Well, I like the Avalon condo. But dont like the false advertising they do. Like the largest pool in any condominium in Florida has been close and in repairs for 3 years now or longer. Just like the small pool, gym, and every other amenities in the Avalon condo. But yet as an owner they raise my maintenance fee $25.. more to upgrade all around the condominium, but I dont see any improvement at all. So where is all the money going?

This place is very nice. The 1 bedroom is great for a single person or a couple starting out. I gave it a 4 because it lacks storage space and light fixtures in living room and bedroom.

I have been living here for 4 years. Our family owns a townhome, and it is honestly the worst! We come from NY so you would think wed be able to adjust. Our kids dont feel safe. HOA is high and none of the amenities are ever accessible. Random people and cars are constantly parked in the complex at night, gated community and the gates NEVER WORK, the pool is ALWAYS broken and never being repaired, DOG park is infested with fleas and always full of poop, & overall just poorly maintained complex. I wouldnt recommend any family to live here.

BEWARE: This place was such an AWFUL place to live. Lived here my first year in Florida. The pool, largest pool in Orlando, is ALWAYS closed, so is the playground, gym, etc. The HOA manager is absolutely awful. She does not care about the community or the owners/tenants. She claims that the issues are inside the apartment in the review that SHE wrote (Mari Del Valle) and the pool, gym, playground, community gates, etc fall on the HOA (in other words HER). When viewing this place, consider that you are actually only renting the apartment and the amenities are not guaranteed accessible. You can rent at a much better place where you will be able to use all the pools, gym, exercise courts, etc during reasonable hours. Make sure to see this place during the day AND night. This place is NOT worth the money!!

This community is great. Most of the complaints on this site are about the inside of the unit and has nothing to do with the association as the association does not deal with these matters. They are privately and individually owned. Each landlord is responsible for their unit. If this community would band together, everyone can make Avalon even better. The pool has been closed for a long time due to it being old and needing repairs. It is currently being renovated. We DO NOT have basketball courts. They were removed several years ago. A soccer area is in its place. The fitness center is not open all night. It closes at 11:00 pm every day and you must have an access card to enter. The gates are constantly broken due to neglectful people drivers. Not because management doesnt fix them. Within the last two weeks we had an amazing new laundry room installed for our residents. We have been working quite hard to make improvements. This community needs constant work and it is being done. This is truly a great place and we are working to make it better every day.Avalon Manager

Management is horrible. My fiancé and I had to relocate for work purposes, and after they came to an agreement with our employer to “break our lease”...which again was AGREED upon (and we gave a 33 day notice [minimum is 30]) we got slammed with a $75 late fee (even though we submitted the paperwork before the new month started).Sometimes when people get paid, it’s bi-weekly, so it’s not always on the 1st or the 3rd of the month...you’ll get slammed with a $75 late fee. If you’re more than 5 days past due, you’ll come home to a ‘3-day vacate’ letter taped to your door (where anyone walking by could potentially read). We submitted a work order to get things fixed around the house, and we waited from November until March when it FINALLY got fixed, or just fixed it ourselves.The amenities that you’re ‘supposed’ to have 9 1/2 times out of 10 are shut down or don’t work.It’s supposed to be a ‘gated community’, the gates are open more then they’re closed.How are you supposed to feel safe, when anyone can come in?People parking are supposed to have stickers, but yet those same cars been parked in the parking lot for months and don’t get towed.Security guards spend more time on there phones then they do ‘securing the place’.The area and the convenience of where things are located locally, perfect. Being quiet (for the most part) not bad, having a gym...awesome, having a pool (when it was open...being ‘remodeled’ currently) great, neighbors were peaceful, talked with you if you interacted with them, if not kept to themselves.We only got refunded LESS than half of what our deposit was cause we had to pay for a “paint job” that cost over $600+....when we left the house in good condition (better than what we received it in). Mind you we got it with paint all over the walls and floor, exposed light switches and wires. But YET we were responsible.But the way we were treated here by management, was horrid. I wouldn’t recommend this place...because of management... to a roach. Good riddance.

Gym closed never open in two years. No video cameras work 1 security for 900 apartments?

Worst place to live... I always thought it was great but don’t you ever move here. I have lived there for two and a half years and it was just to get to know Orlando much better. The management only walks around and look at petty stuff and what is important never gets handle. You will come out and have your motor car removed from your door way because you have a decal. Not a commercial vehicle but a decal and then be responsible to pay towing. This is in all honest my review and feelings of this place. Stay away.

Hoa manager has a horrible attitude. 2 pools 1 of which hasnt been open in over a year. Private owner doesnt want to fix anything. Basketball courts with no rims for over a year. Amenities advertised not available in years as well. Front gate never works either.

Poor administration. if you rent there make sure you take pictures when you go in and you go out.

I recently bought a one bedroom condo,even though its one bedroom, its huge and spacious,with a large walk in closet,pantry,Washer/dryer hook up.Large bathroom,Huge Living Room,Full kitchen.Well kept buildings,Beautiful landscaping.Amazingly friendly and knowledgeable staff.A great and convenient place to live.and yes well equipped and clean Gym.Blue pool.Great security.and the staff at the office makes you feel at ease and helpful.and the cleaning lady on the golf cart who picks up all little trash and cigarette butts. Yes I will highly recommend this place to any one looking to buy or rent.

Ive been living at Avalon with my family for the last several years and the place is great. It has a fabulous location, close to everything. The property has several great amenities the swimming pool is huge and a great place to meet the neighbors. The management and maintenance is very responsive. I would strongly recommend this place to anyone looking for a great value and a super property.

The absolute worst place to live In Orlando my first 2 years living in Orlando it has been HELL. The police department is in this community all the damn time ! Sometimes I hear gun shots and in the last week its been two hit and runs to parked cars, one of those cars being mine. yes the pool is beautiful but its closed more then half the year ! Why call it a gated community when thats broken more then half the year as well. The security is nice and yes they look out for you but considering how much police comes in this community they are not in duty as often as they should be. Let me tell u how my bedroom was leaking water because they were doing work on the roof! Ask me have they came to even inspect it in the past 3 weeks ? NOPE . Im praying for new management after I continue this lease then i am out of here.

If I could rate this place 0 stars I would! Don’t move here!!! You don’t get what you pay for. Paying over $1000 in rent and amenities are always closed. The basketball court has been closed for a year now, the pool isn’t always available, went to do laundry today and it was closed for repairs, and the park is never open. My shower was broken for over a week and leaked into my daughters bedroom. I had to pay out of pocket to go get a vacuum from Lowe’s to clean the water up out of the carpet before it started to mold. We called the “emergency” line the day it happened and every day after that and still no one came to repair it! Finally went to the office and it just so happened that maintaince was here, because they only work offsite.... they finally came to fix it after a week of being broken. This place is terrible and the office is rude and doesn’t care about anyone or take anything seriously. Do yourself a favor!

Easily pop your tires the parking lots in some areas have deep pot holes then when it rains these pot holes collect the water. Not safe.

DO NOT, I REPEAT, DO NOT move to this complex! Nothing ever remains fixed here. This supposed to be a gated community, but the gates NEVER work. They have been broken for over a year. Also, the pools, laundry room, exercise room, playgrounds & trash compactor are ALWAYS under repairs. I lived here for 5 years & the only thing I enjoyed was thw sweet elderly lady that picks up trash on her golf cart. Even the management (Marixsa) is VERY unprofessional & quick to falsely accuse residents before doing thorough investigations. You are better off elsewhere!!!

My neighbors are always blocking the entrance to my apartment and are very noisy regardless the time of day. The police are parked in front of my building every other week. The tennis court, basketball court and playground are always closed down with chain locks. I cant even have my blind open with out my neighbors trying to peek inside my apartment. Ive put in several notices for things that needs fixing since Ive moved in, as of yet nothing has been done. Beautiful when doing a drive by but when you actually move in it is a different story. Not what i expected, AT ALL!!

I purchased a unit here a couple months ago and Im very happy. After many months of searching for the right investment property we knew this was it, since the moment we saw the complex we were impressed with the upkeep of the common areas, compared to many other properties nearby. This is was a deal breaker for us. The maintenance of the property is immaculate for its size. This property has a giant pool and its always nice and clean. Everything works in the gym. Just the other day, the outdoor light fixtures were being replaced. We also had an issue with the plumbing in our unit and Marixsa and the HOA were quick to fix the problem. I also look forward to receiving all the updates of repairs Marixsa sends to all the owners/renters on a weekly basis. Great job!!

Alot of these boasting reviews sound like they were written by management, who by the way are the most unprofessional you can find. If you meet Maritza and the other one at the office you will understand what I mean. With that type of manegement no wonder the neighborhood never improves. First the gates are always broken. The entrance has been under construction for months, still not fixed. You have to avoid not blowing a tire with the potholes on the ground. Pretty much anything that is broken will stay that way. I personally have seen the drug deals happen on almost a daily basis, in plain sight for that matter. They have 1 security guard who does nothing but walk around on his cellphone. Parking spots are tight, the dumpster is always overflowing, cars get vandalized, gunshots, ...I can keep on going with all the things wrong in this place but if you think of moving here, drive around and see for yourself. After all this, management gets nothing done other than attempt to tow cars. Good luck!

If english is your first language stay away from this place! If you actually work to pay your rent, stay away from this place! Any of the trash tenants here can go down to the wonderful manager and complain about anything. With no question this woman ( i use that term loosely) believes every word. We cant even hang so much as a towel on our balcony. Yet people have whole damn plant nurserys growing on theirs. The pool has now become a form of spring break. Bbqs and spanish music from sun up till sun down every weekend! By the way all these positive reviews are a joke. Half of them share the same lasts name as the managenent staff. All a bunch of unqualified, ghetto, unprofessional people who should really pray they do not need to seek employment elsewhere!!

I regret every moment living here since I decided to move to this place. The place looks getto, too many trouble people lives here the police comes here pretty much every other day or night. The management are unprofessionals when they deal with owners, they don’t care if the owners lives next to swamps due to bad piping or bad sidewalks. They take too much HOA fee but you just don’t see it reflecting on this community, if something got broken that means it will stay forever.

Where to start...The entrance gates NEVER work properly they are always broken.The dumpsters have piles of trash outside of them almost weekly.The tennis and basketball courts have been locked down and unavailable (indefinitely per management)The exercise room isnt maintained and has had broken machines since I moved in.There is always construction going on and blocking the entrances.The office management is rude.

Do not move into this place. YOU WILL REGRET IT....trust me.

Gated community but gates never closed. Security but never see them. Find drug baggies everywhere. Can watch the drug deals. Kids playing in parking lot putting dings and scratches in cars. The class of people who live here have no home training. Two pools and its april but yet both closed. Very sloppy management. The manager needs to be replaced. Shes rude, overwhelmed with her job duties and doesnt return calls. The list goes on. Do not move in here. Cant wait till lease is up to move out
