This place is great. Everything is close by, the amenities are nice and accessible, and the staff is always helpful and kind.Victoria in the office is incredibly sweet and is always on top of new building information, packages, and anything else you might need.Our experience with maintenance has been good, they have quickly responded to any requests or issues and you can request them through the portal.
Normally I never leave a review but I just had to leave a review because I wanted to file a complaint for Gieselle Walker. I had the worst encounter with her when I just came in to ask a question about the process of my lease. I received so much attitude and she proceeded to roll her eyes at me throughout our entire interaction. She was extremely rude. I lived at 4th street commons last year and I have never received this much disrespect before. All of the previous managers were extremely kind, courteous, respectful and professional. This is extremely upsetting especially since this is my very first encounter with her and I didn’t even move in yet. By that experience alone it made made me not want to live there. All of the leasing agents were extremely kind and accommodating but I was extremely appalled by her behavior especially since she is supposed to be a manager and an example. I have never come across someone so disrespectful.
From the moment I walked through the doors I was greeted with nothing but pure professionalism. Not only we’re the amenities one or a kind but they have the best staff I’ve ever seen. William Cabase was beyond helpful and even more professional. When you come to The Commons ask for William if you want the best experience!
I started living here about a month ago and it’s been nothing but a positive experience. The hallways are clean, the pool is kept up with and me and my roommates are very happy. The staff is helpful and friendly, especially Will Cabase who assisted me when moving in & has stayed helpful ever since. No complaints
I’m a Leasing manager at Hub University Gainesville I recently called the Fourth Street Commons property to get a better understanding of their lease success rate. Being familiar with the property I wasn’t expecting to learn more from the Community Assistants but William was able to navigate me through the website and breakdown amenity offerings perfectly. I was very impressed with his level of competence and has put fourth street commons at the top of my list for post grad housing.
Good place to stay comparing to other places, affordable prices, and the stuff are pretty amazing. I remember kilys is always there to provide help and solve problems when ever it happens. She is amazing

Stay away! My parking lot was taken to be sold to new residents.That experience shows that residents are nothing and negate any good thing that they may offer!Staff and maintenance people are nice.
Victoria, the front desk receptionist, has been nothing but a blessing during my move in process. Every time I came in with a question and concerns, she solved all the doubts I had and made sure I knew everything that was going on. She is amazing at what she does, and I will never forget all the help she’s given me.
I have enjoyed so many experiences living here at 4th street commons. Loving going to the pool and enjoying the events here. And Wow what amazing customer service! Whenever I need assistance, my favorite Community Assistant, William Cabase is there to assist any needs that I have.

I appreciate their hard work and their dedication to their job! Those girls deserve raises!
Very nice place, rooms are very comfortable and the workers are very polite, especially seun olowu, who has helped me since the day I moved into the building, attending to any issue I have in a polite and understanding manner. Truly the best

4th street commons is a good place for FIU students. Friendly staff especially Victoria she’s always there when I need anything. The electricity in my apartment always goes off and when I text her she solves the problem even when it’s not during her working hours.
When I was moving out Will was very helpful in helping me stuff my boxes.
Living here at 4th Street for about two years I cant complain because the management is so considerate...especially Kelis she so easy to communicate with and makes sure that you are comfortable.
The common areas are so nice and the apartments are super well kept. Not to mention how great the staff is, William Cabase is extremely helpful and polite Ive never had a bad experience at 4th street.
TBH I am such a lucky guy here to get one of the best rooms of this building. I have pretty nice roommates, which means there is a good match! I have a nice view of city from my bedroom, which I really like.I would be more happier than this if the 4th St Commons manager has the interest to hold some in person meetings some times, as, personally speaking, I am sending email to the community or the manager it literally takes a looooong long time to get back from them! Frustrating!!!

Well where do I start, you can never reach a hold of the office through the phone (which is right on the desk) unless you call literally the minute they open. The amenities are not taken care of properly so access isn’t always guaranteed. The condition I received my room in was unacceptable. If you like living with roaches then come here! Very hard to have guest considering there’s like only 10 visitors spots and are ALWAYS full! Theres street parking but those are always filled as well. The stairwells smell absolutely horrendous. Every unit has their own wifi but it’s quality is very choppy & always cuts off. Cheap pricing compared to other off campus apartments but you get what you pay for 🤷🏽♀️ The staff is nice though 👍

Ive had great experiences with 4th Street Commons, especially their assistant manager, Briana. She went above and beyond all expectations in making my move an easy transition. She followed up with myself in the renewal process as well as assisted a new resident. Her assistance and support throughout reminds me of the reason I decided to renew.
4th street is wonderfully located right by FIU, and is a very nice apartment complex! When I first moved in the people before had left the sofa and the table in a terrible condition, after speaking with the assistant manager Briana, without any hesitation the next day she had a BRAND NEW sofa, and table put in my apartment.I have a wonderful view from my bedroom, love the island in the kitchen, and the balcony! Also, everyone I have spoken at the front desk or a managerial position has been super friendly and helpful!!

Great staff and customer care however the office was not sensitive enough to residents. Last year until now most rent charges reduced due to the economic challenges caused by the Covid-19 pandemic. Since last August the rates went significantly down to accommodate prospective residents but they let down residents that renewed early before March to endure the old rates which is very insensitive, we all are going through the same pandemic at the same time why reduce rent for some and not for others. My request to review new lease went to the manager in August but no one cared.
Most of the time it’s great. Visitors parking is an absolute nightmare for whenever I would like to have friends over. It’s one thing for the need to have a visitors pass which is understandable. But, there is never any parking for visitors. The internet also constantly cuts out and is so slow it’s frustrating.
Amenities are good and office staff is nice, but they never keep their promises on deals and specials. Before you move in double (and even triple) check with them that you’ll get the deal you were promised, they like to “forget” about those. If you can have them write it for you and sign it, as they won’t believe you if you say it without “prove”, meaning they dont trust you as a resident.
It’s been great so far. Great staff and attentive to your needs. Amenities are great, however would be nicer if they had extended hours until 12 am. Other than that would recommend this place!
Dont get a room here if you ever want to have a guest over. There is virtually no parking for visitors, people have to literally wait an hour or two just for a spot to open up. Part of this is the fact that residents park in these spots often since they otherwise would have to pay for parking and dont want to. They should probably just give residents a free spot to avoid this dilemma. The building aint great anyways.

They have awful customer service I have been trying to move in with my roommate for 3 months and theyll pretend like they are working on it and just never get back to you, now I dont even know if well end up rooming together

At first the place was ok and the customer service as well. When I renewed my lease at 4th street commons, I realized that the managers, Maegan Pollard and Briana Freeman did not honor the verbal lease agreement made to me at the moment, which was during COVID-19 quarantine. After several renewal requests, I finally decided to renew with them and I was completely let down by their customer service. I was offered a deal that was never real, and ended up taking advantage of just half of was promised. Not even a compensation for the huge misunderstanding. I have almost 2 years living here, and I can say that the managers dont really care about providing excellent service to the residents and work without integrity.
Management doesn’t care about the tenants. They don’t match you with anyone like you. They put you in harms way.
These are great apartments in a great area. They are a bit older and that brings some issues, but the maintenance and office staff are always friendly and quick to respond to such issues. I have loved my time here and will always recommend it to others.
Nice place overall. The office staff is very nice and remembers who you are. Maintenance requests get fulfilled quickly. This complex definitely has shortcomings though, such as the fact that we have to pay $85 a month in addition to our rent to park in the parking garage and there are no trash cans on the 2nd & 3rd levels where we pay to park at but there is a trash can only on the first level. There do not seem to be any policies against loud music and parties in the courtyard. People have parties at 9:00pm on a work/school night and after calling the office for security nothing happens. The stairwells always need to be cleaned, I have walked passed the same dead roach for months in there...gross. That being said I have not seen any pests otherwise, except ants on the balcony.
Isell is a super friendly and efficient staff, she has been the most helpful during my time spent at 4th street commons. However, this cant be said for all of them. Staff might be extremely nice at first just to get you sign the lease. But once you are a long-time resident, you may realize that dont even managers care about providing proper customer service.I had an issue and management was at fault - I didnt receive an apology or compensation. Dont recommend living here if you expect staff to care about you!
This is a great environment to live in and the apartments are nice too! The staff there are very efficient and friendly and it’s in a great location! Whenever my daughter has inquiries Isell Almánzar is very helpful and goes above and beyond to make her feel comfortable.
4th Street Commons is conveniently located near FIUs main campus. The 4th Street Commons staff are professional, polite, and considerate. I moved into this complex with confidence that all of my needs would be met, and they most certainly were. I cannot put enough emphasis on the efficiency of the staff. The security does a great job monitoring the complex, the maintenance staff does an outstanding job keeping the complex clean, and the management/front desk staff have always been helpful in assisting me with all of my needs and questions. All 4th Street employees make my living circumstances more enjoyable. There have been no instances where I felt uncomfortable with regards to living here. My room was clean, spacious, and filled with functioning amenities. My neighbors have been extremely cool, and I am fortunate to have been able to meet them by choosing to live at 4th Street. I would highly recommend living here if you want staff members who make you feel safe, treat you with courtesy, and meet all of your needs. I am grateful and lucky to have chosen 4th Street Commons.
Its a good apartment complex to live in. Its close to FIU and the shuttle stops right in front of the apartment. The apartment is safe. It has security at the front desk all the time and its gated. Has good amenities. The staff is kind and helpful.

Over-priced accommodation meant for out-of-state students. Only convenience is one hill pays all utilities and rent. Thin walls and little privacy compromises the little space making it not just over-priced but not comfortable. Living with roommates means locking your doors and hoping no one has your key because they is no way to verify accusations inside this space, I recommend living alone. Staff is none accomodating and incompetent on managing the simple logistics of parking. Bought a vehicle and have been battling for a parking space for over a month and have had my car towed 3 times because I rather park my car in visiting parking while I sleep and go on with mu day in the morning but because my car is constantly towed in a condominium that’s half empty yet residents/students. It’s not really the staffs fault rather a combination of mismanagement, disregard and unapologetic handling of residents livelihood and comfortability.
Ive lived on campus ever since I moved to Miami. I am super glad I chose 4th Street for housing now my third year living here. The community is friendly and safe. I love my apartment set up and how well I get along with my roommates. My favorite thing about the apartment is my balcony, pool, and study lounges. Ill recommend all my friends to lease here.
For the past few years our daughter has stayed in these apartments while studying at FIU. Convenient location, friendly staff and great amenities. I would highly recommend it.
I’m not really sure where to start with this place... my boyfriend is a resident here and I honestly feel bad for him and his roommates. The price they pay does not come close to reflecting the quality of living.The complex’s only redeeming feature, the pool, has been closed more often than it has been open. The reasons have ranged from broken glass to maintenance which lasts weeks. Despite the numerous times management has had to drain the pool due to broken glass, they still do nothing to control the wild parties thrown on the pool decks by underage college kids. I began to wonder if this place even has security.Oh and if you need to use the bathroom near the pool, you better hold it because they’re permanently locked! Instead, go all the way back to your apartment to use yours.When walking down the hallways of the complex, it is impossible to ignore the smell of mildew, marijuana, and cigarette smoke. You can almost always count on finding feces and urine from lovely residents who have failed to clean up after their pets! Talk about health hazards...If you’re eager to workout, don’t. The gym is absolutely disgusting. I’m pretty sure it has never been cleaned. Half of the equipment has also been broken for months. There’s no water available. The paper towel dispensers are constantly empty.Guest parking is a nightmare. There are about 10 spots for the hundreds of residents living here. Yet there are tons of open “purchasable” spaces throughout the garage.I could go on. But I think you get the point.
Great place to live, staff is ultra-friendly too! Have had nothing but good experiences with the facilities as well as the residents. They do a good job of building community among residents. One staff member who stood out to me was Ana Carmen, shes always on top of getting things accomplished behind the desk!
I love living here. It is everything you could ask for. Unlimited utilities and furnished apartments, what else could you need? The office staff is very nice and will work with you to solve any problems that may occur (which are few and far between).

I have lived at 4th Street Commons for 3 years, and have had a wonderful time. The staff is very helpful, friendly and understanding. The amenities are very convenient and the rooms are much better alternative to living on campus.

A college student furnished apartment complex. It has a parking ramp that is difficult to use during July move out days as they put large dumpsters in it and block one direction of an entrance. It would be much safer if it was marked with a one way sign during this time as you can not see past the dumpster to see if a vehicle is coming in the opposite direction. Do like that visitors need to sign in to park. Also elevators need to be maintained better and not left broken for so long. New MGMT company seems to be doing a better job maintaining property and inside apartments. We love that these are furnished apartments and individual leases per bedroom.
Used to be a good place to live at until they begin to have new management.- Gestapo-like rules where you are forced to pay a $50 fee to be let back into your room if you are locked out of your apartment (even if you have your ID).- swimming pool is closed during times where normal swimming pools are usually open- dirty carpets in the hallways- animal urine and feces in elevator frequently- random construction checks at various times
Its a great building and great apartments for FIU students. Fits all needs, nothing less. Very friendly front desk staff, Ive been greatly assisted with everything I needed, especially by Ana Carmen. Definitely recommend checking this place out!
This place is honestly great. I moved here in fall 2016 and it has really become home to me. The gym is amazing and better than 95% of any other student housing gyms. The pool deck is so pretty and fun to have events at. super nice having that mini grocery store on the 3rd floor for late night snacks (:...There is security 247 and definitely makes me feel safe. I have never had or seen any issues since ive lived here. The staff is awesome and always willing to help. Fabricio who is the leasing manager is awesome and always goes above and beyond to make sure I am happy! The past two years living here has been awesome !!!!!
Bad experience. Living here for a year, no parking. Got towed in my own building. Too expensive for bad service. Building looks nice, walls break easily. Do not recommend for students. Rip-off.
Visitor parking is pretty much always full in the evenings. They WILL tow you if you dont get a visitors pass. Very nice accommodations, though.
Good and clean room. Service lift is dirty mostly and hallways smell like a typical college dorm hall but then it’s next to FIU. Security could be a little better. Good place overall.
If I could rate this lower than 1 star I would.I couldnt wait to get out of there. Management does not care about residents, they dont take care of the building, its always dirty, and they just dont care. They hold events where they give out prizes if you rate them kindly online.

4th Street is a great place to live. I lived there for 3 years and really enjoyed being able to walk to FIU. The management team is very attentive as well as the people at the front desk. I toured with all the other student housing buildings and they did not even compare to how great 4th street is.
Worst place I have ever lived. Dog poop up and down every hallway and parking garage. No cellphone service in your room that youre paying for per month. Terrible roommate situations. No wifi connection in room = no work done on your laptop. Thin walls. Dirty pool. Terrible management and employees. Parking is overpriced and garage is small and no cameras are inside the garage on the second and third floor. I would not recommend this property to my worst enemy.
Looks great from the outside looking in...However, living here you can tell cheap materials were used to construct the building: thin walls, cheap pain that scuffs, parking garage (literally) falling apart... On a brighter note... Convenient. Directly across from FIU. 24/7 maintenance. Staff is GREAT! Amenities you cant beat

I have really enjoyed living at 4th ST Commons, as it has been the safest and cleanest apartment complex I have lived in. The staff & management team are so helpful and on top of things, I have yet to have any problems. I love how everything is made available for you in the building from a pool area, and gym to a cute little convenience store, that has been a life saver on more than one occasion ! Lol . But my favorite aspect of the building is the security team that holds it down at night. I would definitely recommend living here.
Friendly staff and fun, modern layout of the building makes living there a plus. Having a gym right in the building is also a plus for me because of availability and proximity! Dont forget the pool and grill access which makes for the perfect weekend bbq hangout !
I love the amenities and structure at 4th street commons, however I believe that attention to detail should be enhanced. This in regards to maintenance, cleaning of the amenities, and overall responsiveness to residents needs. It is a good place but could be better
The management is not great here. They gave us an apartment that wreaked of cigarettes from the previous tenants and we had to press them for months to replace the furniture that had cigarette burns all over it, and we were offered nothing in return for the state of the apartment. I pay $1000 a month to be here as a student who lives on loans so dont pay their $80/month parking fee and park in the visitor parking maybe once a week, and they towed my car. I get it, I broke the rule, but they do nothing about people smoking cigarettes in the building, breaking glass in the pool, not cleaning up their dogs pee and poop in the elevators and halls, or playing loud music all night, but they tow my car cause I didnt give them more profit? Not a great look. Id try one of the other buildings around if I were you, I wont be living here again.That being said, the maintenance staff is great, they deal with a lot and work hard to keep the place clean.

Surrounded by businesses is also beneficial.Security is something important. The building provides you with that; you need an access key to reach your floor. All in all, this place is lit! #AYUS
Absolutely terrible staff. I was sent an email by them stating that I was able to move in by the 19th of August without having my rent fully paid. I then went to move in today and the staff and management said that the email policy had changed after a day and I had to get my rent fully paid. Mind you that my parents are out of the country and I had driven from Indiana to move in today. The manager Dante was extremely rude and unhelpful. He needs to be put on hospitality training or fired. He gave sarcastic remarks and was the absolute epitome of terrible customer service.

Its a pretty good place to live. Just know that its got a bunch of college student and a few of their pets living there, along with all that that entails. So the smell of weed in the hallways and elevators and sometimes the hint of dog. Along with stains up and down the carpeted hallways (looks like old trash spills) just a little messy. Like most apartments roommates can make or break your experience.For me:The internet is fast and has been reliable.The ability to have a parking spot is great.The rooms are a little small but still a decent size, with functional furniture.The kitchens are pretty nice but tight.The beds have a solid base but are a little lumpy, so get a topper.Their gym, pool, and other amenities are pretty solid.Its pretty much the best place you can get near FIU. Just be ready to $ up, its a nice-ish place in Miami after all.
Love the proximity to campus! Office staff is pretty nice and I always feel safe. I dont really have an issue with noise except for sometimes when studying in the study rooms which are directly under the gym. Headphones typically fixes this though. I havent had numerous issues with 4th Street Commons, however, the issues Ive had leave much to be desired. It took 3 months for maintenance staff to fill a request about our washing machine (though this may have been due to other more pressing issues after hurricane Irma). After Irma, though there was much for maintenance staff to do, they didnt stick to the schedule of things as they said they would and inaccurately did things in our unit. The printer downstairs is available to everyone but is often out of toner, or ink or may have other issues. This isnt an issue when the front desk staff is there as they will print for you, but its an issue after hours. Although the staff is pleasant, I find myself having to press them to do things that they should be doing on their own. For example, I informed them several times I could not be in a room with anyone with pets or who smokes before I moved in for medical reasons, yet I was initially assigned to a room in which there were 3 cats and had to push to get my room changed. I also recently had an issue in which the price I was being charged to renew my lease was greater than it was supposed to be which I wouldnt have known without talking to my roommate. These issues have since been resolved. Overall the positives outweigh the negatives and I like living at 4th street.
