Dont fall for the lies, people. Pay close attention to the reviews and youll notice a trend: you were getting true and honest reviews up until 2 months ago when all the reviews are 4 or 5 star. Many of the 5 star reviews dont even have comments. Id be willing to bet that the reviewers are friends and family of the staff who have never lived there. In fact, one of the reviewers is actually an employee there.The truth is that they only do patchwork repairs on this very old building, and no matter what you do, this place is INFESTED with roaches. I know its VERY tough to find a good, affordable apartment in this area, but I assure you, this aint it!

My spouse and I moved in a year ago, it’s the best decision we’ve made. The team in the leasing office are always so welcoming, helpful and understanding. The maintenance response time is rapid we never have to wait. The building is always being kept clean.

I have lived here the past 4 years and just moved to a larger apartment. The service is great and responsive. I can say that Ive never had to wait more than several hours for a work order even on a weekend. The staff is constantly keeping the area clean. Natalie is amazing. Her professionalism is beyond reproach. Her willingness to work to solve issues makes this complex worth the rating.

For the past few months, I mustve read at least most of the reviews posted on here. Well, from my personal experience I can now tell you that most of the reviews Ive seen on here are pretty much right on the money. Natalie is literally one of the sweetest person Ive ever met. I started my application process on the 4th of Feb, and from then to now and along with my crazy schedule Natalie was able to help me close on the apartment and the entire process felt like I never even lift a finger. She was super efficient, very nice young lady. She took her time to explain everything to me before signing. She never rushed me into making any decisions (good or bad). I cant wait to start my new chapter at my new home. Thanks again for your amazing work.

This place is one of the most unprofessional management offices I have ever worked with. They do not respond to emails at all and leave applicants dangling. Dont waste your time here and just look elsewhere. Natalie is nice though.

First and foremost I would like to say, these apartments ARE NOT INFESTED WITH ROACHES!!! I’m not sure of whether or not there was a problem in the past, however, there isn’t one now. Prior to my move in, I sat and read ALL of the reviews about these apartments. Please bare in mind that you are living in Miami, Florida. It is a very tropical climate so you are sure to see a few insects here and there in your home. As a tenant, it’s your duty to make sure you remain cleanly. Clean your unit often, spray even when you don’t see anything, seal any holes in your walls or foundation and you will be fine. Roaches are attracted to paper, cardboard, FOOD, dirty dishes, etc. Secondly, the office staff are very helpful, knowledgeable, and welcoming. The maintenance team are always pleasant and helpful. When you have a request, They’re quick to get on the job. Would definitely recommend living here, they’re one of the only places not trying to swindle you for rent knowing today’s economy. I Love it here!!! Special thanks to Alex (Supervisor of maintenance), Ms. Elaine in the office (Assistant Manager) and Samantha (Property manager). I have lived at Forest Place for ten (10) years and during that time, I have enjoyed living here. The office staff and maintenance staff are very nice and the customer service is impeccable. The apartments are very well maintained and if you have an issue, you call the office and the issue is resolved immediately. I have enjoyed living here and do not have any plans of moving. My girlfriend lives here and I think its a nice place. The people that work here are really helpful. The office helped us with a lost package that was left in someone elses locker and the maintenance guys are really cool and patient with us. Believe me, my girlfriend is not easy. LOL I would recommend this place in a heartbeat.

To live here has been the most gratifying experience that I have ever had in a condominium. When you arrive to their office they welcome you in a very friendly and loving way, especially Mrs. Natalie Ortiz.When you moved to the apartment, they place a complementary welcome gift in the kitchen. If something gets something gets broken or does not function properly, after we reported they take action immediately, if no the same the next day (usually the same day in a matter of hours). But I enjoy the most is the peace, tranquility, cleanliness, organization, and professionalism showed by their staff.For me this is a little piece of heaven!!! It probably pertains to Elaine. Natalie is a great representation of FPM because shes an active listener and great communicator to help you resolve an issue civilly. The problem is with the older irrational woman, Elaine. We have a noise issue with the unit above and there are so many semantics Ill skip cause its too long. It reached up to regional where they said theyll call back but never did. Its difficult to record the noise standing there holding your phone to the ceiling in the middle of the night but I did it since we have the burden of proof. I brought the videos to the office and Natalie was off so the woman listened to the videos in the lobby during construction (yes, with drilling). She said she doesnt hear anything to hearing only a dog barking and then back to hearing nothing. She escalated to yelling at me thinking that I wanted her to do something from not following up. I had to yell back at her to stop and actually hear what Im asking for which was “whats the next step to the noise complaint process?”, in other words, guidance not action. She asked the same questions Natalie had but with blame and conviction. It turned into us complaining out of the blue as she stated we moved in at the same time as the unit above (which we didnt) so why is it an issue now. Why does when we complain matter anyway? We tolerated the noise because it was tolerable. Once covid19 happened, people stayed home but even then we understood. I knocked at 3am one night and he didnt open the door but he knew he was loud because when I came back down, it was dead silent. When offices opened back up, upstairs still thumped and banged past midnight. I didnt feel the need to complain before that since my accident wouldve prevented me from sleeping anyway but that wasnt what this woman cared about. She kept arguing that a lanky individual cant make noise and that concrete is sound proof (its a barrier not sound proof and thin people can make noise just as much as wide people). If none of the surrounding units hear anything, there wasnt noise. Imagine if they can, that means the issue isnt at the ceiling anymore... noise can come from all and we can be heard though every wall. We always claimed the thumping was “like weights” being dropped but as soon as she got word that he doesnt have weights, were wrong. However, he never refuted the bedroom sounds, the rope jumping, or furniture dragging. Its all become hearsay. The text below said they needed a case number but then changed to needing a report. There were many instances where direction was vague and they dont call back either. The biggest issue came when she said he wasnt there or hes at work. Whats done during daytime is fair. All my complaints were about nighttime and started again the night he came back around 1am. Nothing was said during his vacation starting from the end of July. In turn she said I was harassing the unit above. You can see in the text below that its spaced weeks apart and all pertaining to night noise (7-day notice means nothing btw). Him being at work and on vacation was a non-sensible answer to disregard my problem. She ended the argument by hysterically screaming above me and storming off from the lobby. Again, if you want to shoot your luck here with unprofessionalism, be my guest but have your fingers crossed you dont get a noisy neighbor on all sides because management arent going to help you. Youre basically paying to be startled awake and not sleep for your whole lease.

I love living here knowing that if I need anything, I get it! The staff is amazing! The maintenance staff is courteous and response time is great! My neighbors are all great, when I walk into my residence, I feel at home immediately!

I’ve been staying at the Forest place apartments Since February of 2019. Just last week I had my 1st incident with my toilet. I contacted the rent office and in less than 10 minutes the maintenance man was to my door and ready to fix my problem. It didn’t take him no more than 20 minutes. The next day he did a follow up with me and I mentioned to him that my sink was clogged up and he told me to put in a work order and he’ll come and fix it. However I TOTALLY forgot to put in a work order. Just now without notifying the rent office I got a knock on my door and it was the maintenance man ready to fix my sink. The staff is so loving and people friendly. Since I’ve been living here I haven’t had any problems with my unit. And to top it off the building is quiet, no break ins, loud music, or grumpy residents. I love it here !!!

I just moved here in June 2020. The application process was actually pleasant. Due to COVID everything was done via phone, email, text and virtual tours. The communication was great all in all. I was able to get approved quickly and my lease signed. Move in day was smooth also. The office is so cute and was decorated with thank you signs for all the essential workers. I came to my new home to find a welcome basket that had an assortment of snacks and water. The staff are quick to act and extremely nice. My purse was stole (at a walmart) literally within the same week of me moving in. They were able to give me replacement keys asap. You hear a lot of horror stories about property management companies but this staff is very attentive and they really want to help. The apartment- I have a one bedroom and it’s really spacious.Family and friends have complimented the amount of room I have . It’s really a great find. I have a place for everything. The neighbors are quiet. The ONLY thing that may be a bother to some people. Is if you’re facing the street like I am you hear just about everything going on outside. It doesn’t bother me too much.

I have been living that property for 5 years and the service is very good all the employees are magnificent the manager samanta the maintenance employees Alex, Aylin, Natalie all absolutely everyone and I would recommend this property 100% to my friends thanks for making me feel at home.

The apartment floor plan for a one bedroom is larger than every other on that side of North Miami. They conveniently have an app to communicate with them 24/7 and resolve issues quickly. South Florida has issues with roaches and they care enough to ensure the treatments are on schedule so that won’t be a problem there. However, the parking situation can be a bit difficult is you have multiple vehicles. I would definitely would recommend living there especially if you are pet friendly.

I have been living in these apartment for a year now (Since June, 2019) and i have nothing but great things to say. The apartments are in good condition, very spacious and the rent is comfortable given the fact that we are really close to Biscayne Blvd (which is EXPENSIVE). The leasing office staff are really nice; especially NATALIE ORTIZ. She is always so helpful and she has GREAT memory with remembering tenants names lol which i love. I love the fact that the leasing office communicates everything with the tenants through text about everything that is going on at the moment; keeping us in the loop even if it has to do with events with the City of North Miami etc. Moving forward, I am extremely happy and appreciative of the maintenance staff! ALL of them... because they work very hard everyday! Most of all, to make sure we are happy and satisfied with their work/repairs! Special shout out to ALEX and ONEYDA! Oneyda took the time to make sure that the hall on my floor was spotless; she even took the time out of her busy day to clean and paint my door like new. She did an AMAZING job! I am extremely happy with her service and everything she does. Moreover, they are all so friendly and polite and they always greet me every time i see them around. They definitely make me feel like family. Anytime i have any issues or need help with anything within minutes it is resolved and for that i am grateful. Over all, Forest Place Apartments are great!

Went here for a tour of the apartments and was impressed for the pricing and affordability. The employee who showed us around, Natalie Ortiz, was excellent and incredibly helpful. Am definitely considering this as a potential option to live.

I love living here!! The community events are so awesome the office really care about the residents, the pool parties and the movie nights and all the stuff they do for the kids make it really feel like home in a neighborhood not just a building full of people.

Lived here since August 2014 after living around other parts of Florida for the last 10 years, this is a pretty comfortable place to live and never had any real problems. Made some great neighbors and met some nice people living here, plan on staying here a few years, until I buy a house or high rise condo!

I lived there 10 years ago for 2yrs, then I came back and just finished a year lease, honestly I would never return, the bug/roach problem is at an all time, and they spray every other month, and tired to blame it on me the resident that I didnt move the stove and refrigerator to clean in the back of it; which is nonsense. The staff is ok, why the two stars, as well as size of apartment. But the bug situation is bad, parking is bad as well. Maintenance staff is nice and friendly (same ppl for the last 10+ years). But I wouldnt recommend anyone to live there. They only care that you pay rent and nothing else.

After the hurricane that hit, me and my partner fell a little behind with our payments. Up to date we have paid all their late fees. Recently, we were told we could make the payment with the late fee in 3 days and they confirmed that was acceptable without filing for eviction, which would run me another $482.00 if processed. They then later that day went back on what hey said and said we couldn’t do anything that they’d file it anyway. Granted, a contracts a contract, but honor you word. They must have a side deal with there attorneys, or pocket those funds since they’re definetely pushing for it. Beyond financial, it’s an overall quiet environment, nothing that stands out much just ordinary and acceptable living conditions. Wish they had employees who still believed in things like exceptions, or understanding, but business is business right.

Forest place has its pros and it’s cons as every place in Miami does. Yes the train is very loud but if your from New York you would know it’s not THAT serious and it’s also not THEIR fault it’s the location . Construction around the building is the city you would be silly to even think that is their fault . As far as the roaches yes there is roaches ! And honestly they know this and they will do what they can to help you. You pay your price to live more comfortably . But don’t say forest place is infested with roaches say MIAMI is INFESTED or FLORIDA Is INFESTED with roaches ! Look at any apartment Complex around here you will have the same issue and they do the same thing forest place does to help with that with the exterminators. Now if u want to ask further details as i did ....as to why they don’t just pay to get rid of them completely the office staff will be more than happy to explain why. Do your research too if your so concerned on what they do with their money. some people live how they live they can not control that either . Please for the people who actually become tenants ...understand what you are signing up for to begin with. There’s some things that just come with a shared association. But the people there do not bother and they are VERY friendly . Parking does suck and the office does what they can to help the tenants with that by being more strict . Everyone’s grown and mind their business .Unless you trying to live their for the rest of your life it isn’t a bad place . Staff is extremely helpful as they helped me when i really needed them to!

I lived in this place for a year. the parking sucks there is never enough parking even though i had 2 parking spaces, most of the time i had to park outside. This apartments are dirty!!! i know it looks clean when you walk in but the roaches and cockroaches is the real reason why i left. woowww they are everywhere no matter how much you clean, and they dont care i believed i complained at least 3 times. In top of that after i left, which i left my apartment impecable they took out of my deposit over 180. which 110 is just in cleaning which was pretty clean when it was returned. even better than what it was giving to me. i left 15 days before i was suppost to they couldnt even go and inspect the apartment before they waited until i left to say all these things in a letter.

Im a current resident my car got hit in the parking lot and left while they had security went to the office made a complain they told me they do not have cameras in the parking lot and the owner only protect his property, so the parking lot is not his property, if someone got robbed that is not the owner or the people working in the office busniss,give me a sticker for parking but cannot find no danm parking a bunch of non resident cars parked in the parking lot so this not the owner property and Im paying a lot of money every freaking month I need answers

I love living in this place! Everything is new, when something fails and I send the text, they come right away and leave it excellent! Apart from that it has a very beautiful view! The buildings are always clean !!!

We lived there for three years, until it was filled with cockroaches and fleas. It was horrible and exasperating, in the morning I would get up to make my coffee and see how the cockroaches ran to hide. But they walked on the ceiling, on the walls. Where we moved, I took cockroaches from there and the manager very annoyed told me, because the place is clear. I had to pay for an exterminator out of pocket to come and kill the roaches that I brought from Forest Place. They have raised the rent exaggeratedly.In exchange for infesting one with cockroaches. Then fleas started on the carpets. The manager there was was worth a cool peanut, because she lived in the penhouse for being the manager. The rest of us were worth an umbrella.

Every time I go to visit my sister-in-law, I see a lot of cockroaches. Its disgusting and the pesina simper is disgusting.
