So many things to list. Firstly, Management. Very unprofessional and a lot of change constantly with management. Things with the rental agreements would get discussed and then you have to go back and remind what was stated and agreed upon to others since Management would change constantly. Be prepared to pay for things that you had no idea it existed when move out. The staff is bringing up an outstanding balance from year one when it was never brought up during move out or throughout the whole two years my partner and I lived here and said they sent a bill but had no address to send it to or no phone call or email. The amenities; nothing ever works. The pool the last two years was completely green, hot tub hasn’t worked for 2 years. The theft there is ridiculous. Vehicle got broken into 3 times and was told there is an officer on the property. There is just an officer’s car there, there is no one in the car at all. Had to file to the local police department and management said it’s fine now we have an officer on duty which again others at the complex as well as myself has never seen an officer in the parked police vehicle. Basically had to parkelsewhere and set up security systems on my own. Just go down the street if you’re looking for an apartment go a couple miles down the road it’ll be worth it . Same price ( some of them are cheaper and a lot nicer/safer l) and better bang for your buck.
The front desk people are great and you think it is nice place to live. The problem is management is horrible! They lure you in thinking they are pet friendly. They are not! They threatened to evict my dogs for noise that was being made by someone else. Once that was sorted out they never apologized. They charged me for several things which I did not do. Then I fought it and called management about 40 times before they finally answered and said too bad. I have lived in a lot of different places including apartments with pets and never had an issue. This place was a constant battle. Finally, do not be fooled by their dog park. The only reason it exists is because they have a drainage problem and they cannot do anything else with that land. It is literally a wetland that turns into a pond for at least a week every time it rains and is constantly muddy.
Very difficult to work with! I applied for an apartment and make more than the required amount and they used finances as an excuse. Was later approved at Prairie Fire. Told I would get a refund within a week and its been over 2 weeks. Ive called and left messages and havent heard back. Definitely do not recommend applying here because they will tell you one thing and do another!
We were sold here on the promise of the amazing amenities and how great the pool is and the gym is and how great the price was with these included. However, the gym has been closed for the entirety of our stay here and the pool just opened last week, but only during the weekdays and during work hours because staff is not willing to work during the weekends so residents dont have to take PTO in order to go to the pool that they pay for. We moved in April, so Covid-19 concerns were already at the forefront, but we have never been given the option to safely social distance and have not been compensated. Although they are being very careful to keep residents out, they let ducks swim in the pond all weekend long. We contacted management and were given a professionally worded Sorry not sorry response.
Do not move here! A year after I left these apartments, they placed a $300 dollar fee on my credit report. No call, no letter or anything stating that I owed them money. I just happened to check my report and the charge was on there. When I called they used new management excuse and that they have to check paperwork. Very unprofessional!
I lived here for a year and it’s not the worst but not near the best either. The food and shopping area around is great, however there is never anywhere to park that’s close to your building, if there’s trash on the ground or stairs, you might as well pick it up yourself because the other residents and staff aren’t going to. I had to clean the apartment myself when I moved in. I’m assuming the previous owner had a cat because for the entirety of me being there I would vacuum up kitty litter still left in the carpets. The doors in the bathroom and bedroom had make up, dirt and hair left on them. There were dirt handprints on the maintenance access door on the bathroom ceiling. Holes were left in the wall from previous hung items. I vacated the unit in better shape than I had gotten it, yet somehow I was charged for cleaning and shampooing of carpets and ‘Rent’ (not my last water bill) which was paid BEFORE I vacated. I am to receive a whopping $46 from my deposit paid and I’ve never not received back a full deposit from places I’ve lived. Would recommend looking at other apartments in the area.
I recently renewed my lease, this will be my second year at the Vintage. Although my rent increased it was reasonable and honestly I would’ve payed more. I can’t say enough about how well the property is managed or how accommodating everyone is here. I have one of the updated one bedrooms with all new everything and love it. I have had no issues this past year. The community is quite and clean. I use all of the amenities regularly. I have traveled from coast to coast this has been my best experience yet. Keep up the good work.
The Vintage at Zona Rosa was an absolutely wonderful place to live. The management team were always happy, understanding and took care of us. The property is very well maintained and I never had issues with responsiveness for work orders for the few issues I had. I would highly recommend living here and would do so again with no reservations.The apartment complex is conveniently located
Honestly, this is one if the best apartments Ive lived in. The clubhouse girls are always very friendly and welcoming. All maintenance requests are handled in a timely manner (regardless of the request). They offer valet trash service and have a really nice pool, hot tub, dog park, and tanning bed (all included)! The gym looks nice too, but Im too lazy to actually use any of equipment. The clubhouse also has a nice kitchen area for guests.Most importantly, this is a very safe community. Ive accidentally left my garage door open and vehicles unlocked several times and there has never been an issue. Ive even forgotten to lock my front door a few nights and never had any issues. This is an amazing community to live in. Its very dog, kid, and family friendly. The neighbors are nice and considerate enough to clean up after their dogs.
I love it here the neighbors are so nice the area is so peaceful and right next to the best shopping ever I definitely will not be moving again. Plus they are pet friendly for larger dogs. They got me approved with in. about two days so waiting time isn’t long either. The staff are super friendly and the atmosphere is just right you couldn’t ask for a better place!
Awful place to live at. Work orders take a very long time to be responded to. Went without water to an entire building on 3 different occasions over an 8 month period, once for an entire weekend and tenets were not given compensation or accommodations at a hotel, just told to use the single bathroom at the clubhouse. Also, went without heat for an entire weekend during the winter and was given a tiny space heater for my apartment to use, me and my animal had to sleep elsewhere because it was too cold. Very Rude staff that gossip about attendants. The area is safe and the price is good but I do not recommend living here, too many building issues.
Overall, this was a nice place to live. The amenities are nice and well kept. I never used the gym, sauna, or tanning booth, but the pool is very nice, and I enjoyed using it. Alexis in the front office is very friendly. I do not have many complaints, but a few things do stand out.1. There was dog poop in the lawn in front of our building all the time. They did send out emails about the policy that residents are required to pick up after their dogs or else they will be fined, but clearly that did not fix the problem. This is not entirely the Vintages problem though, because people should be polite and respectful enough to clean up after their own dogs.2. Before they got the new package system, there were times that I did not receive a text notifying me of the package until several days after it arrived. A few packages had perishable items, and everything was spoiled by the time they got around to notifying me. This might not be an issue now with the package center unless the office has to hold a package for you at some point.3. Both of my neighbors would not shut the door to the deck. The front doors are old, and you can hear your neighbors doors creaking and blowing in the wind inside your own apartment.4. I had multiple maintenance requests, and since I worked nights, I always requested that they call before entering the apartment during the day. One day, I woke up to a strange man in my apartment. I did not receive a call from maintenance and had to call Alexis to file a complaint. The maintenance man did not even fix the correct item in the apartment, which means he was careless enough to not read the request and also did not care to call before entering while I was sleeping. They ended up not even fixing the correct item until 2-3 months after the request was put in.5. My garage door was constantly breaking down. It got to the point where they had to cut a man-sized hole in the side of my garage (which was never repaired) to get in. If you want to get a garage for weather reasons, its great. Its not so great to prevent possible theft because I had to leave my garage door open for multiple days about 5-6 times during my 12 month lease. I did not feel that the hassle of constantly fixing the garage was worth the extra $70 a month.6. I did end up disputing a carpet cleaning charge after I moved out. They will charge you for routine carpet cleaning regardless of wear and tear. They claim that the lease contains a provision that lets them do this, but after having a few lawyer friends take a look, I still believe thats not the case. I wont slander them but make sure that you know your local laws, read the entire lease, and dont back down if they challenge you.7. Do not count on a lot guest parking options.
I have lived in KC 99% of my life, and this has been the best experience so far when it has come to moving . Alexis did our tour with us and had our paperwork and everything done and ready for us to move in in less then 2 weeks time. She even was our baby sitter for our 8 month old daughter while we were doing all the paperwork . She definitely set the standards above and beyond for a property associate . This will definitely be our home until we are ready to buy a house. Thanks again Alexis !
I have to update my prior review. The previous review was a 5 star due to the service we received upon moving in, and the prior management/staff on site. That has changed tremendously. We have maintenance requests that were put in over a year ago, mostly for windows not working that have never been repaired and we just stopped putting them in. Last year our a/c went out over and over again. This year our dishwasher didnt work for over 1 month and finally got a new one after prompting several times.Amenities were closed in 2020 which was understandable, but when all other communities started opening safely ours remained closed until the pool was finally opened Monday through Friday during business hours only. Gym remained closed for many more months.Its now June 10th, 2021 and pool has not opened. Started with many different reasons (based on my industry, they didnt make sense or add up to me at all based on knowledge Im aware of) but we did finally get a message today that appears the pool just isnt ready, and or failed prior inspections which is more enlightening then before.
Awesome place with a great front office. They are always very accommodating and want what is best for their tenants. Carly, Taryn, and Alexis in the front office were so helpful with every question I had.This is a fun community that understands what it means to be a good property manager.
From day one, Kelsey and the Management Team at the Vintage have been professional and really have taken every effort to make my stay there wonderful. I was on a very short term lease (5 months) and Kelsey really made everything about my stay perfect - from referring me to furniture rentals and outside services to making me feel special when she would see me coming in the office from the parking lot and had my packages ready for my pickup! The complex is very safe and relaxing! The grounds are kept beautiful and seriously - did not see bug one!!! Its definitely worth checking out if you are looking for a great place to live!
I gave a compliment and was asked to write a review. The girls in the office are super nice and helpful. Quite a change from the old staff. Parking sucks but i keep seeing people move in so... I have a garage anyway. I know the hot tub will work because Eric told me it is almost there even though it hasnt at least they are trying. yes there is bad but I am happy.
The office staff at the Vintage is amazing! They are always willing to offer a helping hand when asked questions, they know who you are when you walk in and always welcome you with a smile. The maintenance team does an excellent job of responding to issues and repair requests, and the grounds crew does a great job of keeping the place looking beautiful. Glad to be able to call The Vintage at Zona Rosa home!
The apartment itself is great, can’t complain, but good luck finding a parking spot.

My boyfriend & I just moved out & were both so sad to be leaving! There’s so many things we’ll miss about the Vintage, especially the pool! We’ll also miss how accessible it is to so many stores & restaurants. The team was always a pleasure to work with and very hospitable. Definitely would recommend!
Absolutely no security or surveillance. For the low price of $1,200 per month you get to park at your own risk, if you can find a parking spot. My truck has been broken into twice in the last 3 weeks, and theres nothing they can do about it
This review is two fold. I personally have not moved in yet but my experiences with Alexis have been very wonderful. I look forward to moving in. I do have more of an experience though because my family stayed here for over 6 months in the summer of 2018. It was an amazing experience, it is something that they have loved and it actually a major reason as to why I am moving in as well.
To begin the process with Taryn, Carly and Alexis were fine they were nice. There was a situation that occurred that the Vintage did rectify upon move in and they moved my family into a new unit.My husband and I would really like to say we love coming home. But we don’t, we dread it! It’s the two of us and a teenager who can’t seem to get any peace. We live with the most obnoxious, loud, violent neighbors. Our first few weeks there was so much yelling and banging on the floors and walls of all hours of the days and night we went back to the home we were selling to sleep at night.I went over and spoke to the manager about it and she seemed rather nonchalant about my concerns and appeared to be taking down a note and told me I could always call the police. I just didn’t think that’d be necessary but she said I could.A week or so later I was awaken about 130am with a light shining in my window and it was a police officer. He had been trying to get the attention of the neighbor who had been fighting all night and apparently someone had called the police. The problem is the police couldn’t make contact because the fighting was so loud the police said they couldn’t access beyond the first door. So they were shining lights in all the windows. He was going to make a report and send it to the manager as it wasn’t his first time to that unit.About two weeks later I was in bed sleep and in the bedroom above me I could here men fighting and a woman screaming and a small kid. I obviously called 911 for fear of the child being hurt. I could hear men yelling explicatives and knocking things over.From time to time this poor kid is getting yelled at and things are always thrown against walls and the floors.I’ve lived in multi family housing before, kind of common sense if you don’t know how to act and keep your personal business personal and it disrupts others you probably shouldn’t live in an apartment!When I had my walk through I got the spill about “quiet hour” rules but it’s simply not enforced here. I guess once you’re a tenant it’s about keeping the money. Until someone ends up hurt. (?idk) My husband and I travel a lot and have a son here. It’s just not a safe situation. Especially if the police can’t get to the main door of a unit. It’s not as peaceful as people say. The walls are paper thin and you can hear conversations. We want to like it here but one bad apple is seriously ruining it and I suspect if the police have to keep coming out it wouldn’t be a good look for the complex.
Kelsey at The Vintage always FAR exceeds my expectations so much this propertys truly place for easy living. Kelsey always ensures apartment office runs smoothly. Shes always on top residents needs in ways that make The Vintage truly feel like home. Christmas time last year, 4 yr old daughter & 5 yr old boy, ALL excited -begging see Christmas tree inside office. Take them in, Kelsey greets us with her face lit up and a warm smile making my kids instantly feel comfortable and welcome. Then each competed for her attention wanting tell her how much fun had playing at the Grove in nearby Zona Rosa. Her head tilted with cheerful face she listened so closely giving each one chance tell her about their fun time playing and all the friends they met. She made them feel so special! After kids checked out cool super tall christmas tree we headed home. ALL way back to building and up stairs to our home kids kept talking about the nice things lady in office said to them (and the cookie they each got!) Kelsey you are absolutely the BEST!!
I haven’t even moved in yet and I can’t tell you just how helpful Alexis Cronk has been. Not only did she clearly explain everything, but when I needed to move up my move-in date she was both quick to respond and informative of the process. She made it an easy decision to move into The Vintage!!

Being close to work, I shopped the area near Zona for apartments. I just moved in last week and am very happy with my new place. Alexis Cronk made everything easy and even helped me with a few imperfections that came on move in day. Being my first apartment, I had a great experience and know I made a good choice.

I just moved in this past January as I was relocating back from the East Coast. After looking at several other apartments in the KC area, I knew I wanted to live here. Carly was awesome during the tour and through the leasing and moving process. Jennifer, the property manager, is the best. She came out to my apartment on a Saturday when I had no hot water. Turns out one of the breakers died that was connected to the hot water heater. It was fixed immediately and had hot water back in a couple hours.The apartments themselves feel huge!! Very high ceilings, updated amenities, and very private and secure balconies. I feel completely safe in the complex and have no concerns about returning home I the dark or late at night.The utilities have been very reasonable. My water is never above $30.They have monthly resident events. Anywhere from an Easter Egg Hunt to a wine down Wednesday. It’s always fun to get to hang out with great staff in the office.UPDATE: August 2021I wish I could say this complex was the same great place, but it’s not. Ownership changed in 2020 and it has gone downhill from there. I’ve had issues with getting maintenance requests resolved timely. In one incident, I had to wait a week for them clear the drain pipe that connects to my washer and water heater. Couldn’t do laundry and it was actively leaking for the entire time!!!Let alone, the package center being offline for 2 months. The center wouldn’t take the so called PIN that I created and every time I had a package, I had to call the office.To top it all off, I got new neighbors recently and within their first few days, they playing music at full blast, literally shaking my walls. I’ve never had noise issues in this complex ever before.I’ll be moving out at the end of my lease.
Walls are so thin!!!!! Could constantly hear my neighbors talking, fighting, and other things I did not want to hear!!! If the walls were thicker it would be a great place.
I have lived here for 8 months & I love it here. The office staff is very pleasant & the grounds crew do a great job. My apartment is very spacious & up to date. If I have a problem in my unit, the staff is very quick to get the repair done. I love the club house & I cant wait for the pool to open!! I plan on renewing my lease.
I have nothing negative to say about the Vintage at Zona Rosa and most likely never will. I have been a homeowner for many years and this is my first apartment experience since the 90s. I was not sure what to expect. The leasing staff made a 1200 mile move seamless and without complication delivering on time correspondence and spot on information. I had confidence in this establishments ability throughout the ordeal because of this experience and firmly believe that my time here will be nothing but positive. I moved in July 7, 2016 and will revisit this review as time progresses. Yes, there are renovations enduring, but to what end? A better one and I look forward to the change as it occurs. The facilities and apartments are already very nice from my perspective and will only continually improve.
Worst place ever! This place went through a management change last year. The recent management is the worst. Always looking to get money out of you. Every opportunity they get. They charged me $400 dollars upon move out inspection! I have never heard anyone get charged that kind of money. There was no damage to the apartment. All the money I was charged was from cleaning, deodorizer etc. They try to find every little thing wrong and charge you ludicrous amount of money for it. I was charged for carpet cleaning when I know theyre getting rid of the carpet and switching to hardwood floors. Theyre gonna need some deodorizer when theyre done renovating so me moving out was a perfect opportunity to have me pay for it. How convenient. Staying here was the worst mistake I have ever made. I will definitely have my lawyer look at their lease agreement. I am a student trying to make a living and they took over a thousand dollars from me even before I moved out. This puts me in a very bad situation financially. Their apartment had bed bug issues and they charged me for it. Also tried to falsely charged me for their sprinkler system that was already bad. Take my advice and stay away from this place. These people have one goal and its your money. Every letter you get is a threat letter. You do exactly this or we will charge you a ridiculous amount of money. I had one late payment and they sent me a letter telling me that I need to pay immediately or Ill be evicted and sued. Seriously? Chill out people. When I moved in I paid last month of rent as a deposit. I dont understand why theyre so hostile. Usually when you miss a payment apartments send you a letter reminding that you forgot to make a payment. Not a freaking threat letter. Neighbors are crazy. Their party starts at about 1 am and put their loud speakers outside. Management does absolutely nothing about it. Good luck sleeping after a long day.
We have lived in this location for a year. At first everything seemed fine, we had very little issues. Then management changed and the problems began to arise. Amenities were consistently not working. Upkeep around the apartments began to suffer. There was high turn over with the staff, it was difficult to raise concerns and communicate with the complex because of this issue. The newer staff had very little customer service skills and big attitude problems . Needless to say we will not be renewing our contract.
Great place to live if you never expect to get any sleep or be able to get ahold of someone in the office. I lived there for 2 years. The first 3 months the place was quiet. After that I was surrounded by neighbors with barking dogs. I complained many times to management about people leaving their dogs outside, even in the middle of winter. Nothing was done about it. You can hear people talking and cabinet doors closing through the thin walls. When I moved out I made sure the apartment was just as clean if not cleaner than when I moved in. Scrubbing every surface of the kitchen & bathroom by hand.Expecting to get most of my deposit back besides what they charge to shampoo the carpet.I just got a letter in the mail stating that not only are they keeping my deposit but now I owe them money for cleaning and other made up BS. The place was completely spotless. Nonsmoker, no spills or stains anywhere.AVOID THESE THIEVES AT ALL COSTS
We are on our second lease here and we have been more than happy with our experience here! The current office team is the best that we have had since moving in. Maintenance takes care of everything quickly and the office staff is always super helpful with anything that we need!
We had an emergency last Saturday with our front door. David responded immediately and had it fixed in less than 20 minutes. David was professional and personable. While at our apartment he asked how everything else was going, gave us plenty of time to ask questions and learn more about the complex. Thanks David!
What a great place to live. The staff is has always been very nice and the apartments are huge. There is construction going on right now, but we can put up with that for a while. We recommend to anyone that wants to be close to Zona Rosa and the airport. I just saw that Sara the crazy cat lady posted! EVERYONE knows her and what she is about. She was the reason feral cats came to the buildings around her. Thank god she is gone.
I live here since 1.5 years. Decent place to live. Excellent location. Zona-Rosa is almost walkable with all possible needs within a mile. It takes me 20 min to reach office at downtown. Maintenance is okay. Actually its better after the recent changes in the management. The leasing office staffs are very friendly. We had amazing house keeping support during this winter while we had a heating system breakdown. Id surely recommend to my friends.
Good and bad experiences since I moved in a little over 2 years ago. Since the former property manager, Linda King, is gone, things have definitely improved. However, I called over a month ago about maintenance issues and never heard back from anyone--called again this AM so well see how long it takes this time. Neighbors below are smokers (of both legal and illegal substances) and I have to keep my windows closed and stay off my balcony if I dont want to smell it. Office staff were unconcerned when I brought this to their attention. (Those residents also like to have loud, screaming, slamming arguments, both inside and outside of their apartment--not sure if anyone has ever reported them for this). Lots of speeding through the parking lots, despite young children running around. There is evidence of speed bumps at one time, but these were taken out at some point. Loud motorcycles, loud cars--this is certainly not a quiet complex. One trash receptacle, which is left wide open and is the first thing people see when they turn left into the complex. This COULD be a nice place to live, but I think they need to tighten up security, add speed bumps, clean up the grounds and simply ban smoking altogether, not just in the apartment units.
I lived in the Vintage at Zona Rosa for several years, it was a great apartment complex. Its only 5 minutes from the airport! During my time there I experienced two management companies; the first company wasnt the most reliable and the second/current management company is great. The new company seems to be adding and renovating a large portion of the amenities, valet trash services, and many other upgrades. If youre interested in living in the Northland this is one of the better options.
I have been here for roughly four years now and gone through several changes in management. It seems that the current management is doing quite well thus far. Positive changes.However, my rent is going up at an alarming rate for the quality of the apartment itself... tiles come off and stick to feet carpet was worn when i moved it they have painted over hairs in a ton of places appliances are out of date..-- just a ton of cut corners. For the price originally it wasnt something I was overly worried about... now with my rent going up over 115 dollars!!!! I feel the the quality of the apartment should be updated big time.Overall I like where i live and enjoy it but again the quality of the actually apartment is poor.
All I can is is look ANYWHERE else. I have spent the last few years traveling across the country, and have had to live in several different apartments. This is the WORST management I have ever experienced. I have not met one neighbor who has had anything nice to say about their experience. I wish I had previously read all the nasty reviews about this place. I cannot wait to get out.I have received two different fines left on my door, for things like not cleaning up after my pets-- which I can assure you never happened. The place is so hard up for cash that they try to fine their residents for events that did not occur. Ive unfortunately talked many other residents that had to fight the same thing. I handled the first experience myself-- but will unfortunately have to let my lawyer handle the next-- since speaking to the management here is like working with a group of preschoolers.One of the main reasons I chose this complex was because of the dog park they told me was being built that summer. That never happened..I have asked several times now for repairs to be done within the apartment-- the carpet came up almost four months ago and I am still without repairs. I am sure they will try and screw me with it when I can move out. Of course when you ask any of the staff for anything they never have any record of your request for repairs.As a new business owner in the area, I will be sure to tell as many people as possible to RUN far far away from this place. I am very sorry that I did not take time to research. Being new to Kansas City left me to fall for the luxury status these apartments claim to offer-- it couldnt be further from the truth.
I just signed my fourth lease. True lots of changes and updates, as well as market value turbulence. However Its my opinion and experience that Vintage Zona Rosa is a convenient, clean and well maintained property to call my home. I love my apartment. Thank you Ashley and all the staff. Management is responsive and they legitimately try to resolve problems or issues in good faith. I only had to contact maintenance once and they responded quickly.I dropped a star because its a bit on the pricey side.
I just moved in this past Wednesday, June 15th. I found this place based on a recommendation from a friend that lived here a couple years ago. I was initially put off by all the negative comments I found about the former management team, however the new team has been awesome. I did this move from North Carolina to Kansas City site unseen and I couldnt be happier. Rikki and Stephanie have made this move one of the easiest (out of seven) that Ive done with the military in the past eleven years. The location is perfect, the facilities and amenities are great (and are in the process of being upgraded) and the management team is wonderful. I wouldnt hesitate to recommend this property to family and friends.
We lived at the Vintage for almost two years. Everything was great for first few months. Then a new property manager started. Everything started to decline. It was very disappointing. Then toward the beginning of 2018 a new manager started again. She is taking great strides in restoring the property. You can go in talk to her about things. I know there are a lot of bad comments on here and a lot are true. But I would recommend this apartment complex. They have made a lot of improvements and are still working on making it better. We received our proper deposit back. We were charged for carpet cleaning but that was expected and I gave the ok to be charged for it. They give you a choice either they hire someone or you hire someone. Its an agreement in the lease. Their rate is cheaper than any place I could find. Its a small apartment complex which is really nice. It has a pool, hot tub, and double gas grill. Its hooked up to its own gas line which it cool because it never runs. They let you use it even when the pool is closed. They have a gym and business center with a printer. They have a wrapping station that comes in handy. They also have a dog park for your fur babies. They have nice sized garages that are reasonably priced. If your looking for an apartment go by and check it out.
I will rate this review with a 1 star. This one star was earned by accommodating our family after we moved into a 3rd story apartment. My husband and I discovered very quickly our 3 years old daughter and my 80lb fur baby is afraid of heights. The accommodation they gave was to move us into a ground floor apartment that just came available. They did this without charging our family an additional $300 after moving in 3 days prior to the accommodation.The move across the complex to the first floor apartment has been terrible. During our walk through of the apartment, the apartment maintenance technician explained a mud line on the ceiling. “That was fixed after we discovered a leak in the second story apartment behind you.” He assures is not to worry they found the leak. They hadn’t had time to paint and spray the ceiling. Skip forward two months. I am doing routine cleaning, dusting of vents, and fans when I notice black colored mold in my sons bedroom vent. I took photos.Upon finding the mold a maintenance order was made. The technician boldly stated it was dirt, backed up with I’ve had classes and training. He proceed to scrub the moldy surface. The maintenance man with me standing there my kids and my dogs, rubbed this moldy surface. He then used Clorox to clean the surface. He took the actual vent and power washed it placing it back on the wall. I asked him to cut a whole in the ceiling where he mud was. He cut an approximate 4.5”x4.5” section. Couldn’t even look in there. When he left to get mud I stuck my phone in the small hole to get photos.This area of the ceiling is where the mud cover up now square hole are cut. This area also has mold and show discoloration coming through the mud. My pictures reveal water dripping on electrical wiring in the ceiling above the vent and in the discolored area.Within 24 hours of this technician touching that mold my 5 year old, 3 year old, myself, and dogs all started having breathing issues, sneezing, coughing, puffy eyes, watering eyes, my dogs have the same with itchy skin.Their resolution was us to pay them any concessions made to us when we moved in. Or stay in the apartment with water damage and a fire hazard, plus mold while they work on it. Or charge us over $10,000.My kids are sick, I am sick, my pets are sick. My family had to miss our family vacation to relocate for health and safety. My husband had to miss work, my son and I still aren’t any better. Going back to the doctor.Their resolution was to let us out of our lease for $1955, have us live in an apartment in unlivable condition, consider our action for moving abandonment and sue us for $10,000.
I have yet to move in, however, Alexis has been so helpful through our application process and she is amazing at communicating when there are updates. I have really high hopes to live here because of how well Alexis has helped us.
The staff at the Vintage is awesome! They were easy to work with, communicated well with me, and really made me feel welcome during my move-in.
Great location, Ive been here 3 years and very happy with the staff and community! They just completed upgrades to clubhouse and pool area, have outdoor TVs, fire pit, jacuzzi, new workout facility with new equipment, indoor sauna and tanning bed! They welcome larger dogs, and area is well managed and very peaceful and safe! Highly recommend, tell them Mary sent you!
Alexis ran me through a few apartment options and a variety of dates in order to get me set up! Painless process and, to be honest, some pretty good promos to get you in the door.
So far the new management has been wonderful! They keep this property up very nice and they address any concerns you have quickly. Love it!
Apartment/amenities were nice. However, management (along with entire office staff) changed twice in the 9 months I lived here, if that tells you anything. Had a miscommunication on our last month of rent, having been completely compliant throughout, but we were showed no grace and basically spammed out of $500 extra dollars. Staff acted clueless and unforgiving and I was sadly dissatisfied with our service. Calls always came @ 5 minutes to closing and made it impossible to work with the staff. Would not recommend this complex.
For northern Kansas city area, priced pretty good and great location. 5 mins from Zona Rosa. Quiet neighborhood. Good sized apartments and management staff are very helpful.
This is our 3rd year here and were incredibly happy. The new owners have made more improvements in the last few months than weve seen be made the entire time weve been here. The new staff are SUPER friendly & Ashley, the new manager, is so wonderful at taking care of any problems or concerns!

This has been a phenomenal place to live for the past 6 years. I originally intended to stay here only temporarily but fell in love with the place. The grounds are beautifully landscaped and the office staff have always been incredibly friendly and helpful. My rent has been reasonable, and I’ve never had any noise problems in the time I’ve lived here. Maintenance requests have been fixed within days, sometimes even hours, of me putting in the requests (and maintenance issues themselves have been few and far between). There have been intermittent problems with residents leaving trash in the stairwells over the years, but this seems to be something currently being addressed by management. Overall, this has been a fantastic place to live and I would jump at the chance to live here again if I return to the Kansas City area.
I would strongly discourage you from renting here, especially considering theres many reasonable options in the area. Describing the staff as incompetent would be a compliment. They wrote me a 1 month lease when they meant to write it for 13 . . . still not the typical 12 month lease which I asked for. When 12 months passed, only then did i discover the extra month and had to pay the majority of it, even though the lease was written for 1 month . . . I then provided a forwarding address and one day they called me saying i owed an additional $400. When i asked for their itemized bill and made them re-add the math i owed roughly $100 not the 400 they originally said. I said sure, send me an itemized bill and im happy to pay it. They never sent the bill and instead sent it to a collection agency. After getting a phone call from the agency i quickly paid but really?? You called me, had my address and contact info, didnt do your part then I get dinged for it. Just picture the typical post high school staff worker who wont look up or smile when you walk in and has a general bad attitude when youre merely trying to drop off a rent check - sorry to be a burden and make you do your job. My unit also had a bug problem, carpet that looked nice and rapidly faded, a window that wouldnt open and never was fixed after i called maintenance, and high electricity bills considering the size of the unit. When you go to tour a model apartment (not the one you will live in even if theyre a different model/size/number of rooms) the rooms appear ok. Once you factor in the experience and other options, I strongly suggest you reconsider - good luck!
We have had no bad experience with the people who live around us, although the walls are thin. But since the new management has been doing renovation and what not it seems like they have neglected problems that have nothing to do with that. When we first moved in they came the day after we said something about small things we had found while moving in but now Ive told them 3 times about a stain on my ceiling that seems to have been from a leaking sink above us and still nothing and is now cracking and dripped water for a little while. Along with some other small problems. They have a option for call me first or where you can write about it and Ive tried to make it clear wed appreciate atleast a call we both work nights. Every time someone has came they knocked we were asleep and we wake up to people in our living room. Why even have a call first option? Also parking spaces are ridiculously limited. The stairwells are always trashed. And Im done with the construction although I understand they are upgrading a lot it seems to be nonstop. Its not a horrible place nor is management horrible but for what the prices are I expect to my problems to atleast be acknowledged despite what they have going on in the office
Stay away from this place!!! There is not enough parking to accommodate the resident due to the garages that are there, by the way most of them are empty. On top of that they charge $25 dollars a month if you want your parking to be guarantee. I lived on the back end of the apartments at times I would have to park at the office because that was the only thing available. During the winters my electric bill was HIGH due to all the windows... Water/sewer/garbage bill is high as well. Stay away!!!
I wish 0 stars were an option. The Vintage at Zona Rosa started off too good to be true. Everything seemed so perfect and easy-going. Kelsey was my leasing agent - who is no longer with them. My first sign that something was wrong was when I came to view the apartment. My roommate and I spoke with Kelsey in December about the apartment but she informed us it would not be ready to view until the second week of January. I came back the second week of January to be informed the apartment still was not ready - but I insisted on seeing it anyway. This is where Kelsey stated the carpets will be replaced. I informed her about my cat and she said there is no way they will find out about her. I told her she was an ESA and she said I would have to provide papers (I will come back to this.) Kelsey also informed me that the internet service with Google Fiber was free. I specifically asked for the 100 MBPS plan since I play and stream online. She assured me it was absolutely free and to upgrade to the next plan (1,000 MBPS) was $20 a month. When I walked into the Google Fiber store to set up my free internet they laughed in my face. I got Kelsey on the phone and they spoke with her. Come to find out she was wrong and only 5 MBPS was free and the 100 MBPS was $50 a month. This was a monthly cost I had not budgeted for. I let that slide. In the third week of January of 2018 - two days before my move in - my roommate came and signed the lease. She mentioned how excited we were to move in in a couple of days and the manager informed her our move-in date was not until MAY. The LEASE we were signing CLEARLY stated the date in January. The apartment was not completed. The manager pushed back my move-in date a week. I had to reschedule EVERYTHING including the furniture movers, internet service, electric, and insurance. The manager said I was her number one priority and we set an appointment at the beginning of the week for me to re-sign the lease. I showed up and found that she had just left for lunch. Number one priority WHAT A JOKE. Once I got my first electric bill it was over $200 - which Kelsey informed me the average was $135. PRO TIP - You can call the electric company and find the average price of the electric for your apartment before you move in. The place is horribly insulated and your heat and air will literally run out the windows. Eventually I got a notification that pest control had found out I had a cat. I added her to the lease thinking I had to because I didnt have any documentation showing she was an ESA. A month ago I came to Florida to look at apartments to rent and they informed me all I needed was a DOCTORS NOTE to prove she was my ESA. I brought my concerns to the managers attention who ignored and over spoke with every explanation I had. By PAPERS they meant papers to send to corporate explaining why I deserve to get special treatment for my ESA. Completely and utterly downgrading and made me feel horrible about myself. Also had to have my doctor complete a form as to why I deserve these special accommodations. I feel they had no right to go into such detail as to why I needed my animal as it was degrading and embarrassing. I ended up contacting CRES Management where they listened to what I had to say and they truly resolved the issue by offering to refund me my $300 pet fee/pet deposit. Then when I moved out I knew about a small spot in the corner where my roommates dog had torn a hole. They charged us $1,100 to replace the carpet and because of this theyre keeping my $300 they said they were refunding me. The man who cleaned our carpets informed us the carpets were old already but The Vintage says they were replaced in December of 2017. Kelsey informed me in January of 2018 that the carpets were going to be replaced and they were not since they matched the pictures I took that day with her. Overall - this is the worst apartment complex you could rent from. They will not listen to you. Nothing works. The tanning bed bulbs are never changed. The hot tub has been open once. AVOID THIS PLACE AT ALL COST.
The maintenance is the best part. They are very helpful in fixing things, but things break A LOT! We have called about the washing machine 3 times, fridge 3 times, dishwasher, laundry room doors 3 times, out let in kitchen and the garage 3 times. Our neighbors who are NOT handicapped park in the handicap parking space or if they do not park there they park in two parking spots. With limited parking and limited garages this is extremely frustrating. Yes, I have spoken with the management about this problem. When they open their apartment door you can smell the cigarettes and marijuana pouring out of their apartment.During the extremely cold days out thermostat was set at 70 degrees and our apartment was only got to about 55 degrees. Being in the insurance field I know that once temperatures inside a house or apartment reach 55 or below pipes can start freezing. I called the maintenance line 3 times and had to speak to a manager to get it resolved. Finally, after a week of our apartment only being at 55 degrees it was fixed.I will say two managers came to my roommates and my work to deliver a gift card and flowers for all the problems we had. But unfortunately, they just continue. We submit a maintenance request at least one a month. We just received our checklist for vacating premise and it is ridiculous… I’ve lived in two other apartments and I have NEVER had to get my carpets professionally clean and provide a receipt. I have never had to repair nail holes since hanging items on the wall are allowed. I feel that for being “luxury” apartments we have had a ton of issues…We received a notice a week and half before we moved out that we need to remove our grill. Our grill that has been on out patio since we moved in, a year ago. We have now requested to have our laundry room door fixed for the 5th time. The complex tried to bill us for an additional $33 and threaten to take us to court if not paid. After calling the complex they discovered THEY made a mistake and we didn’t owe them anything. This is by far the worse place I have ever lived. Ill be shocked if we even get our deposit back.Needless to say, DO NOT MOVE TO THE VINTAGE AT ZONA ROSA.
This is not the place to live. We just got a huge rent increase, probably for the renovations. The stairwells are flithy and there is always trash laying around the property and no one on the staff does anything about it. Also there are people at the pool drinking and smoking where both are prohibited. The spa also has not been open in a long time.I have worked in multi family housing before and the new management/owners are a little better than the previous ones. The valet trash service is a joke. They give you a trash can that is the same size as a kitchen trash can. We moved here for the convenience of shopping and location but I would not recommend this complex to anyone.
What an amazing place to live, its clean, the apartment complex is always kept nice, the grass freshly cut, and the employee are Super Nice, always willing to help, I couldnt have picked a better place to live, Zona Rosa you Rock 🤗🤗🤗

I have lived at VZR for almost three years. I must agree with most of the reviews. Its been a mix of decent and highly frustrating. The turn-over in the front office is frustratingly ridiculous. I no longer try to remember names. The maintenance is the best part to me. They have always responded promptly and very courteous. Regarding the frustrating part: customer service and lack of care by this new management team. I gather that their primary concern is ensuring the rent is collected and thats it. Ive lived in complexes that costs less and have more customer service and respect from the management team. My outer lock has been off my door for almost a year and they STILL have excuses as to why its not been replaced. Lets not discuss that when their so-called top of the line appliance went out and my food spoiled, the renters insurance they required DENIED the claim and the management team said they are not responsible for any personal loss. Each management team has their ups and downs. I just havent found this teams up yet. Just roll the dice.
I’ve lived in this apartment since March of this year and it’s been great up until a month ago.. My apartment is literally infested with spiders.!! I have a 6 month old that plays in the floor with his toys, we’ve finally got in contact with them after trying multiple times for them to come spray..... only for it to get worse, I’m literally scared to pick up or move something because every time I do there’s a BROWN RECLUSE.!!! Looks like we’ll have to spray ourselves since they won’t help us
New to the apartments and maintenance has been very responsive to our requests, staff is nice and the apartment is very nice. I reserve my last star for this to continue over time.
The apartment manager Ashley was so friendly & very helpful. She offered me one hell of a deal & the only reason I didnt rent here is because the closets were too smalll for me.

This place may seem nice and be in a decent price range, but dont be fooled. This is a mediocre complex with many issues.Pros: Price is decent, walking distance to shops and restaurants, and close to the airportCons: This is a long list, but one of the worst things is the constant construction. There is always some type of construction or complex wide maintenance happening, which seems like a good thing, until it never seems to stop. The machines are loud, they take up parking spaces, and are always in the way. Speaking of parking spaces, the people who chose to live here have no idea how they work and they end up parking anywhere they see fit, to add insult to injury, there are people who pay extra to had reserved spots, but never seem to park in them. Speaking of the people, this place seems to be filled with the laziest people in the area. There is always trash and dog crap everywhere. The staff is not helpful, but instead tries to find ways to get people to leave. Guests, you ask. I dont think so. My girlfriend visited during a week off and I received an angry letter about having a visitor over the 2 day maximum.Overall: Cheap (both the people and location), close to things, terrible maintenance and upkeep process, and the people living here are asses. If you want to live in this area look at the places across the street.

Run!!!!! Not only did my apartment flood 3 times because of hot water heaters breaking and leaking into my apartment I had mold in my laundry room that they refused to take care of! Linda King is the apartment manager and I have never met such a pompous rude person in my life. Upon move out I discovered not only were they horrible landlords but also con artists trying not only to keep my entire security deposit but also charge me for all new carpet even though my apartment was flooded due to their inferior water heaters
The change in management is doing great but why so much construction? its too close to the road and could cause traffic problems and maybe even minor damage to cars passing by. But its good.

I wish there was a negative star to pick, this is the absolute worst place to live! Management outside of Kelsey is horrible, they are rude and incompetent, they bully and threaten versus fixing the issue, moved in at the beginning of the year only to learn management changed again, from all of my neighbors that have lived here longer that is when it started to go down, the apartment manager Jennifer is the worst, they do not respond to maintenance request some of them life safety and environmental!! The parking has gotten ridiculous cars blocking other cars in and nothing is being done about it, one car was in a no parking zone for over 2 days and they ignored it, they run one apartments electricity off of others, they bypass heat pumps with a relay switch which will shoot your electricity bill thru the roof, the spiders and bugs are disgusting. An official state rep should really look into this place, so glad to be out of there regardless of the cost !!!!!

Horrible, even with the new management!! The new manager was so rude when calling to ask for a break down of my rent dues. She told me she didnt have time and I would have to wait until the next day to get that kind of information. When she realized that she misunderstood what I needed (not move out dues, just monthly rent dues) she didnt even apologize!! At the end of the day I FINALLY got what I needed after asking 2 different people on 2 seperate days and calling 3 times! Terrible business practices to say the least as well as customer service.Also recently I walked in my apartment to find that it was completely unlocked and they unknownly let in Google Fiber associates who were going through my closet, let out my dog (from the bedroom) and went #2 in my bathroom. I would have appreciated a notification that they were planning to enter! Especially with the fact that my dog could have attacked them and it would have been my fault.They also still dont have my lease correct, nor have they sent me personal copy of my lease as requested. This place has the worst management I have ever seen, I cant wait to move out!!! Save yourself!!!!!!!!
Dont do it. You will regret it for 12 months. Worst management Ive ever experienced. The units are overpriced. The trash situation is a JOKE. They have ONE dumpster for the ENTIRE community. So if you live on the far side of the property, tough luck. Check it out before you sign, people just dump their crap into the parking lot, literally. You cant walk on the sidewalks, the geese crap EVERYWHERE. Have pets? Good luck, the lawns are covered in poop and you get to pay a non refundable pet deposit. Do you like crappy appliances in your luxury apartment? How about cheap miniblinds? No? Perhaps you like the crumbling cement stairs going up to your apartment or looking at construction constantly?Walk away and dont regret it for a second. People are moving out, just as fast as they can. People like me. Im not holding my breath for my deposit back, Im sure they will find a way to screw me out of that too. Im an honest to goodness rent payer who pays on time every month, I deserve better.

Ive lived here now for approximately two months and I can honestly say that I am extremely happy and beyond relieved that I found this apartment here. The staff are excellent and patient.I have indeed explored multiple apartment complexes in the area (and being military – I have lived in my fair share of apartment complexes throughout the US), and for the price, the quality and tranquility, along with its immediate accessibility to 152 and near by shopping, yet quite remote location, the Vintage at Zona Rosa (VZR) is an exceptional find. And I assure you that if the reviewer that complained about parking had lived elsewhere at one of the other apartment complexes, he would have had the same issues or probably worse (The Reserves at Barry – abomination with its proximity to riff raff and ill kept apartments), or the over priced River Stone - needless to say Ive explored every major apartment complex west of North Oak Traffickway along Highway 152, and VZR is a magnificently run apartment complex that I adore coming home to every single evening.And the only reason I didnt give it five stars is because my neighbors below me are smokers and the cigarette smoke carries through the windows.And Id like to address the individual who works evenings and didnt take kindly to his stay...why would you get a 1st floor apartment?
