Nice people for the most part. As long as I email the issue of what we have they tend to take care of it quick verses if I call or go up there. Must be because it goes to the main office. Sometimes the repair man is a rude man who acts likes doing is job is bothersome
BEWARE! I have a family member that lives in one of his duplexes. They have had over 5 break-ins in the area. My family members home was the last one to be broken into. The landlord has not been productive in securing the safety for his tenants. Why not invest in cameras or be proactive about the situation?!?! He also is still making them pay to break their lease even though they dont feel safe due to all of the break-ins in their home and theft of property. Dont rent here!
My fiance and I are in the process of moving in together because we are having a baby. They told me that because we do not EACH make 3x the rent value and because we do not work within 50 miles of their office they would not rent to us. Most stupidest and craziest thing ever!
This company is one of the worst I have come across. The two women that you meet when you first come are very rude. Not to mention that they took their sweet time to come assist me and when she finally did she had food in her mouth and was so unprofessional. If you are young and dont know much about renting properties STAY CLEAR. They are not helpful at all and will belittle you because you dont know. They do not try to help you understand anything that is on the application. They wouldnt even open the door to clearly speak to me. If I could put 0 stars I absolutely would. Save yourself some time and dont do it. I cant imagine how things would have went if we actually did rent and I am so glad I didnt. This company does not have a high rating for a reason!
I remember applying here and I was a little under the 3x rent they required based on my checkstubs. At the time the house was around 550.The lady glanced over my app and denied me off top! I always pay my bills whether my income 2 or 3x. You never know what people have in their pockets.Found a landlord named Jerry Johnson from JBJ enterprises in Jacksonville. Rent was 675.00! Guess what,I stayed in his house 2 years with no issues until I moved out of the city. He was the best landlord I ever had. Shout out to Jerry💪.
I have called so many times trying to reach an agent and never get a return call. If they hadnt managed my house rental since 1980, i woukd look for someone else.
Houses are ok some were a little to high not worth it.

We drove over there. Asked for properties they have availability for in our price range. And tells us actual property agreements. At the door doesnt even open it for us to come in.They asked for our ids to get keys to look at the house. When we got back the ladys in the office were too quick to say no you can rent without an application. . She quicklystepped outside to turn us away. Told me and my boyfriend since were not married .they wont rent to us. And they said they make there decisions on the lowest persons income. They refused to combine income. Say that they do low income housing and apart of the the fair housing act. ON THERE WEBSITE. But if a house have is 500 both applicants have to each have 3x the amount. So if you only receive ssi be prepared for them to turn you away. The ladys at the office are rude. They make up there own policies. You can tell them what there application says right off the page and they will tell you im not going to argue with you. Basically they make there own rules. Mine you my old man makes 15 an hour. And they base it off the lowest person income with would be me i get ssi. Which is an guaranteeed income. And to be honest i would agree with all the other comments on here . They are quick to judge and turn people away. I will say with employees like that i hope that the owners has a talk with them. Why because none of what i said is fair housing and its discrimination. To be honest if anything fired . You cant just make up your own rulie whenever you want to. Just and fyi im glad i never gave them a dime. So if you want to see if they will rent to you see them ladys at the office tgey are quick to make you keep your 3 grand and not spend a single dime with them
This place is a nice and discriminatory one if i have ever seen one. the women at the front desk act like they are on a high horse and they have no empathy whatsoever. i absolutely despise of this place and the only reason i am here is because it was so cheap. I have been speaking with a lawyer and he suggested to me that i should contact the Attorney General. I have and the end looks promising. i showed my representative the rest of the reviews and he couldnt wait to take my case. Said I could get a nice settlement . All i want is my security deposit, and to keep them off of my credit.After the 5th of the month if you havent paid your rent it will start to rise. $5 per day from the 1st. The month before i paid my rent early and asked for a repair request. (the infamous Jill had told me a month before when i asked for repairs that they wouldnt fix anything until my rent was paid and that i shouldnt ask for repairs in the future unless i was sure that rent was in good standing) they put my request in and they told me that the owner is slower with these things if he knows you are frequently late. So today they made a repair and left the old junk in my house. I called back ansd was told someone would be out today. then after hours without a response i get answered and cold transferred to who is this?! I gave my name and she said we will send someone tomorrow. i mean why leave the broken anyway?? This is long overdue, but if the Attorney General feels i should get an award for living with the peacocks? I completely agree! Good luck and steer clear unless you are a racist psycho too which in that case you would fit in great!!! peace!
Judgemental doesnt give you a opportunity I had a old bill and a document over five years and on the application its says three years or less I havent had a problem with my bills paying them on time or anything in years and that was verified but instead they went on my past and she didnt even waste anytime with denying me and that was unfair but Im still grateful I gave it a try.
Have been more than accommodating. They pretty much jumped through hoops to get me keys and the house move-in ready after a divorce; it may have been about 30 hours from application submission to me in the house.The house was the best priced 3-room option on a crime free street in North Little Rock. Had some minor maintenance issues and they were all fixed within 24hrs if not the same day. A/C fixed before I came back from work. New mail box before I got home from work. New Closet door before I got home from work.I see some negative reviews and I fail to see how... those same people probably see a lot of negatives things... and you know what they say about people when everything is wrong but them.
The woman working the front desk is the rudest human being I have ever had the displeasure of interacting with. I will be warning fellow military members to avoid this place at all costs. Extremely condescending attitude toward military and military families. Never have I spoken to a person with more joy in their voice and excitement to undermine and disrespect another human being. She gets paid to be disrespectful. Disgusting.

They were Brash and rude. My husband is a disabled veteran and right now were homeless through no fault of our own. We applied for one of their houses yesterday. They didnt even have the courtesy to call and tell us that we had been denied my husband had to call them to find out. They said that our debt to income ratio was too high. Well thats what happens when there arent any decent jobs available and you still have to pay to survive! For the two of us the application fee was $70 they basically just stole it from us. People like this or why homelessness is such a bad issue in America! We make more than enough money to afford the house that we applied to rent! My husband finally has a good job! Theres no reason why we should still be having this problem! Except that were trying to rent under our budget so that we dont have the same problems weve had in the past! Dont even bother with these people! Theyre not there to help you! In the end them denying us is probably a blessing in disguise, I bet if wed have been approved we would have probably ended up regretting it.

One of the best places I have ever rented from.
I applied for a property yesterday. I spoke with one woman over the phone and she said I was approved. She said my credit went through and that I qualified for a home (in a certain income range) and she would keep my application on file with a stamp of approval because she liked me. I had 30 days to find a home. I went to the office to get a key to view a townhome well within the range I was approved for. They didn’t want to come to the door. They looked at me like I was just at the window begging for change- uh I can’t come in because of covid restrictions- so come to the door and answer my questions- is this a business or what? So and after viewing her the property I said I would take it when I asked for the next step they said they would contact me after they have made their decision. Huh? We had already discussed that over the phone. So even though I was confused I left waiting for the call. She called later and said she wouldn’t be able to rent because of my rental history basing it off of a property from 2013 when my understanding that they needed history from the last two years. Then when I called her in it she said well the other one wasn’t “gleaming” either. The whole point of the phone conversation and applying online was to get approved/denied in a timely fashion. Not go back and fourth waisting time and money. Sooooo unprofessionally. I feel as though they saw what appeared to be a young black girl (I’m over 40) she went fishing for something negative and I was no longer approved. Very upsetting experience. They say rejection is Gods protection. Thank God because this company is the WORST. They don’t even get 1 star in my book.
The woman who answered the phone was extremely rude, they apparently discriminate against those whoe are disabled as well as with the glbt community both of which are against the law.
What a great business. After dealing with several other realtors in the area over the course of several months, I stumbled onto Jim Peacock Realty. The business has a really family oriented environment. Bo and his team go far beyond to make sure things are done correctly and requested repairs are made promptly. The ladies in the office are very sweet and efficient. I feel lucky to have found a place like Jim Peacock realty. It would be great if all businesses were run like this business, with the customer in mind and made priority.

It has been a few years since I rented from Jim Peacock, and my relationship with them didnt end on the highest note because I ended up going through a really tough time. I was pregnant, had a significant cut in pay at work, and was trying to take care of my sick mother who had had two surgeries that year, so I couldnt pay my rent. I have since paid them back every penny I owed to them and gotten it off of my credit, so I dont have any more ties to them.Overall, it wasnt a terrible experience. The property wasnt anything special, but it was really cheap, so when I went through my tough time, it was even more embarrassing because the rent was so cheap. The appliances were old but still useful. There were a few water spots on the ceiling and the floor wasnt level. Whoever painted the walls before I moved in did a terrible job, and part of me believes that they charged me for that when I moved out although I didnt do anything to the walls. I toured a few of their properties before deciding on that one and ultimately chose that one because it was in the best condition. It was livable, but definitely needed work. However, it was home for a year and a half because it was cheap. My biggest complaint was how everything ended.Ill have to agree with the other reviewers who complained about the customer service from Jill. I was eight months pregnant when I was served with a notice to vacate and although I didnt put up a fight because I was broke and pregnant, it would have been nice to have received some type of empathy, but she was very cold. I suppose maybe one has to be emotionless in a business like this, but a little courteousness goes a long way, even in a situation like that. I noticed it when I first applied for the apartment and in every interaction that I had with her afterward whenever I stopped by the office to pay my rent. Going to the office was never a pleasant experience. Not to mention the fact that although I expected that I wouldnt get my security deposit back because I was behind in rent, I took offense to them claiming that they kept the deposit for cleaning when I have photographs of the place looking as clean as itll probably ever look. But I was eight months pregnant and afraid of going into labor too soon to argue and I just wanted to be done with it all.Ill say that looking back on my experience with Jim Peacock, now that my credit and finances are in a much better place, I would never rent from them again, especially not as long as they have poor customer service. In retrospect, if I could do it all over again, I wouldve waited a little longer, done a little more research and saved a little more money for a better quality apartment than what I got. As a matter of fact, if my financial situation had been better, I wouldnt have rented from them in the first place. If I had waited, I couldve paid an extra hundred dollars somewhere else and gotten a much better apartment, but I was young and life happened. You live and you learn.
Weve been renting with them for most of 2018 I am very happy. We rent a house in Cabot that is in good shape! The application process took a little longer than anticipated but not that bad. I wasnt in a major rush. The office staff has been awesome, they dont beat around the bush (i like upfront, no BS) and will help in any way possible. So far so good, if anything else changes i will update!
We were in contact with them all day about a house and we called them ahead of time before we came down to let them know. And soon as we arrived they spoke to my husband through the door and let him know that house was already rented. Horrible place.

Do not recommend. Currently, I am a tenant of Peacock Realty, but as soon as my lease is up, I will be leaving. I live alone & I recently discovered both locks on my front door were damaged and inoperable due to either external degradation issues or sheer tampering or a combination of both. Either way, the inability to lock your door is an urgent matter and should be dealt with immediately, but unfortunately, Peacocks Realty DID NOT share the same concern. They treated it like a regular work order and Im not sure when the lock will be fixed. To add injury to insult, I was asked if someone has a vendetta against me. Excuse me but what in Gods creation does that have to do with anything. My FRONT door lock needs fixing! Can we get someone out here to fix it, period!!! No tenant should be subjected to this!
PLEASE DO NOT RENT FROM THIS COMPANY:: I went in to complete an application for a home with this company, prior to going into the business I called and the lady on the phone was very short. I still insisted on going in to pick up a key, the woman on the front desk was very rude in how she spoke to me.I completed an application inspite of because of the price of the property. The receptionist for one they are unorganized, some lady called me and asked if I still had their key, I told her I gave it to a guy in the office( he was pleasant) she said I’ll check with him and hung up.The other lady that called regarding my application was EXTREMELY RUDE, I’ve never EVER heard that you had to make FOUR times the rent in order to rent from a company, three times, but not FOUR. I wouldn’t be renting if that was the case lol.At first I was disappointed that I wasn’t approved, but after that encounter I’m so thankful that God works harder than the devil. With as much hatred as that woman has I wouldn’t be surprised if they ever rented to a minority. I can’t say that Mr. peacock is the same but he should definitely watch the company he keeps, birds of a feather flock together. Judging by all the keys still on the wall and the list of upcoming properties coming available he should thank his God awful staff.Do yourself a favor, take heed to the reviews. The positive ones I truly believe are fake.
Lady at the front is one of the most horrible people to deal with. Also if you are new to the area, please use another company. We looked at almost all their local properties and they are all slums. Literally slums.
Do not rent through this realtor. My wife and I took photos before moving in to one of their apartments of all things damaged and took note of all things needing repair. Once we moved out of the apartment, they sent us the exact photos of things, things they never had fixed to begin with, and told us that they would have to withold our security deposit to fix such things. I would not recommend them to my worst enemy. Im positive I am not the first or last they will do such corrupt acts upon. Beware this place.
These people are extortionists. I lost ability to pay rent after almost four years renting the same duplex at $425 per month with two months on my lease. They have sent me a bill for over $3200 and i did not damage to the place. The bathroom floor fell in when i lived there because they wouldnt fix the tub and now theyre trying to get the money out of me. They were horrible about repairing anything on a timely manner.STAY AWAY. Slumlords are more fair.

Overall very pleased with my experience. The staff was nice and the property I stayed at was also very nice. Didnt get charged any unreasonable or exorbanate fees at move out. Maybe Im just not a pain in the a** tenant, but also keep in mind when reading negative reviews that some people just cant be pleased. Thanks again JP realty :)
I was interested in a townhouse they had for rent, so i called to find out how i could get the key to look at the inside. the lady on the phone was VERY rude and very short. I work 8-5 in little rock m-f. and could only look at the townhouse when i got off. Most places i have asked have told me i could check it out and drop it off in a after hours drop off slot. however this place basically said to bad. Callahan, Century 21 prestige realty and a few others have worked with me with this issue, and i found this girls lack of even caring appalling. If they are like this over the phone could you imagine actually renting from them? i will never again look at a place through you all. customer service isnt just a saying, its a business model, and you need to step your game up. IF i could give this place no stars i would.
Horrible attitudes from the office people. Also got denied for a very cheap apartment just because we didnt have 2 years of rental history.We make 4k combined a month you would think that a cheap $525 a month apartment would be easy to get but no. They took our $70 for the application and called the next day to say we didnt qualify. When I called to ask why we didnt qualify the lady says I dont know how i can make it anymore clear, you didnt qualify. So we will take our money else where
ANTI-MILITARY. Wanted to rent a house with my boyfriend who is Air Force and they wouldn’t accept his housing allowance as reliable housing income for the both of us. The lady at the desk was totally rude and would not even hear us to work with us. Even brought the stubs they asked for to prove his allowance and she wouldn’t even accept our application. If you are military don’t try these people they will not accept you.

It was such a blessing to come home from helping friends in Houston to find a brand new dishwasher and everything fixed. The online features are convenient and they also hire a call back service for holidays and weekends. when lightning struck and the AC got fried, I called at 10:00pm Friday night, was called back within minutes, evaluated Saturday, and fixed Monday morning. Thats why I rent from Jim peacock. And trust me for all the impatient or intolerant bad reviews, we have had a absent landlord before and Jim peacock most defiantly is not.
My husband and I, as newlyweds use peacock realtor as our first time house reantal. In the military, a long time ago they were very efficient & prompt in maintenance and their customer service was pleasant and welcoming. Now my son is coming to Peacock realtors to get his 1st place its ironic Im happy to use them and keep it in family.
Staff are friendly and accommodating. Rentals are diverse and spread out meaning there were several very different places I looked at and I was able to find one that suited my living situation perfectly.
Fantastic service and helpful staff. We love our house and are looking forward to a great year or longer in Jacksonville!
I called ahead to let the realtor know I was coming in to put in my application in on a house, only get to the realtor 15 minutes later to find out someone had already rented the property and was moving in later that day. Thats not the worse part, when I went out to speak to the front desk realtor, I never once received eye contact, acknowledgement of my presence, or respect. I wont be working with them, I suggest you follow in suit.

When we first moved in it was a clean apartment with some nicks and dings we wrote on our report. They were very great at understanding a late rent and we made sure to pay the fees that were tagged along with it. Theyre great with that but when you move out and everything looks fine they take yiyr refundable deposit to make the routine move out things they have to do on their own anyways. It was clean, nothing was broken, and the paint was just a tad bit scratched from the couch. I called and I was told that my deposit wouldnt even cover what needed to be done and when asked what was wrong he gave some go around about painting and carpet and repairs (he wouldnt tell me about). 1 1/2 years of living here and we get swindled out of our deposit we were told wed get back as long as the place was taken care of. On top of that there always seemed to be something wrong with the heat and ac. They repaired the upstairs leaking toilet but ignored requests about the downstairs toilet. When told that the doorway had a visible opening under it, it took them 2 weeks to have someone out there to fix it. Love the niceness of the front desk lady but hated how long it took to gwt things taken care of and hated the owners treatment of people who move out.
I really wish I could give them a half star. I didnt feel as if they was as rude as unorganized and careless. My wife and I both are full time students, workers as well as parents to a one year old. We liked a house they had, filled out and paid for the application ($70), was told we was accepted (was told met all criteriaet) over the phone, made a little over an hour drive to pay the deposite for them to tell us they rented it to someone else. The ladies up front kept trying to have us go look at other homes they had for rent. Three days later we paid another application fee for a house $125 cheaper to get rejected. (Both our credit is above 650 and we would have made nearly 5 times the rent in a month) this time they wouldnt tell us hardly anything over the phone or at the office but made a short and sweet letter to send us with a couple misspelled words. From someone who is deep in businesses and investing, this company is a joke.

Renting this place has been a traumatizing nightmare.Do not put your family through this.rent is low and has not been raised since we moved in here 5 years ago, that I am grateful for. But its not worth it. I dread calling when I have a maintenance request. The woman who answers asking me...did you try turning the breaker off and back on? Or maybe you havent changed your a/c filter? Yea I change it the first of every month. I pay my rent on time every month. But I get hassle and grief when I have a problem here. The insulation strip fell out of my doorway. I called to have that fixed. She told me go to Lowes and buy a new one and replace it myself. I can literally see my yard thru the crack in my door. Theyve gotten over $30,000 from us since we moved in five years ago and they cant replace door insulation? In the fall, we had swarms of yellow jackets over the front door. I called for help because my children and I couldnt get inside. They said go buy wasp and hornet spray. I had no money that day. I waited over a week to have a leaking faucet fixed. Had called 3x. I have a humidity problem from the a/c every summer and what looks like black mold from condensation on the vent covers on the ceiling. After calling them, I was told I could buy my own dehumidifier at Lowes for about $100. Moving as soon as I can. Id rather pay twice as much rent somewhere else than be treated like this.
I do not currently rent from Peacock. I have never rented from peacock.My experience was disappointing. I stopped by to view a property. I did a walk-through and like the property I had viewed. I returned the key and went home to think about the property as well as possible competitors. I called two days later to see if that property was still available and to start the application process. Bo Peacock answered the phone and told me that they were reviewing an application for that property. I asked if there was a way to turn in an application and pay deposits hoping that would give them the ability to pick the best possible renter. He told me that they were in the process of approving and that there was no need to turn in an application because that person was going to be approved. I AM NOT UPSET ABOUT THE APARTMENT BEING GIVEN TO THE PERSON IN FRONT OF ME. I am dissapointed however that I was not given a chance to apply and be the first one available for considerations if the current applicant fell through.The applicant did not meet requirements after further application verification.I called three days later to see if that property was still available for rent because I noticed it was still on their website and multiple other online websites. I was told that it was when I called, and I mentioned that I had previously walked that townhouse and was interested in applying since I hadnt been given the opportunity three days prior. I was told that I could apply online if I had all the requirements. One requirement is proof of income. I was moving to Cabot to start my new job, so I didnt have the previous paystub history they asked for. I was informed that I could get documentation from my employer that would act as proof of income. I needed a start date, a pay rate, and the hours I was scheduled. All of this had to be on Letterhead and given to Peacock in person. I immediately drove the hour and a half from my current home, to my future employer, received the document, and headed for the peacock office. When I got there I turned in an application,as well as my letterhead document. I paid my $35 fee and received a receipt. At that time I was told that my application was put in line behind another persons app for the same location.The reason I rate this at a 2 is because I was mislead on two sepersep occasions. And I was sent all over central Arkansas just to be told I wasnt even processed and didnt get the home I wanted. If Bo would have given me the opportunity to put iin an app while the first persons was being processed, then I could have been the first considered for this property after that person failed. Bo could have also allowed me to put in an online application the morning I called the second time while I was driving to get the extra documentation from my employer. They could also have told me that there was another app in front of mine prior to having me drive 1.5 hours, bother my new employer, and spend 30 minutes filling out a long application. After filling out my app and going home I had to wait three days before they would notify me if the person ahead of me had gotten the home. In the end they didnt notify me of her being accepted, and I had to show up on my own to get my application, employment letter, and my money back. The only reason I didnt give them a 1-star is because they did give me my application fee back(since they didnt do anything with it). All in all I spent a tank and a half of gas in my truck, several paperwork sessions, bothering my employer for documentation that was useless, and had me out of pocket $35 for three days. Im dissapointed in Bo whos last name is the name of the company and he was not helpful at all. Theyre online website is out of date, and I feel like they make money off of people being mislead by properties being available when really there are applicants ahead of them.
Mr. Jim is so nice but I wish I could give 0 stars for those hens he has in the front office. They. Are. So. Rude. No customer service skills whatsoever.
At first look the apartment looked decent enough. The lady at the front desk was really nice and they werent very nosy as far as what happens while I lived there unless they needed to (like to remind me that my grass is getting a little too long) which I understood. After closer inspection, the carpet was laid over a different floor without getting the transition pieces up first. Such an act will cause the carpet to wear and tear rapidly because the underfloor is not flat. The subfloor was decaying enough to cause a huge dent in the center of the floor. Massive infestation of mice and enough roaches to be able to hear them through the walls with no effort to exterminate. The seal under the toilet was nonexistant and caused an unbearable smell of human waste.
I dont know where all these ppl. live or they living standards but me and my husband have rented from Peacock realty for 1 in half years,and just signed another 1year lease from them yesterday for another home we are moving into...and I must say we have been highly satisfied our first home we moved into was fresh paint ..fresh nickle plated finishes...crown molding through out the home. The home we are moving into is a beatiful 2 story home with fresh paint and carpet and more,and never have we had a bug problem in the old home we are moving out of and havent spoted no pest problem in the new home we are moving in. Obviously the ppl. who have wrote these reviews are mad at Peacock realty for some reason other than just living in their homes they manage. And decided to write bad false reviews about them,these ppl. are good property managers and we have never had problems with them.

They let me go a whole week with out a heater in 30 degree weather (in pregnant and children in the house)! Every week something new breaks down and takes forever to get fixed. The house was dirty when we moved in they need a cleaning person in between renters very dissatisfied
AWFUL rental company, they dont care about their units or their tenants. Will never use them and will recommend EVERYBODY to find someone else. Their staff is rude, they dont follow through on work orders, and theyre not educated on laws regarding tenant rights. TERRIBLE!

Very rude nasty attitudes from clerks at the front desk i was treated nasty approaching to fill out an app i didnt want to go any further because i dont have to spend money with people who are rude nasty and also discrimination i will be reporting to the better business bureau ill even go as far as the news whatever it takes to see improvement
