I have had the privilege of touring the property on two separate occasions looking to make the best choice. I toured with Kavaris and Sondra on two separate occasions and their customer service was excellent! Both very professional and passionate about the community. I also had the chance to chat with Jessica the assistant property manager on one of those occasions and she was also very pleasant. I look forward to recommending my friends and family to this property in the future.

I will like to say that the Customer Service that I received from Jessica literally might just be why I might consider Sun Lake as my future home. She was so genuine and really showed interest in helping me. I had so many different questions for her and not once did she seem flustered. I am honestly really excited to meet Jessica once I come down to the state. Jessica you rock, we need more genuine people like you.
We have been good tenants at Sun Lake for almost 3 years now. We have a 2/2 and havent had many issues with the apartment itself up until 2020 when we started noticing what looked like mold/moisture coming from the corner ceiling of my childs bedroom. I have reported this issue a total of 5 times via service requests. The first report dating back in September 2020 and the most recent being September 2021. They come in and simply spray bleach. Each time the spots and moisture comes back and we report it right away. And each time all they do is spray bleach. Now, almost a year of dealing with this, a hole has formed from all the moisture and the wall is soaked and leaking water when it rains. It is so bad that my carpet is completely soaked and the walls are cracking. I have videos and pictures to prove this. I had to email the office and demand someone come in. They came and sprayed bleach - and gave me a fan, and keep telling me a contractor needs to be called. I am now paying full rent and racking up my electric bill with this fan..for an apartment that is not even safe. My son cannot sleep in this room and it is hazardous to everyone living here! I am so upset with management and I am moving forward with legal advice and action to be relocated. Completely unprofessional and horrible.
Roaches, loud neighbors, ridiculous charges, where do I begin?We lived there for two years. In the time we were there, we had roaches in our apartment every single week. The neighbors upstairs would drop cigarette butts through their porch, and after reporting it, nothing was done of course. When the apartment above us also flooded and our apartment had water damage, maintenance put a few large fans in to dry the walls out. The fans were on for days, and we were instructed not to turn them off. Of course, with them being on for days, we received a $300 electric bill, which of course, we were forced to pay, even though it was not our problem. Moving out? Our move-out date was on a Saturday. Is there such thing as a move-out TIME? Because their office closed at 5pm and they’re obviously closed on sundays, so we weren’t able to return the keys until Monday, but of course, we were once again charged. They will give you a beautiful tour of the property, but I swear looks can be deceiving. They jacked the rent up and it is far from worth that price. Keep looking. Lake Mary is beautiful, sun lake is not.

I needed to get through the rental process without a lot of contact because of my job and life, and Kavaris Henderson made the entire process seamless for me. He didnt complicate things, and assisted me with the professionalism and the speed I needed. I have lived in Lake Mary and Longwood for over 30 years and Sun Lake has always been the best place to rent. I didnt end up renting there after all, but if I need to recommend to others, Sun Lake is the best community I know.

If you like living in a dump with broken appliances. This is a place for you! Maintenance will take months to respond to your request. We got a broken toilet, took them 2 months and we get “uh we’re here for the toilet” at the door. We ended up fixing it. You will get the worst laundry appliances that will not drain or dry your clothes. Called them a bunch of time for them to say someone will come out meanwhile no one doesn’t shows up and we will “try” to get someone out there.Also, you get cockroaches! We been dealing with it for over an year now.Keep looking, apartment hunters ;)
It would be a good place to live but I was 14 months with the same problem of COCKROACHES, let me know as many times as I could to send someone to fumigate and there was never a remedy, unpleasant walking in the kitchen at night and seeing more than 20 COCKROACHES walking around everywhere at once, have the door of the cabinets carefully so that the COCKROACHES did not fall on us, I sent emails a hundred times and the only thing they answered was we will add your apartment to fumigate next Tuesday, that fumigation is useless and I explained them a lot of times
Awful place to live. Wouldn’t recommend it to anyone.We had a room leak that would flood our kitchen for over 3 months before anyone would bother coming and attempting to fix it and to this day (6 months later) my kitchen wall still has water damage and a half dollar size hole in the ceiling.Nothing ever happens when it comes to having a problem with the apartment or any of the other things we pay for. However when their website for paying rent is not functioning properly they are very quick (next day) to threaten eviction even though we have never made a late payment.
Nice looking apartment complex, the staff I met were friendly. Kavaris was knowledgeable and gave me a tour of the property and didnt hesitate to answer my questions and/or concerns.
Had a couple of service requests and Javier Valentin come over to do the repairs. He only had one of the service requests order. He asked us if there was anything else we needed so my husband mentioned the other repair. He was polite, professional and kind. Did an awesome job on both repairs. We are extremely pleased with his work.
I had issues with my microwave and garbage disposal. Today a brand new microwave was installed. The technician Phil was great!!!!! He fixed all my issues and was very kind. Also want to thank Miranda in the front office who also was very kind as I am going through some medical issues snd having my microwave working is important. I have lived here for over 3 years and have had no issues at all . Thank you again Phil and Miranda!!!!!
I had to make a short term move here. Everyone was very accommodating and helpful. Made my move in and out very easy. It was always peaceful in the community. Everything was kept clean especially the pool area and lake.

I moved from a place that had absolutely no roaches to a place that was full (and I mean full) of them. Stay away from this place if you can. They pretend like they care, but ultimately all they care about is keeping peoples money coming in. Its a community that lacks spirit. They are also terrible communicators. Complete garbage apartment complex.

Learn from my mistake - DO NOT LIVE HERE. They’ll show you a nice unit for a tour that looks amazing and has all the fixings. But the other units aren’t like that. Mediocre at best.From day 1, I immediately regretted it. Arrived to move in with maintenance still working on my place. Could tell it was rushed. Tiles were cracked, cabinets were sticky, and dings all over the place. Had to take pictures and document it because it was that bad. Never got addressed while I lived there and filled it out on the move in sheet.Moved in and that was only just the start. Had a roach problem the entire time there. Complained to the office on day 2 of living there. Was told that their pest control team wouldn’t come into units during the pandemic. Asked why they didn’t service it during the 7 days between my moving and the old tenant leaving, didn’t get a response. I would put stuff in the dish washer and the next day find a roach in there.I had to bug bomb my own apartment and spend $30 on products to placate it until the new pest control company was able to service.Took 2 months for a new pest control company to service my apartment. Even had the new company do a service where I removed everything out of the kitchen and pulled all the appliances out. Still had roaches.During the 12 months I lived there, contacted the office 10 times regarding roaches. Found them in my room, bathroom, kitchen, and living room.Found a dead one in the medicine cabinet that I never opened.Besides the roaches, there were still major issues. The insulation in the units were terrible. Every morning it sounded like my upstairs neighbors were running a marathon when they got ready. Woke me up every morning hearing the kids take steps.Would smell the second hand smoke from my neighbors easily in my apartment and their TVs at night while in bed. Essentially ZERO privacy.My roommate never moved in because of Covid. Our rent was supposed to be $1233 (including pest control and valet trash), but somehow with water, our rent constantly exceeded $1300 every month. Even with it just being me there, spending weekends at my girlfriends place. Even when I went out of town for a week, my water bill would be $70+ a month just for myself.SCAM. Was never provided a statement showing my usage. Even on their app it didn’t break it down. When I moved in I was never told how I would be billed. Went to several other complexes to visit, would be shown utilities statements of other 2/2 units that had a water bill of $20-30 per month.I had my kitchen lights go out. I put in a service ticket to replace it on a Monday evening. It didn’t get replaced until Saturday afternoon, while I was out. I sent an email on Wednesday asking for an update, it was ignored. Sent another email Friday evening threatening to withhold rent payment and that’s why it was resolved. I worked from home so I was there every day for maintenance to come by.They offered valet trash. My neighbors would leave bags outside that the squirrels would eat and spread trash all over the build. The service would routinely not come on days they were supposed to.Trash would be left outside doors for days at a time.Management would constantly ignore emails about issues. I would put in a basic service request in their app that wouldn’t be acknowledged.It was just a terrible place to live. Especially if you like cleanliness and order. It would be embarrassing to invite any friends over because of the lack of upkeep.
Back in April my husband and I had a terrible experience with Sun Lake. At first glance the apartment seemed okay, however, certain things still needed to be cleaned and replaced. For example, the dryer was broken, fridge had a terrible odor, tub was dirty etc. My husband talked with the office, told them we werent moving in for a few more days and if these things could be fixed. They said, yes. Three days later, my husband and I returned to the apartment to move some things in and right away we noticed nothing was fixed and there were roaches in the apartment! Not just one but several in the kitchen and laundry room. We were horrified and refused to move in. The next day we talked to the office stating our disappointment and that we no longer wanted the apartment. They refused to work with us and told us we would have to pay more money because it would be breaking the contract. IT HAD ONLY BEEN FOUR DAYS since our move-in date. Finally, it came down to them having the place sprayed again, replacing several old appliances with new ones, new carpets, redoing the tub etc. We were between a rock and a hard place and accepted their offer. HUGE MISTAKE! It took them a week! No one ever called me to give me an update. I had to constantly call to finally get someone to tell me what was going on with the apartment. When we finally got the okay to move-in, we noticed the appliances were just from another apartment NOT NEW, and THERE WERE EVEN MORE ROACHES IN THE APARTMENT THAN BEFORE!!! I now noticed roaches in the closet, bedrooms, and still in the kitchen. I could not believe it! I was completely done, I wanted to talk to the property manager who refused to talk to us from the very beginning. WE NEVER TALKED TO HER. She never wanted to talk with us face-to-face or via phone. Completely unprofessional! We turned the keys in and never looked backed. My husband, toddler, and I were without a home for several weeks because of Sun Lake. We never heard from Sun Lake again except through a letter stating we were getting a partial refund. We lost $1500 to Sun Lake, to an apartment we never moved into! Beware of this community! I wish I had listened to the reviews!
I loved my stay at Sun Lake! The office staff always treated me with respect and always took their time to listen to my needs. Malta in the office is fantastic at her job, always followed up with me when she wasn’t able to answer a question right away. Maintenance was great and prompt and respectful of my home whenever they were working on a service request. The manager Shawna was amazing and communicated with the community so well the whole two years I lived there. My apartment was well kept and spotless when I first moved in, and the grounds were always beautiful! If I didn’t have to relocate I would have never moved! Thanks for the last two years Sun Lake!!
Love these apartments, so much to do here. Living here has been great. Not only are there food trucks, they have lots of outdoor stuff to do like fishing and kayaking. The staff is nice, and Shanna helped find information for everything to help while I was furloughed which helped until I started a new job. Maintenance is also fast and always friendly.

Excellent customer service from the leasing office team yesterday when I viewed the model and toured the community.
Scam! Lived there for 5 years. I was looking for a house, so I went on a month to month lease. The day I closed on my house, I went into the office and gave the Manger my 30 day notice. She was very nice and explained buying a house was her dream too, etc. She told me to be out in 30 days (the 25th of December) and leave the keys and gate remote on the counter. I had plenty of time to move and clean. I did everything that was asked and left the apartment cleaner than when I moved in.5 months later, I received a collection notice for $1,200. I was shocked because I did not know I owed them anything or why I should (It must be a mistake). I went into the office and talked to the same manager that I gave my 30 day notice. She said I vacated the property in January. What? She couldnt find the necessary paperwork that needed to be signed to move out. I said, well I was sitting in this exact chair and reminded her of the conversation we had and said if I needed to sign something you should have given me something to sign. The conversation escalated to an argument and her final words were take it up with collections. I couldnt be more furious. Obviously, its a scam that they pull on many others and my Attorney will be happy to hear from anyone else they have or are trying to scam.
Everyone who works in the office lacks professionalism, proper communication, compassion, & effective work ethic. It’s very frustrating when this should be people’s homes where staff cares. The apartments are also old and not kept up with. A lot of unattended kids running around complex everyday. Maintanence doesn’t really fix things properly or in a timely manner. I had to put in an order 3 times for the same thing and while they were there they put a hole in my bathroom door.
I’ve been living at SunLake for a little over three years now and needed a quick upgrade within the community. I expressed interest to Jessica and Kavaris and they were both understanding and quickly responded to my needs. Working with both of them made My move/upgrade stress free and easy to manage. Overall, the complex is great, the leasing agents I worked with are always available and I would definitely recommend this complex.
I have lived in Sun Lake for three years. Anytime I need something Jessica is always there to help me out. She was able to help me out during the pandemic when I was waiting on unemployment and even after going back to and my hours were reduced, she always helped me out.The building I live in is in the front of the complex so it’s always pretty quiet and never have any issues when it comes to making and having service requests completed same day.

Love living in these apartments. Staff have been great. They have worked hard to find creative ways to entertain the community through covid shut down. Lots of outdoor space, a lake, pools, and now virtual activities. Don’t believe the negative comments I have lived here for 12 years, and any problems management solves quickly. Like anywhere some of the neighbors can be jerks, but that can happen anywhere.
I am a new resident in the area and so far it has been very well..Malta helped me through the whole process.was very responsive through my entire process of getting in .definitely will refer some friends .I love that it’s quiet and have many activities
This would be my second year at Sun lake. Very pleasant location. Just recently transfer from a one bedroom to a two bedroom. Most say it was a smooth transition.You guys have an incredible team in maintenance, shout out to Kelvin. New spot needed some work done. Kelvin made sure I was taken care off. Very efficient and professional. Keep up the good work !

Update: Living here just over a year now and we are still loving it! There has been a change in management and so far it has been wonderful. Grounds are still nicely maintained and we love the social fun events they have been planning (jazz breakfast by the pool and wine and cheese to name a couple). We have even met some wonderful people we now socialize with regularly. So much fun! Our apartment building is clean and our neighbors have been great. No complaints here. Loving the apartment life!Previous review - My husband and I moved to Sun Lake in August and so far we are very happy with our apartment. We love the property and just the other day talked about how they really upkeep the grounds very nicely. Love taking our doggie for walks by the lake - so beautiful in the mornings!
Love these apartments so much. I am really happy living here. Current staff is so nice and helpful. I lost my job at the beginning of Covid. Shana the manager, discusses options with me, emailed suggestions for assistance, listing of area companies hiring, and eventually a payment plan that helped me get caught up. I am so great full for the time she spent to help me. So happy I could sign another lease. The lake is great, I fish a lot, but the apartments have kayaks for the tenets. There is a lot of stuff to do here.
Been living here for just about a year now. Maintenance use to be good, and responsive. My AC went out over a weekend about 5 months ago on a Friday night during the summer. Saturday the apartment said they couldn’t get anyone out here to fix it. Keep in mind it’s not just me, but an 80 pound chocolate lab that was miserable because it got up to 88 degrees in here. They ended up dropping off a “window unit” to hold me over. Upon noticing they placed it on my front door step. Not long after, I noticed someone from maintenance was in my unit. My couch was moved, and my drywall was damaged from them trying to pry open the window. How does that make someone feel about someone entering their apartment unannounced? Safe? Hmm. Now at the one year mark, maintenance is taking their time. I called on Monday saying my dryer isn’t drying. “Oh it probably just needs to be cleaned” you would think ok easy maintenance call just to clean the lint build up. We are now going into Friday, and my dryer is still not drying. Spoke to them three times this week, since my dog is not usually locked up in the kennel. So it needs to be scheduled. Who needs clean clothes?
Shout out to the office staff at Sun Lake! Always going above and beyond in their customer service. I absolutely love living in this community, so much to do on site with all the amenities we have on property. Special shout out to Shawna, Jessica, Collin and Malta. Always striving to do their best. From the day I walked in those doors of the front office I have been taken care of so promptly and efficiently. Also would like to say a special thanks to Jessica for making my move in process so smoothly. Always there when I needed to ask her question either by email or via phone. I know the last few months have been rough for us all with this pandemic that we are all going through, but that management staff in the leasing office I give my hat off too. You guys all rock! I’ve been at SunLake for a little over 5 years. I love my place. For the most part we keep to ourselves but whenever we have an issue or need help it’s typically taken cared of fairly quickly.
Worst Management, help yourself & dont even think of renting this apartment. They are un-professional, poor customer service, dont care about people staying in the apartment. People just leaving from this community due to multiple issues like old apartments, roaches, Unhygienic conditions, high rent with no good service/apartment facility. I am moving out and trying to sublease to avoid penalty, but office management will try to tell different reason and will not be allowed to do sublease even after communication with Leasing office. Take everything in writing especially with manager, I see multiple cases where people are being provide proper service, Once you lease this apartment. They will be take maximum possible money from your account. Look at all one star and two star review and you will get actual face of this community as those are one people experienced here...
Run!!!Worst apartments ever. Between the bugs, drugs, and poor management you don’t feel like you’re in the upscale community they portray. Nothing is done when you bring issues to management’s attention. If you want what you pay for look elsewhere.I implore you to read the reviews thoroughly before wasting your time and money here.
These office staff has been wonderful during this difficult year. I am so thankful I live in apartments that try and help the people who live there. We lost our jobs in May, and were worried when unemployment was hard to reach. The manager Shana sent us a list of places for help. She also put together a payment plan that helped until we received unemployment. 3 months later Jessica gave us additional information for the county that helped until we started out new jobs in November. My new job is also a referral from the apartments. Everyone has been patient, and nice. The community is very pretty. I love living near the lake.
Sandra who works at Sun lake is always rude. I called yesterday 5 minutes to close because my only toilet wasn’t working. She said she put in a request and didn’t. So I’ve had no working toilet since yesterday evening. When I called today to confirm the service request was put in they confirmed it was not.
The entire place is infested with cockroaches, it is horrible to be there every day just waiting for the lease to end... even sadder to pay just to live in such a disgusting place
The apartments are nice enough. I havent had any major issues with bugs, appliances, maintenance, etc. The biggest drawback by far is noise. Ive complained multiple times, but the property management team has been unresponsive. The front office is closed from covid and they do not respond to calls or emails. Im looking elsewhere because of this issue.
All of the reviews about roaches are absolutely TRUE! I keep a clean home but these apartments have the worst infestation ever. I’ve sprayed, set traps, requested pest services and the roaches STILL pop up. It’s so gross. It also took them 8 months to even come out & the man just sprayed the kitchen & that was it. There’s also a really bad tick problem on the property so pet owners beware.
Office staff is rude, when they actually answer the phone. They act as if you are an inconvenience and have actually hung up on us. None of those that actually seemed to care about the residents are still here so it’s a waste of time to even try to get any decent response from the office. This place has gone downhill drastically over the past couple of years.On the plus side, the maintenance staff are always professional and friendly.
Totally agree with pankaj and few others. I initially thought the management was extremely helpful however when I needed help I was not provided with any support and different responses by staff.. During pandemic and difficult situation we tenants clearly expect a support instead of just saying no and sorry.. additionally I was totally misguided for my sublease process. Imagine due to covid I have not been staying in my apartment since march and paying rent for a locked apartment. Due to uncertainty I decided to break the lease, I have to pay 2 months rent (that I am fine with as notice) and 2 months penalty. Why penalty ? Federal govt has been supporting these business and they could have compromised a little on penalty or atleast reduce it by one month. All I heard is a No. Asst manager was bit helpful and told me to sublease however when I found someone the rules changed immediately and lied that my apartment was already leased out.. what!!!! Terriblely upset and sorry for recommending this apartment to many from my company.. current management is not supportive unlike the old management..Now i am forced to pay the notice with penalty even after handing over the keys of my apartment.. normal times i would agree.. this is when we all need to support each other and not try to make additional money by squeezing individuals pocket..

The worst people ever to work in the office. They are disrespectful and at times act like they dont want to do their job at all. The neighbors and the maintenance people are amazing, everyone in the office needs to be fired!!!
Please do not move into this apartment complex. I do not leave reviews but this entire lease has been atrocious. When we first moved in the consultant was very rude, as if he did not want us to move in. We ignored this because we loved the location, the apartments were nice and we enjoyed the layout. Since COVID has started, it has gotten worse and worse. We started getting roaches everyday, we would send maintenance requests but no one would answer. We would get replies that they had “sprayed” but nothing was being done. We would request again, nothing. No one wants to worry about finding roaches on their ceiling or their walls in their own home. It took them 3 months before they finally sprayed inside our own apartment and it was done by the property manager NOT professionals. We continued to see roaches for a few more weeks despite him spraying our home. It did not stop until we bought our OWN roach repellent and roach traps. Roaches roam the entire complex still and we still get roaches time to time. We have had the AC stop working for our entire building and no one contact us. We had to contact maintenance and even then it did not get fixed until the next day. Now I’ve come home, my entire bedroom is flooded with water from the ceiling. A pipe burst upstairs and they did not call, email or leave any notes about this issue. I did not find out until I came home at 11:30pm almost 3 hours after this issue had happened. They did not apologize or tell me an accurate time when someone would come. They lies and said a van should be outside to fix the issue but no one was outside. Not only is this upsetting, it’s a safety issue. I have to worry about the ceiling potentially collapsing. The entire situation is absurd and I’m tired of coming home to more and more issues in my apartment. It’s not even just my own apartment it’s the entire building that keeps having issues. It is even more frustrating that the complex refuses to contact us, even by email. This is absolute negligence and disregard for our safety and well being. We will definitely not be renewing our lease.
Office staff does not care for the people. They do to get you into the door once you’re in customer service goes out the door. I’ve had too many rude experiences with your office staff in person and via phone call. They don’t want to help, they give you quick answers to get off the phone. At this point I think bad customer service is allowed because I’ve had someone blatantly give me attitude before. Most of the sun lake tenets can agree on this. maintenance is great! Always on it, they are the most respectful and kind people.
I currently live at sun lake apartments and do not recommend . They have neglected pest control for months, barely have been picking up the phone, don’t reply to emails, don’t call back when message is left, won’t allow a resident to make an appointment to speak with them in the office (only new prospectives allowed), neglect property care, never clean the breezeways ... and the list goes on. It may look nice from afar but once your trapped in the lease you’re stuck with their below mediocre service . The maintenance crew does as little as they can get away with. Avoid this place .
The management team has been great here! They have been so helpful. Shout outs to Charles, Justin, Collin, and Ramon. All of them helped make my move really easy and any problem that may have been was fixed quickly. The apartment itself is wonderful. Its nice and quiet in the neighborhood and it really feels like a home. I really enjoy living here. Thanks to everyone at Sun Lake for giving me such a great experience.

Like most apartment complexes, maintenance is feature that sometimes is of concern; how quickly will they respond, what will be the quality of the repair, will I be inconvenienced by when they will respond. All these have been issues at other complexes my wife and I have lived at.Here, however, I am very pleased to review that the issues were resolved the very next day, at our convenience and the quality of the repairs has been outstanding!! Personal thanks to Ramon, our Maintenance man extraordinaire!! Very friendly, always!!, knowledgeable and courteous.And, unlike other places (which will remain anonymous, for legal reasons) an additional problem was resolved without the need to fill out additional paperwork or requests.We have had a thirteen month move-in lease and have signed a new 18 month lease. We are very happy with everything!! No axes to grind here!! If you are looking for friendly, safe close to everything apartment living, we HIGHLY recommend Sun Lake Apartments!!
Appalled how they are treating people during the pandemic. Cant believe they are trying to evict people who are trying to work with them.
It was the worst sales office experience we have ever had. We were looking for an apartment whole May and July, we probably checked more than 20 gated communities in both Seminole and Orange county. But in this community Salesperson Sandra made us feel regret to call this place and try to take a look. First she gave us the appointment for 11:00 am and we drove to the community. Then even it was not raining she told it’s raining I can’t show the apartment. We answered we are in the community and there is no rain here (she should leave her cool room in the lease office to see the weather condition but she was not willing to). After several calls to convince her to show the apartment finally she came out and jumped on the buggy car without saying nothing, without any directions. She parked somewhere without any notice we followed her and parked and she said it’s not here we got back to our car. Then again she drove without saying anything. She parked and walked without waiting us we couldn’t find any place to park our car at that point. The best thing was leaving her there and get off the community but after 17 hours of drive from NY it was not a good idea to leave the community before checking the apartment. My wife walked after her tried to catch and find her at that time rain started and she got soaked. It was the worst and terrible experience We have ever had. Luckily Google doesn’t have 0 stars!
The maintenance team is awesome. The repairs are made quickly. The maintenance men are professional and very nice. Thank you!
Sham on you for trying to evict people that have tried to make payments and are out of work due to the pandemic. You are the post for greed and don’t care about people.
I called there two different times in regards to their unit availability because the website would not allow me to send an email straight from there and they are so unprofessional the guy seemed to not even want to help me and gave me an email and quickly hung up before I could even ask another question. I have never experienced anything like this before. Just terrible. I forgot to add this is the second time this happened with them.
We have lived at Sun Lake Apartments two years and are very thankful to be here! The location is great, the grounds are kept in beautiful condition and the staff (whether its management or maintenance) is courteous, professional and friendly. In every instance, they have been prompt and excellent in attending to our needs. My husband and I love this community!

This is a lovely apartment community. My mother lived here, and was very fond of Shana, Steve, and all the staff. When she passed they were caring and compassionate. I definitely can see why she lived here for 10 years.
From the first phone call, I felt at home. I spoke with Mr. Massey, who was very informative and of great assistance. When I arrived for my appointment the next day, he not only knew me by name, but greeted me with a warm smile ( which he has continued to do each time I walk into the office) He explained, in detail, the amenities of each apartment and was patient. His follow up and attention to detail is impeccable. I scheduled for pest control to come out three times and they did not show. He called to speak with me about it and stayed one step ahead of everything. Also, the maintenance team is phenomenal. Fernando is such a God send and is always a joy. The property is beautiful and I could not ask for better leasing staff. Thank you 😊
I lived in sun lake for three years and for the last 4 months I was loving with mold, leaking roof, and due to roof damages rats! They came to inspect the roof after multiple calls to the office for help. A contractor came and stated there was mold and a separation between the roof and ceiling. After time the rats made there way into our home eating fruit left out on the fruit bowls. We went to office and were put off and ignored. I went to office and refused to leave till some one came to my apt to view the situation. At which point they stated that the proposal for roof repairs were never submitted 4 months ago. Well let’s just say we have had to live in a hotel for the last 2 weeks and pay out of pocket for experience. If any one is reading this please I don’t leave reviews often especially negative ones but avoid this place at all cost.
Very bad service, I know due pandemic we stop some service but they didnt stop cahraging the resident. Pest control is worst roaches everywhere not only my apartment i talk other resident same issues no effective control by management. Have to call 10 time and get service for 2 or less minutes. No plan for get rid of it. People live because of location otherwise hell no. So think twice before make any decision super old appliances at least 10 years. Maintenance people are nice but we need nice service too. Hopefully it give you some idea or helpful tips before moving. I know they dont care about review but could help some do better research before move in. Thank you.
Love my place! Lived here for 16 years, and love the continuing improvements I have seen in the last couple years. Staff is nice, everyone has been really great. Several staff members have been around for years, and really care about the community. It goes a long way when you see the manager even cleaning, and arranging the pool area. So far this is the best priced in Lake Mary for what is offered, and close to my job!
Roach infested. Mold in walls. Overpriced. They look nice but don’t be fooled!
I have lived here since 1988, and love it here. Most of the workers have been here for the last few years. They are all nice and try to help everyone they can. The manager Shanna always greets me by name, and gives my dog a treat. The buildings and grass are kept up. My rent is a good price compared to the area.
If I could give zero starts I would. Let me start off by saying management here is terrible . They do absolutely nothing to resolve any issues at all and instead give you the run around . The one lady named Margaret or whatever was extremely rude and when I addressed her about an issue I had she took what I said and used it against me . Like I am completely disgusted at the way nobody has any empathy here all the do is nothing and act like they care about your issues when they don’t . These are the worst apartments in lake Mary I’ve ever seen. Don’t make the same mistake I did if moving here !!! No wonder why this place has less than five stars!!!
Had the best day over the weekend on the lake kayaking with friends! Weather is now perfect to grill, so we had a few people over to spend the day.My apartment is great, cant believe the apartment complex has kayaks for the people staying here to use for free. Maintenance is fast and completed my one work order within an hour of calling. Office staff is super chill, and friendly when we stop in. Recommending to my friends and family.
Staying more than two years. First year the management was great after the management changed it sucks. They are not professional and maintanence is going very very bad daily. I strongly not recommending this apartment as i have no value staying here.
The apartment is great, the staff is extremely helpful, professional and pleasant. We have only been here a short time and feel so comfortable and safe. Great location, amenities and super clean. The maintenance staff is also very responsive and pleasant to work with. I would highly recommend this complex to anyone looking to live in the area!
Since I moved into Sun Lake Apartment, it has been nothing but pure joy and fulfillment. Not only is the apartment exactly like I saw it online, it exceeds my expectations as well. The grounds and lake views are a sight to behold. My husband and I love taking walks and sitting out to enjoy the beautiful scenery.Our apartment is very lovely and modern and I long to go home everyday. The staff are so customer friendly, helpful and efficient while trying to assist me anytime I call or visit the office. Maintenance is always on time and swift as well.I believe I am getting value for my money and I do not regret renting from this community. I will recommend this community to everyone.
Sun Lake Apartments evicts tenants during a global pandemic, which is slum lord behavior and should be treated as such. Sun Lake Apartments, you are greedy, heartless slum lords more concerned for your bottom line and profit margins than community health and federal law. Lived here for two years and ignored the previous comments. Big mistake! Pay the extra $100/month and go somewhere else. A/C issues, constant german german roach problem, non-responsvie staff. 2 out of 3 emplyees that actually cared left. I will give names so the owners can read it. Fernando is still here and Charles and Steve left. Current manager sits in the office and doesnt want to pick up the phone. I would avoid this place at all cost. Hmm will I get the same automated response how they are sorry I feel this way?
I love my apartment, and living in Lake Mary. The staff maintenance staff fixes issues quickly. The office staff have been really helpful trying to set everyone up on the new computer payments. Thank you to Eddie for helping me set up. He was really patient, and the rest of the staff was really nice, even while they were having to deal with some really terrible individuals who were yelling at them over the computer issues. Hope to stay for a few years.
This place truly sucks. Dont live here. Theyll send you a lot of info but wont inform you a had of time of when you have to let them know youre moving out. They expect you to remember from the first day you signed. I promise you, dont live here or youll regret it.
If I could give less than one star I would. Disgusting office management. Poor communication. Lack of responses. Units are so outdated. You pay for the area. Run the other way. Shawna is the worst, all smiles once you come in to lease and then downhill from there. RUN RUN RUN!!!!! only upside is maintenance is on top of things. Things are fixed in a timely manner. RUN!!!!!!!!
I enjoyed my time at Sun Lake, and I would still be there if it wasnt so far from my work. Generally, theyre willing to work with you to make things work, if youre polite. They were having the hardest time getting the new gate installed, which now looks like it might be out of a Lord of The Rings movie, with the spikes on it! I didnt appreciate having to pay for a remote to get in through the gate (which I am getting reimbursed for upon move out) or for a key to use the gym. The atmosphere is beautiful in the morning and during the day. There have been a number of firetrucks and police cars at night, but you cant really blame the apartment complex for that. They did give me a cryptic warming about having stuff on my balcony where they didnt really tell me what I was doing wrong. Nothing came of that though. Theyre quick with maintenance, but i didnt have many maintenance problems. The trail, lake, dog parks, and dog cans (with baggies) are very nice. I dont really know what so many people are so upset about. I havent received my deposit yet, because not enough time has passed. Ill be sure to let everyone know if I have any issues with that!

Here’s what happened to me. I emailed and called the leasing office. I left several messages to call me back and I left several emails. They tried to force me into an apartment I did not get to see. I asked, that since the pandemic is still an issue, if they could send pictures so I know the quality of the apartment. At this point there was an apartment ready in July when my lease would have been up where I am now. Instead of calling me and scheduling an appointment like their email said, they rented the apartment I was asking about and jacked up the prices of rent in the complex. Last time I checked, like they told me, they would hold the apartment until I could come by. I tried to set an appointment and get things started. I called everyday for three weeks. That’s when the apartment was rented and they tried to get me into a more expensive apartment. I feel the leasing team was unprofessional and should pay for their actions. I was guaranteed a hold for an apartment and they took it away. What’s going on that you think it’s ok to treat people like this?
I have lived here since 2013, and the apartments are nicely updated. The staff members are very friendly. Ive had a great experience and I made the right choice by moving to Sun Lake. I would stay here forever if the rates didnt raise each year. I wish they could make a certain deal with someone who wishes to stay here for a very long period of time. The grounds are pretty, nice amenities, and a lovely lake to walk around. My neighbors are nice too. Quiet at night.
STOP EVICTING PEOPLE DURING THE PANDEMIC
This is a nice place, nice people. The office staff is very friendly and accommodating during the leasing process. Have not had any issues. We are using the pool a lot with the kids off school, as well as the canoes and kayaks. Lots of things to do in the apartments, as well as area, like bike trails, boating, fishing, etc.
Run the other way. Overpriced apartments and management is horrible. Family circumstances causes me to have to terminate my lease early, which I understand there is a fee, however over $4000 for a 1 bedroom is deplorable. They have zero compassion. Hallways are always dirty and maintenance sucks. Wish I never moved here!!!
I agree with most of the positive reviews on my apartments. We love it here, staff has been wonderful. They try to communicate with the renters, and work out any issues. place is well kept and management seems to make ongoing improvements. It is a large community, surrounded by lots of nature. I like that I can use kayaks, and biking trails. Renewing my lease for 5th year.

This apartment had worst of the Christmas decorations in whole of lake Mary ; either have some lights or skip them altogether; yuck like those horrible office staff hates Christmas n holidaysAlso at the leasing office, no one wants to work ; mostly it is just we can’t help blah blah kind of responses. The maintenance team is good ; learn a bit from them on what is effective workingGuess this boils down to the management begin weak. Jesus get trained or get replaced, sucks as a tenant here :(
We went to go view these apartments near by our Corporate Headquarters to stay in the area being we are new to the city. I’m from Chicago and moved to Seattle and this was by far the worst experience I have had viewing apartments.Justin the leasing agent had a bad energy as if we were wasting his time upon sitting down and asking for availability in apartments.I really wanted to walk out at that point to not waste our time however is was close to work.Viewing the apartments they were “move in ready” yet were dirty around the windows and reeking of curry even though we were told the air was filtered out. Yet he still acknowledged the hard smell of curry. This looks like an apartment in Pine Hills with stuff all over the patios we saw.Great property size. The amount is less than other apartments but adding up all the separate monthly cost, it would equal an apartment that is on your far end of cost, with better service, and cleaner apartments.
