I would not recommend renting with this company.They are dishonest in their business dealings and charges. It has been my one unfortunate experience with a rental company which I am still seeking to resolve.

Just looked at a property they have for rent at $1200 a month in Mesa. This property has a fence falling over in the backyard, ants crawling on the walls throughout the inside of the property, electrical not up to code or any code at that, smells like mold inside, the backyard was a mess. Even if it was cleaned I dont see it worth $1200/month but thatsmy opinion. So I called to let them know (as they requested in the automated text service they use) they may want to visit the property and do some pest control and clean up, the lady on the phone was very rude and short with me. I also have pictures to back up my claim on this property. My time was wasted, I wouldnt rent from this company ever.IN RESPONSE TO YOUR RESPONSE,The lady on the phone when I called did not mention anything about contractors, therefore I can tell your full of excuses. I had nothing to gain by calling your office and simply letting them know the property should be revisited. I was no longer interested in the home when I made the call. All she said in a rude tone was well we just listed it yesterday. How having 5 people wanting to view it and contractors were there yesterday justifies the rude person I talked to I dont know. I was simply trying to help you out and give feedback on the ants on the walls, the fence falling over, and the stench. Good luck to you and any future tenants you may have.

I was really disappointed. The communication was non existent, when I finally did get a hold of someone they weren’t very friendly. For being in the service industry they were unimpressive. I understand that a lot of different people come through, to that end, the automated system has potential, it’s just missing some crucial pieces that make for a poor customer experience.

Train wreck of a company--stay far away. We couldnt dump their horrific management fast enough, and even then it was a costly fight. Unexplained accounting errors appear each time you stop watching every invoice item. Owners wife is the primary account executive, and disregards lease restrictions at her pleasure. Property was rented to account executives personal friends; account executive knowingly disregarded pet prohibition (actually said oh theyre just two small dogs), and brought constant police and child protective services involvement and property destruction. Failed to enforce credit prerequisites and occupancy limits, resulting in damage to rental unit.Owner and account executive tried to sneak substantial changes into an auto-renewing management contract. Account executive was condescending and aggressively disrespectful to property owner. It would have been more expensive to sue these criminals than to just get away, so we chose the latter. Dont get involved with these crooks.

Wish I could give 0 stars!!!!! Scheduled a showing with them to see a property they were managing. We set up the showing on Saturday or Sunday for Tuesday afternoon. Showed up today to see the property, followed instructions to get in and kept getting a failure response. So we called to see what we were doing wrong and they informed us it had already rented. Thanks for the notification to cancel the showing before we drove all the way out to the property!!

Awful customer service. I went to see an upcoming rental. No realtor there to show it and current tenant was clearly still living in the home so I wasnt going to enter without a realtor. That didnt stop another guy from walking right in when the door was unlocked and giving himself a tour of the living room. No respect for tenants property or privacy. No one was available to be reached, even emergency maintenance could not get a real person for me to talk to. I tried calling to see if another property I was interested in would have someone there. Never got a call. Sent an email to the owner during this incident, been a week and no response. I will take my luck elsewhere even though they seem to have nice properties because if it is this hard trying to get a hold of a real person now, I can only imagine how awful customer service will be as a tenant.

My father and I have owned rentals since 2010 in two states. We have used a few of the local companies and companies out of state. EVPM has proven to be a good decision. They dont over charge for repairs. They respond in a timely manner. Bailee and the team in the office are great to work with. I have been working with them since 2010. I wouldnt be comfortable recommending the other local companies we have used in the past on a Google review.

I have a property I rent with East Valley Property Management and their service is very lack luster. I had an issue with a tenant receiving violations and I could not get them resolved because I could not get Bailee Webb to call me back. Now Im out the violation fee due to the whole process almost lasting a year. They do have a new associate, Cheryl Maas, that has been helpful after the fact but its too little too late. If you need a property rented out I would try a different company, one that is going to be able to assist you when you need it.

They are proactive in soliciting their vendors in property upkeep. They even hold off fixing issues during the week and make me pay extra money to have it repaired on weekends.I can NOT find my own property listed as a rental through all of the popular web sites. How do others find the listing?They usually address my needs as an owner and typically answer questions after a week of sitting in their email. Repairs are usually another week out.They are a small understaffed local company. They make lots of promises and have yet to make any changes.

We have had mixed experiences with this company. Good- they send emails whenever there is an issue with the property. The properties have been filled most of the time, although the last exchange of tenants was rather lengthy, it took 3 months to get a new contract. I think there is a misunderstanding of what is expected from the property manager vs owner. We had a couple communications regarding things that we felt should be handled by them- like missing keys, garage door openers and tenant contact info. Regardless of the length of time a tenant occupies a property, I think it is the companies job to be aware of what the tenant was given and make sure it is returned.

I have had them managing my property for almost thre years. They have been professional and very responsive. I have not missed one months rent since they have managed my property. They are excellent at screening potential tenants.

STAY AWAY! This companys customer service toward their renters is awful! They do not keep you informed, everything is a run around with them (let me have you talk to this person, youll need to email that person, you have to call this other person), and they do not care about property cleanliness. Upon move in, there was hair in the drawers, the glass oven door was so horribly stained you could not see in, light bulbs were burnt out, and there was dust caked on the blinds and fans in every room. Upon move out, they charged me for the oven stains and an unclean move out, even though I gave receipt proof that we had the home professionally cleaned! Horrible, HORRIBLE experiences with this company. Would highly recommend you take your business as a renter elsewhere!

We had been with EVPM for 3 years. At first they were a good company, communication was sketchy but once we had a good property manager she left. Turn over was very high there! Now they are no longer putting their customers (property owners) first. Their focus is whats best for EVPM and their bank account. Not the tenant or the owner. Spend over an hour trying to find a live person to talk to. I keep getting a recording no matter which option I select. very frustrating.After a few transfer, I did talk to a live person, then thing went smoothly.

I have never had so many issues with a property management company. Their service and communication is horrible. Ive had an unresolved service request for 9 months now and not one phone call from maintenance, East Valley, or the owner.

Terrible experience I put my application, after a few days I called them and I was informed that everything had gone ok that they just needed to talked to my current landlord.They spoke with him and he informed them that I was always on time on my rent and that everything was ok.The next day they told me that there was issues with my credit they lied on the previous conversation about everything being ok.Be really carefull with your application fee,I just gave them 200dlls.

STAY AWAY FROM THIS COMPANY AT ALL COSTS.Theyre terrible! They never fix whatever is wrong with your house and when they actually take 5 minutes out of their day to come fix a huge hole in your wall they repaint it a different color than the rest of the wall.They charge you for paying late, when its supposed to come automatically out of your bank account on the last day of the month. They blame it on you and your bank. Then 5 months later, they take your check and all of a sudden auto pay works. You spend the next month anxiously awaiting your $1500 they still owe you.Their communication skills are at the skill level of a 5 year old.They will not tell you any complaints the HOA has about your house until youve accrued many fines that you have to pay. They then blame you for not paying them sooner.They will charge you an extra week of rent at the beginning for having you move in early and then wont reimburse you when you find out the house is not move in ready.They will tell you that they will take care of the front yard, and then wont, resulting in fines from the HOA.They will do anything in their power to get any amount of money from you. They will not return phone calls or make active efforts to fix what is broken in your home.If you still decide to rent from this company good luck to you! If I had to choose being homeless over renting from this company again, it would be a no brainer. I would pack up all my crap and be the girl that lives on the corner.

STAY AWAY!!! This is the most horrible management company I have ever dealt with. They committed multiple violations of the tenant laws in Arizona during my lease and refused to release me from my contract. My first clue this was going to be bad was the day I moved in my condo was filthy, covered in trash and overspray from the painters. The Arizona Revised Statues - Title 9 section 1303 states that the living environment must be free of infestation of insects, vermin, or rodents, however, upon move-in I reported a severe infestation of roaches to which I was told it was my own responsibility to provide pest services, even though they were there before I moved in. The same statute states that the management company is responsible for removing unhealthy conditions, including any condition as defined in the building code that results in the failure to maintain minimum standards of sanitation, health or safety or that renders air, food or drink unwholesome or detrimental to health and keep all common areas of the premises in a clean and safe condition, but EVPM told me that the cat urine and feces in the common walkway and staircase next to my condo wasnt their responsibility. They took 6 months to install working smoke detectors, again violating the statute. They refused to remove mold from my kitchen, which was still present when I moved out, AGAIN violating the statute. My requests went unanswered for any of the issues to be resolved and when I became pregnant I decided this wasnt a safe place for me to live any more. I requested to be released from my lease contract on these violations and was refused. So I went through their standard lease termination process, turned in the paperwork 30 days ahead of my move-out date AND paid them an additional $540. They approved the lease termination and I moved out before the first of the next month, returned all of the keys, and left the condo in IMMACULATE condition. A month later I was notified that I owed a month of rent, for the month AFTER I moved out. When asked why I owed rent if I paid all that money to get out of my lease I was told thats how we do it. After trying to get a better explanation from the rudest woman on the face of the earth, and after trying to get ahold of my personal leasing agent over and over and never getting a return call, I was just ready to be done with them. I told them to take the rent out of my deposit that they were STILL holding from me, and they told me we dont do that, despite the fact that state law makes it very clear that any rent due after a tenant moves out can be taken out of the deposit. I have not heard from them since, and I am sure I will never see the remainder of my deposit. I gave them over $2000 in deposits and fees and I wont get a dime back because these people dont care about being responsible, law-abiding property managers. They want your money, and the more they can swindle out of you the better. I was an ideal tenant, I paid on time, every month, I kept the condo clean, and even made improvements from my own pocket, and they STILL screwed me over. DO NOT RENT ANY PROPERTIES FROM THIS COMPANY!! Please, go find another, more respectable, honest company to rent from, you will be happy you did.

They overcharged me a marketing fee month two. I had to argue with them to finally get my money paid to me. Now they are letting my tenants move after 6 months of a 12 month lease and cannot tell me why. They continually bother me for things they should handle. Terrible property management company.

Being a neighbor and homeowner next to one of their rentals is garbage. They do not keep up with maintenance and make our property value decrease. They cant even adjust the sprinklers so they dont soak my brand new truck 3 times per day.
