Management is terrible, I’ve had broken appliances since March 2020. Literally since the start of COVID. Listen, Tasha is wonderful, she does her job very well. Kim is HORRIBLE! She has no people skills. The property manager is so petty. He keeps saying that the gate is broken because people run into it at 25 mph, which is untrue and then will block the open gate if he sees you not buzz in. He has better things to worry about, like getting to Maintenance request, or having the property cleaned.Here are the silver linings, the actual units, if you are in a nice one, are beautiful! It’s pretty quiet, although the walls are kinda thin. I haven’t had any sort of crime. The power never goes off for a long time, even in a storm. They have washer and dryer in unit, for no extra price, and they have valley trash.All in all, I like living here, but Kim and the property manger need to get it together.
I have been a resident here for over 11 years. I have seen managements come and go. They used to be fantastic so was that employees in the office. The property has been sold and the new owner seems to be having a very hard time getting the property to meet up to the old standards. They only have one maintenance person at this time. He’s trying very hard but he just has too much work.I hope he gets better because the apartment is really beautiful
The space of these apartments is what I needed but it was not worth the stress that these apartments have put me through. I am moved out and they are STILL giving me issues. When I first moved in there was black mold all over my windows. They did not have the apartment prepared for move in. The out side of the apartments were left disgusting. Never power washed or cleaned. I also moved in because of it being gated but the gate only worked the 2 months out of the 12 months I was there. You can see why I moved out but now I am almost 2 months out without a deposit refund that was approved for me to get back. They said it would only take 30 days. I have called numerous of times leaving messages and they have not gotten back with me. The management cares nothing about the apartment community and could care less about giving you the service you pay for. I thought the bad reviews were extreme so I ignored them before moving in but I should have listened to the people who had all the complaints because they weren’t lying m. The worst apartments I’ve ever lived in.
I literally had my keys for a week and slept here 1 night. Guess what?!? Still paying these people for an apartment I never got to enjoy. Bad management and I wish I never lived here. Ruined my life!!!
Why does this management refuse to repair non working refrigerators this seems to be ongoing issuein a time when money is tight and people are stressed they would try to do right. isn’t this a health code violation to rent a unit without a working appliance?
The management is the worst I’ve ever experienced. Whoever Kim Hastie is she’s very rude! No one deserves to be talked to any kind of way after we pay what we pay for rent. I wouldn’t even waste my time.
I lived here for a year and my experience was great, they have a good management team, and Tasha is the best she was very professional and patient our time there

When my roommates and I first moved here, everything was great. The staff was helpful and kind and we really appreciated the fast responses to maintenance requests. About a year ago, however, we began having a problem with our fridge leaking inside and freezing over and also leaking out onto the floor. Maintenance has not come and we have filled out at least 15 requests and calls and even went to the office. We were told that phones were down and that the staff was having trouble finding maintenance workers. The lady at the front was very kind and assured us that they would get things resolved immediately. That was well over a month ago and we have heard nothing. The requests pile up and now we are out of a microwave and have had to find ways to fix our own ac. We are three college girls and it feels like we are being brushed aside as naive and not taken seriously. I understand that the staff are overwhelmed since Covid and I am a very patient person, but they have not even made an effort to reach out or stay true to their promises. Do not live here because they have shown that their true priority is taking your rent money and providing you with an apartment that has new issues every week and make no real effort to do anything about it.UPDATE: Theyve rebranded and now the images they show of the apartments are clearly computerized photos. They are at the very least HEAVILY edited. Dont fall for it. Not one of these apartments has nice appliances or nicely painted cabinets. They are all orange, dull apartments with outdated leaky appliances.UPDATE 2: After this review was up for months they decided to reply to everyone with the same generic response that they slightly reword for each person. I will not be discussing the matter further with the new management because nothing has changed and I will be moving out in a few months.
Units need to be updated. Consistent and proficient Maintenance staff is needed!!!! Has potential to be a great community however need a lot of work!
Revised review to reflect that management has addressed issues after adapting to COVID craziness last March-April. Service has improved and efforts to improve property have made for a nicer experience. I’d now recommend after panning pretty heavily earlier.
Ive lived here for a few months now. I think its great. Spacious apartments, no loud neighbors and they have been very easy to work with. We had a problem with the washing machine when we first moved in and it was fixed within 24 hours. Tosha is the best at the front.
Arlington Park does not care about the safety of their residents! If you want to be robbed of your car and belongings, definitely stay here. Otherwise stay AWAY! They know about securities issues and do not get the cameras fixed. What a joke.
Lived here for a year, my washer stop work and I keep call them to come see it, they taken a week to fix it and also my Ac stop work, they take long to come see it and when he comes he said you need new one, that is need al most 10 days to come, we have to stay in this hot for 10 days until they get the new one, I don’t like this apartment, I don’t recommend it .
Nice apartments in the inside, horrible customer service, so I put down a 75.00 holding fee for an apartment and paid an additional 100.00 towards my deposit, I called because I found a home for the same price and bigger. I called to get the 100.00 back because obviously I didn’t move in so no damage. He told me that I could not get it back. I asked him where does it say that in the application that I filled out and he proceeds to tell me that it’s not refundable because he said! I need someone to give me a phone number got upper management!In response to the comment from the apartment complex. Your property manager never did call me today so that we can discuss the issue as promised.
The worst apartments. They are priced the same as the nice apartments in the area but they are far from nice. They scam you out of money also. Terrible.
We are relocating and have to pay 4 months rent to get out of our lease. Read your paperwork if you decide to move here. Life happens and these people won’t work with you. Most places you have to only give a 30 day notice. Here it’s 60.

I dont even want to leave this place 1 star. We had some immature people move above us a few months ago who have almost drove me to insanity. Literally sounds like they are dropping a couch off of their bar and will stomp, run, anything at all hours of the night. Tried to talk to the guys ourselves politely but they were so rude about it.. thats why they get the immature label. We have called the office, and the courtesy officer more times that I can even recall at this point but they have done absolutely nothing to help. The courtesy officer doesnt even bother anymore and the office doesnt return our voicemails that we leave really late at night when they are having parties until 6am. The management doesnt care here, they just care about their rent checks. This is the main reason we are not renewing our lease! If you decide to move in here, you just better hope you get good neighbors because theres no one to help you.
The people showed me a apartment with a filthy tub and said it was move in ready, nasty dusty window seals,the manager here has terrible customer service.. I am not surprised to see the low rating on this property its well deserved people if are going to pay to live somewhere make sure it is safe, clean, customer service is management’s top priority and not just getting you to sign a lease. This property does not have your best interest at heart when something goes wrong. This is an honest review.Beware of this property!
I enjoyed the few months I stayed at arlington park. When ever I had an issue it was resolved promptly. The only bad thing I have to say honestly is when my roommate left and moved out without letting me know in the middle of our lease. So of course I had to move out due to the fact I wouldn’t be able to handle everything by myself. I moved to a sister property that was close within my price range. I hate that I got stuck with the balance for small damages and her stuff being left behind on my credit report for something I didn’t even do or ask to happen.....
Arlington - I have come in to the front office probably about 20 times. Also called about 50 times to the Mobile PD and the on duty officer about the issue of the upstairs neighbors being super noisy and unpleasant and you guys still can not help me out. This has been an on going issue for about 3 months now and you could have simply moved them to another apartment rather than them being on the 3rd floor but yet you guys make excuses on why they have rights and can not be harassed. Well try living under them. This has been the worst place I have ever lived in relation to noisy neighbors and no help provided.
I just moved in and they were very quick to come in and fix any problems I had and assured me if I had any more problems they were there to make me happy and to assure all problems were resolved. Very friendly management team and nice place to live.
I have lived in four different apartment complexes all with different management in my life. This is place is by far the worst I have ever experienced. First off the management that runs this place are by far the most rude and unhelpful people I have ever met. You receive smartass comments whenever you ask a question or voice a concern. Our AC broke on four separate occasions throughout this summer and it took them days to fix it. I had to go to Best Buy and buy a portable AC just to get by. The dryer will leave burn spots on your clothes and the washer will work half the time if you can get the knob to not fall off. Don’t even get me started on the valet trash service, I understand the convenience, but the rules that are set in place for the service aren’t followed. People will leave mounds of trash leaking all over the breezeway and leave rotting smelly stains everywhere. They won’t clean the breezeways so don’t expect that to ever be fixed. I am leaving this review just to give clear expectations when looking at this place. Don’t expect it to get better, even the person that leaves comments on reviews for google to help save face for PEM will not be helpful. Most of their answers are blanketed copy and pasted statements. You have been warned!
Worse place to live!! Do not live here ! Showed me a apartment had trash in it still from previous person. Leasing lady said it will be clean once before my first move in date. Moved in and it was still nasty!! Got maintence to clean and did a horrible job !! Anything that needed fix will get done a month later. My outside door was nasty and my apartment constantly smelled like smoke and I never smoked, previous person did ! I broke my lease and moving to Charleston Apartments in Mobile ! Best decision made ! And don’t bother asking a concern question to the manager, they become rude ! Have to do a 60 day notice plus pay 2 extra months of rent to break lease ! DONT MOVE HERE!!!

Horrible place to live I wouldnt recommend living here at all! The new management is horrible and they arent willing to help you at all. My refrigerator went out I called the emergency maintenance line and they said they would come and never showed, I go to the front office and they tell me its nothing they can do and I would have to wait so I asked were they going to replace my spoiled food of course they said no. Every thing Allan posted previously is 100% percent accurate. Oh and dont think youre get your security deposit back because they come up with random charges all the time.. Dont even waste your time going to this place seek other living arrangements. I wish I would have never signed a lease here. Rating should be zero stars but its not an option
Worst management I have talked to, the manger will show you no respect and ignore you like you never exist. If you want to be completely miserable and abosultely HATE where you live, deal with unrespectful management, this is the place for you!
