I have been here for maybe a month and a week...since the very first night I stayed here my plumbing has been an issue without resolve. The best that they could do for me is break my lease without penalty. I highly recommend another building!#thisisadisgrace

Steve, Tim, Deanna, and Johnny, the team that works in the office, are all wonderful people who are extremely kind and helpful. They have made moving in a breeze and have answered all my questions in a timely manner. The maintenance team is amazing, they keep the apartment building so clean and answer my maintenance calls within a day. Its fantastic. I am in a one bed one bath facing into the court yard. It is really peaceful and I love the view of the plants I get. The parking lot is very well lit and safe. Visitors can park in it for a really good rate. All of the facilities in the apartment are wonderful and the metro gold line takes me right to work. This place is a blessing! When I was moving in, residence were so kind they helped me move heavy items, I am so thankful the residence here are so kind! Though, I wish the rent wasnt so high, I understand its all about location. Plus this is a new building with new appliances. I also wish the gym had a squat/bench press unit, but I am so happy there is a gym here.

Excellent service, management and maintenance! Steve, the manager, is super helpful, answers your questions promptly. Deana is very professional and kind, always willing to help. Tim is also very courteous. Moreover, theyve added a new team member, Johnny, who is still learning but is very helpful, kind, and professional! Also, maintenance personnel and housekeeping services personnel are friendly, and keeps the entire place maintained and looking pristine! Overall, everyone has made our experience residing at Wakaba an enjoyable one! Thank you for your hard work and kindness.

A Real Resident Review:Management = 0/10Community Manager, Steve W., is rude and unprofessional. He acts as if youre inconveniencing him when you ask a question or voice a concern. Absolutely, no customer service skills. Unfortunately, he is unavoidable and really ruins the living experience.Building/Security = 2/10-There is no formal waiting area/lobby area for guest.-The buildings main entrance are open to the public because it shares the parking garage with Joes Public Parking, so non-residents have access to the building and can easily gain access to the mail room and elevators to the residential floors. I do not know why management believes the security issue can be solved by playing, on repeat, a loud public announcement stating that people are being recorded and will be prosecuted if caught stealing.-On several occasions, there are homeless roaming the building who pull the fire alarms late at night.-Residents packages are left everywhere from the mail room, amazon hub, outside the amazon hub, parcel postal hub, and front door.Amenities = 3/10-The fitness center seems nice but some machines dont work, TVs dont work, and the lights never turn on or stay on.PRO: Location - however, there are several other apartment communities in this block that would be a better choice.

Wakaba LA is a great place to live. I have lived here 8 months and within this time everything has functioned properly. The buildingIs new and management exceeds in coordinating professionalism within his team and relays important information promptly to residents quickly. The amenities are amazing and my partner and I were able to get tandem parking within 2 months of living here. MyPartner and I very comfortable and wish to stay here for a long while.

Wakaba L.A. is a lovely property with lots of amenities and nice apartments. The staff are friendly and responsive. I dont really understand people complaining about the homeless. Wakaba does not create homeless people. They live in the area. This isnt a review of a specific area of L.A. but a review of a specific apartment building, which is one of the nicest in the area. Moreover, security at Wakaba is generally excellent, meaning that the homeless are kept out of the building, which is the most that can really be done about them, and the staff have done a good job.

Parked at P1 - public parking and had my car broken into and got everything stolen. Do not park here if you are looking for public parking and if you live here or stay here, be careful since theres no guards on premise, I cant believe this happened to us in this nice new building. Police report has been filed so hopefully they will increase security. Also theres crackheads on sidewalk can be easily seen. Not a good place to stay with family.

If I wasn’t getting such a great deal on rent here, I would give it 1 less star.ProsThe amenities are really nice and well kept. It’s usually pretty straightforward to get in touch with building management.I can’t hear any of my neighbors while in my apartment. (They can’t hear us either) I can barely hear them when walking through the halls. It’s quiet at night and fairly quiet during the day which is such a blessing. It’s generally quiet out but in the mornings when trash is collected, I can always close my windows and the sound is just gone. Thick windows, contrary to what another reviewer said.Quality materials throughout.Common areas are very beautiful and generally well-kept.Great location, in the heart of Little Tokyo.ConsThe building is just not secure. Packages get stolen regularly by people who don’t live in the building. There are lockers but the couriers don’t always put packages in lockers. Looking at YOU, FedEx. My boyfriend and I have had hundreds of dollars worth of items stolen. Luckily we were always reimbursed by the sellers.I see homeless people get into the building hallways every couple months, maybe more and they sometimes pull fire alarms, sometimes in the middle of the night. My bike got stolen while locked up in the locked bike room in the “resident only” floor of parking, as did many other bikes. I told the building management and they said they would let people know to use U-locks as I suggested but they never did. The front door of the building is unlocked and open all day, until about 10pm. There is no staff near the front door so anyone can walk in at anytime. Come on by lol.The security issue makes me always be looking twice at my neighbors, trying to figure out if they live here or not, which is not such a nice feeling.Unavoidably close to skid row, which is something I knew before moving in and I am still ok with, however other people should know that prior. Conclusion: if you get a good deal on rent, I would say go for it because the security issues are for sure a nuisance but not the end of the world. Decent management, fairly sound proof walls, and nice amenities are important to me. But if you’re not given a great deal and security is really important to you, I would say look elsewhere.

Wakaba is a plight on this neighborhood. Ive been a resident of this community before they were built. SRG Residential came in with their corporate dollars and cant afford a security guard? They pay for a security service that has one location based out of Northern California (Onview Security in Fremont)-not very safe if theres an emergency. Ive seen vagrants sleeping in boxes right in front of their front entrance and their security calling the phone system to try to disturb them-the phone rang all night and they still didnt leave! If they had the common courtesy to respect the neighborhood rather than saving a few bucks on having NO SECURITY GUARD ON SITE, they could deal with the issue at hand-not depending on community disrupting tactics to solve a problem half a state away!Wakaba has an intolerable motion detected warning that wafts in the air at ALL hours of the night/morning. Anytime anyone enters the public garage the alert is triggered. It has forced my family to have to shut our windows even during the day, and we still hear it when our windows are closed! Imagine having to listen to an annoying voice every few minutes just so Wakaba can create a false sense of security. They have made my peaceful sanctuary into a military zone. I have gone to the management and complained but the staff gave me an extremely snooty attitude and made me feel like - oh well thats YOUR problem not mine. They were rude.If you value safety and security it would be wise not to live here.

I would encourage you to check the Yelp reviews on this place! Fire alarm is always going off even in the middle of the night. You hear a lot of noise from downtown living here because the quality of the windows and constructions is really bad. Dont ever expect to feel safe here because the security guard stays on his phone constantly (see photo). Im blown away that they hire a coward as a security guard too. He is afraid to confront anybody! Look at the pics posted here. If you insist on renting an apartment here I suggest you only go through Rudy as he is a nice guy and a hard worker. The two girls working there Desi and Doreen are super shady and cant be trusted. There is trash all over the ONLY trash can on the entire property (mail room). Loud partying tenants as you will see in photo leaving Hennessy liquor bottle laying on the floor outside their door the next morning. UNSAT! This building is not secure because anybody can walk into the parking garage and get on an elevator and go to any floor they want to. Im not even sure why they waste money on security here. The parking garage is also used for valet parking and the valet employees drive extremely fast making it dangerous for residents and others. Nothing is done about that though. There are many other places to rent where you can get more for your money without all the problems this place has.

I live here and am going to list the pros and cons for me. I’m a woman in my early thirities. I’ve never seen a homeless person in the building. They are outside of the building sometimes, but have never approached me. I also work and go to school downtown and feel that you cannot avoid homeless people in any part of downtown. If you really have a problem with homeless people you honestly shouldn’t live, play, or work downtown.ProsBeautiful common areasFully furnished kitchen (stainless steel microwave, fridge, stove, and dishwasher)Washer and dryer included (con: Queen or King size comforters will make the washer overflow)Service guy lives in the building. Helps out immediatelyStarbucks, nail shop, restaurants only a few feet awayI feel safe. Doors have strong locks.notifications of street closures (something is always going on)Cons:Cheap paint inside the apartments; I can’t even wash the walls without it peeling offPhone service sucks. I have AT&T and missed so many phone calls that I needed to purchase a landlineOne key per occupant. Must add someone to the lease to get a second keyLoud fire trucks pass by at least once per dayIt’s true that there aren’t many trash cans, but there are plenty of trash rooms. I take the trash from my car to the trash rooms and dump it there. This isn’t a big deal (unless you make it one)I’ve lived here for over 4 months and the fire alarm has gone off twice. Once at 3AM and once around 9:30 AM. This could happen anywhere that someone pulls the alarm. All the staff have been nice and helpful to me. When I need something they help immediately.

The location, apartment spaces and management are A+!The units are also really clean and modern. My boyfriend and I have a spacious 1 bedroom apartment with a view of the downtown skyline. Yes, its more expensive than living outside of LA, but we are enjoying urban living while were still young. The amenities are also clean and hardly used by any of the other residents. We grill on the rooftop or downstairs community areas at least 2 per month and love that maintenance does the cleaning of the grill so we dont have to. The gym, pool, and hot tub are also awesome for unwinding after work. Weve hosted a few BBQs and pool parties in our community areas and our guests love the free pool table. The maintenance crew is very friendly and quick with repairs (sometimes even same-day.) The cleaning crew vacuums many times a week and wipes down all the elavator and common area furniture and floors. The apartment location is also really great with countless food and drink options within a 5 minute walk. I have lived here for almost a year and am not even close to trying all the local restaurants.I also love being able to walk to my yoga and Bar Method studios and not having to deal with parking in Downtown LA. Rideshare is also always around so I seriously dont even need to own a car.Wakaba really has it all so if the units are within your budget, I would highly reccomend living here.

We were going to sign the lease to move in right away when I first saw the inside of the apartment. Steve peppery manager gave us an excellent tour and gave us detail information. However we changed our mind not to move in after we met Leasing consultant Deana and Tim Johnson. They were both very unprofessional and lied to us about the leasing price and few different things. Deana had a very nasty attitude and was very lazy about answering our concern and questions. She told us a lie about she was the only one who works as a leading consultant. Tim Johnson was the exact same way as Deana. We were very disappointed about their dishonesty. How do we know they lied? Because property manager gave us detail information previously. We just do not trust these lying dishonest staff member handling our personal information. They should get fired for lying to potential residents who were ready to move in because property was amazing and beautiful. But these two unprifessional dishonest staff members gave us a big red flag. If you see these two staffs please run and go to other honest property who will give you professional honest customer service.. Dear owner onf Wakaba I would fire these two because you will not get any more customers as long as these lying uprofessional works there. I told all my business associate and friends who are interested in living in little Tokyo not to rent from Wakaba!!! Its very sad these two are so lazy unprofessional and dishonest. Disgusting. Smh

RUN AWAY FROM THIS PLACE! AVOID LIKE THE PLAGUE! No, Im not joking at all. I take leaving reviews very seriously as I want to help others make an informed decision. I look at reviews a lot myself and I always appreciate a good honest review no matter how bad it may be.Im really a nice guy people tell me, but a person can only take so much. I can tell you this now... If Im leaving a negative review its because things have gotten REALLY bad! I have let so many things go without saying a word, but at some point I felt the need to speak-up. I dont want these people walking on me any longer. Its funny to me how I see positive reviews on Yelp for this place from people who havent even moved in here yet. They had a good leasing experience. Well, thats great, but those people who left those reviews havent fully experienced this place yet. Do not let the new in this property fool you. Things and people can be beautiful on the inside and totally broken inside. Thats the case with Wakaba LA. This place is broken and a mess (especially considering what youre paying to live here). We have lived here for about 8 months and the fire alarm is always going off. I noticed another review that mentioned the fire alarms too. So, its not just me complaining about this as you can see. Its about noon time here at the apartments and the fire alarm has been going off all morning. After calling the office I learned from the staff that the alarm will be going off all day today and half of the day tomorrow. I feel bad for anybody who tries to sleep during the day and works nights. Also, poor animals if they are left alone scared listening to these extremely loud fire alarm noises! The fire alarm goes off randomly in the middle of the night and during the day. The office doesnt even bother to send an email to apologize or explain what happened. A couple of weeks ago in the middle of the night the alarm went off because a homeless man pulled the alarm on the second floor. Which leads me to the next issue,How on earth are the homeless getting onto the second floor when this is supposed to be a secure building? Well, Im happy to let you know that if you are homeless and you need a place to sleep... Wakaba LA is the place for you! Why? Because there is only one SECURE elevator. The main elevator requires a key fob to get up and down to floors, but the other two elevators do NOT require any fob at all. Anybody can just slip in the door behind another person and get to any floor using these elevators. Lets assume someone doesnt slip into the door behind someone, but maybe they just walk into the parking garage and go to the elevator there. GUESS WHAT? Not secured! From the parking garage there are two elevators that will allow anybody to get to any floor within the community! Incredible! They spend all this money to wow potential tenants with their amenities, but at the end of the day you can be sitting right next to a homeless guy sleeping next to the common area fireplaces.Im really sorry I have to leave this review because I do wish things went better here, but the truth is what it is. I read another review about this place not having trash cans. That is very true too. They could easily put trash cans on the property, but they dont. Not sure why, but for that reason people leave trash sitting around. There is one trash can in the mail room, but because there arent any trash cans elsewhere tenants take it upon themselves to throw anything and everything into that one trash can. Ive see it overflowing with those bags of dog poop on multiple occasions. Super gross!

I have been living at Wakaba LA since April and I DO NOT recommend this apartment to anyone. There have been multiple security issues with this building that management has blown off and given cold responses to.Over a month ago, I was chased out of the lobby by a homeless man at 7:30am. The elevator doors opened, he was standing there, and started to harass me. I was polite and continued on my way outside. He continued harassing my and when I looked back he was running after me. I luckily was not harmed, but could have been seriously hurt. When the situation was brought up to management they stated that they could not guarantee my safety and We do not offer security on the property. The Courtesy Patrol who is here overnight is solely here to address items such as noise complaints and similar items. I expect to feel safe in my apartment and management can not provide me with any reassurance.More security issues:- The fire alarm was pulled at 3am on a residential floor by a homeless person.- The doors, mailroom and exterior, dont fully shut. Leaving the building accessible to the public.- Homeless people use the intercom system to call random people and then cover up the camera hoping to get in. I sent a video to management of this situation, not sure if it ever got shared to corporate.- The design of the building was poorly done. There are too many entrances and not enough security. I have had multiple people try to follow me into the elevators and entrances who do not live here. They have gotten aggressive when I tell them I will not give them access.- Anyone can hop on the main elevators and wait until someone calls the elevator on the residential levels without having a key fob.- Residents moving in/out leave the alley way gate and stairwell doors open and unattended leaving the building accessible to anyone. It was brought up to management. Four hours later it was still accessible to the public.- Homeless people get access to the roof and are found sleeping up there. I am consistently hearing someone stomping on the roof above me. When brought up to management they kept saying it was the courtesy patrol. This has been happening for 3+ months now. Deanna recently let it slip during a meeting with her that homeless people were found up there. And the security guard now walks with a 9-iron when patrolling the building. He has obviously run into some encounters.- The fire alarm was set off at 3am, again. This has become a regular thing. The fire department came and stated on their way out that they found a man on the roof. The fire department left him up there and 30 minutes later I was awoken to two uniformed police officers on the roof shining lights into window. Management said it was a new procedure they were doing with LAPD and the courtesy patrol. Seems a little off to me. LAPD has better things to do than doing a round with the courtesy patrol.Yes, the building is new, modern, and beautiful. But, the security is a HUGE concern. Sares-Regis did hire a new security company, but they only patrol the exterior of the building. Management DID NOT even contact residents with the new security company and after hours emergency contact number.Management and property ownership needs to step up. It is very unprofessional and unacceptable the way I have been treated by Sares-Regis. I am hoping this review makes it to the property owners as I believe my concerns have not been communicated to ownership.

I went and saw these apartments and I assure you, you dont get what you pay for. The sq ft per dollar is way too much and they can scream location location at you but its a terrible location and hard to access. The Wakaba is a couple blocks down from skid row and the homeless shelter that everyone knows is over crowded unfortunately theres just no where for those people to go. The pool at this building is a dipping pool and I say that with all seriousness, you can barely dip yourself in. There are other full service buildings that are charging just above what the Wakaba is and they offer way more overall. You might as well choose one of those and get more service for your money because this place wont cut it. Also Sares Regis Group is so new and my experience with the management they put in place is sub par and below average. They never have enough management for the amount of units they have. I wouldnt rent from anything they manage ever again.

I stayed for 5 days in late June 2018.Room 443.Premium Suite by ELEVEN is a contractor and room. Its big, it has a washer and dryer, and it has a pool, which Im very happy with.Im dissatisfied(1) The TV is not connected to the antenna line and does not appear. I requested the administrator to respond by email, but it was ignored. I have a TV, but I can only use paid Netflix.② I got only one key. I think its very inconvenient if you stay with multiple people.③ There is no safety box. Anxiety for travelers④ Its safe inside Little Tokyo, but there is a vast homeless tent village just outside, which is a very unsafe place. I walked once without knowing it, but I felt very dangerous.Little Tokyo itself has abundant Japanese restaurants, it is cheap, and there is also a full-fledged Japanese supermarket called Marukai, so I like it because it is a very good place, so if I stay at Little Tokyo again, I will stay at Miyako Hotel. If not, I thought it would be better to stay at a prestigious hotel in downtown. The apartment here cost about $ 330 a night, so its not really cheap.Even if it gets a little expensive, I thought it would be better to stay at a first-class hotel in Los Angeles. Therefore, I will never stay here again.
