So far the most helpful management company they actually took the time to talk to me like a person. Im not kidding I have called every management company around and I always get the same thing go look on are web site like they cant be bothered. .. thank you roof top for taking time.

Asked for a new or at least clean trash can and apparently that’s not their problem. They pretty much expect us to have used motor oil in our trash can which is hazmat and Dori said our own trash should soak it up. Very unprofessional, and we are expected to keep our trash can in our garage. Which would be fine if it wasn’t full of hazmat!!!!! Terrible customer care.

I have worked with Chandler, Amy, Dori, and James the most. Their whole staff is awesome. Very polite, responsive, and professional. They really care about the properties they manage and the people who own and rent them.

I currently am renting from Rooftop and my heater hasnt been working properly for about a week. I called to request a repair 5 days ago and was told I would be getting a call from maintenance. Well, no call ever came and my family had to spend the week freezing every morning, using the expensive gas fireplace to keep warm. I called again today and was told that I was 5th on the list for furnace repair and that the repairman will get to you when he gets to you. Im sorry, but thats just not acceptable.If your furnaces are breaking down at this rate in the middle of December, you have a huge problem. You have ONE JOB as a landlord, and thats to maintain the property you own and make repairs. Either youre putting bad heating units in all your properties, or you have too many residences and not enough maintenance staff to fix them. Either way, it screams cheap and irresponsible.Please just fix my heat before Christmas.

A lot of companies have friendly office staff but that professionalism doesnt necessarily make it down to the employees who actually do on the onsite work. Im happy to see Rooftop Real Estate Management hire professional workers across the board from their management to their maintenance crew! Tyson on the maintenance crew was friendly and professional helping me feel like the quality of his work is a good representation of the company as a whole!

The people here at rooftop rental do some of the best work Ive seen in years. Their crew is always so quick and kind! They always go out of their way to make my life so much easier especially Tyson.

Very incompetent office staff. Claimed our rent payment was charged back by our bank, but they have never provided proof and we have not received a notice from our bank that there was a charge back. They have been charging us late fees upon late fees, yet have not tried to evict us, because they know they are wrong and will lose in court. Stay away from this company, there are more reputable property management companies in Idaho falls.

I have loved loving in a place where Rooftop is the management. There maintenance workers are especially kind and even let my young kids help out when I could. Jim especially goes above and beyond to make sure everything is fixed up right! Thanks Jim!

We have moved many times over the years, due to being a military family, and have dealt with numerous different property management companies. Rooftop has by far been the BEST! The application process was smooth and easy. The lease is very thorough and spells out all their expectations, so you are not left guessing. When we have had any kind of issue, maintenance or otherwise, the response has been quick and painless. The maintenance crew is super friendly and fast, going above and beyond to take care of us. The white glove checklist they use seems daunting, but I actually appreciate it because I know that the home was thoroughly cleaned before being turned over to me. Ive been renting through Rooftop for almost six years and have had nothing but a positive experience with all of their staff. The ladies in the office are always polite, friendly, and eager to help. I recently had a couple heaters go out in my condo and they had them replaced within 24 hours of being notified. James made quick work of replacing both heaters. Hes polite, professional, and does his job well. Im very happy with the work hes done. They really do aim to please!

Horrible to rent from. They wouldnt come out to fix the air conditioner. They have bad outlets that are burning up and said maybe theyll come out in a week they have 3 days to call you. Unacceptable!!!

The office staff was great from beginning to end. They were very helpful in finding the home that would work best for our family. We had to call maintenance once and they immediately came out on a Saturday to fix our problem. The office staff was always helpful with questions and pleasant when we took our payment in. We got our full deposit back (minus the carpet cleaning which we knew about). There were two things that needed wiped down when we did our walk thru and she gave me the opportunity to do those last little things. If you stick to the white glove check list you will be fine. If we didn’t buy a house we would for sure rent from hem again.

We recently moved into one of their properties and the process was ssemless. Once moved in, we ran I to some small maintenance challenges. The next day Jim showed up and fixed the furnace, the water filter in the fridge, fixed the door knob, and the wheels on the dishwasher basket. He was so pleasant and professional. Then when I tripped a breaker, he helped me with that - after hours!! What great customer service!!

We had a great experience renting from Rooftop! Jan, Dori, and Amy was awesome and very friendly to work with. I was really discouraged when I started looking for places to live and didnt think I would be able to rent from a property management company because of past rental history but after calling and talking to Dori we were able to work around that with a cosigner and they were so willing to help me start to rebuild my rental history. When signing my contract they made themselves very available as far as times. At the time of move in the apartment was clean and ready to move in. They have been readily available and have responded to me immediately when I have contacted them with any concerns. They are always friendly and willing to help. I would highly recommend Rooftop Rentals to any of my friends or family because I have been very pleased with my experience with them.

My opinion of Rooftop has changed during my time as a tenant. Jan, who I believe is on the management team, is pleasant, professional and fair. There are some ladies in the office there who need some customer service training, but I wont hold that against them harshly. They have a difficult job in the sense they are dealing with tenants who blatantly ignore rules or damage property of owners, and they sometimes have to play the bad guy. I understand that, and I understand the position they sometimes have to take. I feel that if you take care of the property you are renting and follow their basic rules I dont see you having any issues with this company. I was worried after reading some of the other reviews that they would be predatory and overly critical during an inspection, and that was not my experience at all. If they can tell that you have cared for the property, they will leave you alone. I recommend Rooftop but, I would also recommend to Chandler the owner to address customer service concerns with some of his office staff.

I have rented from Rooftop in two separate occasions and have had a great experience both times. Apartment was kept up to code. Any maintenance issues were handled promptly, even once in a weekend. They always looked out for my mother and I. I also received my full deposit back without a hitch. They give you a list of what to clean when moving out. Just follow the list and you are golden. No other apartment complex I have ever stayed at had that. It really helped. So very thankful for his awesome company.

We recently moved from out of state and needed a short term rental until our new home could be built. Working with Rooftop was great. We were shown different options and all our questions and concerns were answered and addressed with professionalism. The office staff has been great to work with, especially Dori who took time after hours to return a call and answer a question we had. Last year I started my research for a property management company that I could rent from that I could trust and know that I would have a great experience from the beginning of signing the lease to the end of moving out. I contacted Rooftop and told them I was interested in one of their locations; they set up a time for me to look at the place to go see it. Upon arrival I meet Jane, she was very pleasant and very helpful in telling me about the property and the neighborhood. I told her I was interested and wanted to see about signing a lease. Jane notified me that the place I looked at already had a lease pending but she did have another place for me in mind. After the new carpet (which I was very happy about since not a lot of rental companies replace carpet anymore, leaving old and disgusting carpet) was installed I was able to move in. Once I moved in there was minor things that needed to be fixed, but when I called and let them know of the repairs they notified their maintenance guy so he could call and set up a time with me to make the repairs needed. James came over and fixed the issues immediately, he even went above and beyond by and fixing things that wasnt on the work order. Since then if I had any issues or needed anything they have been more than willing to help me! Im still leaving in my rental now and have been very pleased with my whole experience with them. I would highly recommend them.

We have enjoyed our experience with rooftop so far! I feel like if you treat them respectfully, they will treat you respectfully back. Management is pleasant and the maintenance guys are great! My furnace was having issues last week and I called the office and there was a maintenance man there within the hour to fix it! The only down side is they won’t cover any type of pest control (says this in the contract) which I have never heard of a landlord not covering. So we had some issues with beetles/spiders/pillbugs in our apartment this past summer, and I’m pretty sure the bark used outside the apartments is a haven for them, but we used a bug bomb and it took care of it easily! We are happy so far!

This company is as slimey as they come. My husband and I are professionals and we made the house we were living while I was in grad school 100x better than the condition we found it in - cleanliness wise, paying our own money to get the smoke smell out of a “smoke free home”, fixing broken things, etc. We did this on our own because they hire teenage boys to do maintenance, who do a terrible job (they put on cabinets backwards for us, leaving visible gaps).When we gave them our move out date, they set the check out appointment for the following week, which of course we could not be there as we were moving out of state. We followed the checklist to a T, and spent two days with the help of others making sure the place was in the best shape either of us had seen it. They let us know via text the day of that the place looked great. Two weeks later they sent us a statement stating they had taken out several charges for items in the house that were that way when we moved in. When I called, the secretary assured me someone would call back. No one did. When I emailed, no response. I will tell all tenants looking for a place to live, and all rental owners looking for a company to use to stay away from Rooftop. They are dishonest.

We have lived in a property managed by Rooftop Real Estate Management for three years. I can honestly say they are the best property management company we have every dealt with. If any concerns are to come up. It is always in a professional and friendly way. The maintenance of the property is always kept to a high standard and repaired within 24 hrs. James and Kevin always get a problem repaired within hours of there first contact with us. They are friendly and have a very strong knowledge base. I recommend Rooftop to anyone looking for a rental or to have their pepper property .

We lived in one of their rentals for over a year. Within that year, our siding was damaged by hail, in which rooftop claimed they would repair. Instead it was taken over by wasps. Our fencing was blown down in a storm. All of the tenants of the property complained to have it fixed. Again, it never was fixed. Our neighbors house flooded into ours. Both residents their rentals. Our house was never inspected for water damage nor was the other rental next door. Our tiny yard was over ran with the neighbors bigger dogs. And we were told that if we did not clean up after dogs that werent even ours, we would be charged. Anytime we were late for rent even in the slightest they would slap a pay or evict in 3 day notice to our door. When we finally had enough and moved out they called and asked why we hadnt paid our rent. We explained that we were following through on the 3 day notice. In which states to pay OR evict. And they told us that it was indeed not an eviction notice but just them letting us know that we were late and needed to pay. That the eviction wasnt real. We left the place clean and in better shape than when we moved in. Now they are finding every little reason to charge us any fees. They are money hungry!!! They dont care about you or the condition of the places they rent. They just care about getting every last damn dime you own.*edit*We have pictures of how the apartment was left. There was no trash left behind. Nor were the carpets soaked with pet urine. The house was kept clean at all times. It is pathetic that you have to try to bash your previous renters who you screwed over to try to make yourself look better. And as far as the 3 day or EVICT notice you posted states otherwise. Maybe draw up a 3 day or QUIT notice instead?

Weve rented from this company for about 2 almost 3 years and we are super satisfied. Rooftop is a great company to rent from. The maintenance is always handled in a timely manner and things get fixed great. James and caden did a great job on our maintenance work. They have great staff and we feel at home with this company!!!

I was in the market for a 3 bedroom place and was able to find what I was looking for at Rooftop. I sent in my application over the weekend and Jane, one of the property managers, called me that Monday and setup a showing immediately.That same day she had worked up the lease and I was able to move in at a time that was convenient for me.I really appreciated how immaculate the apartment was. Some of the carpet was new, there was fresh paint, all the lights were in working order, the kitchens and bathrooms were spotless. It felt as if it were new and no had lived there. The attention to detail in combination with the office staffs professionalism really has made renting from Rooftop a real pleasure.Thats not all, the other day, the patio screen door had come off the railing. I called Jane again and as usual she was polite and assured me someone would come look at it ASAP. Well sure enough, Camden, one of the maintenance guys called within the hour and setup a convenient time to come and fix it that day. We’ve been renting from Rooftop for almost 3 years. Our unit was sold but the lease was guaranteed to be honored - we had some issues with the new owner not wanting to honor it. Whitney with Rooftop backed us up and made sure that our lease was upheld! Can’t thank her enough!!As with any rental there were some hiccups with maintenance but that was more on their maintenance guy who eventually was fired.We’ve loved our rental as well as the managers at Rooftop!

Weve recently moved into one of their properties and so far are very pleased with the way they manage. We had some appliance issue soon after moving in and after contacting Rooftop they were very quick to send repair men out to fix the problems who were knowledgeable and friendly. Previous property managers took a week or more to address such issues and everyone Ive talked to in the office has been very courteous and professional. Everything from the application process, to lease signing, and the property management have been great!

Im fairly new to working with Rooftop Rentals. With that said, my experience thus far has been great. They were willing to work with me outside of regular business hours to help me find an apt. while other businesses were not. They are kind, curteous, and prompt in regards to all matters. So far my experience has been pleasant and i look forward to working with them in the future!

The employees are very nice and polite, but the owner is very rude and unpleasant to work with. Im sure tenants are not fun, but thats no excuse to be so off-putting from the start. Even before we moved in, there were red flags. My wife arrived from a 3-day, 1600 mile drive at 4:45 pm to check in, sign, and get keys. The owner was leaving early and dismissed my wife with no manners. We also heard nothing but horror stories from other tenants, both prior and present.YOU WILL GET NEXT TO NONE OF YOUR DEPOSIT BACK. The white glove check out is a catch-all to hide behind. When I stated that it seemed like they were trying to take all of our deposit money, the owner replied, you signed the lease. I said, so, you dont deny it? Again, you signed the lease. If youre ok with that, then its not too bad. Maintenance is nice, office staff is nice, just the head woman has an awful attitude.

I went through Dori and she was very nice to accommodate my needs and was very helpful with any questions or concerns that I had. I am impressed with the organization of the office management and they will always be my first choice to rent from. Rooftop cares about their tenants and are right on top of things. I have rented from other places in the past and the managers were terrible! I will never go back to renting from anyone else but Rooftop. I am very pleased with their service!

While most of the staff is great (friendly, warm, kind, etc), a woman named Amy (who has answered the phone most times) is often cold, curt, and impatient. She seems like she doesn’t want to bothered with my calls. My furnace is busted (in November, and my gas bill is close to $100) and my master bedroom window leaks water, and yet when I call for updates I can sense she is indifferent to my needs.The maintenance guys (James especially) are great. Friendly, punctual, and get the job done quickly. The other staff I have interacted with also are friendly and caring. Unfortunately, Amy really brings the rating down from 5 to a 2.

These people are professional thieves.1.)They give you an impossible cleaning list2.) the town house had not been “professionally “ cleaned when we moved in.3.) they charged me for a whole gallon of paint to paint over the tiny nail holes I made to decorate the home. Idk about you but that definitely doesn’t take a whole gallon of paint that I just spent 30$ on.4.) they also charged me for random things in the home that needed to be replaced such as light bulbs and batteries.All in all I was planning on not getting my deposit back because I knew from their crazy check list I would never see that money.I warn whoever wants to rent from them, they will nickel and dime you. Make sure you have more money to pay them when you move out.

My husband and I rented a place in Chubbuck for a while. It was sold during our lease and Rooftop became our property management. We had never had a single issue with Rooftop, in fact they provided us with maintenance and help even when it was definitely inconvenient timing for them. We really appreciated the communication and how well they treated us. The Rooftop team was so kind to us even after we were no longer tenants. I would gladly recommend them to anyone.

ABSOLUTELY DO NOT rent from this company!!! 0 STARS!!! They took 19 months to tell me that I owed them another $798 ADDITION to my $850 deposit that they KEPT! So in total $1,648 in money that they literally stole. When they couldnt get ahold of me (because I opened up a lawsuit against them, so ignored them on purpose) they harassed my grandmother and manipulated her until she begged them to settle with an additional $500 cash to leave her and myself alone. They said they had to replace ridiculous items in the apartment like screens, gallons of paint for holes in walls and markings, carpet, baseboards, light bulbs, $300 cleaning fee (3 members of my family spent 2 days cleaning my apt while I worked full time so we KNOW it was spotless) and so many other things. When I asked for pictures of the damage I did as proof, they told me they werent obligated to send me this information!! I could not believe it. My experience was so horrible that I will be sure to tell anyone I ever come in contact with about this experience. I manage a hotel so I am in contact with people looking to move into the area daily. I will never forget this experience!!!

My family and I have been renting through them for 2 years now, they have always been very helpful and very kind ! James and Caden always come over and fix any repairs that are needed in a very timely manner, and my husband and I enjoy talking with them when they are here. This property management has never bothered us, they leave us to our privacy and always treat us with respect. I have rented from bad rental places in the past and this is a much better experience ! After dealing with a different local rental company, it was been such a breath of fresh air renting from Rooftop! The staff is all friendly and helpful, and when we needed help, Caden was quick to solve our problem. He was friendly, courteous, and efficient. He seemed genuinely glad to help me. I would recommend Rooftop Real Estate to my friends.

I am a current renter and have nothing but the best to say about James. When ever I have a maintenance need, he is fast and knowledgeable about taking care of the situation. He is extremely friendly and personable.**I just changed my review from 5 to 3. They really gouge you on the deposit. 10 hours to clean a 2700 sq foot house is ridiculous.We were very good tennants.

Pretty upset with this company I filled out a rental application nowhere on this rental application says you need a credit score of 600 plus if I had good credit do you think I would be renting no I would be buying a house that’s the only thing that stopped me from getting a place threw them when Jane showed me a place she told me if I could pass a background check and pass a eviction check i would be okay not a credit score!!! So not cool

Would NOT recommend this property management. Theyre communication skills are disappponting, never treat you like youre important. They seem bothered to talk. Our rental was worn (noted) and yet we still did not receive any part of our deposit, majorly due to extensive carpet cleaning IN A ROOM THAT WAS NOT EVEN USED BY US at any point during our lease.

I am not being allowed to respond to the comments you made to my previous review so I figured I would just make a new review. My wife and I are extremely glad we do not have to deal with you people ever again. We will never rent from you guys and we will discourage our friends from doing so. As far as your claims of the apartment being very dirty you know I had prove and I still have it. You guys know what you did to us and sure the extra fines were dropped but we still did not receive our money back. People should know that you are not seeing your security deposit back no matter how well you clean your apartment. We did cancel the automatic payment before it was started on your end and I hope people read this and read through the entire contract you have them sign. Paying $450 for carpet cleaning is beyond ridiculous which we had already rented a carpet cleaner and cleaned before we left even though the carpet did not need it. When we were discussing these issues with the charges one of the many ladies in your office admitted that you have to clean the apartment after anyone moves out anyway. I have absolutely nothing to hide from our end and the only reason for me wanting to reply to your response is to warn people to read through the contract because no matter what anyone does you will never see your money back. We are very happy the extra fees were dropped but we never saw our money back. It really was a good experience renting. We were always on time with rent and we only called for maintenance once on something very minor on the blinds. The big problem with this company is the change that happens when you try to move out. Hope everyone takes this warning serious, Thank you again for dropping the extra fees, we are very happy we do not have to deal with this again.I hope you all see this. I have to edit my original review down here because I am not allowed to respond to the ridiculous response from these people at rooftop rentals. I had already left another review and I was specific when I said WE DO NOT own or had I owned any animals while living at this apartment. I cannot believe how many ridiculous excuses these people will throw out to make themselves look like they know what they are talking about and that they are never in the wrong. I absolutely could say many things that are wrong about this place but I think at this point it’s a lost cause trying to point out how absurd, ridiculous and full of lies the people or at least the person replying to the reviews is. I would suggest anyone looking for housing in the Idaho Falls/Ammon area to go to someone you can actually trust rather than this double faced company.

Great office and maintenance staff! I have never rented from a management company that has responded so well to maintenance issues. Their maintenance team was ready and willing to fix any issue we had at move in. These guys are doing a great job.

I have been with Rooftop for a few months now, and we are happy campers! We are in an older home and we had a few minor issues needing fixed. Repair came so quickly I was caught off guard and very grateful. We had been looking for a home in blackfoot for 4 months and we spotted this one. Jane was available to snow us the property very quickly and when it came time for our application process she went through it with us clearly and our family got into our home very quickly. We absolutely love rooftop rentals management they are always so friendly and the staff is great always responding quickly to our problems. Caden Hill is so great at coming to fix things. My experience has been great so far. Love how clean and nice our complex is
