For the last month in the half the alarms have been going off and when I reached out to the rental office they claim they can not do anything because it is a water pressure issue. Do not move here if value your rest or comfort. At first my stay here was great but this apartment is not worth what I pay on rent. I really liked it here at first but now I am very much not impressed
I loved my stay here. I was here for almost 2 years. The office is great and maintenance is spot on! The location is perfect.... close to everything. I would definitely recommend this apartment complex
So pleased with the building and community. Stacy was able to guide us in selecting the perfect apartment and making sure we knew what to expect and I must say, our expectations have been exceeded. Did I mention this was all done sight unseen during covid-19! To arrive on move in day and see the space for the first time was terrifying but Stacy left no detail unknown. Its our perfect home!
Despite what Stacy tells you, The Preserve is a terrible place to live. And please know that I spoke with Deshone prior to posting this. She was not willing to work with me to resolve the commercial item that resulted in this negative review. Dog owners beware: Not only is it not safe to take your dog outside the complex after dark, but you will pay a non-refundable $300 pet fee on top of a $250 deposit. Even if you have your unit professionally cleaned when you move out, they keep it all and charge you to replace all the carpet in the entire unit ($750). Over the course of a one year lease, they attempted to fleece me for an additional $1,300. When I refused to pay for the carpet that was already several years old when I moved in, they referred it to collections with no attempt to settle the matter directly with me.But that is not why this is a terrible place to live. The Preserve is a terrible place to live because of the seedy neighborhood, management & security staff who do not care (or live in the complex), and about 10% of the tenants choose to ruin the complex for the other 90% because they are disgusting human beings. In my one year as a resident I saw EMTs responding to overdoses in the building regularly, I had two locked bikes stolen inside the garage, cars broken into inside the garage and out on the street, people smoking all kinds of things in the stairwells (and subsequent 3am fire alarms), and worthless security staff resulting in vagrants constantly gaining access to the building and wandering the halls. When things like the elevators or garage doors break, it can take weeks to get them fixed. There is always putrid garbage and dirty diapers piled up in the trash chute rooms because some of the tenants live like filthy animals. So renter beware, this is what you can expect for $1,750/mo. at The Preserve.
Lived here for a couple of years. Great location! Except when it rains, worry about flooding. Couldnt get to the apartment a few times due to flood waters surrounding the building. Definitely park in the garage or youll be at risk of coming out to your car under water. The property was well kept for the most part. Elevators a plus when they worked. Pool area nice. Community events fun. Rent pricey, and increased every year. Recieved a carpet cleaning one year as a lease renewal incentive, which ruined the carpet, and we were charged for it upon move out. So be prepared for them to find something to charge you for regardless of how well you kept up your place and cleaned up. Roommate had mold growing in her closet. Nothing was done about that. Non Smoking property, but numerous times ambushed by the smell of weed or cigarettes smoke in the hallways and stairwells.
I have been living at The Preserve since July 2019, and have been loving it ever since. Stacy, in the leasing office is super friendly and a true blessing. She is always willing to help you, no matter the issue youre dealing with. Maintenance requests are handled very promptly and super efficiently. The Luxer packaging system the complex uses is also top notch and super efficient. My only complaint is that I wish I would have discovered this complex earlier and lived here the past 3 years!
My wife and I have been living here for close to a year and I have to say we are impressed. The building and grounds are always well maintained. Management and staff are very helpful and friendly. The apartment we have is great. We do not plan on leaving any time soon.
I rented an apartment here for my daughter who is a student at Xavier University. Overall good experience with the staff on contract signing and leaving the property. Safe property with gated parking. Compared to other properties in the area The Preserve has good value, for unit amenities and safety.
I lived at The Preserve for last one year. Well located (just 3 miles away from Superdome), Great Staff, Highly Secured apartments, Maintenance is good, and comfortable and stylish apartments to live in. Never faced any issues with the staff, always responded on time for any complaints. Moved for a job at a different place, otherwise would have stayed longer.
The Preserve has decided not to renew my lease at no fault of my own after living there for 9 years with my 3 kids. I have paid my rent monthly. I work very hard every day to provide my kids a safe environment even with my disability, Multiple Sclerosis.My family and I are extremely involved in the community. We attend all the community events and even encourage our neighbors to do the same. As a single parent, I believe its important to be in a caring environment. My children are leaders at their school and an encouragement to other youth alike. They believe in helping people.I am not certain how such a thing could happen?Shantell Alfred
Great apartment complex; friendly staff!
Toured the place today as an incoming student from out of town. Never having lived away from home, security was my number one priority. This was the overall best place Ive toured so far! Most updated, cleanest apartment that is in close proximity to school, while offering the most security for the most reasonable price. The ladies in the leasing/office managers were EXTREMELY helpful and were very thorough in explaining how their facility works and other minute details and answered our questions honestly and without hesitation.
Ive been trying to decide whether to write this review or now, but yesterday I had had enough. I have lived here almost 4 four years. Each time my lease renews, my rent increases and what do I get for this increase? Absolutely nothing. One of our elevators was broken for months, and of course it was the one I use. They said they were having a part built for it and thats why it was taking so long to be fixed. However, that was not the first time it had been broken. I cant count how many times its been broken since Ive lived here. We have a package locker system which is cool and that was broken for weeks as well! We had to make arrangements to pick up our packages from the office which is only open M - F 9 - 5 (when many residents are working) and closed on the weekends. Oh, and the office closes at 2 on Fridays during the summer. The lockers are finally fixed, but who knows when they will go out again. Another thing that gets me is that they advertise on their website that there are wood, tile, and carpeted floors throughout the apartments. I have seen no wood or tile in any apartments. There is linoleum that resembles wood and stick on linoleum square tile in the bathrooms (if thats what they are referring to as tile), but thats it. The website also states that the kitchens are high-end traditional. Im not sure what that is supposed to mean. The appliances are cheap white appliances. Im taller than my refrigerator with no shoes on and Im only 54. Ive had no dining room light in either apartment that Ive lived in. They said I could put one in myself. I think thats ridiculous. Why would you not have a ceiling light (there was wiring for it) in a dining room? Ive been to the business center twice. I couldnt get one of the computers (which appear to be ancient) to print what I needed so I switched to another. The second time there was no paper in the printer. I needed to print something quickly so thank goodness I had some I could grab out of my apartment. The equipment in the fitness center leaves a lot to be desired in my opinion. The last time I was in there the TVs on the treadmills werent working and the four -sided weight machine was unstable. What really set me off yesterday and finally prompted my review is the smoking going on in the building. I walked out of my apartment and was hit by the smell of pot. I walked down the stairs and it smelled like cigarettes and cigars. I wanted to vomit. I dont know what is wrong with the people living here, but this is a no smoking building and its not something new. This has been going on for almost a year maybe? People going into the stairwell to smoke. Most of the time its pot now. GO SMOKE IT OUTSIDE! The only cameras on the property may be on the first floor of the stairwell, entrance of the building and elevator (which is also another thing thats annoying - at least put them in the parking garage and entire stairwell), so you dont know whos doing it. Management has left notes on doors stating they were going to do random apartment inspections to see if they could catch the person. Not sure how that would work when they are smoking out of their apartment!So getting off the negative things about the complex - its great that there is garage parking, especially when we have such nasty weather here sometimes. And your car wont flood in the garage. This is one of the more affordable places in the city, even though the rent keeps going up. I have a nice spacious two bedroom apartment and its the area itself it pretty quiet (when kids arent running in the hallway or pulling the fire alarm). You need a key fob to enter the parking garage and entrances. However, there are some people that will let random people in the doors.Any time Ive had a problem, maintenance has fixed it. I dont deal with any of the staff except Stacy who I leased from and Hector in maintenance and they are super.
To those of you who have read the A GOOGLE USER write up.... wow so incorrect and jaded. I have lived here a year now. I have never had any of the issues. All three people in the office are great. if you pay your rent / bills on time you will never have a problem, the living conditions are very nice and apts in my area are all very quite good people. if you let them know your issue they always helpI have always lived upscale life and moving to the preserve is not a down grade. every issue that I have had been taken care of quickly.People this is New Orleans shooting are a regular they know no day or timeThe security in the building is good feel safe parking my car and getting to my apt any time of day or night.over all this is a great place to live quite clean and safe
The apartments are secured safely, Car parked in Garage are safe. Management had CHANGED, I have lived here for going on 2yrs and my air condition has went out at least 5 times since last year. There has been mildew growing in my window seal, and I have been charged a late fee of $100 even tho my money order was posted marked days ahead, plaved in the drop box the night before, and I was called by noon the day of rent saying, it was in and because of that, we MUST PAY the late fee or be evicted.. I asked her to check again because I KNOW for SURE it was placed in the box.... She later returned my call and said she has it, but because SHE didnt see it (this is a Monday morning the 5th landed on a Sunday), we were charged, and forced to pay ANOTHER $100.... Then management changed!.. And so did the rules!.. Rent excepted til 4pm on the 5th!(As Ive ALWAYS HEARD!)Property clean.. Sometimes. Pool area BEAUTIFUL. but is that why ppl rent because of perks?!.. Nah...
