I can’t say great professional manager for Wallace Farms. Monica is outstanding. I am thankful the owners switched to Elm Property Management for taking great care of the tenants and common areas.

Moved in end of January 2021 and very happy. The communication has been great, management responding promptly as well as maintenance. E-mailed a maintenance request regarding what I thought was a shower handle issue and received a text back in 20 min. Maintenance came within 30 minutes. No shower handle issue, just the way it was designed. Plowing has been no issue, Good communication there as well. My apartment is very cozy and all appliances work great. Thank you Elm Grove.

I have lived at the Stonehenge Road apartments in Londonderry NH for almost 3 years. We have constant issues with the water (e.g., poor water pressure, no hot water, or no water at all!). They are very slow at repairs and will mark them as complete even though they have not been completed. The staff at the property management in Manchester NH are zero help. They will ignore you, do nothing to help resolve issues, and are rude. Especially Emily O’Neill. Now with the longevity of the water issues that they continuously have these unlicensed repair men come tamper with the pipes instead of a licensed plumber; there is mold due to the washer constantly leaking. They will not let me speak with the owner or even a higher up, I had to dig my feet in just to get the name and email of a higher up. The building is not maintained and the conditions are in humane and a great health risk to us tenants and the animals of the building as well. There needs to be a response to this immediately from the owners. Enough is enough.

Would be really nice to got a return call from Elm Grove, but no.I have to give them a star, although I didnt feel it deserved.

After living in SFR for over 40 years, the process of downsizing is daunting at best. Thankfully there are some apartments available. Generally, the units are all pretty similar in size, layout and amenities. What really differentiates the available properties is the management company. The Wallace Farm property in Londonderry is managed by the Elm Grove Companies and in particular Prperty Manager, Monica Calderon, she is the single most important reason for my decision to make Wallace Farm my new home. Monica immediately alleviated all of my concerns about transitioning to apartment living, she cares about tenants at her property and she is Wallace Farms most important asset!

Moved in with some issues although mostly everything was taken care of right away and efficiently, I’m thankful for that.

I had a birds nest in my dryer vent. left a reck. to have someone come because it was smoking as soon as I sent rhe reck in they were at my dook. Andre noticed the day before and was comming to clean it out..Thanks for the quick service.Im very happy living here. The place is really clean. I have never lived in a complex like thisThey clean the halls and vacume. Being in my 70 makes me very comfortable knowing they care enough to do all that do.

This summer I moved into my second Elm Grove-managed apartment. I had outgrown my previous apartment, and I purposefully chose another place managed by Elm Grove Companies because I was so pleased with the management at my previous home. I am a teacher, so I dont make a lot of money. I need affordable housing, and my price range could potentially land me in a place that is, for lack of a better word, dumpy. The Elm Grove properties where I have rented have been maintained meticulously. From the grounds keeping to the exterior paint, they are places I have been proud to live. Also, on the few occasions when I have had to place a maintenance request for service, the response time has been rapid and the repairs efficient. The maintenance men are courteous, respectful, and professional, but also friendly. Whether its rehanging a closet door that sticks shut or fixing a leak under the kitchen sink, they are capable and resourceful. I would recommend Elm Grove Properties to anyone looking to rent in the greater Manchester area.

This is the worst rental company I have ever worked with by far. Absolutely no communication whatsoever and those girls don’t care. Betsy was the worst and I had a friend of mine looking for an apartment at the same time and she did the same thing to him. No responses, you call all day no one answers the phone. DO NOT put in an application they are just gonna steal your money and good luck finding a co-signer with 6 TIMES THE INCOME. expect one word answers the places are dumps anyway.

Brian is very friendly and courteous. He always gets the job done no matter what the job is. He is a very hard working guy. The plowing is perfect. He was here most of the night on saturday night.

I was very happy to find the apartment I am currently living in. I looked at multiple apartments within the same price range and they were all disgusting, and run by complete slum lords. This place is clean, the price is right, the utilities work just fine, its pretty quiet, and pet friendly. Im happy here and plan on staying for a while. Never had a package taken from the foyer, in fact, people usually move the packages inside the locked door so they arent taken. Cleaning staff comes weekly to clean the common areas.I havent needed to have any services performed on my unit, but Ive only been there for about a month.-1 star because they didnt really explain much about the snow removal procedures, or provide me with information about the washing machine and dryer, they just gave me a card with no info on how to put money on the card. They also only gave me one set of keys, no spare key at all so if anything happens Id be kind of screwed. Also, its worth mentioning while the area is nice, there is a lot of dog excrement everywhere and no notices telling people to pick it up. But I think ultimately thats a problem with the associations in the area, and not really the fault of Elm Grove.Initially there was some confusion, as I received late notices on my pro-rata rent, but according to my lease, the pro-rata rent payment was not due for 3 more weeks. Emily was very responsive and cleared up the confusion quickly.The leasing process was very quick, I applied for my unit and heard back the next day that I was approved. And being able to sign the lease online and have access to it online are super convenient.I would recommend Elm Grove Companies.

We are very happy with EGPM. There has always been a fast response to maintenance requests with friendly, efficient professionals. EG has been very flexible and is eager to help its tenants when possible. Great neighbors, good place to live.

Honesty is the best policy! Elm Grove took over the existing property and I have to admit they are trying and making improvements. I personally have had a great experience with Emily (property manager) shes great! Overall, I want to give 4 maybe 5 stars, but I just wish they were proactive. Several times the sidewalks on the property are icy and unless someone calls you may slip. Its happened to my kids and I. I know were suppose to be aware, but its good to have salt available without asking for it as a courtesy especially when its the norm. Also, it would be nice to be given a heads up notice if the heat or water will be shut off in the case of repairs. Again, Im not complaining just hoping EGC would be proactive instead of reactive. With regards to snow plowing... a schedule can be created to let all residents know when they are planning to stop by. A 5 minute text notice is a huge inconvenience, but understand if thats the only notice well get because there are many things that happen behind the scene.You guys are working hard and making improvements and as time goes on, I know that you guys will be superb!

JaTara was very helpful while going through the apartment application process with us. She answered our questions and emails promptly. We love living in our apartment and are glad that we worked with JaTara to find the right apartment for us.

I feel ripped off. They were fine with me and everything until I paid, after paying they took a long time to answer me or they did not answer me. When I called, they told me that they were going to call me with an answer but they never did. I gave up and stop calling. Weeks has passed and I haven’t hear from them. I know that they dont give apartments like that but what make me mad is the they waste my time and give me hope that they were going to call me but they never did. What really make me mad is the I paid 25 dollars and gave my information to them and they never call me to say the didnt get the apartment. They just ignore me and after paid my money.

82 Nectaria way, was a great place for me, they gave great services, when something was needed it was done in a timely manor, even though I was there for a short time, the only thing I didn’t like is some people stop respecting the rules, where the dog park was for tenants to walk there dogs, some people used it and other walked there dog on the property grass and started leaving the dogs poop in the grass. But otherwise it’s a great place to live. Wish I was still there. And one other things a few people smoke a little to close the the building. But I wish I was still there.

The place is amazing. 6 North Apartments are very classy as hell. The security features makes me feel very safe, compared to the last place I used to live. The manager go out of her way to make sure all residents are taken care of. The place is kept very clean. The residents are very nice and respectful. And the Interior of the apartments are very tasteful. Glad I found this place to live.

I have never ever paid other apartment company after leaving the apartment deposit money and extra cost. I was with this company more than 4 yrs. And the cost was carpet and paint. Which is ridiculous If renters are lived in apartment for more than 4 yrs definitely it won’t be like before. They must consider it. Residents at apartment 288 Hanover Ct love stealing other people’s packages. If you want your package stolen then go for it. Also the rooms are way to small. It’s a smoke free area yet residents smoke all sorts of things in their rooms. It’s a dog free area yet residents house dogs in the rooms. Can’t wait to leave.

We have lived here for 6 years, the neighborhood is fairly quiet and safe. Bus stop is right at the end of the driveway, assigned parking spots, theres plus a playground for the kids to run off their energy. Maintenance requests are handled quickly as well which is great especially if you rely on your dishwasher the way I do 😂

Southside Manor is clean, quiet, and not crowded together like some apartments. Neighbors are respectful of others. The rent isn’t crazy expensive like most places and the office staff is quick to respond. Maintenance requests and/or rent payments cans be made online which is a plus. The buildings and grounds are well kept. Kudos to the maintenance crew! Im very happy here.

Its quiet here. Grounds are kept up. Needed some up dates Inside no problem service here is A one interior painting is very good. Wood floors are so much better then carpet.

We have been with Elm Grove now for a couple of months. I can say beyond a shadow of a doubt that this is the best company I have had the pleasure on renting from. I know that might sound like lip service, its not. Everyone here is a professional, from the office staff to the maintenance personnel.I remember the first couple of days that we moved in, a breaker tripped so we called maintenance after hours number and no joke, they had it reset inside of 20 minutes.If your looking for affordable, well designed and maintained rentals, this is the place to go.

Great company to rent with! Whenever something didn’t work like my heat or my stove, they always send someone within a couple hours! Very helpful and informative. Only reason there’s 4 stars and not 5 is the fact that there isn’t any provided parking where I live which is frustrating.

Update 5/24: A month in and due to pest issues, constant need to enter our unit and communication issues- living here has become very stressful. My boyfriend doesnt even want to stay! They are trying to fix the issues however its just a lot of unnecessary stress no one should have to deal with when you just moved in. Its really a shame because our apartment is so nice and everything we wanted in a long term home.Update: We have moved in and love our new place! Everything has gone pretty smoothly, upon moving in we realized the dishwasher didnt work. After a few emails and phone calls- a couple days later they are installing a new dishwasher today. Everyone who I have dealt with has been courteous and helpful.Original Review: So far so good! Shelley has been our main contact during the showing and application process. Upon showing us the duplex style apartment my boyfriend (who as a construction worker is very picky) and I fell in love. With twins on the way this summer and two small dogs, we were really in search of the perfect-long term place. She really made it happen for us! Application took a couple days, Shelley was quick to answer any questions that came up along the way. We are scheduled to sign our lease next week- so I will update this review once we are moved in and settled!

Elm Grove Company and personnel is an example to emulate in relation to professionalism. Moreover, my experience with the staff was the best business relationship in relation to the property rental endeavors. They treat everyone with the most dignity, respect, and sensitivity regardless of ethnicity or affiliation. In addition, they go the extra mile for Armed Forces veterans especially disable veterans like myself. I would like to mention Monica, her positive attitude and commitment reflects the companys effort towards a transparent customers/business relationship.

These people are absolutely ridiculous. Took three weeks of back and forth, no contact for days, and misleading conversations in order to get a no. I doubt they would have even formally informed me I was denied if I didnt badger them for a response. Dont waste your time, with all those signs I wouldnt have taken the apartment anyways.

I had the pleasure of working with Shelley Roberts and I feel that she looked out for us beyond the elm grove business and personally knew what we could handle and what we were looking for. Whenever I have any questions I like it that I can contact her directly because Im the most comfortable with her and Im not directed to a secretary to answer my questions or answering machine. She is always very interested in my questions and concerns to help and get solutions underway. Very understanding. Email is best to reach them with questions.

Monica DeJesus Calderon is the best manager. She has made our what used to be dingy front area look stunning. Very excited for all the changes coming. Previous owners of this building made empty promises and didnt care what it looked like. Monica is kind and professional and caring. I was thinking of moving until they bought the property. After Elm Grove took over our apartment complex, everything has become awful. They put in new thermostats that wont heat your apartment warmer than what they describe as the legal minimum. Then in the summer, they told us we werent allowed to put air conditioners in the windows (when temperatures were hitting 90+ degrees). Their communication is also frequently inconsistent or incorrect, and often rude or passive aggressive.

Monica made this experience with elm groves, the gresely residences amazing. She was so lively kind and patience when we first toured the apartment. But when we first toured our apartment was under construction so she showed us a one bedroom to get an idea and then she sent pictures of a three bedroom. She was very understanding and flexible when we toured two other times! When it came to the lease she was quick and to the point. Monica was very easy to get in contact with and very helpful! Anyone looking to rent from elm groves should talk to Monica! She was amazing.

The leasing staff here are amazing. They took time to answer emails and text while looking at properties during the day and even as late as 9pm. Monica was extremely knowledgeable about all of the many properties they manage. Emily was outstanding and very accommodating and was extremely responsive. Maintenance issues are resolved quickly and communication from the management crew is very effective. I am always in the know.

Avoid renting from them at all costs.Ive been in this apartment 3.5 and elm grove has managed the building for about 1.5 of those. Ive reported multiple issues to the several times. They would send out a maintenance man who would then make a list of what needed to be done. They would tell us theyd be back within 2 weeks and we wouldnt hear from them again. This happened 3 or 4 times until finally I withheld my rent and they called me the next morning saying a maintenance team would be spending a few days at my place getting it tip top. Having heard that before I continued to hold onto my rent until I saw results. A few days later I began getting harassing phone calls for me to pay rent. When I finally spoke to one of them I explained that I had no reason to believe they would come through and I would would pay my rent as soon as they started working on my apartment. They agreed and all was good.... until the day came they were supposed to start repairs. No show no call nothing. So I called and got a list of incredibly unprofessional excuses of why it didnt get done. They then gave me another date that they would supposedly get it done. That day is the very day Im writing this review. I havent heard from them they havent shown up. I will be moving out of this dump in a hurry and will absolutely not be paying them a dime. Theyre lucky I dont sue for my fiancé falling down our broken down stairs carrying our daughter or for myself falling down those stairs for that matter. Or for the 500$ a month heat bill due to the building not being insulated or for me getting electrocuted when changing a light fixture that didnt work and the main power to the apartment was off but somehow there was still power to the fixture. This company is the poster child for slum lords.

My original problem whats the washer. I should have been told I was getting the used one instead of being told Im getting a brand new one right away. Other than that family feels safe in apartment.

Elm Grove manages several multifamily properties for me. Over the past year we have surveyed each of our residents (100+) and have found satisfaction with Elm Grove Property Management to be extremely high. They respond to maintenance requests quickly and call back for followup. They treat residents fairly and with respect.Please do not read too much into negative reviews which have come from a small number of highly vocal customers, who in most cases have not lived up to the terms of their rental agreement.

For the most part living with elm Grove has been fine. When issues arise they are typically quick to respond but follow-ups after the initial visit arent consistent. Dealing with the office is easy and they are friendly to speak with. We had some tough times with a roommate abandoning us. They were very accommodating with payment arrangements untill we got something else figured out. It could be better but it could also be A LOT worse. So far they are the most understanding property management weve dealt with.

I wanted to say thank you to the maintenance staff for the quick response to our rental. Had a minor problem, they showed up within 24 hours and the guys were great. They actually went out of their way to ask if we were having any other problems and seemed genuinely concerned about making sure we were satisfied before they left. The office was prompt in getting right back to my wife.

I have had many different dealings with all aspects of the Elm Grove Companies over the past 3+ years. They have very high standards, are great communicators and always fair. From my personal experience, many if not all, of the negative reviews on this company come from people that have created their own issues and Elm Grove was the innocent bystander.

Both Monica and Desirae helped me find a new apartment for the new job I just got accept for! Was able to nail three viewings in a short amount of time to pull the trigger on this fast paced Manchester market. Super helpful, and responsive.

Ive had a lease with Elm Grove for one year and I will never rent from them again. They never return my calls and when I am finally able to get a hold of the manager hes rude. Theyve made mistakes with my account trying to charge me for electricity when its included in my rent. And they never added my boyfriend to my lease even though he signed it six months ago. Besides management issues they also dont take care of their properties. My toilet has never flushed right, my shower leaks into the apartment beneath me, and my ceiling tiles are stains and moldy. I lived there for ten months before they addressed these problems. When they replace appliances or do repairs in the apartments they leave the trash on the balcony for months. They let the trash pile up for weeks so much so that the garbage guys wont remove it. They also didnt take care of the parking lot over the winter. It was a solid sheet of ice and many of the tenants damaged their cars pulling in and out of the lot. I am so glad Ive gotten out of there.

Monica and Emily were absolutely amazing!!! They both went above and beyond to help me get an apartment, when i was almost down on my luck. With that said, a BIG thank you goes out to Monica and Emily for all that you wonderful ladies have done for me and my son!!!

Worst experience with property Maintenace and consistent problems. They make you pay extra to park and your not guaranteed parking. The head of elm grove and landlord never answer or return phone calls. They act as if nothing is their problem when it comes to everything I call the 24 hour maintenance after I finished saying what I needed to the said, oh Ill let Elm grove know as if they arent even Elm grove. If you are looking for a place find a different company that is actually reliable Elm promises so much but doesnt come threw with anything.

I’m giving this company a 1 star review, not for the apartments or homes but for never giving us a chance to speak with them. I emailed, sent messages, called, left voicemails more than 10 times in a 3 month span of time and NEVER received an email or phone call back. I’m honestly very disappointed, we were extremely interested and wanted to learn more about one of their properties but was never given a chance. And for that I will never look to Elm Grove Companies for any type of service.

They are slumlords who dont fix anything. The rochester office with melissa seppi and shelley Roberts, they are liars and not trust worthy. Dont ever rent 11 orange st apt 4 in farmington nh bc theres soot all over the walls and the heaters dont work. Alls they care about is money, they will screw you over on your security deposit

I love my apartment! Its perfect for my boyfriend and I, not too big, not too small, and the location is perfect for us. The managers were also really great this past winter with keeping us informed on snow removal times and procedures.

Me, my husband and 2 kids were moving out of our Elm Grove managed apartment and had paid our rent for the last whole month of living there. We knew wed have to go back at a later time in the month to retrieve the remainder of our belongings and clean up the place a bit. So I showed up on the last day of the month to collect our belongings and respectfully clean. As I open the door I see that all of our stuff that I had gone back for, had disappeared!! Some of which was sentimentally valuable, and I will NEVER be able to replace. Along with all our shoes except the ones on our feet, over 400. Dollars worth of food, among other important things. Also, someone had already beat me to the cleaning. After trying to reach out (I admit I was rude, but who the hell wouldnt be?) to the landlord Steve, to no avail because he was on vacation, I wound up playing phone tag for two weeks with Chris, one of the company owners. They knew what they had done was ILLEGAL and were really avoiding me. I shouldve took lawful action because everyone has told me I very well couldve. I was nieve to the situation. In the end they offered only half my security deposit back because my kids had colored with crayons on their bedroom walls, which I WAS going to clean had they not BARGED into my apartment when THEY HAD ABSOLUTELY NO RIGHT!! The place also needed new paint anyway...there was food on the walls when we moved in, and the refrigerator leaked.PS- the plow guy is an a**hole too.This was a seacoast property. Not Manchester. If thats of any importance.

Elm Grove manages all of my rental properties. They respond to the tenants needs nearly immediately, turn units over quickly and keep my places rented. I enjoy having them part of my team.

Very unprofessional. They hire the cheapest workers that do terrible work for repairs. Took months for them to fix my first apartment flood. (From another tenant) Apartment flooded again from that same tenant. Ruined my bed and now I have to sleep on my couch. They want to give no compensations or anything. Would not suggest anyone to rent from them.
