Daughter just moved in. Really surprised by beautiful condition and layout of 2 bedroom apartment. Management seems to be very professional. Will see how she likes it going forward.

Moved here in November 2020, so far its a lovely place to live. The management staff have kept up on repairs that I needed.

Nice, updated apartments in a great location. Quiet, with lots of trees but close to major roads so everything is close! The office staff was all very helpful as well.

This place is absolutely amazing! Out of all the apartments we searched in the area(and we searched them ALL) this was the most welcoming and had the best price. We came in without an appointment and both Alysha and Mike were not only accommodating but friendly and real. We were only in town for a couple days and they worked with us on short notice. The landscaping is beautiful and clean. I cannot give higher praises to this place!!! 10/10 would definitely recommend!!!!!

My girlfriend and I moved into our apartment at the Colonnade about a month ago and we absolutely LOVE IT HERE! The leasing director, Alysha, made us feel like home before we even started the tour of the model. She answered every question and made us feel so confident, which is what we needed! She is very knowledgeable about the complex and units, and after touring we immediately we knew that this was the place for us. She, along with the rest of the staff in the complex, are so kind, responsive, attentive, and professional. Throughout our very long apartment search, we were starting to lose hope, but Alysha and the Colonnade were exactly what we were searching for and it was definitely worth the wait. This being our first apartment ever, we had a lot of questions and were very new to the entire process, and Alysha helped us every step of the way and we always felt like we could trust and rely on her. The renovations they are doing to the building exteriors and inside to individual units are fantastic, it felt like no one has lived in our apartment before. Pest control is very on top of it- super helpful and responsive, especially during this hot rainy season when all bugs are begging to get into any first floor unit! The pool is great and rarely busy. Even though there is no dog park (which I think they are trying to introduce a plan for one) there’s still so much space to walk your pets and in the back of units facing the woods/lake there’s plenty of room to play. It’s very quiet here at night and even though the community isn’t gated, we still feel safe. The value for the apartment is fantastic. The area of regency can be a little sketchy but the Colonnade feels like it’s in an entirely different area- it’s right off 295 and it’s surrounded by a less crowded area. If you go to JU or UNF it’s a great distance from each. UNF is only a 10-15 min drive and JU is maybe 10 or less.Overall- we are so so happy we found this place!! It ended up being a great fit for our budget and lifestyle, and it really is a little diamond in the rough of regency, haha.

I have lived here at Colonnades for 6 years.My experience have been nothing but amazing, Alysha handle every issue immediately within the same day including weekends. Drew is AWESOME and always understanding. I love living here and don’t plan on leaving anytime soon. Out of all the apartments I have ever lived this has been the best staff very professional. We’ve lived here for 10 months now. Our very first visit here was a year ago. Right when we walked in Alysha was very friendly and professional. When we decided to make the move she was very accommodating through the 3 or 4 times we came back to show relatives that were in town. Our decision was based on that and the apartment itself. These are the roomiest apartments by far. They have been updated and the gray color fit our furniture perfectly! We originally thought we wanted one with a patio but none were available at the time so we got a solarium, which I have grown to love! The maintenance staff and Mike the manager are very knowledgeable about tis place and take care of things immediately. Also, we’re very very happy with how quiet these are. This was a huge relief coming from our previous apartment on Atlantic Blvd which we paid more than $500/mo more for. This is a quaint little community here and we love it.

Its on the cheaper side but with that expect that there will be issues. Apartments smell terribly moldy, air conditioning issues, maintenance guys are jokers (except 1). It was an annoying experience. On the bright side, they were doing some external renovations when I was leaving.

I have lived at the colonnade apartments of regency for 5 years. Mike (Manager) is awesome. We are an interracial family and Mike treats us especially my grandchildren with care and love. The whole staff treats everyone equal. The maintenance workers Samy and John are awesome. They get things done very quickly. Mike (Manager) Drew (assistant Manager) Alicia (Renting) always helps the tenants and makes them feel welcomed. Mike is awesome and the best Manager we had at this apartment.

I have lived here about a month now. Alysha, in the office, was fabulous. She was professional, kind, helpful and thorough with my move-in. Mike also has been nothing but kind. I just left a message about my air conditioner and it not cooling as much as it should. I am 100% positive they will send somebody out to take a look at it and get it fixed. Because, with a couple other small issues they sent somebody the very next day and rectified the problem. It’s so nice and quiet there. So far I am very happy living here.

THE WORST PLACE TO LIVE!!! If you are looking to move her go somewhere else and save yourself from this headache. My air has been out 10-12 times in just 4 months!!! The lady that answers the answering machine phone is extremely rude and unprofessional, hung up on me and all. I have went without air a WHOLE weekend TWO different times in the summer with a baby!! 3 Contractors have been out to “fix” my air 3 different times and it’s still not working. DO NOT I REPEAT DO NOT LIVE THERE!!! The worst mistake I ever took!!!!

I lived at Colonnade for a year and the outside was dingy and I always received mixed information between management and what our roommates had said. Its nice to see that theyre clean the buildings up and putting new paint on there.

Everything I call them the show no effort to communicate With me . I’ve called and talked to 3 different people and each one say I’m just a answer service. I been calling for 2 weeks straight. If they won’t take the time to talk to Someone willing to move in how can you expect them to be good landlords. Apparently the company is paying Employee’s to not be in the office and the ones thats there is just there to say no one can help you.

I recently moved in been here a month and love the place. The staff was very helpful with the move in process. Alicia in the front went above and beyond and helped me out with anything I needed. The inside looks great has all the appliances I need. The bathroom alone is a reason to rent here with how large it is with the wooden floors and giant mirror. This place is definitely a 12/10 recommended it to all military members.

I live here out here a year. I had ups and down with paying my rent during this pandemic.my business failed. My job didnt pay enough for me to stay.But what I can say is that Alyshia and Mike and the other young man have been so supportive. Maintenance has did what was asked. I had a very warm and welcoming experience with the staff at the office they treating me very well no issues at all. They are the worst place to live dont waste your time and money dont let the first impression fool you

My boyfriend and i just moved in and so far we love it. The one bedroom apartment is huge and we absolutely love having our own attached garage. It’s been quiet and we’ve had no issues. Alicia in the office made the process of moving in so easy and fun. I absolutely love her. I would like to see the buildings cleaned and freshly painted, but other than that, we are happy with our decision to live here.

I moved here I. April of 2018. I like it because it’s really quiet! The office staff is awesome and very NICE! Any issues or concerns are always addressed immediately. Mike (Manager) Drew (Asst. Manager) and Alysha (Leasing Manager) are super nice as well. The maintenance crew is AWESOME as well. Especially Mr. Sammy. Thank you guys for being a great staff and making it easy for our family to live on property. You are APPRECIATED!

Nice place, roomy spaces, nice people and great location! Near 295 and Atlantic blvd, so you can get to pretty much anywhere easily. Ive had the pleasure of dealing with this staff for a long time, and you couldnt ask for better- from the manager on down, its obvious they care about their residents!

I Love these beautiful apartments! I feel safe and happy to be part of a nice community. The management is friendly and quick to respond to any concerns. This is definitely HOME!

We moved in about a month ago. Alisha was a huge help. One of the main reasons we chose this place was how available and helpful she is. The place is nice. Our apt is your average older model. Cabinet are plain white with no hardware on them and the faucets are outdated. The countertops and tubes are painted like in any apt. The trims and doors are new tho. The apt has nothing wrong with it. We live on the second floor and have neighbors above us. We never hear them. The complex is extremely quiet. We live right by the pool and gym and there is never any really noise. The apt was freshly painted a very light shade of gray that Im absolutely in love with because it matches any color decor without being boring like white. Our ac unit keeps our apt very cold at 76. The only things I see that could use improvement are small cosmetics on the exteriors like the stairs are rusty and the green areas could be better kept. Other than that, I have no issues. Not a single bug, no noise, no maintenance issues. I did have a closet door that was hanging but the maintenance man came over the same day o reported it and fixed it. I would recommend this place to anyone.

I came in for a tour and MIKE was very rude. Then had the nerve to say YOU PEOPLE ! So if you are an African American BLACK KING AND OR QUEEN THIS IS DEFINITELY NOT WHERE YOU WANT TO MAKE YOUR HOME.

The staff is incredible! Work orders were addressed promptly. Mike (Head manager) and Drew (Asst. Manager) were always professional and quick to resolve any issues with the apt. The staff went above and beyond when we had to move due to military orders. Move out fees were an extremely reasonable price since we have 2 dogs under 2 years old that chewed on 3 door frames and destroyed carpet in the living room (approx 3 sq. ft.). We had a 2 bed/2 bath with an attached garage. The rent for the apt was reasonable and less than anything else in the Jacksonville area (especially with the attached garage). There is a free car care area for residents. Vacuum and carport with hose, more convenient than going to a car wash. There are also several pet stations within the complex for quick and easy clean-up.

Colonnade at Regency is a great community. The units are nice & big. The grounds are clean. My leasing process went very smoothly and the management & the staff is always courteous & helpful! Great customer service! Ive had no issues living here & enjoy living in this community. Its also very convenient to Southside, Monument & Atlantic Blvds & all the restaurants/entertainment/shopping in the area. Happy Resident!

Great Customer Service by Ms. Omega, I believe she really cares about this property and she does her job very well. I would give 5 stars but I havent moved in yet but so far I am very very satisfied. I hope to be able to add a star after I move in to make it 5.

We had a wonderful experience talking with Ms. Omega and touring your spacious apartments. My son and his friend are so excited about moving into their first apartment while attending UNF. Ms. Omega is a jewel - super friendly and informative. She made the experience a great memory.A grateful mom

They need people in office who actually want to work and help I’ve came to this complex 3 times and twice they just stepped out the building to smoke ! if they change them they complex might have a chance !

They need to repaint the stairwell on this property. And stop raising the rent for the same apartment that doesnt have renovations!

You would think that these apartments LOL are something special but when you go on the inside they are not worth what theyre asking for one of my best friends stayed here & for as much as she was paying for this place it should have been a lot better, She was literally paying for a house, do not waste your money on something that will never be yours.. I had to learn that lesson the hard way myself, youll be better off saving your money & buying some land

Love this community! It was a pleasure working with Omega! Staff is very helpful. Premises stay clean. They could use some updates on the interior of the apartments and the gym and a coat of paint on the rusted spaces in the exterior and make the pool area look really nice. But I really love my unit. Fresh carpet, New flooring in the kitchen and bath, full size washer and dryer, valet trash Mon-Thur, fast maintenance, huge bathroom with walk in closet and linens closet, and open floor plan with the solarium... What more could I ask for!

The apartments are great and spacious. Im writing this in advance because of Ms. Omega. She works very hard, especially this last Saturday and keeps a great attitude, despite it being just her.

I just moved here with my service dog and best friend. I came from a small town in Texas. However, Im not dumb to city life. It is loud at times due to certain neighbors but I dont hate it here. I have met some great neighbors as well. Doctors, Navy, etc. There is new management in the office and we were made aware that they are cleaning house. So to report anything that would need attention. They dont have bags or trash cans available throughout the community so you have to walk to the trash compactor daily. Other than that. Not a bad place to live.And yes they need to repaint the hallways and stairs. Especially if Im paying $1250 a month.

For the Dorian Storm the bank were closed, so I call the office manager she was very nice and told me that its was ok to pay the rent on the 6th, went I with the rent money and forgot to mention that i has a $150.00 late fee. They should have some consideration and give a break since its wasnt me, the was closed. Its wasnt professional at all.

I wish to say that my personal experience is that this is the best place to live in the area! I researched over 10 other places and found Alysha to be the best at her job of all by far!!! My place is beautiful and I love it here! The floor plan is awesome and they worked with me at every level in order to get my new place!! I recommend this property to everyone so come stay with us!!!!

Not a good community to live in my car was broken into twice and the complex said they couldn’t do nothing about it. They have a lot of break-ins with vehicles. And the female at the front desk is very unprofessional.

I visited family here and the staff was very helpful when trying to locate their apartment. They also made great accommodations for an event in the lounge area by the pool.

Poor management & unprofessionalism.I came to the office on Tues Sep 3rd to pay the rent but the bank due to the hurricane was closed. They told me I had to come on the 6th to pay the rent and when I came on the 6th, I was told there was a late fee of $150 because I didnt pay on the 3rd when they told me to come on the 6th. I had no idea there would be a late fee especially given that they told me I can come back on the 6th to pay rent. Does the late fee go to the managers pocket or something? I dont understand how someone can tell me its ok to come back on the 6th and when I come, I have an extra late fee. This is awful, Ive been here for more than 6 years and I never had this issue. New management is ignorant. They mentioned a time frame when I come to find out on the 6th. They never told me on the 3rd when I stopped by a specific time frame.

The crew that works at this property is hands down the best rent office crew Ive dealt with my entire life. I mean talk about customer service. These folks make you feel like family. Was everything always perfect no. When you live somewhere for a block of time anything can happen. But no matter what issue I had they got on the ball and took action right away. I hope that wherever I move next has people half as nice as good as they were to me. Shout outs to Mary and Alysha those ladies rock!

If I could I would give this place no stars!!!!!! I had someone break into my apartment and I called the front office and I had the manager tell me that if I did not stop yelling at her that she was gonna hang up in my face, and she said it with an attitude!!!! It took them 2 weeks to unclog my bathtub and my ac broke at least 4 times!!! They still want me to pay the fee to break the lease AFTER someone came in my apartment and stole my belongings by kicking my door in, a steel reinforced door too!!!! DONT EVER LIVE IN THESE APARTMENTS THE STAFF IS UNPROFESSIONAL UNHELPFUL!!!!! Not to mention our neighbors are breaking their lease because they cant take it either so it isnt just one. These managers allowed a block party to happen on a Thursday night and gun shots were fired!!! They charge you an arm and a leg for rent and everything in this complex is a joke!!!! Be smart and move into the canopy right next door, better amenities and way better quality of living, shouldve trusted my instincts and went with them in the first place!!!! Again DO NOT ALLOW THESE PEOPLE TO TAKE YOUR MONEY THEY TREAT YOU LIKE GARBAGE!!!!!!!!!

On Tues I was told to come to the office on the 6th to pay the RENT and they excused me for the late fee that was $150 because of the Hurricane- the bank was closed so they told me to come by on the 6th. I come back on the 6th and they told me I HAD to pay $150 for a late fee when they already excused me. This is very POOR management and it is nowhere near professional. They say one thing and make you pay for something they already excused you for.

These apartments are the best size for the price. the neighborhood is very safe and the apartments are the closest to luxury apartments in this area and for the price. I love this place. The only bad things are that they should repaint almost all of the buildings especially the hallways they are dirty. By repainting they can show on the outside what the inside looks like. Also the front office staff appear nice but i feel like they can be rude sometimes or feels like they rush you out the door. The playground area should be UPDATED ESPECIALLY FOR HOW MUCH THEY CHARGE TO LIVE HERE/.Other than that this place is great.

When I went to the apartments, I expressed to a staff member by the name of Alicia that I was interested in viewing an apartment. Alicia provided many excuses as to why she believed there was no point for me to view the apartment, even after I again expressed that I remained interested. Alicia displayed extremely poor customer service to a potential tenant. Colonnade at Regency should reevaluate who they hire as the face of their business.

What a terrible experience we had here! Lived here for 5+ years and had nothing but problems. When we moved in there were gates in the front and security present, thats what we paid for. That diminished almost instantly and since, our vehicles have been broken into MULTIPLE times, as well as our motorcycle stolen. When our A/C broke in August and the inside of our apartment was 100+ degrees, it took two weeks and threat of a lawsuit to have the issue remedied. People smoke marijuana in the stair wells constantly and the office is happy to allow your neighbors to harass you. It went so far as the office attempting to tow my vehicle (when I had work the next morning) because someone had complained about ANOTHER GARAGE, not mine, that I paid for. As the environment there steadily declined, the rent continued to go up. I strongly advise you to look elsewhere.

4/28/2017They increased my rent by $444 in the last 12 months. My water bill (for a 1/1 ~ 836 sq ft apt) went from $40 to $52 = $624/yr for ONE PERSON. At “The Circle Apts in Bartram Park” my water bill was $20/mo = $240/yr. Now there is an additional $300/yr mandatory trash removal fee when a trash fee is ALREADY included in the lease.My base rent is $835. With new charges it is now $912/mo. I am looking for a safer (they took out the security gates ~ just for one example), better well-kept, less expensive apt, if anyone knows of one. The only good thing here is the manager, Mary, and the view from my 3rd fl apt.

The Apartment is lovely and the manager named Mary is very accommodating and friendly. However, That girl in the office named Alicia is a major problem. Every interaction Ive had with her has been negative. She is extremely condescending and unprofessional. She is so rude. She has upset me to the point where I was seriously thinking of moving out of the complex on more than 1 occasion. At this point I refuse to have any interaction with her. If you have a problem or concern, I suggest you call Mary and she will handle it with professionalism and will treat you like resolving your issue is a priority and is of importance.

I only went here to help a friend Move. I always like this place or at least what I thought was this place. But I did notice that the upkeep has not been that great stairs look horrible and theres guy that was asking too many questions about the whereabouts of my friend that I think might be on meth. He said he worked with maintenance but didnt have on a uniform.. Idk... the 3 stars I scca for the dope pool

Beautiful apartments and clean grounds

Gal at the desk was pretty nice, and the apartment had a garage, but overall I did not like the location. To get to Neptune Beach was a too much traffic for me.

This property is disgusting. The woman in the front office named Alicia is absolutely horrible. I heard her speaking about one of the tenants calling them horrible names right as the woman left. She couldnt be more unprofessional and shouldnt work in a public setting. Apartments are filthy, terrible area of Jacksonville to live around and is managed very poorly. Avoid at all costs.

🏆🥇. TING! TING! TING! 🥂🥂 I’d like to emoji toast To the best staff that, anyone could ask for. 4+ years here and still don’t know how they did. They had to have been trained by magicians 🎩 the way things are handled. There was a time I felt burnt to crisp like checkers fries 🍟 headed to the office to complain about my broken A/c unit, only to walk in and Ms. Mary tell me that they were replacing my unit with a cup of angels 👼 water in her hand for me. 🤯🤯🤯 mindblown because I hadn’t even opened my mouth yet. When I skipped home, replenished of my essential vitals and what not, to open my door Into a winter wonderland ❄️ . I really felt like I had just walked through the closet and stepped into Narnia for the first time. Then I was greeted by Padre and St. Nic. (You’ll know em when you see em) and they both on que said to me “your good to go boss” high fived each other and popped smoke. Basically They’re magical and more than polite if I may add. They’re also accompanied by a speedy set of 🏎 NASCART drivers too that help get things accomplished in a timely manner. And I dont even have to talk about how enchanting the apartments are because you already Like it. You said so when you viewed it.😍.

This place is not worth the money! The office staff is rude and condescending. The appliances are cheap and break all the time. When I call to have a work order put in, the staff is rude and it takes a minimum of three days until maintenance arrives. When they arrive they do the cheapest, easiest repair which usually requires another work order until they give up and replace the appliance with another cheap crappy unit. Think twice before signing a lease.

Alysha & Mary are awesome! And maintenance is fast and reliable.

So what happened i went to the bank to do a deposit in the 6th and they was was closed so the next day i went back and try to do the deposit they said to me i have to pay the fees for the late day, and they told me there no fees,so they make u do things that they told you not to do and the have bad manger and got no experience

Whoever the lady was that answer the phone today at 5.57pm 7-9-15 is very rude. Asked her a simple question and she said call tomorrow because the office is closed . close at 6 . she had 3 more minutes.

Im not sure why the rent is so high at this community the grounds are very sandy with sandspurs everywhere the hallways dirty and a general lack of exterior maintenance

I was swimming in the pool while visiting an aquaintance of mine and the pool was filthy... I ended getting sick three hours after eating something... Two days later earaches and a rash on my skin arms and back...

Ok so first office these apartments are not what you expect to live in.....there infested with spiders and other bugs....I got bit by an spider in my face twice and went and told the office....office never didn’t anything about and accusing me of having bed bugs...also before you think this is luxury please look again

I would not move into these apartments its nice in the beginning but as soon as you settle in the roaches start coming out and more nasty bugs.
