I have only been here a short time but I love Lionshead so far. Preston and Wayne from maintenance have been so helpful with replacing my dryer and fixing my guest bathroom outlet. I have one of the first if not the first apartment that has been painted fully gray and I love how it looks with my furniture. My building is also right next to the Biltmore and their two story gym and indoor pool is just a quick walk away. Im glad I chose Lionshead to live. Here are some pics before I was fully settled in.
Currently 4 almost 5 months pregnant and been out of air conditioning for 2 weeks! They put a window unit in my bedroom but it only keeps that room cool. Our living room is consistently at 82-83 degrees and gets warmer if I cook out clean. That’s right, I haven’t been able to cook, I have to eat out and I have to go somewhere else If I want relief from this heat. Staying in my bedroom all the time is not acceptable! We have contacted the office multiple times and they have told different stories on when the part should be in. It was promised to be fixed earlier this week but no.I’ve paid rent on time every month, I’m not loud, I don’t create problems and I follow their rules. I wish they’d show the same respect and honesty I have!!!Seriously, stay away from here.
Worst company ever. Dont waste your time. They clearly dont understand their jobs or know how to do them to begin with. Just dealing with their leasing office was enough to make me warn people away.
My move in experience was great! I’ve lived many places and this was the cleanest apartment I’ve ever moved into. The staff members were very friendly and helpful. I would highly recommend to anyone looking for a new place.
Fantastic place and community to live in. I lived here once for two years, moved out, then just recently moved back, and Im IMPRESSED by the consistency and how much they have improved even from my first experience! Lots of great amenities, and BEST part of all is that maintenance is Johnny on the spot with requests and fixing things right away. The only thing that Id watch out for is a couple people speeding through the parking lots, but thankfully theres enough of a view that you can usually look out for them, and theres never any accidents that I know of.Great place!
Lived here 1 year, the day i moved in I asked for a screen door I am moving out and still have no screen. The maintenance dept, who?? The place is old and dirty Especially for the amount of Rent ... Move on
Cons:-Inside of the building not as clean as I thought it would be. My previous apartment the halls would get cleaned periodically.-Valet trash we have to pay for is unnecessary bc dumpsters are scattered around the property.-Getting I touch with office maintenance has proven difficult. Been complaining for over a week about my broken window and still getting the run around. I have to physically go in the office to talk to anyone bc they dont answer the phone.-Price seems high for apartment but thats just the market I guess. The closer I look I see things could be better, paint carpet etc. No recent upgrades or updates.-Amenities are not worth the price unless your willing to go to a nearby property to use them which I assume most are not.Pro: close to school and I have a washer and dryer in the apartment which made the apartment more expensiv of course.
Lived here for a year and wasn’t the best. Day of move in carpet was stained from the previous owner and get charged $141 for stain removal cleaning after moving out which honestly wasn’t worth my time calling them about trying to get it back. Also Instead of replacing blinds they re use them and poke holes on the other end of the blind to hold it up. There was a month we were getting a ton of emails about car break ins and people being jumped and my whole complex keys wouldn’t work to get into our building which was very concerning and annoying calling the office multiple times throughout the day and no one picking up. Eventually I called Richdale corporate office and they finally handled it and it was fixed in the next few hours. Speed bumps are ridiculously big, I understand they are for speed enforcement but every time it scraped the bottom of my car each time even going 0.5mph. Think it over before renting from this place.
Honestly I have lived in about 5 apartments and this is by far the only time I finally feel like home! I definitely dont see myself leaving until I find a house. The office people are so helpful and nice! They made my move in so smooth and First time i had a place that nothing was broken. Yes the cabinets and counters and bathrooms is outdated but its kept up nice and for the price plus amenities it makes LH a big plus. The gym is way better than Biltmore and for how much you pay for Biltmore I would be upset. Its a huge gym but their cardio machines are like falling apart making extreme noises and all shakey. The LH gym is clean well equipped for a basic good workout. Also this complex is quiet and I feel safe which is a huge plus for me since I’m from California. Thank You LH for your hospitality and making it a home for me! Keep being attentive and caring and the complex will continue to do better than most! People want to stay at a place they feel like they care about their tenants. I get that from you guys and I appreciate that! Also did I mention look at the views here! Ive lived here for a couple years now and whenever anything breaks or isnt working properly they are quick to make it right! The service tech Preston has been out a few times and is always very personable, great at explaining whats happened and getting things fixed! (Even though he may be a bucs fan..)
I have been a resident for over two years and have had the best experience. Any maintenance issues were done the following day. Great location and amenities. I got sick with Covid during my last week before my lease ended and they were able to work with me making sure my health was a priority. Thank you! If you like the outdoors, this place has trails walking distance from the complex and multiple gyms to choose from. I would highly recommend this place to anyone. Tina in the office is great as well as the rest of the staff.
I just moved in, and all of the staff was great and helpful in everything, I had a couple of minor fixes when I moved in, maintenance had it all fixed in less then 24 hours, I already am extremely happy to have chosen Lionshead apartments

I have read mixed reviews about this place before moving in but we decided to just go for it. There was nothing terrible with the place for the first few months but then small things kept happening that have now got me changing my mind about it. It is a decent place if you like mediocrity but we should be living better for the price we pay. There’s a bs valet trash fee that we have to pay every month, for a trashcan we can’t even use bc the limited time you are allowed to have it outside of your door, neither my boyfriend nor I are available. There’s also a ridiculous amount that goes to “amenities” that we can’t even use because COVID restricts the use. Apparently we have access to the neighboring apartments too but we have been provided no additional info on that. So about $50 right there for stuff we can barely use.The apartment itself isn’t too bad unless you count the fact that our sliding door that leads to the balcony, doesn’t close all the way so there is constantly a draft going through there. All of the drains get backed up so easily. There is like 1 parking lot that 4-5 different apartments have to share so if you don’t get home until late at night, you will most likely have to walk a few minutes just to get to your apartment. Walking isn’t a big deal but when you have stuff to carry or there’s bad weather, it is just ridiculous how far away you have to park.Their communication is terrible. They won’t get back to your emails. The online bill payments do not label any of the things they are charging you so there will be random fees that they tack on and don’t even tell you why. Even after you call them, they won’t do anything unless you have proof. We had almost $100 charges on our account from “last month” but we know we paid it all off.This isn’t something they can necessarily control but I should be able to live in my apartment without having the smell of weed take over the place. If anyone in your building smokes, it travels through the vents and takes over your place too. We are also getting emails about car break ins, garage break ins, people have been jumped. As a young woman, I’m worried to be outside alone at night.Overall, the place isn’t terrible if you need somewhere to live but I know you can find much better places for the same price or maybe even cheaper. It is poor quality and outdated.
When i moved in the apartment was filled with gas they came to shut it off (its been months and the gas is still off) I had no hot water. They took months to fix the broken bedroom window (still not fixed exact words were its not fixed but it works and the window needs replaced, Ill set that up) no one has been in contact with me about any of the maintenance issues. I put in a request to schedule maintenance and they show up unannounced and try to enter the apartment. There are holes in my walls. They tried to fine me for having an animal saying they had no documentation of her but I have multiple emails with her documents. They said my insurance is expired but again I have documents that prove it is not. No one answers the phones. Im counting down the days until I move out. Horrible experience and it just keeps getting worse.Small update: coprate contacted me because of this review I wrote. Not based on the week straight I begged the office to get me in contact with someone who could help me. I asked to be in contact with coprate and was told they couldnt do anything and my guess is thats true and I stopped calling.
While the apartment was dated, the office staff made up for it by being attentive to issues that arose with my unit as well as a problem neighbor. Its a quiet complex, relatively speaking. Watch out on your deposit. Despite leaving the unit in better condition than it was given me, every penny of my deposit was withheld. I was charged for pre-existing carpet stains and removal of a couch I was devastated to have to leave (a $1300 leather couch that was in fantastic shape and easily worth $200-300).
Every time I walk into the front office, I feel like I’m talking to old friends. The staff is always welcoming and take time to know who I am as a resident. Customer service that makes you feel apart of the lionshead family.
Management here is outstanding! I have lived in many different places but this is the place I plan to stay. Any issues that have come up have been taken care of promptly and done correctly. Maintenance guys here are really good too, which surprised me. Usually I have bad luck with that. Special shout outs to Jasmine (Manager) and Preston (Maintenance) for going above and beyond to ensure all my needs are met. If you are looking for a great place to live, I highly suggest taking a look at LionsHead.

LionsHead apartments is a GREAT place to live. My wife and I have lived here 3 1/2 years now. They have as many amenities as a vacation resort if not more and the staff take excellent care of the residents needs and the property itself. The residents that live here are all given a thorough background check so its a very safe place to live. LionsHead is also clean, peaceful, affordable and a very FUN place to live! Great apartments! Have great amenities and are very helpful when you bring up any issues you have! Package lockers have been very nice because we can access our packages 24 hours and only we have the code to get them. Would recommend living here to anyone!
I feel like I have had wonderful years here, almost 34 years and everyone has been so kind. I am not great with words, but I am and have been very happy here. I would not stay her this long if i wasnt. I have a great view from my patio and windows. Hopefully I have another 10- 15 years here!!!!
Haven’t had any problems with my apartment, can’t complain. Staff have always been nice, located in a good area, and the apartment community seems really normal. I’d recommend this place to friends.
They are pet friendly and have an awesome gym. I looked to live here, but my job ended up transferring me to another state. The girl I worked with Makayla was super nice. If I move back would live here.
This post is regarding the new Parcel Pending Packaging/Mail System. I am really happy they implemented a system like this. I had never used the Amazon lockers so I wasnt quite sure how it would work. I think it is wonderful that you can pick up the parcels on your own time and schedule especially after the office closes. Its also a more secure way to keep your mail from getting stolen.
Lots of friends live here and have enjoyed it. I also have friends at Vanderbilt as well. Both seem like good properties.
Corporate is a pain to work with. When my son moved out recently he could never get a hold of anyone. He never had anything bad to say about the onsite office ladies. When he moved in a year ago everyone was great and helpful. Talk to the office not their extensions.
Ive visited these apartments 3 times to walk a dog for clients and each time have to play with the key in the exterior door for anywhere from 5-15 minutes to get into an apartment. From what I understand the Tennants have given feedback many times and the management refuses to change the lock. Its only been three visits for me and its prompted me to write this less than favorable review...I can only imagine what it feels like each and every day.
I recently moved in and I must say I disagree with a few of these reviews! I guess people only post reviews when they are mad or upset about something. But I must say, most complaints are the normal things you will deal with at ANY apartment. I find these apartments quaint, quiet and beautiful! I LOVE our apartment. Yes it may not be huge but it’s comfy and nice. I don’t hear anything above me as I’m on the first floor. And yes the door when you come into the building can be loud when it shuts but I honestly have never heard it when in my apartment or I don’t even notice. Staff is nice and lovely, the amenities are amazing, and everyone around seems so friendly. I would DEFINITELY recommend these apartments to anyone. My apartment was so nice when we moved in. Clean and bright and lovely! Please expect when you move into any apartment you are going to have issues with locks, and car break ins are everywhere. My parents live at Regency and they hate it. They have car break ins and storage rooms/garage broken into as well. Their bill is outrageous and it’s extremely hot in the summer. It’s a constant 85 all day everyday. So not worth the money there. I wouldn’t want to live anywhere else I love Lionshead! And even when things start to break down or toilets get clogged, I’ll still love it because I would deal with that no matter where I live.
Awesome location! Great apartment community, quiet, great neighbors. Cheap garages. Pet friendly- doggy stations all throughout property. Great property manager. Helpful/knowledgeable/personable leasing staff. Maintenance team is great. The amenities are great- gym is full of equipment, nice pool and tennis courts. I recommend anyone who is in search of an apartment to put Lionshead at the top of their list!
Been living here a couple months and am really impressed. Staff is super helpful, apartments and grounds are clean, and my neighbors either keep to themselves or seem cool. What else could I want!?🤷🏻♀️🙂
If I could give this 0 stars, I would. I actually enjoyed my time living at Lionshead. I lived there for a year from 2016-2017. It was the place I brought my son home to, a place where we had picnics and shared our first memories. HOWEVER, when I moved out, they tried to get me to pay a fee that was inaccurate. I went in and got it resolved. They said that I didnt have to pay it. NOW in 2020, they sent that bill to a debt collector. I am so baffled and disgusted.
Daughter had a good move in, and office was nice helping her. They have changed how you can get a hold of them with Covid, but it was nice that they care.
I loved living here with my mom. There was always fun stuff to do. The pools, gym and movie theater are awesome!
Jasmine and her team do an amazing job taking care of me and my home. Every time I walk into the office they are so kind and quick to respond to any of my needs. Looking forward to many years at Lionshead!!
I will always give the company that owns lions head and lions head itself terrible reviews. I moved in and had to move out within a few months for the safety out our child. 300 plus dollar electric bills in the summer for ac that wouldnt work. It would be more than 95 degrees in the apartment. We submitted several work orders in different ways because one person would be in the office one day to and want it submitted one way. Next day would be different. When they would show up. Would just say the unit is old and there isnt any fixing it. When we complained of the lack of resolution was told it wasnt up to them. And the owners didnt see a need to replace it. Then we found a leak from tub/ shower in master suite and started to mold nothing was done. We submitted documents that we were leaving and that they would do a mutual brk of the lease. We then left and turned in the garage opener as well. About a month later got papers that we were being evicted from a place we didnt even live at anymore and charged just under 10 thousand dollars including the garage opener they say we didnt return and for repair to the mold from the leak. I will never recommend anyone I know to them or any of their properties. I have actually lived at multiple if their properties with lions head being the last. the apartments were clean the pool was nice and having access to an indoor pool was nice. But Id rather have a safe home that I can keep at a reasonable temperature than have the other perks
My vehicle got broken into the third day I was there. A vehicle behind my apartment was broken into the same night as well as another vehicle within the next week. These break ins made me feel the community was not safe.An apartment complex across from LionsHead had a pretty serious fire at some point. The fire extinguisher within my building was broken into and stolen, as there was no report of extinguisher use when I called it in. The extinguisher was not replaced for over a month. This was fairly unsettling due to the recent fire across the way.The leasing staff was predatory, either in ignorance or intentionally regarding lease agreements and rules. Details about me moving were not relayed to me during a conversation with staff. As the conversation was over the phone, it could not be proven that I had talked to the staff, so I was charged the additional time.I was charged for counter top damage when I moved out. The proof given to me did now show the damage that they claimed. The single photo was very poorly taken and they ignored multiple requests to take more photos of the damage before I paid. I also suspect that the picture could have been taken in a different apartment due to the ignored requests and the area not matching up with the videos that I took. Additionally, the damage claimed was a small chip and surface scratches. These types of damages often times fall under normal wear and tear at the discretion of a judge in small claims court.
I lived at Lionshead before I moved to a different Richdale property and I loved it! I had a two bedroom I shared with my sister and it was perfect for two college students. Rent was affordable and we had washer/dryer in the apartment. We used the pool all summer and met some great people while we lived here. Great place, I would recommend!

I actually landed at Lionshead due to really short-notice following a messy breakup and, I have to say, I’ve been pleasantly surprised with them repeatedly since moving in almost two years ago. The office staff are always incredibly helpful and personable and the maintenance requests are handled in a very timely fashion and the maintenance staff are also always great and professional. Jasmine in particular has helped me a few time now and I’m pretty sure I owe her an engagement ring at this point for how much she’s helped keep my life / home in order because without her I’d be a wreck at times. In seriousness, she’s always gone above and beyond to help out and she’s undoubtedly been a big part of me enjoying my time at lionshead. While it is obviously a business and they will hold you accountable, I have nothing but the highest praises having lived her so far and super chill neighbors to boot! Come check it out if you’re in the neighborhood!
A lot of people complain for things you would have to wait for or purchase in a home, but they take care of it here. My sister lives here and has loved it.

I see a lot of bad reviews on here that I don’t necessarily believe. Everyone has a voice which I understand, but I have had nothing but a great experience Living here and working with the staff and I have talked to numerous other people who live here and enjoy it. The problem is people are lazy and don’t take the time to leave good reviews. The staff is good and I love my apartment. I think the new manager Jazmin is very nice as well as the staff in the office.
I would not recommend anyone to live here. For the price, i could have found something better especially when I have seen better. Let me start by saying that it can take more than 2 weeks for maintenance to show up when you submit a work order. Depending on who you talk to at the office, some are not nice at all. I do not want to say names yet but will definitely update or post another comment with names if it does not change. I moved here only 3 months ago and I am willing to already move out. There are spiderwebs in the hallway. The carpets are dirty and the smell is the worse. I talked to them about it but nothing has changed. When i moved here, most things were not fixed. The oven, fridge, microwave were not cleaned. The patio had a lot of cigarett leftovers. There were 2 holes on the wall. There were water marks on the hallway wall and one in the master room. The metal parts in the bathtub were rusting and there were drips of water in the tub. I did not want to leave a review until i saw a mouse in my apartment. I contacted them about it and was told they were going to find someone to come put traps. I waited for an hour. I called back to be told that it takes 1-2 days for someone to come. I took the issue on hand and bought the traps myself and caught the mouse myself. Until now, I do not know where it came from so i am putting those traps every night hoping there is not a hole somewhere allowing them to come in. The only thing I like is the large living room and the fact that my packages can be left at the office. Overall, i am very dissatisfied and will be moving out as soon as my lease ends.Sorry for the grammar mistakes and for being so long. I hope it helps other not to move here as they can find better at a lower price.
Best property management I have ever seen. Very caring. Id recommend this place to anyone looking for an awesome tennis court and sparkling pool. Best maintenance staff anyone could ask for.
My wife and I have lived with Richdale for almost 5 years and have loved it from the start. They have numerous awesome amenities and are in a great location. The ladies in the office at Lionshead are all sweethearts. The manager Jasmine has done a great job and has an awesome staff. The maintenance are all hard workers and a great team. They have all always treated me kindly and I am happy to call it home. I would recommend living at Lionshead and making it your new home.
Enjoyed living here for 4 years. Felt taken care of and everything was responded to quickly. If you are looking to save money and need something near the interstate rent here. It’s going to be the best deal in the area, trust me I looked everywhere!!
Best part are the amenities. Two of the fitness centers are 24 hours so machines are always available.
The has been the worst experience of my life for an apartment complex. If you work past 6pm you will have to walk a half mile to your apartment because there is NOWHERE to park. The speed bumps will tear your car apart even at 5 mph. The hallways always smell like weed and cigs. The locks on the outside doors are always out of order. Oh and did you know that when you are on a MONTH TO MONTH lease you need to provide TWO MONTHS NOTICE to move out. Now I am trying to reach their resident relations person. I moved out, they have not emailed me or called me or sent me any letters and this is causing great stress on my current move. WORST people to deal with and a DUMP for the price and the service given. The ONLY person with compassion and any customer service (especially by picking up the phone and actually listening) is Christina at Richdale.
Our time at Lionshead Apartments has been a wonderful experience. Lived here for a year and dont have one complaint! These apartments are in the perfect location, have great amenities, and any problem we have had has been fixed the same day or next day. Would always suggest these apartments as a good place for your next home!
I have lived in three other apartments in Omaha prior to living at Lionshead. I have been nothing but a good resident. I have had at least 7/8 sinus infections in one year of contract because of absolutely poor ventilation system in their apartments. I have waited 2/3 months for a new installation of a microwave, which took way to long. Their appliances do not work. I tried to clean my oven and the latch does not work and management did not seem to care at all. The management and corporate have been nothing but rude and lackadaisical on helping their residents. When I moved out in July they charged me with over 200 dollars and took my deposit for normal ware and tare on the carpet. I do not suggest living at this apartment at ALL. If you want reasonable or better living conditions and do not want to be taken advantage of by corporate or management than I suggest to you to not consider this property or this management company. I have been extremely disappointed with them and have never met so many rude leasing officials in my life. I would rate these guys a Big Fat 0 if I could.
Maintenance technicians are friendly and keep on top of facilities and helpful at answering questions about issues.
Worst place ever. My AC broke in the middle of summer and it took maintenance 4 days to fix it. Good thing for hotels that allow pets. Also know that you have to give a 60 day notice of moving out. There where things i reported to maintenance that never got fixed. It also doesnt matter if you clean the carpet yourself they will still charge you a carpet cleaning fee. The laundry matt always had at least 3 or 4 washers and dryers out of order.

This property the Vanderbilt and the Biltmore are all under one company and they are terrible do not rent from them. READ THE BAD REVIEWS AND LISTEN TO THE WARNINGS! 10/20 response to the owner 2 x 250$ non refundable pet fees + pet rent and a security deposit wasnt enough to cover that cheaper than dirt generic carpet that Im sure you get for dirt cheap. THIS PLACE ISNT WORTH THE 1100$ A MONTH.
Richdale corporation is not a good company to rent from. Trust the negative reviews I wish I had.
Very unpleasant with the year and half that I been here. Maintenance is bad and the office ladies are just rude and do not solve anything. The first day I moved in my dryer was broken and it took more than one month to fix it. Then my washer was broken and took a month to get it fix as well. So for almost 3 months I was not able to do laundry in my own apartment which was my first priority when moving here, my AC has been broken as well and it took long for them to fix it and expensive OPPD bills to pay. Now, my food disposal is broken and it will take at least a month to get it fix. I am so frustrated with their answers and with the slow repairs. For the price I pay, I am pretty sure I will be able to find better. Definitely moving out at the end of my lease.

I know Im a little bit of a winer, but the office is always calm and collected with me.
I’ve lived here for 2 years and everything’s been good. Granted I have lived in much fancier places before but paid an arm and a leg. I moved here to save money and I have and still have stuff I need. My apartment is a good size and has a washer and dryer which is very convenient for me because I’m a nurse and i have to wash my scrubs a lot. The office staff are really sweet girls and the maintenance staff has been pleasant as well. My only suggestion to management would be to add more dumpsters because they get full fast and if they could add more parking that would help because the lot is full a lot of the time.

I cannot complain about this place. They have done everything in their power to make my 10 months living here very comfortable. The ladies at the main house are attentive and polite. They are also very understanding when you have to make a payment arrangement. However, I do have a couple of observations to make. First, the potholes are everywhere near the streets surrounding my apartment. They have been there a while and I am not sure if they are planning on fixing them. Second, it would have been nice to stay with them after my 1 year lease was over, but they were charging me too much for a month-to-month agreement. I kind of expected to keep my rate once my lease had expired.

Most things in the apartments are very outdated. Smell from the buildings is unpleasant. They charge fees for everything even if you do not use the services. The security they say they have is never to be seen. Definitely moving out after a year.
In my experience no apartment complex has an honest review because people are either mad about being kicked out of the place or mad about money they owe from breaking their lease or damaging their apartment. The staff is nice and helpful, the apartment upkeep is good and maintenance is good too. Overall I recommend.

I have lived in Lions Head for almost five years. I have only great things to say. When I ever I have a maintenance issue, it is fixed within 48 hours unless the problem occurred over the weekend. If it took longer I stayed in contact with them for updates. I am always polite when thing took longer and so was the staff. Kindness and patients goes a long way. It doesnt matter what I need the staff always makes sure its taken care of in a timely manner. I guess you can say I get VIP treatment.
My daughter lives here and we couldn’t be more pleased. I’ll be honest we were hesitant at first based on some of the reviews we’ve read but the staff reassured us and hasn’t let us down. When we were looking for a place so many of the other places we checked out were so rude to us and could have cared less about us! Lionshead treated us like family from day one. My daughters apartment is cute, cozy and perfect for her and our budget as parents of a college student. For anyone looking I would say give Liosnhead a look for yourself.
Friendly staff in the leasing office and relatively efficient in in-taking new tenants. Poor quality and overpriced apartments. EXTREMELY poor maintenance service. Expect to wait several months for work to get done while maintenance staff can be seen meandering around the complex not doing their jobs.Terrible communication to tenants (no statements for past months payments, no notification that maintenance has entered your apartment or any account of work done, no auto-payment features available). Poor building ventilation and stairwell maintenance. Poor security (doors frequently left unlocked/propped open and minimally functional control from apartments).I do not recommend anyone rent from any Richdale complex in Omaha.

Youre definitely going to pay to live here and they find new ways to sneak in charges every so often. Starting with the 150$ application fee, a luxury trash service they recently added, all they did was give everyone a trash can and said they would take the trash out from your apt door for 15 a month. NO negotiating. Also dealing with the front office is average but the corporate is a mess. After i moved out with a clean apartment I got my security deposit back within a month and it was HALF what i put down. Apparently they had to replace all of the carpet because there was a stain(which i was unaware of) and replaced the counter top(added up to 350) because it wasnt clean! not a good experience, please spend hard earned money elsewhere.your money
I recently transferred from a 1br into a 2br apartment here with my wife and newborn baby. The new unit is fully updated. I can see us here for a while, until our family outgrows the space. Great amenities on site and nearby. Corporate can be a hassle but the office folks are great, Jasmine and Lisa especially. I recommend Lionshead for the value and the comfort.
I was almost scared away by these reviews, but a friend lived here and I took over her lease when she was relocated due to her job. Since then I have had a good experience and renewed the lease. The building is quiet, my neighbors are kind. Ive never had an issue with parking right in front of my building. I am towards the back of the property, which makes me feel safer.Maintenance wise:June 2016 AC went out- took 4 days to get restored.Last fall my Garbage disposal broke- fixed same dayMay 2017 dishwasher wouldnt drain. Called on a Friday, then back on Tuesday when it wasnt fixed. They had someone come look at it by Wednesday. Note left saying that a part was being ordered. Hadnt heard anything for about 2 weeks, called back, they stated they would have someone come out. New dishwasher installed a few days later.I think my only suggestion would be follow-up with residents on maintenance issues versus leaving us wondering what is going on. I was fine without a dishwasher, but had no idea what was going on or why it was taking so long. A phone call wouldve been helpful! Only other downfall was when I signed my lease I was told Id get my carpets cleaned and no one ever showed up. I didnt follow up on this, though so thats on me as well.Other than that the office staff is very kind and attentive, Ive worked with Amber on many occasions and she has always helped me out. They hold many contests for residents as well as hold pool parties (pool is nice and taken care of), sand volleyball nights, etc.! No other apartment has done that! Ive enjoyed my time at Lionshead.
They wine and dine you to get you to sign a lease and then things immediately go south after that. Complaints include:-AC unit that does not keep up with temps even in mid-April-Carpet that mysteriously stains from mystery chemicals underneath - in two different units, stains have shown up in unused areas and I have been responsible for them. After reading reviews, I feel better that I am not the only one targeted by these mystery chemicals.-Extremely outdated appliances. Not willing to replace when asked. I could get better ones at the local salvage yard.-Hidden fees EVERYWHERE. Rent does not include a mandatory amenity fee - the price you see will not even be close to the price you pay. Also, without surveying, they have this new, snazzy trash service - another $15 a month - why would I use this when there are so many dumpsters around that I dont even have a place to park?-Im positive El Chapo and his marijuana brothers live next door... and they dont even invite me to hang out!-Terrible lighting throughout - who knew they actually sell ceiling fans without light fixtures? Lionshead found the only ones ever manufactured.-Terrible windows. Every time I open my bedroom window, I literally have to take it out of the frame to get it to close again. As you might guess, it is not well insulated.Its not all bad. Great location, good storage throughout, washer/dryer are nice, helpful staff as I get packages at the clubhouse daily. I think I might just drop my lease, come back and wear a wig, hoping they might treat me like when I first moved in.
Every single review on here (besides the most likely fake good one) is accurate. Never move there unless you want a headache for the next 11-13 months (because they managed to cut our lease a month short somehow). Unless you like living with broken appliances and being lied to every single time you call.
Took forever to get a microwave and was told that they would have it in, in two weeks. Well being a teacher I use it a lot and it took them a month and a half. When they have done inspections I see that some of my personal belongings are out place and that my shower rod and curtain were on the floor of the bedroom not put back up. Pretty disapointed! If they want to keep residents then they need to do the job right!
I took good care of my apartment and I got all of my deposit back. I left because I upgraded but this was a good starter apartment for me.
DO NOT RENT FROM ANY RICHDALE PROPERTIES! There is not enough space on this form to talk about all of the horrible things they do to their tenants. At first glance, everything appears to be ok. The front office staff is always friendly and helpful. I had no real problems with Richdale until I moved out.....then the real Slumlord showed its ugly face! They made up lies about damages I didnt cause and made it almost impossible to get my deposit back. Richdale corporate doesnt give a damn about the tenants. They only want to rob people blind. I guarantee you will leave with less than you had when you first move in. And remember.....there is no way to break your lease. Stay away from all Richdale apartments! Youll regret signing the lease.
Good size apartments for a good price in a convenient location
Property itself is ok for price. However, Staff Member are not very informative. Moreover, looks like Corporate Office doesnt care to have their tenant have better living experience. Account Manager I spoke to was very rude and in-compassionate. They should improve their customer service skill.
Lionshead apartments is a great place to live and its run by great people who truly care about their job and the people that live here. Its clean, quiet and a safe place to live plus it has all amenities for a very reasonable monthly rate.
Do not rent from this outfit, they do not return calls, for lease issues or for maintenance issues. I have a college student & they will not work with her on anything. I would strongly advise if you have a college student looking for housing to not sign anything with these people. They are as cooked as the day is long.
Let me start by saying that I would give them a 0 star rating if I could.To start with I received keys for the wrong apartment on the first day of my lease and It was all down hill from there. I had lived in Lionshead in 2011 and I can tell you theyve definitely gone down hill. After getting the right keys for my apartment and entering it I realized the living room light was out (it took almost a week for them to replace it, I had a vaulted ceiling), the bathroom had lights missing above the mirror, and the apartment had not been cleaned. There were several small issues including the secured doors never being secure because they didnt lock.I then ended up with a gas leak in my apartment during the last 6 months of my lease that was never fixed before my lease ended. If you call MUD they may be able to explain the ventilation issue Lionshead has in multiple units and at least one other of their properties, Vanderbilt. Lionshead is well aware of the problem and is still moving ppl into the buildings with the ventilation issue which may be the reason for the gas smell in apartments (they will DENY this issue). I had black mold in my apartment (never taken care of or addressed) so I had to clean it out. Other tenants in my building had black mold as well.They will over charge for EVERYTHING including insurance even after their office has verified they received it (the person who verified al of a sudden doesnt work there anymore) and your insurance company faxes it 3 times. The old carpet you have in your apartment, make sure to take pictures of all matting in the carpet as they will claim it was only 1 year old when you moved in and charge for replacement of it.Dont let me forget to add that they do enter your apartment with no notice (my patio door was left open on one occasion) and turn the water off with no notice (this is the entire building).There is a reason they have a 1.5 star rating....READ the reviews, theyre a very accurate representation of what your entire lease will look like.

Upon signing our lease everyone was great. The apartment they showed us was perfect and updated. On move in day things flipped. The carpet was full of cat hair - in which I have a cat allergy - the proof was in our vacuum. My roommates window would not close, and after informing staff 3 times the window remained opened all through winter until 2 weeks prior to our move out date. WORST of all, they did a “random” inspection in which we were not informed. I walked into my apartment to find things moved around in my room, by curtains were hung backwards, and my pictures were re-arranged on my walls. My roommate was out of town visiting family at this time and she was the only one with a key. I called the office they acted as if it were a normal thing!!! I get random inspections, but you should NOT mess with someone’s property. At move out time, we had many questions. The staff seemed annoyed, but it was our first apartment and we wanted to do things right. We were a day late of giving our “60 day notice” and they were going to charge us. When we got our deposit check back, we had questions as to what was charged and why. It took 5 phone call attempts, 3 voicemails, two emails in a span of 3 weeks to finally get ahold of someone. Who by the way was rude, and found any ways to avoid answering the actual question. I provided my number multiple times through out the emails, and she continued to ignore it. Overall, I would not recommend this place due to the poor interactions I had with staff.
Not bad. Unless you ever plan on coming home after 7pm parking is horriffic. The dumpsters take up parking spots along with the fact that every apartment has two cars. Means no parking ever.
WORST APARTMENT COMPLEX EVER! My roommate and I moved in and were told we could have caged animals, otherwise we NEVER would have moved to these apartments. Trash is always all over the lawn. We got a noise complaint on a night we had a few friends over. Everyone was gone by 10:30p.m. Before we moved out they sent us a letter saying they had reason to believe we had caged animals. We had numerous inspections prior to this. I called the office and told them we would have the animals removed within the week because we were moving. I also informed them that when we signed the lease we were told it was okay to have caged animals, so they made a note on our account. We signed a lease for 11 months and we went to give our 30 days and were told we are required to give a 60 day notice. We had to pay $300 for staying at the apartment an extra 8 days. Before we moved out we deep cleaned the apartment and even shampooed the carpet. The only thing we knew we would be charged for was broken blinds. We just received a letter saying they are charging us $900 for replacing the counters and carpet. THIS PLACE IS A JOKE. They seem nice when touring, but do not be fooled.
I’ve been living here for 11 months and I’ve been trying to break my lease for the past 2 months but everyone I bring in to apply they never get back to them or not on time. By the time they get back to them other apartments have already accepted them. If they were missing paper work from the new tenents they would not call to let them know, instead of them calling us we would have to call them and ask what was taking so long for them to get approved. At this point we would love just to leave, but of course at the process is slow and for them to find someone new to live there would take them ages just like it does when you need work done or something is not working at the apartment.I honestly don’t recommend this place management is really rude.

Extremely small for $625! And on top of that one they went against my lease agreement and upped my rent an extra $100 so instead of it being $625/month, it was $800! So of course we broke our lease and moved out! Also horrible and answering maintenance calls! Air went out in our apartment. Temp reached 97° F!
Lived here for over a year, corporate has harassed, lied and invaded. I will be breaking lease and moving IMMEDIATELY, too expensive for the lack of customer service that they provide.
Be warned! Do not rent with richdale! A friend warned me and I didnt listen and now Im paying for it. In the end they will try to take you for every penny they can. Im a very clean person, my carpet had some traffic marks here and there in which I spot cleaned. But really the carpet only needed a shampoo, with one of those machines you rent. The lease only indicated that vacuuming was necessary, I even called them to confirm that I didnt need to shampoo them, assuming they had their own shampooer and that was just something they did. Now they want me to replace all of the carpets for over $1,000! I think there is likely no possible way theyre actually replacing those carpets, as shampooing is all that is necessary. On top of that they supposedly need to repurpose the countertops for over $200, which didnt need to be done, I even have photos of the countertops prior to moving in and there were scratches already vaguely there, though indistinguishable to the camera, and is otherwise almost completely unnoticeable.Other than that, I contacted maintenance several times to fix a constantly leaking faucet, and never received a response. They came into my apartment without notice while I was sleeping to inspect, that was discomforting. The hallways were trashed. The door to the building would lock and become unlockable through the key many times (more than 15 times) over the course of five months, I had to repeatedly call about it, and finally their solution was to just leave it open so it was not a secure building. Towards the end of my lease there was a car parked in front of my building taking up a spot in a already overwhelmingly packed parking lot, that never moved and was parked in two parking spaces. I called about it twice, they said they tag it, never did, and its probably still there. Its nice that you can use the amenities at other complexes. The staff is friendly, as one should expect.
If I could give the rating of this place 0 stars I would. Just like all the other reviews their billing department sucks and the people that are working there are inept. They will file a whole bunch of bogus charges and the staff at the corporate office and never available and extremely unhelpful. This place is a joke. Dont get swept away by the amenities, just go pay for a gym for cheaper. There was never any parking at the 2bdrm apartment buildings and the residents that live there drive like bats out of hell. They only care about how much money they will make out of you and not about their residents. In addition, all of the staff walk around like they have a stick up their butt, and the maintenance will take weeks for a simple light fix. If you know what is good for you, stay FAAAAAAARRRR away from all RICHDALE properties. It is definitely not worth the hassle.
Nice enough apartments - but they will screw you every chance they get when it comes to billing.Their online monthly billing is confusing. When you pay your monthly bill, it looks like you are overpaying every time. You have to pay before the first of the month and essentially create a surplus in your account. God forbid you ever forget or the payment doesnt go through - they wont notify you until about the 20th of the month (late fee + $5 per day).We signed up for cable and received a monthly bill from Cox, which we paid every time. However, there was a separate bill from Lionshead that they didnt put in the system for 6 months. All the sudden, we received a bill for over $300 saying we owed several months worth of cable due to their mistake. Im not kidding - we were given a bill 6 months into our lease for our cable hookup and the first 6 months of service, all due at once. They admitted that they made a huge mistake - and yet still expected every penny on time.When you move out, even if you move out coinciding with the end of your lease, you have to give them 60 days (not 30) notice that you are moving out. THEY WILL SCREW YOU ON THIS! We planned on moving out at the time our lease ran out and came in a little over a month before moving out. We then owed Lionshead rent through the 60 days (even though our lease expired before those 60 days are up). Had to pay them rent for about 20 days of time that we didnt even live there - approx $900.Apartments are nice enough and clean enough - but this company WILL make mistakes with billing, then screw you over until they get their money. Not worth the apartment.
