Totally love living here. The office staff is always so helpful and professional. When you walk into the office they make you feel completely at home and welcoming. The rooms are spacious and I love the floor plan. Everything is super clean and the grounds are very well maintained. I am so happy to call Providence Home!!!

To say that we love the location and the experience we have with neighbors and the staff, has been an understatement. That alone has been a great experience.But as of recently, it has been next to impossible to get an answer about leaks that have been forming from the rain, which is causing our ceiling to sag under the weight, on top of the presence and smell of black mold. And with having 2 small children, it makes me so nervous that this is quickly becoming a health issue and I cannot get in contact with a manager, regardless of how many visits to the office, and emails I have sent with pictures. It is quickly getting very frustrating and I would like to resolve this without having to take any further actions.

Riquelma has been great she is always quick to respond with any issues I have had. Would recommend to live here!

Went to check these apts out last week and I must say Im impressed. I am looking to downsizing once my divorce is final and I think I found my spot. Its very close to my job. Having a pool to lounge in is a major plus during these hot months coming up. Property looks clean & well kept. Grounds look inviting. Staff was very accommodating and patient with me and my rambunctious 6yr old. I think Ill be making the big move soon! No need to look further.

If you have other options please chose them, take my advice don’t move here. I wish I could get out of my lease, the office NEVER answers the phone, the maintenance men halfway fix things and you have to chase them down to even get them to come in the first place. The apartments are basically falling apart they are so old, there is always a problem rather its hot water or water completely. They ignore service requests and never take your problem seriously, I had to email KARYA themselves just to get my issues fixed and it still took a week and a half for them to come out even though the apartments themselves never contacted me I had to keep calling them. As a current resident i strongly recommend you move somewhere else because its going to be great at the beginning but once they get you to sign the lease everything changes. You WILL regret moving here I definitely do.

After living here for 2 years and some change . It’s been made clear by management that anything that happens here is not there responsibility my self and other have had are vehicles broken into multiple times . The fist time I was told it was not there responsibility to show the cameras to me and that only if a cop was to ask them they would the second time they broke into my vehicle a police officer asked to see the cameras and the manager told him that the owner had more pressing issues then showing cameras . Also they have a security guard but he is their for the property not are protection. And the apartments then self are awful are air vent for the dryer is stuffed with lint need to be professionally clean and they don’t care about fire hazards also they have bat problems and mold problems I would not recommend living here . The apartments across street are just around same price and have security for property and vehicles and will show you the footage of the theft .Update as of 10-02-21 new management same response had my new impala damaged and went to the front office to get the video of it but they don’t have cameras and if they did the police would have to ask for it .on top of that are restroom is leaking water from the tenets from above and we told management and they said they aren’t going to fix it because the tenants above don’t have a shower curtain and they won’t fix it till they will and there is mold in the restroom now and gots more leaking spots

I have experienced the best customer experience since being at the providence of memorial apartment with Mamjot kaur. She was extremely pleasant and knowledgeable with ever question and concern we had. She has gone above and beyond to make sure we were heard and satisfied and that is why we will continue to appreciate her presence at the providence of memorial.

I stopped by today and I really appreciate the customer service I received from staff. Miss Sabrina showed a lot of professionalism & she was nice enough to guide me through the website to find prices and availability. This community is surrounded by a nice neighborhood near the marquee and the prices are generous.

Staff is extremely friendly! Have lived here for 2 years and the overall experience has been good. Overall appearance could improve a little bit but thats with every place, so theres no doubts they are trying their best to improve on that!

I love that Thelma and Veronica are really turning this place around! It looks amazing when I walk the apts with my kiddos! I’ve seen them both stay late and get here early to make sure the property is looking it’s best, after all we are considered memorial so I’d expect nothing less from these amazing ladies! Keep up the awesome job you ladies are doing, I love living here and don’t plan on going anywhere anytime soon I’ve already been here 3 yrs!!

I visited the community early this week and I absolutely loved the enthusiasm from miss Sabrina when I walked in and when I toured the model for a one bedroom I was impress with the renovations. Overall a great community & professional staff!

We’ve been living here for a year, in a 3 bedroom apartment, our contract is about to end and we’re honestly very anxious and happy about it. The roof in the master bedroom has been leaking since we got here, we always called and told them to fix it. The workers were nice but the leak was never really fixed. The mold on the roof kept getting worse and our clothes had a bad smell of humidity and moisture. The parking is horrible as well. There isn’t enough parking spaces and residents tend to park in the visitor parkings due to that fact. Then when people come visit, they either risk parking in regular parking spaces or leave because they are so quick to tow anyone without a parking permit here. We went to the office to talk to them about the leak on our roof and one of the staff members was very rude and started raising her voice. Technically screaming at me telling me to make an appointment. She could’ve been nicer about it, and when I called to make appointments they wouldn’t pick up or they’d hang up on me. We’ve also seen people trying to break into cars in the back side of the apartments, because that area is so dark. And every time it rains it gets really flooded. We literally have to hop around or just walk in the huge puddles of water to get to our apartment. And it’s not just to get to the apartment, but the areas near the trash cans get flooded too, you have to slow down your car cause it’s almost a tiny river you’re trying to get through. It may sound like an exaggeration but this is actually what it’s like. We DO NOT recommend this apartment complex, go live somewhere else, it is not worth it.

They told us we would get an apartment, didnt contact me, and completely threw the plan out of the window. AND wont give me a refund. -10/10 DO NOT GO HERE.

Worst apartments ever. They never answer the phones or fix anything. Started off in a 3 bedroom and had to move because water kept leaking and created mold (which they never cared about) got a new apartment and the roof started leaking on the second day. I honestly can’t wait for my lease to be done.

I’m staying in a apartment with 3 bedrooms.I just got a new car and they won’t even give a sticker for my new car or even letting me pay for another parking spot! I been calling to do a appointment with them but they don’t even answer the phone. Supposedly I have already 3 cars but I just have my old car and the one that just got now. I’m asking to pay for another spot but they said that they can’t ! But some people have a 3 bedroom or even one bedroom apartment and they have 2 parking spot but they won’t give another one for a 3 bedroom? Doesn’t make any sense. Unprofessional and rude service.!

I would have to say the property manager Thelma has done an outstanding job with the property. They have done a great deal lately with upgrades and getting the area looking very nice, its also a safe and affordable place to live.

My application process has gone super smoothly thanks to Jennifer. She has been extremely kind and thorough throughout the entire process. I am excited to start living here. :)

Paper work is false! Holes in the ceiling!! Everything is painted so doors won’t close! Roaches everywhere! Air conditioning did not work rented a 4 bedroom was put in a 3 bedroom after sign a lease for a 4 bedroom. Smell is horrific!! Add extra fee that are states as included! Worst place ever I have pictures of paint on the floors the ceiling etc etc... the list just goes on and on half of the apartments don’t have windows no screens on the windows.

Amazing place to live and Thelma Katie and Jennifer are all amazing people who care so much for their tenants! They go beyond what they have to to help us out! Thanks for everything you guys do and especially for what you guys do during this covid19 pandemic!

The rooms are very neat and clean. The room service also also quite responsive and have good communication skills. This place is located in an area which is surrounded by many shops, malls and supermarkets. So you will never have to rush to buy anything.The place is best for those ones who are Houston for a month visit or for any business meetings. The pricing scheme is also affordable and will probably meet ones expectations.

Previous comments & reviews on here, I can understand. Parking, yes, has issues, but after Harvey, there are parking issues everywhere at other apartment complexes. We live in TX, THERE ARE BUGS!!!! We have tons of different roaches. If neighbors do not live clean, in which that is apparent around here due to trash will be on the grounds verses the dumpsters that are provided for everyone here, then yes, you may have a roach issue. Not maintenance or office making this your problem!Old property, there will be issues that need to be addressed-otherwise, go live at a new property where you will still have issues.Ms. Edwards, check your spelling before you try to blast someone for spelling errors! Or learn the difference between your & youre, theyre & there & their. Clearly you as well have blatant spelling errors! There is spell check!Old property & yes a little on the reasonable side in price & as it is known, you get what you pay for.The grounds are cleaned daily and I have noticed that the maintenance more attentive to the trash outside & even the ladies in the office pick up trash when they are outside walking or at least when I have seen them out, they are. Dont know many that will get their hands dirty for others.The dumpsters seem to get full fast, but maintenance gets quick to clearing it up so that it doesnt look like a disaster out there; there is only so much that can be done when its neighbors that do not care about where they live & just trash the property & grounds.I have lived here since 2002 & have been through all the changes with different management companies, office people, maintenance crew & fellow residents and I can say that this office staff seems to care more than the past has & maintenance has really improved!Thank you Minessa & Angela for doing all you try to do & thank you maintenance guys for all you do!You are appreciated by those of us who have been here through it all!THANK YOU!

I have to say after only 2 months Im very happy with assistant manager Katy(she should be manager),and I love Jennifer. Lets talk Thelma,who has title of manager. Thats the only thing That connects her to manager! Ive went to her 8-10 times with the same issue regarding a neighbor harassing me. She initially looked like she was about to laugh. Every other time she said shed look into it, yet NOTHING! I also asked about obtaining a 40$ a month reserved parking permit just as other residents can. However, she informed another employee while Im sitting there to NOT allow me to obtain a reserved permit! I was absolutely appalled and very insulted! Like I said, Katy is better suited for manager, as she actually cares about the residents along with Jennifer.

I highly recommend to try and find a living space elsewhere. This place is filled with a big bug infestation, not to mention the maintenance in this place is very poor. The water pressure has been low for months now and still hasn’t been resolved. When it rains it’s like a challenge to see how far you can get from your car to your apartment with very limited space you can walk through before sinking in a puddle of water. Parking is a joke, don’t think because you paid for a parking permit you’re guaranteed a spot. The chances of finding a parking spot in the complex is slim to none. They will tow resident’s cars before towing broken down cars that been in the same spot for weeks. The parking itself has more pot holes than I’ve ever seen. Not to mention management is just as bad. Do not waste your money and time here, I’d hate to see someone else go through this bad living experience.

Absolute horrible experience here. I was here for 12 minutes at 7:33p and my vehicle was towed. The visitor parking was completely full with residents that had permit stickers on their vehicles. There was a row filled with empty spaces and a sign near by that said “permit required” and then a fire line surrounding the other available areas to potentially “park”. We parked in any empty spot and were immediately towed. There need to be regulations about visitor parking and residents with permit stickers occupy the four spots available for visitors or visitor parking passes. Such a horrib experience.

Its been a while since Ive written a review anywhere. I am living in this apartment building for few months, i am very very happy and Im recommending it to everyone. Best apartment complex,Great amenities, fast turn around time on getting things fixed, quiet neighbors, classy area. I love living here. Its big pool, and landscape are great and the location is very amazing. Very secure, very quite, and office staff very friendly, I will never move out of here, the only thing is important to know about is parking place. It is very big and easy to park any car. There is hardly any availability because nobody wants to leave. Thank you Providence at Memorial.

This is a very nice place to visit and stay. Everything is good at this place and well maintained. The locality of the area is also good, local shops and malls are nearby if you need to buy anything. Other than that they have a good room service too.

I definitely am taking the Providence at Memorial to court. I demanded they start fixing things in my apartment before they get any further payments because they do not fix your issues at all. Management and maintenance do not do their jobs. I have pictures and videos of the mold and water leakage within the apartment. I went without AC/Heat for three months. You can never get them out to fix anything on time or properly. I had a list of 17 things I needed fixed in my apartment once I demanded they all be fixed before payment I was asked to make payment or I was being evicted. I had to get a lawyer to extend the eviction. Mold is horrible. I literally went to the doctor and took my kids because we stayed sick. Have documentation from the doctor that Im allergic to the mold and this is what was keeping me sick. I told the staff mold was in the apartment but they totally ignored this. When the maintenance came to finally fix my hot water for my washer machine in March 2019 but Ive requested this be fixed back in 2018, they knocked the wall down and all you see inside the wall is black mold. I took a video and kept a piece of the sheet rock as proof that they want to clearly deny doesnt exist. YOU CANT PLAY WITH MOLD and THEN I HAVE KIDS. I didnt mind paying if they would fix the issues. Now the balance they trying to give me now is highway robbery. This is unacceptable and I will not go away quietly. This is my lively hood these people are messing with only because they think they can get away with it. Poor, poor, poor conditions I had to be in and once I say enough is enough come do something about these issues because they dont, they want to slap a eviction on me. This has to be taken to court, not only are they getting over, have me without a home because they dont want to hold up their part of the contract, then try to rob me with the amount they say I owe after they evicted me. We about to have our day in court, Im about to take this situation all the way to the news. This by far is not right at all. Poor, poor, poor management and living conditions,. DO NOT RECOMMEND TO STAY HERE, ON MY LIFE!Had to give one star in order to post. They get no stars from me

Im able to explain to your advancement seems to be pleasant along with clean up Brand-new operations staff members is extremely good along with discovering boss is incredibly very good n easy to use troubles. Troubles are generally consumed proper care means more rapidly currently.

Never I mean NEVER move into these apartments, they want to be luxury apartments so bad, charging renters 1600 a month to live with roaches and dated appliances. I was there to visit my boyfriend and my car got towed because I did not have a parking permit. I did not park in a reserve spot at all, I parked on the back wall in the white spots and my car still got towed. I hope they shut down these apartments and renovate them ASAP. If I could give them negative stars I would ! Please do not write me talking about come talk to us, I don’t wanna talk y’all need to fix the issues at hand.

This is one of the wonderful place in USA for any visitors to stay in this memorial. There is a nice atmosphere in and around the memorial. The interiors of the memorial are very well decorated to attract every tourist and one will have a pleasant feeling staying in this memorial.

My lady & I moved here in 2016 & we have been pleased since the changes.Minessa has been here as long as we have & she has always been helpful & kind & has made the transition for paying by check to online so easy for me. I would not have been able to do this without her.The new manager that has at least made it longer than a few months has been very kind to us and grateful that there are familiar faces still in the office.Would recommend our apartments if you want an actual community and not just another apartment place to live where you are not known.Great job Minessa & Angela!

POSITIVESI’ve stayed here for about 3 months and I’m content with it. I do feel like some ppl are overreacting a lil with some of the previous comments. First thing first I LOVE Jennifer. She definitely the nicest one of the 3 there. I’ve spoke with all 3 separately before and they all seemed okay and helped me with my issues. Jennifer definitely my fav and the nicest one to me. I try to go to her only just because I do feel like she’s the nicest one. I love her tho! As for Thelma woe lots of bash and negativity on her 💀 I’ve spoke with her and she seemed okay to me I had no issues with her. Katy is super nice too I just didn’t like how she only gave me one parking pass one time I went and I was like what? I don’t wanna keep coming here for visitors parking passes. Little issue no big deal but she was nice. Just try to go to Jennifer I always recommend her nothing against the other 2 hahaRecently I requested an issue on its webpage and they were quick to react and fix it. Literally in a couple hours they fixed my issueThe location is LOVE!!! Love love love the location. I have not seen any crime. Ppl usually arnt even outside after 10. There is a security guard out there too but me personally have not seen any robbies or anything like thatRoaches always a problem with apartments. I know a friend who stays in the Galleria are his apartments literally are 3 years old they NEW and his already has roaches. Even leaving dog food will cause roaches I believe. You just have to clean up but honestly. It’s super rare to find any apartments with no roach issues. I’ve havnt had any roach problem so far at least. I see a lot previous comments about it and it’s not bad at least for my specific apartmentNEGATIVESThese apartments are like 50 years so yeah there might be some wear and tear on em. I really wished they would fix the potholes outside cause lord. Pothole city basicallyAs far as parking sometimes you do have to park on the other side because that’s the only ones available but honestly give me a walk and free parking vs paying for it. I wish you could just park on unreserved for visitor’s (Like my old apartment) because keep going to the office for parking passes can be annoying BUT like I said gimme free parking and a lil hassle vs paying for itOVERALLThere’s other issues they can fix honestly like they can just make the outside more luxury I guess the word to put it but overall I’m content with it. In May 2017 I moved to this apartment. No one told me or gave me a parking permit. Within a month of moving here I got ready for work, when I go outside my car was gone. I went to the office and was informed that my car was towed because I didnt have a parking permit. I had to pay for storage and my car was all damage from the wrecker or the storage service force entry in my car. Minnesa did follow up but after 2 months I gave up from going to the office back and forth. On June 23 my car was again towed away from my reserved parking for the wrong permit that the office gave me. My laptop and $620.00 was stolen.I made a report. Thelma the manager is very reluctant to do anything about it. But Ill take it further. I worked very hard for my things. Never been late on my rent.This would never happend if they had issue me the correct sticker and then want for me to go away quietly. SHAME ON YOU ALL. IS THIS IS A MONEY MAKING BETMONEY YOU AND THE WRECKER SERVICE?

The apartments are dated and old . Rent is so high for the poor quality of living here . There are roaches and mold . Plus there is dog poop all over the place . Cant even walk on the damn side walk because you get dog poop on your shoe plus it smells so disgusting. MANAGEMENT DOES NOT CARE BECAUSE THEY HAVENT DONE ANYTHING ABOUT IT . Im not the only one has complained about this issue . I dont know how they have the audacity to show the property to future residents, a side from the trash cans that are overloaded with trash all the time . Plus the new management is rude and dont know what they are doing. JUST HORRIBLE.

The manage here is really bad. the manager is too bad too. i do not want to rent this apt any more

Update: apartment is holding on. Interesting the cheap plank popping up in areas we dont walk. Ceiling been slumping in on different areas of the apartment. Roaches were gone for 1 glorious month but their old it is to be expected when everything is a giant band aid still quite and the trash cans are always full seems like they need more fore the complex. Overpriced. Kayra never responded to the tenant inquiry . Sent a million call me its important but no response. I do notice they respond to reviews l with the fake let me help youI Overpriced. late and have a social life so no parking for me except outside the apartments down the block and no parking for my visitors except outside the gate. Im not paying $50 for a reserved spot. At least one spot my apt is deserved. Its quiet and rent is affordable.

They dont even deserve a single star. I dont even know where to start. I am homeless thanks to this facility and extremely poor management. We moved from new York to Houston Texas thinking I had a decent apartment waiting for me and my family. I have given this property management more then a month to prep and fix items before move in. We was told that the apartment was ready for move in. On move in date the apartment had dog feces in the front entrance and apartment was like roach heaven and dead roaches was everywhere there was a strong smell of mold the fridge had no handle and window had a big water leak and mold. I am lost for words and this is the worst experience anyone can go through this facility needs a major management overhaul including all Maintance personal overhaul. No type of accommodations was provided for this major inconvience. I am awaiting to hear from corporate as this is unacceptable the apartment online look nothing like they do online. Just straight up worst experienceUPDATE TO RESPONSE GIVEN. What a joke months later I hear back from you guys?? even your corporate office on Gaylord are super rude and dont know anything about costumer serviceIm so happy I dont live there and very happy with my PRIVATE home.

DO NOT RENT HERE!!!!!! THE CUSTOMER SERVICE IS APPAULING.My fiancé and I applied in January for a one bedroom apartment to live in after we got married. The person who helped us was fired after we had agreed that we would rent there. Providence then lost our paperwork and would not refund us the application fee much less compensate us for time lost looking for another place to live. It has taken over TWO MONTHS for them to agree that they owe us the application fee. We called them OVER 130 TIMES over the course of the last two months. We threatened to take them to court over $50 simply because we could not believe they would act so negligent! They have lied repeatedly even in the face of the blatant fact that they stole $50 from us. We have payment confirmation and email correspondence from them showing that we paid and that we agreed to rent one unit. We have even DRIVEN TO their office to pick up the refund they TOLD US WAS READY ONLY TO BE TOLD THEY DONT ACTUALLY HAVE OUR MONEY!I never leave reviews but this situation is truly incredible. Do yourself a favor and pick somewhere else to live.

Amazing staff and amazing living space

Room service? Are these positive reviews for real? I lived in these awful apartments, trust me, you can do better. Problems include noisy neighbors at all hours, no courtesy officer, too many large dogs that leave smelly messes everywhere, horrible parking situation, and incipient management that only knows how to add surprise fees.

I turn application fee $50 did not get accepted . Now for some reason I got debt collector tryna collect some money I owe for application fee. I did not even live here just apply that’s It . Why can they call me personally and tell me I owe them money . BS!!

STAY FAR AWAY FROM THIS APARTMENT COMPLEX!! I have been a tenant for over a year and the new management is absolutely TERRIBLE!! They do not care for your issues with roaches, mice and bugs! They will tell you they do pest control but they don’t!! My apartment is continuously filled with roaches and mice after many many complaints to management. They have high turnover so you’ll be speaking with someone new who also doesn’t care. One of the most unprofessional things I’ve have experienced is they will come by and knock on your door multiple times in a week to remind you of utility payments that are due but will not notify you about parking permit renewal only to have your car towed! They’re just in it for the money and can care less about their tenants! I HIGHLY suggest to stay away from Providence at Memorial because living conditions here on day to day base are extremely poor!

Very good quality and place to live.I really like the fountain and the large pool.I live at the far east and The Dairy Queen (DQ) is a bonus to walk and get dessert.

Lived here 2 years. Terrible. Look at all the reviews. They clearly paid a company to put good ones but they messed up and wrote about hotel stays instead. There is no parking after certain times of day. The dumpsters fill up 2 days after getting filled and arent emptied enough. I personally had no hot water for the last 3 months of my lease. We went into the office multiple times, called tons. Even resorted to calling the emergency repair number after hours. No one came out. No one called back. Nothing was fixed. The grounds are dirty. The pools are not kept clean. There are people wandering around at all times of night and day. We had our Vespa stolen from the parking lot but the complex couldnt provide us any help. Not even video from the cameras that are supposedly on. No notice went out that things were ever stolen. The management flipped multiple times and was never good. They raised rent every year and push the place to be some kind of great to live, near to galleria place. It was not worth it. The staff is unhelpful. One of the previous managers hadnt done her job correctly and a month ago with no warning, half the complex got notices that they hadnt payed enough rent and were going to get evicted. They sent out the notices and made sure that no one was able to talk with the manager that day. We tried to talk to the manager but she was never there because she was in court for evictions every day. Avoid this complex at all costs.

Angela the so called “manager” is the worst thing that happened to memorial. Whenever we request to speak to her she’s always refusing and we know she’s at the back doing nothing. Whenever there’s a problem going on she never wants to face it but she loves taking credit for everything. I feel bad for the girl at the front because Angela always puts her in a very uncomfortable position. The property is just a mess with her. She spends most of the working time in her relatives apartment. OWNER- of you’re reading this you’re gonna loose good tenants for the trash you hired to manage.

God forbid I like to visit my friends here at this complex without having to be towed more than once for parking in UNRESERVED SPACES in the same month because the unsigned residents like to camp in the only few visitor spots they have. Are you guys serious?!? Where else are friends and family supposed to park when you have the same vehicles camping in the yellow visitor spaces???

Ive been here almost 2 months and Im regretting moving here. This was a rush move for me the price was right and had what I needed, or so I thought. Not because of management or because of the neighborhood, but because of the conditions. The water turns everything orange and rusty, I have to clean my toilet almost daily just for it to look half way decent. In addition, when I first moved in the place wasnt cleaned properly. So, I had to deep clean before moving my items in. Prior to moving in I fogged the apartment because the people before me were clearly unkept and didnt care about cleanliness. The buildings are also older and look nothing like the photos online. But, I didnt hold that against them because its marketing I get it. Everything was good until the last 2 weeks. ROACHES......not only are their ROACHES but Ive found their eggs on my countertops and in the cabinets and Im extremely freaked out by this. Its disgusting and frustrating, I do not want to bring food into the apartment. I dont even want to eat here. The manager wants to do a Viper treatment which I welcome with open arms. But the fact of the matter is that Im really not comfortable being here at all. Id really like to move, I dont think I can handle 10 1/2 more months. I posted a picture of the roach eggs. The only reason I gave this place 2 stars is because they do try to fix things, maintenance is nice and the neighborhood isn horrific, and Leanna is awesome in the office with her bubbly personality. Customer services counts for something.

We have a mold problem in our bathroom and the roof caved in. They fixed the issue but LEFT the hole in our roof and they have yet to replace the ceiling that is still infested with mold. They talked about moving us to a new apartment but ultimately said no the least they could do is actually fix it. Also we had complained previously about the mold and all they did was paint over it.

This is a really cute property! Really helpful staff!

EDIT: 2 year update2 years later and completely new management staff and things are virtually the same as they were in the original review below.There has been a noticeable effort to improve the trash situation and its improved a decent amount. Good job on this one.The parking situation has been remedied by taking quite a few existing spaces and marking them as visitor parking so that any residents now risk being towed when parking in those spots. No additional spots have been added anywhere, so the parking situation has actually gotten even worse than how terribly bad it was 2 years ago (and regarding the reply I got from the staff on this original review, we did talk to them about the parking. Multiple times. Nothing was ever done)A/C has been hit or miss for two seasons now. Theyve been out multiple times for it and almost every single time they come by early in the morning when the unit has had a chance to cool down over night, look at the thermostat, and say theres nothing wrong with it. Its keeping up despite the fact weve told them multiple times that it cant keep up after about 9 AM and just continues to get hotter well into the night. One time they did put more coolant in it. That was a very pleasant 3 weeks or so until it stopped working again because apparently they didnt fix wherever it was leaking from. The tube going into the blower housing isnt even slightly cool to the touch so its quite obvious theres a problem but nothings being done about that despite multiple work orders.One window in the entire apartment opens properly. One more will open but only about 4 inches or so. None of the others can budge at all. Thats been like that since day one and has also been mentioned several times. No ones yet done anything about that.I like the location and I like that the complex is, all in all, relatively quiet. But seriously, dont move here. Its just problem after problem after problem and almost zero percent of those problems ever get resolved.ORIGINAL REVIEW:NO parking anywhere at night. Cars park blocking fire lanes and hydrants and even still not enough room for everyone.Twice in one month we’ve had service requests be closed as completed when no one even showed up and the issues weren’t addressed.Talked to the office about bugs in one of the bedrooms on move-in day. They did show up for that at least but wouldn’t spray the room in question. Just the kitchen and one of the two bathrooms. Not sure how that was supposed to help the bedroom.Trash gets picked up 2 or 3 times per week but there aren’t nearly enough bins for it all. The day after trash gets picked up, the dumpsters are full and trash is piled in a huge circle around the dumpsters. The sacks either don’t get closed all the way or rip open, spilling their contents all over the ground which the wind then blows everywhere so there’s trash all over the complex.The complex is relatively quiet for the most part, but that’s about the only positive I can give.

Been here 3 weeks and already looking for a new home. They wont fix anything. There is no parking and Carina and the rest of the staff is very rude and a bunch of liars. Please save yourself the trouble and rent elsewhere

*Update- DON’T MOVE TO THIS PROPERTY IF YOUR BLACK!!! PREJUDICE STAFF AND THEY CONSTANTLY LIE!!! The property no longer pays for security and parts of the property are dark and very sketchy at night. And if you stand up for yourself and demand that they actually fix things, they start to ignore your service requests. Not to mention, I have had several packages stolen due their negligence. I had to put my mail on hold due to them not repairing the issue for almost a week. They then lied about when I could pick up my replacement keys! I understand if you have nowhere else to go, then move here. BUT IF YOU HAVE OPTIONS STAY AWAY!!! There are many other affordable apartments in the area and have less issues/complaints, check those first!!!! The pipes here are so rusted that the water in my bathroom is a orange-ish color (picture of plastic shower head with rust stains). The problem here is that you personally have to pay up to $300 to have the water tested inside your unit, the City of Houston will only test city water lines. The positive reviews listed on here are from prior staff or fake accounts, this is truly a trash property and company!This property is horrible and I’m sure the company Karya Property Management is just as well. I have had issues with my apt since the day I moved in. When I requested to have my lease cancelled due to all the issues I’m having, the Property Manager (Angela) and Asst. Manager (Minesa) sent emails with blatant spelling errors and saying I can move out. Mind you, they didn’t even have approval from their Regional and refused to put in writing that I could move out penalty free. I have been told things have been repaired however I have had to put in several work orders about the same issue. Clearly this company doesn’t care for their staff or residents! Also the water is not throughly clean, due this property being built in the 70s, the water constantly has rust in it (picture attached of rust coated cup)I also forgot to mention a few months ago they claimed to fix my dryer due it not heating properly but when it’s supposedly leaked water all over my kitchen floor, they have to call to get it serviced?!? Sounds like deferred maintenance is definitely happening on this property. I highly recommend anyone who moves here, make sure you document and take pictures of everything. This company clearly doesn’t know what their doing and you never know if you may need to go to court. They truly deserve no stars!!!!

Leasing office does not want to help at all. They are HORRIBLE at answering phone. I had to find out how much my water bill was for me to pay the bill but they dont answer the phone at all. Lived here for a year but i dont recommend this place after the company changed to providence at memorial. Staffs are extremely rude. So glad that i am moving out.

Lived here for just under a year. Management filpped several times, leading to multiple policy changes with little to no notice. Parking is an absolute nightmare unless to have 50/60$ extra a month for a reserved spot. Even then, youll have to pick from whatever leftover spots arent already taken. And dont have company over to visit, there are maybe 10 visitor parking spots for the whole complex. Also, nothing ever gets fixed! Maybe after 2-5 work orders something in your apt will be halfway fixed, but forget it if a washing machine or pool is broken or closed. Dont let all the positive reviews fool you, half of them are probably fake.

This should be fun. Txt limit does this a disservice. Lets start 2 years ago when I moved in.-Before I even moved in they accidentally rented my apt to someone else.-The AC unit was pouring. It filled up an entire bucket in a day. They didnt even replace the actual water damaged panel, they just screwed it back on after fixing the leak.-Cabinet bases were warped-The second bedroom Window was BROKEN and never fixed.-The vents leaked-Parking is a nightmare.- Dont have guests, they will not get a spot, even in visitor parking.-Pay $25 for uncovered and $50 for covered.-Vehicle was stolen- people park in fire lanes, people park like morons- Narrow spots- pool closed 90% of the time-People throw patio furniture into pool- high water bill due to new fountain- gates break, people put rocks infront of sensor- NO HOT WATER FOR 4 MONTHS- maintenance unresponsive especially when calling emergency/night line.- sinks and tubs back up and leak- maintenance will come but not have keys to apt.- inconsiderate neighbors/residents- huge trash problem, only 4 dumpsters for complex.- roachesIn October or November the manager got fired for not doing her job right. So, to continue the idiocy of this complex they sent out notices on a Saturday at like 5p that 100+ residents owed money or they would be evicted. Personally, the company should have taken that on themselves and learned to check in on their employees instead of punishing and evicting residents. When we went in the manager said we were on month to month and had been for the last 12 months. They had lost our lease. They later found it and said we only owed $50. I tried to get an itemized list of charges but Everytime I tried to meet with her she was at court filing evictions, had the day off (weekday btw), or went home early. The manager was off on weekends so that too was a bust. And they decided to close the office early without notifying the residents. The manager then had the gall to try and blame it on the leasing agents. Like, your the manager it is your job to MANAGE THE OFFICE. She never returned calls, emails or even portal messages. I requested a copy of the lease and charges weekly and they never bothered to even email something to me. I finally gave up and paid it.The neighbors are horrible. Theyll sit outside on the shared stairs smoking and drinking and talking on the phone for HOURS. I dont want to leave my house with you out there. Theyre kids will run around outside screaming like someone was beating them and no one said anything about it. These brats would bang on my window playing with my cats while their parents sat outside on the phone. I would ask the mother to please dont let her kid do that, its really disturbing to us and our cat and it could break the window. She ignored it. So I put a table infront of the window. They crawled under the table. There are groups of people will hangout and drink in part of the parking lot and leave all those trash, including glass bottles, right there on the ground.

The few visitor spots around are taken up by unsigned residents and campers. I have to park outside the fence as the tow trucks here are on the prowl for violators and damaged my friends car. The visitor spots here are a joke.
