Terrible realty company to rent or lease from, overly priced, and the staff is no help at all. I’ll-mannered, ride, no common courtesy, and they are snippy and rude when you do not want to use their tenant link to pay your lease. The site isn’t efficient, as it takes 3-5 business days to post your payment if you are choosing to pay by bank draft, and by the time your payment does clear or post the management does their best to charge a $50 “late fee”. You’re charged $14.95 if you pay by Cc or DC. We are paying the same monthly fee for an old, run down, not well maintained apartment that we could’ve paying for a nice 4 bedroom home. This was a last resort, and our own fault, but come on - where is this company’s integrity? The property management….?

The rent increase is ridiculous, people are just trying to live? During a pandemic, my income was effected when covid started..I told management my situation I still got eviction notices all over my door and Ive never been behind before...when I moved to southaven about 7 years ago rent was about $590 to $615, for the exact same apartments rent has gone up to $800+mandatory rental insurance, ($1700 for month to month option)ROACHES have taken over my building the pest control does nothing, old pipes need to be replaced, sometimes I get brownish water, I stopped drinking from the tap awhile back. Faulty outlets and breakers, Ive been without power a few times in the last few months, old ac units that they just patch up when it breaks, Foxhaven needs a complete renovation, especially for how expensive it is now. Currently moving out, who wants to live with roaches? Mold is growing behind the wall where my hot waterheater is located, I noticed it after I moved in and told them about it but they didnt do anything about it because they dont care. Very insensitive and unprofessional properties, shameful borderline slum lords.

I shared my luxury apartment in Collierville with mice and black mold. Neither issue was sufficiently addressed.Edit to add response: feel free to shoot me an email, I will forward my communications with your office staff, pictures, and videos of the pest control people walking in my apartment & walking right out numerous times without spraying that I shared with your staff.

Gentlemen I spoke to three times was demeaning and offered no solutions to a denied application. I don’t know if the smug, condescending demeanor stems from lack training and/or confidence or if he’s just simply rude and uncaring. Either way to treat potential customers in that manner is bad business if nothing else. I easily secured an apartment at a comparable facility because the leasing manager went above and beyond to get me in the building but best of all she treated me with dignity snd respect. I’m so glad I wasn’t asked to sign with MRG!!

Living here added an unforgettable amount of stress to my life. Rats, roaches, bed bugs, wasps, and flees and mold all infested my home within the two years that I lived under this irresponsible property management company which has over 5000 units that they can not take care of. Property management did not want to take any responsibility for the infestation despite the historic buildings rotting infrastructure. I would tap the wall and it would crumble before by eyes. I had a 3ft hole in my bedroom ceiling that would leak with every rain. These are walk up apartments with dangerous staircases. The property manager does not lift a finger to remover ice in the winter. We lived on the third floor of our building. During our second winter there our radiator stopped providing heat. Instead of fixing it, mgmt just said that the first and second floor apartments received all of the heat due to the nature of the boiler... But we had heat the first year?? They just didnt want to fix it. We could only receive heat during the day when our neighbors below us were at work. At night it got down to what felt like 40 degrees. We could see our breath. My roommate and I fell down the steps from slipping once. The parking lot is filled with potholes and there is no security. My car was broken into multiple times. Management said it wasnt their problem because there was no video evidence- because they refuse to invest in security measures. Despite calls and complaints, the mgmt did not make a repair until it caved in. Repair men and other associates of the company walk in unannounced and state that they are allowed to violate privacy because I didnt own the property.Living here was miserable. The beauty of the architecture is the only thing that is appealing to this rental. They have no interest in their reputation or the living conditions of tenants. Even after I threatened to sue, they did not budge on making our apartment more habitable.

Ms. Heather property management is horrible never return calls it took her 52 days to return my call and still didn’t fix the problem. They charge high rent and poor service with meeting there residents needs. Corporate is horrible it’s been 25 days and Ms. Dawn Barber hasn’t still returned my call. Lack of communication! They need teaching and training.Nasty carpet/wore downDirty stairway omgRefrigerator was nasty when I move in.No one hasn’t fix the issue yet! Only keep tacking up the carpet for the second time. I trip over and fell down they still tacking down the carpet. This company should be ashamed of how they operating. Selfish company. God sees you owner!Rent 1650.00 -DO YOUR RESIDENTS RIGHT!I do not recommend!

MRG hires the best teams for their properties. The team at the Monticello are amazing and treat everyone like family. They know all of their tenants and the property is beautiful. If a service request is submitted, action is taken and this is the first place I have lived that calls you to follow-up and make sure you are satisfied with the resolve. Our family is so comfortable here and it is truly a place we can call a long time home. We love you guys!!!!

DO NOT MOVE TO THE MONTICELLO APTS....my mother in law has lived there for years and this is the worse its been ever. Maintenance has sucked since the guy after Dexter. The gate is ALWAYS broken. The young black girls in the office is AWFUL! They talk to people like they are nothing. For the amount people are paying its despicable. Crime is going up and the courtesy officer says she refuses to do any extra work. They are sending this tow company pull any car over the line or park on the side because they are no spaces left in the visitors. When moms lease up she is gone. They have lost a loyal tenant. Where is Ms. Betsy when you need her.Updated: the resident just received notice about parking after vehicles had been towed and now they have no parking marked. Great but that should have been done beforehand.

I have lived at the Cherokee Arms apartments on Madison Avenue in Memphis for over a year. Here’s a list of pros and cons based on my experience:PROS:1. Building is conveniently located near downtown and has close access to major transportation routes. Overton Square, the Memphis Zoo, and the Cooper-Young area are just minutes away.2. Units are somewhat renovated and are furnished with a stainless steel refrigerator and stove.3. Lots of cabinetry and storage space in the closet area. There’s also storage in the basement for larger items.4. Very affordable. My rent is $650 a month and includes water, cable, and wireless internet (although I had to purchase my own router due to poor connectivity issues).5. Management is *usually* quick to address maintenance issues.****************************************************CONS:1. Hot water - I’ve had issues with the hot water in the building since day one. The temperature goes from freezing cold to scalding hot while using the shower. I’ve made numerous complaints to management and each time I was told they would send out a plumber, yet the issue is still ongoing as of 1/11/2020. I can only assume this is because MRG is too cheap to address the underlying issue.2. Laundry - the communal laundry area in the basement is very difficult to access due to the fact that the building does not have a functional elevator. The spiral staircase on the side of the building is extremely narrow and it is hard to transport loads of laundry. The building has an elevator used only by maintenance, yet MRG refuses to spend the money to make it accessible for paying residents. Furthermore, the washing machines are DISGUSTING!! They wreak of stagnant water and there is mold and mildew inside. I absolutely refuse to put my laundry in these machines. They should be professionally cleaned on a regular basis. Also, two washers and two dryers is inadequate for a building with 30 units.3. Parking - off street parking is available, however it is virtually inaccessible due to the severely degraded pavement and crater-sized potholes that fill with water when it rains. I also don’t feel safe parking there because of the lack of lighting at night and the homeless people living behind a dumpster at the back of the parking lot.4. Grounds - the building itself is historic and has lots of charm, however it is very apparent that management does not take any pride whatsoever in this property. There is virtually no landscaping and there’s always trash lining the sidewalk and on the front lawn. As a paying resident, this is very discouraging to see when I come home from work every day.Overall, Cherokee Arms has great potential and I’d love to see someone come in and give this place a face lift and address some of the concerns I mentioned above. But in its current condition, I would highly discourage anyone from living here.

Lived in University Crossing as a student then Midtown Place as a working adult. Overall, good rental experiences. University Crossing management should have been kinder during my exit as our apartment was broken into by gangmembers AND we stayed through the full term of the lease, but hopefully their management there has improved somewhat. Midtown Place was my favorite overall rental for any place Ive stayed in Memphis.

These people are horrible! They charge ridiculous move out fees and if you dont pay they send you to collections. their (in house) collections agency more or less. Absolute Recovery was started by a former employee of MGRs, the writing on the wall is plain to see. Please everyone report these criminals and have them investigated. Stealing from honest hard working people has became a lucrative trade off for these two companies Im willing to bet, stop them now!

I regret ever moving to Rocky Creek apartments in Southaven, MS and would not recommend this property to anyone else. I moved there due to the proximity of the apartments to the school and have regretted it every since. Our first apartment in this complex was lost due to a fire on Thanksgiving morning. It took them over three weeks to relocate us while they investigated. After finally placing us in another unit, I have found mold and mildew. The property manager is now trying to blame the mold and mildew on me when I have pictures of the mold/mildew prior to move-in. They dont ever really fix anything unless you constantly call them and stay on top of it. When they do send maintenance it is the shabbiest, unprofessional job ever. I was told today that these apartments were built in 1987 so I shouldnt expect too much. My rent is $1022, those are not 1987 prices so I expect a home that is in decent shape and definitely free of mold and mildew. I have informed them that my daughter has asthma and this is a health concern. Below are the pictures of mold. The first 4 pictures are before, the 2nd four are after the repair. The final 2 pictures are of the apartment below mine. I was originally supposed to rent the downstairs apartment but did not because it was in such horrible shape and had mold. Now theyre are trying to say that I caused the mold when it clearly was already there. I have time stamped pictures in my phone and will gladly share them with the management/corporate team. I was informed today that they will have a company to come out and check for mold on tomorrow. I will update my review afterwards. Lastly, I also have not received the refund of my deposit even though I was told it was in the mail on 12/16 and was being mailed from the office to the mailbox in the same complex. I have inquired about it by phone and in writing. I am awaiting a response.

This company is a scam and no one should move to foxhaven apartments in Southaven. The landlord is a compulsive liar and the corporate office staff are rude. The apartmenst in Southaven are infested with roaches and other bugs that I’ve never seen before and also, the apartment I lived in had a water leak in the wall and they charged me to replace the whole entire carpet for that which was not my fault. Pleas, whatever you do, do not move to foxhave, if any proof is needed I still have pics in my phone that I will be glad to share! 😡

Dont come to Rocky Creek!!! The Property Manager never does anything she says she is going to do. You have to keep after her to get things fixed. Took a month to get an outside water leak fixed. A year to get a window replaced. Large items stay by the garbage bins for weeks. Does not have a contract with the city to pick up large items. She has someone she knows to come pick the items up when he has time. Its like living in a pig sty. She puts notes on the doors with threats, but doesnt follow through. The place is rusting out in the breezeways. No upkeep at all. Police are out here very often and when you walk your dog the place reeks of marijuania. Will be soooo glad when I can get out of here.

If you are not already a resident at The Washburn in Memphis, TN on South Main Street, DO NOT CONSIDER MOVING THERE. The leasing manager is terrible. She is very rude, very unprofessional and VERY disrespectful. Your calls and voicemails will be ignored. They say its better to contact them by email, but the fastest she has ever replied was to my email about NOT renewing my lease. If I were homeless and was allowed to stay at The Washburn for free, I would decline the offer. Your packages will be stolen or opened and rummaged through in the mail room. There are no cameras in the mail room but when you ask to check the nearest cameras, they are all of sudden not working. The elevator is down every other week for days at a time. Yesterday was Christmas, guess who had to cancel their Holiday party because their grandmother could not walk up many flights of stairs. If your guess was this person, you guessed correctly! They absolutely do not care about their tenants and it is a disgrace. I would never recommend these apartments or any other apartments owned by this company. Move in at your own risk.

I was reading someones comment on having their apartment rented out. I have leased with MRG twice and the 1st time I was told I had the right to recant my notice to move. Unless this person waited until the last minute, he or she should have had the right to decide to stay or not. Makowsky, Ringel and Greenberg LLC does things their way. I have a friend in real estate who pointed out several things to me the properties are violating. She also sat down and fully explained the lease verbage to me. Makowsky is quick to sue but the tables will soon be turned.

Isnt that a coincidence that I am having the same sort of problems with the same new property manager here at Rocky Creek Apt. She must have been moved down here to make our lives miserable. Yes, the entire apt complex has been sent a very rude letter about rental payments and the new rules. A very nasty letter if you ask me and I dont feel good about living here anymore, not to mention there is NO parking what so ever if you happen to get home after 5:00pm and you can forget using any facilities because of the children running wild, especially the swimming pool. Now after being a very good renter and never missing a rental payment or causing any sort of a problem, we receive a letter saying that our lease is up and we must either pay 976.00 which is a 300 dollar jump in rent or sign a lease by May 1st and the letter was sent out on April 6th. Not even a 30 day notice, but we are told we must submit a 60 day notice to vacate. I would like more time before I am forced to pay an extra 300 dollars and no I will not be forced into signing a lease. Markowsky and Ringel this is very bad business.

I paid my lease in full for 1 year, after moving from Out of Town, to the Wingood apartments.Plumbing has been a consistent issue! The property management boarded up the evicted neighbors apartment! This really makes me upset because it makes my apartment look very bad and i have to see this every time I walk out side. The front office and security are very rude and careless. The crime is unbearable!! I would love to move but made the mistake of sighning a year lease.

Very terrible rental company always was a good tenant even when I moved in always payed my rent on time and some times early they never had to come looking for their rent money but yet when it’s time to move out they procrastinate and bs about your money and gives the most excuses ever they are scammers and will do anything to keep your money some way to treat military personnel.
