We have only been here 2 weeks now but it has felt like so much longer in the best way because we felt right at home from the start! We used to live in the Seattle neighborhoods and though people were friendly, there wasnt as much immediate community and here its like were all in this together. Everyone is so friendly and willing to say hi or chat for a bit. We love being around so many varying families and having kids around! Our puppy loves all of his new friends - adults, kids, and pups! We keep raving about living here to friends and wont stop. So insanely glad we live here! Plus the lake is an amazing natural amenity that is so peace giving. Love it here!

This is one of the worst place to live in ever since the management has changed, this place is a scam. Expect to pay 250 to 300$+ in utilities with just 2 people living in the 2 bed apartment.

I am sorry that you have such an incompetent employee as mia yoon. I demanded documents that no one has ever demanded from us when viewing real estate in the state of Washington. I offered a photo of my drivers license, and I am not obliged to show my passport to anyone. Your I thought that your company is focused on customers. I know that you will read Mia now and inform your management. I will duplicate my turn to the mail of your company management. Draw the right conclusions from your shortcomings. Since the client spends his time to come and pay attention to you!

You pay for utilities in your own apartment on top of paying for utilities of the entire complex. The best part, you pay the utilities for the pool, jacuzzi, theatre, gym, etc. yet you can’t use them. The property “closed” them but you still pay for everything.They never answer emails, we almost missed our move out deadline due to the manager not answering/seeing our email. Don’t. Do. It.Go somewhere else. Literally anywhere else.

This community is absolutely gorgeous. We moved in four months ago and have been happy so far. There are tons of outdoor amenities! Its reasonably priced and rooms are very spacious. The office staff has been amazing and making sure we all have fun!!

Apartments are really good and has private lake access to too. Raising any service requests is really easy (can be done online) and staff is really responsive.

This community is absolutely amazing. I moved in a few months ago and have been extremely happy with everything so far. There are tons of outdoor amenities like bball, tennis and volley ball courts, picnic and BBQ area on the waterfront AND they just a new off-leash dog park right by my building! I was forced to move quickly during quarantine and did not expect to find a community that was reasonable priced and checked off all of my boxes, including my requirement of being located on Lake WA with a dock and kayak/paddle board storage. The entire office staff has been amazing and made this way easier and less stressful than I thought it was goin to be and I am way happier here at home now... which really, really means a lot this year!

I cant recommend these apartments enough! Lived at the Villaggio apartments two separate occasions (1st time for 3 years, 2nd for 2 years), and had an excellent experience. The property is beautiful, the community is friendly (lots of dogs!), and the location couldnt be better.While the apartment management and amenities have changed over a few times, the current one (Avenue5) is great. Ylana, Brett and the team are very responsive and helpful.The main area of improvement is still parking, but has improved a bit recently. That being said, should I move back to Bellevue/Kirkland area in the future, Id absolutely make Villaggio my top consideration!

The new management team has completely turned this place around in less than a year and I am happy to recommend. Before they took over in February I would’ve rated this place one star, due to the lack of service, correspondence and care for residents; now I can happily post a much different experience.Londie and Ylana are very kind, responsive and accommodating to any questions and concerns. They quickly react and resolve resident issues with the upmost care. Maintenance will quickly resolve any issue as well and follow up promptly to make sure you’re satisfied. The team here goes above and beyond- very fair and reasonable. The property is right on the water and well maintained- you can’t beat it for the price.

Do not move here! Please heed this warning and read other reviews. This place may seem like a luxurious place to live, but it is not. Things are run down and everything is outdated, especially the appliances - NONE of the appliances in my apartment are considered energy efficient. My electricity bill is normally $150/month for a one bedroom! Ridiculous. Worst of all, nobody gets back to you whenever you have an issue. I have been trying to get an answer from the front desk about an issue for the past month, no resolution. Moving out soon!

I want to give a huge shout out to Adam and Ray (I hope I have his name right) for being so diligent and committed to getting my new water heater installed on Friday! Adam responded within 10 or 15 minutes to my call and quickly realized that there was a real issue - turns out a completely rusted out bottom! (So lucky I decided to do laundry in the morning.) Anyway, he literally spent the better part of his day on this - making sure we got a new heater and then making sure that it was installed before the end of day. Hard working, courteous and cleaned everything up ship shape! I appreciate both Adam and Rays hard work and responsiveness very much! They were great.

Have enjoyed living at Villagio for the last three years but with Avenue5 taking over the management I cannot recommend. Two service requests were never responded to (had to fix myself), repeated phone calls to the office were not returned, email was not returned and now they want us to go to the store to pay our rent. We always had the ability to set up auto deduct.

From the first time we walked in, we knew this would be a great place to call home. We were welcomed with a smile and a handshake from Harley and he was happy to answer all of our questions and even show us the same unit 5 times because we were a little bit nervous. The customer service is top notch and I would recommend this place to everyone and if you are considering it, make sure to get in touch with Harley as he is always eager to help in anyway he can.

The villagio seems like a perfect place to live, being close to the water and close to downtown Kirkland. The property management is the downside of this complex. They don’t respond in a timely manner and don’t enforce any parking rules.I pay a monthly fee for 1 spot but the management team has no authority.

If you don’t care about anything, go ahead and move in because your attitude will match the staff.Pros:- fountains that look pretty when your friends come over.-Easy access to Bellevue and Kirkland.Cons:-maintenance is understaffed. Grass has been torn up in areas for months, gym equipment gets broken often, never towels or water cups in the gym (water cups? How difficult is that)- the employees in the office are incredibly rude and do nothing to try to solve anything. Never answer calls either.- no dog screening so there are several vicious dogs in the complex now- there is a MASSIVE influx of spiders in the summer and they do no pest control. All of the common areas get overran with spiders, the dock is in usable to sit on because of it.- parking gets abused by guests in the summer and there is no control. You can only reserve one spot, so if you have two cars get used to driving around and walking a bit. They do not enforce who parks there so literally anyone can get a gate code and park.- the building was an old hotel so there isn’t much storage in the kitchens here.

Wed been having trouble with our refrigerator. Pavel & his professional team had made several valiant attempts to repair it to no avail. We were so impressed that rather than make us limp along, you decided to give us a new one without our having to ask. We love living here with the helpful, responsive staff taking care of business!

Ive lived here for 4 years and can honestly say this place is better than its ever been. It seems to me that some of the older reviews are low because of the old management company, which apparently has been replaced. The place now functions like a swiss watch. Theres always someone in the office to call or get packages from. Frequently the UPS guy himself will knock on my door and drop something off. This is super convenient. Parking spots are numbered and reserved, but theyve expanded parking as well. Ive never had an issue with someone in my spot although sometimes its harder for guests to find open non numbered guest spots. The sauna and hot tub are well maintained and I use them occasionally, but theyre a great amenity to have to relax. Maintenance has always been alright but this last year theyve really been stepping their game up. Whenever I report a issue with a common space its often fixed the next day and always within the week. Overall, great convenient and relaxing location, and you get the nice living situation with things you cant find anywhere else like an awesome movie theater and boat dock. Recommended.

We were so thrilled to move into this place.... at first. It went completely downhill after a few months. The standards went down as apartments started vacating. We moved into a “luxury” apartment, so naturally expected there to be at least the basic amenities described to us on move in. There is always something broken in the fitness center and never any cups for water. The dock is nice and patios are nice...but don’t expect to use those much because the spider infestation in the spring/summer is outrageous. I understand most of that can’t be controlled, but there could be maintenance on the dock to make it walkable at the very least...as that is one of the luxury amenities. They encouraged us all through numerous emails and posters to sign up for this “package service”. Later we come to find out we are charged if it isn’t picked up in the time window. There was a valet trash service when we moved in...that went away out of the blue. Another “luxury amenity” that they still charged on our bill for a few months after canceling the service. Our fireplace never worked, despite maintenance coming 3 times. The worst is that there is ZERO control over the dogs moving in. I don’t care what the breed of a dog is, all I ask is that my dog is safe in THEIR HOME. Multiple unleashed dogs have come in contact with us on walks, another dog that viciously growls on a patio EVERY time anyone walks by and can almost squeeze throw the patio opening. Another extremely viscous dog that the owner says “STOP. Don’t walk around the corner” when she hears another person down the hall. I have complained twice and nothing has changed. I shouldn’t have to worry about walking my dog out of my front door on a leash in a “luxury” apartment. I mentioned the dog issue twice, as it really is a scary thing having to look around every corner to ensure your dog isn’t attacked. I was told “the dog seems nice around people”. I really loved it here...for three months. If you want an even basic apartment experience, this place is NOT for you.

Lived here 3 years and have loved it until AVenue5 took over managing it. Since they took over I have never been able to reach a human by phone on 4 attempts, my voicemails were never returned (4 to 5 instances) my emails have never been responded to and my maintenance requests ignored. The team is unfriendly and not helpful. Moving at the end of my lease.

Completely agree with all reviews about the horrible management of Avenue5. Not to mention the excessive utility fees. I just vacated my apartment and was over-charged cleaning and maintenance fees for damage that was not there when I left. I used 3M strips to hang things on walls so that I would not leave any drill holes and was specifically told not to remove the strips before leaving. Somehow they pulled the strips, damaged the walls and now Im being charged for the repair.When we moved into this apartment, it had not undergone any painting from the previous tenants. I was told I wouldnt be charged for this but Avenue5 has charged me anyway even after trying to explain.Better going to another place even if the rent is higher. In the end you will most likely be paying more at the villaggio.

I requested service on the refrigerator. Was not able to make ice, or pour water when buttons were pushed for ce or water. The service man came on same day as request for service and fixed the problem. Thank you for the excellent service.

Horrible customer service - the people the work in the main office are rude and obnoxious. We pay a lot of money to live here and I have never been treated so disrespected. They send out notices but when you call to ask why they need to enter your apartment - no one can tell me why. When I ask to speak to a manager they just make up an excuse. Daria is the worst- she is so unkind to the people that live at the resident. When I first moved in the office staff was so nice- now they are horrible. Don’t waist your money to live here. I am definitely not renewing my lease!!

Wow where do I begin. I visited a friend that lived here and as I drove through the gate I felt forgotten as I couldn’t find a parking spot. Once I found a spot finally a dog barked at me as I exited my vehicle. The property is run down and a little spooky.

I lived in this place for a year. Most of my time has been good except for the parking issue everyone is mentioning. Many times I parked in UW MBA campus and walk back after 8 pm.After I moved out, I received a cleaning fee of ~$586 with break down of touch up paint $250, cleaning $210 and carpet $125 and it is called standard fee. I lived in my other places (5+) and the max I was charged was $70. I dont have pet and most of time only myself in the apartment with very simple furniture. I cant believe what I see on bill.

Summary of experience: Overpriced, terrible staff, clearly for profit rather than community, a mix of great and unpleasant neighbors, lack of parking.OVERPRICED: When lease renewal came up, the rent went up over 20% without explanation (other than a note with the new rates slipped under the door). At move out, the entire security deposit was used for cleaning and the staff could not explain how the money was spent, why the fee was high for the area, or how the fees aligned with initial condition minus normal wear in Washington state code except to say these were standard fees and the money was getting collected. At one point, when inquiring about the high painting fee, I was told they made an error and the price I owed was doubled for living there for less time... because apparently paint wears quicker the shorter you live somewhere?STAFF: For some inexplicable reason, the staff doubled in the last month I lived there but the availability of the staff didnt change. Only 20% of the time I could pick up a package as soon as I walked into the office normal hours, and 80% of the time Id wait at least 15 minutes for someone to come back to the office. When a staff member doesnt want to answer your question, they wait over a week to respond and then claim its your fault for not asking in a timely manner. The only saving grace is the maintenance staff, whos timely and super helpful. On move out, a staff member exclaimed Wow, stupid! to me using the loading dock to put a load of items in my car, despite this dock being used daily by residents for loading/unloading their cars.FOR PROFIT: When no one at a leasing office can explain how the different rates are calculated or why move out fees exceed even the security deposit, it makes you wonder whats really going on with the money youre giving them (or how they comply with Washington State renters laws).NEIGHBORS: Definitely a complex, not community. I had great immediate neighbors (friendly, kind, active, and respectful), but the larger community has issues. People have parked across multiple un-reserved spaces (despite a parking crunch), thrown trash out of their Mercedes into the roads, left large objects in the hallways, and block each others boats for convenience. Its no wonder everyone is forced to pay for valet trash service.PARKING: $30 a month for an uncovered, reserved space or $50 a month for a covered, reserved space. Theres some uncovered parking, but only if you come at the middle of the day (and theres no vanpool of non-residents commuting from the complex). Theres also several trucks that like to park back to back, making it difficult to even drive through the area. Difficult for residents to park, let alone guests!

Cant rate below this. The management should call them self thieves because they only have one motto to rob you. They showed fake pics of my apartment of being dirty and weve proved that they are lying this person called Mark threatened me to leave or he will call the police. My only advice to people searching house would be to keep this as their last option and do take pics of every aspect of your house.
