I live next to one of the properties Big Apple Management manages on 49th street in Hells Kitchen. While the street and neighborhood are nice, the building Big Apple manages is decrepit, missing multiple windows, and infested with pests. I have filed a report with NY311 and I suggest anyone who has maintenance issues with this company do the same.

You will be renting a good apartment, in an awesome location, at a great price. There will most likely be issues. Welcome to NYC!!! Big Apple has been responsive and prompt in solving them all. That is the most you can ask.Moving out of the neighborhood. Id consider them first if I come back. If you are the next one to move into the apartment I am leaving, youre welcome! Enjoy

(cross-posted from Yelp)5 stars for the VP, Eric Khorshad, who is wonderful — minus 1 star for a very frustrating move-in experience (where we felt pressured to sign the lease earlier than we expected, and upon receiving the keys, discovered that the apartment was filthy, had a non-working toilet, and was missing locks on the door). However, Eric was extremely courteous when we reached out to him, and refunded our rent for the time that the apartment was in this condition. Throughout our stay, Eric was consistently responsive, kind, and helpful, and we were very happy in the apartment after the initial rough patch. The building itself was old but relatively well-maintained, and Big Apple offers the option to pay (and split) rent online with no extra fees, which was very convenient. Eric is a true professional, and it was a pleasure to work with him during our tenancy!

Great service! Big Apple Management acts as the managing agent for our development and they are unfailingly helpful and responsive. Such a change from our previous agent! Jamie frequently responds out of hours and is always very polite and proactive.

I had the pleasure of being a tenant of Big Apple Management for five years. Spoiler alert: most of the construction in lower Manhattan took place in the first quarter of the 20th century....these buildings are old and each unit has individual charm. Thankfully, in the event of any excessive charm, Big Apple was right there with timely communication and an action plan to best solve our issues. They were always respectful of my wife and I and I would recommend them as a trusted partner for any prospective tenant.

I can only say positive things about Big Apple Management having moved over to them from a truly terrible property management company who mismanaged our block - the difference between the company we used to have and Big Apple Management couldnt be more different. Everyone I have had contact with at Big Apple Management is professional, friendly, super-responsive and always wanting to help. I couldnt recommend them more, they provide a fantastic service and I just wish we had moved to them years ago. A huge shout out to their teams who has been an absolute star, always going the extra mile for us and just a complete pleasure to deal with.

Five stars for Eric Khorshad, who is always helpful and cares about doing the right thing! Minus one star for some negative experiences we had with BA at the beginning of our lease (gas leak, clogged toilet, unclean and unpainted when we moved in, late fee on our rent when we were fully paid, rudeness from the super). However, working with Mr. Khorshad was a pleasure and he helped us resolve everything. He discounted the application fee for us when we added a third roommate to our lease halfway through the year, and ensured that we got our full security deposit back when our lease ended.

MICE INFESTED BUILDING along with giant roaches at 348 W 47th st, situation not fixed for 9 months now.Took 1.5 months to get deposit back. You wont get any interest back either.

Could not of had a better experience renting through Big Apple Management for the past 2 years. I had the pleasure of working with Eric and David after they took over, and they could not have been more attentive landlords. From coordinating repairs, working with us on late payments due to mail issues, to renewing as well as transitioning out - through and through it was a great experience. Eric is also very responsive in all email communication, which only added to the experience.Highly Recommend, and it youre weary of the seemingly low ratings note that most poor ratings were when the previous landlords were in charge (2+ years ago). This new team is great!

I was a resident in a building managed by big apple management for three years and had a great experience. They were prompt with repairs, issues and processing the lease and returning our deposits when we moved out.

This management is horrible! They don’t answer phones. Ive lived in 2 of their buildings & had to move each time because of roaches, mice & bedbugs. They don’t pay their exterminating companies so they no longer service the buildings. This is NOT a fake review - I am not the listed tenant, my fiance is!

These guys are absolutely superb! I had such hard time finding the perfect apartment in the city but they were helpful, efficient, and very professional! Shame I am not in New York anymore!

I lived in the same UES apartment through Big Apple Management for 2 years. Ill be honest, for the first 1.5 years or so, the customer service they offered was less than ideal. It was tremendously difficult to get a hold of people, the landlord was impossible to reach, the toilets consistently overflowed, and apartment flaws I documented when I first moved in were never addressed.All of that being said, they really are trying to turn things around. Once my point of contact shifted to Eric K, I saw a night and day difference. I began receiving timely responses to questions and concerns, and he has been courteous, kind, and an overall pleasure to work with. For my building in particular, they got a new maintenance worker who was friendly and efficient, they repainted the hallways, they tackled the noted concerns around cleanliness, etc. Many of my apartment issues were fixed immediately after I noted them to Eric.I know things have been less than ideal for a while, but I really do see that theyre eager to improve, have channels open for feedback, and really want to step up their game. Seeing this shift, Id be willing to chat with them again in regards to apartments in NYC if/when I move back to the city.

The office staff at Big Apple Management have always been very helpful.They helped us clear up erroneous charges when we moved out, and when I emailed them almost a year after the end of my lease, they wrote me a reference letter that I needed to resolve a dispute with ConEd.Many thanks for your help!

STOP! DONT RENT! from this landlord. Worst landlords in the city. They always on the look out to steal your money for really crappy apartments infested with bugs, scarce hot water when available and poor cleaning conditions. After 3 year leasing with them they really are just setting you up to take all you security deposit. 10K almost stolen!! I was in 185 apt 1G and it was broken into twice (Reported into 7th precinct). Currently working with district attorney office and my personal council to file formal lawsuit. BEWARE...
