I recently moved in and overall I am very satisfied with the apartment, staff, area and location. The complex is well kept, clean, quiet and overall a nice community. The maintenance and office staff are quick to respond, professional and courteous. In particular, I had a stress free move in due to the office manager Bondy. Her professionalism and personality made me feel at ease and was a big reason for choosing the location. In addition, Lane in maintenance has been very helpful with fixing all of my to do list items upon move in in a timely manner. The area is very laid back, in a nice area surrounded by housing subdivisions. It is quiet and feels very safe. Everything you need is within a few blocks as far as stores, shops, food, etc. It is close to the city and major highways. Excellent community and area. I would highly recommend it!
Leasing office is great, until you sign the lease. Then, voicemails stop being answered, calls stop being picked up. Constant loop of leave a voicemail or a robot.Maintenance here is great though, Lane is on top of everything.
DO NOT RENT FROM HERE. If you do, be sure you have a good lawyer and document EVERYTHING they do because they will try to screw you and they WILL break landlord-tenant laws. I have never lived in such a poorly managed complex in my life. They are nothing but a bunch of lying snakes.
My neighbor offers herself to the men of the community and is constantly having men come in and out of her apartment all hours of the day and night. The police have had to get involved as I was growing concerns for the local children! My church has started a prayer group for me! My family is having the pastor come and bless our building with hopes this stops! SAVE OUR CHILDREN
I am very satisfied with the service here in Alafaya Woods apartments. The front office staff and maintenance are amazing. Bonddy, the leasing consultant, is always ready to help with anything we need, they are very responsive to your necessities. Great customer service.
My family and I love it here. The apartments are well maintained, spacious, CLEAN, and cozy. The office staff are extremely welcoming. Bonddy is so professional and kind. As soon as I met Bonddy and toured the unit we immediately applied. We had a maintenance request that was completed in two days. Lane the maintenance guy was so nice as well.We are walking distance from restaurants and shops plus Oviedo has A+ rated schools! We lived in many places over the years and Alafaya Woods is at the top of the list as one of the best.
The Community Park such a beautiful site to see and quiet area. Tennis courts, Childrens play area, and yes there are fishes and turtles in this pond, and many variety of birds, a place to be picnicking and a place to think about life. It really is a sunny and warm day out. 😉 Enjoy!
Quick and responsive maintenance service even after hours for emergencies, swapped out our ac HVAC unit and provided quality in window units until the job was completed by the contractor. The admin office is very respectful and the staff feel like family when working with them about leasing or unit upgrades. Bonddy is the one that helped walk us through the leasing process and working through the contract. Shes very professional and willing to work through a hardship. Weve been here almost 3 years, and its in excellent proximity to towns and shops. Most of all the complex is quiet at night and feels safe.
Ever since my family has moved in here we have had roaches, big ones that scatter when you shine a light on them. There are wasps outside every window and entry way of the complex. Alafaya Woods does not spray routinely. Residents have to ask for the pest control people to come. I have asked and asked with no response. I have had to take matter into my own hands to protect my family. Had to file report with DPH and Seminole County Department of Housing. Read the reviews, understand that people are not lying when they say this place is in the shape it is in.
Trash is constantly overflowing, creating a roach/bug problem. They need to get a second dumpster, especially since I pay a monthly trash fee. Never any parking, which I also pay for. Water bill is enormously high, probably because they run the fountain, I mean sprinklers that smell like sewage. Do yourself a favor, go some place else for an apartment. Poor quality, poor value, and the only responce I am going to get on here is from UDRs generic team because the local office does not care.
I just recently moved to Alafaya Woods from New Mexico, and have to say the experience has been great. Gabby has been awesome in making sure our needs were taken care of, helped us get moved in quickly (as we had extremely short notice before our move that we would be moving), and did so painlessly. The place is beautiful and well maintained. If youre looking for a place, even if youre from out of town and cant even see them in person, its well worth it.TL;DR - Call in and speak with Gabby, shes awesome and this place is great.
Just got the keys to our unit on Friday, went and checked the apartment and found the bathroom in a state of outdated, moldy bathroom tile. Relayed this information to the office/leasing staff and was told to try some bleach. Really? This is the first impression you want your tenants to have when they pay you $1,650 plus a month?**Will update my review if I get a response
This place is not professional at all, the business manager and the complex manager has NO empathy and sense of humanity with the residents. My family got affected financially during COVID-19, unemployed and reduced hours and all they cared of was getting their money paid with no options or help. We got evicted with communication steps that were legally skipped. We sent emails providing evidence of applications for the Seminole County Rent Assistance and the email was just an email with no reply or forwarded to corporate. The manager all the time had an heavy and terrible attitude, we were really stressed and affected emotionally and she was making it worse making us feel like nothing. They place all of our things in trash bags and on the streets OUTSIDE of the complex because they didn’t let us park our U-Haul in front the apartment (I HAVE PICTURES AND VIDEOS)
Management is the worst. Constant lies and deception from these crooks. Do NOT rent from them!!!
This apartment complex is one of the oldest in all of Oviedo, yet charges the most in rent, and is owned by a billion dollar company. Why haven`t these apartments been completely renovated? They allow anyone with a dollar in their pocket to reside here and it creates nothing but problems for the people that just want a healthy, clean, and safe place to live! I have had to had the police involved numerous times due to my neighbor being a complete addict and wanting to fight me. I do not recommend this place at all to anyone.
We have been living here for awhile now and people are friendly and the staff is very responsive to your needs. Also, the environment is very safe. Excellent place to start 😉
Writing this review on behalf of my daughter, a UCF student. I have never had to write a Google review before, but this place has left me with no choice. The first few weeks were great upon moving in, we meet with the office staff, I believe her name was Bondy. However, after settled in, my daughter has had numerous problems with the unit.-Bugs found in the kitchen, bathrooms and even bedroom. (My daughter moved with all new furniture, they are not from her!)-The apartment added the feature of Smart Rent which is a door lock that is electronic and app accessible. Which means any of the maintenance workers can get in at any point in time.-Constant smell of weed, my daughter is extremely asthmatic, and living in a dorm last year, she found out she was allergic to second hand smoke/contact high, requiring use of an epi-pen.-Neighbors having random strangers over at all hours of the night partying-No parking for residents, as the neighbors guests take it all-Tennis courts have dog poo on them-White paint splattered all over the walls, floors, carpets, counters and even hinges making the doors unable to close or open efficiently.-Water bill never under $130 a month, as well as power bill never under $200-Lawn services are not existentI could go on, but I do not wish to be called Karen. Until there are some major changes made in this complex I advise all to steer clear from Alafaya Woods.
For 2 years we have lived in the Alafaya Woods apartments, during this time we have had a good experience this complex has good areas for the recreation of young and old, it has a swimming pool and gyms, and a friendly and attentive administrative team, Ms. Bonddy Rodríguez and a Maintenance and Services department, headed by Mr. José Torres and Mr. Lale. This has made our stay in this complex pleasant.
This is the worst place to live, the leasing office team members are incompetent, the manager always has attitude with everyone, there have been moments where the leasing gets crowded with residents due to so many situations (incompetence) and we all witnessed how badly our situation is managed by the manager; during the pandemic of COVID-19 all they cared of was of getting their rent paid and that’s it. There was no sense of humanity from the corporate and the management of so many families that lost their jobs and no one was hiring. The only good person in that office is Angel Rodiguez; he should be the one in charge as manager.
Alafaya Woods should be named: All Fall Apart Woods. Because everything in our apartment has broken! Been here less than three months and had our washing machine quit, the lights in the kitchen all go out, toilets not working, tub backing up black moldy water, paint chipping off of the walls and the flooring is coming apart. What is the deal with this place? How old are these apartments? Reconsider when thinking of moving here, not everything is what it seems from the demo apartment the leasing staff will show you, that is for certain.
When my fiancé and I were in search of an apartment, our very first stop was Alafaya woods. We were met by Gabrielle who captivated us with such great customer service. She made us feel already at home. After viewing the model home and conversing with Gabrielle, it did not take long for us to make a decision. We took a 2Br/2Ba right away. Our 14 month lease was awesome. Our stay there was awesome, the neighborhood was very quite at night which allowed us to sleep, and parking was amazing. Nothing was crowed. I do not have anything bad to say about our stay, the only downside is, we are currently going through a process of trying to get our deposit back. Upon leaving, we made sure that all blinds and bathrooms and tubs were clean. We made sure to get the carpet cleaned professionally, even though all apartments get carpets put in, we made sure to get them clean. I spoke with the new manager and advised of everything we did to make sure the apartment was in good standing in order to receive our deposit back in full. Unfortunately, that didn’t happen. They ended up charging us for a FINAL WATER BILL OF $460 but we did not have water through them, it was with the city of Oviedo. In conclusion we ended up owing $119.19 and we are currently trying to dispute it. We have pictures of the entire apartment the way we left it so our deposit could be returned in full. Other than that, the stay was great! Just wish I didn’t have to go through this with my deposit.
Would not recommend my worst enemy to live here. Residents have to fight over parking spots, police are on property at least once a week, landscaping does an awful job, there are large wasps around the building and the trash compactor is always over flowing! UDR does not care about their residents only about getting money! Do not listen to the five star reviews that only have one review! They pay for bots to leave them with five stars.
Ive been here for 2 years. Its OK. The apartment walls are so thin if you live downstairs, be prepared to hear every single thing your upstairs neighbors are doing. The windows have awful insulation. Apartments are old and muggy, need a renovation. Ours was renovated with ugly fake hardwood, bad carpet and fake marble counter tops. What a great renovation. You pay for location here. The neighborhood is nice. Maintenance is slow. Front office staff is ok.
My college age children moved into Alafaya Woods over the weekend and I had to take a moment to leave a review. Bonddy is amazing! She really was there from beginning to end. We owe this wonderful experience to her. Thanks for all you did and continue to do for us!!!
Great Service while living here. Florida gets very hot in the summers and its even worse when you cant escape the heat due to a busted A/C unit. Within 15 minutes of being notified, Travis and other maintenance staff came by and had the problem solved. Great guys in our Maintenance crew here.
My husband and I are soon signing our 6th lease. We are very pleased with everything here. The office and maintenance have been very forthcoming whenever we have a request. The new SMART RENT has been wonderful. I just convinced my daughter to get an apartment at Alafaya Woods!!!!!
Will not be renewing my lease here. Great for location but not much else. Unit was filthy upon move-in, lots of bug problems, and overcrowded.

My dog got fleas and worms because I brought him to the dog park here. Cost me thousands in vet bills. They do not spray for pests. This is not fair to my dog or any other animals here. Very gross.
While not the most glamorous. It is certainly home. Holder apartments come with their own problems. It takes a skilled maintenance technician. After living in 2 other UDR Properties in Central Florida I have encountered all sorts of. maintenance techs. None are more personable, reliable, and skilled as Lane. He is quick and courteous, which are so hard to find in a world that can be unforgiving.
Do not be fooled by the move in specials, they will screw you at every turn. If youre looking at these apartments, RUN, dont walk the other way.
Lived here for a year and a half. Loved this place so much! Everyone is so friendly and we always felt safe. We never had any problems with the apartment in terms of things not working. The thing we loved most is the area! Publix is walking distance and there are a ton of restaurants in the area. Highly recommend!
Definitely one of the nicer complexes in the area, which is hard to find around UCF. I love feeling completely safe here, too. Spacious apartments especially for the price. They also repainted the exterior fairly recently and it looks amazing.I saw an unjust review on here called complaining about parties and the pool...I’ve never witnessed or heard any parties and there doesn’t seem to be a lot of younger people here anyway, there is a lot of families. The pools are also very nice and well taken care of, as are all the amenities here. It truly is a wonderful complex.My previous complex had horrible, unhelpful office people but everyone here really knows what they’re doing! However, I’ve witnessed some attitude from some of the people in the office for basic questions which I don’t really appreciate. It’s happened the past few times I’ve gone, but it still isn’t often. Stress happens though. I do GREATLY appreciate Jose from the office! Several times he’s gone above and beyond to help me or my roommates with various things. Always a pleasant person to run into, too.
Alafaya Woods apartments is in a great location and well-hidden as well, not so close to the main streets. Bonddy Rodriguez was my point of contact since I sent a message asking for more information. I had a virtual tour as well as an on site self guided tour of the available apartment I intended to move into, not just a model home. Bonddy had been extremely professional, very nice and accommodating throughout the process. She was very up front and sincere. Ive been in search for a home and this is by far the best experience Ive had. Thank you Bonddy, you are A-M-A-Z-I-N-G!
I would not be up at mid night writing this review if my upstairs neighbors would stop bowling at this hour. Do not live here if you like sleep, because you will not get any here. I think they are training a giant how to walk. These apartments are so old and walls are paper thin you hear and smell everything. If someone is cooking you will smell it.

This has honestly been the nicest experience Ive had in a long time. The staff is not only friendly and informative but also extremely efficient. The leading consultant Bonddy has an amazing personality and not only took her time getting us the best possible deal for our move but also made sure if we needed help with the application in any way we could come to her. Her boss Jose also provided excellent customer service and even managed to get documents needed to wave a pet fee due to him being an emotional support dog. Everything was smooth and refreshing. I highly recommend this place to anyone looking for a clean, quiet community to call their home.

We moved in here earlier this month, everything has been great so far. We love the community!!!! It’s clean, quiet, and feels safe. Gabby was a great help and assisted us a lot during this move. She is very informative and easy to get a hold of. The maintenance guys are also very friendly and efficient. All I can say is “keep up the great work Alafaya Woods ;)”update**** moved out of here after buying a house. Moving out procedures went smoothly with Alafaya woods apartments, they were amazing and helpful to our needs as we were moving out. No surprise charges or anything, every thing went great!!!!!
There are things that I dislike about the apartment, like I wish the unit had half of the things that the website says it has as a blanket statement for its units. Energy efficient washer and dryer? Ours looks and runs like it was built in the 90s, which caused the humidity to spike to as high as 70% when we ran the dryer. Granite countertops? I wish. Faux-wood blinds? We dont have them but plenty of units around ours did at move-in, which is unfortunate because our cat destroyed the plastic blinds and we have to pay for new ones (something us cat lovers know all too well). Spacing is awkward in the 2/2 units. We switched the living and dining room spaces eventually and that worked better. The paint in the bathroom sink chipped within days but whatever.After all that, why 5-stars? The front office staff and maintenance are great, timely, and Angel even offered to try and get my wife a job just to get us to stay. Phenomenal and I dont think many people would go to such lengths for their tenants. Maintenance is timely, friendly, and never seemed inconvenience. The surrounding area is great. Busy at rush hour but quiet and safe (I mean the police station is within walking distance). Amenities are great, I just regret not using them more.Overall, it was a positive experience and Im not going to try and ruin a company with a scathing review for such minor peeves. The only reason were leaving is because my wife accepted a job in Tallahassee. My daughter spent the first year of her life here and the memories that I made here will be remembered with joy, not with anger over things that I wish were different.

Gabrielle was great to work with. I was a last minute move in due to another complex not having availability and she made a very stressful situation go extremely smooth and pleasant. Within less than a week I was moved in. The apartment looked great and was super clean at move in.
My AC stopped working last night. I called their after hour number thinking that probably I will have to endure the heat all night but I was pleasantly surprised when the Tech JT showed up within 15 minutes and fixed the AC in half an hour at 10:30PM; simply unbelievable.
Bonddy in the leasing office is absolutely amazing! I was extremely worried about moving during the COVID-19 pandemic but Bonddy made the process smooth and painless. She was so quick with her replies and answered all my questions I had about moving in to make the move-in process easy during a crazy time. These apartments have a great price for the location. They are in the heart of Oviedo within walking distance to Publix and Oviedo on the Park.
Absolutely loved living here. Management was awesome and always super helpful. Maitenance was always on point. There was always parking for not only me but for my friends that came over as well. It was a really nice and peaceful area. Publix is super close and a bunch of good restaurants nearby as well. Highly recommend.
Lived here for a little over a year and loved it! There is someone always available in the office to help(Gabby is awesome!) and maintenance always comes same day or the next day. The location was safe great for going to school at UCF. My only complaint would be the pricing seemed high.
I moved in with roommates in July, and the leasing office was ever so helpful then, theyve been nothing but pleasant since, and these past few weeks Bonddy has been an angel helping us sort out a change in roommates!
Maintenance is prompt, effective and courteous, and because of its proximity to City Hall, a large number of residents are police officers, so there is very little crime. The management is very responsive to residents wishes and concerns, and the office staff are very welcoming and hospitable. My neighbors are all cordial, and there is nothing significant to complain about. I love it here, and plan to renew
Thanks Gabby, Bonddy and Jose, who have helped to make our transition from Vietnam here quite smooth and easy. My whole family enjoy our experience here during the last 6 months without any big issues. All minor concerns are dealt with in time and we appreciate the friendliness and support of the community staffs.

This is my first time back to apartment living for a good bit of time. I cannot say enough positive things about this complex. If I have a Maintenance issue they are here within hours if not minutes. In particular the office staff is so extremely kind, courteous and go above and beyond to help the residents. As a Senior who lives alone I cannot tell you how wonderful this is for me. I applaud Alafaya Woods for their uplifting staff and all of the professionalism they show to its residents.
Couldnt be more pleased with this place. Quiet neighborhood thats well maintained. (The dog park could use some work.) Added a new parcel locker thats very convenient. Layout of the actual apartments are great.But the staff is the best part. They are exceptional with everything. I dont spend much time in there other than when I need to but theyreally very personable and really take the time to get to know you.Id recommend them 100%.
I would not recommend living here. But it is affordable and in a great area of Oviedo and close to UCF.The staff are okay as well. I really enjoyed Jose Vega and all of his help. He was my saving grace toward the end of the lease. Bonddy was mostly unpleasant and I had a horrible experience with her when my roommate at the complex stopped paying her share of rent. Bonddy was no help with the legality of it and ignored my emails. I never felt like she was genuine and that she did not care about the residents’ problems. Additionally, Jose—the maintenance manager, (not Jose Vega) was extremely inappropriate and made sexual comments to me. I would be very careful living here as a young, single woman. It may be safer to pick other living options if you have them.
I had an easy and quick experience with the leasing office. Gabrielle T. was nice and helped me through the application process as well as the tour. I loved the layout and area so, needless to say, I am a new Alafaya Woods Apartment resident.
Bonndy is the leasing office agent and she is AMAZING. I truly felt like she cared about my apartment search and my needs. She paid attention to me and was extremely pleasant to be around. She is very knowledgeable. Highly recommend visiting the site and speaking with her, even if you dont move there she will help you with your search.
I rented in Alafaya Woods apartments for a little over the year, and Im leaving happy with our experience.The neighborhood is lovely - so nice that I bought a house less than a mile away! The apartments are ideally located within walking distance to Publix, Aldi, two lovely daycare facilities, Chick-Fil-A, and a whole bunch of other stuff - really cant be beat. Quiet area with well-lit sidewalks.The apartments are well insulated (could rarely hear the neighbors) and have a surprising amount of storage. In terms of space, I think this is the best value for the money anywhere in Oviedo.Near the end of our lease, our upstairs neighbors bathroom sprang a leak that required extensive repairs. It took a little while to get a diagnosis and repair because it was quite complicated - but in the end, the apartment management made things right by me financially and Im very satisfied with the way it turned out. Along the way I got to meet plenty of the maintenance staff, and those guys are great!
Eli, The maintenance supervisor is amazing! He’s gone out of his way to make sure that any issues that we have are taken care of in a timely fashion. He is always so nice and friendly and has worked so hard to fix any of the problems that we’ve had.
Moved from NY and had an absolutely wonderfull experience dealing with Bonddy. She was there to walk us through the entire process and made the entire experience flawless.The location itself is perfect and close to all shopping and located perfectly for the best schools. We absolutely love it.The facilaties are very well maintained and always being updated. The pools are awesome and clean and its not overcrowded. Its really quiet here and I would recommend anyone considering an aparment to reach out to Bonddy and check it out for yourself before making any decision.
There staff are friendly and if you have any problems in the apartment it will be taken care of in a fast orderly manner I had Jose and Abraham replace a few things that needed to be replace or updated and they did it in record time with out a mess this community is quite and friendly and a good start for a family that is new to Florida or area
Gaby and Erick are fabulous professionals who make you feel welcomed at all times. They strive to please and accommodate your necessities the best they can. It is wonderful to know I live in a community where everyone at the clubhouse and that works here is a pleasureto be around.
Update:There is definitely a disconnect between the office and the system you pay on since only a manager can do an adjustment. On Saturdays there are no managers on duty. I learned this when I was contacted last night via email after 5pm EST. Apparently there were so many showings yesterday that my multiple calls and emails could not be followed up on until after hours. Even just to let me know someone would be with me next week and a technical support number to call. It’s nerve racking when you see you’re approved status change to a higher rate, need to sign documents again and no one calling you back. But the money I sent seemed to transfer smoothly.Original:I recently was offered a rate that was not granted after I sent the money for the application, they added 95 to the base rent. I called afterhours, left a message and emailed them to call me right away. I called 5 times today during their business hours and it’s always voicemail. I am relocating, I can’t drive 1k+ miles to go there in person or I would!

I moved from NY to FL and based on my intensive research, this location was spot on perfect and extremely convenient. Everything is nearby. I worked remotely with Bonddy who was absolutely on top of her game and the best person Ive had the pleasure of working with. Typically companies have this corporate feel to them but Bonddy was made it feel very personable and very welcoming. She stayed in contact with me throughout my many crazy demands and never rushed me once. I highly recommend her.As far as the place itself, everything is continuously being upgraded and kept on par with the industry. Typically companies try to flip apartments with as little work as possible but this location seems to repaint and refresh after each tenant, regardless of long term or short. Any issues that you come across or need help with management is just a phone call away or few steps down the parking lot. They are always very welcoming even with the amount of high traffic they receive. Even the director (Jose) is very hands on and everyone is always welcomed. They are even expanding the facilities and kids play area!SmartHome - They are actively rolling out smart home features for the tenants allowing everyone to have live control and access to home status and controls such as the smart thermostat, smart lights, intelligent key-less locks with remote unlocks etc. Most people are now finally adapting to this technology for their homes and this location is ahead of the game by actually deploying it to the entire complex. NO installation or equipment charges for the tenants. A company willing to keep up and invest in technology is always a plus in my book.As far as maintenance go these guys are not the team that sits back and waits for their tickets to pile up. They typically address everything as soon as possible and the two gentlemen that Ive dealt with seem to have plenty of experience among themselves to be able to resolve and fix issues immediatly. This is a non issue at this location.Price wise this location is very competitive and still gives you options. They are in high demand and yet are still pretty flexible with their apartments & options. They also have special options for individuals (like myself) that need something temporarily while shopping for a house. They allow me to pay the yearly lease amount and exit my contract without having to pay for any remaining months. That alone is a killer deal.
I budget my money very carefully and make sacrifices to be able to live in this apartment complex because of my experience and feeling of safety from living here. Any time I’ve had a maintenance issue, someone’s been there almost immediately and I really like the ease of submitting the report online. The ease of being able to access someone for any questions or concerns is a huge plus not to mention that the lighting and overall atmosphere of the complex contributes to me feeling secure here. I love having 3 pools and although the gym is a bit smaller than preferred, the convenience of a free gym is amazing. I’ve had nothing but good experiences with this complex and am on my second lease purely because not only do I feel safe and feel that the complex has taken steps to help increase that but also that I can have all of my animals and have a nice apartment. I love the area and the atmosphere with the different events and activities held by management helps to make it feel homier and more of a community. The only negative is that it is more of a financial sacrifice to afford it but as long as I can make my budget work, I would continue to live here.
This was the most stressful and frustrating apartment experience I have ever had. Bonddy was awful and never would respond to my emails. There was hardly anyone in thw apartment office to answer my calls. And when i would get someone they would rush me off the phone. The apartment itself was okay. We had a cockroach/ ant issue for the first 2-3 month of living there and had to call almost every week about it. We also had a mold issue because we had a dryer issue and our thermostat broke. They fixed the thermostat but didnt even look at the dryer. My boyfriend came over and immediately fixed the problem and was amazed and disappointed maintenance didnt catch it. Our humidity problem was fixed once he did that. They also left dehumidifiers in the apartment and said they would come get them the next day. They sat there leaking for a week before they got picked up again. Bonddy blew up my email and phone when it came to getting payments and documents for moving in. But when it came to move out they could care less about making it a smooth process for their residents. Never again. It was a nightmare of a year.
Its a nice place but has its flaws. Current staff is great but behind the scenes is a different story.
Dear future residents! Take a picture of each tiny scratches or stains in you apartments! We moved from there couple month ago and they decided to resurface counter top (which probably older then me) from our deposit! I messaged person who responsible for this with logical explanation of their mistake couple times but she simply ignores me. Be careful!P.S. Lots of dogs poops

I had an AC situation on the 4th of July weekend. I called the office and the maintenance manager Eric responded to my work request within an hour!!! Great service with professionalism and dedication!
Beware if you move in here, they over charge for what you get. The parking is horrible and yet they charge you for it. The staff is aweful and the maintenance men are horrible. Be sure to go over it with a fine tooth comb when you move in because when you move out they will charge you for everything even normal wear and tear items and even things they destroy when they do repairs. Best to be home when they are there fixing anything.
Alafaya Woods Apts has been my beloved home for 16 years, my neighbors have become family. The office and maintenance staff have been consistently top notch - attentive, friendly, and professional. I truly cant say enough good things about them. This is a great place to live and beautifully maintained. The location is awesome - safe and perfect for kids, good schools - easy traffic, walking distance close to grocery, restaurants and other handy amenities, next door to police & fire station and the best gas station around, 10 min drive to mall or UCF. We even have a new hospital 5 min away! If you dont live here, you should.
This is really horrible place to live for your health. They built the entire complex around 1985 and still maintaining same AC system. They didn’t fix AC during peak summer where my family end up living 85f inside home for three months. They rip you off after moving out even for normal wear and tear, and they don’t want to negotiate for settlement. You will end up paying for all their charges. I don’t want complain about community staffs. They are reasonable.
Alafaya Woods Apartments is hands down the best complex in the Oviedo and UCF area. I like the staff and the amenities. The office staff are easy to talk to and helpful with things you may need fixed over time. The pools are quiet and relaxing. My favorite part is making my coffee every morning (try all kinds of coffees) for free and using the computer room to take care of my printing and faxing. Try them. Plus my friends that are moving in now are getting the newer style apartments they have.
Alafaya Woods has truly been a positive living experience. Eric and Gabby always go the extra mile; and I know its genuine. As a resident in this community I feel good knowing I can count on them if I ever need assistance. Just a few weeks ago, I went outside and met my car covered in dirt. It was wet from the morning dew and the contracted groundsmen covered it with dirt when they were using the blower. I went into the office to express my frustration (it was bad), but didnt expect that there was anything to be done. When Eric saw the condition of my car he immediately volunteered to wash it at the onsite car wash. I was truly grateful for Erics kind gesture; going above and beyond especially since I wasnt well at time. This is just one of my many positive experiences at Alafaya Woods. Thumbs up!
DO NOT LIVE HERE. IT IS NOT WORTH IT. Why am I being charged after moving out for the screen that was cut by the painters and was supposed to be replaced- by you all? I did not authorize the screen to be cut, therefore I am not paying for this. As well Im being charged for fitness center keys that were returned? Did you all even look at the file??? Parking here was a nightmare, trash was constantly flowing out of the dumpster- and for some reason we were paying for that. College students having parties all hours of the night. Neighbor leaving garbage on the landing for days. Windows as thick as cling wrap. The pool was basically a city pool. Save your money.
***UPDATED - MARCH 2018***I want to update my previous review from September because I feel like there have been several improvements. Jose works very hard to keep things running smoothly and I appreciate that. We had some ongoing difficulty and he really respected our needs and took care of the situation. It wasnt instantaneous, but it was resolved. We are happy to live in this community. Its family-friendly, close to everything, safe, and quiet. Its Oviedo, so I do feel like we pay more than what the space is really worth, but we have seen a lot of improvement in the past few months and I want to make a note about that :)The review below came from September 2017 - As I can see some others have experienced as well, something has occurred over the last year with management and maintenance that is negatively impacting residents. Maintenance requests were infrequent for us initially, but have gone up significantly this year. The issue is not so much that things need to be worked on, I understand that happens, the problem is the amount of time in which is takes to get a response. A broken air conditioner took days to be resolved even after being told it was deemed an emergency and would be attended to within several hours. There was a significant lack of communication here. Then a leak from said air conditioner onto the carpet in the master bedroom was not addressed until we called to complain that our maintenance request was ignored. Each request takes longer and longer to complete and in the past year, every request weve made has to be looked at several times because its never fixed correctly the first time. Duct tape over a leak is eventually going to lead to more problems.While I do appreciate the effort put forth by Gabby and Jose in the office, and have told them as much, something is off and it is no longer a place I would recommend to others.Unrelated to management and maintenance, there also seems to be an increase of crime activity in the development. Im very frequently seeing cops and reading about drug arrests, but in particular, this past Monday night, I witnessed two individuals handcuffed, a car searched, multiple bags of something removed from the car, one arrested and driven away. This was never intended to be our forever home, but I honestly feel like were not going to be able to make it to the end of our lease with all the issues.The reviews here from the new members of our community are incredibly congratulatory and if this had been early last year, I might have been just as complimentary because our experience was much better. After reading these posts, something strikes me....are issues being resolved immediately for new apartment-dwellers, while those of us who have renewed are moved to the back of the line?No place is perfect but things have certainly changed here, and none of them have been for the better.Pros: This place is quiet! You typically cannot hear your neighbors at all which I appreciate. We have some college-aged students now as our neighbors and we can hear their music, but its not as bad as some of the other places I have lived.The neighbors are friendly. I feel like there are some genuinely excellent people here.The location is perfect for those who work at or attend UCF.

I have lived here a year and a half now and it has been a great experience. Management has always endeavored to take care of whatever Ive needed (especially since Jose came onboard). Im always treated with kindness and respect and maintenance has worked very hard to be timely and fix things right the first time. The service manager Eric has been on top of things, even when theyve been shorthanded. The hurricane we had recently was a testimony to how hard the entire staff works to take care of the tenants. In addition, the apartments are in a lovely neighborhood and since i walk a lot its important to me to feel safe amd i do here. I highly recommend Alafaya Woods!
I lived in this apartment complex for almost two unfortunate years. Every appliance in the kitchen, the a/c and the drier had issues, including flooding everything. The district manager is not a nice person and wont fix anything until she has no choice. Then when you move out, they wont refund your facility key deposit, which is a separate contract from your lease, and they try to rip you off about everything. I even had to provide all of the photos and issues I reported from day 1, they said they didnt have them. And they said I didnt return my facilities keep, which was returned two months before I left. Cant recommend anything here-dont move in here. Far better places for the price. If you do move on, document everything and save it because they wont and then theyll try to make you pay for it all as well.
I used to reside at this apartment complex for almost 3 years!! For the most part, I had a very pleasant and happy stay! However towards the last year they changed their onsite management personnel and they are extremely rude and unprofessional!!! I would recommend for anyone to rent an apartment from this location however NOT WITH THE CURRENT MANAGEMENT! I always paid on time and most of the time I was paying 2-3 months in advance! I left the apartment in a near new condition and although I paid for a clean up service I also cleaned the apartment prior to moving out.... ALSO, my last month was March 2020 and PAID for the entire month but management had the audacity to call us at 5:45pm on March 31st to tell us to be out by 6:00pm because they have to change the code for the apartment because they close the office at 6:00pm.... so I PAID for the ENTIRE month of March which INCLUDES March 31st and although we were all done with the move and had a few things left we had to rush to move out and were threatened that if we stayed longer they would charge me an extra day ALTHOUGH I HAD ALL THE RIGHTS TO STAY UNTIL MIDNIGHT AS I PAID FOR THE ENTIRE MONTH!! #UDR you better fire all of them and hire more professional personnel to deal with tenants!
I lived here for 2 years. My experience was not wonderful.Alafaya Woods charges a premium because of its location in Oviedo. In all honesty, they up charge way too much for what this rental is actually worth and the service they offer does not reflect this premium.Alafaya insists on giving residents parking passes which in theory sounds like a good idea, however the passes are not enforced at all. In fact, at one point my downstairs neighbors (2 adults) had 5 cars and only 2 parking passes. It made parking in front of our building impossible. These neighbors would consistently park in the handicapped spot without any type of placard or disability, just so they could have all the spots in front of the building. We complained about how there were cars with no passes constantly parked in front of our building for 8 solid months. Nothing was done. There were times where the cars had expired tags, flat tires, no parking passes but nothing was done about it. They charge a premium for a parking pass system that is not even enforced.The garbage on occasion overflows past the dumpster and onto the sidewalk. I have seen it happen about a dozen times since I started living there. Just imagine the aroma of hot garbage lingering around your home on a nice humid Florida day without even so much as a breeze to relieve you of it. I lived on the opposite side of the apartment complex too, but the smell was just inescapable. The dog poop garbage bins may have added to that as well. They were never emptied out on a regular basis. Some weeks they were good with it. Some weeks the poop bins were so full, the residents would just leave piles of poop bags next to the full garbage of more dog poop.Maintenance is slow. The exterior lights on my building and in the breezeway both went out near the same time. It took 3 weeks of stumbling around in near pitch black (I worked early mornings) and down a set of stairs (very unsafe even with my crappy phone flashlight) and 4 maintenance requests and 2 in person visits to the front office later for it to even be addressed. I also had to submit multiple maintenance requests for our washer and dishwasher (both at different times in my stay here). The washer I ended up just fixing myself because nobody ever came or responded to my request. We also were promised a backsplash (one of their new upgrades) to be installed in exchange for bumping up our rent another couple hundred. That took almost a month to complete, much longer than the estimated week they promised. There were several other small upgrades they promised that were never completed. Things like repainting and replacing the door knobs. The fact of the matter is, we paid for upgrades we never received.Theres more. Our fridge stopped being cold because of some issue after a hurricane. Submitted a request. One day I just come home to 5 guys moving furniture around and my front door wide open. I have a dog. Nobody informed me at all that they were going to be in my apartment to look at the fridge. I checked my phone, my secondary phone, AND my email. If they had gotten in contact with me, I would have secured my dog. She could have escaped out the front door at any time because of the lack of communication from maintenance. My lease specifies at least 12 hours advance notice before they can enter the apartment unless its an emergency. An empty fridge isnt an emergency.Alafaya Woods is aware of the issues they have with their maintenance staff because they were constantly apologizing about it but doing nothing about the situation. Im talking 14+ months of complaining how maintenance was understaffed. Then hire more help? It shouldnt take more than a year to remedy a staffing issue.2 stars for the front office staff. Although not always helpful, they were nice and friendly
You can get WAY more for your money somewhere else. The apartments had mold and was always muggy no matter what we did. We called every few weeks saying it was muggy and the AC wasnt working properly and they always came and said nothing was wrong with it. Would call for matenince services and they would either never show up or would take them weeks. During hurricane erma the whole apartment flooded and it took them four days to come out. All they did was put a fan in the kitchen and told us if we dont leave it on for 24 hours a day the next few days the apartment would mold, however the apartment already had mold and there was water damage all over the walls. The water went through the whole apartment not just the kitchen. When I moved out they made me pay for the damages and also made us pay a 150 coil cleaning fee for the AC. Obviously the coils needed cleaned a long time ago and that would be the reason the AC wasnt working well. When we asked about the charges the apartment complex stated its a luxury for us to do maitnance in the apartment for you its not required im not sure thats how you should run an apartment complex but this is how they run theirs. I would not advice to live at this apartment complex oviedo has other beautiful apartments that are way better then this one. I would look around if I were you!

Erick and the team do a great job when I have a problem, above the expected. They always find a way to repair the problem on the first call.
Would give it negative stars if possible... 1,200/mo. they show you a demo with REAL MARBLE countertops, REAL HARDWOOD flooring, & NEW CARPET... But your unit will not, itll be particle board formica countertops, linoleum vinyl flooring that gives the faux appearance of wood (slippery azfuk will bust your ass on wet flooring). And stained carpet that was only @ best steam cleaned!!! Ive seen tents better equipped than these apartments, smh.
Ilived here for three years and find it very pleasant living here;the management staff and maintenance crew aree very professional and knowledgable; the tenants are always their main priority.
I live here it’s great. The HOA is very annoying and will send you a complaint without verifying first.
