I’ve rented from this company for over a year now. They are scammers. Adding on fees every month. Two months they over charged us $100 because the property hadn’t been inspected but we had reached out multiple times to have the place inspected and they don’t answer. Once we finally got through to reach them about this they promised to credit the money towards next months rent but when next month came they said they would only credit $18. They over charged us at least $200. This is not the first time they’ve over changed us and promised to credit the money and it’s disappeared. I think it’s the third time. I tried to contact my property manager multiple times but they only ever say she’s out in the field and will call when she can. She never calls. I’m owed hundreds of dollars and every time I call the office manager says “I recommenced paying the full rent amount so you don’t incur late fees”. And all he ever tells me is that he’ll pass along that I called to Kathy but I never get real answers.
I worked with Vicky Ramos - She was out of the office when I called the first time, but called me back the next day! We developed a relationship and she gave me her cell number... since then I can always reach her with anything regarding a property - even a quick question... I highly recommend working with her and All County!
Kathi & the team at All County Sterling have been very professional and attentive to all of my needs as a landlord. Its nice to hear the words We work for you even though its a partnership. Rented from this property management company in 2017 or so. They were professional. The house we rented was in great shape. We had an appliance stop working and they replaced it quickly. The move out process was painless. Overall positive experience.

While I was a tenant, they were pretty good, however once you move out, they completely ignore your existence. The new place I moved to had difficulty verifying my residence because the would not answer and then, they took 1600 of my deposit, $1100 for “cleaning” when the condo was left clean and $500 for repairs that I had been telling the previous landlord (all county acquired my unit mid-lease) to fix, but was never done. Yes, I paid for all new fixtures that were never provided for me. Not only was I only given a $60 return deposit, they also neglected the fact that I also paid a $600 pet deposit, which wasn’t returned. Since my balance was in the positives, reflected by the $60 credit, where is the rest of my deposit? Don’t know, because they won’t answer my calls or emails. Be VERY CAUTIOUS when renting from people who use this company... you might as well kiss your deposit goodbye. Hi Leslie! It’s me, thanks for never replying. Helpful hint: communication is essential in reputable and trustworthy businesses. Please take that into consideration when operating yours.

The Property manager Victoria Ramos is very good, she took care of everything starting from our move in to usual maintenance and every time I had a question she responded quickly.The maintenance service and your online portal is also very handy, kept us updated with our service order. Although I never had a chance to meet the owner of the house, but she seems to be very professional as she took care of all the tiny fixes and requests we had after move-in especially replacing the blinds for the whole house. Not sure if they have the right ALL COUNTY PROPERTY MANAGEMENT.Leslie has been great in helping me find a home that fit into my budget and was always there to help with any questions or concerns.I have rented quite a few homes in my life and this is the first company that i was TRULY happy with.James has also been quick to respond on any and all areas of concern to help out. I meant to leave a review months ago but somehow never submitted it apparently...I am almost at the end of my lease but would definitely recommend them to anyone looking for a property. Actually, i already have a friend interested in renting the home I am in because of the professionalism I received. Under different circumstances I would stay with them preferably and still will try to if the area is within their services.I have been renting for about 9 months and never had one annoying or inconvenient home inspectionJust pay on time and you will be happy! All County Sterling has been my property manager since January 2018; specifically Jon Shaffer is currently assigned to my properties. I have found Jon to be very professional and personable and am very pleased with his communication with me. Having left a prior management company after three years due to chaotic management, very poor communication and follow through, and chronic issues that never got resolved, I am extremely happy with All County Sterling and Jon Shaffer.Addendum: 8/3/2020For the last 16 months I have been very happy with Vicky Ramos who has been a caring and competent property manager. I live in New Jersey and cannot be in Florida frequently so I have to depend on my property manager to handle my properties with integrity. Vicky Is indeed that manager. One really positive aspect of our business relationship is the ease of communication. Vicky attends to my tenants’ issues/requests and they are happy for expeditious resolutions. I have found them to be very dependable, quick turn around on issues, great attention to detail, and looks after the owner’s interest. I am paid around the same time every month and so far we haven’t had a hitch. No complaints. I would surely recommend to others.
I have had nothing but maintenance type of issues since I have moved into this unit 4 months ago. I put in work orders, they get closed out. I have a shower that only has HOT water!!! 3 different companies have come out to “fix” the problem but they take pictures and I don’t hear back from anyone. My other shower leaks continuously and it is cracked and I am not sure how much longer it will hold! Both toilets need the flapper to be replaced they run continuously. I have a dishwasher that does not work. I feel that paying $1225 a month for a condo that claims it is 2 bedrooms 2 bathrooms is absolutely insane, especially since my daughter is unable to use that shower and my water bill is going to be ridiculous! I am paying a lot of money to live here and they have no issues cashing my checks on the 1st however you are not fixing the issues! Now I am stuck in a lease paying way too much with issues that are not being fixed!! Horrible customer service no follow ups and no communication!
If you’re looking to put your business with a good company don’t choose these guys!I’ve had the WORST experience with this “property management” company. In fact, they don’t manage anything!When I first moved into my home I had a spider INFESTATION that they had to of known about previously, and it took MONTHS of my property manager dodging my phone calls for her to actually do anything!Now, I’ve been waiting 6 months and counting for a maintenance order to be fulfilled. In that time I’ve had 2 different property managers, now 3. Apparently they just up and quit or get fired and I’m not even notified!Then to top it off, there is no way to pay your rent online without a fee. The only way to pay it without a fee is to drop off a check, but if you’re like me, my rental home is in Deland and I’m not driving to Lake Mary once a month to pay rent.I’m so over this company! After my rental agreement is up, I’m out!
This is a fraud! They emailed me asking for ID verification to come to the open house and in return the would give me the access to the lock. However, they never sent it and when I tried to reach out about this, the agents would not reply at all. I schedule two showings and it was the same nonsense both times. Fool me twice, shame on me. There’s too much fraud going on in America. You can’t even buy a home in peace.
It has been two years since we contacted Jon to help us find a property to rent. Ever since then he has provided outstanding, high quality service. All County Sterling Property Management is buy far the best property management company we have ever used! We most most most highly recommend them. Leslie Bocco has been the best property manager we have ever had. She is super friendly and helpful. Leslie and the company go the extra mile to give great service. Every other company we have dealt with charged us for every little thing, and often we have felt overcharged, and/or had duplicated charges for the same item. We feel we finally found a company that we can rely on and trust. They dont charge for many services such as an inspection where most every other company does. We feel they really go way beyond any other company in great service. We wish they had more offices in other states where we have properties. Before hiring All County we used another company in Florida who made many promises which they did not keep. They did not even meet up with me when I came into town. Be super careful who you choose as a property management company. We have lost thousands of dollars, had many headaches, and lost lots of time with other property management companies. We have been with this company close to a year now, and they have been wonderful. Another fine example of going above and beyond is in the way they handle late fees. They refund to us the amounts charged for tenant late fees. Every other company I have used has kept those fees for themselves. Mike Adler, my property manager is one of the best in business. I have a tenant who is very bad when comes to paying rent. Mike is handling him very efficiently. He is also very good in resolving any maintenance issues with the property in a timely manner. Over all I am very happy with his professionalism.
I read the reviews but felt that I would still give them a chance. I had an appointment to see a home and had been approved. TheProperty manager called to let me know there was another approved applicant. She stated who ever got there first with the deposit would get the home. Not sure what happened to my appointment but I could not get thereIn time. Of course my 50.00 app fee was lost and I am sure in their pocket. I was so disappointed to not have been given the first rights-on the home since I did have the first appointment and she said the approval from the other applicant came in over night after my appointment was booked. Very unprofessional, but I am sure this is their training.Would never recommend this company.

It’s hard to find affordable rental homes here now. They made it pretty easy and I got moved in within a week. Home only has minor issues but way better than my last place. Overall I’m happy.

I worked with Jon to find a property to rent and from the time we viewed the property to moving in the process was fast and easy. He answered all our questions and was there when we emailed or called. I would and do highly recommend them for rental properties and for home owners. I wish we could have stayed but we moved. Will gladly go with Jon at all county if we need another rental.

If I could give zero stars I would. They are absolutely horrible with communication. They close out work orders without completing them. We tried over a month to get in contact and our representative must have worked really hard to avoid us. Only good thing about this company is we decided to move out and buy our own house. AVOID THIS COMPANY!!!
Dont let this company screw you over! They took over our lease in the middle. Jenica was impossible to get a response from even to figure out how to pay our rent. They wouldnt renew our lease and didnt give us any reason. Then, after leaving the house clean and in much better shape than when we moved in, they had the nerve to send us a bill for $2800 saying we owed them for a bunch of things that were broken when we moved in and for an extra month and a half rent for after we moved out. After sending them a letter spelling out exactly why we didnt owe them anything and that we were ready to take them to court over it and they responded by saying they finally did their job and looked into it and reduced the the charges to $350 which I still think is bull**** but at least Im getting most of my deposit back. Oh yeah and I got none of my $1000 pet deposit back even though the pets did no damage. Seriously, avoid these crooks at all cost.
I was looking for a professional property manager with the tools needed to report all the correct info to my accountant. It was difficult but finally found John Schaffer at Sterling Property management. John goes above and beyond for both myself and tenants. I would highly recommend his services.

Terrible professionalism. They treat not only the home owners bad, but my tenants as well. While I had them, I ended up personally tending to my tenants issues. They changed out my dishwasher to a cheaper one WITHOUT my consent as well as didnt ask what I wanted to do with my dishwasher that was changed out. Mike Adler was my property manager, rudest person Ive paid for, I ended up withdrawing my contract with them and managing my property myself. When it came to doing my taxes, my accountant discovered I never received a annual summary which you need for taxes, went into the office to retrieve one and was told one was never created because company wasnt managing my property at the time they created these documents? Then the excuses as to why they didnt have one readily available were ridiculous. WOULD NOT RECOMMEND
After Hurricane Irma I was worried about taking care of the damage to the house, even though it wasn’t too bad. Mike made sure to meet my insurance guy and help facilitate getting everything looked at and the damage resolved. I’m out of state and sometimes travel out of country so it is reassuring to have a professional help with the unit, even when there is not a major problem.
This management company may be wonderful to their customers who own properties, but they are not with the renters/tenants. They do not respond to service requests in a quick manner. The third party repair companies they use have limited hours. Scheduling anything with them is very difficult. They are focused on the customer experience for owners only. They do not care how renters are treated and what service they receive.
My wife and I have been using Jon from Sterling Property Mgmt for a little more than a year now and we have nothing but positive things to say. Jon was able to find a new tenant quickly when our old tenant left so that we had no lapse in occupancy. I would recommend both Sterling Management and Jon to anyone looking to have their property managed with little to no stress.

The company is incompetent of doing anything. The garage was broken before I moved and there were large pieces of furniture in the garage that were there that were not even mine. The property manager, Mike A., did not inspect the property before, is hard to get in tough of, is vague, and rude. Cannot ask him a question without getting into an argument. He is almost impossible to reach and does not respond to emails. Work orders are resolved without actually being resolved. DO NOT USE THEM! I strongly encourage you to find any other company.
I am very disappointed in this company. There is alot of turnover with the property managers and inconsistencies in the information that has been provided regarding my lease. I would definitely not recommend! In addition to the issues I have experienced while renting with them, charging 2 months of rent to break a lease regardless of how long it takes to rerent the property is highway robbery!

This company basically answers the phone takes a message and never calls you back. I dons understand their business model. Perpetually calling and leaving messages is not a good industry!

I have been a tenant of All County Sterling Property Management for 5 years and Jon Schaffer is my property manager. Jon has been very professional and helpful throughout my lease. I highly recommend him for any of your rental needs. After the hurricane came thru one of the first calls I received from Jon to see how we made out. It meant alot to us.
All County Sterling Property Management is absolutely the WORST property management company Ive ever dealt with. Mike Adler is a lying, worthless excuse for a property manager. I would rate them a zero if that were possible. The home I rented was not inspected AT ALL prior to picking up the keys (which I had to wait two hours for him to even show up with the keys on the day I moved in). There were ants swarming in the house within days of me moving in. The doors were broken and didnt lock properly and the home was absolutely filthy when I moved in. See the pictures attached! This is what the home looked like when I moved in. This is what Mike Adler deemed an acceptable rental condition.Mike Adler repeatedly refused to respond to any email or text message (because he would not respond in writing!) and took weeks to return phone calls. Maintenance requests would be closed out without having anything fixed. When I first got the property, I asked to paint because it was a mess inside and Mike Adler gave me permission from the homeowners. I had it painted before moving in and he was supposed to write an addendum, but then refused to respond to anything in writing afterwards. I added it to my move in inspection sheet that I had permission to paint from the homeowner, which the property management company accepted as the condition of the property when I moved in.I cleaned, repaired, exterminated and took better care of this home than the homeowners did and they stole my security deposit in the end saying I damaged the property by painting it. Its now 3 months after I moved out and the home still has not been painted. They lied and stole my deposit money for damages they still have not repaired. The home was spotless when I moved out and even had new, custom cut 2-inch blinds I paid for to replace or repair the blinds they had that were missing or broken.Do NOT rent from these people. They are crooks! Im now having to deal with suing out-of-state homeowners and filing complaints against All County Sterling and Mike Adler. Rent from Jander Group or Atrium Property Management if you want honest, decent people who manage properties well and do what they say!
All County Sterling Property Management does a great job! They have a lot of properties they work with, but Jon still finds time to always make me feel like a top priority.
Overall just a very difficult and inconsiderate company to work with. The communication with them is practically nonexistent. Theyre very quick to move you in and even quicker to take your deposit money for invalid reasons. I certainly do not suggest dealing with this company.

FRAUD....RUNNNNNNNN FAR AWAY FROM THIS COMPANY

I began using Sterling Property Management on Nov 2016 when we purchase our rental property. The initial assistance of Leslie Bocco was indeed very helpful in coordinating the tenants review and background investigation for potential renters. The process of selection and verification was completed in 15 days and the lease was signed by Nov 29 2016. The tenants that rented in 2016 are still with us after 2 years. The true testing of Sterling Property Management by Mr. Jon Schaffer agent was demonstrated in July 2017 when the property suffered a water line break. Inside the house which flooded two bedrooms, dining and living room causing substantial physical damage to all of these areas. At the time of water line break Leslie Bocco was on a 2 weeks’ vacation with her family and Mr. Jon Schaffer was called in to coordinate and preformed all the water line break repairs and insurance claim coordination not begin directly involved with my rental property. The task of coordinating the drying of rugs and hardwood floors and assessing the damage with the insurance company claims agent was handle by Jon with no hesitation. The damaged caused by the water required the entire house re-piping which meant the tenants had no running water for over 6 days and in addition the entire wood floors in most the house had to be replace. This entire job of coordinating repairs and temporary hotel housing for the tenants was handles and managed by Jon without any hesitation. During this entire process I was not able to travel to the rental house in order to provide assistance so the process was started and complete with Jon and he was not directly reasonable for this property but all requirements of him as principal agent was completed. I would not hesitate to recommend Jon and Sterling Property Management for their outstanding coordination and execution of the entire flood cleanup. Once again Jon Schaffer is the kind of Property Management agent you count on him no matter if the property is directly under is control or he is called to help for another agent at any time.

They are not good to their owners either. I dumped them after a year due to poor management. Even after asking twice, they still have not returned my $200 reserve deposit after over a month. I guess I will have to go to their office to demand my money back. They are incompetent at best and crooks at worst. Either way I am glad I am not doing business with them anymore. My advice is to stay away.
Jon Schafer is a very hard working and diligent relator. We have had the pleasure of working with Jon for over five years now. He always presents his properties with pride and puts everything on the table. Jon goes the extra mile with helping his clients find and get into the house that fits them best.
We have been renting with All County Sterling Property Management for a little over 2 years now. The only issues Id say we have with the company is that they do not respond to maintenance request in a timely manner. Once, it took over 2 months to complete a minor maintenance request. Every time we put one in, We usually get a call a week or two later asking if anyone came out yet to fix the issue and this is when I tell them that no one has even called to schedule a time to come out and no one has fixed anything yet. The person in the office every time seems to be a little disappointed that no one has responded to the request and guarantees us that they had called a while back to have it fixed and then complains about the person(s) that were supposed to have been out or responded already to our request.
We have been satisfied with our relationship with All County Property Mgmt so far - Jon Schaffer has been great and very responsive anytime we have had questions or needed any repairs. Very happy with our rental and looking forward to staying with All County for years to come!
I have used Jon for all of my two rental properties in Lake Mary to market them back 3 years ago, and I was very happy with his professional services. Now one of my rental properties is vacant, so I am using him again.
If i could give NO stars i would. Ever since this property management company has taken over the house that I am renting I have had nothing but problems. When they first took over i was given no notice at all. I went to pay my rent and was told to take it to All County, so i did. When i arrived i was given Jenica Cambels number and told she was my property manager .I contacted her and was told there was a tenant portal online which i went months without being able to access. I was living in a home with no floors or baseboards, no closet doors, plumbing issues, the windows dont lock and 2 of them dont even open. I had to vontact the city and county for inspections before they started doing anything. They had me sign a new lease and i was never given a copy of it. Although some things were taken care of, they were done cheap and sloppy, paint already chipping and pealing, floors coming up in some areas, and plumbing still not fixed. Now Jenica tells me all i do is complain every month why dont i just leave. I am a single mother of 3 and my home is in the nieghborhood i grew up in neaxt to all my friends and family. I dont want to leave. I just want my home repaired so i can live comfortably in the home i pay for every month. Horrible company. I will NEVER rent from them again or refer them to anyone.
Not impressed with them at all. We. Viewed property when Leslie was there she was very nice and seemed very caringeven doing her own cleaning. BUT by the time we signed the lease they were within 1-2weeks of changing leadership, was mention incidently as we signed the lease. The unit had washer/dryer installed the week before qe moved in ran for 3-4 loads the pump runs constantly. So we havent had a washer for at least 3 weeks, new management is VERY slow to respond. We are using a laundry mat major inconvenienceand expense. The same day the dishwasher floods the kitchen,doesnt pump our water before filling with more water. We pay to high of rent to put up with this inconvenience!!! Unfortunately some of the most informative reviews(documenting the lack of service)Werent posted in time for us to see before we signed
I would highly recommend All County Sterling as your property management company, and especially Jon Schaffer! He is a great manager, keeps me informed on all issues, makes sure the property is properly maintained, and I feel less stressed knowing my long term investment is in great hands.
As a Canadian investing in the US, All County made things easy for me to own and manage my properties from so far away. Great Service.
All County is always on time with my monthly rental statements. Any requests have been dealt with promptly and resolved to my satisfaction.

Absolutely THE WORST service I think I have ever received, especially from a company that claims that their mission is to ensure that every property manager has a competent and honest professional to manage their most valuable asset.Mike Adler is above everything not a professional. I am a property owner that is utterly disappointed in the service that I received from my main point of contact which was Mike. The reason Im upset is not because the tenant somehow passed the background check and basically destroyed the inside of my home and left a HUGE FLEA INFESTATION, but Im more mad about the way Mike failed to answer the phone, call me back, or get things DONE when promised. As other people have already written on here, the man is IMPOSSIBLE to get a hold of. The worst part is that after you have left countless voicemails, emails, and text messages, its like he purposely ignores you in order to not have to deal with serious business issues.Im a Realtor and so are some of my family members and I can let you know that we will NEVER recommend this property management company. I almost lost the sale of my home because I had to deal with a huge amount of extra expenses after the tenants left. The company was able to send someone to spray the house and get rid of the fleas right away, but thats where the redeeming qualities end. I called them today to ask about the deposit the tenants left, to see when I could expect to get that back, and Mike A. didnt have the decency to answer his cell, even after the receptionist told me he was at work, but had to transfer me to his voicemail.
Jon Schaffer manages a property that we have been renting for two years. He is very pleasant to work with, and responds quickly whenever we have problems. Highly recommended!

I am confused by all the great reviews... I couldnt even get Mike Adler to get back to me after I sent a Craigslist reply, a couple of emails, and left a couple of voice messages. I was interested in a unit and replied the day after it was posted to Craigslist and never could get any kind of reply on its availability. I only found out it was not longer available once the Craigslist post was removed :/ Terrible customer service.

I was scammed out of the security deposit by Leslie Bocco, which is not right. They are blaming us for carpet stains and rips that were already there.Before we even signed the lease they said they would change the carpet and then when we moved in they were still there. They said they would change them for the next tenant. And as a result they scam me out of my money.They want to always come inside your unit when your not home and barely give you a 24 hour notice.Please stay away from all county sterling and Leslie Bocco.
Mike Adler is an arrogant, dishonest, unprofessional idiot and I would not trust him to rent any property for me. About a month ago, my husband and I applied for a property hes managing at 505 Devonshire in Longwood. The home was tenant occupied when we saw it and she was due out the end of October. Mike Adler approved us for the home and we made arrangements to meet with him to sign the lease on a Friday. Well, I thought it was best that my husband view the home first prior to signing seeing his character, and demeanor came off a bit sketchy and he really pushed for us to do app, sign lease, and his online reviews were not so good and we too had experienced him not returning and answering our calls etc. We also know that most companies as these find ways to keep your security deposit so I wanted to be absolute sure that my husband was okay with this place.Well on the way to meet with Mike to do the lease signing, we decided to stop by the home in question at 505 Devonshire to see if the tenant would mind showing the home to my husband. We contacted Mike to let him know that we were doing this and his response was, God, I wish I had known that before I drove all the way over here Mike supposedly made attempts to contact the tenant and was unsuccessful. Well we went anyway and the tenant was home and let us so my husband could see the home. At this time, I took the opportunity to ask her about him as a property manager and her feedback with this company. She told me that he was unprofessional and they take a while to address repairs etc. Well the home that we were currently residing in was in a short sale so we needed something quick so we decided to move forward anyway.We drove to All County Sterling after leaving 505 Devonshire and no one was in the office, they were closed. We called and texted Mike Adler, no answer. We drove to All County Sterling on Saturday...still closed. First thing Monday morning, we drove to the office to sign the lease and pay the monies etc and was told by Mike because we didnt show up he gave the home to someone else and they were coming to sign the lease. This turned out to be a lie as a few days later, I noticed the companies for rent sign was at the residence which was not there before and the online listings were still up. I contacted Mike Adler via phone and text to see if the property was still available, he never responded. Here it is, nearly a month later and the home is still on the market.Hes dishonest and arrogant! He is not the one making the mortgage payments, the owners are and he let his ego get in the way of renting a home to tenants who had already passed all his checks and who were ready to sign and pay. I consider myself lucky and that we dodged a bullet, we have found something a lot nicer and newer for the same price and the property manager has been amazing to me and my family.I am writing to make potential home owners aware of how this man operates and to think twice before allowing him to manage your property. He may not have your best interest in mind. He brags about the 140 something properties he manages, so I am sure your one property wouldnt matter all that much to him if it sat a few months on the market.
The property had major roach infestation problem and they didn’t say anything to us. I moved from California with my wife and a three year old child and had to get out in few days. They put people’s health in danger for money I would not recommend this company at all. We are taking them to the court.

I used to rent my investment condo out on my own but last 2 times terrible tenants trashed it. All County helped me and 2 years with this new tenant and so far so good.
