Went to a showing and drove half an hour to get here. I was sent a confirmation text for my appointment 2 hours before it was scheduled. When I arrived there were 2 others that were waiting as well for as long as half an hour. Apparently the place had been rented out. And no one from Home River Group could be bothered to let any of us know.

HomeRiver took over the management of the apartment I’ve been staying in halfway through my lease. From the start it take several days of calling them to get a response for any situation I’ve called with the exception of when I called them to tell them deadbolts were not put on our laundry room doors people were trying to steal quarters from. That’s one time in 4-5 months they were responsive.Then, in the last week I’ve been moving out to a different city partly because they’re going to be charging more than they should for this apartment if I renewed. But when I came back Sunday night after only being gone for 5 days moving, carpenter ants infested this apartment and the furniture I left. It took three days of calling and even showing up to the office before I got a response. I asked a month ago for them to spray the outside of the apartment building and I was told all maintenance for pests was on me. But then yesterday I was told by Nikki they’re responsible for the outside and they’ll ask if they can spray, but the owners think if they spray the ants will keep coming back. How am I supposed to keep ants out when they aren’t tackling the root of the problem? I’ve been spraying with chemicals, tried vinegar, and any other way to keep them out but I keep being told it was on me. There has been a woodpile outside of my kitchen that is a hotspot as well and they haven’t done anything to take care of it. My furniture that I was going to move to my new place all now has to been thrown out because of the infestation and there was other damage done because of them. I was told I won’t be charged for the ants out of my security deposit, but with how aggressive they were being on the phone I’m finding it hard to believe. She then became rude when I asked to be compensated for the damages telling me that it was not their problem since the damage was inside of the apartment and “this conversation is going nowhere if I keep saying the same things” when it is a safety concern having so many ants around.Just be careful because if there are pests (even ones you can’t control and have infested the whole building) they are not going to help. As a first time renter, I am scarred from working with them. My friends who gave come over don’t even want to rent my apartment or property from them because of the damage and care they have seen.

Whoever is the boss of these employees needs to reevaluate them. Very incompetent managers! Every task at hand seems to be a drag. Takes forever to get a response and there always seems to be an excuse. Excuse for why the house we are moving in have so much damage. Excuse for hidden fees which were never disclosed until lease agreement. Excuse for maintenance still not being done to our house after 1 month of previous tenant move out. Excuse for not getting us tenant access until almost 1 month after we already paid rent in full. For goodness sake, it’s not rocket science! How hard is it to do your job?! You are getting paid. Have some integrity and do your job! I should not have to keep micromanaging you as a tenant for you to do yours!

Im in my 11th month. Melissa Thompson emailed all of the tenants that our automatic payments were cancelled and we needed to reschedule them online. With the little time I had, I made a one-time payment of my rent $1,288. But the automatic payments were NOT canceled and it came out of my checking account.Melissa Thompson wouldnt lift a finger to resolve the problem. She told me to reach out to my property manager. YOU WORK IN THE SAME OFFICE WITH HER. YOU TELL HER! I didnt know who my property manager was. The help chat person told me her name and email, but no phone number. My property manager Tiffany made a refund check available to pick up.If I made that $1,300 mistake, I would have done everything to correct it and then some! Maybe a $50 discount on rent for the time and travel I did to fix their problem. Show me something that acknowledges the huge mistake you made.

Had an appointment for a showing. Four other people were also there with appointments. None of us were contacted beforehand to cancel the appointments and let us know that someone had already rented the space. We all drove in from out of town to see it. We had to call THEM to figure out what was going on. I feel bad for everyone else with appointments today.

I will not use this company againI did rent from them apartments / house in the past 10 years . in the past everything was going great move out in / out no issuesNow they have new management that will send you letters for every little thingDon’t expect any maintenance issues to be repaired quickly they are using a third party suppliers if you need something it will take a week or twoI ask them to service my AC unit a few times when they send someone he did not put all the screws back and guess what in my move out bill I’ll be charged a few $$$hundred for the missing screwsMove out BIIL WAS $$$$$ 1,450 !!!!!!Tiffany did my move outAnd that’s after the property was cleaned with professional cleaning company that they are using also which cosy me $300I understand I was leaving in this house for 3 years and there is some damages that I show in the pictures, and that is the pictures they send me BUT $$$$1,450 !!!!! + $300 cleaning = $1,750 totalYou make your chose I will never use them again

We were only with them a short while as they took over just a couple months before our lease expired. When we moved out, they didn’t have records from our first or second property owner. Nikki worked very hard with our claim to ensure we didn’t have to pay for things we weren’t responsible for. She researched the previous two owners and other records to help us out. We really appreciate it. All other customer service situations were also positive, love the 24/7 maintenance line.

We haven’t been able to set our account online to pay rent. If we put it in drop box they’ll charge us an extra 10$. When you call them you can barely hear them. Also your not able to talk to them in person because their office is closed to public. If you call to set up appointment you can’t hear the staff. If you call for a maintenance request you call their maintenance company. Which only calls you but doesn’t answer their phone. It’s been nothing but frustration with this homeowners. Can’t pay rent without a fee and can’t get things fixed without a hassle.

We currently reside in a home this company manages, and it has been an absolute nightmare. The house itself was filthy! The trim and door frames were banged up and damaged, They withheld our garage door openers two weeks after moving in(my husband had to fix it), the actual garage door wasn’t working beside the fact, and our fridge quit working which apparently is a two day wait to get it looked at. The extra star is for the kind office lady that stayed late to collect our deposit.

My hot water heater stop working at 2:00 on Friday afternoon. I had quests coming for the weekend. They had plumbers there by 3:00 and replaced the hot water heater by 5:30. They saved my weekend!! Great response to a potential ruined weekend! Thank you Home River Group 😊

Extremely helpful, friendly and you can actually talk to a real human who actually answers your questions! Literally the only agency I have talked to in the Southeast Idaho area because they were the only ones who answered promptly and didn’t have a field of land mines and hoops to jump through just to check on an available rental.

Nikki Quick is the newest member of Management at HomeRiver Group Idaho Falls, has an incredible Property Manager, Nikki Quick, and I wanted to take a moment to let folks know how outstanding she is as a Property Manager. She quickly has dug into this position, gets hands on, and resolves issues quickly! When she says she will check into something, she actually does and gets back to you with the resolution. With numerous things going on, Nikki always maintains a very calm and pleasant voice. She is not the type of manager that “hides” in her office. She easily comes to the front desk to greet anyone who might be looking for her and spends a bit of time with them, as well as getting out to a specific property for a first hand look. As a renter, Nikki is the type of person that will go fat in her career—she definitely has what it takes!

I have worked with this company for years. They are professional and fair with their business transactions. People tend to only post negative experiences, especially with rental companies. I have worked with a majority of the other rental companies in Idaho Falls and I have preferred to work with Home River Group because of their kind, and always professional approach to how business is conducted.

I will never rent from home river group again. When we moved in the house was not clean. There was stuff in cupboards, a dishwasher full of dirty dishes, dirt everywhere, clogged drains that we had to fix and spiders webs in every corner of the house. They came on fathers day unannounced right during lunch time to inspect the furnace. Many of my maintenance requests never were fixed. And the worst part of all is when we were ready to move out I ended up with twice the work cleaning it because it was not done before. I spent hours cleaning the rental and then found out they took money out of my deposit to hire a cleaning lady. When I asked why they hired a cleaning lady I was told the windowsills needed wiped ( which I did wipe) and there was some dirt on one door. I left the rental much cleaner then when we moved in. I will never rent with them again and I will discourage anyone I know from renting from them.

Homeriver group has been very helpful and informative through our move-in process. With maintenance issues and responding it usually takes a few days to hear back but I’m sure they deal with numerous tenants. We love our home so much.

My review has drastically changed since renting with this group. They do the dance as long as things are going the way they believe they should. I had pre-paid my rent for a couple of months. My mistake was that I POSSIBLY was mistaken in which month I had paid up top. If I made that mistake, I own it and would gladly send in another couple of months rent. Instead of sending me a reminder email or a phone call, they taped a notice to my door, charging me an additional NEARLY $300!!!! AND NOTICE TO VACATE WITHIN 3 DAYS!!!! I received the notice on the 10th of November...HOWEVER....IT WAS DATED THE 10TH OF OCTOBER! i I called 1st thing and, of course, they were not answering the phones, I sent an email requesting contact and explaination....no reply. I went onto the portal to pay a couple of months rent and it would not accept payment.There is this thing called integrity. Another thing called common courtesy,another one called COMMUNICATION. And yet another thing called transparent honesty. With rental market being what it is, I see this behavior as a form of extortion. However, when the market softens, the businesses which practice the finer arts of humanity, will be the ones which have the 4+ star ratings. Look on BBB and see the real stories, not the ones posted by employees and friends.

HomeRiver got me into my new apartment quickly and did a great job getting it cleaned up as prior tenants had left it a mess.. the only thing I would find to make it better is having more payment options! They charge an additional fee to use a personal check and the only payment method without additional charges is using their online portal. Overall, a great experience, however.

Nikki is my property manager and does an outstanding job. She is always very quick to respond and most of the time has already addressed my concern. She is managing 5 properties for me and I do not have to worry about anything! I highly recommend Nikki and the Home River Group. They will treat your properties like their own and if a problem does come up they are on top of it all the way through to completion! Thanks for a great job and allowing me to get a good nights sleep not worrying about my investments!

Absolutely horrible to try and deal with. Tried 5 times to schedule a time to look at an apartment and they cancelled every time but the last time. When I called to try and ask questions, the only answer they’d give me is “well that’s up to you.” Finally got an appointment to look at the apartment and they gave me the wrong code for the lock box. Thank god I won’t have to rent from these people, I can only imagine it’s even worse to have them be a landlord if this is how they treat potential renters.

Wonderful rental company. I was fortunate enough to have a landlord as amazing as Tiffany Shelton, she always returned calls within the same day they were received, she made sure that my roommate and I were taken care of and living comfortably, and she always did this in a positive, caring manner. I was blown away by the professionalism this company had, and the way that they treat their clients. Phenomenal. I hope to do business with them in the future.

IF Rentals/BMG Rentals is a company that will charge you a double deposit under the assumption that you are a risk all while not vetting the people they represent and allowing you to be taken advantage of by horrible owners We rented a home from IF rentals in 2014 and almost immediately started to receive notices from the owners bank that they were not paying the mortgage. IF Rentals continued to assure me that everything was fine with the home even though we received notices every 3 months on the dot and had someone take a picture of the home. After being in the home for a year our attorney advised that we request some of our double deposit back because we had fulfilled our original lease and showed we were not a risk. IF Rentals told me because of fair housing they could not do that which my attorney stated was a lie but not something that we wanted to address at that moment. In November 2015 come home to a notice of default on the home. IF rentals did nothing to help my family and I had to additionally continue to pay the owner even though the home was in default (yes I understand that is the law). Fast forward to now IF Rentals had a home I wanted to rent. They came back and told me I needed to pay a double deposit of $2400. I came back and stated I have GREAT rental history even with you and the hell you caused in my family. That whatever there barometer is for testing is askew and they basically said too bad. They are a front that only wants your money. They do not care to get good quality people into their homes. It is all about the mighty dollar with them.

We loved renting through BMG Rentals. Michelle has been an amazing property manager. She was great at responding to any email or concern that we had. She stayed on top of things that needed to be fixed and followed up to make sure we were satisfied with how things were going. She really went the extra mile. We felt like she really cared about our family and wanted us to be truly comfortable and happy with where we were at. It felt nice to have our family watched out for in such a professional manner. I know that she had our best interest and the best interest of the property owners in how she took care of the property to make it a safe, functional, and clean home. I highly recommend BMG Rentals to anyone in the rental market. From personal experience, I feel like they are the best.

The most disorganized, unprofessional, and unethical property management I have ever seen and personally experienced. Here are documented examples of just how awful their management (Michelle) was of an apartment where I once lived:- They thought we were moving in a day later than we had actually signed for, and had not yet cleaned the carpets. We were told to leave and had to return to the place we had just left and sleep on the floor that night.- When we finally moved-in, we found that (besides the carpets) the place had not been cleaned. Filthy toilets, encrusted ovens, broken faucets, slow drains, and garbage were found. Apparently, it had not occurred to them to actually visit the place prior to being occupied by new tenants.- The apartment had multiple maintenance issues that their employees were often slow at responding to.- When a repairman came to check ceiling fan lights, he found that the entire fan was not properly connected to the actual ceiling and could have fallen down at any moment.- Our oven stopped working less than a week before Christmas and their maintenance people told us that they would not come to repair it until AFTER the holidays. Michelle was completely unaware of this until I had personally contacted her about it.- The city (Rigby) we lived in passed an ordinance that cars were no longer allowed to park along our road (Caribou), so people in the area began parking on their lawns as well as driveways. While neighboring management companies were okay with this, HomeRiver Group sent out a rude Email stating that this was prohibited by them and that they would charge tenants for any property damage that came just from parking cars on lawns.- They made random apartments checks without specifying a specific day and hour that they would visit. This made things especially awkward and uncomfortable for my family.The properties that I know they own are in poor condition and I have been told that they are having difficulties with finding new tenants to rent from them once prior ones leave. Even though they somehow have multiple high reviews on Google (which I find suspicious), my personal experience of having to live under their management for two years proves otherwise. They do not have a good reputation with tenants at other places they own.If you can avoid it, DO NOT live in any places that they manage. Their employees do not know how to respectfully and consistently take care of their properties and tenants. If this cant be avoided, make sure to have connections with local attorneys just in case HomeRiver Group tries to do anything you consider unethical.

If you want to be taken advantage of and lied to, by all means come here! We moved in February 20, 2018 so we started our lease March 1, 2018 and signed a 12 month contract, which means it should have been terminated February 28, 2019. We found a home we wanted to buy in the middle of January so I looked to see exactly when my lease expired and realized it was until March 31, 2019. Before putting an offer on the house I called HomeRiver Group to see what my options were. They asked my address and then said that wouldnt be a problem with those owners and to go ahead and put in my 30 days notice. Our offer was accepted and so we put in our notice to be out February 28, 2019. Our deposit, after their fees, that we should have gotten back would have been about $1100. I called in the later part of March to see the status of my deposit and was told they had until 30 days after our lease ended to get it to us. April 5 I emailed to ask and was told the same thing but was told from the original lease date they had 30 days. April 15, I get a letter telling me I owed another $583 instead! This included a $130 late fee and the sewer fee. When I called and spoke to the same person who told me to go ahead and put in my 30 days notice, she told me to come in and talk to her. When I came in, she went over everything with me, signed my paper and made notes about it, copied it for herself, and said it would go through accounting. 2 weeks later I emailed to see the status and was told that since none of it was in writing, the best they could do was reimburse me the late fee and the sewer. Ive seen quite a few times where they tell somebody on reviews to come in and talk to them... Dont waste your time, unless its in writing it doesnt mean anything to them.

Horrible company. Rented through them for two years. The first year was fine, no issues, and then our leasing agent changed and it was a horrible experience. In our second rental property the second day we moved in the upstairs toilet flooded EVERYWHERE. We contacted them immediately and they told us theyd get a plumber out as soon as possible. The didnt tell us when, so when he showed up neither me nor my roommate was home. Eventually, the plumber himself contacted us and made a time to come out. He left and they CHARGED us for him although the issue was something from the prior tenant. A week later, the toilet flooded again and we told them about it. They told us we would have to pay out of pocket AGAIN, after they didnt respond to our emails for several days. We got our own plumber who did the job right.I got an email at some point asking about something they found during an inspection. Id gotten no emails or prior notice for an inspection AT ALL even though state law requires them to leave written notice whenever they are on the property.Later in the year, they sent someone to winterize our sprinklers and ONCE AGAIN did not even tell us about the appointment. We were once again not home, and got a nasty text from the lawn care company about how theyd been there several times and no one was home. I informed them the rental company had not told us about an appointment. The lawn care company broke something for the sprinkler system in the garage, causing a leak, and when Home River was contacted they did an inspection and said it was fine and theyd send someone to fix the broken part. They never did, and once again our own plumber came out to fix it.They will find a way to charge you for everything. Youre better off listening to the bad reviews for this company than the good. This company doesnt communicate, doesnt listen, and quite frankly is unethical in the way they wont fix things their own maintenance people broke.

We lived on in our rental unit for 8 months and loved it. The landscape was kept up, our unit was very nice, and the neighbors were quiet. All appliances were included and they were in good shape and were good quality. We had a dog and a cat and HomeRiver was very accommodating for pets. HomeRiver frequently communicated with tenants and it felt there was an open door policy for any questions that the tenants had. Even though they are a larger property management group, their lead person in charge of our building was very responsive and easy to reach. If we hadnt purchased a home in the area, we would have continued to rent from HomeRiver for a very long time.

Ladies at the front desk are always so kind and willing to help. Maintenance are quick respond. Just dont expect to get any of your security deposit back. We understood the carpet cleaning, that was a given, especially with a having a messy 2 yo son. But what we dont understand is being charged for blind replacement because its easier to replace them than it is to clean them. They were not that dirty. As well as the haul away fee. I would understand better if it was a piece of furniture or several items that were left, but literately a toilet bowl brush that was left from the previous tenant in the water heater closet. They charged us a fee for them walking 10 ft to the dumpster.

I’m only giving 2 stars because everything went relatively well when we started the lease and while we were living there but moving out is a complete nightmare. I used to be a property manager and I’ve never seen such horrific communication with tenants. I don’t know if it’s just Michelle, our property manager, or if it’s the company in general. It’s now 28 days past when we moved out and no deposit in sight, no emails or phone calls about how everything went cleaning wise, and when I ask how everything went or if we’re getting our whole deposit back, she either says something super vague like “we legally have 30 days to give you your deposit back” and says nothing else or she just doesn’t respond. I think she’s just ignoring our emails at this point. 2 weeks past when we moved out, I got into our account and noticed they charged us another month of rent (meanwhile, they are collecting rent from the new tenants). When I emailed about that issue, all she said was “call the office on Monday when I have your file and we can talk.” Um, no. How about you just do your job and fix it without me having to hunt you down to ask you to do it and tell me where MY money is. And of course I never got a response. I tried going into my account a few days ago to see if they ever fixed it and I can’t even get into my account anymore!! It’s my money their holding hostage and I can’t even see what’s going on with it and Michelle refuses to give me a straight answer to my questions or even bother to email me back at all. Any company that vague and refuses to be transparent when it deals with large sums of other people’s money is up to no good. Maybe everything went well, who knows, but at least respond to me and tell me what’s going on!! Very disappointed.

UPDATE: When we moved to Idaho this company allowed us to get moved into our house quick and fast with no issues, Even though the house was not ready yet the were able to accommodate us. We Called around to So many places and BMG/IF rentals where the only ones that were able to help us. We had a few minor issue when we moved out but the were corrected and fix in a timely and respectable manor I would suggest this company to anybody and if you ever have any issues speak to their manager Jared he is a great guy.

Mindy is the property manager for our specific unit and weve appreciated how understanding and quick she is with anything we need help with. The maintenance is excellent and very timely. We believe that the seek to go above and beyond to ensure that those they serve our beyond satisfied. I appreciate that there isnt an added convenience fee for paying online. The office is nice and everyone Ive spoken with on the phone has had great customer service and has been pleasant to talk to. So where do I begin? First and foremost, we absolutely love BMG rentals...especially Nichole.To give you a back story as to why, we had an absolute nightmarish experience with another property management company in Idaho Falls.We were set to move in after a month of attitude, poor customer service, and disorganization in just the application stage and signing the lease. When we got to the apartment to move in it was absolutely disgusting. Bugs everywhere...Plus we were warned by the neighbor about pretty much every worst fear a mother would have moving into a new place. With the movers showing up in a couple hours and a moving truck and toddler in tow we decided we were not going to rent there. We called BMG rentals from inside the disgusting apartment, almost in tears, and Nichole helped us find a place based on our criteria. She sent us right away to look at it and it was perfect! By the time we got to the office she had everything ready to sign! She was as understanding and sweet as can be as we were a bit frazzled.We love our new place and feel like BMG rentals was able to turn a bad situation into a good one and with efficiency, good attitudes, and professionalism. We are not from the area and they were so helpful in everything to even giving us directions to get everything set up be our phones were dying. Superb company and I will continue to rent with this company as long as we are renting!!

The worst!! You can never get a straight answer out of the staff and you constantly get the run around. I have had 2 maintenance requests. The first was on a Friday in January and my furnace went out. Left my apartment with no heat with 2 small children. Called the “emergency” maintenance line multiple times and left multiple messages all weekend. Never heard from them. I had to call the owner of the property for anything to be done. It took them 4 days to fix it. We had no heat for almost a week, I had to purchase space heaters. The second call was because my deadbolt stopped working. The deadbolt is the only way to lock my door. After multiple phone calls I was told that they needed more information from me. When asked why they never called me to get this information I was told I don’t know. I am still waiting to have the lock fixed on my door. It’s been 3 days so far.There are so many more things I could list. They don’t care about the tenants as long as they get rent money.

This was the worst experience renting. They inspected my apartment without any notice that they were going to be in my apartment at all. When I moved out, I hired a professional cleaner to clean my apartment. It looked better than when I got it, but they still didnt give me a security deposit claiming that the carpets needed to be cleaned and a few other things, all of which was already done by the person I hired. If anyone is thinking about renting from them, I would highly recommend going with someone else.

I lived in the Starlite apartments, great little place for the value. Clean, quiet, updated, safe...I had a few maintenance issues when I first moved in, they were taken care of in a timely/convenient manner. The office girls were always very helpful and kind, if I ever had an issue I could stop by and they addressed my concerns promptly and efficiency. The office staff would go the extra mile when a problem was addressed! Very happy with my choice of renting with this company!

Ive used IF Rentals/BMG Rentals for several years now to manage my rental properties. They have consistently placed tenants quickly, taken care of maintenance issues, and helped with improvements. They send very detailed monthly and annual statements, direct deposit rent after expenses, screen tenants fairly and efficiently, and communicate well. My husband and I (due to a job) had to move to Idaho from the mid west. My husband and I traveled to Idaho falls to figure out our living options. My husband and I found a rental property I liked. We applied for it and paid the application fee. I told the office to call my husband’s phone, as my phone was out of service. The property manager called my phone and left a voicemail stating we got the rental we wanted and a contract was going to be emailed to us. I called back right away to confirm. A few minutes later I received a call from the same individual that said it was her mistake, but the rental that we chose was already rented to someone else. At this point we did not have enough time to reapply/ go through background checks with different rental companies. There were only two other choices through this company. I went with a town house and let the mistake by the office go. After driving over 1800 miles to our rental I was ready to relax. However, I walked into our rental and the carpets were full of cat hair. It was so bad I had to purchase new vacuum and carpet cleaner with my own money. I asked to get reimbursed or for the carpets to be cleaned. No reimbursement was offered and we had 24 hours before the professional moving company was delivering our things so there wasn’t time for the carpets to dry. When it came to move out I was charged for 5 vertical blinds that were missing. There were 2 blinds that fell out of place, not five. I had to fight like crazy not to be charged for a carpet cleaning fee seems how I moved into a mess. I get that no one is perfect, but there were serveral mistakes made.

We have been renting from BMG Rentals for three years and have lived in two of their rentals. The homes we have rented have been clean and well maintained. The office staff has always been friendly & professional. I especially enjoy the convenience of the online portal for paying rent and making maintenance requests. You always hear about rental companies taking all of your deposit, but we followed their detailed move out instructions and received a full deposit return when we moved out of one rental and into another. Good honest company.

I have found their staff to be very cordial, helpful, and responsive to contacts I have initiated. BGM has been my rental agency for 4 years now. I have been very impressed with their ability to keep our rental property occupied. I am out of state and just recently returned to inspect the property after being gone for 4 years. I was very impressed with the up keep. Everything looked just as it did the first day I turned my house over to them. A solid rental company, with several properties to choose from, all at varying price points. Friendly staff, and good timely help with repairs. However their rental agreements leave you with a lot less privacy and control of your rental place than you may realize. Especially if you are unlucky and have a family pet($$$).

When I arrived at a point that I needed his assistance on a personal level, I was able to see his immediate quick answer in meeting my needs. When it boils down to whats needed when looking at property management, or finding a new home. By far the worse rental company we have every had to work with. They not only charged for everything they possibly could, even fees we were unaware of, but they constantly checked on us, were sending us emails and refused to deal with any issues we had. They were rude every time we had to go into the office, usually for there request. For example they gave us the only house key they had for our home so we had to bring them a copy. When we moved out we spent 300 fixing up the home to make it move in ready and left it better than found and received nothing back for our deposit. It was literally hilarious reading the descriptions they enforced to keep our money. I have been renting for years and finally we have a home of our own, but this is by far the worse rental company I have ever dealt with. My wife and I always get our deposit back and if anything goes wrong with the property in the past it was dealt with quickly and kindly. When we had any issues with them we were ignored or even told tough. When we moved in there were literally more than 15 hobo spiders found in the basement and they told us it was our problem. Its annoying to move into a problem that could have easily been cleaned up if they actually took care of the place. They are a joke and extremly rude

If this business is any indication of how people in Idaho Falls act, then I want nothing to do with Idaho Falls. I am looking to relocate to Idaho to be near my elderly parents, and since both my wife and I are retired and are taking care of her disabled son, we have a Section 8 (Housing Choice Voucher) to assist us. After finding out the amount of rent we could afford, I started looking online for a place to rent. I found a place that would qualify, saw that they accepted pets, met all the companies rental requirements, and paid the application fee. We were approved for a unit, but when they sent the lease I noticed that there was an additional pet rent, and a maintenance service fee. These two fees put us over the rent amount approved by Section 8, thus disqualifying us from the unit. In addition, the company charges a non-refundable $250 lease initiation fee.What upsets me the most is that if they had listed the pet inspection service aka Pet Rent on their advertisement or anywhere on their web site, we never would have applied for this property. Now we are out the $75 application fee. I spoke with the office and explained that due to the fact that they have misleading advertising and are not upfront with additional fees, we would like at least a partial refund on our application fee. They are going to look into it, which of course is a polite way of saying no.In short, this company charges hidden fees, is not open and honest about their policies and only cares about making money, at the expense of its client base. Stay away from this company.

Both myself and my wife have been very satisfied with renting from BMG Property Management. I have owned homes most of my adult life, but was forced to rent, due to some financial issues that were beyond my control. I was disappointed, at the beginning, but I actually see the benefits of renting, especially at an age where we dont want to start over with a new mortgage and all of the related costs.Both the office staff and the maintenance guys have been very friendly, respect our privacy and do routine checks to ensure there are no maintenance needs. This is the worst company Ive ever had to deal with. When I lived in the apartment my hot water didnt work for my upstairs bathroom . They sent out a mechanical HVAC contractor to look at the tankless heater which was fine. In kept telling them it was water flow issues but they sent the hvac company to work on it again with no plumber (it was never resolved the whole time I lived there so I just managed). When I moved out I went through all their hoops for early termination of lease to leave the area for a new job. I called them the day I left Idaho Falls with a forward address for deposit and a new new number. They sent my deposit a month later to the place I moved from and kept saying they were waiting for it to be returned because they dont want to pay a cancelation fee. Fast forward 5 weeks later and they never recieved it from the new tenants and they say i have to pay the $25 fee for the cancelation due to their employee not properly updating the new information I gave them when I called and notified them I was out of the apartment. I have had to call and follow up every few days for over a month before I finally got a concrete answer. Never had someone talk in circles so much about something that couldve been easily explained the first time... Im still waiting for the check to arrive.

Its pointless to have a maintenance team that never repairs anything that tenants bug to be fixed and paying for a two car garage you cant even use because nothing is being done to fix it, especially with our winters..

We weren’t happy especially since they’re kind of expensive apartments and our deposit was huge, and we have to pay a monthly “maintenance fee”.
