The garage had bugs n spiders/webs all around the bottom. We had to sweep it out. So I recommend cleaning the garage. The place was move in ready and the staff was wonderful adding extra storage shelves for us. I was fine that we had to buy it. It has made a big difference and we appreciate that. The girls in the office are very sweet, very good!

Ive been living at this apartment complex since 04/2018 and it has been a great home for the price. I would say that their rates are competitive with other apartment complex around the area.The amenities have been great, the mulch in the dog park is renewed once a year, the snow removal has been good.The maintenance department has been great and extremely responsive and knowledgeable.The leasing office has also been great to work with, Ive asked many questions during my stay and theyve been very responsive and helpful.During my stay, I lived at 2 different villas within the same complex. I definitely recommend this apartment complex for those who are looking to live at a safe, quiet and easy-going area.

Have loved living here so far. The apartment is amazing and having a garage is great. The maintenance people have been great as well! Brandon was great mounting my TV and shelf beneath it and also walked me through how to finish the mounting which was very helpful when I did it later! All issues Ive come across have been taken care of quickly, with Bob fixing everything I needed!

My first month here at the Villas have been fantastic. Everything is as advertised. I have had no issues besides the bathroom light bulb being a little weird and they had maintenance come out right away to fix it. So far loving it here. Jazmyne was a great help and definitely sold me on this apartment my first time talking to her! She has been great at answering questions.

I am unimpressed with this facility. The only reasons I stayed for as long as I did was the stress of moving while in graduate school and the nice neighborhoods to walk through at night. It was obviously quickly built with cheap materials and rent amounts were far too high in the end...my total amount got up to $1800/month. If you want an expensive apartment with very few amenities and expenses thrown at you left and right, this is your place to go. Glad to leave this place in 2020 like the rest of garbage that happened that year.

My girlfriend and I rented through CIP for 4.5 years. We started at another location and chose to move to the Butler Ridge location. Our lease was up in April 2020. At the time of our lease renewal, we approached CIP with options for less than a year lease as we were looking to purchase a home. They did not have options for less than a year at the time. We asked their recommendation as we planned on moving out in October. The manager of the location gave us the two options: rent month to month or sign for a year and break the lease early. Breaking the lease early would have them attempt to rent our unit out but would be at our cost until this occurred. We asked her opinion and she stated that there would not be an issue renting out the unit as it is one of their most popular units. We put our trust in her as this is her job and she knows more than we do in this regard. What she failed to convey is that month to month would be an additional $100 a month but that breaking a lease is at minimum one months rent if they were able to rent it out immediately. This means $600 for the month to month or $1000+ to simply break the lease. Obviously had we known this was the case (it was in the contract. We should have read it to its entirety instead of trusting the manager) there is simply no way anyone would choose the lease option over the month to month option. When the time came to break the lease we were obviously blind sided by this new development. We tried to amicably resolve the situation with the apartment complex to no avail. What should have been a $600 fix has now turned into a $6100 cost. We actually ended up moving out in September and have been on the hook for the apartment the entire time. For anyone interested in living in the Butler Ridge apartments, I implore you to thoroughly read the contract as the forfeiture clause was not mentioned until page 19 of the contract. Do not take advise from the people working in the office. I leave this review to hopefully prevent a similar situation to my own. Thank you for your time.

This is the best apartment community I have ever lived at and I wont be leaving anytime soon. I was laid off when COVID broke out and they worked with me month after month until I found a job and got back on my feet. Tawny is the property manager and she is very sweet and does a great job with all of her residents. Her staff are pretty fantastic too. Always, making sure I am okay and if I need anything they are always there to help. Im grateful for The villas at Butler Ridge and their entire staff.

Like where does one even start with this place. Our leasing consultant, Jazmyne, was and is PHENOMENAL! Seriously so easy to work with, extremely informative, helpful and never once hesitated to answer and questions we had. Plus she’s super responsive and a genuine joy to speak with. She made the move so easy, I can’t stress that enough.And what’s even better the property manager, Tawny, is just as AMAZING! Super nice, so patient with any and all questions. I can say that I am beyond thoroughly impressed with these two women. I’ve yet to meet the other team members but I seriously would suggest booking an appointment, view the villas and flats and get a move on in getting moved into this superb facility.

These apartments are very appealing to the eye at first. As you settle in, you quickly realize that the apartments are poorly made. Pre-fabricated cabinets along with cheap fixtures and carpet throughout the community. You can also hear everything from the neighbors from dogs barking to kids screaming at all hours. I could get past all of this of this if the service from the office was great. Sometimes it takes weeks and multiple emails and phone calls to get a response. For a property that claims to offer a “luxury” lifestyle, I expect more. I have lived in apartments that cost less and have received more. These apartments don’t cost a lot to be honest, but if you are going to claim to be luxurious, then offer something more than the average apartment. An example would be that our water filter needed to be replaced and they said that we had to pay and replace the filter ourselves. Why do we have to maintain the appliances that we don’t own? I’m sure the management company will respond to this review wanting to offer the chance to make it right, but they already have had the chance. Hence the review. Renter beware... there are much better apartments in the area for the price.

Do not rent here if you want your security deposit back. If you do, consider the entire deposit non-refundable. They will nickel and dime you for what essentially amounts to basic wear and tear.

I have been very patient with this management company; but it’s 1030 on a work night and I can’t sleep because once again my air conditioner is not working. I have called 4 to 5 times because my AC has quit working and it has been a response of “we added Freon and we found a crack in your unit”. At least 4 times they have been in my apartment to get my AC working again. I have been polite and patient up until now. Not once have I paid my rent late or caused any issues, In my opinion I’m a very good tenant. The beginning of the month, they are first in line with their hands out for rent, but recurring issues with the AC doesn’t seem to be a big issue, just top it off with Freon and put a bandaid over it. So not only am I paying an inflated rent amount for what you get, but now I get to pay an increase in utilities because my broken AC is working so hard when in actuality it is 78 degrees in my apartment. I would recommend looking strongly into others complaints before signing a lease.

For all the negative things I have to say about horrible leasing offices and property managers, not a single one could be about CIP and their wonderful team here, especially Jazmyne! Im so overwhelmingly pleased with the treatment that she gave us while helping us find our new home. Never did it feel like we were inconveniencing her with our questions or our hiccups in getting all the paperwork done. She was there every step of the way to make sure we felt supported and certain in our decision-making process. It felt like I was renting from an old friend! Im so thrilled to be a part of this community thanks to her!

Love it here !! Very welcoming community as well as friendly, helpful and resourceful and accommodating Office staff !! The lease process was smooth as well even during the COVID 19 pandemic and needing to move ... they are very responsive and aim to please their tenants needs, making you feel important ! This has definitely been a non-stressful move. Everything really is how it is advertised ! Very nice place to live with up to date appliances, multiple Electrical plug 🔌 outlets so your not limited on how you want to have your bedroom or living room furniture situated, also Pool, workout center, tenant events (to soon to enjoy when COVID 19 is over ) you won’t be disappointed of you decide this to be your new place to call home !!

Tawny Perkins really did an excellent job and great customer service taking the extra mile and staying after hours to show us the apartment. She is very patient in listening to all our requirements and showing the appropriate unit.She explained everything in detail to make our leasing process smooth. The complex is very neat and calm. They take care of roads very quickly when it snows. The Maintenance staff is also very friendly.I would definitely recommend Villas of Omaha Butler ridge to a friend.

Dont rent the clubhouse. I rented the clubhouse for a party on 7.11.2020. I am a resident at one of the sister properties for CIP. It was really nice that they were able to get the space for us and its pretty unfortunate the way it played out afterwards. We left the property in good condition and when I rented it was told multiple times not to worry too much about cleaning up afterwards because we were also being charged a $75 cleaning/sanitation fee. We returned after our party the next day and cleaned up our trash and rearranged furniture to make sure it was the way we found it but they still charged us the $200 deposit because we did not vacuum or mop. No one verbally told us we would need to vacuum or mop the space afterwards and again we were told multiple times not to worry too much since the cleaning crew would be in with the extra $75 fee we had already paid. They were also upset that we drank some of their Gatorade from the clubhouse fridge (does Gatorade cost $200??) Nice property but dont rent the clubhouse because you probably wont get your deposit back. Im sure the property manager will get on here and try to dispute this but the reality is that we left things in fine condition and paid a cleaning fee already and now they want my full $200 deposit. Talk about a bait and switch.

Love it here and the staff has been extremely helpful. If I ever needed maintenance it was always addressed within a day. I had a house fire and have been living here while my house is being put back together and I hate to leave. I called today to ask about paint color of my walls and the blinds because I would like to duplicate at my house and they took time to look up the info and were very helpful. Highly recommend!!!!!

This place is very nice. It is quiet but close access to shopping and food. Ive only lived here a few weeks, but the front gals have been super nice with whatever I needed and maintenance has been very friendly and on time. They helped with small things and big things and were awesome the whole time.

My wife and I are very happy with our new home here in Nebraska. The quality and the space are outstanding, but this is what one would expect. The greatest attraction that makes it worth living here is the staff - from the leasing representatives to the maintenance crew; they all are great and very responsive to our needs and concerns. They are what makes the Villas a great life. Lastly, the location is close to almost everything we need from basics to fine shopping; a treat for us. (I think I only used three tanks of gas in two months. Wow!) No question, great value for your money.

The apartments are overpriced for what you get. They will nickel and dime you for everything. Lizze, the property manager was very difficult to work with. She was rude and unprofessional. I was charged 100.00 for carpet cleaning at the end of my lease, even though I lived in a studio apartment that did not have carpet. My experience with her has made me not recommend this place to anyone. There are several other luxury apartments in Omaha are much better than these.

The comment below me is actually a worker at the villas, I lived here for not even a month and moving in was even a disaster. The staff is extreamly rude and the manager Briana is by far the worst. You will feel belittled and not valued as a resident there. Not helpful at all and very unprofessional. The apartment was filthy literally not one spot or thing cleaned, Briana (the “manager”) claimed she had walked the unit prior to me moving in but that’s a complete lie because she didn’t even know what condition the apartment was in. Spiders everywhere, the floors were black when I mobbed, I am the one who had to clean everything, cabinets and doors were all scratched up from the previous dog owner, there were holes EVERYWHERE not any little holes either huge holes with nails still in the wall from the previous owner! I was in shock because the regional (Dora) had spoken so highly of these apartments. When I moved in I sent an email out to Briana the “manager” and the regional on how my apartment was Briana even had the nerve to say she didn’t charge me a month garage as if it asked for it to be free, claimed I had an attitude for telling them what was wrong in my apartment and never fixed not one thing in that unit. Was seriously the worst apartment move in I had ever seen and especially moved into. Their gym was not clean but you cannot tell them anything because they or should I say Briana does not know how to take criticism. The leasing agent Emily moved me in, and when I told the staff about how disgusting my apartment was Emily even texted someone else that was not me or did not concern them, about MY apartment keys, when they didn’t even give me the correct apartment keys on my move in date. The staff is very very unprofessional I could of filled with fair housing on them multiple times with the phone conversations and disturbing emails. I do NOT reccomend this place at all, by far the worst of the worst. The neighborhood is very racist and nosey as well, you cannot have kids or anyone over without them calling the cops more then once! If I could give them 0 starts I would. Save your money and your time. These people will not take you serious at all, and charge you so much for a horrible cheaply made apartment. I will upload photos of the email where Briana claims I had an attitude with her and her staff because on my apartment move in disaster and also pictures of the apartment they handed over to me and claimed it was walked by a manager (Briana) and it was move in ready.

I used to rate this community a 5 (2015). I signed my third lease in May 2018 due to not being ready to purchase a home and a strong dislike for moving. I chose a lease renewal perk of getting my carpets cleaned. Afterwards I had to call maintenance to repair the wall that the carpet cleaning crew damaged. Ive had to make quite a few maintenance calls and they regularly leave the maintanance lock on my door and my door remains unlocked for anyone to enter. I dont ever know this has happened until I get home from work and my key wont work on my door and I turn the knob and its open. Also, Ive had three AC issues since May and a mold concern in the utility closet from AC issues. I also have observed broken bottles of liquor, fights in the parking lots, and parties at the pool even when people have brought their kids there. The staff is kind but not assertive in implementing the rules and regulations that once made this the best place to live in Omaha. The pool has been closed multiple times due to residents/visitors not following the rules and forcing the office to close the amenity. Rent continues to increase while service and value decrease.

The prompt attention regarding my recent maintenance ticket is much appreciated as is the extra effort by Brandon to acquire and install a new part and return later that day to finish an ancillary request. Clearly some excellent communication between Assistant Community Manager, Jazmyne, and Brandon on the maintenance staff. The rest of the staff (Tawny, Hannah and Bob) have also been very friendly, helpful and professional since day one. Keep up the outstanding teamwork and thank you once again!
