I must say the staff at this property was so kind and professional! They answered all my questions and me feel so comfortable. They were easy to talk to and they went the extra mile for me. What I liked most is that it was clean and very presentable. The unit I view was BEAUTIFUL! I would highly recommend them to anyone who is looking for a new home because it’s great for families. They literally have something for everyone. Check them out! I guarantee you you feel good about your decision!

While visiting a friend who lives in the complex, I was very impressed by some of the things I saw. One being the cleanliness of the outside common areas, pool, weight-room. It even smelled clean. One of the few apartment complexes that appear to be or feel like a community.

This is the worst apartment complex ever. Me and my boyfriend and our kids been living here for two years we dealt with snakes, and mess up wash and dryers and now we are dealing with another pest problem.. management and maintenance keep saying that they are coming but they never come.. this have been a two week problem and nobody kept there promises… they want there rent on time but they can never come fix a problem.. my thing is if your tenant have a serious problem my maintenance no response to it like they suppose to… we been promises days after days it going to get fix and nothing happen to this day… I will tell anybody DO NOT LIVE HER!!!

Weve been hearing gun shots near the community for the past few months. Then, just this past weekend, my mother was robbed at gun point after we got back from a birthday party. The gates havent worked for the 2 years I have been here. The gunman was waiting behind a bush for her to get out of her car. He approached in BROAD DAYLIGHT (around 6:00pm) and robbed her. The staff lacked empathy and they refused to let us break the lease after the incident. This event dwarfs the other complaints I have but to leave that would take up the entire review page.

Very rude staff members, they have no sense of customer service at all, you message or call the office no answer at all . Charge you insurance and than charges you a penalty for not having renters insurance even though I sent the policy information and they didn’t get it on their end . Very disappointed . Pool is always closed . Key cards don’t work. Power goes out at least twice a week for a couple of hours each time .

Steve was super helpful in getting me set up for my move in on 3/9....... but after telling them i had a motorcycle and a car they still havent told me where to park my bike at. This is after contacting them multiple times and only hearing i need to speak to the manager. If they had assigned parking i bet this wouldnt be an issue . :( most people that live in a 2 bedroom have more than one vehicle. Also i would love to do a pre walk thru of the apartment before move in to make sure everything is good to go but i was ghosted on that request also........

The management of this complex is nothing but a scam, the lady called DIANA is a complete liar and very unprofessional. If I could rate her negative I would. I humbly regret wasting my time she’s the worst to work with there’s absolutely no truth in her mouth and I advice you reading this reviews not to work with her or this apartment company in general they will say one thing and retract it after wasting your time and will leave you in a bindI had gone to get an apartment and she clearly said is a free first month and I went ahead with the application, right after I made payment for application and ready to move in she said she never said anything about the month free and this was even on they website and had screenshot of it but she ignored all that. eventually she said if I don’t take the apartment I can’t get my application fee back even though that wasn’t what was agree on from when we spoke, and there’s no higher person to report my concerns to, I’m not sure why she think is ok to do that to people, total scam don’t work with her if you have to work with this company.This why there’s so much bad reviews here I’m surprised they even made it to a 3 star . The Diana lady a lair and you can never trust what she say, please don’t work with her for your best interest. TY

This place is not at all what you are presented when visiting the model. BEWARE! Roach infested, you have to park a block or two from your apartment, dirty exterior and interior when we moved in. They replace your broken machines with other broken ones. THINK TWICE! We wish we had

Where do I begin? The application process is the absolute worse. Every time we went in with what we thought were all the requirements met, we were asked for more. Steve first showed us the wrong apartment, never told us anything upfront, and we had to let the process unravel on its own. After returning my last piece of notarized paper work, they tell me this document is useless and there is additional renters verification to do. We had a set move in date and they absolutely need you to show them the light transfer verification. First let me say, if your associated in any way with multiple properties, AVOID THIS PLACE. They give you hell about it. And then they threatened to move up my promised move in date, which would mean I would miss out on pro-rated days i already paid for and they wanted an additional months rent upfront. And then you would have to re-do your transfer request and send another email with the light transfer verification. Sounds like a lot right? BUT THERES MORE. So I pulled out because it was BS what they were asking and there was no way I could meet those requirements for the moved up date on time, yet they kept $545 dollars for an approved application.... Safe to say, biggest L I went through all year. Like seriously? All it took was honesty and integrity which unfortunately this development does not accommodate you with.

I would have given 0 stars but it does not give you the option. What I can say that if you intend on moving t here please make sure that you check your unit throughly. I was moved in late May but my unit seem to be cleaned but was roach infested. I sent over pics of the ceiling, dishwasher and cabinets which was filled with roach droppings and dead roaches. Pest control was sent over to “access” the issue he came in and shoot some kind of brown gooey mess around the unit (was not discreet AT ALL) and told me try to clean up less as possible and without bleach. It than continued I reached back out weeks later (I was told give it a couple weeks) I than reached back out to advise that the issue was still happening my cabinet is filled with droppings AGAIN!!!! I was told the same thing when peat control came give it a few weeks and see what happens well guess what they are back. Now not only are they back now I see the droppings at my door I advise the office of that she now tells me maybe termites. What upsets me is that the pest control guy has been to my home on 4 different occasions every time he said they are roach poop not it’s maybe termites. No one seems to know or don’t care. When I spoke with Diane St. Jude this morning whom I am told is the manager she hung up on me. It seems as if she could not understand why am I upset and spoke as if she is doing my a favor. I really wish I was able to upload the pictures to show what I am cleaning up weekly due to the issue not being resolved. BE MINDFUL WHEN RENTING HERE!!!! My issue still has not been resolved. The only good thing I can say is that Steve the leasing agent was pleasant and he had great customer service.

I Would First like to say that Steve is the best its been a year and four day that Iv been living here. He was the one that showed me the place last year and helped me signed my leasing contract to move in. It was great experience from start to finish Move-in process was amazing .I love my apartment its nice and cozy for me and my kids. When ever I have an Issue or an question he always go over and beyond to make sure my questions and issues are answered and resolved. The whole team is also wonderful and the maintenance worker Jean always take care of my work orders when i request them, which is funny that its always him. Thats a great thing because he knows my apartment inside and out and is great worker always go over and beyond. This is the best place to live. especially its close to the stadium and the turnpike is right there and great local restaurant around the way and great schools and preschools in the area. Love it here. I always refer people here. You wouldnt be disappointed. Gated Community great pool and BBQ are and has a Gym as well as a park for the kids and a basketball court. You cant beat that.

My husband and I are absolutely in love with our unit! We love everything from the size of our gorgeous kitchen to the wood flooring to the sunset views from our screened in balcony overlooking the lake. As soon as we moved in our apartment felt like home. The office and maintenance staff have been amazing as well, quick to answer any questions and always there to help. If youre looking for a quiet neighborhood thats close to everything, this is your place!

As a new tenant I must say that my renting experience was very smooth. The staff was very nice. Orchidia was the one to help me my first day and throughout the renting process. She was very accommodating to my wants and needs of the apartment and was able to show me a unit that fit exactly what i needed to live comfortably. During the renting process Steve was very helpful as well in making sure I had everything i needed before I moved in. I have been living here 3 months now and the facility maintenance are very polite Jean was able to help me with anything i needed in my apartment. The pool and gym are always clean. I really like living at Walden Lake.

Misleading website. Leasing agents answer leasing questions with their own question. I simply called to check availability while submitting an online application. I called the office to ask about the specific units available. Instead of answering my question the agent decided to respond with a plethora of questions of his own. Not acceptable.

Apartment searching for 4 months was tough but when I stopped in to Advenir at Walden Lake I knew my search was over...I met one of the team members in the leasing office (Steve) & from that day fourth everything was a breeze. Stevs took his time to make sure that I had the home I wanted as well as needed. By him being empathetic to my needs, I felt as if we had connected, building a working relationship I could trust. This is my very first apartment and I love it. No complaints. Every request I need I contact the leasing office and within hours the issue is fixed. Very quiet location, friendly neighbors, amazing maintenance team, near shopping centers and the turnpike. PERFECT

Worst place ever. THIEVES! my grandmother gave them all our money for application, background, deposit the week of August 15 They told us apt will not be ready till Oct 22!. WOW I THOUGHT BUT OK WE WERE APPROVED LETS JUST WAIT. on August 31, we had a death in the family and advised Maria Office Manager that we will not be taking the apt since we need all the funds we can to make arrangements and we will like our money back. She said No. My grandmother told her Im giving more than 45 days notice for you to put apt back on market and nowhere on any paper it said that the $500 conditions deposit was not refundable. They were unsympathetic and did not care that we needed the money to bury our loved one. THIS HAS PUT ALOT OF STRESS ON MY GRANDMOTHER SINCE WE HAD TO SCRABBLE AND BEG FOR HELP JUST TO BURY OUR LOVED ONE. WE WHERE EVEN WILLING TO SHOW DEATH CERTIFICATE AS PROOF. THEY KEPT ALL OUR MONEY. BEWARE! THEY THINK PEOPLE JUST HAVE THE LUXURY TO LOSE OVER $900. BEWARE!!............ HENRY Thank you for your response I understand the application and the administrative fee are nonrefundable but when my grandmother was approved you guys asked for an extra $500. That she was never told was nonrefundable. thats the $500 that my grandmother was asking back she already knew she wasnt gonna get the admin and the other fee back all she wanted was the $500 to help bury our loved one.

Worst place to rent.. no one answer their phone in the office and they always tell you they gonna contact the office and theyll call you back and never do. Apartment are not taken care at all.. they give out apartments dirty and filthy but expect the apartment detailed clean in return.? Wow! And the worst part of all, the office has their workers looking for any reason to get your vehicle towed. DO NOT RENT HERE!No need to contact the office. Will never return here..

Advenir at Walden Lake Apartment community is a relaxing place to call home. I have been living here since July 2016 and I have yet to complain about anything. This community is very peaceful, quiet, safe, clean and the apartment itself very spacious and comfortable.The amenities offered are very spectacular, from the clean glistening swimming pool to the well groomed and kept basketball court. The car wash area equipped with water and soap dispenser and a vacuum is so very convenient for the residents that are willing to clean up their vehicles. The lawn is well manicured and the roadways clear of debris and litter.The office staff shows a high level of professionalism, always eager to help residents in a polite and courteous manner. Jack, the Property Manager, along with Marian, Sheba, Osyris and the rest of the office team have been doing a phenomenal job in satisfying residents needs in a timely manner.The maintenance team is very efficient and effective. Whenever I request their assistance to look at something in my apartment they show up the day of the request or the next day and of course they always get the job done.I love Advenir at Walden Lake!!!!!!! I have resided at other apartments in and around Miami and neighboring environs, but this is the best place I have called home. Hoping to stay here until I can get my house. That is how awesome this place is!!!!!!!!!

Ive been a resident for a few years now. Pros: The location is great and convenient to highways. The apartments are nice sized, I have a 1 bed/1 bath, with a den. I liked that washer/dryer was included (its tiny as hell). Most of the ladies on staff is nice and helpful (excluding the Property Manager, lacks customer service). The gym is okay, but minimal. Cons: Frequent police activity in the complex. Frequent accidents at the entrance causing major blockage. Maintenance requests can take a while, and may leave a service incomplete. Parking is horrible and floods terribly after rain. Rent goes up significantly every renewal. The pool is small and always crowded. Towing is aggressive, so dont have too many guests. Walls are super thin, Ive heard everything from sex to domestic disputes where police have had to be called.I will not be renewing my lease here.

Amazing, as we got the keys to the apartment we immediately thought of it as home, putting in the furniture and stuff was all amazing, then we tried out the amenities and it was an overall relaxing experience, I am completely satisfied and I don’t think I want to leave just yet!

They dont care about your problems. My car got stolen from this exact complex and they shrugged it off like it was nothing and to make matters worse THEY LEFT THE GATES OPEN. The property manager had no care on how I felt, he told me he was busy writing a report and closed his office door in my face. Paying $1,400 a month to not feel safe. Im terminating my lease and suing these apartments

The tow people come here whenever they want to tow peoples car. My father came during the day to help me set up my daughters crib, he didn’t even stay over 30 mins and his car was gone. I don’t think that’s fair when I pay $1400 a month and every night it’s a problem for me to find parking. I can’t wait to move

I moved in recently in and I dealt with Orquidea the whole time and this was one of the easiest move ins since I’ve been renting and that’s been a long time. As a mother she understood how safety and feeling at home played a big role and I’m feeling at home already lol. But she is awesome and so down to earth. I got approved to move in the next day and moved in as soon as the apartment was ready. It’s pretty quiet and the staff responds pretty quick so far. I’m hoping it stays this way. But my friends that live here say they haven’t had a problem since they been here 3-4 years. I would recommend this place.

Im out of state. Ive been calling the office every week for the past 3 months, been told someone would contact me concerning my inquiries, Im still waiting. I moved out before my roommates. I was contacted by a collection agency for a balance: carpet replacement, damage caused by hurricane Irma (yeap, go figure ) and 2-week rent my roommate didnt pay. Before I left the state, I went to the office to give my contact info. I was told not to worry, they have my number and email on file. Im not sure if my file got lost or something because I was not contacted by the office for any balance.Ive been trying to get in contact with the office to receive the receipt for the carpet replacement, since when renter pay for damage caused by mother nature, and pay off the 2-week rent due, but it seems like nobody knows how to answer and return calls.

Recently theyve been pretty good. Craig followed through or my carpet cleaning. Stayed late just to keep me updated. Really appreciated that. I recently locked myself out of my apartment (twisted the bottom lock as I left out of habit). This was shortly before 8 am. I walked to the leasing office and luckily Mr Kline was there early. He and the maintenance team let me back into my apartment and thankfully I made it to work on time. Thanks again everyone.

This place is horrible! The gate never works. I hope you have a boat because this place floods when it rains. Management is unprofessional, they do not explain your lease thoroughly and then stick you in the end with fines and penaltys. The maintenance guys are so unprofessional and never do the job right. I had a leaky toilet and the water valve was no good. Do you think they changed it out? Nope. He turned the water pressure down so that it wouldnt leak. Upon me moving in, I complained about roaches and they sent a guy out to spay, which may have been baby powder, and told me to not keep the A/C on high and that i needed to leave it between 74 to 77 degrees and if he have to come out he will report me to the rent office. This place is a scam! NEVER again will I rent again with this business.

I have lived at Advenir at Walden Lakes for 3 years and my experience here is wonderful. The manager Jack Cline is very professional and friendly. He always greets my husband and I every time that he sees us. Advenir at Walden Lakes is a beautiful place to live and its all because of the way of Jack operates and manages it. Everything is in order and he does his very best to make sure that everything gets done in a timely fashion. I do not believe that anyone else will be able to manage Advenir like Mr. Jack Cline. My husband always tells me that if he should own a Business, he would want Jack to be the manager because he gets things DONE!! Great guy!!

I advise people to really look elsewhere. When we inquired about the place and decided to proceed with the application process, we were told we would have to wait a month to move into our apartment due to them remodeling it. Let me start by saying their definition of a remodel is to throw some new cabinet doors on old, crappy cabinets, lay new carpet down (WITHOUT proper install), and some cheap vinyl to cover up the Kitchen and bathroom floors. This place is completely rigged! Drawers on wrong tracks, old and bent up closet doors and tracks, PLASTIC baseboards GLUED to the wall (they are falling off), etc. The list is long! When I told the office staff that I was completely unhappy with this remodel I got a very generic oh were so sorry and thats basically it. Almost a month of being here and several promises to rectify the issues- NOTHING has been done. The community is quiet for the most part but the office staff and maintenance staff are horrible!!!! So friendly and helpful until you have paid to move in. After that they could careless about your concerns! Its truly sad. I feel I am being robbed at this point. $1305 rent + $17 trash fee, $5 maintenance fee, water, electric, cable, PLUS a fee if youd rather pay online than get a money order every month to live in a community where my money, time, and apartment ARE NOT RESPECTED. DO NOT LEASE HERE. I regret it.

Recently, I have decided to upgrade from my 2 bedroom apartment into a 3 bedroom. I have been living in Advenir for over 4 years and I have really enjoyed my time here. The pricing of the apartments are very competitive in comparison to the competition. The staff and office manager Jack Cline has always been nothing but friendly, helpful, and very professional. Ive never had an issue with with roaches and pests as some residents are complaining about. When the monthly exterminator comes, many times I tell him theres no need to exterminate my apartment. I think the residents complaining should try to be cleaner and that my help with alleviating the pest problem. In the 4 years that Ive live in the same unit, there has been issues with toilets and a/c as these things tend to break due to everyday wear and tear. Each time Ive ever had to report an issue with an appliance, the issue has always been rectified in a timely manner with either the proper maintenance or replacing the malfunctioning appliance with a new one. I appreciate the fact that we now have parking decals as the parking situation was beginning to get out of hand. There were times when o would get of of work very late and wouldnt be able to find parking because there were no vacant spots. Ever since the parking enforcement, parking has improved significantly and I find myself able to park closer to my apartment unit. I am about to renew my lease with Advenir for a 5th year with Advenir and I am very excited about the changes.

PLEASE DO NOT MOVE HERE!!! My apartment has mold and I also receive a doctors note to have the carpet removed and the Manager blatantly told me he will not clean or remove the carpet...I SHOULD JUST MOVE AND PAY A PENALTY OF 2 months rent to do so. If my health is at risk, why should i have to pay a penalty?? I do not have a problem moving, as a matter a fact I WANT TO MOVE. These people dont care about anyone. Then you have people in here stealing deliveries and breaking into cars. The gates never works and they dont paint your apartment upon lease renewal. There are so many issues with this complex...do yourself a favor and STAY AWAY!!! BE WARNED>>>STAY AWAY

I move here 5 days ago and apartment was not ready for move in. I do not have no power in half the kitchen and in the dinning room. The toilets is not working properly. My ac is making noise. I am going to see how long they take to fix my issue. I should have read the reviews before leasing up.

Ive had a great experience the staff is great they understand if I need help from them the area is clean and Maria Fernandez and along with the other staff are very professional and take care of any issue if you have any

My experience living here has been wonderful things that I needed to be fixed in my apartment they come out very quickly to fix them and I really appreciate that management has also been a very big help .

Not worth the money or headache.The office staff is not knowledgeable. What is the point of a being in office on the weekend when no one can answer any questions.???Premises: The gate is always brokenAnts inside of the unit, along with rust and mold.The Parking lot also floods when it rain.s... So much more, just save yourself the time money and effort. Much nicer locations towards pines, or Miramar for the same maybe less, but definitely without issues.

Whenever I had a problem or needed help I can always go to Orquidea and my problem was put to ease. 😍 The leasing staff was very nice . Im happy I choose Advenir at Walden Lake to be my home. Thank You Orquidea for your 5 star service 😘.

Im not sure if Tricia is Jack or one of the staff members who are writing a review about Jack when this should indeed be about the apartment itself. You live with JACK ..You live in the apartment. The apartment itself is really nice, I had a few problems when I moved in with mold on the ceiling which was addressed by one of the staff members, Its very quiet I had no problems,. Minus jack who is a jack he is very rude!!! Try to speak to someone other than him he will make you run for the hills. JACK CLINE NEEDS TO BE FIRED!!! Repalce him with ROSY and you will get a lot more business!

I got help from a lady named Orquidea was super friendly and helpful and processed my paperwork really quick.

I have lived here for almost two years and NEVER late on my rent. There is a mix up with my renters insurance and they charge me $25 fee and refused to remove it from my bill even though my policy is active prior to the charge. Once you move here they dont care, they are quick to say there is nothing we can do. I spoke to 3 different person at the leasing office and get 3 different stories, then I was finally told they cannot remove it because it is a compliance fee... COMPLIANCE how convenient. STOP TRYING TO ROB PEOPLE! WICKED.

I applied to live here. Waited a week to know if I was approved or not. Had to call myself to find out that I was not approved. Not sure why never got a letter stating why. Staff says they don’t even know. I’ve been waiting almost a mont for my money back. They claim to have the updated information to send out my check. Still waiting one month later!!!!! Nobody answers the phone. I’ve sent emails which they claim they haven’t received when I visited the location in search for my money. There should be no reason why I wasn’t approved because I went down the street to another apartment complex and was approved instantly, same also with a realtors office. I feel as if they just took my money for no reason. Don’t waste your time here, I wish I read the reviews first befor I applied.

Ive lived here for over four years and I have no complaints. Ive had nothing but positive experiences with the staff.

I have been living here for a year now and Ive never had any issues with any of the staff. They are all very friendly and always helpful. However, I had a very horrible experience with the property manager a few days ago. Although I am familiar with all of the office staff I had never met the property manager personally. Ive read various reviews prior to move in stating how rude he was, but I am not one to pass judgement on an individual based on someone elses experience. I am a single parent who works and goes to school full-time, which entails a very busy schedule. The other morning after dropping my daughter off to school I headed back to my apartment to get ready for work. I placed my garbage bag outside of my door and had intentions on taking it to the dumpster once I got ready to head out of the house. About 20 minutes into getting ready someone started banging on my door nonstop. Like I stated before I am a single mother so the banging on my door startled me. I was actually scared to see who the person could possibly be. I rushed to put clothes on and as I began to open the door Jack, the property manager, was already in the process of trying to unlock my door with his keys and let himself inside. He immediately stood up and threw my garbage and stated, in a very nasty tone, can you please put your garbage in nobody wants to see this. I politely told him that he didnt have to bang on the door because I was actually scared. He didnt seem to care he stated I like to be heard. I understand his frustrations, but his customer service skills are very poor. He did not have to approach me the way he did, especially since this was our first formal encounter. He left a very bad taste in my mouth and now I can not stop thinking if he just lets himself in apartments without the tenant knowing. I have been on edge since that day. What if I never opened the door would he have just let himself in and seen me nude? We are so supposed to feel comfortable in our home even if we are renting. We are the ones paying our money every month. I would like to be treated with some respect, especially by the property manager.

I personally feel like these people have a personal vendetta against me especially the Hispanic lady working there with black hair. THEY ARE FORCING ME TO GO THROUGH AN EVICTION EVEN THOUGH I WENT IN TO PAY. THEY SAID THEYRE REFUSING TO TAKE MY MONEY. I called they’re lawyer they asked me why they won’t accept it. I called Jack and he said the same thing. Don’t live here. If I have to go to court for this I will. I refuse to just let them ruin my rental history just cause they want to

The plumbing is horrible. Both bathrooms are flooded and they don’t care. You would think they would rush to fix it since it’s a flood and I have 2 toddlers living with me but no they’re taking their time. Both my tub and toilet flooded in the master bedroom and somehow it made the second bathroom flood as well
