The building staff is is amazing and extremely helpful. Tom the handyman always goes above and beyond to provide great service.
Resident for two years. Fabulous building and location to river and Columbus Circle are excellent. Hudson Market across the street; facilities team is A+. Front Desk crew are the best. I always felt safe living there. Highly recommend.Also, please note - some of the negative reviews on here are people who:a) did not live in our buildingb) people who did not utilize the simple apps to report repair needs, etc. and instead complained over emailI was an actual resident and this review is my own.

Great place to live in. People who work in the building are incredibly nice. Clean building. They help with all the complaints that we have had. If you are not used to living in an apartment complex that is massive this place is not for you though. One of the biggest and most populated apartment buildings in NYC. I love living here.I have been living in New York for 32 years, and always in up-and-coming neighborhoods.Great staff: Whenever I have had a need for anything, things are dealt with immediately.My favorite part is that I see people from all races, ages and backgrounds, and they are very friendly.I feel blessed here, and hope to be here as the neighborhood develops.I can’t wait for the new garden to be built across the highway on pier 97.

Such a shame. Embarrassing how the leasing office is handling this property. I wonder how their executives dont pay attention to what is going on in this building. Novice communication skills, non responsive, unprofessional and 0 coordination among each other. It used to be a nice building run by a good and efficient team. I have trails of emails without answers and vague responses. Just a joke!
The worst leasing team I have every worked/interacted with. I have been renting in Manhattan for the past 7 years in luxury residential units and I have never interacted with such a unprofessional Leasing Agent, lack of responsiveness, lack of information, keep applicants pending for weeks even if we chased non stop with emails and calls there was just no answer at all. I had such good previous experience with TF Cornerstone, now everything is different and will make sure to spread to word! Good job!
Extremely rude and demeaning staff at the front desk. Specifically, tall bald man. Be prepared to be embarrassed and yelled at in front of other guests if you are a non-resident (or a resident too I’m sure). Very poor manner to have when you are a doorman. I’ve been in numerous buildings in UWS and have had pleasant experiences. This place... no. So thankful, I chose a different beautiful, luxury apartment.
I don’t write reviews often, but I needed to in this instance. I have lived in the Maxx for over a year now and it has been nothing but a let down, especially for a luxury apartment.There have always been a few issues with the management but top of mind are:1. The Front Desk has always been incredibly rude, mismanaged, or some combination of the two. I remember being stopped nearly 4 months since moving in. As someone who has made an effort to meet the front desk by time, this became a tiring, if not slightly offensive, ritual2. Smoking, there is alway issues with smoking in the building. Whether its in the stairwell or outdoors, there can be a vague smell of smoke coming through. The building has issued warning but with a lack of enforcement there is not much being done.3. Finally, the building lacks an organization. In one scenario, a resident has lost key, paid for a replacement. Nearly a week later, and three miscopied keys later, the resident still did not have a functioning key.As a luxury building, the expectations can be quite high; however, the need for a functioning doorman, non smoking indoors, and basic handyman/super needs shouldn’t be that difficult...P.S. the building had their Google reviews refreshed/renewed. Many of these five stars have no context or come from the staffers. The previous set of Google reviews were much much lower ranked

This is a great building for smokers. Even though it says its a smoke free building, they actually dont enforce it. People smoke weed whenever.
Love my building..5 months living here and it the best.. doorman always helping me with my grocery especially Carlos and always speaking to my son.he is 18 months old and my son always say hi and bye..see you later..I gave 10 stars
Love this place! My job transfer changed but we would have definitely moved here. Leasing staff was kind and sophisticated. Made us feel so welcome and informed.
The building is brand new and beautiful. The leasing office is full of sub par individuals at best. However, the building is just stunning and the front desk staff are AMAZING. Very nice gentlemen, all of them. The leasing office should take notes, such a shame.

I absolutely love this building!!! Ive lived in many buildings the past 10years in NYC and this one is by far the best. And the whole process was so pleasurable. The leasing agent was so great to work with. I can’t remember his name but he is the one in the office in tbe back.I’ve never had a more easy process.
The leasing agent is a lier and very aggressive. What he said before and after I paid the application fee is totally different. I cannot live in a building that staff is so terrible.
I accompanied a relative to look at an apartment. I forgot what floor we got off on, but as soon as we got off of the elevator, it smelled like drugs. Awful.
I went to visit yesterday and it was amazing how many joints we smoked and no one said anything. Management doesnt bother smokers.

All of the good reviews are written by the staff.Do not move in here. My fiancé and I were one of the first people to move in in August and this is what you should know:1. A girl was stuck in the elevator for an hour and they couldn’t get her out- didn’t realize or know how it happened.2. I’ve lived here for almost a year and get stopped multiple times a week to ask what apartment live in. The staff is not very friendly don’t expect to be greeted.3. I share my apartment with my fiancé- his name is under the lease but I am also listed as a resident. Despite this I am not allowed to pick up my own packages from the package room with my name on them. This is really inconvenient when he is away for work for days or gets home from work very late. They also always threaten that if a package comes to your apartment and the name isn’t the person on the lease- they will send it back. This doesn’t make sense- it’s our apartment I should be able to pick up any packages addressed to me.4. The packages also take hours to process after the building and sometimes over a day. So many times I’ve showed up to the package room and no one is there. This isn’t a luxury building.5. The night guy Carlos who is shorter is very nice. But the other ones always have an attitude. Whenever there is a problem they blame it on management but I’ve never seen any...6. The leasing office told us that there were no fees for amenities or pets and after we moved in we were charged.7. I watched the tall, bald doorman follow a young Asian girl ( by herself) to yell at her outside in front of a bunch of people because her small dog peed near the tree outside of the building ( I thought that is where they were supposed to go?)8. There was a problem when the basketball court was always full at night because large groups of men (African American) would come to play basketball. Because of this they made a new rule that unless you are a resident you cannot use it. Which I understand but they will come in and ask people even if there’s only a few and kick them out so kind of sad that you can’t have a friend over to play basketball.
Currently live here and have been disappointed thus far.
