I do not recommend these condos. They do not respond to tenants inquiries. They have mold and allow tenants to have high grass which causes rats. It’s a NO no matter how cheap they are you will not be satisfied

Sunset Palm Villas is set in a beautiful, park-like setting consisting of two story garden style condos. It’s conveniently located with nice and friendly residents in a safe neighborhood setting with families and processionals alike. I find the new management to be professional, responsive and respectful to residents. The actual buildings are going through numerous upgrades and improvements including new impact windows and doors. The property is clean and well maintained.

Good luck trying to reach the Association office. They never answer the phone. If you are looking into buying a townhouse, good luck getting a loan, banks wont approve because of Association delinquencies.

Very loud disturbing neighbors in unit 479.Always getting the cops called on them because they always play extremely loud music. The landlord doesnt care how many times you report them, they do whatever they want to do.Their kids are always running around (shirtless) sitting on our stairs, throwing their ball and toys on our lawn.About once a month, a car comes with 10+ suitcases, its loaded up and loaded out. I believe that its drugs. The woman in that unit is always taking money from different cars only wearing a sports bar. Always beating her daughter and screaming at her. The amount and level of news in apt. 479 is unbearable. God-speed to anyone who has to live next to them.

The absolute worst apartments in Miami. Roaches, rats, poor plumbing, very loud tenants who play MUSIC all night long. I would rather die than have to stay in these apartments any longer. The police are here every day and it doesnt even matter because the complex is full of drug dealers and people who are inconsiderate of someone actually having a job.
