I have been living here for 6 month now. The location and the price is unbeatable. The complex is very well maintained, and the apartment itself is also very clean (the vent, the carpet, the window, and every corner). I am in love with our apartment. The maintenance staff are incredibly nice, professional, and efficient. Even for a minor problem (changing light bulb), they come right away. Very impressive!!The only thing I can complain is the neighbor upstairs (they party until midnight quite often...).Update: the management team handled it very professionally. My neighbor stopped partying at midnight after I reported it to the leasing office (should had reported it earlier)

I don’t why they charge extra money for package delivery while they don’t have to do anything with it. Plus, my packages are usually sent back because they can’t reach my apt. The apartment charge the delivery fee and it’s getting worse

My boyfriend and I enjoy living here! The communication is typically good through email and flyers, the property is clean and inviting. Minor little issues with the apartment itself but overall we love our apartment. Nice pool as well!

I have been living here for 10 month now and I am giving 2 stars to this complex. The neighborhood is really good and the complex itself is nice and manager and staff are nice people. So I am giving two stars for that. However, there are serious problems with apartments itself which are forcing me to move out:1. ROACHES and possibly rats: We are extremely clean and careful but still we have serious roach problem it started by the beginning of the last spring, we have asked for their most powerful pest control multiple times, we emptied all of our shelfs in bathrooms and kitchen SEVERAL TIMES and asked for extensive pest control but none of them worked well and we are still suffering. I myself have lived in Houston for five years and I know it is common to see roaches in apartments and houses but in this apartment it seems like a never-ending problem. It is devastating.Also, I saw rats inside complex twice wandering around and climbing to the upper level apartments’ patio. I gave the management heads up but now it seems to me their pest control is just a joke.2. We almost did not have AC during the whole summer. AC was on in summer 24/7 but it could not help, the temperature never gone below 80 at noon when outside temperature was like 100. I asked them four times to fix it but they were not able to fix it. I paid too much for electricity bills during summer and experienced so much inconvenience.3. Everything inside complex is old and almost broken. The oven can start fire all of a sudden if you don’t watch it for a while. The dishwasher does not work properly that’s why we stopped using it. Once a water pipe got broken in our apartment we tried so hard to contact the emergency maintenance nobody answered finally we found a way to make the water stop running. Also toilets sometimes stop flushing cause I think pipeline are really old in this complex. Overall, many things do not work inside apartments which drives you crazy, it could be your dryer, dishwasher or even doors and windows.4. Safety and Security: Although complex is gated, but it is very common here that we see gate is broken and is open. I have heard from neighbors whose car tire got stolen but never heard complex management sending notice about such incidents.

I have only admittedly been a resident for the better part of a week, but I love it! The staff is great, the amenities are great (especially the pool), and the other residents are friendly. Its very kid friendly, in my opinion, and centrally located in the city, so nowhere is really that far away, even though were all pretty much in quarantine for the time being.

I have lived here for somewhere between 5 and 6 years. I have been a good tenant. When my car was broken into and the apartment complex shrugged their shoulders, I let it slide. But after almost 6 years of paying rent (including never falling behind during a pandemic while I had no work or any financial aid), I missed a payment by 11 hours after learning my father was hospitalized due to Covid and was in a worsening condition. I asked the $131 late fee be waived, explaining my situation. The response (and this is a direct quote): “My corporate office has made it very clear that I am not to reverse any late fees, under no circumstances.”It is unconscionable. It is insulting. It is offensive.

Ive been here almost 7 years in June 2020. I love it. It is so centrally located and I love that everything is within a couple mile radius to my job, doctors, shopping and entertainment. I wouldnt want to live anywhere else.Thank you

Very happy with the staff here, particularly Ryan Smith and Erin. They are both very approachable, understanding, and easygoing. The price is good for the location. The reason for four stars (instead of five) is that I would like to see them hire more maintenance folks and beef up the security measures. I believe, though, that they are currently working on doing both of these things. Nice quiet community -- happy to be here.

My ac stopped working efficiently during the hot summer months. Maintenance, specifically Jorge, identified the problem and quickly resolved the issue. I’ve lived here for over two years and am VERY satisfied with the quick maintenance responses and the overall cleanness of the complex.Thank you again to Jorge and the excellent maintenance crew!!!!

My husband and I have lived here a year and a half. This is in a good location for us, and the best value that we could find in the area. The office staff are friendly and know us by name. The maintenance staff are timely, so when we have had issues, they are resolved in a reasonable amount of time. We also feel safe here.

The location and Yvonne Chavez are the best things Gables Cityscape have to offer. The location is what brought me to the property but it was Yvonne who made me want to live there. She was so understanding and you can truly see that she loves her job and that is why I gave it two stars.The property is a lot older for the price (in my case 2BR/2BA) The pool is nice(really the only amenity ) and the size of the gym on allows two people to comfortably work out. Parking is a nightmare unless you park in the garage located in the back of the property. The definition of move in ready is also up for debate with this property. I had a cracked window, bugs, and a shower floor so dirty it would require shower shoes. The Property Manager blamed Hurricane Harvey for the cracked window but Yvonne assured me that maintenance walked the property during and after the storm to check for damage. Maybe they missed that one window (its possible) Caution!!! If you decide to use the 30 day satisfaction know that you cant just transfer your balance to another Gables property! They will hold your remaining balance for thirty days and mail it to you. Which put me in a complete bind because I had renters remorse after seeing the condition of my move in ready apartment. The Property Manager felt I was overreacting and saw no real reason as to why I couldnt move in. For the price tags Houston has way more updated apartment options.

I have lived at Gables Cityscape for about one year and have recently renewed my lease. There are a few things I like and appreciate about living in this community.Gables is centrally located which means I can meet friends in Montrose, Midtown, Rice Village and Uptown pretty easily. It is only a short walk to Central Market and Costco as well.The staff at Gables is friendly and they seem to know everyone by name! I guess thats the benefit of living in a small community. They are flexible and always willing to help! Like the time they went out of their way to receive a very important package for me the day before I left for a trip to Taiwan, they made sure I got the package after office hours.The units are a little older but well kept. Grounds are neat and trimmed. The pool got a makeover recently and it looks great. Maintenance is quickly to respond to any request you may have.Overall I have had a positive experience here and recommend it for people who are looking for a smaller, quiet, centrally located spot.

Everyone in the office was so accommodating. I moved from out of state and ran into a few delays, so i wasnt able to arrive before the office closed. They were quick to help by letting me move in that night and take care of everything the following morning.

Location is perfect, close to whatever you need from grocery shopping to fun activities. The place itself is very quiet with nice updates and plenty of parking space. It very well worth the price. Office staff and maintenance staff are nice and helpful.

We had a great experience moving in. A few months after move in we noticed our bathroom and kitchen cabinets were covered in mold. We notified them immediately and we were told if we wanted it fixed we would have to pay. We refused to pay because there was a leak in the wall. Completely not our fault. Rather than going about it and replacing everything they spray painted over it. The wall is still filled with mold (I have videos). When the mold began growing back they said they forgot to paint over that part. If you’re living in apt 5108 There is mold inside your walls.There was also on ongoing roach issue. The exterminator would come and barely spray so it never got resolved. I used my own roach killer multiple times. A manager came in one time to make sure it wasn’t us causing the issue, saw that we were clean people and said there would be further investigation to see who was causing the issue. The sweetest lady moved out because of the roach problem. In short, the management is awful. There are other comminuted in the area that are way nicer for the same price.

I love staying here at Gables Cityscape. It a very quite, well kept and affordable property for the area. The office staff are friendly and promote a very unique living environment. For the most part I feel safe and definitely see myself living here until Im ready to buy a home.

We are definitely happy and relaxed living at this complex. Moved here in November 2014 and to date no regrets. Must complement the office staff on their courtesy and efficiency. We would definitely recommend Gables Cityscape as an option for residence in this area, close to almost everything, including the highway.

Overall, the apartments are nice and the staff is very friendly. My biggest complaint is some of the neighbors are a little intrusive. For example, there is this older guy that lurks around the leasing office and common areas waiting to talk to people. He will hold you hostage for a good 20 to 30 minutes and knows everything about the complex and residents. Ive seen him do it other people, so I know its not just me. If you value your privacy, this might not be the place for you.

My daughter and I currently live here and we love it. Its a nice community. I havent had any issues with my neighbors. The office and maintenance staff are wonderful. I could write about some imperfections of the complexr but realistically those opinions of mine can be said about every complex in America. The peace of mind I have being a single father raising a 7 year girl is priceless! Love it here!!

*update*When deciding whether to move here, I was wary of the reviews warning of theft. I loved the location so I moved here anyway. The staff is wonderful and the location is great. However, my car, along with at least 7 others, were broken into on the same night.We did not have any valuables in our car, so there was no appeal for them to break in. They did it anyway. They cost me hundreds of dollars for nothing. There were no security officers on the property at the time and there were no cameras.Management has said they will install cameras in a few months and fix the gate timing so it does not stay open for too long. If these changes actually are implemented, I will gladly change my review to five stars. This really is a great place to live except for the current lack of security measures.

The complex and apt is well maintained. The amenities could use some assistance. The pool is great but no hot tub. Weights are missing in one gym. The cafe is rarely stocked. Wifi needs some amplification to work in the pool area as advertised.

Ok place to live. The property isn’t well maintained, which is odd for such a large chain. There are lights out all over the complex. The community manager, Ana Rivera, has been informed numerous times about this issue, but has not done anything about it. It’s been going on for 6+ months. She has even been given a map of all of the lights that are out and has not done anything to improve the situation. This was not an issue under previous management.

Since I have to move in the next few months, Ive been desperately researching a number of apartment communities lately... hoping to find a place as good as this one. Ive read numerous reviews on other places and felt that this property deserved a review from me. My roommate and I have been here for a few years, and we have been very pleased with our experience. The location is amazing. The staff is helpful and friendly. Most residents are courteous and quiet. And our 2 bedroom unit is reasonably priced (for the area). Its a little outdated, but not bad. Weve been notified of a few incidents dealing with crime, but Ive never had any issues. In my eyes, the only downfall is visitor parking. On the weekends, spots tend to fill up quickly. My fiancee almost had to leave one night because there were no spots available, and we didnt want to risk the chance of being towed. He managed to find one spot in front of the leasing office just as he was leaving. Other than that, I have no complaints. And Id say that one is pretty minor anyway. This is by far the BEST Houston complex Ive lived at. Im pretty bummed to be leaving. No place is perfect, but my experience here has been pretty darn close to that. Im just hoping for a smooth move-out process with no surprising fees. Ill keep you updated.

I moved in last November after 22 years in a home I built in Kingwood, but now feel trapped in this unsafe complex, which also assesses unjustifiably punitive late fees (or threatens intent to vacate letters for even the rarest rent tardiness) and seems to take vehicular crime in stride, with no apparent attempt -- either aggressive or passive -- to curb repeated wheel thefts, etc. When I recently complained that my apartments air conditioning was not working, I was insulted by two staffers, who strongly suggested my A/C was fine but just overworked in its effort to cool my apartment because I chose to shut if off during the day rather than keep it on at an elevated setting all day. They fixed it the next day, conceding it was a maintenance oversight. To be insulted and hear hardly a breath of concern about the crime here is not what I expected or deserve, and I would move out immediately were it not economically unfeasible to do so. I would never recommend this place to anyone, but I think that matters nothing to the owners. And I have my doubts about any empathy from the ever-changing management staff, as well.

Please plan to stay in this place if you want to be robbed off your valuables. The thefts here are so well organized which is not at all possible without internal tip off. It can happen at any time. Doesnt matter it is evening or morning 10AM. After every theft management will just send an e-mail and thats it.And the kind of advise given in the e-mail - Please lock your door when you are going out of your house, seriously??? As if thieves will not enter the house if it is locked.Security is horrible in this place. A security guy will be roaming around for 6Hrs for 3 or 4 days a week as if thieves are in some kind of Coma and will not steal anything when the security guy is not in the property.

This place had 7 cars broken just less than 2 weeks ago and the exit gate has been broken and wide open for the past 3 days. For any thieves reading this, the gate is still wide open and the security guard is rarely here.Management does not care about the safety of their residents once again. Please stop the excuses and actually do something about this. If corporate is reading this, please change managers of this complex. Enough is enough.

The first couple of months were okay and the property seemed nice. I then bagan noticing roaches and the problem started getting worse. We told the property several times that our apartment needed to be sprayed for roaches but that did not solved the issue. After about 6 months of dealing with it and waking up to roaches crawling on me they told us that the people below us caused the infestation and had been kicked out. But that just meant more roaches in my apartment. Everytime I called in a maintenance request I would have to do it 2 or 3 times. They would say the problem was fixed when it wasnt. I had cameras in the apartment and even caught them lying about fixing issues. When our lease was at an end they said that to renew the price would increase by 300 dollars a month. Which was ridiculous with the amount of problems and infestation of roaches in the apartment. Its been 6 months since I moved and I still have not received my deposit back from this property. Needless to say, this apartment experience has been the worts!

THIS PLACE SUCKS. Ive lived here for 1.5 years, and it is ENTIRELY OVER PRICED!!!!!!! When we moved in, almost all of the cabinets and drawers were broken, the LAMINATE wood floors were peeling, the shower is either way too hot or way too cold (no in between), the ceiling fans rattled, and the worst is that the WALLS ARE PAPER THIN. Sure its in a good location, but when all you want to do in the morning is wake up and have coffee in silence, or come home to a quiet living room, you hear nothing but booming bass from your neighbors. When we went to check out the apartment, everything looked good at first glance, but you really have to live in it for a few days to get the full experience. As for the noise complaints, weve called in repeatedly for something to get done, and while management SAYS they will take care of it, they are somewhere else doing who knows what. Not only will I NEVER live here again, but I will deter anyone and anybody I can from living here so they arent constantly annoyed 24-7. Look at the Camden apartments, they are a higher value apartment (more bang for your buck).

YOU WILL BE ROBBED of all of your belongings if you move here. The management and security are most likely tipping off burglars on your whereabouts. So unless you plan on having your door kicked in, then dont move here. Also, when you do get burglarized, management will politely ask you not notify any of your neighbors as they do not want cause panic.

Freind of mine use to live this place, Gate broken often, washer +dry completly old or horrible, we have to dry at least wtice or 3 times to make our cloths dry, Anything else broken u told them it will take over 1 week always to come to fix but seems like nothing much they can do bcz things too old!!!!, they dont want to spend any money to fix things. The only great great thing just abt Location. If they care more abt people who living there im sure they will bring more people in and stay longer. if i remember correctly the lady manager not really freindly .Feel sad for the onwer who will continue losing customer . If i own this place i will spend some money to upgrad Washing +dry machine, fix the gate and do big clean or do something before this place become very low class to live.

I really felt the need to write this review. I have lived at this apt complex for 16 months now. In 16 months, i have had a bug problem twice dont know if they are fleas or what. The first time was one week after we moved in. We dont have pets and never have. We vaccumed and found q lot of pet hair and some bugs in vacuum machine. We asked if the previous owner had pets and they said NO. Obviously, the bugs werent our problem and they had done a bad job of cleaning the place before we moved in. We all got bit for several days until they finally brought in the pest control company to evaluate and clean the mess. The second time we got bugs was a month before we moved out and again we dont have pets. We got bit again and called apts on a friday and said they couldnt send anyone on until tuesday. We had to wait 3 days with bugs and they didnt even try to speed up the process. The guy at the office told me to try vacuuming again. I just think these apts are kind of dirty. Ived lived in more than 7 apt complexes and have never had a bug problem anywhere else. My next door neighbor told me he had a flea problem too so it wasnt just me. Ohh and lastly, we have had terrible allergies since we started living at gables cityscape. The complex is old, dirty, and poorly taken care of. My neighbor said he can see mold coming out of his air ducts and when he told the office they told him that usually they just PAINT OVER IT. So who knows what else they do and who knows how dirty these apts really are. We didnt get any money back for all the troubles we have been through. I only gave it one star because it is located in a good location and has great closet space. Other than that..good lucking moving in here!
