Can you park your car in the garage? I saw a pillar but Im wondering if all the units have that or can I park my car in there.
Writing this based solely off of how issues are handled by the staff. I ran into a problem regarding fees (which hasn’t been solved and clearly won’t be solved) and have spoken to a couple different people at this point. Laura (the regional manager) is clearly in the wrong line of work considering how she speaks to frustrated tenants. Explained my problem and what I wanted clarification on and right off the bat she had an attitude about the situation. Does not bother trying to deescalate, but instead keeps pushing the “well that’s the policy”. I understand having policies, but I also know they can be adjusted on a case by case basis. They refuse to work with the people who are keeping them in business (especially in these times). I understand fees are a given, but the amounts this company charges are ridiculous. Save your time, this isn’t even the only issue I’ve had and I know other people who live here who also have had problems with the staff.
We had a few issues when we moved in, but all issues have been resolved!Royalwood is an incredible community we call home. Our neighbors are amazing, it is quiet, and the location is wonderful.
The people in the office are SO friendly. Theyve taken my questions and any concerns I had and have handled them accordingly. The community is nice and the amenities are great so far too! Great place to live so far!
I don’t like leaving bad reviews, but maybe this will save someone else’s time. Long story short, The office folks we’re always nice. But after reading some reviews about them doing anything for a buck, I have to conquer after my experience with them. If it were my advice, look elsewhere.

Just another low quality, poorly maintained and over priced Seldin property. Seldin is perhaps the worst property management company I have ever dealt with. I NEVER refer clients to any of their properties. They are more concerned with profits that providing an acceptable place for people to live. Disgraceful.
I have bronchitis and COVID have been sick for about 2 months and haven’t been able to work much at all, but I got evicted and the seldin company wouldn’t comply with the coronavirus funds to filled out to help out with rent and such and they threw me out on the streets and now living in my truck... thanks people.
UNSAFE LIVING ENVIRONMENT. POOR MANAGEMENT SKILLS. Cars constantly get broken into, windows get broken out of multiple cars every few months. Been chased with a knife. Management is extremely rude every time new issues arise. DONT LIVE HERE
This apartment complex states they have a smoke free environment. You will find yourself waking up and going to sleep to the smell of cigarettes. My clothes is saturated in the smell. Ive been patient for almost a year and they have no inclination to stop the matter.
They are NOT nice, not polite either helpful when I talk to them... they always try to find a way to rub me not help me. I moved out nov 1 and they still working hard to rub me.
This is my first experience in an apartment (as a recent college graduate) and after 4 months here, Im glad of my decision to move in! The office communicates well with the residents and Ive never had any issues with my apartment or the grounds! I definitely would recommend Royalwood to my friends or to anyone looking for a place to live.
Loved the fireplace and hardwood floors. Very small and cute for a single person or couple. Nice golf course view, friendly neighbors and very quiet, never really heard a peep out of anyone, sometimes felt like I was the only one in the building. Access to shared washer/dryer, decent gym and great pool.
Ive lived here for almost a year now, love the people here, they are very kind and do there best to get problems solved. The grounds are maintained and taken care of every week. Royalwood is also in a very nice location, quiet and with shopping centers all around! If youre looking for a first apartment or just trying to get into a nicer one, then Royalwood is a must see!
Cant add money to laundry card going on 2 weeks, being forced to either carry laundry to clubhouse or go to a laundry mat. This place has a 2 bedroom 1.5 bath listed at over $1300 and cant fix a machine thats been broken for 2 weeks. Get your act together, my God.
I have had multiple friends live at this complex and the management does nothing to combat theft in the parking lot. The laundry machines are never maintained the parking lot if filled. Also someone shot a 22 of in the apartment the other day
I had a 2 month lease with them and they tried to charge rent after I moved out because their management personal Tasha was fired! They tried to rob me of money because their management personal was fired! Don’t ever lease with them! Plus they never returned my deposit! I tried to rent another property with them just because the apartment was nice and the lady never responded 1/2 of my emails. When I sent to the heritage heights email address the management person Mason responded showing the response from the first email. The management is extremely rude. Do not rent with them if you want a place that doesn’t rob you of money and if you don’t want the management to be extremely rude.
It took a full month after 4 phone calls and 2 trips to the office at Royalwood, and eventually 2 trips and 3 phone calls to Seldin headquarters to get back the deposit after my nephews application was denied. I cant imagine how they can run a whole complex if it takes all of that to get back a deposit after an application is denied. I would never recommend this complex. Such a shame--30 years ago this was a premier complex.

Living at Royalwood has been exhausting. If you need a decent, affordable place in a great location quickly, this is a good option. I would not recommend doing a long lease, though. Heres a list of all the problems weve had since moving here in July:1. The day we moved in the property manager was 30 mins late for the appointment time that she set. Not a good start.2. There was a discrepancy of about $100 when we signed the lease. The PM wasnt sure what that charge was, but she said she would take care of it. Over a month later we of course ended up having to pay for it. Still dont understand what it was. But thats what Royalwood does. Also they genuinely do not care about current residents. They love to get rid of long-time tenants so they can make cheap upgrades and charge more for the unit. If you keep renewing, theyll just find ways to charge you more each year. In the grand scheme of apartments in Omaha, they are still relatively affordable, but they dont want to stay that way.3. The exterior door to our building on one side never latches shut, and now the one on our side is doing the same thing and they dont care. Theyve been informed many times and it doesnt get fixed.4. Theyve been down a full-time maintenance person at this property basically since we moved in. Sounds like someone has been hired now, so well see.5. Maintenance literally never asks to come into the apartment. You just come home and see that the problem was fixed. Which is nice that it is fixed and its not the end of the world. But why give me the option to say they must call to set an appointment if theyre just going to show up when they want anyway?6. Do you appreciate being communicated with about important things happening in your building? Royalwood couldnt care less. The office staff is never informed about anything. They are only trained to move people in and out. The PM manages 5 other properties so good luck getting a hold of her. And even if you do she laughs off everything you say anyway. I wish I was exaggerating. Examples of poor communication:6a) A flyer was put up in August that they would be re-roofing our building and asking us not to move any of the cones that were blocking off over half of our parking spots for the building. The roof was not finished until November. That entire time, there was a massive dumpster taking up all our parking, we never knew when it would get done, the roofers wouldnt show up for a week at a time. It rained a lot this fall and at least 3 units of tenants had to be relocated due to water damage. We had (minor) property damage but no one cared. Our bathroom ceiling is sagged and ruined but as of mid-December still no repairs or any word on what the plan is. Oh also, the dumpster is still there.6b) Contractors, seriously more like a couple off the street, were hired to replace the carpet in our building. We found out this was happening because at 6 pm one night they came and started ripping up our carpet. They would work in the evenings and leave the place a mess. It was a serious safety hazard. It took several complaints just to get them to work during the day, but that was all we got. Thanks a million Royalwood.Our building in particular has been a mess as weve literally been living in construction for over 6 months between the roof, the carpet, and the siding. Also the contractors that might as well move in to the water-damaged units they are repairing. I literally cannot remember what its like to come home and not hear contractors.7. We constantly hear bats in the walls and who knows what else. Our neighbor said the people who lived here before us had bats in the apartment a couple times. Also, the unit across the hall from us supposedly had bats and rats nests in the ceilings when they took them down to repair from the water damage.Overall, the management here is horrible which has a trickle down effect that negatively impacts residents. We cannot wait for our lease to end and encourage you not to live here, or do a short lease if you do.
They don’t keep the laundry- gym area clean.
Great apartments! The management team works with you very well- Mariel, Trinity, and Caleb are awesome and friendly!! Great location, affordable prices, brand new countertops/appliances were just installed in each of the apartments, and the gym was just remodeled!!
I had a great experience there. The vaulted ceilings are really nice if you can get them. The staff knew me by name by my second week living there and they were always extremely helpful. In terms of location, there is nearly everything within walking distance, it is a a couple minutes to get to the interstate, and the three dollar movie theatre is right across the street which was a highlight for me. I also cant express enough how much I loved the vaulted ceilings. It made the place feel way bigger.
I won’t get into every single detail but if you’re moving into a ground level apartment at Royalwood be careful. My apartment (living room and bedroom) sat in 1.5 inches of water for 8 plus hours before someone was able to get in and clean up the water in the carpet. We’re now on day 7 of me not being able to stay there and they aren’t going to replace the 12 x 12 carpet in the bedroom because verbatim “they’ve cleaned worse and it’s like new, I’d be surprised” (gross). They are just going to clean it and lay it back down. I went home today after it was “cleaned “ and half of the floor, which was accessible as I had a bedframe in there, wasnt even touched. I guess if you get angry enough, which I did (and am slightly ashamed of) they’ll send someone back out to re-do it. But this is their quality of standard for living conditions.I will say that prior to this happening I had a wonderful experience living here. I even referred a family member. My apartment was adorable and cozy and I loved the view of the golf course and the location of the complex. It is also super dog friendly which is wonderful. However, when something major actually went wrong there was minimal communication and the “work” they came in to do was mediocre at best and frankly, unsanitary.Fun fact: My lease is ending in June and when all of this was happening, I said if the carpet wasnt going to be replaced (you know, that tiny 12 x 12 piece of carpet) that I wouldnt be resigning my lease and Id want notice to vacate. Without skipping a beat, she went and grabbed the paperwork. That really makes you feel really special being a tenant for over a year and referring them business.As for corporate- I was told to reach out to by my property manager so I called and left a voicemail on Friday (3 business days ago). Ive received no response only to be told by my property manager today that calls from corporate get recycled back to the property manager so goes to show communication within these properties.I have a million pictures and videos that unfortunately I cant upload on this site.My experience here went from 5 stars to 1 real quick- what a shame.
Worst facilities Ive seen, grass is full of dog POOP, looks like neighbors although do have bags available to pick it up, they prefer to be lazy and behave like trash, which means the administration really does not care about the maintenance of the common areas. The buildings are not well maintained. For the price there are other options which provide a better experience.
For anyone looking into Royalwood I hope this reciew helps because I am very honest and complain a lot.....Since moving to Royalwood the staff has been so friendly and helpful! All the neighbors are friendly and quiet. The pool is well maintained as well as all the grassy areas (no dog poop)!!! The location is great! It’s away from the busy street and next to the golf course so it’s very quiet.The security is always driving around the neighborhood at night which is very reassuring and most importantly the maintenance staff respond to work orders VERY quickly! Every maintenance order I’ve had from leaking pipes, slow drains, etc. have been filled within 24 hours (usually less than 12) and if I wasn’t home they were sure to lock my door and leave a note stating that they were there! On a complete side note compared to other places I’ve lived the utilities are very reasonable which is also a plus!
If i could give a 0 star i would. This is the worst apartment complex i have ever lived in. They dont fix anything, they will automatically charge you a 100 month to month rate even though the renewal letter says you have till the end of the month to decide if you are renewing or not and will raise your rent 130 dollars before you can even get a chance to talk to them about it.
I havent lived here so Im just writing this based on my experience when I came to apply. Their application process is a complete mess. I shouldnt have to put down a refundable admin fee at the time of application. I have seen a couple apartment complexes doing this now and its really annoying when you have to wait 2 weeks to get the check mailed back so if I want to apply at more than one apartment I have to have hundreds of dollars paid to apartments all over town and wait for them to mail me a refund. Makes no sense... But anyways upon being denied for an apartment here (which doesnt make sense, I got approved at 3 other apartments that are actually newer and better quality than these) I was treated kinda poorly by the 3 ladies in the office. I wont recommend these apartments to anyone.
Im a CNA and home health care provider and my client who is disabled has been calling the office since Thursday when the person cleaning his carpets damaged his threshold going into his apartment. They have not fixed it and they were told 6 DAYS AGO!! His front door wont close!
New to Omaha. Disappointed in Royalwood apartments. Hidden fees all over the place. The messaganistic responses on these reviews are silly. No pride whatsoever
The staff here at Royalwood were hard to work with, with the exception of a staff named Tasha. She is the sole reason I stayed at Royalwood over the close by competitors. Everyone else to date that I have ever made contact with has had poor leadership skills and a lack of authenticity, usually having no follow through. You almost feel awkward until you meet Tasha.Tasha really helped me feel at home and her ability to reach out and accommodate, make me feel at home, and be personable made my transition to Royalwood a success. In conversations with my neighbors she receives high praise for her integrity, and prompt professional problem solving skills.She truly is an asset to this company and as a leadership coach I find her to have what you might call the magic touch to why residents call this place home.
Ive lived at royalwood for over a year now, and recently upgraded apartments. The staff is always friendly and helpful ESPECIALLY Mariel!Ive had a few hiccups here and there, but the staff was understanding and fixed it. I plan to stay here a very long time.

Rude management! Kelli (manager) wont return your phone call and when she does (4 days later) she is rude and wont help you. I waited for my deposit for MONTHS! I gave Kelli (manager) my forwarding address when I turned in keys and she claims that she sent the deposit statement to me but I never got it. She said, Well I sent it so there is nothing I can do, and then she hung up the phone on me.Dont move in here because Kelli (manager) is rude!
Great friendly staff at Royalwood Mason was a big help getting me out of my old apartment due to problems with former roommate and the property manager Donna was a big help getting me into a renovated studio there and helped with my concerns that I had.
4 stars as a tentative tenant. I like the location, and the grounds appear to be maintained, the clubhouse and pool area are nice, and Ive worked with Jess who has tried to the best of her ability to get things to work properly. My experience thus far though has caused the drop in stars - if things clear up I will come back and update my review, but as of now:Ive tried being patient. I called July 20th to inquire if I could view an apartment (shown as available online) and was told they didnt have anything available until at least September - I get it, the website may not have been updated after a recent rental.On July 31 Royalwood popped up on my search again, with 2 available units in the floor plan I liked - so this time I drove to the office to personally meet with someone. Jess explained to me that they were recently bought by Seldin on July 18th and their systems were still transitioning, so she couldnt tell me where the apartments were located (which floor) or the amenities included (fireplace, walk in closets etc) without accessing it in their old system - which she did for one of the two units, and I greatly appreciated.She told me that she couldnt show me any units because they are remodeling all units as they become vacant, and that even though on their own website it listed the units as available on 8/16 and 9/9, that they wouldnt actually be available until 45 days after that (pushing out to Sept and Oct move in dates). I was ok with this as well, because that meant I would be moving into a freshly remodeled unit, and I am not on a specific time crunch.We discussed pricing (which was higher in her system than quoted on the website, but only by $5, so not a big deal AT ALL) and I confirmed I wanted to apply. She told me to apply online, and pay the app fee, and that they have a 72 hour turnaround on all applications. I verified the app fee was to be paid online, not in person seeing as I was already there, and went about my way.I submitted my application on 7/31, and sent an email to Jess and Seldin directly because there was no option to make the app payment online. A few emails back and forth and all I keep hearing is that their systems are going down or passwords are not working and they have IT and tech working on the situation.I understand technical difficulties happen, and I appreciate all of Jesss work on this, but based on a review from a year ago, Seldin has owned this property longer than just a few weeks - so I am now even more confused as to why there are new systems that are not working properly.I hope things work out, but at this point Im simply frustrated. Once things clear out one way or another, I will update my review.
Nice people at the office but really slow and non-caring. My apartment flooded and did not make it a priority to have it fixed. It took them a month to finally do something. I have 2 children and my aprt. was not a sanitary place to live and they both got sick. Pay way to much for a 2 bedroom, I can afford a house paying how much Im paying. Seldin, we love our residents? No, you dont.

Not worth living here. Office staff is rude and changes every few months. Cockroaches and poor maintenance. Water damage and mold. The pool is always green and dirty. There is dog poop everywhere and the grass is mostly dirt. They have washers and dryers in the buildings but they barely wash your clothes...not worth the money at all. This place is a huge disappointment.
