We used Invitation Homes for when we moved into a house. From the get go, we have been experiencing problems with the unit and with the management office. The initial walk through of the house was done with an employee from invitation homes, who informed me she had checked all the features of the house and that everything was working perfectly. Literally did we know, she did not check any of the blinds. 80% of the windows and sliding door blinds were jammed and would not open/move. We have been trying to have this issue fixed for over a week now to no avail. There is severe damage to some of the windows too. There are other problems with the house that should be been fixed prior to move in but I will save you the trouble. On a different note, they also bake in extra charges into the rent, in particular smart home features that allow someone to lock the door from their phone and change the thermostat from their phone - these features are not necessary and they cost A LOT per month. They also charge the cost of an air filter per month, even though they only give you one quarterly. The cost of the filter at Home Depot (I checked) costs a 1/3 as much as what they charge us. I have been trying to get a hold of a manager for a week and no one will call me. First week in the books, we are very frustrated and upset that we will have to be in a lease with this company for a full year. I am really hoping it gets better in the future, but at this rate it is not looking like it.

Just had our 45 day Pro Care visit. The service tech, Joshua Blazier, was wonderful. He really wanted to make sure we were having a great experience in our new home. He checked everything out, answered my wife’s questions and made some adjustments to the sprinkler system. Thanks!

I have lived in the home for going on six years. I have seen a drastic change in maintenance and customer service. I want to thank Keith Simmons from Invitation Homes, he has been professional and honestly cares. My recent maintenance issues are being done in a timely manner. Joshua was through, kind and extremely professional. Robert Jones of Big Foot Floors and More did an amazing job on the flooring that needed to be replaced. Him and his worker Lee were polite, respectful, honest and professional. The issue with carpet from other contractor was also completed and the work was outstanding . The final process to rid the home of ants in the wall was handled with persistence and professionalism. I am grateful for the changes that have been made. The first 3 -4 years in home work was left undone and changes in staff constantly. Now, I see the improvements and Our family appreciates it. Thank you for being respectful.

I had a maintenance request with Mark Melton today. This is my fourth encounter with him and I was actually hoping that he picked up my request for today. Mr. Melton is so professional, prompt and always positive. If there was a way to request him then I always would!

We moved into our rental in May 2021. Since then we have had over 24 weekdays of maintenance work orders spread over the last few months. We still have outstanding work orders that were put in PRIOR to us moving in. These work orders go un touched and not scheduled unless we follow up with multiple calls pushing them to do their job. Since calls go to a call center on the other side of the country, we have to re-explain our situation every time we call. We finally got in touch with the local office and things are promised, but never happen. Our work orders include water flooding into the house in multiple locations due to holes in the roof. We have a 4ft hole in our wall that was opened by IH and never closed - WORMS are coming into our home. Our house floods every time it rains. They obviously dont care. We have a moldy HVAC system that I was promised would be cleaned - they will not schedule it. We have leaking toilets, a faulty back door, appliances that are rusting but they claim are in good condition. None of this seems to be a concern to them at all. Its disgusting and for what we pay, it should not be happening. Very disappointing in the lackluster company that we have put our money, time and familys wellbeing into. Pictures attached to show our disgusting house we are stuck in. Im resorting to an honest review because they will not respond or follow through with any plans we make with them over the phone.

Joshua Blazier is the repair technician that came to our home. While we have had several people stop by to work on our rental, he is most likely the best one weve ever had. Joshua was presentable, pleasant, and efficient - even fixed a loose outlet that a previous technician had failed to fix, even though the previous tech claimed it was done. I dont make any assumptions about Invitation Homes as a company, but Joshua Blazier was top notch. If you ever see him at your home, youre assured a quality experience with a true professional.

Mark Melton was our maintenance guy today out to fix our microwave. In my experience with Invitation homes in several states, they usually takes several weeks to get someone out in regards to maintenance issues but that is my only complaint, and not at the fault of Mark! He was prompt, efficient and very nice!

Had a great experience with Mark Melton today. He took a look at our dishwasher and helped us determine the cause of a suspected leak. Turns out some of the filters and seals just neededcleaning. He showed me where these were located and even cleaned the filter for me. He also ordered a new one just to be on the safe side. Worst company to rent from. They charge $45 just to process a payment.. we had problems with the fence they basically said theres nothing they can do about it I ended up fixing a whole section at my expense. & just did it because I have pets.. I will never rent again from this company

Im giving them a 4 star simply due to customer service. They did the right thing and made things right when they were in the wrong. Not all companies would do this. I signed a lease sight unseen from Ohio since this market is CRAZY. To say the least the house was not ready for a tenant yet. The previous tenants were rough on the house and it had lots of mold through out. After discussing with a few members of the team they agreed to break the lease and spend some time to get the house properly ready for the next tenant when they do relist it. Again, the stars are for the company doing the moral thing and has no reflection of the properties just of the customer service.

Greatly appreciated the help we received from Mark Melton today. He was able to quickly and efficiently access our issues so our house may be repaired as quickly as possible. Also, very friendly!

I would like to give some major kudos to Mark Melton today for fixing my leak I had under my sink and then he went over and beyond to fix my front door that was always jamming and making it almost impossible to open, i told him I already placed a work order to get it fixed, but he took the initiative to do it himself so that I didn’t have to wait any longer for the contractor to fix it. I always get sent the survey, how do you like invitation homes and would you recommend to a friend or family member. We have been with invitation homes going on 2 1/2 years. So….yes and no.Yes, if you have a maintenance problem you can fill out a request on the app, easy. Sean is really good, polite and always on time. If I can request him all the time I would. You can also pay your rent online, which is nice.If you have a pool unfortunately that’s where they have a problem, at least in our area. The pool company is not good. 👎🏼 We do not have a screened in pool so it gets messy. They do not take care of the equipment properly, so basically we are paying a monthly fee for a quick vacuum and a jug of chlorine.My husband now goes out on Friday morning and brushes the walls and steps because that is never done. We should not have to do this.I have requested to have the pool cleaned on another day besides Friday and no one has ever reached out. The weekend is the only time we get to enjoy the pool, and they dump a bunch of chlorine And we will have to let it cycle longer before we can swim.It would be nice if we could have a Monday or Wednesday.And at this point we feel that when we say something,Little is ever done about it. We don’t want to be the broken record. But here we are starting another summer with the same experiences as Summer of 2019, for example…I took a sample of our pool water to two different pool companies and the readings were horrible, basically a bunch of chlorine and all the other chemicals were off. Sent out an email and the manager of the pool company comes out and tells us that those readings are wrong. 😑 and Tells us that’s not gonna happen anymore. But it does! So, hope this information helps you.I love the fact that Invitation Homes, has pool maintenance part of your lease agreement, only if that company gives you the services that you’re paying for.

Invitation Homes sent their best guy, Dennis Buys to determine the issues we were having with a few items in the home. Dennis quickly made repairs and ordered other items needed to get us an ice maker in the fridge. Dennis was professional and personable during the whole process. An outstanding gentleman.

Raul Salas helped us with our orientation and made us feel confident about all the information. Sharp, professional, personable and diligent about his work. If I could give him 6 stars I would!

Our oven broke and we had to have a part ordered to fix it. The day it arrived I was able to put in a follow up work order for the same day and Mark Melton was here within 3 hours to fix it! He communicated with us letting us know an approximate time frame and then again when he was 15mins away. He even put in an additional work order for me to fix a hole under our oven. He did a great job and I really appreciate the quick response and repair so now I can use the oven tonight!

We have been renting from Invitation homes since June 2021 and they have failed to answer 4 emails from my Fiancé about rescheduling our post-move-in visit to discuss flaws upon our move in and how to maintain the property. They had to “reschedule due to COVID” and are now unresponsive. The company has tacked on all sorts of hidden fees to our rent and sent out a lawn company to “fix our yard” the pictures posted was how they trimmed down the hedges. Would not rent from this company again. An absolute nightmare to get anything accomplished.

Todays service call went well. I expect nothing less from Mark Melton. He has been out to several calls over the years I have been in the house. He is always professional, knowledgeable and respectful. He works diligently until the problem is foxed. Thanks Mark.

I had a maintenance service request the refrigerator handle kept coming off and I couldn’t get the screws to tighten. Mark Melton came by and fixed the problem in seconds! Turns out someone had put the wrong size screws in there. But he fixed the problem now the handle is sturdy. Great service, fast and friendly!

Today I had the pleasure of meeting Frank Campolongo our maintenance man. I’ve worked many years customer service and have many that failed to provide it for me many times before. This was not the case with Frank. He greeted me with a big smile (under his mask) went straight to work and was polite and informative the whole time. He did not mind me being present and asking questions. He made sure every question I asked seemed valid and wasn’t unnecessary. With the task at hand he did everything he could for me and more. There are more steps to take in which he reached out immediately to his supervisor and informed me of the next steps to solving the problem. I know a very hard working and dedicated man when I see one and I am very pleased that he was the man assigned to the job today! As no one plans to have anything in their house hold break beyond their own ability to fix it, having a maintenance man take their time and respect you in this way it doesn’t seem so bad! Thank you again Frank for all your hard work and information. I started my day off laughing and relived to have help fixing an issue that was out of my hands! He not only assisted us with renewing our lease due to our house being built but he also went above and beyond by CARING about our situation. We leased our home long distance, as we needed a house for relocation. We were unable to do a walk-through before we actually arrived to move-in. Once we did a close inspection of the house there were a few items that needed to be addressed. Mark Melton was our service technician that completed our walk-through with us. Mark took the time to go over all the items that we had concerns for, explain things and create work orders for the items that needed to be addressed. We appreciated Mark taking the time needed to complete this. Mark was very interested in completing items needed to our satisfaction. Awaiting a few further service calls but at this time all things are on the schedule and moving forward.
