issues have been addressed within hours by Alex the Maintenance Supervisor and his team . I wish them all the best in the future and when Im in Orlando will be glad to stop by and say hello ! Thats the kind of community it is ...
I LOVE TO LIVE HERE, MY FAMILY IS LOVED, THE DEPARTMENT IS VERY WIDE, THE RESPONSE OF THE MAINTENANCE STAFF IS AMAZING, IN GENERAL WE ARE VERY HAPPY LIVING THERE, OVIEDO IS AWESOME, THE LOCATION IS GREAT, SHOPS OF ALL KIND AND VERY SHORT DISTANCE
This place would actually be a good place to live if it wasnt for the parking situation (it can be hard to find parking after 10 PM), but especially if they were more selective with their personnel in the front office. Although most people there are helpful, I find Jennifer to be rude and very unprofessional. The place would be much better if she was not working there. People like her should be cleaning toilets rather than dealing with customers or residents.
I just want to thank the entire staff for all there wonderful customer service ...I hate that im moving out and the only reason I am is because I bought a house other wise I would never leave here . The staff has gone above and beyond to help me with many things that they really didnt have too.. Alex the manager and Amanda the asst manager and Elisa the leasing agent I have no words to express what kindness you have shown me and my family ..... and I dont want to forget the maintenance staff They are super friendly and do a great job ...
Everyone in the office has been nothing but kind to me. Also their service has been fast, friendly, and direct. The apartments are beautiful and I love the the pool.
I love this place! Been here for a couple years now. If you take the time to tour it you will see. By far one of the best living experiences Ive had in a long time! FIVE STARS! The staff is courteous, intelligent, friendly, and know how to make you feel right at home! They actually feel like extended family. I always enjoy their company! They better keep in touch! Im moving out and dont want to go to be honest... but its a 45 minute commute for my job and its time. The maintenance crew is amazing as well. We know them all by name and are great at helping out and taking care of service calls quickly and efficiently! The grounds are well maintained and very safe. Gate is always fully operational and the the beauty of the grounds still gets me when I pull in, day or night time. Apartments are spacious with bay windows and lots of natural light. It will be hard to leave this positive experience and home.

I lived at Elmhurst Village for only 8 months because my son and I bought a house near the Tampa area but it was the best apartment experience ever. From the time we moved in until the day we moved out, the entire staff (office staff and maintenance) were incredible. They were ALL so kind, pleasant, and accommodating. If I went to the office or called, I was respected and my problem or concern was addressed to my satisfaction. Anytime I put in a work order, it was taken care of within days, if not hours!The grounds were always immaculate! The place looked like it should be on the cover of Better Homes and Gardens! From the fountain in front to the beautiful flowers on the grounds, it was so well kept.The apartment itself was very spacious. When we moved in it had new carpet and had been freshly painted. The only down side would be our downstairs neighbors who had loud shouting matches and constantly slammed their doors day and night. Their kids were always screaming and crying, too. They filed noise complaints with the office about US! I still cant figure out what we did to upset them. Go figure!I would recommend Elmhurst Village if you are looking to rent a super nice apartment.
We lived here during a management change. Before the change they were super dog friendly, after not so much. We received a list of abusive dog breeds not allowed in the apartment complex and sure enough are Dog was on it. Besides listing standard dogs considered to be aggressive like chow chows and pitbulls they listed every single large breed dog, it was ridiculous. Then the new owners went from apartment to apartment as an inspection and one of them saw my dog sitting nicely in his crate and said UGH! Dogs are disgusting! why the hell did you purchase an apartment complex that is super pet friendly when you hate dogs? Also why are you insulting my dog in his own home?Other changes were made to the apartments website to include a convenience fee for paying rent online. Before paying rent was just rent with no up-charge.They charged us extra for leaving our garbage bins too full after we moved out even though we left no garbage, but thats not something we could even prove.The parking is also terrible.
I got off work early and my bf and I drove as fast as we could in 5 o’clock traffic to get to this place before 6. We got there at 5:30 and they lady said they were done viewing for the day so they have time to lock things up.... we said okay but could they give isn’t information about the community.. they gave us a paper with info and than the lady went back and had I’m guessing her boss tell at us and tell us they were done viewing for the day.... for no reason... they were very rude, unprofessional, and not helpful. This was extremely disappointing and such a waste of gas. Thanks for nothing.
I rented here back in 2006-2007.The apartment was nice enough. Clean and good looking. We had a three two on the second floor. I felt the price was a little high but the location was good.We did not want TV service since we were out and about a lot and wanted to save some money. They acted very annoyed with us since we didnt want to have TV service. I think now they include this in the contract so you have no choice you have to pay for TV service regardless.Office folks were nice enough but always felt pushy, not really warm and inviting.Neighbors underneath had a small dog that barked at everything.
First of all after living here 4 months and reading the other reviews here on the place I for the life of me CANT understand how so many people have a problem with Jennifer. No we arent related or friends, Jennifer has been NOTHING but sweet to us both as well as the other employees including the maintenance guys. Maybe some people need to learn you get treated back just how you treat others. Now, on with my review.The apartments are very nice, decent sized and well built. At move in we had brand new carpets, new paint and it smelled brand new. We did have a small ant problem which was taken care of within about 3 days, still havent seen any and that was over 3 months ago. If you put in a work order to repair something they show up so fast, most times the same day. Its also gated, and unlike some complexes the gate actually WORKS. You receive a code to get in or a proximity card to enter. They just repainted the outside of the building and completely re-did the fitness center. If you get a third floor unit you will have vaulted ceilings which I love. The only complaint I have about living here is my downstairs neighbors... they love to yell.All in all I would easily recommend living here, and we actually already have to some family who are moving soon.
First of, the staff in the office are rude specially that woman named Ariel. She is an obvious racist. She never helps anyone but only people she likes and she talk to you in a very unpleasant way. All the people working in the office and maintenance are all unproffesional. The place is also roach infested. They have schedule for pest control but not once that they ever showed up! STAY AWAY FROM THIS PLACE!
The location is the best perk about this apartment complex. Being a gated place is a plus! The amenities are good too. The staff there are nice, depending on who is working. The staff needs to work on returning phone messages, but the maintenance is great! However, if you are not big on noise, then this may not be the place for you. Parking is limited, if you arrive after 9:30pm you may be parking out in no mans land. Noise was a huge problem for me. I could hear big dogs running above me at midnight, I could here peoples tvs over mine, and their conversations. For this place to be 4 or 5 star they may want to look into sound proofing their apartments.
Elmhurst was a beautiful place to live, however the management and staff clearly are never on the same page. I was told misleading information from the moment I had a tour of the place and wasnt corrected until it was time to sign the lease. Secondly, you can kiss that security deposit goodbye because they will absolutely charge you for anything their hands can click (Including a ridiculous ceiling paint fee for UNPAINTED ceilings). I will never live in an apartment complex again due to this horrible experience.
I would never recommend this apartments. I hadnt read the reviews of this apartments,but now I realize that its very important to check that.The current staff are too rude. They dont care about people.No humanity, No welcoming, no pleasant talk,Jennifer was one of the staff who is horrible though. She talks over you no matter how polite you are.Inspite of her disrespect, inhospitality, she was asking if I liked the apartments, I was wondering how she asked that question. So unprofessional. Management has to take a look at this if they wanted to continue with the property. I have never seen such a hard soul in my 45 years of life.. So pathetic lady.May God bless you with better soul by changing your mind.
I have been living here for the past 2 years, and I do not have much to complain about. This community has taken good care of me during my stay. The maintenance is prompt, and curious. They care about the well being of their community and always taking good care of their hallways and landscaping. My living space is fantastic. Large living room, kitchen, and dining area. The closets are large! I have a third story apartment, so I actually have vaulted ceilings all throughout my apartment. This is a true place I call home. I signed a new 15 month lease and plan on enjoying my time once again. *p.s. only downfall about this community is the parking. It is similar to Disney World parking lot with how busy it is. Especially after about 10pm. But they have parking reservations for an additional charge.-Leah Mahoney
This apartment complex is staffed with incompetent and unhelpful front desk personnel who are seemingly incapable of answering the phone during their limited business hours. If you are actually able to get a hold of someone from the front office, their attitude is accusatory, aggressive, and agitated, and they are entirely unable to answer any questions you may have. Most of the times when you walk in the office you need to wait for them to finish personal conversations prior to them halfheartedly attempting to fulfill their job duties. The apartment is overpriced for the amenities you receive: the trash compactor breaks down and they are unable to manage their waste, the gym has limited equipment that is breaking down, and it is nearly impossible to find a convenient parking space in the evenings. The quality of the apartments is nowhere near luxury the carpet seams tear apart easily, the initial paint jobs in the apartments are shabby, and the kitchen appliances are dated.
Pretty grounds and decent apartments, but the staff is the greatest downfall. I love the maintenance staff theyre always so sweet and accommodating. The front desk employees are extremely rude. They do not return phone calls (I’ve left a message or my number at the front desk five times at this point to no avail) and you have to chase them down to get answers. Ive had to have my gym key fixed three times now and it still doesnt work and they have yet to get me pertinent information regarding parking and garages. Close early without notice and I did not have my medicine in time as it was delivered. Very disappointed and fed up with the lack of effort from them.

Yes the apartments are beautiful and well maintained. But the staff were horrible when I had a real emergency and had terminate my lease suddenly. Considering my situation was extreme and I had moved all the from California to Oviedo Florida for a job and to start a new life for myself and my son. Im a single mother and a veteran this was suppose to be a fresh start for us. The staff did not make a good impression or help me out in my crisis. Instead they made profit off it. Its not like I was some young college student who decided to up and leave. My son became very ill I could not even start work. My son could not be in daycare, and I would not make enough for a nanny nor did I have time to find one. Plus no family around it was a scary time. I had no other choice but to leave and go live with my sister in AL and figure out what was wrong with my son.I Instead of trying to rent out my apartment (Which they could have, I saw a couple wanting to move in the next day when I went in to make a payment) I had to keep the apartment and pay rent for 2 months, plus pay a pet rent and a huge termination fee but the rent amount was ridiculous to begin with. The thing about the cats is that they were at the apartment for 3 weeks with us, did no damage I have pictures to prove this. I had to pay a pet rent and not get the pet deposit back or only for one cat.It just doesnt seem right that there could not be some exception to help me out. I served our country and its disheartening that this is how I will remember Florida. I had to pull money out form my IRA. Im responsible and I did what was best in the situation for my son and I. The staff would not work with me. I had to pay everything until official termination date. Paying for a place that could be rented out, paying electric and water for an empty apartment.If you plan to live in these apartments make sure you read the lease carefully and dont HAVE any type of emergencies because they will not care what so ever and charge you for ever little thing.
I feel like Id be doing wrong by not talking about my terrible experience living here.Moving into elmhurst, I signed a year lease for a 3 bedroom (I have two roommates). We were disgusted to find our apartment was infested with roaches only a day after move in. When I say infested, I mean there were anywhere from 5-10 caught throughout the day & night. They did get pest control and the roach problem was gone within a couple weeks.Next, our A/C unit has broken like 5 times since weve moved in. Everytime weve called maintenance and they fixed it by unclogging a drain pipe, but obviously this was temporary.The last straw that made me write this review is that my tires were stolen! Simply living my life day-to-day at this apartment complex, my tires (& wheels) were stolen off my car overnight - leaving my car on concrete blocks. The complex has no video surveillance. This obviously destroyed my life as any insurance deductible is easily 500$, and auto insurance premiums increase in Florida even if the claim isnt your fault. I wasnt able to go to the grocery store. Couldnt leave my house to work. Just imagine losing your car overnightStay far away if you can. Nothing but bad experiences here
Great place to live for a UCF student
The apartments here are very nice, especially if you have the upgrades. As a student, the proximity to UCF was amazing since you were away from the major traffic, but still within 10 minutes of main campus. Also, being right across the street from the Cross Seminole Trail was convenient for biking and running. However, I did not like the fact that we were charged an extra $10/mo for a Woods View which was really a wall with a couple trees in front of it, which just created a lot of bugs and a very muggy patio area. Also, most residents here seem to be families, so I felt like we were judged for being college students because we seemed to get dirty looks quite often when we were out by the pool or even getting the mail. The other reviews are right about the front office staff being rude and snooty, but Tiffani was extremely friendly and helpful! I give it three stars because the apartments themselves are pretty good, but the overall experience was just okay. After a year here we have decided to move to a more college-aged apartment complex.

Would I recommend living in this apartment complex? Yes. Probably the most quiet and nicest apartment complex Ive ever been. Moving didnt really went smooth but the Manager really helped alot to make things better. Only bad experience so far is one of their staff, dont have any plans to make any bad comment what so ever since they really went beyond and tried to make things better. Me and my brother have alot of patience and both of us work in the hospitality industry and we know what customer service is. My brother dropped by to ask for help from Jennifer because she was currently the one in the office. I get it sometimes not on all things the office could help but atleast she could have said it nicely and not be rude. Not a hint of sympathy was shown. Well be glad to just talk to someone else if its really a burden for her to assist us. Other than that Elmhurst Village is a really nice place.
Worst leasing office I have ever tried to work with. My sister lives here and despite problems with my application process, she also has tons of issues (I gave up on even trying to talk to anyone since the front office is so incompetent). Maintenance issues all over the place. Parking is awful.

Infested with fire ants upon move in. Took a week to fix. Moved out and got hit with charges with no explanation. Did not answer calls or return messages after. Dont move in.
When I was looking for an apartment, this was on my go-to places. Upon arriving, I noticed how busy the road was and everyone tailgating in the entrance. The manager there was very rude when I told her at the end of the tour that I would call back to confirm if I was going ahead with the process. Parking here isnt great.

This community is the worst decision you can make. I do not recommend to anyone that I moved here Management, and their way of solving conflicts is not the best. If you are Hispanic, you will have a lot of problems. I have been targeted for discrimination because I am Latina.
