My whole building has roaches and the office refuses to do anything about it. They just send out the exterminator to spray and it does nothing. Then when I call to have the exterminator come back out next week because the roaches are still bad they get mad at you because the exterminator was out a week ago. The office staff is also rude and unhelpful.

Great community. The staff is totally AWESOME! You’ll love the spacious floor plans! Community is kept nice and clean! Definitely recommend to anyone looking for a great peaceful community!

I lived in these apartments for two years and I really enjoyed my time there! Neighbors were really nice and the complex in general was pretty quiet. The staff always treated me well and were very amicable. If you’re an SHSU student, rent here is way more affordable and spacious in comparison to other apartment complexes in the campus area. Highly recommend!

Great affordable apartments for SHSU students. Pet friendly apartment with reasonable policies/deposits. Lived here for 3 years and had no trouble. I would highly recommend this apartment to anyone student or not. Management and maintenance was great. Going to miss them for sure. If we had a problem it was resolved in a timely manner. I am going to miss living here. It was a place that I called home. ❤️

Unorganized. Unprofessional. They took 6 months to get a security deposit back and they take money out of it for things the owners should be doing regardless, like basic house cleaning. The apartments look like theyre crooked and falling apart everywhere you look inside anyways. Theres a different person working in their office every single time you go there, likely because they cant keep anyone on board with how awful their setup is. Honestly would not be shocked if half the stuff they do is illegal lol

Would give 0 stars if it let me. I lived here for about a year and a half. I stayed there for about two weeks out of the month and my energy bill was $130+ because they refused to fix my A/C.It wouldn’t get cold at during the summer and they suggested that I use black curtains! They also didn’t fix the crack in my bathtub that was there before I moved in.To top it all off, DO NOT live in an apartment across from the office. The apartment manager wouldn’t let people come over to MY APARTMENT that I paid $730 a month for unless I put them on my lease! I was told I could’ve reported them to the better business bureau for both issues and I should have. Completely unprofessional and I’m so glad to be gone.

I moved into the Brazos Apartments in early 2008. I’ve always been happy and felt safe here. Management was always quick to respond to and repair any issues. There weren’t many. Maintenance always responds quickly, and Ms. Haretha always had a smile for anyone she saw and kept the grounds perfect, and did a great job getting apartments ready for new renters.

I love living here. I have never had any problems . if something was broke or I ever needed anything management had always helped and took Care of it. Absolutely love it!!! and add for the guy who said he and a friend was threatened is a lie. The management is not like that yes they so force the rules to be followed which is understandable you probably just got told something that you didnt like and now your all in your feelings and butt hurt this complex is quiet and respectable.

Nothing wrong with apartment, its nice and quiet, but the management is worst. Please Dont move in here. I read the review of this apartment in apartment listing website and didnt go through google reviews. i think most if the review with 5 rating was made up . Every Bad experiences happened to previous tenants happened to me too. I called corporate office many times, nobody responded. I left voice message many times Nobody called me back. Very Unprofessional Employees. The worst is the manager and her assistant plus two maintenance crew. Dont live here, this apartment is not worth you money..

This was my home for 2 years. Maintenance is always on point. Might be an older property and it is smaller. But why live anywhere else where youre just a number on a spreadsheet. Live at the Brazos and become family.

We have been here for a year. The maintenance workers live in the apartment complex but yet they never fixing nothing! It took 5 months for them to come fix the things in our apartment my husband had to got ask everyday to get them to fix the garbage disposal! I have never seen so many bugs in our apartment! Ants, roaches AND NOT THE LITTLE ROACHES THEY ARE HUGE! these wood bugs fall from the ceiling! The manager and the lady that works in the office both live in the complex as well yet they take 2 hour lunch breaks! They dont like to answer the phone either! People dont like to pick up their dog poop either. The manager was very rude to my husband for no reason when we were doing the application process, but when I confronted her about it she wanted to act all nice. They close early and the manager is never in the office.... this is not worth the money for rent we pay every month. HOWEVER! The neighbors are nice and the pool is always clean. Its safe and quiet the only problem the the management.....

Place is not a bad place to live if youre looking for a safe place with plenty of space. I loved my apartment and the space. The thing I hated was management. The apartment manager said she tried her hardest to work with but was never there when you needed to contact her. There was one office lady who was the worst thing they could have hired. Shes a compulsive lier and doesnt know how to do anything. Nothing is ever her fault and you are always wrong with her. They made up their own office hours, left early, took however long of breaks as they wanted.... but still expect what they want from you . I have NEVER lived with roaches until I moved here. We told them that we were seeing, HUGE roaches in the house and they said, oh everyone has them . Theyre from the woods. Ok so fix the problem? No . They dont care. Theyre all lazy and dont want to do theyre jobs. They talk about other residents to you and vice versa. I met a lady at the pool one day that had recently moved into the two bedroom that I had moved out of.....and she knew my whole life story because the office management told her about me. FIRST OF ALL .... I am NONE of her business and neither am I yours to be discussing. When you tell them anything about maintenance, theyll come up with an excuse as to why they cant get the job done now and eventually say, well get someone out there..... and you wont hear from them for the next couple of days and I live right next door to one of them. Management is just horrible. Theyll smile in your face but talk about you and disrespect you behind closed doors or to other residents. They accused me and my sister of throwing trash outside on the ground because the janitor didnt want to do her job and clean up. I wouldnt recommend anyone move there. They want your money and thats it.

This has been the worst experience I have ever had in an apartment. VERY POORLY MANAGED. There is always a problem and the ladies in the office never answer the phone or even open the door if you try to go talk to them about an issue. Not worth the money and the headaches. Twice in one week my water has been off for no reason because theyve messed something up with the sewage or something. I would not recommend anyone to this place. Ridiculously terrible customer service. The maintenance guys are very nice and try to fix things as best they can but the number of problems is ridiculous.

Worst costumer/tenant service I have ever received. Management is horrible. Also, some buildings have a rodent problem.I lived here for two years before ever asking the front office for anything. The posted signs about how they will not take maintenance requests over the phone that they had to be written in person or through the tenant portal. They always got ignored the portal and when you called to check up on the status they acted like they were so busy that they couldnt fix anything ie their pest problem.They are not very timely about sharing information with tenants.Also they spread rumors about their tenants to other tenants along with lying about what their responsibilities are.If you complain to them about something their response is well if you are not happy here then we will not renew your lease rather than trying to fix whatever the complaint is.If you want to pay an astronomical amount in rent and not be taken care of then this is the place for you.

Worst place i have ever lived do not waste time or money, managment will lie about everything. They were suppose to change the locks on my door but they never did and when i called them to ask about the maitnance issue the complex maneger was verry rude and disrespectfull . i would rather live in a homeless shelter or jail before living in these overpriced dupsters they call apartments, dont bother .

The Brazos Apts are a very nice place to live. The management team bends over backwards to accommodate their tenants. The complex is quiet and the neighbors friendly. The grounds are maintained weekly by a lawn service. I have to give props to Ms. Herietha. Every morning she goes around and does litter pick up for the complex. She even picks up after a handful of entitled tenants that refuse to pick up or take their dogs to the designated doggie doo area.I will remain at this complex as long as I live in this town. Robbie and her staff make this town a bearable place to live.

This was *THE MOST HORRIBLE PLACE* I have ever lived. I (mostly) enjoyed the apartment itself but everything that went with it was the problem. Especially the management, or more accurately, the lack thereof. They made up their own business hours, ignored calls and repair requests for weeks, if not months. They always put bandaids over bullet holes just to get the residents to shut up and would routinely threaten nonrenewal or eviction if you stood up and challenged them on something. Now lets talk about the rodents. Big ones, like NYC subway size, and yes they were IN the house!! Luckily I was able to move on to a property that my family and I LOVE. The staff at Brazos doesnt care about anything except when your check comes in or if it doesnt clear. I wouldnt refer my worst enemy to this place.

The manager is very rude, the neighbors are extremely rude, all of the new maintenance people are druggies and having sex with the residents. And now the prices have gone up over $200 more than they were before.

Swimming pool never opens 4 people told me, was thinking about moving there.
