I have been renting with AH4R for about 5 years now and I absolutely love it. My property manager Beatrice is amazing! She’s super caring, attentive, professional. Whenever we’ve experienced some type of issue with the home and I reach out to her she’s very fast with a response and always helps resolving what ever issue is at hand. I feel so lucky to have such a wonderful property manager to communicate with. I can also say that every time I call the maintenance line everyone there is caring as well and the problem (like garage door broke, garbage disposal doesn’t work etc…) gets dealt with quickly! Maintenance request can be submitted online as well but I have never used it. I’m sure it’s easy though just like the portal we have to submit online payments. Overall my experience with AH4R has been amazing and my property manager is the very best!

Great customer service experience with Marybeth McCoy. She works for the Orlando office in Florida. She took times to understand and explain the details for me. This is the first time in along time since I have had any staff that do pay a close attention to their client.She is a valuable asset to the company. One great experience letting to and long term business!!!! After my 5 years with AH4R. She is part of me continuing my 6th years lease renewal.

Our family of 5 with a dog had to move quickly and wanted to stay in the same community we have been living in. We found the home and American Homes for Rent work vey well for us. They answered our questions and gave us detailed easy to understand instructions about the process and our move in inspection. A perk is that you can reach them quite easily by phone or email. They even upgraded the home with new countertops and mirrors and appliances. After we received the approval the move in was stress free.

They sure do like to charge you out the a** for rent just to receive a poorly done remodel. We have been renting for over 10 years and have never had the issues I’ve had in just 1 month with this company and their terrible house they rented to us. Moved in to not having a working stove due to the awful remodel done on the home. We had nails coming up from our stairs for weeks that we had to avoid walking on while waiting for them to be fixed. Last night the hot water went out and it’s be a complete “delight” to speak with this company on the phone about it. This company is a complete jokeUpdate: The company refused to take anything off of our rent after being without hot water or able to take a proper shower for 6 days. The company stopped returning calls or replying to emails. I will make it known to everyone I talk to, to avoid this company at all costs. They do not care about you, just your money.

The leasing specialist and the process of finding the home was great. And although we appreciated the new carpet and paint, there was much to be desired. The lawn was super high, had to pick up a whole trash bag full of loose trash in the front and backyards. Screws found all over the backyard, a large 15x15 foot patch of dirt in the backyard, dirty along doorframes and across the ridge of the shower. There is more, but Ill stop there. When I called to get this in shape after we walked in and took possession of the keys, it felt as if there wasnt much they were going to do about it. So, looks like Im stuck putting in the time, effort, and money to make it move-in ready.

Sara was extremely thorough about the property and the process: she was very confident, prepared and very helpful, she is prompt in responding to emails and calls, it did not take her long to respond. She is detailed oriented and helped us get into a house, the first house we looked into it was already taken, however with her knowledge and expertise I asked her to please look for more and she found several and I picked a place. My experience with Sara was nothing short of extraordinary, I will recommend/refer family and friends to her. Thank you Sara for your outstanding dedication to making sure I found a place you are truly appreciated.

Zero success in getting them to speak to anyone during any of my calls even through different phone numbers provided. Relatively decent email response, and great people when you re able to talk to them though. At this point, I feel like theyre probably not going to be responsive for anything short of a disaster and im pretty much on my own. And I just started my lease. Fingers crossed.

I came to AH4R for a home after going through rental companies for a month and a half. Laura and Kristine were my leasing agents and hopped right on getting me into a home. My experience with Erin McPherson, a Leasing Agent with AH4R Management – NC, LLC, was exceptional. This lady exemplifies the epitome of exceptional customer service.

The leasing agents are wonderful, helpful and super responsive. But thats the end of it. Moving in was a nightmare. All phone numbers go directly to voicemail all the time and you have to wait to be emailed or called back. The property inspectors are handymen that do the bare minimum and take grainy photos that make the property look pristine. Our property had non-operational toilets upon move in along with a few cosmetic issues and the ice maker doesnt work. He didnt catch any of that or the evidence of water damage in the bathrooms. I asked for a few items to be fixed and they have literally given me the run around and been very unresponsive. The property manager has been out of the office and is not responsive either. I pay good money to be in a nice rental in a nice community, I just want a few things fixed and for the property manager to provide me the code to our community pool. I am just so disappointed with how they have treated us since the lease was signed.

I can’t say or rate how responsive they will be or how things will go since we have not moved in yet but it was a god send having dolly assist me with the application process and approval she’s wonderful and super responsive!

We required some maintenance done. Maurice was on-time, incredibly professional, and put me at ease about other issues we were having that werent even on the work order! He was knowledgeable and compassionate about the fact that I wasnt able to vacuum or sweep/mop before he came over. There was NO MESS when he was done; he was very tidy. All in all, great experience. I only wish we had known Maurice in all of the other properties weve rented in the past 20 years!!

Diana DeAngelis was by far the best leasing specialist I’ve ever dealt with.I called towards the end of the business day, not expecting an answer or assistance; however, Diana answered my call. Instantly, I could tell I was in good hands by her tone, enthusiasm, and willing to go above and beyond to look into my application - She thoroughly explained the process and put my anxiety at ease. Within a few days and with Diana’s assistance, the application was approved.

Do better. I would give zero stars if I could. One agent told me that I would be able to get my application fee refunded since we didnt even qualify for the house, and then they stopped responding to my emails. After an hour on hold with another agent, I was told that I couldnt get my $350 refund. These guys are awful.

Diana was a pleasure to work with. She made our initial leasing process very easy. She was responsive and provided all information up front. We were hesitant going from home ownership to leasing at first. Now we are glad we did!

The time was right for me to move my family to a better location. After a couple trips to visit the area that we were interested in, we found a house being listed by American Homes for Rent. We were able to make a phone call and get access to the home that day. The house was clean and everything seemed to be in great condition. It was the size home that we were looking for in a great location for all of us.Long story short, the entire process of getting a lease agreement signed and getting moved in was quick and painless. A couple weeks later and we are settled in to our new place and everyone is happy.So far, I am happy with the relationship we are building with our new landlord as well.

I rented with American Homes for Rent with a group of friends but ended up needing to sublease out my spot on the lease a few months back. Due to a miscommunication on my end one document was missing for the sublease and I did not realize this until several months after move out. However the leasing agent acted quickly to help me resolve the issue before the lease was up. They were very responsive to emails and I was pleased with the outcome.Thank you!

This is absolutely the worst company I have ever worked with. Upon moving in you could tell the grass hadnt been cut, there was an ant problem, no garage door opener, I have one house key meanwhile it only opens one door when there are three other doors I basically dont have access to. It took them two weeks to even respond to the ant problem. They never cut the grass. The fan in the master has been broken from day one and heres it is 5 wks later and the issue persist. I explained it looks like it could fall at any moment. I havent even slept in the master due to fear of it falling on me. My property manager Melanie Sotomayor has been contacted 5 times in house to call me and I literally just received an email Friday, not a call as I have been requesting but an email which addressed nothing other than giving me the maintenance number that I already have. I do not recommend this company under any circumstances. They could do much better. I have seen companies like Progress Rent and Verandah Property Management do WAY BETTER!!!

Currently renting. A/C went out middle of summer and there best response is well get it taken care of in 24/48hrs........you pay high rent.......with section 8 accountability......no home owner with there family and children would let that happen. But I guess this is what we get for renting from a Corp.

I enjoyed the renting process with AH4R. At the beginning it was hard to get a hold of anyone to answer my questions about where my application process was and why it was taking long. It was totally understandable given it was durning COVID-19 and people were not working in their offices. But after getting approved for a home the property managers I had contact with Maria Hummer and Melanie Sotomayor were very fast in responding to emails with questions or concerns that I had. The house itself was great for me and my family. Overall the process in renting with AH4R was good.

They do a very quick, focused, thorough and efficient job with handling anything that needs attention around the properties especially if you get a man named Maurice! One of the company’s service specialists is always here in the fastest and timely manor and before you know how he’s fixed the issue you had he’s finished up and doing his paperwork, giving you a review of what was wrong and on his way to the next job🤯. They know the difference it makes to be quick to the customers aid and exactly the way to treat people when times are rough as they are at the moment. I’ve worked in property management so I was skeptical about reading too much into any of the negative reviews, but they are all true. Please take my advice and stay far away from this company. Getting ahold of anyone is near impossible. There is no communication and when you do reach someone they are rude and unhelpful. Most of their houses are still occupied by tenants when they are put on the market. Unlike other companies, they don’t have a system in place for pre-leased homes. The homes can’t be viewed, there are no floor plans, and you are expected to sign a lease (which is binding) prior to seeing the home. Even if the home isn’t acceptable or won’t work for you once you are able to see it. It seems per other reviews that issues in the home after move-in are rarely fixed (I don’t have personal experience with this as we didn’t sign a lease with them, but I’d suggest reading other reviews). None of this was explained to us prior to applying. Their application process is a hot mess. We had to contact them. We waited on hold for 30+ minutes before being able to reach anyone. We were told that someone would reach out to us before our application was processed to answer any questions before proceeding. This never happened and the only reason we knew our apps had been processed was because we got a notification from our credit monitoring program. I could write a book in the short amount of time I’ve had to deal with this company. I know the market is tough right now and inventory is low everywhere, but if you can help it stay away from this company. Stay far, far away.

We have had MULTIPLE problems with this company and even more now that we have moved out. We have been trying to get my security deposit back and everyone has stopped responding to me. Property manager and her direct supervisor. We are very frustrated overall with this company. They are looking to take every penny they can however, they rarely responded in a timely manner to our problems when we would reach out. We had a few service orders that were never fulfilled. We had issues all of the time with the stairs that were installed improperly. Not to mention this was a major safety concern as I fell multiple times and was hurt. We dealt with issues trying to get the drawers fixed when they were broken from the day we moved in. We lived in the house for a week without AC in the middle of 90 degree weather-the hottest week on record in Nashville TN. We reached out multiple times and were told that it was “not an emergency”. The overall concern for well being that the American Homes company has for the customers is a joke. The lack of communication is exactly why we were very certain when we moved we would not rent from this company again.We recorded a move out video as we left and sent this to the company who has not responded. The security deposit is being withheld from us as there were pictures sent to us of broken things in the house. Things that were not broken when we left and we have video timed stamped proof. In the video (and pictures american homes sent us from move in inspection) you can clearly see the issues we feel need to be disputed. We have been ghosted by the company who is unresponsive to our emails, voicemails and posts. We have contacted our property manager, her supervisor and the director line multiple times a day for the past week. In the photos and walkthrough video we provided through email to dispute you can see the issues we have with your assessment. The amount they are deducting from our security deposit is not acceptable and we will dispute it at all lengths. We am hoping to hear from the company and have this resolved soon so we don’t have to bring in outside help.

Me and my roommates rented with AH4R this past year and every day felt like a struggle. The leasing agent was very helpful and the location of the property was decent at first, but that was the beginning of the nightmare. We would have to submit multiple maintenance requests for anything to get done, and only half the time they would fix the problem. Our screened in porch was ripped due to a bad thunderstorm and it took months and multiple calls to get it fixed.There was severe water damage that we discovered post move-in and the inspector spray painted over the spots on the ceiling and laid down plywood over the rotting and damaged wood. Those were just some of the struggles we had to endure with renting here. The pay system was fairly easy, but they should look into who they hire for maintenance on their properties

DO NOT I REPEAT DO NOT RENT FROM THIS COMPANY....WHEN ANYTHING HAPPENS IN THE HOUSE REGARDLESS IF ITS AN EMERGENCY OR NOT YOU WILL HAVE TO WAIT DAYS......WE PAY 1650 A MONTH FOR A 4BD HOME AND SINCE MOVING IN WE HAVE HAD CONTINUOS LEAKS IN THE HOME.....NOT ONLY THAT THEY NEVER ANSWER THE PHONE YOU ALWAYS HAVE TO LEAVE A MESSAGE WITH NO RESPONSE. I WILL FIND A WAY TO GET OUT OF THIS LEASE THE LEGAL WAY.

Compared to the experiences I have had with MainStreet Renewal, AH4R has really helped me out in the hard times of finding a rental property. Diana and Michelle were amazing help, compared to MainStreet (Who I was on hold with over over an hour) Diana reached out to me! I know that at times it can become frustrating when things go wrong but you have to give them time to help you as well.Thank you Melanie for all that you do and I am glad my file ended up on your desk to be my Property Manager.

Although were now in a lease with American Homes 4 Rent because there was a home we wanted so badly, the process to get here has been insane. This was a new construction rental that weve been working with the leasing rep on for over 2 months. We were given a date of completion that worked perfectly with our needs but we couldnt get our application on the home until 10 days before we have to be out of our home and still cant move in for another 2 weeks after that. Our reps hands were pretty much tied which was the problem. We tried for months to just be able to apply and put a deposit down to ensure the home was ours but their system wouldnt let them prelease the home until it hit a certain status. Needless to say it has been the most stressful ordeal. We reached out to a supervisor twice with no response. The construction liason couldnt get updates. We have yet to see the inside of any of the homes except through a window because they are gone as soon as theyre listed which is why we stayed on top of this one home for so long. Then there were fees on top of fees upon application. They literally just raised the deposit amounts before we applied. They charge rent for pets on top of a non refundable deposit and force you to keep utilities in their name and then charge you a service fee for it. I have a feeling its going to be a battle to get our deposit back regardless of how well we take care of the home. But we finally have a signed lease.So not a great experience and if theyre going to keep building new communities someone needs to look at the process because its broken.We do appreciate Laura R. for her commitment and making sure no one else took the home we wanted. She was always courteous and patient.

During the application process everything was good until I moved in. First of all, I moved in on January 30 and I have to call for maintenance over 5 times already about things that should have been check and fixed before I move in. I didnt let that be a problem to me. Now the stove went out COMPLETELY.. and they are going to tell me that an electronic stove that had something burning in it IS NOT AN EMERGENCY and I have to wait 4 days before maintenance can come and change it... That makes no sense. What kind of policy is that. What am I going to cook on for 4 days? I have people living in the house that stay at home, what are they suppose to do?

Very difficult to communicate with and especially when there are problems with your rental.

I will have to say I have had a great experience overall.During the time past four years, I have rented two different homes with AH4R. Our Property Manager, Beatrice, has been awesome the whole time. She is a busy lady but always gets back to her tenants in a timely manner. When we moved to the second house, we were in the middle of our lease. She helped make it a seamless transition between the two homes and leases. Thanks B!We did have some maintenance issues at both homes. However, AH4R was attentive and quick to get the issues resolved. All the vendors sent out to address the different maintenance issues were kind and did good work. Thank you to the maintenance department as well.I did not had any issues with AH4R and will recommend them. If you are lucky and get Beatrice as your property manager you will be in good hands.Thank you AH4R for a great experience!!

We just recently moved from a residence of american homes. I can say the house was in great shape when we arrived for our year long rental. When it came time for the closure of our lease I got really lucky to meet one of the field supervisors . Mr.Alan was working at a home in the neighborhood and I flagged him down . Without hesitation the gentleman provided me with some helpful tips to help the move out process . I cant say enough about Mr. Alan he was friendly, knowledgeable, and very professional . He is definitely a great representative of American Homes and the company is lucky to have him. Again Mr.Alan thank you so much for all the help with the move out process you definitely made it alot easier with your advice and positive attitude.

The application process was seamless and quickly. I felt comfortable moving into the home. Now I am enjoying the serene neighborhood. It feels like home.

Just made the process so much better as with all moves is stressful. They absolutely took amazing care of our situation and were super responsive!!

Me and my husband were trying to buy a house but the house fell through because of repairs at the last mintue. We now have to move out in 4 days so we decided to rent a house. America homes 4 rent basically just saved our life! I love the let my self in ordeal it was super convient and can fit anyones schedule. My experience so far has been great! The absolute worst rental company. Will not address any of your issues, and also are very hard to be contacted. No one answers the phone. DO NOT rent from American Homes.

A NIGHTMARE TO GET ANY REPONSE. THE HOUSE IS DIRTY, NEEDS PAINTING, REPAIRS, ANT INFESTATIONS, FILTY FLOORS. We are considering hiring an attorney since we cannot get any positive response.

As a family in a very difficult, unexpected situation we found ourselves desperate to find a home at a moments notice. Out of our former rental with a special needs son, my wife with a chronic auto-immune disease we packed our home into U-Hauls and found a hotel. Not easy. Every rental we found, we were under what seemed an avalanche of prior applications...feeling hopeless. we continued our sad search. When we found the rental home at on Rently, we rolled the dice again and applied as fast as we could with heavy hearts of doubt. First we spoke to Angelo at AH4R who connected us with Michelle DeAngelides and when Diana DeAngelis returned our messages we were saved! We are so very impressed with her customer service skills, her compassion and her ability to move quickly and efficiently. Diana has the sort of professionalism that would certainly be an asset to any company at any level. Diana could train a companies representatives on how to treat people the way that they want to be treated!!! Hold on to her because shes the best! Before I sign off, I want you to take a look at the names of each of the AH4R representatives we spoke with. Do you see what they all have in common? Theres an ANGEL in each of their names. Your angels saved us from a tearful. stressful, and desperate situation. Thank you AH4R and your wonderful ANGELS...and to Diana DeAngelis we send our deepest gratitude. We love our new home!

These people are not professionals. They don’t know how or when to call, text, email back. They are not close to you so there isn’t an office to go to when you have problem. They will send you emails are not for your neighborhood or home. They won’t know specifics about the home you are renting. I moved in and found the furnace not working. The home inspection was trash. Paint on the wood floors. They sent me the wrong codes to get into the doors. Ugh.

Great job and very professional! I would recommend IFM to family and friends in the near future. Thanks again for the service.
